Negative experience: I have been an owner at Sterling Condominium for 16 years, and until now, I have never experienced such unprofessional behavior from management. Elena Ivonoka called me while I was at a dentist appointment with my daughter regarding a water leak. Instead of communicating calmly and professionally, she was speaking in a raised and aggressive tone. I had to ask her to stop screaming and to speak respectfully. As a long-term owner, I expect management to handle situations with professionalism and courtesy. Unfortunately, this interaction was disrespectful and disappointing. I hope the association addresses this issue and ensures more professional communication in the future.

Negative experience: This property management company is a joke. They act as if the own your home. In silver palms you think you are buying a nice home in a nice neighborhood and you can live peacefully in your home but this management company decides to tell you what you can and can’t do with your home. They pretty much that you are not allowed to have guests in your home over night. They make it where you have no say. There is not enough adequate guest parking in the area. There are like 10 spots that are supposedly available for the but are no where near the houses only townhouses and the people in the townhouses fill up all the spots. You can’t park in the public grass and even though they said you need to park on your own grass you get a violation for that. So in reality to cannot have anyone visit you as there is no where for them to park without this company having the delta force security harass you and putting violation stickers on everyone’s cars. This management company doesn’t even live in this neighborhood but has decided to make it miserable to live in this community. When you send emails to dispute or try to resolve the issues like everything it is meaningless empty words saying too bad figure it out or be fined. Let’s see what meaningless response this review gets because the copy paste “thank you for bringing this to our attention. sorry you feel this way. Please give us a call to discuss.” Will turn out to be no resolution to the problem but just an empty reply to make it look like this company is trying to resolve the issue which again is again useless.

Fantastic experience: Our building is under KWPMC management since we decided to work with a management company and the results are wonderful. In addition, we count with great personnel who is on top of our building; for example, Katrina Leitner who is our District Manager and Carolina Serrano who is Regional Vice President for Miami-Dade luxury properties.

Negative experience: BEWARE This is the worst management group I’ve ever had to deal with. They are rude, they roll their eyes at you, they cut you off when you’re speaking to shut you down. They make it seem like you are working for them. The worst of them all is Anet Gaset. She does not care about your concerns, and she ALWAYS rolls her eyes at me.

Negative experience: They start working at your building, start 20 projects at once, and don’t finish a single one. Flooring has been removed for a whole year, pool is shut down for months. They’re a headache all the way around. Look elsewhere for management unless you enjoy when your home is turned to crap.

Negative experience: BEWARE KW PROPERTY MANAGEMENT. For New Years they had the security company kick everyone ~40 people off the roof top for 2026. DO NOT LIVE where they manage. Meanwhile every other condo with a rooftop had people enjoying. I live at Brickell Heights and KW property management unfortunately makes living here very challenging. I cannot recommend living anywhere they are the property manager. KW creates an environment where they fine people for everything and just expect tenants not to show up to contest so they get the revenue. The condo members of the discipline committee are very reasonable and if you show up you’ll be fine. However it is a huge time commitment when all of us want to just work and live our lives peacefully. In addition, there has been broken gym equipment for over half a year with no resolution or updates to the community. The management company rarely responds to emails in a timely manner if ever or answers their phones. They hold board meetings during the work day while we are all busy with our day jobs so they get minimal involvement from us the residents. Until there is a change in the property management company and its leadership I cannot recommend living anywhere they manage.

Negative experience: I’ve lived in luxury buildings for over a decade, including in South Florida, and I’ve never experienced this level of ongoing dysfunction. For over a year, the building has been in a near-constant state of disrepair. The elevators have never all been working at the same time during my residency. Hallways have stained carpets, dim lighting, and construction tools and materials left out in common areas. Entire sections near the lobby have been under construction for what feels like forever, with blocked or taped-off walkways becoming the norm rather than the exception. There have also been real safety issues in common areas that were reported multiple times and left unresolved. These included hazards that should never exist in a building that claims to be high-end. At least one of these situations resulted in a guest being injured, which was incredibly upsetting and avoidable. What makes this worse is the misplaced focus of management and the HOA. While major repair, maintenance, and safety issues linger for months, residents are aggressively confronted over minor, non-obstructive issues. Rules are applied inconsistently, and explanations change depending on who you speak to. Security, which is heavily marketed as a selling point, has been a major part of the problem. In my experience, interactions with security have been hostile, confrontational, and deeply uncomfortable, rather than helpful or reassuring. It reached a point where my elderly parents and I actively avoid the main entrance and use the back of the building just to avoid dealing with security. That alone should be a red flag to anyone considering living here. To be fair, Cynthia was always great professional, responsive, and genuinely helpful. Unfortunately, that level of professionalism has not been consistent across the building’s operations. Given the persistent maintenance failures, unresolved safety issues, and overall management approach, it’s not surprising that the HOA and property management are reportedly involved in significant ongoing litigation, which is a matter of public record. As a resident, the situation feels unstable and poorly managed.This building has the potential to be great, but until repairs, safety, and resident treatment are taken seriously, it’s difficult to recommend.

