Negative experience: The customer service provided by one of the employees (Leslie)was the worse, she has a really bad attitude towards the customer , I am a home owner , imagine how it can be towards a tenant. I asked her to call the owner or manager for me and did not even bother , and did not even come back with an answer. We property owner’s pay the company to provide a great service to us , sadly this type of people compromises the image of the company , I would not even give a one star

Fantastic experience: We had a great experience working with GRS Management on multiple Holiday Lighting projects across theirs HOAs. The entire team was incredibly professional, responsive, and easy to work with. Special thanks to Xam, Mayelin, and Angi — they were all extremely kind, diligent, and always on top of everything. Communication was smooth in both English and Spanish, which made coordination even easier... Truly a fantastic team that gets things done efficiently and with a great attitude. We highly recommend GRS Management and would be happy to work with them again in the future :)

Negative experience: As a property owner, I had a very bad experience with GRS Management Inc. The contract that GRS Management had with our community was terminated on July 31, 2025, but GRS didn't close their autopay account while still taking monthly maintenance fees in August and September from the properties in our community that they no longer managed. Even worse, they refused to refund the monthly maintenance fees that they're not entitled to or provide any written proofs that the overpaid fees were transferred to the new management company. Be alert before paying any fees to this company and NEVER set up autopay with this money hungry company. Once they took your money legally or illegally, it's almost impossible to get your money back as they even refused to provide a payment receipt or a payment transfer record! I am so glad our board decided to kick them out!

Negative experience: Since October 1 we are removed from this unprofessional company who suppose to manage property I guess this company is a ghost company or uneducated worker over there who never answer the phone or you have to wait more than two hours it’s ridiculous, between Jose who just know to send warning paper about how i park my car and give me ten days to fix it lmao the president of the building give me his approval he was thinking maybe i need his approval to park on my two parking space and the other people like Xamantha who never answer any emails that i call that professional. Whatever the president listen all the residents complain about this company and finally kick out from or community. By the way my resident are Washington palms association Answer to the comment : first Jose send me a warning letter that I didn’t park my car properly so if you don’t control or don’t know what you’re employees do This is really serious lmao Second like i say to my email that i send you i dont need the agreement of someone to park on my two parking spaces that is my properties belong to me and not to you because You were incapable of enforcing anything, and you didn't like it; I would have brought in my lawyer to make you understand through legal channels. Third : the president that you know see all email that i send to you and wasn’t answering professional and told me i can park to my space correctly of course and what is was important he’s what he say. So if you was sending again a letter i will show him and after put in trash Fourth : for what they supposed to own you that’s not my problem it’s yours and for the can of work you do over there and have all the owner of those place complain about you and your management i think it’s you you own. Again for your safety like i send to my email, my car stay and will be park like that you like or no is not my problem and fortunately you not in charge of that so whatever

Regarding violations: Jose does not issue violations. All compliance matters are handled exclusively by our violations department, which follows the Association’s governing documents and established procedures.

Regarding parking approvals: While we appreciate your communication with the Board President, it is important to note that the Board consists of several Board members and individual approval from one member, including the President, does not constitute an official Association authorization. All exceptions must be formally approved and properly documented.

Regarding email communication: Xamantha was on maternity leave for three months. During that time, an auto-reply was in place providing clear instructions on whom to contact for assistance. If those directions were not followed, it may have contributed to delays in communication.

We also want to mention that when a management transition occurs, all records and documentation are provided to the new management company promptly and in full compliance with required timelines. However, the Board of Directors has a large outstanding balance with our office which has not been paid. The boxes have been ready for pick up awaiting final payment upon pick up.

We wish you and the Washington Palms community the very best and appreciate the opportunity to clarify these points.

