Experiencia fantástica: I rented from Efthim for a year and have nothing but great things to say about them. The prices are reasonable for the area and the units are well designed. The internet package is also a great deal! The team is quick to respond to maintenance requests and emergencies, including one night when my smoke alarm was going off while I wasn't home. I am moving out to be closer to work, but would rent from them again with no hesitation if I were to return to the area. I definitely recommend being a tenant under Efthim.

Have seen roaches, complained and they did nothing. *Abusive contemptuous power trip "management" that TERMINATES leases with 30 days notice if you mention any discontent which you surely will have. I've rented for nearly 15 yrs in 4 cities and have never ever come close to such a traumatic situation. Was told a couple years ago somebody was shot in my parking space. My vehicle was vandalized for thousands $ while in their lot within a month.

They allowed me to break my lease (at a penalty of course) and have been very helpful with the move out process. My AC went out and they had a new one installed and prorated my rent for the month of July within a timely manner. I highly recommend this leasing company.

Any issue that I had was due to the fact that the owner was not interested in doing any work on the property nor updating it. Experiencia negativa: Stay away from this property management company at all cost for your peace of mind. You will be overcharged and underpaid. I am a property owner and have never received my rent on time until my constable stepped in. They gave false repair work orders. You will need to chase them frequently for a small thing to be solved, as they seem to have trouble holding themselves accountable for what they tell you. Go to someone who cares and won’t oversee your rental properties.

Experiencia negativa: I live in one of their buildings they manage and got stuck in the elevator. After being rescued the elevator was broken. It has been 3 months and the elevator is still down. Anytime we call for an update we get screamed at by the owner Frank. I am paying $300+ a month in condo fees to this company. It used to be under $200 but increased due to “elevator maintenance.” In addition to the building being outdated. There are older people in the building who are severely limited due to the elevator being broken. The building is no longer handicap accessible. This is a serious issue.

Experiencia negativa: Do NOT move in The Sawyer Apartments on Sussex Ave. They are ok looking units but the walls are hollow you can Literally hear your Neighbor on a ph call as if you were in the same apartment. There Tv, Radio u can hear clear as day. Then they raise the rent 70 dollars and it wasn’t worth it. Also they DO NOT keep the building clean. Believe me when I say just keep looking because you will be moving after a year.

Experiencia positiva: The price is right and the apartment is nice enough, even if I hear everything my neighbor says. Maintenance is responsive and gets things done in reasonable amount of time, usually the next business day. The office receptionists are nice, though sometimes it's hard to get answers if it has to go beyond them, but that situation is pretty rare. I love that they regularly have pest control come out, and will schedule special visits if you report a problem. I don't like their pet fee policy (any pet is a non-fundable fee of $300, even one that lives in an enclosure and never comes out). One thing I really wish they would do is reinvest in the building more. My heating bills are huge for a one-bedroom because the windows are so thin and they leak so much air. One is actually plastic and has bad seals so the wind blows through with it closed. I've put up insulating plastic, but it's hard to keep it up there with the wind blowing through. They need to reseal and replace some of the windows. I know that is expensive, but it would really help, and they could do one set at a time. Also, there was a strange lack of counter space in the kitchen, so I had to buy an island counter when I moved in. The moral of the story is that they take care of the building okay, the price is right, they treat me respectfully and give notice most of the time when they have to enter, so operationally they are pretty good, but they don't invest in any improvements (windows, counters, updated outlets) to the building whatsoever. So 4 stars. I wish I could give it 3.5, but I'll round up to 4 for now.

Experiencia fantástica: I've rented from them on 2 occasions and both times they were amazing the first time I rented from them it was for three years and the second time it was 7yrs the only reason why I moved was because the landlord Ziggy tore up the kitchen and bathroom so we had to move but she always said we could move back in and so she did call me a couple of times but I had already found a place think that's why efthim sent me a letter saying I owe them $500 I really wish Ziggy would've told them she had me to move so I don't know if I can rent from them again but they was good to me

Experiencia negativa: Renting from efthim was awful. We rented a property in Bel Ridge that efthim realty took over about 3-4 yrs after we’d already been living at the property. Problems from the start. Bel ridge has it mandatory all rental properties must include trash service, which needs to be in homeowners name. They neglected to change it over so 6 weeks of trash piled up in my basement like a goddam landfill. I had to call 4 times and left 4 separate messages before someone called me back about it. We had an attempted break in. Someone kicked in our basement door. Good thing we called someone to come board up the basement ourselves because they did nothing at all to help us out. So we deducted the amount of the repair off our next months rent. They called asking why we didn’t pay the full amount even after we included a copy of the invoice with our rent. Pretty easy to figure out we thought but I guess they had some trouble doing the math. We purchased a house beginning of the year and our move out date was Feb 1st. I had to call multiple times to get someone to repair the basement door so I could move my stuff out. They made no attempt whatsoever to repair the basement door and then, instead of getting a new door and frame, they sent out a guy to screw it all back together. You can take the door apart from the outside with a screw gun now. We moved out February 1st and still haven’t received our security deposit, which we were told would take 2 weeks. Unprofessional, unorganized, nobody seems to know what’s going on at all. A warning to anyone about to move out from a property that they manage - it’s gonna take a long time to receive your deposit back. They could honestly care less about their tenants, which is evident by the way they handle every visible aspect of their company. Would not rent from them ever again.

