Renovations Property Management is a full-service State Licensed Association Management Company that caters to all the needs of Homeowner & Condominium Associations, Cooperatives, High-Rise/Luxury Condominiums, Timeshares, and Commercial properties throughout the state of Florida.

Fantastic experience: Great customer service nice and patient. They always answer the phone and help you out. They have a very organized system.
Negative experience: I am very disappointed with the lack of communication and oversight from this HOA company. No one responds to emails or calls, and the required inspections on the buildings are not current. This reflects a serious lack of accountability and needs urgent attention.
Negative experience: Renovations Property Management is absolutely incompetent and a disgrace as a management company, especially at the Emerald Lakes condominium. This has been by far the worst rental experience I have ever had. They are very quick to collect application fees and money, but when it comes to actually managing the property or helping residents, they completely fail. I spent over a month without proper access to the property because they failed to provide an entry code or a parking sticker. What makes this even worse is that the exact same situation happened again the following year, proving this is not a one-time mistake but ongoing negligence. The main access gate/door is a constant problem. It malfunctions every few minutes and on several occasions gets stuck halfway, leaving people trapped between both gates or unable to enter or exit. This is not just inconvenient — it is a serious safety issue that management repeatedly ignores. On top of that, they send constant violation letters for almost everything, even when the issues are caused by their own lack of maintenance, communication, and organization. Instead of fixing real problems, they harass residents with notices. I do not recommend Renovations Property Management under any circumstances. If you are considering living at Emerald Lakes or dealing with this company, save yourself the stress and look elsewhere.
Negative experience: Astonishing incompetence. Bureaucracy ait it's finest. If ignoring residents were a skill, this company would be untouchable. Calls unanswered, emails into the void, and policies used as shields while people suffer the consequences. An AC repair that takes minutes became a masterclass in delay, silence, and indifference. Cold apartments. Colder humans. Avoid at all costs.
Negative experience: One of the most unprofessional management companies in Miami. So utterly incompetent that they make everyone else look like a shining star when compared to them. A simple task such as what name has to be put on the insurance to access the roof of a property they manage is beyond them. Their system leaves on hold for a mandatory 10 minutes and when they pick up they’ll hang up. Then they don’t even speak English which is not a problem considering I speak Spanish but they don’t even let you say good morning. This is a place where you need 3 different phones to call just to try to speak with them and even then good luck. Don’t waste your time trying to call, just show up in person so they can’t ignore you. If you have an emergency of where you need your AC fixed or anything like that good luck.

Fantastic experience: Renovations Property Management has been absolutely amazing this year at Doral Isles. You can really see the difference in how the community looks and feels, everything is cleaner, sharper, and better cared for. And it’s not just what you see today; they’re thinking ahead, planning proactively, and helping set the community up for the long run. Their teamwork with the Doral Isles Board has been right on. With the board’s guidance, they’ve gone above and beyond in every area and super supportive, super responsive, and always on top of things. Honestly, the work they’ve done has made a huge impact. Couldn’t ask for better.
Fantastic experience: Its a great place. Right across from Delicias del Perú on Palmetto Bay. Has elevators. Has laundry room.
Negative experience: This company never answer. I have tried to contact them with an issue that I have and have visited the office at Doral also but no answer at all. Very poor customer service!
Negative experience: I have never been more disappointed in the way a community association is managed. It is truly a disgrace how residents’ money is being used. Somehow, the association has funds to hire a new towing company to tow the cars of its own residents, yet there is never enough money to fix or maintain the common areas where our children should be able to play safely. The area where the park used to be has been completely neglected for years. The rubber mat that was once under the playground equipment was never removed, and it is now full of dirt, mold, and insects from years of rain and lack of maintenance. It is unsafe and unsanitary. I am attaching photos to show how bad it really is. Despite bringing this issue up to Maria, the community representative, months ago, no one has ever come to clean or fix it. When I called Maria again before posting this review, she said she was walking into a meeting and hung up on me. That’s the level of “service” residents receive. Instead of listening to residents who live here every day, the association claims that new towing policies are being implemented because of “trash smells” and trucks having trouble getting through — which is simply not true. I live here, and there has never been a trash smell or issue in this community. Maria’s excuse is that all the funds are being used for the roofs. But let’s be honest — building a small park for the children of this community would cost a fraction of what is being spent on roof projects. The priorities are completely backwards. Every Saturday, I have to walk with my children to another condominium because our own community doesn’t have a park anymore. Meanwhile, residents here are being constantly threatened with towing notices and parking enforcement, while the actual needs of families are ignored. This association clearly doesn’t care about the quality of life of its residents, has no accountability, and continues to mismanage community funds. It’s honestly shameful, and I truly hope someone higher up steps in to fix the neglect, because we deserve better.