Negative experience: This association must pay for 5 star reviews, because apart from being far from a 5 star company they also lack professional. I’ve been dealing with non stop issues from this association, they used to manage my association Laguna Tropical but as of 11/30, they don’t and thank God. They hire unregistered and unlicensed 3rd vendors to come and immobilize cars, which is breaking many laws because all immobilizing companies must be registered in the state of Florida, on top of that they are money hungry vultures that hired these immobilizing company to boot cars that belong to tenants within the condominium that have their badge on display and they make up some bogus excuse to boot you and force you to pay $65. when you contact the association they basically tell you they aren’t held liable for what their vendors do, so if you get robbed, or your car gets damaged from any of the vendors they hire you’re out of luck. Aside of the point for my 1 star review, the lack of professionalism from Keisha and Leslie the front desk receptionist is truly outstanding. They get loud and rude when you prove them wrong. I recently had rented a pavilion for $75 and made a money order directly to GRS Management for my event 11/8. On the contract I signed given by them PER THE LEGAL CONTRACT THEY HAD it said after the event the deposit would be refunded via money order no later than 15 days. When I called on the 16th day I spoke with Keisha and she basically told me if I was illiterate because on the contract it said I had to submit a refund request, and I recorded that unprofessional call. Then I asked to be emailed the supposed document which she didn’t email me for 3hrs and I had to call back and spoke with another front desk receptionist Leslie which she sent me this document I had to fill out and I also recorded the call where she said 1-2 weeks your money order should be ready… I called today, 12/2 and got Leslie again, where she tells me “oh we don’t manage that association anymore” so when I asked for information about my money I paid GRS management they basically told me tough luck after waiting one month to be reimbursed. This company is a scam. They will keep your money and make excuse after excuse. They talk to you in a tone as if you’re less than them, when it’s crazy for someone that works as a front desk receptionist. I need my money back and I’m also looking into possibly doing a small class action law suit against GRS because i have video proof, contract, emails and witnesses that have experienced a major inconvenience with this so called Management office. I tried putting a stop payment on the money order but they literally cashed it.

We are sorry to hear about your frustration and appreciate the opportunity to clarify a few important points.

First, all contracts and payments for amenities, such as pavilion or clubhouse rentals, are made directly with the Association (Laguna Tropical), not with our management office. Because our company no longer manages Laguna Tropical as of November 30, we are unable to process refund requests or access the Association’s records. You will need to contact the new management company for any pending refunds or account questions.

Regarding your rental agreement:
– Based on the documents and emails in our system, Keysha provided you with the clubhouse rental contract on October 13, 2025.
– Natalie provided you with the refund request form on November 21, upon request, which was prior to our office being closed for the Thanksgiving holiday and prior to the end of our management contract.

Because these dates show that the necessary form was only requested and provided in late November, shortly before the management transition, you have not been waiting over a month for a refund. The refund process outlined in the contract requires following the request procedure, and once our management agreement ended, we no longer had authority to process funds or review files for Laguna Tropical.
It is also standard procedure for deposits to be received and deposited and then returned after inspection per the Association’s guidelines. Since your contract and payment were made with the Association, the refund must now be handled by the Association’s new management company.

Regarding your comments about vehicle immobilization, we also want to clarify that any vendor approved for use by an Association must provide valid licensing and insurance before the Board can approve a quote or contract. We do not use unlicensed vendors.

We understand this has been a frustrating experience, and we recommend reaching out directly to Laguna Tropical’s Board of Directors and new management company so they may assist you further with your deposit and frustrations.

Fantastic experience: GRS Management has great staff, and I’ve always had positive experiences. Recently I had exceptional service from Keysha and Maria the PM for Venetian Gardens. During a recent visit, I was frustrated about the ongoing construction and expressed my concerns. Keysha brought Maria in right away, and instead of reacting negatively, she patiently listened, explained the delays, and even provided documentation to help me understand the process. Her calm and professional approach completely eased my frustration, and I left feeling satisfied and grateful. Both Maria and Keysha consistently show care, respect, and dedication to everyone who walks into the office. I wanted to make sure their excellent service didn’t go unnoticed.

