Experiencia negativa: This is the absolute worst property management company in St. Louis. Under no circumstances would I ever recommend renting at a property managed by 1904 group. There is an utter lack of accountability and professionalism, particularly from Amy Dempsey, the operations manager. She’s rude, she’s unprofessional, and completely incompetent. They don’t care about protecting your lease rights (such as when other people park in your parking spot), they’re extremely disorganized, and they don’t even have the baseline courtesy to answer the phone when a tenant is trying to get in touch with them, even if it’s an emergency maintenance situation. There is zero professionalism, zero accountability, and they couldn’t care less about the people who rent from them. If I could I’d give them zero stars to match the amount of professionalism and accountability that they exhibit on a regular basis. But unfortunately, Google requires at least one star. Even when the company doesn’t deserve it. Again, after living in a property managed by 1904 group for three years, under no circumstances would I recommend anyone renting at a property managed by this grossly incompetent “property management company.”

Experiencia negativa: 10/10 do not recommend living here—especially at the Gravois location. The homeless population in the area is constant, loud, and at times violent. On Christmas Eve, several cars had their windows broken in the parking lot that residents are required to pay for. I have a little baby and feel for mine and his safety daily. I have raised these safety concerns multiple times, with little to no response or action taken. At this point, my only option is to wait until my lease ends. I would not recommend this property to anyone concerned about safety or management responsiveness.

Experiencia negativa: Landlord was nice before we started renting and for the first couple weeks. But his local area manager who was a college student, was unresponsive and I should have taken that as a sign. Due to covid, we were out of state, and I was not able to get a video tour of our first floor, three bedroom, 2.5 bathroom apartment nor get in touch with the current tenants to ask questions. The apartment was in much worse shape than I expected. I wish I had read these google maps reviews. Air came in through all the doors to the outside and the walls are so thin and floors are so thin you can hear every conversation in the basement and can hear every noise from the apartment unit above us. Over first few weeks of moving in, we had over 15 maintenance requests. We originally rented this building when it had three units and then the landlord built a basement unit directly below us; the maintenance person said the noise would get exponentially worse due to this and due to the fact that the landlord did not drywall the basement unit ceiling to reduce noise. I have never heard floors creak this badly. I am aware that this situation would not have been AS BAD had work from home not existed as there are many more people in the building AT ALL TIMES. I had lived in the apartment in August with one housemate and we had an empty bedroom. We wanted to move in our grad student friend starting in September because we had an empty bedroom and bathroom and we approached the landlord to let them know. The landlord immediately rejected our request and after much unnecessary back and forth said we could not move another roommate into the building and said if we do he would SUE US and make us pay the attorneys fees. We thought this was crazy since we literally had empty rooms AND the tenants above us had four people living there AND two dogs. The landlord knew this was unethical yet required us to sign a new lease with increased rent if we wanted to move our friend into the empty bedroom and bathroom. We knew he was in the wrong after consulting with a real estate attorney. At one point, he EVEN OFFERED US A DEAL to not raise our rent as much if we agreed to leave a positive google maps review. We rejected this and here I am leaving honest feedback of our experience with this company instead of saving money and leaving a fake positive review. This was the worst experience I have ever had renting an apartment and pray you stay away from renting with them.

Experiencia negativa: While Frontdoor managed The Cloisters they cut back on proper upkeep of the yard etc. Now, 1904 Group is following in the same footsteps. The yard is unsightly. They closed the pool due to repairs so they say...just not off to a good start.

