Fantastic experience: Betty is the utmost professional, so helpful at the front desk with everything we needed.

Fantastic experience: I recently spent a month at Mid-Block Condos in mid-town Miami. The building is a combination of full time residents and Air B and B units. My interactions were mostly with the Concierge staff - employees of First Residential. The entire staff was amazing: kind; helpful; friendly; and caring. I would particularly like to highlight one employee - Betty. She checked me in at one in the morning after a very delayed flight. She handled my arrival with speed and precision and was so kind. She even offered to share her pizza because it was too late for me to forage for food. She made great recommendations for breakfast the next day. Every time I saw her after that she greeted me like a long lost friend. I felt that if I needed help I could really count on her. She made my visit special.

Fantastic experience: We came for a short vacation stay and absolutely loved our experience. BETTY and MICHAEL made our visit especially pleasant, always welcoming us with a smile and always ready to help. Their kindness and professionalism really stood out. They both deserve a raise!

Negative experience: Wish I could give zero stars for manager Nicole Rodriguez. She caused my family tremendous issues and has been beyond unhelpful. Very poor signage put up in building.

Fantastic experience: I really enjoyed my experience here at midblock. The building is nice and in a great res. Betty was the BEST. She was extremely helpful and extremely nice. Always welcoming when we enter and leave the building. She even gave us suggestions for things to do in the area. I’d definitely come back, especially because Betty was so nice.

Fantastic experience: Had a lovely time in this apartment. Berty helped us out settling in. Giving advice about the area, what to do and what don't. She is super friendly and made our stay even better! Great experience! Even when I was charged for an extra amount whilst the owner that I rented the apartment from, didn't even know about the rules, she explained it in a very calm way and called the manager for me.

Fantastic experience: I’ve been staying in this building for a few weeks now, and I can honestly say the staff has been one of the absolute highlights of my stay. From the moment we arrived, Betty at the front desk was incredibly welcoming, funny, and personable—she gave us all the check-in details clearly while keeping things light and friendly. Seeing her every day since has been such a joy—always greeting us with a big smile and positive energy. I also want to give a special shoutout to Oscar, who is completely in love with my dog and always has a treat ready for her. It’s so sweet and truly makes us feel right at home. The entire building is kept in tip-top condition. Every morning, I see the maintenance crew diligently cleaning the entrance and common areas. The amenities are great—the gym is clean and well-equipped, and while I haven’t used the pool yet, it looks beautiful. The location is also very convenient and easy to get around. Overall, the staff truly makes this place special. Everyone has been kind, attentive, and genuinely warm. I give this place five stars without hesitation and am so grateful to have found such a welcoming space for me and my pup while staying in Miami.

The condos and building designs are well planned out. From the views to the amenities and from the common areas to the units, they are first class. The management and staff are second to none. Fantastic experience: Betty was the best at the front desk. She checked us in and was very friendly and accommodating. Great area near Wynnewood and the design district. Tons of restaurants and bars. Midblock is right in the middle of it

Negative experience: FirstService Residential operates with open disregard for residents. A new annual budget and higher maintenance fee were announced at the very end of January, giving owners two days to change payments. The increase was also applied retroactively, after the month had already ended. Miss the email and the problem is yours. Everything is done at the last legally possible moment, with no effort to communicate early or responsibly. Technically compliant, but functionally hostile to the people who pay the bills.

Fantastic experience: Hi , my name is Suzanne …..My first time in district 225 . I have to tell you about my best experience. There are 2 gentlemen by the name John Zuniga and Alberto reaveira, they run the building like a clock . The building is super clean and up to date. This guys are amazing, they helped with any small issue we had . Coming back for sure

Fantastic experience: I had the pleasure of staying at MIDBLOCK with a few friends for my birthday weekend. The condo was beautiful inside and out as well as clean and modern. Betty and Mrs pitts were like family to us. Their smiles and warmth were infectious the moment we entered the condo. We are Canadians but we felt like we were home with family ! We need more people like them in the hospitality industry ! Next time I am in Miami I will not stay anywhere else but MIDBLOCK residential .

