Negative experience: Doy seguimiento con respecto a los daños no resueltos causados por la intrusión de agua reportada anteriormente en mi unidad 207. Aunque el goteo activo pareció detenerse alrededor del 9 de mayo de 2026, los daños resultantes, el deterioro relacionado con la humedad, las posibles preocupaciones por moho y la situación no resuelta del aire acondicionado siguen sin ser atendidos. Como comuniqué anteriormente, antes de salir de Miami el 11 de mayo, informé a la administración sobre mi ausencia temporal y proporcioné la información de contacto y la disponibilidad de mi hijo, quien es dueño al igual que yo, para que se pudieran coordinar inspecciones, evaluaciones o reparaciones si fuera necesario. A pesar de esto, nadie de la Asociación ni de la administración se ha puesto en contacto con él ni ha inspeccionado la unidad durante este tiempo. Ya estoy de regreso, ha pasado más de un mes y medio desde que comenzó la situación, y todavía no ha habido ningún seguimiento significativo con respecto a la remediación, la inspección de las áreas afectadas o la restauración de los daños causados por la filtración. Negative experience: I have been calling all morning since they were supposed to be working on paving the road today and no one picks up. Goes to voicemail. There should be better service and communication especially when you offer to be available should the residents have any questions.

Negative experience: If I could give Atlas Property Management zero stars, I would. My experience with this company has been incredibly frustrating and disappointing. Unfortunately, it reflects a serious problem with poor communication, lack of professionalism, and a complete lack of accountability. One of the biggest issues is how unresponsive this management company is. Emails often go unanswered, phone calls are rarely returned, and simple requests from residents and owners take weeks to be acknowledged — if they are acknowledged at all. For a company responsible for managing a condominium association, this level of unresponsive management is unacceptable. The situation becomes even worse when dealing with Frank, the manager. In my experience, he shows very little professionalism or respect toward residents and property owners. Communication with him is extremely difficult, follow-ups are constantly required, and clear answers are almost impossible to get. Instead of transparency and support, what you get is avoidance and delays. For a property management company handling association matters and community concerns, transparency and reliability are essential, especially when residents are paying HOA or condominium fees. Unfortunately, the overall experience with Atlas Property Management reflects a serious lack of transparency and poor communication with the community they are supposed to serve. A management company should bring organization, professionalism, and solutions to a community. Instead, what many residents experience with Atlas Property Management is unnecessary stress, delays, and frustration. This is honestly one of the most unprofessional and careless HOA management companies I have encountered. If you are a board member or condominium association looking for a management company, I strongly recommend doing thorough research and considering other options before choosing Atlas Property Management. Residents and communities deserve responsive, transparent, and professional management — unfortunately, that is not what you will find here
Negative experience: "These guys are part of the reason why Homeowners Associations and condominium associations are absolutely demonized all over this country. No response to any claims or concerns. My transponder to enter my own neighborhood was turned off without any notification. I am being kept from my own home despite my efforts to resolve any issue from my side." That was my review from around one year ago from this updated review, where I've downgraded all the way to 1 star. And like much of the reviews around here, I'd give 0 stars. Every month since the start of 2026, my transponder keeps going out, and when I request help with this issue, it takes two weeks for them to solve the issue. Whenever I call for help, no one EVER picks up. Whenever I send a message, I receive no follow up. The worst part? Atlas "manages" properties while having NO staff within the communities. Residents have to go out of their way to go to a warehouse area -- my usual method -- to get any answers about their issues, if any are ever provided. Add on top of the fact that, even though they are "property managers," they have NO hours on the WEEKENDS, when residents spend the most amount of time in said properties. I've also notified them about a built-in smoke alarm issue, where the alarm is connected to the building itself and CAN'T be handled by a freelancer. It's been beeping since December, and I haven't received ANY assistance. "We'll send someone." No one has ever came.
Negative experience: Selective enforcement of bi-laws. This company is the rock bottom of management companies. This property added cement slabs in green area, and it’s no problem? People are regularly sent parking notices of where not to park. This property had no permit, as HOA was still waiting for license while this was installed.
Negative experience: they handle my condo association property management service - had a re-finance and made me go several times to office - not customer oriented - the women at the office very rude interested more in going to lunch than help a customer. Called the owner and left several messages never returned calls or messages. Worst experience ever. Avoid at all cost.
Negative experience: If I could leave zero stars, I would. The person who works at the entrance is extremely unpleasant. The website says you can pay with a money order when you download the instructions, but when you arrive at the location, they tell you that everything is online and you have to pay online. They just waste your time and are completely disorganized.
Negative experience: This shady company would not last long based on their bad reputation, all the poor reviews they have across the board speaks volume. They have been blasted on ABC news & other news outlets including the Spanish ones just a few months back. Actually this company shouldn’t be even called a company based on their non existent customer relations. No respect for this individuals who don’t respect others. They are in decline.