Experiencia negativa: Updated review as of July 30, 2025. This property turned into a nightmare of experiences. Particularly upon move out. During the move out process, my unit was burgurlarized and was reported to the building manager. She was less than helpful, specifically unwilling to review any camera footage from the entrances or help me confirm if the contractor who gained access to my unit entered before or after the theft. I was not notified that anyone would enter my unit (that I still occupied), which is required by the lease. They'll say I was moved out, in reality I paid for the full month of June and they didn't confirm I moved out or returned the keys. I filed a police report. No one from the building reached out for two weeks to follow up on the theft or to confirm they received my official message of moving out along with a photo of the unit keys. I had the pleasure of speaking with Aime, and she would be great fun at parties, but shows no signs of accountability or human decency. Over $1,000 of items were stolen that day. The experience would have been different if Aime or Lillie had shown one kernel of understanding or kindness. Or cooperation to help me figure out who stole my things and potentially recover the items that are irreplaceable. If you're looking for a management company or building landlord. Look elsewhere or compare the positives and negatives. The bright light is Lauren, who is the only person to have shown kindness after this ordeal. The roof still leaks after a rainstorm and breaks through the ceiling in front of the elevator. I had multiple maintenance requests to replace blinds (for 2 years), it was never fixed. It's an older building, keep that in mind. There is no secure mail delivery. Ive also had multiple packages stolen throughout the years. Even though there are cameras, it's not likely they will be reviewed in a timely manner to find the thief. It's a small business, right, that doesn't invalidate my experiences. Previous review: Since my post, 1904 Group has made much needed firings and hirings. They've brought on Lillie Harvey as the new building concierge. Lillie has made much needed improvements to the building and with the tenants as a whole. The 3 stars are not a reflection of her performance. I am confident that with Lillie in charge, new tenants will feel at home. 1904Group is moving in a positive direction, and I hope they continue to do so. Previous Review: When I moved in I had a list of repairs to my unit, which I shared with my contact. In the course of 1 month, the management has changed hands multiple times resulting in Jennifer. Jennifer feigned ignorance in not receiving the list of repairs, despite sending them repeated via email. 6 months later, the repairs were made. Despite requesting communication and information 1904 is impossible to reach. The roof above the elevator leaks and hasn't been repaired in years. They changed the keys to the front door but failed to notify the tenants, which resulted in me being locked out at at midnight after a work trip. The parking lot gate has been broken for a few weeks without any information sent to the current tenants. And if you message them about it they won't respond. I encourage you to avoid this management company, who offered money for reviews.

I would highly recommend working with the company. They have a variety of different locations to choose from and Lillie is very good with helping tenants figure out the best fit for their new home! All communications are very prompt and responsive. 10/10

Experiencia fantástica: Let me just say, living in the city has been an adventure. Here's the lesson I've learned, property management matters more than anything else. The most beautiful spaces can be a horrible place to live if you don't have the right property manager. This is where Lillie comes in! She is a gem! She is absolutely wonderful: responsive, friendly, and incredibly knowledgeable. She's built relationships all over the city, and people will always jump when Lillie asks. She has made our recent move genuinely the best experience we've ever had! Now we live in a beautiful building, in a beautiful loft, with a beautiful property manager!

Experiencia negativa: Full disclosure: I did not end up living at a property run by this group. That was because it took me sending over 5 emails to try and just schedule a tour for one of their properties. When I finally received a reply and scheduled a tour, no one showed up to give me a tour. When I emailed them, they said I did not send a confirmation email (which I was not told to do) so they took me off the schedule. Believe all of the bad reviews about this group.

Experiencia fantástica: Cannot say enough good things about the property manager Lillie; she’s literally the reason I wanted to tour the building when I was looking for a new place. This building is fantastic; clean, quiet, and all around homey vibes. Parking is convenient, and the property is well maintained. Lillie is always available and responds immediately whenever anything is needed and takes pride in the property. I would 100% recommend this building (and having Lillie as a property manager) to anyone.

Experiencia fantástica: I'm writing this review because I had the pleasure to interact with Ms. Lillie Harvey the property manager located at the GW location. With the recent crime rates there were some stolen vehicles and unsavory people hanging about in my area. Because of this the company that owns the property had lighting installed which is wonderful; But the light shined directly into my home. I stopped by the property and was introduced to Ms.Harvey. Ms. Harvey took time out of her day and proceeded to walk with me to see the issue while I explained to her my concern. I was assured by Ms. Harvey that she would take care of my issue and have the light fixture moved. Ms.Harvey even gave me her personal cell number to keep me updated. I received a text the same day telling me that the issue was resolved. I returned home and sure enough it was!!!!!!!! Meeting someone so professional, proficient, and understanding is rare these days as it pertains to interacting with issues. Anyone that is thinking about renting or relocating to the GW location would be lucky to have Ms.Harvey as a property manager.