Negative experience: anyone giving these people 5 star is a friend or paid to. horrible experience. worse company ever to deal with. Need my key fob to get into my apartment, they have no clue what they are doing at any given moment and people have to actually call the cops on them to get them to actually move on anything urgent. If i could give negative rating I honestly would and that's saying a lot.

Negative experience: Horrible Experience with Ivette at the Front Desk I had an extremely frustrating and disappointing experience with Ivette at the front desk. From the moment we arrived, she was incredibly rude and unhelpful. Her attitude made it clear she didn’t want to assist us. She kept repeating the same thing over and over again without actually listening to or understanding our issue. I explained that they had received our application 10 days ago, and I needed to move in by Sunday. Instead of trying to help, she just kept saying she didn’t know and that we had to wait. When I asked to speak with a manager, she claimed there wasn’t one available. Eventually, she decided to make a call and was told that our application should have been ready by tomorrow, but due to Easter, it won’t be processed until Monday. That means she knew—or could have found out—the answer from the beginning, but chose instead to treat us with zero empathy and no professionalism. Her communication skills are terrible. She made faces and used her expressions to show her annoyance, rather than understanding that she was dealing with a frustrated client under pressure to move out of her current home. Thanks to her complete lack of customer service, I’m now stuck in a very difficult situation. This is unacceptable. Hire better staff who know how to treat people with respect and compassion
Negative experience: This management company is terrible. They’ve failed to resolve an issue that’s been ongoing for two weeks. Every time I call, I receive a different response, and my emails are never answered. Stay away!
Negative experience: They don't answer the phone. I sent them two emails asking them to call me regarding my payments that were not showing on the account. They never replied to the emails and they never returned my calls. Horrible service. Definitely do not recommend this company.

Negative experience: 0 STARS!!! Worst management company ever!! I never have had problems with a property management like this, every single person I spoke with gave me different answers to my questions. No one is on the same page and they don’t even know their own guidelines. Delayed my move in process by 2 WEEKS because the employees don’t communicate with each other nor convey their requirements accurately. It was a mission to get my security deposit back for MOVE IN. This team seriously needs to be evaluated and put CUSTOMER SERVICE FIRST!! Their slogan is “We take care of you”…. which is a complete lie… STAY AWAY!!
Negative experience: Absolutely irresponsible company! Property managers do not respond to owners concerns. If you need work done they do not assist you nor speak with you. Office staff don’t have a clue how to prioritize issues or concerns. State legislators need to conduct investigation on how this company operates since the owners are paying a hefty price monthly to cover HOA fees.
Negative experience: This company is so unprofessional. The employees are so disrespectful it’s crazy. I’ve been trying to get a sticker for my car for about a month as my old one got damaged because i replaced my windshield. First they said they were going to call me back which they never did. I reached out to them again and they were trying to make me pay 130$ for an application when i’ve been living in the same residence for 3 years now. The secretary is super rude when i followed up about the car sticker she told me they didn’t have one and that they didn’t get that by amazon. Like what kind of answer is that? Zero customer service skills. Please learn how to do your work properly and do better. Offer people solutions.