Fantastic experience: I’ve been a tenant at Venetian Garden and despite the challenges related to building construction and extensive coordination for renovations at the apartment GRS Management has been very receptive and cooperative and even accommodating to my needs as tenant. Negative experience: Warning to other property owners: We made our August and September maintenance payments through GSR Property Management’s auto-payment system (ClickPay). The payments cleared from our bank, but GSR has refused to provide proof that they received or properly transferred them to our HOA’s new management company. The new company now claims they never received the funds and is threatening to file a lien against us for payments that were already made and processed through GSR. Despite multiple requests, GSR has only responded that they “can’t see our account” and “can’t help.” This is completely unacceptable — homeowners should not lose money or face legal threats because of a management company’s lack of transparency or recordkeeping.

We’re very sorry to hear about the frustration you’re experiencing. To better understand the situation and assist you, could you please let us know which property or community this is regarding? Once we have that information, we can look into the details of the transition.

As a general clarification, when our management services end, all records, including payment histories, are transferred to the new management company within 20 business days of the final day of service as per FL Statute 468.4334 (4). While the new company may still be getting organized after the transition, they should already have the necessary documentation to verify your payments.

Additionally, it would be unusual and inappropriate for a lien to be threatened before the new company has fully reviewed the transferred records and properly reconciled all accounts. They are also responsible for following certain procedures under FL law.

Please provide the property name so we can assist further and help ensure this gets resolved appropriately. Thank you.

Negative experience: The staff appears to be completely disconnected from the community they’re supposed to manage. I submitted a request for a visitor pass and followed up with three phone calls the same day—yet received no confirmation, no pass, and no meaningful response. The only reply I got was an email stating which association I belong to, which was ridiculous after I have contacted them in the past and spoke to 2 different people the same day about it. Unfortunately, this isn’t an isolated incident. I’ve reached out in the past and never received any response at all. The lack of communication and accountability is deeply frustrating. This management company is clearly not equipped to handle even basic tasks, and the HOA’s decision to hire them reflects poorly on the entire operation. I genuinely look forward to moving out and no longer having to deal with this mismanaged system.

Fantastic experience: I want to thank Xamantha for assisting me in obtaining the General Ledger Reports I request several weeks ago from GRS Management. See review below for details of the negative review. She was prompt, professional & got the issue revolved with 1 day. We need more customer service professionals like her. ---------------------------------------------------------------------------------------------------- For weeks now I have been requesting General Ledger reports for my association to see the details of how the Board of Directors is spending our funds & how these funds are being tracked by GRS. GRS has not even acknowledge my request which is part of the OFFICIAL records of an association. By law they have to provide official records to an association member within 10 business days. Their non-response and non-compliance has forced me to file complaints with the DBPR & the BBB (Better Business Bureau). It’s sad to see a company not take 2 minutes to run a General Ledger report in QuickBooks. Instead they now have to spend a lot more time on a 2 minute issue . Perhaps it’s because they will be able to bill our association for all this additional time???. Well…….if that is the case then that’s one very good reason to not do business with these people.

