Negative experience: If I could give Affinity 0 stars, I would. They love to send violation notices and threaten with $100/day fines for someone else's property. I received 3 violation notices for 3 random houses in my community, none of which are even on my street. Then I come out to my car being booted for being parked in the street in front of my driveway while several other cars in the street havent been touched. Would be great to have at least a little competence in a company that I pay $400/month just to get a hard time from. Absolutely worthless.
Negative experience: Horrible management, Horrible system, you go one day and they tell one thing, then you go the next day and the tell something else, , they will never help you , they will never fix anything for you if you gonna buy any property here please DON'T it will be a headache forever

Negative experience: Definite room for improvement needed in the Meadowood Community and how it is being managed by Affinity. Recommendations: 1. Provide a location on the community website to view issues reported and what status they are in for resolution 2. Hire a Maintenance person to monitor and maintain the basic necessities of the community (pool fencing screws lose or missing, playground door broken, garbage left behind in common areas, oversight of landscaping vendor, address numbers missing from clubhouse/or hanging on its last leg) 3. Provide weekly a pulse news letter reporting on what’s going on in the community (what’s being worked on, what’s on hold, etc) 4. Elicit on going feedback from the community on a quarterly basis and demonstrate how the feedback received was utilized/put to action in future decision making 5. Ensure renters violating the community bi-laws are held accountable 6. Ensure quality control measures are put in place for vendors not delivering on quality (i.e. - Juniper Landscaping) 7. Hire Property Managers with attention to detail, patience to deal with complaints from home owners, passionate for driving and delivering change, and a keen ability to review vendor contracts/proposals and provide recommendations to protect the community in the event of quality delivery issues. Affinity was onboarded March of this year. To date, the improvements seen are: 1. Poop stations installed 2. Traffic control issues with entrance partially resolved 3. Visitor parking labels added The improvements observed to date were needed, but have not drastically changed the perception the community continues to maintain at this time. The perception of a community being neglected remains the constant theme. More has to be done and it starts with transparency and consistent and reliable communication channels. Providing a landing page on the community portal where a homeowner can see where an issue has been reported relating to maintenance/up keep is concerned and where in the process it stands (for example: received, pending board review, pending board approval, approved, approved - remediation in progress , approved - remediated) will relieve a lot of the perception issues observed, accompanied with sending out a weekly summary in a community newsletter of what’s been remediated, will go along way to show the community that steps are being taken and the community is being heard. It’s a simple solution with great return but yet, not implemented. Please be change the community so desperately needs. UPDATE: the new Property Manager Cinthia is just an amazing human and business professional. So relieved and thankful she is managing our Community. There is no one like her around!!! And a lot of my feedback above was addressed because of her.

Communication with the management team is efficient—emails and maintenance requests are typically addressed promptly, and home owners receive regular updates on ongoing projects.
Fantastic experience: 10 STARS!!! I work in real estate and depend on management companies like this daily, I have worked with probably every management company in Florida at this point and they provide excellent service every time, Maria in customer care went above and beyond so I have to mention her but across the board they have been great!!!

Negative experience: If anyone is interested in hiring this company don’t do lt this is the worst company that could put its finances in the hands, a group of liars! They work from home ,the account were never properly balanced a total mess the king in offering what they do not fulfill payment were not correctly credited to tenants and top of that they think they are phenomenal and in the meeting the services raise the price but nothing is correct,they want to have control of taking money out of their service account and every month it is more it’s never what you think,follow the contract all those 5 star reviews are all fake and so you have an idea when we cancel them the year we canceled was already over they took Mony from the bank after we had finished with them I recommend that you be very careful with this group i do not recommend they work from home and earn what they are not worth

Negative experience: This has been the worst experience we’ve ever had with a property management service. It is completely disconnected from the needs of the residents, with no sense of customer service, no effective communication, and no visible management structure. The assigned property manager does not follow the condominium’s established guidelines and frequently imposes actions without transparency or consensus. Overall, it reflects a lack of professionalism and care for the community.

Negative experience: Since Tuesday I have been trying to reach Ms. Montenegro regarding an issue that occured in the Townhomes of Country Village. I have left messages and sent emails with pictures and she does not respond to any of the messages. This Management company and manager are very unprofessional. On Tuesday I had my AC tech come to repair my AC, his vehicle was not obstructing the street and within 5 min they towed his car away, totally unnecessary! Within 15 min a neighbor had a delivery truck which not only ostructed the street but blocked my driveway as well. How Is it that this truck was not towed?? So does this community discriminate? I was getting a service just like the neighbor was and to me this was not right. I have been trying to have the property manager contact me to explain this situation because it is unfair.

Fantastic experience: Jessenia Fiallo At the vineyards is amazing! Since she’s been the property manager of the vineyards it’s always a pleasant experience going to the clubhouse. She is very professional,helpful and informative.
Negative experience: The worse management company I've come across. Trying to reach someone at their office is almost impossible and I just inquired about the balance of my assessments, as I'm trying to sell my unit. They gave me one balance of $35,000, which was fine. When another realtor reached out and asked why mine was $11,000 cheaper, I yet again, asked what the payoff was and they came back at $46,000 with no apologies or explanation as to the discrepancy in numbers. This cost me a buyer. The woman who is at the condo office, who works for Affinity never has any answers, doesn't return emails or messages and has a crappy attitude. They do a great presentation but once you're with them, it's all crap.

It’s rare to find someone who takes the time to answer all your questions and guide you with patience and clarity. For years, we struggled with ongoing roof leaks and gutter problems and felt like nothing was ever truly addressed—until now. When I shared my concerns with Sebastian Zapata, our new property manager, he immediately took action and resolved the issue almost instantly. Sebastian has been an absolute game-changer for our community. His dedication, professionalism, and care for the residents are unmatched. He doesn’t just listen—he gets things DONE, and fast! His customer service is truly A1, and it’s clear he takes real pride in improving our living environment. Negative experience: BEWARE OF AFFINITY MANAGEMENT SERVICES. Affinity Management Services is a bogus company with a fake corporate office, no customer service representatives or actual employees to handle irresponsible business practices. They took a hefty sum of money and neglected to fulfill their obligation to fill out required forms (a simple checklist for $300!) which they were paid for in advance. Affinity Management is sham company that rarely responds to a phone call, never returns call, places you on hold and then hangs up. There is no way to get any response from an actual authorized employee of Affinity, only a pseudo phone call pick-up person with no authority. They put you off with the same line each call, and then answer emails with the same pre-packaged answer. We are frantically helpless to recover the items paid for.
Fantastic experience: I called to Affinity Management Services to ask about an issue and my waiting time was no more than 2 minutes and Mariana helped me to fix my issue quickly and very professionally
Fantastic experience: I live in the Woodgate community and I just wanted to express my gratitude on having such a commendable on site manager, in the last 5+ years I believe Michael Moncada is the best fit for our community as he’s always responsive and always actively trying to help out the residents and solve any issues that may arise. In the short span of 2 months Michael has put more effort into our pools than the last management company who was here for more than 5+ years.