Fantastic experience: I live in this community and I am so ecstatic of how aesthetically pleasing it is looking. I also want to do a shout to Elvira who works at our guard house. She is very attentive to the community, advises immediately when something of importance comes up and very attentive to the residents of the community including myself. Elvira really takes a lot of pride in her work.
Negative experience: Absolutely horrible. Disorganized and unresponsive management company. When you call no one can assist you and your emails go unanswered. Their only concern is collecting fees. Very unprofessional.
Negative experience: This management office has not being able to provide good quality staff for the night shift, which in result it has allowed the community to suffered multiple roberies. Break ins into cars, break ins into homes and steal cars. Talking to the neighboors, I hope is a matter of time something changes.

Negative experience: Terrible service. I have been trying to reach the property manager or assistant manager for my community all week. I have called and sent multiple emails copying several people at the company and no one responds. The receptionist tries her best to relay information but I still have no logical explanation for why my gate decal does not work after 5 business days. The consensus among residents in our community is that this is the worst management company we have had to deal with and we cannot wait to switch to a company who actually cares to respond to its residents.
Negative experience: This company doesn't resolve any problems they are very unpleasant especially if you're senior citizen.they are rough treating you since iam 85 years old they don't care about your complaints I am so disappointed that I will try to sell it my property on 4647 97 court and move to a responsible place where senior will be treated with respect/

Negative experience: Property management is unprofessional. They're a freaking joke. Flat out disrespectful. Do not recommend. Make you pay for gate transponder, and the gate is always broken. Only 1 person per household is allowed to receive calls from the gate. A joke

Sometimes certain situations go above what management can resolve. Needless to say, this is an important matter and we highly take in consideration any recommendations for improvement. Negative experience: Drove over half an hour to pick up a gate pass (Why can't it be mailed?) And they didn't even want to let me use the restroom

Fantastic experience: I recently had the pleasure of dealing with Geilyn Martinez at one of her assigned properties. Having been a property manager (LCAM) myself for over 30 years, I know the difficulties at hand, I know the tons of tasks to handle, having to deal with the multitude of individuals (board members, owners, renters, vendors, etc.). Although I am a full-time Realtor at the moment, I handle the office operations of our pest control business, and you and your team made this multi-building tenting much easier than other projects we have handled. I must say I was pleasantly surprised by the promptness of handling issues, and how quickly emails, calls, and texts were answered and dealt with. This prompted me to leave a review. In the world we live in today, all we hear are complaints, but rarely a compliment. Being a property manager is one of those thankless jobs... but not today - Thank you Geilyn for your assistance and cooperation.
Positive experience: Since the arrival of Begoña Bethencourt to building 3 things got much easier. She is always willing to assist and proactively looking for the answer or solution we need. I am glad she has now more responsibilities as she is a great asset for Renovations
Fantastic experience: With only a few months of living in this community, I am very pleased with the staff that works on site, they have been very welcoming and friendly, highlighting Ms. Begoña Bethencourt’s friendliness and professionalism from the welcoming introduction to always seeing her be attentive and concerned with the well-being of residents and the common grounds around the community, ensuring all areas are in their utmost state. Even though the application process was a bit difficult , cannot rate the whole management team for the rudeness and unprofessionalism of only one person. Overall, an outstanding experience from the welcoming introduction and throughout the time my family and I have lived here.

In my opinion, she is one of the reasons why this place works properly, it has always been effective in solving any problems that may arise. She is excellent. Negative experience: After 7 months of having RPM in our HOA, I can say that I Will not recommend for your community. Our past BOD decided to sign a contract, just a few things to mention. My one star is just because 2 employees, Roberto from finance is great, he explains everything with details and is very professional responding to any questions. Ornella has been good following through with violations in our community and attending to those issues. That is all I can say for employees I feel Productive. Lester the owner he promised so many things, e with residents he orders and pretends he will follow up on issues but, at the end is just words. One example, we have been issues with some lights for months and apparently he is following up with FPL. I asked in person for written communication between RPM and FPL and as of today in haven’t receive anything. I sent emails and all I received from Jinni was they are still working on it-since January and today is August 27th. Residents reported roof or termite issues and some were ignored. As a new BOD member I had to take care of it and request a list of it to call one by one and some were not even consider to evaluate their roofs. Decals- huge mess, parking decals were distributed and were not working, they ordered different ones and those are removable and many residents are taking advantage and switching from car to car been dishonest, Renovations Property Management (RPM) distributed owners decals to renters. In general I strongly do not recommend RPM at all. There is no good management company but DeFiNeTlY there are some better, just shop around.
Negative experience: Poor customer service in properties under their supervision, making the lives of the residents very difficult apart from the fact that they care little about the maintenance of the outskirts, 6 holes in the pavement at the entrance if they can be fixed in months. They have favoritism and use dirty, coercive, discriminatory methods for people they do not like, the same can be said of the fountain villas, one of the properties they manage, not for nothing do they have 3 stars in their score, they should have had less