Negative experience: Dealing with GRS has been nothing short of a nightmare. THEY ARE CORRUPT AND CROOKS! Due to their actions, I have opened a case with an attorney and The Florida Department of Business and Professional Regulation. The entire team is shockingly unprofessional, rude, dismissive, and completely inconsistent. Every time I contact them, I get a different answer from each person, and none of the information ever seems accurate. It’s like no one is on the same page, and honestly, it feels like they don’t even care to be. They’re petty, unhelpful, and instead of addressing legitimate concerns, they find ways to deflect or blame homeowners. What’s even more frustrating is that they themselves constantly acknowledge how terrible their company is - like it’s some running joke. That’s not funny. It’s insulting to the people who rely on them for basic information. I wouldn’t recommend this company to anyone. If you have another option, take it. This is one of the worst examples of property management I’ve ever experienced. IN RESPONSE TO GRS: Absolutely disgraceful handling of a simple issue. We were sent to collections over a petty $150 landscaping fine related to a palm tree—a charge we tried to dispute multiple times. Instead of working with us or even responding reasonably, GRS chose to tack on late fees. We finally gave up trying to dispute it and attempted to pay last Thursday—only to be told it had to be done online. When we tried, we got error messages saying our account was locked. I called your office multiple times on Friday, sat on hold for 15 to 30 minutes at a time throughout the day, and got nowhere. No one answered, no one followed up. Now it makes sense—because conveniently, the account was sent to collections immediately after we tried to pay. This seems entirely intentional and frankly, shady. When you purchased the property, there were already open violations related to landscaping, as noted on the December 2021 estoppel. An additional violation was issued in 2022, and the associated fine was assessed during that same year. Please understand that fines imposed by this homeowners association are not removed simply because time has passed; it typically takes time to process and apply these fines, especially given the review and approval processes involved.

The violation in question has been open since August 2022 and remains unresolved. Until it is addressed, it is still subject to additional fines. Our Chief Customer Officer, Xamantha, has personally spoken with Mr. Farinas on several occasions over the past 3-4 years regarding this case. Despite multiple communications and statements, including those sent over this period, it appears there has been reluctance to comply with the association’s established procedures.

Additionally, it’s important to note that the HOA in question requires ARB approval for all exterior modifications, which was communicated to you when you purchased the property.

We apologize for any long wait times during your recent call; occasionally, high call volumes can cause delays, but we strive to assist all homeowners promptly.

Fantastic experience: In all my years at Marrlin Road until Maria Brinas took over. Since then, things have noticeably improved. Maria is active at Marlin Road. She visits weekly, walking the property and speaking with tenants and owners. She makes sure things are in order and even got the city to fill two potholes that had been ignored for far too long. Recently, she stopped by our business and was incredibly professional and respectful. Negative experience: This company is horrendous. They are negligent and fraudulent. Be aware and owners should take this company to court. They partake in suspicious activity. I am an unfortunate owner to one of the properties they manage in Miami Lakes. Also in 2008, they were part of a lawsuit because someone became sick in one of their pools and almost died. Anyone who crosses this company should be very careful. I have attached the project they did and they cant even hide robbery. Roofing, stairs, and asphalt all cost the same to fix? 6.3 million dollar hit just to fix roofs, stairs and asphalt. Absolute corruption.

Negative experience: This Management is a Joke Stay away from buildings and associations related to this so called management. Multiple issues: You call to speak to a manager and they tell you, call again some other time, we don’t know when he’s going to be at the office today, ( no manager on office hours ) But the cherry of the cake is: They don’t have enough parking spaces for residents, they force you to park outside of your own place or worst, you park on the grass ( which they don’t even water ) and then they tow you car, Like is my fault I don’t have a parking spaces, other than that, two people who are never there taking care of the entire condominium of more than 3 buildings and dirt and unsanitary everywhere.

Negative experience: They make us go all the way to Miami Lakes to pick up new Fobs, clickers, and stickers (apparently they dont know mail exist) because they will change all the system and on the date when the changes are supposed to be applied, my clicker doesn't work so I cannot enter my parking, my fob doesn't work so i cannot enter the building, they deleted my information from the phone box so i cannot even call me to open. I even called the emergency line, and the lady who replied told me to climb the fence WOW!!!

Negative experience: I am deeply frustrated and disappointed with GRS Management due to their abysmal service and complete lack of communication. Despite my repeated attempts over the past six months to reach the property manager via phone and email, my urgent concerns have been outright ignored. The only excuses I've been given state that only the property manager can address my issues, yet they are hardly ever in the office. The core of my complaint is a severe noise issue with the entrance gate, which produces an intolerable racket every time it opens and closes, especially disruptive during nighttime hours. Months ago, the property manager claimed a vendor had been contacted to resolve this, but there has been no follow-up, and the problem persists unabated. This ongoing noise has severely impacted my sleep and overall health, pushing my frustration to its limits. I feel compelled to warn others about GRS Management’s negligent attitude towards residents' well-being. Their disregard has not only worsened my living conditions but has shown a blatant disrespect for resident peace and comfort. Consider this a sincere advisement to steer clear of GRS if you value your health and peace of mind.