Experiencia fantástica: The people at this company are awesome! I wanna thank Lillie, James & Lauren for a successful move. James was the best!!!! I was indecisive on where I wanted to move but James took the time to tour me around multiple properties without any complaint until I came to decision thank you for that James!!!! Lillie was there every step of the way, any questions or concerns she was on it ASAP! From the application up until the move, she was very accommodating, with time dates just EVERYTHING!!!! If I needed something she was there with a solution so thanks for that Lillie! & Lauren finished off the process for me, she got me in on move in day made sure everything looked good. Experiencia fantástica: I recently moved into Motorworks and the best part is my manager! Lillie does not like play when it comes to concerns with anything and quick to take care of everything. The building is beautiful and updated! I love my unit! I know it wouldn’t be possible without an amazing property manager!! I lived other places and quickly learned that poor management is quick way to run down a property. As long as you keep Lillie, you will have no issues!! The entire building brag about her and give her personal cell that she text you back on so fast. I read the other reviews and was concerned initially about moving here then I met her and she’s exactly what she gives you on the phone…..REAL! If she cannot do something she will say you know I love you but stop playing with me! Lol! She also does that with complaints. She goes hard right or wrong! I will be here as long as she is here!

Experiencia fantástica: I moved in here around June with a room mate and the experience has been fabulous so far. It is hard to find an apartment in this price range around the University but it is a rare gem that we found. The layout is pretty standard and modernized (although I do wish for some more ventilation in the units) and the lobby chic and lovely. And most importantly the manager- Lillie is incredibly helpful and very lovely. She is prompt with any maintainence requests you put in and personally ensures that the building is up to date. We even have an amazing rooftop in the making! Additionally, my room mate has lived here since the past year and we can see ourselves continuing in the building for the time to come

Experiencia fantástica: Made a very last minute decision to move to the area and Lillie was so incredibly helpful with the short time limit. The apartments are great! I love the security and garage parking. Haven’t had too much maintenance needs, but it’s always been taken care of quickly. Lillie is on top of it, she knows everyone in the building, and she’s got great energy.

Experiencia negativa: I rented from 1904 Group from the period of 11/2022-8/2024. When I was approved I was very excited about moving in but had to be out of town the day after my move in. While I was away I told the company to have the master lock removed as it was blocking getting in causing scrapes on my hand. Anywho, as I began to inspect I started noticing that this apartment was not move in ready and I ended up putting in 17 work orders in less than a week. Some were taken care of but others were not. People would come out and not come back. What I was told was Jennifer was not checking on our work orders no one was following up and that also Jared the owner was using the contractors for his own needs causing delays. Since I just had moved and didn’t have money to be spending to find something else I signed another lease which I believe the new one was altered from what I originally signed. Then I started noticing an uptick in centipedes, spiders, and small bugs. I asked them numerous times to have my windows replaced or looked at because there were so many openings it was causing bugs to come into my apartment. I actually killed two wasps which entered into my bedroom window. The only person who assisted was Lillie and that was a shame y’all have a black woman doing y'all dirty work. So move out day comes and you all want to deduct 450 from my deposit as if you all presented the apartment on tip top shape. Even the contractor who I had to beg and plead for someone to come clean the basement because pest control came by and said the issue was in the basement, said they did a half ass job with the tuck point of the brick. I can’t tell you what to do but my experience was not good at well with 1904 group. These landlords gentrify our communities and then stick it to the tenants smh

Experiencia fantástica: Lillie Harvey, the property manager, is by far the most helpful, caring and diligent property manager I have ever had and I have had 10+ apartments in the last 8 years due to various career moves. Most property managers are nice and helpful before moving in but then disappear once they have your signature on the lease. Lillie has not changed one bit since we moved in. She has been punctual with requests, agreeable and truly cares about providing a great place to live. The apartment building itself is great and in a great location but infinitely better thanks to the staff here.

Experiencia fantástica: I just moved in to one of the 1904 apartments buildings. I love the area and the private parking. I absolutely love my property manager Lille. Lillie has definitely made it feel like home, by checking in with me and also responding super quick with any questions I have . I’m definitely happy to call this place home .

Experiencia negativa: Do not rent from these people. Absolute slum lords. Ran about as chaotically as you can imagine. The person who is your contact for things changes every week. Leaks went unfixed for months on my back window. Moved out leaving no mess and was charged $250 inexplicably for a “cleaning fee”. Again I repeat DO NOT work with these people.

Experiencia fantástica: Hello, I leased from GW lofts, which is a 1904 Group property. I loved how contemporary the space was. I was in a two bedroom, two bathroom loft that had great closet space, and was close to everything. Lillie is actually the best thing about leasing from the 1904 Group. I would advise one to rate who is managing the property before how the property look. Lillie is charismatic and handles her business. I actually just moved from GW lofts to another building that Lillie manages. I am sure that it will be a great experience. Initial move in review coming soon.