Negative experience: If i could give 0 stars i would. I know the guards are just doing their job and i know the customer service reps are doing what they can. But the policies that the board has created are beyond hilarious. Youre telling me I can’t enter my own house with a loaner car from the dealer for 10 minutes to load some furniture? I need to request a form, email it and wait for at least a day for it to get approved just for this bullshit? Avoid any properties managed by this company. And thank you to the kind customer service rep who tried his best.
Negative experience: Wish I could put 0 stars. Much like the other complaints here, management never calls back, never follows through on follow ups & the people at the office might as well be replaced with a parrot since they give the same "Mr. Alvarez is not here. Would you like to leave a message or send him an email?". I've had a leak in my apartment that I made them aware of 3 months ago & it's STILL not resolved. I put in 3 different requests for this, called the office every other day, sent Joaquin about 10 emails & there has been ZERO progress on the leak. My walls are rotten at this point & my water heater (which is in the same area of the leak) stopped working last week. I understand why their rating here & BBB is so low if this is how they treat their issues.

Fantastic experience: I live in a community managed by Atlas Property Management Services, Inc. here in Doral, Florida, and I can honestly say they’ve been amazing to work with. The team is always professional, responsive, and genuinely cares about keeping the property in great shape. Susana is the best! She goes above and beyond to help residents, answer questions quickly, and make sure every issue is handled efficiently. It’s refreshing to have a property management company that’s so organized and proactive.
Negative experience: 1 Estrella porque no se puede dejar review sin calificar porque merecen menos de 1 estrella, vivo en St Marteen y esta ha sido la PEOR gestion que ha tenido la residencia, tengo 10 años aqui y uda carecen de empatia y buen atención, que lastima que esto no sirve de mucho, pero alguien que este por obtener sus servicios lea esto y NO LO HAGA, NO SIRVEN, NO AYUDAN, NO APORTAN EN NADA... pedi que dejaran un carro que me prestaron porque el mio va al taller 3 dias y me dicen que debo desactivar mi sticker ($50) y activar el nuevo ($50) y despues volver activar el mio a los 3 dias.... TERRIBLE, cero recomendados.

Negative experience: Increíble la mala educación del personal de Atlas Management, fui a la oficina solicitando una información la cual me fue negada y la persona que me atendió cuando le dije que no tenía porque tratarme de la manera en que lo hizo, su reacción fue burlarse de mi comentario y responder que ella no pone leyes que su trabajo es ser customer service, pero nada más distorsionado de la realidad porque sencillamente esa señora no tiene un mínimo de empatía ni mucho menos sabe lo que es trabajar con servicio al cliente. Realmente para ellos es más fácil buscar un problema que encontrar una solución.
Negative experience: I've been calling everyday for 2 months trying to buy a key for the pool area. They keep taking my number down and saying someone will call me and they never do. There is one lady with an accent that is rude every time she answers the phone
Negative experience: The worst HOA i’ve ever encountered. Maintence is non existent good luck needing anything done in your place. The pools are ALWAYS DIRTY AND ALL HAVE BROKEN POOL CHAIRS no matter the amount of times we have asked for new ones. They will ignore your emails, calls, and lie about following up. It is an embarrassment of an HOA.
Negative experience: I gave one star because I could not give less. I called the office today because the garbage has not been pickup and you cannot throw out the trash, and the elevator has been broken for more than 15 days. The elevator keep breaking but never get a good repair, it get broken again. This is an inconvenience for all the tenants and it is really dangerous for old people that can not be using the stairs. The lady that answered the phone was very unprofessional and rude to the point I had to tell he if she was the one that had a complain or it was me. At the end she did not give me any answer. She asked for my phone number to call but never receive a call back. Totally unacceptable.

