Experiencia negativa: This has been such a HORRIBLE experience. If I could give ZERO STARS I would. This is a SCAM! ABSOLUTELY A SCHEME. I’ve been living here Jan ‘23 to almost Sept ‘23 and we could not reach this company. When we moved in, we toured ourselves via a key lock box on the door, then signed all paperwork online, never once met an agent. The office was always closed when we tried to show up WITHIN OFFICE HOURS multiple times. Then once we paid all the fees and turned on all the utilities and moved in, we didn’t have hot water. They sent two sketchy guys here to check it out and turns out we had a GAS LEAK right under our bedroom. So they turned off the gas for almost a month. No heat or hot water and couldn’t cook in FEBRUARY. We couldn’t reach Radius. We couldn’t reach our agent. We couldn’t reach the outsourced companies. It was a night mare. Once we finally got a hold of someone in the office via email, they told us that they could give us a $75 credit for the rent. WHAT?! I told them that was an offensive offer and they raised it to $150. We went a cold MONTH without heat, gas, or hot water. Then we got word that they were switching to a different management company. Poplar Homes. I tried to just get out of the lease because this place was hardly livable and they sent 1 guy to fix 1 little issue. Now they are switching to ANOTHER management company (H&L??) This Radius Realty is involved in a big scam. This isn’t right. They keep passing you off and never spending money on your units or homes. They are invested in some kind of scheme.

Experiencia negativa: Update - Radius recently got acquired by Poplar Homes and it's been an absolute nightmare. Nobody knows what's happening, the new staff don't care about you or your properties/tenants, and nobody can help you. Extremely disappointed. This used to be an amazing property management company full of knowledgeable professionals, it's now a complete disaster. Working with Chris and his team has been a fantastic experience. They were very responsive to any questions/concerns I had and they're highly organized. As a first time buyer, Chris took the time to walk me through every step in the buying process and was incredibly patient and transparent. If you are ever looking to purchase or manage property in the St. Louis area I highly recommend Radius Realty!

Experiencia negativa: Terrible customer service. My apartment complex got bought out by radius reality a couple weeks before I had scheduled a move out with old landlord. Radius tried to say I had to give them a 30 day move out notice. I had to prove I had with last landlord. They could not schedule a walk through with me prior to move out. When they did walk through they had noted normal wear and some nail holes in walls. Last landlord had told me to leave apartment as is since I had lived there for 7 years and it was being rehabbed. Radius choose to keep my deposit saying it was for paint for walls and to replace a closet knob that had been broken for 4 years and never fixed. They did not let me know of charges until I questioned the deposit return status and then all charges were sent. I was going to call and demand my money. I know it was not going to get me anywhere. Instead I’m leaving review as they are shady and impossible to get in contact with. Good luck if your stuck with them as a property management company.

Experiencia negativa: Incredibly frustrating experience. -No one at the company knows what is going on with my portfolio nor do they care -They significantly overcharge for repairs and turnovers Communication is horrible -It takes around 3-5 months to turn over a property -A turnover costs more than my entire years worth of cash flow from the property -They are not accommodating to specific requests -The way they track money is ridiculously inconvenient, incorrect and confusing so I have to manually do all the math myself Only positive thing I can say is that they didn't steal from me, other than their overpriced services.

Experiencia negativa: Absolutely terrible!!!!!! Both of my toilets were stopped up which is a MAINTENANCE EMERGENCY and nobody showed up or callled or nothing!!!! Had to sleep at family house but what if I didn’t have family. Awful!!! Then there is mice and they did terrible with the foundation of the house why let someone move in somewhere when you know mice is going to be a problem??