Experiencia positiva: I've lived at Motorworks (on Olive and Whittier) for the past year and am in the process of moving out. Overall my experience here has been good. Management has been phenomenal throughout my time. Shout out to the best property manager, Lillie! That woman needs a raise, or at least a few extra days of vacation. She is easy to get ahold of and always had solutions to anything that came up. Super personable as well. The apartment itself was good. Solid location if you work in/around CWE. Good access to highway 64. An updated unit. Management made multiple updates while I was here such as landscaping and creating a large gated parking lot. I was the first to live in this particular unit and there were some things that they had to update throughout my time here (caulk some windows, weather stripping, etc.) that I wish were done when I first moved in, but when these issues came up they were quick to remedy them. Biggest complaint about this particular complex (can't speak to other buildings) was that the walls here as SUPER thin. I have lived in plenty of apartments, and this is the most I have been able to hear neighbors. I got by on sound machines, but still something to note. That is the main reason I am bumping the score down.

Experiencia positiva: I stayed in Lindell for almost 2 years, I had a few issues with my parking slot initially when I move in. However, since the new management took over, it's been a good experience! Maintenance is fast to respond, and it's been great living in a place that feels safe. The new property management, Lillie, was very responsive when I had questions about anything.

Experiencia negativa: 1904 group didn’t even send us the right video tour for the property we were going to rent last year. They sent us a video of a similar unit that looked pristine. They then got angry when we requested a tour before signing the lease to ensure the property was actually the one in the video. They specifically told us everything would be fine and the unit was identical. That was a lie. Ours was a disaster. Upon first entry there was a horrid smell. We discovered rotting food in the refrigerator, and dirty dishes in the kitchen. The unit literally had not been cleaned. They refused to treat the property we were renting properly for roaches. Had the exterminator come by monthly and state multiple times the entire building needed to be sprayed including sending them an email explicitly outlining this and cc’ing us in it. 1904 group refused and had them only spray one unit resulting in a consistent roach infestation for over a year. Water damage in our unit was never repaired. One time a literal cascade of water fell from a vent flooding my kitchen and they stated it was “condensation”. Kitchen sink leaked so heavily at one point black mold had grown underneath the sink, they refused to fix it prior to us leaving. They will have people show up at your unit randomly with no prior notice after you hound them for months, if they ever actually do show up. The list goes on and on. Every moment dealing with this company was agony. Take any 5 star review with a huge grain of salt. If you sign a lease with them and literally anything goes wrong, good luck! Hands down the worst rental experience anyone in our unit has ever experienced. Spend your money elsewhere unless you have no other options, and if you do buckle up. It’s going to be a nightmare. It’s pretty apparent They only care about making a quick buck off of these properties and knows the next sucker will sign the lease because the area is great. They're total slumlords. Save your money. You deserve better treatment, and certainly a better living space for the prices they charge. Edit: Stop trying to report this review and get it taken down. It's valid. I was a tenant, as were my roommates.

Experiencia positiva: Overall this is a good company to rent from. The units are super well maintained and in a great location. The only downside is a lack of communication that probably needs to be addressed; it can sometimes be nearly impossible to contact someone. However when using the app to contact maintenance, I have mostly gotten timely responses. I would recommend this company to rent from. Edit: I am taking away a star because I was offered $50 to write a review but then no one ever responded to me about payment. Okay company to rent from but this illustrates the serious communication problems

Experiencia negativa: I spent a year at one of their units and they evicted me while I was out the country. They claimed that someone was smoking in my unit and there was noise complaints but guess what….I WASN'T IN THE COUNTRY!!! They terminated my leases based off of “complaints” and I only received one email about it. If I were you don’t waste your energy renting with them. Their management team sucks and I would never recommended staying here.

The location of my apartment is great as its right next to the Missouri Botanical Garden and Tower Grove Park. The location is a good and safe place to live in STL and there is always something going on in the park or garden. 1904Group is responsive and communicative and I have not had any issues that was not fixed within 1-3 business days.