Negative experience: I lived in Venetian Gardens from 2016 to 2019 and in Countryside Village from 2021 to 2023. This association sucks! Very money hungry, and they don't fix the issues that need to be solved. You call them for a question, expect to be placed in hold for a long period of time. My last issue with them was about a $600 deposit that I put down to move to Countryside Village. When I moved out, they said they couldn't give it to me until my lease was up, even though I explained to them that I already had to move out. Update: They called me after reading my review to tell me how wrong I was for leaving my opinion online and to remind me what we discuss. Like I told them I know everything we discussed, and I clearly remember calling them and be placed on hold for several minutes every single time, and when they finally got back to me give a different answer each time. Another issue I had with them: I had to get my daughter's father approved by them to be able to register one of my cars, because the car was under his name. They advised me the process would take 2 weeks 10 business days. After the 10 days I had to called them everyday to see the status of the application, since I needed the sticker for my car ASAP because they were towing the cars without the permits. When I finally got to speak with someone who was willing to help, this person informed me I wasn't approved by the association and couldn't make the inquiry (CHECK THE STATUS OF MY DAUGHTER'S FATHER APPLICATION) I was calling for. Keep in mind this happened this year (2023), and I have been approved by the association since 2021 when I first moved to Countryside Village. So, yes they are the best at miscommunication and rudeness.

Please keep in mind that nothing paid by a tenant, neither the rent nor the security deposit, are payable to our office. The $600.00 security deposit for Countryside Village Condo is paid to Countryside Village Condo and is refundable at the termination of a lease. Unfortunately, your current lease does not end until October 31st, 2023. However, upon your discussions with our accounting department, you were adamant that you had moved out and still failed to provide a cancellation contract. Nonetheless, your refund request was received on August 1st, 2023 and the check was processed, signed and mailed to you on August 21st, 2023. As stated on the form, refund requests take 10-15 business days to be processed.

Negative experience: Worse customer service ever ! They only care about taking your money !!! Is the management I have for my property and I they sent me to collection while I was making payments- mishandling with no answers !!! Shame on GRS FOR TAKING ADVANTAGE OF HOME OWNERS …. My account was placed on collections while I was making payments for months how can that be possible!! When I called for clarification instead I was sent in circles for 2months and after not receiving any response from any one i got a hold of manager Jose Hernandez who had me waiting for weeks with no resolution ! If you truly care of your home owners why wasnt u taking care of after many calls BEFORE collection!!! No , you went and had a lien placed on my home !!! I will be reporting you with s. The DBPR since I have all my records in emails saved

Negative experience: They send letters out to the homeowner, warning ⚠️ past due on the association payment when is NOT, is like nobody check those letters before they sending . Of course they blame to the system .

Fantastic experience: I have nothing but amazing this to say about this company They are honest, fair and kind with their tenants. I wish all property management companies were this effective and reliable. Ms. Cerrato as Property Manager is an asset as she is professional and rapid in her communication. Over all a 5 out 5 for me and I would highly recommend to family and friends in the future.

Negative experience: If I can give a -0 I would. They used to manage Countryside Village and they are the most unprofessional and the worst Record keepers ever. Beware if you are thinking of having them Manage your property/ your Special Project or assessments.

Fantastic experience: I just wanted to take a moment to say thank you to Ms. Xamantha Quiros, who is the Chief Customer Officer at GRS Management, Inc. In preparation for the sale and purchase of a property for a client, I was introduced to Ms. Quiros in regard to matters that needed immediate attention. Ms. Quiros' attention to the matter was remarkable - she was devoted to getting a resolution and response (regardless of whether it was the resolution we hoped for) which was complimented by her follow through and overall knowledge of the nuances of the specific HOA was exceptional. With that, she was extremely articulate and allowed us to figure out a pathway forward. Thank you for your attention to detail Ms. Quiros. You are truly unique within the Property Management world.