Experiencia negativa: Radius Realty your company has still done nothing to rectify this situationof the HVAC unit not working for 2 days now! Cindy Llanes is the next representative that has stopped communicating with me! She sent a text this morning, in which she lied and stated that she would have a portable unit sent this morning..... I am still waiting for it!! I am still sitting in extreme heat. There was a fan dropped off to me that has offered no relief what so ever!! My apartment has been above 85 degress for the lsat 2 days!Your rude vendor called to schedule a visit SATURDAY!!! NO ONE should ever rent through this company! They are rude and very inconsiderate!! You will suffer if ever there is an emergency. My heat went out the first month of renting through them. It took 2 weeks for them to repair the HVAC then also!!

Experiencia negativa: I just finished my lease with this company. Thanks goodness. This is probably one of the most unorganized companies that I’ve ever dealt with. All staff is never on the same page, and they just tell you stuff that sounds good. I’d rather a company be honest and inform me on what is actually going on with a situation, instead of making stuff up or simply leaving me in the dark. I could leave a very lengthy and detailed list of things that this company has done that is on the shady side, but I’ll just keep this review very short. I wouldn’t recommend anyone rent from here.

Experiencia negativa: My entire building has now been without central air for pretty much the entire summer. There were many delays in getting window air conditioners which were supposed to be temporary. I was stuck in an apartment where the temperature was 80-90 degrees many days waiting for repairs that didn’t fix anything. I also had to miss work for repairs that didn’t fix the issue. Radius says that the building owner will not approve repairs. Central air is a deal breaker for me. It’s really frustrating to be charged for certain features and they don’t work. I don’t think Radius is at fault but when the owner of a property they maintain is negligent and anonymous, they should maybe rethink that business relationship.

Experiencia negativa: Bad communication and incompetence whether you're the landlord or the tenant. We recently moved and had Radius take over management of our duplex. It's been a mess for both us and the tenants. Things like charging us a thousand dollars for the tenant WE ALREADY HAD as if they had found and placed the tenant in the apartment, then taking MONTHS to correct the error. Claiming work had been done when it had not, and no communication with tenants that the work was supposedly complete so the tenants are left wondering why their dishwasher wasn't working. Then, a similar situation a few weeks later with their air conditioning. That they thought it was acceptable to leave the air conditioning in that state with tenants during the heat of the summer with no follow up is beyond irresponsible to me. Charges for mowing that doesn't actually happen, maintenance buying kitchen appliances without permission. There's a lot more I could add to this list.

Experiencia negativa: Worse property management company EVER! They steal your rent then pad your ledger.. even AFTER a judge told them not to. They are belligerent, disrespectful, incapable and unknowledgeable. When they were placed by 3 Doors to manage the property just procured by 3 Doors, they never issued new leases, allowed leaks and broken pipes to flood lower level for several months...with knowledge of the issue, stole items i.e. ladders, doors, locks and tried to lock me out of area that I paid rent for, and stole use of my utilities that I paid for. BEWARE... Somehow they managed to have good reviews but check them out on BBB, COMPLETELY DIFFERENT STORY! All the plants in photos are NOT bushes, ivy or trees but weeds that they don't cut down along with allowing the property to become dilapidated. I have lived in this property for 8 years and the previous landlord NEVER allowed the property to look like this. They are crooks and incompetent at best... don't forget they are thieves!

Experiencia negativa: Renters Beware!! If you are a working-professional in St. Louis DO NOT rent with Radius Reality! Their staff is unable to consistently communicate or follow up on agreed-upon tasks. Seriously, some interactions were incredibly bizarre leaving one to wonder if something much larger is wrong with the company. The maintenance staff are incredibly sweet guys but completely overextended and unable address repeat issues. As a tenant, you will be responsible for way more than what’s typically expected of a rental. I really regret not taking these other negative reviews seriously. Edit: I rented with this company prior to the pandemic so the owners comment does not apply to my situation. My review was incredibly mild compared to the long detailed list of horrible, dangerous experiences I had as a Radius Reality tenant. They are truly the worst landlords in St. Louis. Stay safe y’all.