Experiencia negativa: Paid $50 for an application fee for an apartment, only to be told that I am denied because of what is on my background record from over 15 years ago! I have a felony charge. I said I have good credit, pay my bills on time. I can provide employment character references as well as personal, but was still told no. I told them you didn't know me then and do not know me now, so how can I defend myself against something so many years ago? I believe this is discrimination and I am filing a complaint with the Fair Housing Authority.

Experiencia negativa: We had a fuse blow on us at midnight, in the Winter during some of the coldest temperatures the areas had in some time, hovering around 0° Fahrenheit. Being an old building with only 2 fuse circuits, the one of which has to bear the brunt of the load with all the kitchen, the fridge, the bathroom, and my room including my heater and pc on there. After calling the management company's designated emergency number, and getting redirected 3 different calls I am informed that it was our duty to stock fuses, something we were not informed of when we moved in two years ago, and the maintenance worker told me that he wouldn't come out because apparently having a cold poorly insulated room, and risking spoiled food during some of the worst weather of the year isn't an emergency. He seriously told me to go pick up a fuse at quicktrip or 7-11, assuring they would have them; they obviously didn't. What an absolutely insulting thing to say. Every store that stocked them was closed except Walmart which was out of stock; luckily I was able to call up a friend who had a fuse.

They do not keep their word on what they are going to fix before you move in, maintenance takes a long time to fix stuff and they don't follow up with fixes when they are supposed to "order" the part. My carpet was dirty, fridge door broken when I moved in. Maintenance guy told me he'd order the piece and either change the carpet or clean it. Neither happen, and now I'm being charged for those things and for leaving a Decal which you can just peel off. They are trying to kee my security deposit and charge me extra on top of that. Not good! Please save yourself emotional frustration

Experiencia negativa: They have very lousy communication with tenants. I did an application,never got a call,so I called to find out I was approved. I did a walk through the apartment & paid my deposit,expecting to move in on the 1st. However,there are so many minor repairs needed,there maintenance workers must not work everyday. If I knew that I wouldn't be able to move in on time I would have never paid the deposit. Now I'm pretty sure I'll be loosing my deposit for my current unit due to not being able to move out on time. The managers have no time talk over the phone,the receptionist are polite, but lead you on with their fast talking to get you off the phone. Just sad,I'm very disappointed.

I've lived in Saint Louis my entire life and have rented apartments, houses, and flats and have never received horrible service the way I did here. I assumed renting from a reality company would be great because they care about their business but I was wrong. My apartment was infested by bird mites. They got in the apartment through the window unit. My neighbor was the first to identify what they were because he's had them before while renting from Efthim. They sent out an exterminator to spray but that did not help he came once more then they decided to bomb the place. the day of the bombing the exterminator apparently went to the wrong apartment which lets me know Efthim did not escort them because I obviously was unable to stay there. It took four days of spaying and they said I would be fine and could go back. I did not trust this because mites live in fabric, the bedroom was the only room with carpet and they would not remove it. I decided I wanted to leave after four days of not being able to sleep in my own place. I had to leave everything. I lost my personal belongings, clothes, money everything. Once I left they never contacted me about the final walk in and denied to discuss my security deposit considering how this wasn't my fault I did not think that was fair. This is a careless unprofessional company and I fear for the new tenant. I'm still trying to get my life together after this and it's been very difficult. I'm still shocked that a company would behave this way. Mites are tiny bugs you can barely see that live within fabric like clothes, carpet, and bedding. This company told me I should be "fine" after simply treating it with spray and bombs. after so long the bugs can become immune to the chemicals and that is why it's hard to get rid of them. I told them all of the facts that I researched and yet they were okay with me being the test dummy to see if the bugs were really gone. I know I will never rent from anywhere else. I've learned companies just want your money they don't care about the tenant on a personal level.

Experiencia negativa: These guys are pretty bad. I decided not to move into an apartment that I got approved for and lost my security deposit. I was fine with that because it was in the application as a rule for applying. I was not fine with losing my pet deposit. My pets never even put a foot on the property and they stole that deposit, which I wasn't even required to pay until after moving in. I paid it early out of kindness and they refused to refund it even though my pets never went on the property. **Update** After repeatedly trying to communicate with the company about the pet deposit, I finally submitted a claim with the better business bureau. Only after the claim went through did management finally contact me to tell me that they had not and would not cash the check I had written them. While I applaud their honesty in not taking my money needlessly, I still would not recommend them because of their lack of communication skills. If it seriously takes weeks of phone calls and eventually a BBB claim to get the manager to answer a simple question about accounts, well I'd like to hope they were having a bad month or something.

And their flexible contract fits me so well, after one year s contract you can choose month by month plan, btw i can easily pay my rent online instead of the traditional way which costs my stamp monthly.

Experiencia negativa: I am astonished by the positive reviews here. To each his / her own, I guess, but my experience with Efthim has been terrible. I'm on the renting side of things--an apartment--and have to say that the company is the worse I've dealt with. I have been calling (and calling) about a leaky ceiling since last July. While this person or the other promises to have it fixed, inevitably the next time bad weather comes along, more water comes in. It's been a nightmare to deal with them. I would not recommend this company to anyone, especially myself if I could go back in time to before when I signed my lease.