Negative experience: Owners beware! Don’t buy properties managed by Atlas. I’ve been trying to be optimistic for the 6 years we’ve lived in our home but it has been like pulling teeth to talk to anyone over there. They will literally hang up on you, tell you they’ll help, tell you to email, etc..it’s embarrassing at this point. What’s so hard about returning a phone call or following up with a question from an owner?! I didn’t want to leave this review..but I’ve had enough. Need a better staff that will be willing to help? Let me know! I’ll help!! This is ridiculous.

Negative experience: Soy residente de St. Maarten, y desde que esta nueva administración tomo el control ha sido un infierno, primero pierden toda la documentación de mi vehículo me colocaron 3 avisos de violación cuando ellos ni siquiera le explicaron a su seguridad cuales eran los pasos a seguir para solventar el problema cosa que se pudo haber resuelto con una llamada telefónica explicando lo que paso y el paso a seguir, no tenemos que llegar a las amenazas de remolcar el vehículo y múltame cuando ellos perdieron toda mi información documentos que tenía en copia. En el mes de febrero me estaciono de retroceso en mi puesto asignado para bajar todas mis cosas proceso que duro 30 minutos cual es mi sorpresa la de seguridad poniéndome una multa porque ahora se debe pedir permiso para poder estacionar así, yo entiendo que no puedo pernotar así, pero ni media hora para bajar las cosas una falta de consideración porque está bien que te esponjas a bajar todo del lado de la calle, absurdo. y el remate cambio de vehículo que tiene la misma placa del anterior y no puedo estacionar en mi puesto tuve que pagar por un nuevo acceso cuando aún tenía el anterior y además llego a mi casa y no está activo porque debo esperar 3 horas para que aparezca en sistema, pero, pero muy diligentemente mi anterior vehículo no esta fue eliminada pero el nuevo ni señal de humo, te atiende mal, solo son diligente para cobrar y poner multas, averigüen antes de hacer cualquier trámite que sea con esta empresa y evite malos tratos.

He makes fun of the owners on meetings and is always sarcastic and unapologetic about anything. TERRIBLE!!! What a disgrace of an individual!

Negative experience: My experience is that Atlas does not take care of the interests of the owners, they only take care of their interests and do not take measures with the employees whom we, the owners, are the ones who pay them, this company is horrible, They hold meetings via Zoom without the need to either turn off their microphones or say what they want to say, and they say "that's it for today." Does anyone think it's fair for us, the owners, who are the ones who pay them?
Negative experience: Atlas property management company is absolutely terrible. Staff is rude and communication is nonexistent, and they are quick to charge unreasonable fees for any minor issue. I highly advise anyone looking for a property management company to steer clear of them.

Negative experience: La peor compañía con la que he tenido que lidiar. Estuve en el proceso de compra de una propiedad de las que ellos manejan y fue literalmente un infierno. Primero cuando hice la aplicación compre unos money orders como decía la pagina y cuando fui a su oficina me atendió una señora en bastante mala forma y me comunico que eso no era asi que los pagos eran online, cuando le dije que eso no era lo que decía su pagina me dijo con mucha actitud que estaba desactualizada desde el Covid (hace 3 años). Mi pesadilla no termino ahí después de hacer toda la aplicación por 2 vez me hicieron esperar 29 dias de los 30 que debía esperar para comunicarme que ellos se acogían al derecho de la compra. Perdí un mes completo esperando por algo que de seguro ellos ya tenían decidido desde el principio. Mal servicio, mala actitud y 0 ganas de ayudar.

Negative experience: I am writing to formally express my concerns regarding the management services provided by Atlas Property Management. Unfortunately, my experiences have been quite troubling. The lack of communication from the office has been particularly frustrating; phone calls often go unanswered, and emails seem to receive no response. Additionally, I have observed that resident vehicles are being towed without proper notification, and there seems to be little regard for resident concerns. I have also attempted to reach out to a board member regarding these issues, but the response I received was not only unhelpful but also discourteous. Given the numerous negative reviews and the property's status with the Better Business Bureau, I am left questioning how such a company continues to operate without addressing these concerns. I believe these issues warrant further investigation, and I may consider escalating this matter to local media or municipal authorities if no improvements are made. I appreciate someones attention to this matter and hope to see that something gets done. Good Luck finding the supposed to be manager by the name of Frank, he definitely needs to be investigated.
Negative experience: Frank the”manager” is the most disrespectful person I have never met, a manager to hang up in my face, we pay your salary you tend to me. Won’t solve parking situation, leaves it up to an inhumane system and block you if you “abuse” your 7 guest passes, then block you off from ever receiving one, then proceed to act like children. DONT MOVE TO A PLACE CONTROLLED BY ATLAS PROPERTY MANAGEMENT

Actualmente ha contratado a una nueva empresa de seguridad donde el personal de Guardia nocturno se ha presentado de una manera irresponsablemente rude verbalmente en contra de mi persona y una persecution personal. Incluso haciendo daños fisicos al carro de nuestra propiedad.

