Experiencia negativa: Move out review: landlord is selling my rental house which is fine, but I am dissapointed in the communication. I asked for a tentative timeline for wanting to get the house listed (so that I wouldn't be blindsided & have to move with short notice), and never received updated info on this. Without phone call or a call or message back, they sent me a sudden 30-day notice to vacate on my monthly lease (legal, but inconvenient). Was frustrating because I asked several times what a tentative plan would be and they never followed up with me on a timeline, though I called repeated times. When I call I talk to someone different, no one seems to be on the same page. I called & the couple of people I spoke with didn't know the house was being sold. I asked to speak to the manager to get a better idea of things, but never received a call back. Very frustrating process, especially moving out on a short notice. They haven't even prorated my rent as of 2/10, which is due on the 1st. Very frustrating with the poor communication. Pros: Things are fine if you have no problems or situations like this & pay your rent on tome - maintenence is pretty quick which was nice. If you have an unusual situation like mine or a long term problem (like below) I'm not sure I'd recommend them. Move in review: Water from hot water heater has been flashing brown since I moved in. Was not addressed prior to move in, and it has now been about 6 months. I have had to call them to ask about when it will be resolved, & have not been provided appropriate updates. It does not seem like it is a priority for them to fix the problem because I have had to keep calling about it. Was not offered compensation until asking. Still don't know when it will be fixed. Water heater will need to be replaced. They have done fine & quick with smaller maintenance requests. Staff is mostly nice and professional. Seems to be a good company if you don't have any problems that require a big fix.

Experiencia fantástica: The owner of my apartment (2 unit house) recently changed to this management company (which was initially disappointing and stressful, since I chose the unit based on the previous management company’s policies) But anyway the other unit recently opened up and there is maintenance underway. We have a shared basement with outside access and I figured out by finding the old locks on the ground that the locks had been drilled out and replaced. I called the office at 4:45 on a Friday and immediately spoke to Travis (they actually answered!), I told him my concerns since my unit has direct basement access and there was no communication from maintenance. Travis called the maintenance team and told me they would be more mindful of communications. Just words, but at least they answered and allegedly spoke to their maintenance team to sort things out ‍♀️ so much better than my previous rental experiences. Coming from a STL City Wide property with maintenance in and out of my apt every day without notice, zero communication, and zero accountability from the property manager there (Kyle Rhine, he sucks fyi) this was a huge improvement. Thank you Travis! And Ashley!

Experiencia negativa: I’m not a fan of moving. But Travis made it simple and easy the first apartment I came to view wasn’t in the area I needed but he gave me other properties to view saved me time and we found the place. He was efficient and understanding. Edit review- The next day after I moved into my apartment I figured out my washer didn’t work, I reached out to Kingsland to let them know and they told me they would let the owner know after not getting back to me I called again a week later. Then I was told they were waiting on the owner. NOW 23days later they closed out the ticket and I still don’t have a washer and had to reopen it. At this point, I have spent money at the laundry mat and had to get a portable washer $60 for every trip to the laundry mat making it expensive. Now we are at 40 Days with no washer unit. I asked for my rent to be prorated or adjusted because I signed my lease and got this apartment under the impression that laundry was included. After 2 requests to a guy named Danny and a lady at the front desk on 8/8 I still don’t have an answer but the lady made it clear that it probably wouldn’t be an option was her words. Next Issue Now my A/C unit went out on Friday after business hours and it says they have 24-hour maintenance which is not true I had to wait until the next busy day to inform them that my air was out. Doing a heat advisory me my children and didn’t get the A/C unit fixed until Monday 24 24-hour Maintenance never picked up the phone.

Experiencia negativa: I am so incredibly happy that my landlord reclaimed property management from these clowns. During the two years they managed my place, they left work undone, closed multiple maintenance tickets without conversation or resolution, and hired grounds crew that left weeds grow to the size of bushes. They misplaced a window AC unit they installed temporary, then one of their maintenance techs unlocked my door and enteredy unit while I was home to look for it, without speaking with me for permission first. When I confronted them about it, they tried to claim I stole it and sold it, then tried to charge me $250 to replace it. I found it, still with the manual and receipt, in my basement where they left it. Avoid Kingsland, they will act like kings with no regard for your comfort or privacy.

Experiencia negativa: On Chippewa the basement was molded, the sewers would back up and dry to the floor. Also they never fixed anything, they had roaches and rats that were coming through the vents. It was just nasty and unlivable. If I could give it a zero I would.