Negative experience: Unanswered requests for a maintenance service, solar lights installed during covid, the one in the area of my unit has been out for over 6 months. Despite multiple phone calls and emails, no one has taken action. No answer from Yanelis or Jinny - the 7th f/u email was forwarded to both of them by csr named Johanna, worse yet the light is still not replaced, posing a liability hazard for the association and unit owners. Not looking for a call or email, just the initiative and action to replace light bulb. Awful service. Disappointed unit owner.
Negative experience: I have written three emails in the last two months trying to address several ongoing problems and I am still waiting for a response. Our property is not upkept and the Board President is not approachable. We are paying for services that are not being rendered.

Negative experience: This company is the absolutely the worst company I have ever dealt with. Property renovations management came Into management for my community in March. I never received a bill or anything. First letter I get in the mail is a letter from a lawyers office with 7 months of past due balance. I have tried to work with them and they are rude and won’t return calls. This company does not have the right to be in business. Absolute trash.
Negative experience: This company is the worst and giving them 1 star is to kind! Since February 17,2022 they have been breaking into our mailboxes and stealing our mail. When I finally got in contact with a worker (after having to physically drive down to the office in doral cause no one ever picks up the phone or answers emails) who handles our property named Maria Villa all she could say was ma’am you guys pay $25 for association fees what do you expect us to do!!! I continued to complain to the company because now our mail was being held by the post office and we had to drive down to the post office everyday to collect our mail because the post office refused to deliver our mail. And the only thing this company did was replace the mailbox across the street ( they are a separate part of our community but not connected to ours) and only because numerous of their employees LIVE in that community. This is extremely frustrating because I have been dealing with identity theft problems because of this whole issue and from the looks of it, it isn’t getting resolved anytime soon!

Thank you for your feedback. We understand that this process has been very frustraiting, but rest assure that the assistant manager is working with the Board to finalize this. The approval process and production time took months, and those are out of our control.
Negative experience: I have emailed and texted my property manager Jinny Carnero for over a month to resolve a problem regarding missing funds they have of mine. She hasn’t had the courtesy to respond in over a month. Regina from the estoppel department has also ignored several emails I sent her after she received and cashed the money order. DO NOT trust this company!!!
Negative experience: worst company ever. won’t even touch on how they never address any of the ongoing suspicious issues with missing funds for our HOA, but they have yet to answer a single one of my calls to discuss a late payment notice they continue to send me. Clearly this is a trend given all the 1 stars…. Try calling your customers back and provide proof of payments. I’ve got my bank statements ready to go. call me so we can see what payment has been missed. Clearly this review is the only way to get their attention. Scam of a company if I’ve ever seen one
Negative experience: Update: No resolution months later. Original: Understaffed, some overly tedious and strict procedures and policies, very delayed responses. Reyna and the reception are great.
Fantastic experience: Renovations Property Management has made my rental process an outstanding experience. The front staff made themselves available to properly review all the documentation. The teamwork between the staff was incredible. I personally dealt with Ms. Reyes and Ms. Borras, there are not enough words to express their professionalism and love for helping people. Renovations Property Management has met all my needs and expectations. ⭐️⭐️⭐️⭐️⭐️