Fantastic experience: Area: Midblock Miami. Place is peaceful. Front desk is lovely, kind and respectful. Ms.Pit and Ms.Betty were very helpful in making sure my sisters and I had everything we needed to feel safe and happy. I highly recommend staying here

Negative experience: I would not recommend this company to properties who are small to medium size. In my experience FSR is heavily focused on prioritizing the goals of the company vs the community. Fees and passing on responsibilities to third party vendors drain community resources. Partisan communications with board directors and mixed communications to community members regarding Florida Statutes or Associations governance. Stone walling and silence when attempting to have accountability has become normal practice . Transparency with all of the board of directors has been selective and has led our association to make premature decisions that severely impact our community’s quality of life. Pandering vs educating has been indicative of the road blocks our community now faced. I agree with the prior review stating “speaking with FSR is like speaking to a wall”.

Fantastic experience: My husband and I have had the absolute pleasure of living at 400 Sunny Isles Blvd for nearly three years, and I can confidently say this: Cathia and Jeff set the standard for what exceptional property management looks like. From day one, they made our move-in experience feel seamless, organized, and genuinely cared for. Every detail was handled with professionalism and precision—coordinating receiving, scheduling elevators, guiding vendor access, working smoothly with movers, interior designers, and multiple service providers—and making sure everything was aligned so the process felt effortless on our end. That level of coordination is not easy, and they delivered it with calm confidence. What we appreciate most is that Cathia and Jeff do not just manage a building—they protect the resident experience. They are consistently present, responsive, and proactive, ensuring the property is beautifully maintained and that concerns are addressed quickly and thoroughly. On multiple occasions, we have needed support in one way or another, and they have always been available, solution-focused, and committed to moving things forward. I can only imagine the number of issues and moving parts they handle daily behind the scenes. Yet as residents, we rarely feel any disruption—because Cathia and Jeff operate with such efficiency that challenges are resolved swiftly, often before residents even feel the impact. That is the mark of true leadership. Beyond operations, their energy is the heartbeat of the building. The way they lead the team is powerful: the staff consistently shows up with great attitudes, professionalism, and pride—because it is clear they are supported, respected, and well-guided. That matters. You can feel it in every interaction, and it elevates the entire community experience. In a world where great management can be hard to find, Cathia and Jeff are truly rare. We are incredibly grateful for their dedication, consistency, and care. 400 Sunny Isles is a better place because of them, and we feel lucky to call this building home under their leadership. From start to finish, they made everything feel so easy and stress-free. They were always responsive, helpful, and patient, answering every question and guiding me through each step with genuine care. From the moment I arrived, everything felt clean, modern, and welcoming it immediately had that “I could actually live here” feeling. A huge highlight of my stay was Betty. She is an absolute star. Warm, attentive, and always ready to help, she made the entire experience feel personal. People like her elevate a stay from good to unforgettable. You can tell she genuinely cares about the guests and the building and it shows in every interaction. The amenities are brilliant: spotless hallways, fast elevators, a beautiful pool area, a well-equipped gym, secure access, and a lobby that always feels calm and refined. The entire building is kept in pristine condition; you can see the attention to detail everywhere. Another thing I loved is the type of people who stay here respectful, friendly, professional. It feels like a community of good-quality residents and guests, which makes such a difference to the overall comfort and vibe. And of course, you can’t beat the location. Midtown Miami is honestly one of the best areas to stay you’ve got cafés, restaurants, grocery stores, and shops all within a few minutes’ walk. Everything you need is right outside your door, from morning coffee runs to late-night food options. Wynwood and the Design District are just around the corner as well. Overall, Midblock Midtown truly felt like a home away from home. Clean, safe, stylish, and supported by amazing people like Betty. I’ll definitely be staying here again.

Miguel Sande particularly is always here to help and can advise and repair anything needed, especially electrical which has been a huge help. I am grateful and appreciate his help and kindness.