Experiencia negativa: I signed a lease with 1904 Group in November 2023 (Mount Pleasant) And so far my short tenancy here has been lack luster putting it very nicely. Starting off, When I viewed my apartment they informed me it was in the finishing stages of being renovated but would be ready by the time i needed to move in, besides the washer and dryer which was promised to be completed by the end of December during that same viewing. While moving in, I discovered a bent plexiglass window that exposed outside elements. I immediately informed management and after 2 weeks they had someone come out to cover it with plastic and tape until they could fully fix it. As of today(06/13/2024) it has not been fully fixed or revisited even after contacting management two other separate occasions about this issue. On top of that when i moved in, 6 of my 12 outlets did not work. About a month after i contacted them regarding it to actually fix it. When January hit and I had not heard a thing about any washer and dryer updates at all i sent an email out and after 15 days was informed that they would beginning the plumbing and electrical work needed to install the washer and dryer in February. Plumbing did not get STARTED until the week of April 29th. When they finally came to my unit on May 2nd they ripped open the walls in my bedroom closet, bathroom and the ceiling in my kitchen and left dust everywhere, Insulation that was ripped out everywhere as well as hanging wires from the ceiling. Today actually on June 13th 2024, they finally patched those holes in my walls only leaving the kitchen ceiling hole with the hanging wires open now. It took nearly a month and 1/2 to patch holes exposing me to insulation and the inner drywall of a building easily 100 years old. And to add insult to injury the central A/C system does not work great. I had my AC on 75 today and it did not budge once under 80 and has not been pushing cool air consistently for about the last week and 1/2. I understand sometimes things happen as a smaller business and i do not blame any one person or will say the company over all is worth it or not but that does not invalid my experience and frustrations at all. This has just been my personal experience with this company and unfortunately it was not a good one in the slightest. My lease was only 9 months and i will not be renewing as they offered to raise my rent $250 for providing absolutely nothing worth my money. So here is to hoping at the very least the person after me will have an adequate experience here. I was sent an email offering $50 to write a review but it was never stated that it had to be a positive one. A review is a review and I will not lie for money but i will take it though.

Maintenance is fast to respond, the yard is kept up, and it's been great living in a place that has allowed me to live with my dogs. Experiencia positiva: Just renewed for my 3rd year in the same apartment. 1904 has been great to rent with. Timely maintenance, communicative, and an awesome location. I really like that they don't nickel and dime you with ridiculous fees (I have no parking fee, no trash fee, shared laundry machines are free, etc.). One downside is that they've raised rent once, but only once. It's hard to find an apartment that isn't raising rents though, and pricing is still competitive and I feel like I'm getting a pretty good deal.

Experiencia negativa: This company does not seem to care about their tenants, AVOID is my advice. The one time I need them for something (a simple AC coil freeze repair servicing) and it has been over 4 days now. Contacted the company multiple times through multiple different sources and it’s been crickets, no replies updates or ETAs. Their “Request Status” option on their app literally does nothing, just states the time you made the request and offers no other updates. It has been over 90 degrees almost every day during the afternoon. They simply do not care about you, no way around it.

Experiencia negativa: I've lived at the building owned by 1904 near the botanical gardens (Shaw) for about 4 months. Appliances are great and I haven't had any issues that weren't solved quickly by maintenance. Easy parking, with private free parking in the back. I feel very safe and comfortable. I unfortunately need to move into a larger apt, but if I could stay I would. EDIT: I can no longer recommend renting from this group. Also, we were paid to submit reviews (although my initial review was honest at the time) Terrible communication from the property manager. The front door to our building was broken into (lots of glass everywhere). I sent an email that was never answered, and received unsolicited text messages from the manager over the weekend telling me to put in a work order. She was incredibly rude and dismissive and asked me to do her job. I just wanted some communication from the building that someone will soon fix the window, clean up the glass, and assure us that our building is safe. I’m moving in a week and am so happy. Edit #2: I've since moved, but I had a package that was accidentally delivered to this location. The window that was broken over 7 months ago is still broken. Someone could easily enter the building at night. They clearly do not care about the safety of their residents. A shame, because the neighborhood and location are quite nice. Edit #3 (May 2024). I have since moved but have a friend in the Shaw neighborhood. Walked by my former 1904 building off Botanical and the window that was broken in summer 2023 is still broken. Speaks volumes about the management. Rent at your own risk.