Negative experience: Can I give a ZERO? No response and lack of concern about my multiple requests (since 2022) to fix the roof. According to them, they paid for a new roof, and it is not true! My ceiling continues to leak and pieces of it are falling off! NO help and no communication!

Negative experience: Worst service ever. We no longer have security, elevator was broken for 2 months, vandalized Mailbox wasn't replaced for even longer, buildings are filthy. Yet maint fees & Spec Assess keep on coming
Fantastic experience: Elaine was super helpful and charge my account for the pool key instead of going to get a money order. But call ahead if you need anything. My key for the pool was the last program key.
Negative experience: Hola Esta Asociación Atlas Property esta dirigida por personas déspotas, mal educada, sin censibilidad, ni valores humanos, sin educación. Que esperar si el señor Juaquin Alvarez que funge como administrador, es un individuo q no escucha a los inquilinos del 6950 W 6 Ave en Hialeah. En vez de dar la razón a quien la tiene se la da a la "presidenta del CDR". Si porque en este lugar se vive en dictadura como mismo vivimos en Cuba. Y esta Asociación es participe de todo esto.

Negative experience: This place lacks professionalism. The representative Claudia has no form of customer service skill. Im not sure as to why this association keeps this employee. She is aggressive and it just downright rude. Furthermore, this association is a joke. They go back and forth and any representative you talk to gives you conflicting information. This place needs better management or some sort of organization.
Negative experience: They have been my property management almost 20 years now. I have been stood up countless times! Every time an important change happens inside the community there is no communication. It’s important you speak Spanish. Unfortunately that’s one language I do not speak. This is all I am going to write at this moment.

Negative experience: These folks are the worst most unprofessional Claudia is not only a horrible person to speak with but she is aggressive and completely deprived from any kind of work ethic. I don’t understand how anyone can hire a nasty person like that talk to people.
Negative experience: Lack of professionalism, lack of respect, un informative. They rarely respond. They rudely hang up on you. If you want any type of resolution be ready to have thick skin. Avoid at all costs (I have had the unfortunate benefit of having to deal with them for my home 20 years) management doesn’t get better and they hold a type of dictator hold on the homeowners property.

La gente de la oficina súper antipática , nada profesional , súper mal educadas no escuchan al cliente no te dejan hablar … piden mil papeles para la aplicación . Mi experiencia horrible todavía estoy esperando después de más de 1 mes que me devuelvan la carpeta y la devolución de un cheque . Nunca tuve respuesta de la asociación mil problemas y nadie te daba una solución . Me gaste el dinero en la aplicación para nada xq a día de hoy sigo sin respuesta , sin la carpeta y esperando la devolución de un cheque . 0 %profesionales , 0% adecuados . Fui más de 2 veces a la oficina personalmente con la Realtor y el trato recibido es horrible , las chicas de la oficina unas maleducadas y no facilitan nada proceso . Sigo a la espera . Ojalá que cambien a todo el Personal y la manera de trabajar xq como clienta ha sido una experiencia horrible . Espero poder ayudar a posibles nuevos inquilinos

Negative experience: After a long process of applications paperwork and money orders for application fee. I recieved a denied one for absolutely no reason. I have a clean background and excellent income. Do not trust this place with your money nor application. They just deny you to keep the fee. They don’t care about your living situation. I am currently 5 months pregnant and they were extremely unprofessional and gave me no reason as for denial
The management company has nothing to do with the approvalls it is the board of Directors from the condominium we just process them and hand it in to them

Negative experience: Hace mas de una semana, específicamente desde el 20 de diciembre el elevador esta averiado. En el edificio hay muchísimas personas de avanzada edad que no tienen condiciones físicas para subir y bajar por las escaleras. Por favor, un poco de humanidad

If I could give less than a 1 star I would besides the poor communication skills and the lack of action for my community is astounding to me. It's not all there fault because the association let's them get away with doing nothing. The safety of the community is at stake. My roof has been leaking for awhile I have called, sent emails, etc so many times just to get to the point of approval still no answer to when my roof will be fix trying to get it fixed in between the rain. I have been trying to get my roof fixed since September. I will do my very best to get this company remove from our community to a more professional and responsive company. THINK TWICE BEFORE HIRING ATLAS..