I am leaving this 5 stars review ONLY and EXCLUSIVELY as a THANK YOU to one of their employees TARA WALKER, who was the ONLY helpful and professional person I came across when dealing with First Residential customer service, and ClickPay customer service. Tara Walker was the only person that cared and was accountable towards the situation from start to finish. She handle everything promptly, and in a kind manner whilst getting things done, and helping me resolve all the issues that I had with some fees and with my monthly association account, which had being blocked as well. Tara is definitely a valuable member of this company.

He works tirelessly to make sure the gym, pool, residential area and he streets around Downtown Dadeland are clean and safe. We appreciate all he does to keep our spaces pristine. He’s goes above and beyond and reflects the friendly atmosphere the maintenance staff embody here.

Fantastic experience: I’ve been living at Terra for almost three years, and I can say that the entire staff has been very helpful, attentive, respectful, and responsive to any issues in the building. In the main office, Alerick Cabrera, the administrative assistant, is always sweet and helpful. If she’s not in, Australia Rodriguez, the property manager, is there to ensure everything runs smoothly. For the maintenance team, Julio Maldonado and Dioselin Hernandez have been here since day one. They’re always ready to help and direct you as needed. Regarding security, Sammy and Wendy are also very helpful and respectful.

Fantastic experience: I just moved out of Terra beachside and it makes me so sad because you have the BEST management team! There was a girl named Alerick Cabrera. She’s super knowledgeable and is always willing to explain things that I need help with. She has truly made the process of moving in and out of the building a breeze. The whole management team is great but Alerick really stood out to me.

Fantastic experience: As an owner of multiple units in the Horizon West Complex, I’ve had the opportunity to observe First Residential’s work closely. Although the association fees may be slightly higher than average, I can confidently say the level of service provided is exceptional. In particular, our on-site property manager, Angie Diaz, has done a tremendous job maintaining the buildings, communicating effectively with owners, and fostering positive relationships with both owners and tenants. As an owner, I’m aware of the challenges that come with managing a community, but it’s always a pleasure collaborating with Angie to find the right solutions for every situation. I truly wish every community I invest in had a manager with the same drive, professionalism, and positive attitude that Angie brings to Horizon West. Thank you, Angie, for everything you do — your dedication is greatly appreciated.

Fantastic experience: I have been living here for a few years now and I have zero complaints in general but, I most definitely give a special shoutout to Severino Rodriguez. He’s always pleasant, polite, works hard to keep things clean and organized. I look forward to our conversations every morning while he ensures everything looks spotless while I workout. He’s truly a blessing to the company.

Fantastic experience: I absolutely loved my time living here! The condo was beautiful, well-maintained, and in a great location. The leasing team and management (Australia rodriguez and Alrerick Cabrera) were always professional, friendly, and quick to help with anything I needed. The customer service truly exceeded my expectations — they made the whole experience smooth from move-in to move-out. Highly recommend this place to anyone looking for a comfortable and stress-free living experience!

Fantastic experience: We stayed at Midblock Condominium Miami, which was amazing!! The front desk staff made us feel welcomed, especially Betty Colón. She is very sweet, professional, and fun to chat with! She went out of her way to make sure everything was perfect for our stay. She gave us great suggestions on things to do in the area and always greeted us each day very nicely! We will definitely stay here again for our future visits!

Fantastic experience: My girls and I had the privilege to stay at Midblock Condominium a few weeks ago. The look & service were great as expected but specifically when we got the chance to meet Betty Colón! I believe she was the front desk coordinator for the weekend & truly, honestly she deserves all the recognition. She made us feel very at home, recommend us great places to visit around Miami, treated us with great service and respect all while doing her job exceptionally by taking care of others around. There are not enough words to describe the extraordinary atmosphere she brought to our first time visiting Miami & staying Midblock. 10/10 would recommend this Condominium, as it does strive to make their guest feel welcomed!