Negative experience: BE AWARE Kw property scams their tenants !!! ANA employee of kw property customer service and her supervisor LUIS tried to scam me on my HOA FEES. The general manager Eduardo of the vizcayne is as clueless and useless as a sloth. Gets nothing done. The management office doesn’t even answer their emails. They have pending repairs for literally half a year to repair a simple plumbing job. Just take a moment and read all these reviews. Kw property is by far the biggest trash HOA company in Florida and I’ve dealt with many. It’s time to expose their unlawful behavior !!!

Negative experience: I have lived in many buildings in Miami and I rarely leave reviews, but this one needs to be public. I have nothing good to say about the property management company, and unfortunately the worst incident happened this week under the supervision of the general manager, Eduardo Garay and his team at the Viscayne building. Two days ago, security and management entered my private unit without my authorization, without notice, and without any emergency that could justify it. They moved my personal belongings around, violating my privacy and my rights as a resident. This is a complete breach of trust and of basic legal standards regarding access to a leased property. I emailed management to formally complain before taking legal action. It has now been two full days and they have ignored my message completely. No accountability, no apology, no clarification. This is not how a residential building should be managed. Anyone considering living here deserves to know how little respect they show for residents and their private space.

Negative experience: I’ve been trying to get a barcode issue resolved for two weeks after my vehicle was totaled. Despite multiple attempts, I have not been able to reach anyone from the HOA or management. I’ve gone to the office four times during regular business hours, and no one has been there. Because this issue remains unresolved, I cannot get through the gate after 7 p.m., which means I am unable to access my own home. When I finally did get a response, I was told that the company would no longer be managing the property as of next month — which makes it feel like they’re simply pushing residents off instead of resolving current issues.

They’ve been holding my $5,500 security deposit for over 5 months now, ignoring calls and emails. They never answer the phone, emails, and force you to chase them endlessly. Total crooks—possibly on the verge of bankruptcy.

Negative experience: I waited over a month for a check to be sent by KW for car damage. The process had been approved several weeks prior, but KW never actually sent the check, until the Board of the condo building requested it to be overnighted. I received no explanation, no apologies whatsoever from KW. In fact, their office does not accept phone calls apparently - which is rather amazing for a service company.

Negative experience: The worst worst management company existing. They manage my building 5005 Collins Ave Miami Beach, Fl. 312 units. They do not what they’re doing. They never ever answer the phone. The girl in the office hangs up you intentionally for no reason. The manager has no clue what’s going on. . I had my monthly assessment taken autopay. I find out the months been going into a different account ( not mine). I finally speak to the property to the manager , he tells me he will get the KW Management account icing team to transfer the money from the wrong account to the correct account number, this has been 2weeks and nothing has been resolved. So they take out 11k from my bank account. My advice DON’T DON’t EVER EVER use them,… poor customer service, they don’t how to manage a building, and even the CEO who I called numerous times doesn’t take phone calls ( insane not taking phone calls).

Negative experience: What an absolute disgrace KW Property Management. We use this property management company at the Cricket Club and boy let me tell you, you would think we work for them. The manager that we have, honestly is horrible. You dread going to the office to have to deal with them as you think they are doing you a favor. A few months back we had a disagreement and she actually told me I was racist, because, I said that employees that worked at the building should speak English or at least have some speaking ability. This is how you treat your tenants, they seem to forget that we pay their salaries, but I guess today you can treat people rudely and it's ok.

Negative experience: So they let 3 months go by before the let me know my membership fees have not been paid. Send me a bill for $75 late fee and an additional $35 fee for " Admin-Notice of Late Assignment Fee". I suppose they will want a tip too when I process my payment. Straight Miami TRASH. If anyone wants to join me on a class action suit let me know.