Experiencia fantástica: I moved in May 2023. Before confirming that this place was right for me, I was able to get a virtual tour as I could not be present. Luke was really helpful and answered all my questions. Upon signing my lease, the place was really clean and all my utilities worked. I had two work orders, they were swiftly resolved. There was an issue with my unit due to the heavy rain, and the team was able to clean my studio! I have had good communication with Lillie :) she has been very kind!

Experiencia negativa: They promised me an apartment in November but had to wait until renovations were completed. Initially the renovations were supposed to be completed in mid November then mid December then by the end of December. I’ve tried contacting Luke Harris several times with no response although he was the one that claimed the apartment was mine. There’s a Mike who said he’d let Luke know I tried contacting him. There’s a Dan in the office that saw the communication and agreed I should have been given a lease by now but the leasing team conveniently left early that day and all he could do was leave a note for Luke. As of last week they’re still advertising the apartment as if they didn’t say it was mine. They’ve wasted so much of my time and opportunity to find a space. It’s really a shame to be treated this way. Proof below.

Lillie is very personable and wants the best for the tenants at Whittier apartments. Lillie is a text or email away and has no problem meeting you 1 on 1 to discuss maintenance needs of the bulding. Within a few short months Lillie has improved the aesthetics around the property, included a fitness center, placed security cameras around the property, and simply keeps her word. With Lillie in charge of things she focuses on the tenants and our concerns. I HONESTLY feel Lillie is taking certain measures to make and keep us HAPPY tenants at the Whittier Apts. Experiencia positiva: I moved into a loft managed by 1904 last month. I put in a request to tour several 1904 properties, but only heard back from one. For that one, I got a tour the very next day and fell in love with it. I ended up choosing it after touring places from other management groups. Lillie Harvey is my property manager and has been extremely helpful throughout all stages of this process, from touring and deciding to moving in and maintenance requests. It's easy to pay rent, etc. through the app and 1904 is doing a good job developing the loft by adding new amenities. I've had a good experience so far, but am giving 4 stars since I didn't hear back from the other properties. I think it was for a reason though, because I love my loft!

Experiencia negativa: The worst property management experience I’ve ever dealt with! Between changing property managers at least 4 times within my 10 month lease and the lack of responses. They canceled 2 maintenance jobs without even coming to see what the issue was in the apartment. Took them three months to tend to a roof leak and the issue still wasn’t fixed. No pest control management of the building. Minimal cleaning of the common areas and literally the worst communication I’ve ever experienced. Never answered or returned emails. Still waiting on my security deposit and we are approaching the 30 day threshold. I plan to stay far away from any building managed by them.

Experiencia negativa: Took weeks and multiple maintenance requests to fix anything. Including a steady water leak through the ceiling from upstairs apartment. That was amongst multiple other complaints we had while dealing with them in the short span of a year or less. I would never reccomend anyone rent from them. Unreasonable and dont care about their tenants.

Experiencia negativa: So this will be an overall review of the location. Ive lived here for a year and this place is a mixed bag. 1. Location and Apartment- Good Location, close to the park and near a lot of good restaurants as well as the University. Its a bit noisy from the street and all the cards passing by so invest in earplugs! The apartments themselves are nice enough, all the appliances are great to have! 2. Apartment condition - This is an old building. Meaning lots of old broken window screens (hey bugs!!!). My porch door didnt shut and lock properly, so in the winter while i was away for Christmas, it flew open from the wind, causing the pipes to freeze, water to burst, terrifying my cat for a week solid. The maintenance didnt have spare keys so they had to break my apartment window in and it took like a week to fix. In addition, lots of ugly marks and stains on the wall probably from water damage earlier on. My plumbing was also in bad condition causing water to leak to me neighbors downstairs. 3. Security - Its a bit of a joke. They recently instituted the "cant park behind the building if you dont live here" via tags but frankly i dont think ive had more packages stolen anywhere else than i have here. If you cant pick up a package within a day forget about it, someone is constantly either breaking in or the tenants these people take on will gladly take your package delivery for themselves. There are no cameras, i see the main door to the buildings wedged open all the time, random people can get in and out. 4. Communication with Manager - There is a portal for filing requests, its worked alright so far. Theyre fairly responsive, but management here changes so much you cant get anyone on the phone here ever. Only full voicemail inboxes, im gonna be leaving here in a month and i still dont know who im supposed to be talking to about that. This means that if there REAALLLY is a problem you cant get to anyone in a jiffy Overall, nice place but if youre paying over like 1200 theres honestly better ones out there. Security concerns willl drive you mad if youre expecting important mail over the holidays or something or are worried about break ins.