Negative experience: This place is horrible !!! They don’t believe in second chances and totally discriminate people for any little thing. I was arrested when being 18 for fighting no felony nothing , I am now 28 haven’t had any problems got my degree in Austim work have level 2 backgrounds and they denied me the stat of renting a property here. They humillitated me and basically I have less than a month to move with 2 small children this association is not fair I dont recommend to no one.
Dear Yadlin. We understand your frustration with this matter, but as management we don't approve or deny applications. The Association is the one with this right.
Fantastic experience: Many Property Owners don't understand the time, dedication and effort a Managing Company has to provide to Condominiums. Managing Condos is a very difficult task, there are many and sometimes overwhelming situations to handle with so many requirements involved. This is one of the main reasons why Management Companies get a lot of bad reviews. Everyone needs to understand that patience is key and they are doing the best they can to provide service to every single person in need from thousands they may have. I have come across and dealt with many Management Companies. Some are horrible with their managing skills. Others, like this Company, will do their best to assist everyone. There's no perfect Managing Company, but when a management office does not reply to calls or emails in a timely manner or does not properly work with the Board to maintain the condo's necessities and requirements, this causes many unstable conditions for everyone. On the other hand, this company will work with everyone and they will upscale their technical equipment and employees to accommodate the needs for the Owners, Board Members and Condo necessities Thank you for your service!
Negative experience: They take more time than usual! Submitted an application that was due on June 9th (they said the due date, not me). It is June 16th and the board hasn’t called my client yet. They allegedly manage more than 20 communities but they only have one person reviewing applications… That is bad business.
Negative experience: I just find out AFTER 9 months, that I was late in my association fees, and not from the administration, found out from a neighbor. My bank stopped paying and I never received a letter that I was late. Then they send me a link that did not worked.
Negative experience: They do not care about their residents or property.. When I call the company, for help on locating my office manager,they are no help. Had things stolen from my front door and got no guidance from the management company. Basically begged them for help and nothing. If you see their name, AVOID.
Negative experience: I have had an ongoing issue with this company for the past several months. I received notice of an HOA violation in October of 2020 and promptly resolved it. I received confirmation of the resolution from Renovations. However, I continue to get mail telling me that the violation has not been resolved and informing me of worsening penalties for not resolving this "violation." Despite multiple emails and phone calls with the agency, this issue has not been resolved and I recently was informed that I have a fine on my account. This is unacceptable and shows how poorly run this company is.
Negative experience: This property management is the worst. They never answer the phone. I called them today exactly at 9am and the machine was telling me that they are experiencing high call volumes and there was plenty of times the call ended while I was on hold. I have called them 12 times and I’m now on the phone with it ringing and no answer for the last 15 minutes. They want to send a bill about a past due HOA amount (which gets automatically taken out of my bank account every 3rd of the month) but they don’t care about fixing our wooden fence entry that won’t open all the way and is about to fall down and they are in charge of replacing and fixing. I have spoken to the maintenance guy and our board of directors and all I get is the run around that it’s hard yo find a company but 2 weeks ago they were fixing my neighbors (two doors down from by house) wooden fence door. As soon as the maintenance man saw me (I think his name is Jesus) he tried to hide in the office by the pool to try to dodge me but I was able to catch up to him and all he told me was to contact the renovation property, yet they never answer the phone. Before they say they are trying to look for by name and can’t find it because my google account has a different name it is Jima Jarquin.
Negative experience: Horrible horrible customer service! I’ve been trying to get some huge overgrown palm trees cut down for months now. I keep getting the run around. I’ve sent countless emails and left messages with no action. Don’t use this company.
Negative experience: I agree with comment below: This company is total garbage. I live in one of the apartments at 671 NE 195 Street Miami Fl 33179. The building is falling apart. Nobody cleans, nobody does anything at all. I want this review to be the truth, so I’ll say they do landscaping! I’m not sure where our HOA goes. But I’m sure someone just stealing our money. Termites are everywhere! Also MOUSES!!! In every apartment! This is not normal! Or I guess it’s normal for corrupted management companies in Miami?!