Negative experience: Zero stars. Worst management company in South Florida and that’s saying a lot!! Run by the most incompetent, lazy and plain dumb people you could imagine. If you want a true horrific experience, Atlas Property Management will give it to you. Bet your life on it. Not worth the trouble to live in a place they run and definitely not worth the money to hire them to run your place. In my community we’re already talking to kick them out at our next meeting. Hopefully we get rid of this cancer once and for all.
Negative experience: ZERO STARS!! Never respond. A corner house in Lakes of Acadia had the concrete wall that encloses the community collapsed. That was almost 2 years ago, and nothing has been done about it. The community walks are disgusting except the one on the main street of 57th Avenue. There's potholes on the streets,the parking is a disaster, and the pool hasn't worked in over a year.

Negative experience: I bought the gate control and in less than 3 months it was damaged, I took it and they never replaced it, saying that it was good and I need it change the battery, it was NOT the battery and now I see that there are other complaints about the same issue, it seems to me a lack of ethics and professionalism. Now you are making me pay 50 dollars for a new control, No fair. Plus costumer service is not good.
Negative experience: Worst company I've dealt with.. They are rude and don't reply until you pressure them. Have had to reach to them multiple times for one little thing until they reply.. Even when you pay their outrageous fees they still take a long time to reply and provide services... however they are quick to charge

Negative experience: They aren’t the most professional and do just enough to get by.
Fantastic experience: I have lived in a condo run by Atlas Property Management for 8 years. I have never had any issues with them or the management. Any issues I have had (which weren’t many) were resolved quickly and professionally by the great management staff.
Negative experience: Gatekeeper, Mr Mora @ St marteen was very unprofessional and made up rules about having guest over 1am, on top of that, he said that there was a sign saying that card could not be parked backwards, had my guest go back and park their car forward.
Negative experience: Es la peor administración de condominios que existe en Miami no responden a las necesidades de la comunidad solo saben hacerle imposible la vida a los residentes los miembros de la asociación son unos guardianes del desastre que administran con años en esos cargos

Negative experience: The elevator in my building has been out of service for more than 3 weeks. About 2 weeks ago I called the company and was told that the piece was on back order. I called again last week and was told them same thing and that “they do not know when the piece will arrive.” Joaquin Alvarez the property manager is harder to reach than the CEO of a major company. I have called them for the past two days and no one answers the phone... My only question is... what does the maintenance fee do... If I could I would give this business 0 stars...
Negative experience: This is one of the worst management company in south Florida...If you have a property under the mangment of this company and you have a problem they dont care... It doesnt matter how many times you call them, you will never received a call back, or expect any ation from them to resolve your problem...That is why condominiums under the managment of Atlas going worse every day.... Nothing that owners can do...

Negative experience: I called them like 3 times already about a neighbor that keeps playing loud music , mind you Im on the first floor an he is on the 4th floor. this guy is playing like a violin or some musical instrument every day with no care for anybody. People need to understand you are not living in a house, have some respect for others. The property management team have not one anything about it, so I am moving in one month. just because of this person and the bad management team.

Negative experience: Terrible Service! Incompetent staff. They don't care about the residents of the Adsociation they administer. I call several times to know the status of an application and the lady on the phone in more than one opportunity just lied to me, just to get rid of the conversation and not to do the minimal job. That company should be closed with that service. One star because there are not 0 stars
Negative experience: Si pudiera colocarles 0 mucho mejor, esta gente hace lo que le da la gana y cómo les da la gana. Hacen caso a una mujer que no tiene nada que hacer más que andas por todo el resparto viendo lo que hacen sus vecinos. Y si le caes mal a esta mujer ella usa sus influencias (porque al parecer atlas trabaja para ella y sus fines) para hacer que echen a la gente de sus casas SIN PRUEBAS!! SIN EL PROCEDIMIENTO LEGAL PERTINENTE!! Y no es la primera vez que pasa!! Esto está sucediendo en Biarritz Doral.
Negative experience: La peor atencion que uno puede recibir, nadie sabe nada de nada, groseras y mal educadas. Ellos deberian resolver los problemas pero nunca saben nada.