Fantastic experience: Lisett has been a great asset to us at the Sterling, going well beyond her job description which she always carried out with great professionalism. When we were dealing with the non-stop rains last year she was down in the lower level parking past midnight helping guide the damage control efforts. Fantastic experience: Lisett is an excellent manager who truly cares about her work. She understands that this is not just a building, but it is our home. She is very well-experienced with contractors in many technical fields such as plumbing, electrical, cement restoration and construction, pool repairs, Security, attorneys, insurance, and more. Her contacts at City Hall are impressive and she has helped with permits on several occassions. She puts in nights, weekends, holidays, and even replies to emails and phone calls during her vacation. She is professional, and understands our obligation to the docs and to the statutes, which is EXACTLY what any Board needs a manager to do. Lisett inspires teamwork among her staff members, like a family. She organizes our Board meetings, coordinating AV needs, and helps us to be our best. The community also benefits from her monthly reports, which include photos of the team working, vendor projects, and other things that document our progress. Fantastic experience: My name is Rha Bell and I have owned in The Sterling since 2009. I have seen many changes in the building over the last 15 years. I am writing to provide feedback on the current building manager, Lisett Fernandez-Montero. In my opinion her performance since coming on board in April of this year has been nothing short of excellent. She quickly came up to speed with the multiple issues she inherited in the building including the massive restoration project which we are going through. Lisett has worked tirelessly to oversee the project and to address concerns of the tenants. She makes herself available to tenants at all times (even on weekends) and responds to issues immediately and and efficiently. Lisett has shown a passion for the job which is very rare to see; and in my opinion, is the best manager that the building has had in the fifteen years that I have had my residence there. Negative experience: Our building switched to this management company in January, and it has been a disaster ever since. They make plenty of promises before signing the contract but none are kept. The building is consistently dirty, despite repeated complaints from residents. They’ve already gone through three different managers in less than a year. Each one worse than the last! The front desk staff is unprofessional. The list of issues could go on, but suffice it to say: this company is unresponsive, unreliable, and unprofessional. Do yourself a favor and look elsewhere for property management services.

They are always helpful, courteous and go the extra mile. I want to feel at home and that is exactly how I feel when arriving while the night staff is working. Positive experience: Kwpmc has been managing 500 Brickell for a couple of years now and with the condo market being hard, I believe they have been doing a great job informing owners and finding the best deals for us to make sure our HOA does not dramatically increase more. The staff is also great. Cory at the front desk of 500 Brickell west always does a great job greeting residences and visitors. Fantastic experience: Best management team I’ve experienced and I’ve lived in a couple of buildings in NYC, LA, and Miami. Very friendly team that’s responsive and cares about their tenants. Issues in the building are handled promptly (same day repairs usually which is huge in Miami where buildings sometimes have issues like multiple elevators down for weeks). Fantastic experience: Excellent company. Their onsite team is always ready to help. They are outstanding professionals. I have been on the board of my building in Brickell for years , The Vue, and they are outperforming prior management companies. I strongly recommend them.

Positive experience: (District Manager) Tom A. (General Manager) Jon H. and (Administrative Assistant) Amanda W. are great asset to the KWPM. All three go above and beyond and are always willing to go the extra mile. The have made my time as Board President a whole lot easier. I have known and worked closely with Jon and Amanda the entire time KW has been our property management company. Would have listed 5 stars but KW Accounting Services recently have been somewhat sub-par. In previous years the Accounting Services were awesome but last 6-9 months not so good.

Negative experience: They Manage the Oceania Club and the POA for the past five + years. We have had four Managers at the Club and they themselves need a management company to train themselves on what they are managing. They are disgraceful! The one star rating was merely to be able to post the review. They don’t deserve any start.

Fantastic experience: Karen was very helpful and very patient with me as she was trying to update my key fob so I I would have access to the necessary doors to enjoy Plaza south condominium after numerous trials and tribulations. Everything worked out very fine and even the president chimed in and suggested a course of action which worked very well the following day I even received a phone call the next day, if the key fob was working to my satisfaction and it certainly was !! it certainly was and is another beautiful day at Plaza south 4280 N. Ocean Blvd., Apt. 28B again I felt like Karen had a patience of Job to see me through this difficult frustration!! Marcel elanjian

Negative experience: Our building hired them last December! Not only they are expensive, but they replaced our wonderful night front desk guards with the most unprofessional people. They didn't improve anything in our building. A waste of money for all!!

Negative experience: I strongly advise against hiring KW Property Management in Florida due to their unqualified staff and poor communication and planning. Our experience was marred by their team's lack of expertise, leading to operational errors and mismanaged building maintenance. Communication was also terribly lacking; updates were seldom and unclear, causing significant disruption and dissatisfaction among residents. Overall, their service was highly disappointing and detrimental to our building's management and resident morale.