Property managers are easy to reach and they get back with answers to my maintenance requests very fast. I'm happy with renting the apartment from the 1904 Group. It's a renovated place with its own washer and dryer, which is a big plus. I recommend renting through the 1904 Group.

Communication with them is smooth and transparent. They always quickly respond to my inquiries and fix broken appliances in my unit. Lately, they have refreshed the interior and exterior common areas, which makes living in my building even more pleasant. Not only is my apartment located in the residential area, but it is also much cheaper than units in Central West End. The quality-to-cost ratio is simply unbeatable. Professional service! Experiencia positiva: This was my first experience renting with the 1904Group, as well as renting at all, and I have really enjoyed it. The Bellevue apartments that I am currently in was pet friendly, in a great location, and had been recently renovated. I have really appreciated the space. Becoming a tenant and maintaining the payments was and has been extremely easy. The 1904Group seem to be always making improvements and when it was necessary, they typically, for the most part, showed up punctually to assist with any maintenance requests that may have been made. Still, there were a few different times that the property manager had changed, so communication became a little difficult. However, Luke from the 1904Group was incredible, responded quickly, and was always willing to assist. Ultimately, there is still room for development (e.g. upgrading security measures, enforcing building expectations, etc.), but I would recommend this place to another.

Experiencia positiva: I rent from the 4242 Lindell location of 1904 management. I appreciate that they respond quickly to work orders, are fast at fixing issues around the building, and are taking steps to improve the building, such as adding a gym and a bike lock room. Rent expense is on the cheaper side considering the amenities offered, however, it seems there has been a rather significant rent increase this year. The attributes that stand out as most important to me are the security measures (gates, parking garages, locked doors), location, and cost. Overall, I am happy with my experiences renting here. I have had a few issues but that is to be expected anywhere.

Experiencia fantástica: I live at their GW Loft Apartments property. I have lived here a year now and have loved it here. Lillie has been a fabulous manager. All the units have just been renovated, added security is being put in place, the exterior is being upgraded and a fitness center is being put it. My only complaint is the smell of weed in the halls. It is a great place to live in a great location.

Experiencia positiva: I’ve had a hit or miss time with this group, but overall it hasn’t been bad. I moved into one of their newer buildings bought and it seemed very rushed and disorienting. Halfway through my lease a new property manager was given and she has been great and very responsive to issues! The maintenance team is very responsive too. Overall, they do care about their tenants and safety. The location of my building is great close to everything the city has to offer! It would make a great starter place for someone starting on their own or a college student.

Experiencia positiva: I have been living in the Creamery building in the gate district since September and I haven’t had any major issues. The signing of the lease process was efficient and quick. My maintenance requests were taken care of in a timely manner and rent was at a good rate for the area and spacious unit I have. Overall, I received quick responses via email from most the managers. On the other hand, rent is going up by A LOT with no clear explanation and building maintenance for common areas is left to be desired: hallways aren’t cleaned up regularly, the elevator has been out of service for the entirety of my lease, the call box doesn’t work, neither does the fob reader. Lastly, there has been at least three different directors of property management in my time with the 1904 Group which has made the communication with them difficult at times as information, questions or concerns haven’t made it all the way through the three directors. However, I should add that this means that they have been trying to implement updates to the building. Overall, given the rather low rent that I’m paying, I have been pretty satisfied with the property management and the building.

Experiencia negativa: 1904 has a lot of room for improvement. However, there's worse out there. New management is promising and I'll consider updating my review in a few months if my opinion changes. Poor experiences with maintenance issues and general lack of communication. Upgrades were intrusive and not considerate of living spaces. Thankfully, they have a good pet policy which is why I am giving more than a single star. I hope things get better from here on out. If management can add some fire safety measures, that would also be good.

They are very responsive to maintenance requests and communicating when renovations and other appointments are occurring in the building. They are constantly improving the building as well, such as re-doing the Parking lot (which was much needed) and adding new lighting to the main spaces in the building.

Experiencia fantástica: I have really enjoyed living in my apartment with 1904! I have loads of natural light and plenty of space. My cat loves the windows too! The amenities are great with gated and covered parking and a new gym. And you can't beat the location!