Negative experience: This has been by far the worst experience I have ever had with any company/business I've ever had. Every single time I reach out to them I get pushed off to the side or redirected to another person or get promised something that never happens. I've been dealing with leak behind a wall for months now that's only gotten worse and after countless times of calling, trying to get someone out, get this issue resolved I just cannot get anywhere with anyone in this entire organization, literally no one is capable of helping me in the slightest capacity. My home is reaching the point of being unlivable due to mold and humidity, and I will have to contact legal counsel/lawyers to see how I can be compensated and or proceed forward for something I pay them hundreds upon hundreds of dollars on a monthly basis to solve, and the answer I get when I'm not being pushed off to the side is "we do not have any money"... How is that even acceptable or professional to tell someone paying you all this money every month that you simply do not have money? Where are these funds going? It seems like you guys do not know how to budget or are just committing plain fraud. I'm disgusted with this whole situation and I have been nothing but patient for months on end.

Fantastic experience: Awesome company -- really looks after its customers - very satisfied with them - best management company we ever had. I just want to add I bought my unit in Westview 10 in 1989 and have seen many management companies come and go. I serve as Secretary for the Association for 28 hears and GRS has been the BEST management company I have ever worked with with no exceptions. They know "condominium" law and abide by it. You cannot ask for more.

Negative experience: If I could give zero stars I would! I have experienced nothing but unprofessionalism and inconsideration from this property management company. I purchased a transponder decal for my new vehicle on 2/29/24 for entrance into Silvercrest South residences managed by GRS. When purchased, the receptionist stated that it would take approximately 24 hrs. to be activated. As of 4/1/24, it has yet to be working. I have called GRS Management SEVERAL times for this issue in which each time I call, the receptionist got my information over the phone. Then she would say "one second", and would place me on hold anywhere from 15 to 45 minutes before I would hang up. When I calling back, she stated that she was training someone new by herself, scolded me for having to hang up, then proceeded to place me on an eternal hold again. During the huge amounts of hold time, the automated recording states over and over again how great GRS management is, their unprecedented residential retainment rate, and how many Google 5 star reviews they have received. It also states how GRS does not rest on their laurels and wants to know how they can improve. But this definitely is not the case as this is a very inaccurate depiction of how this company is run. After unsuccessfully trying to resolve my issue over the phone, I decided to take time to go to their office to talk with someone personally. During that time, I had a VERY unpleasant interaction with the same receptionist Daniela Mejia. When I calmly tried to explain my situation to her, she just said that Silvercrest South's system was having issues for over two weeks and there was nothing that could be done until their system was fixed. I then asked why I just couldn't be told of this during the purchase of the decal or maybe during one of my several calls but she would not let me continue to speak and constantly interrupted me after MULTIPLE requests to let me talk. After all her rude interruptions, she wanted nothing to do with me nor the issue at hand and proceeded to give me a card for George Perez (the property manager) to contact him directly. Ironically, his phone number on the card is the main GRS number where this same rude receptionist answers the phone. Instead I proceeded to email the property manager along with the President Maria Barrios and Vice President Alan Lopez. The unprofessionalism not only was displayed by the receptionist, but it also extends all the way to the top as there was no response until I received an email 2 weeks later from the property manager asking me to call him directly after my repeated email follow ups. I have yet been able to speak to him even after repeated voicemail messages but I finally received an email from him on 3/19 stating that the issue would be resolved by 3/20/2024. As of 4/1/2024, it still is not working making it difficult to enter my own residence when the security guard is no longer present after hours. The lack of follow-up or communication from this company truly demonstrates the unempathetic and inconsideration for the residents they serve.