Experiencia negativa: Never rent with these people they are quick to approve but don’t actually do anything in preparation of you moving into their property. We moved into a over filled trashcan from clean up due to the last resident. We have no where to throw anything away. All it takes is a simple form…..it’s been two weeks still waiting for someone to actually do their job. They provided a broken refrigerator will not do the right thing by reimbursing the food. It’s not a renter insurance claim for faulty home appliances provided by the renter. I repeat do not Ever rent from these people. Any positive rating you see is either a Bot or paid spokesperson.

Experiencia negativa: Managers fail to communicate with tenants or fix chronic building issues. Radius maintains the building as whole, but my specific unit is managed by a different management company, and the two parties refuse to take responsibility for any issues and always direct me to contact the other (which is quite difficult when neither will answer the phones). I would not recommend renting from them, always rent directly from the unit owner

Hey Tom - I am sorry you are having an issue. As you have correctly stated, we do not manage your unit. We do manage the condo building you live in. As a tenant we legally cannot handle your issues, they have to be directed to the owner of your unit or to their management company. While I know it can be frustrating, the correct path is for you to contact your owner and their management company. They would engage with us if it is something that is the condo associations responsibility. I hope that helps.

Experiencia fantástica: Very good property managers. They respond johnny on the spot to maintenance matters, which is very commendable even in these troubled times of labor shortages. Best of all is that, provided you don't cause any problems as tenants, and of course pay your rent on time every time, you're not going to know they're there. Radius doesn't "school marm" tenants like some other property managers do.

Experiencia negativa: I’ve been trying to get into contact with someone about a rental that I absolutely fell in love with. It was my number one choice and I wanted to know more info on the place. I’ve called, emailed, and texted…nothing. Ended up just cancelling my tour of the place because if this leasing agency is this unresponsive from the beginning, imagine how it’d be actually renting with them. Very disappointed.

Experiencia negativa: Horrible from day one. I regret moving into my building and property management has not responded to simple necessary repairs. I can't use my shower without a screwdriver. First month down, 11 to go. Horrible year.

When I look at the maintenance ticket, for your shower, I show that a tech was at your place a couple weeks ago. The tech determined that a new manifold was needed and an order was placed for it. I show that the part has not come in yet. We have been experiencing delays in getting some parts delivered. We have been told it is due to supply chain issues due to COVID related shortages. Experiencia negativa: Of Course my name isn’t Jane so… so to give more information about my 1 star review here we are…. I have dealt w Radius on 2 occasions, both were horrid! The first time it was to rent the apartments on diamond In river view…. The owner was a con artist and tried to charge me for his inspection fee! I receive a voucher so my inspections are free. But he charges all future residents a $50 inspection fee and the city of River view informed me that was illegal. So he waived my fee but continued to charge others. I was told I had to wait a couple weeks for The unit I viewed to get finished they were remodeling it. I waited my two weeks came To do my walk through and it wasn’t even the same unit that I was told I was waiting on. It hasn’t even been redone at all. There was grease on the wall in the kitchen meaning it had t been painted. There were stickers from the last renter stuck to the floor and the closet door had writing all over..what had I waited 2 Weeks for??! I ended up finding a unit elsewhere . So the second time I dealt w radius I started out w Brandon helping me. I again paid my app fee as required. This time I dealt w Brandon. Tavon and also a lady whose name I can’t remember. W Brandon and the lady any unit I said I was interested in they would turn in my information on it and I would’ve hear back. When I would inquire about it it would be gone. Months have gone by and nothing. Tavon was responsive but new so still learning. Come to find out the problem was w my voucher. The landlords at radius don’t want to accept vouchers. Well that’s fine and totally their right however the company should not mislead applicants. If I pay $35 app fee I don’t expect to be still looking for a property 3 months later. Just tell your applicants upfront that landlords aren’t accepting voucher’s instead you took my money and gave me the run around. Never returning calls or getting back to me about properties I inquire about. The way I found out I was turned down was but making appointment to view and meeting the. Realtor face to face to ask what happened to the last property. That should not have to happen. I feel Conned out of my money. They knew they didn’t accept vouchers from jump. Then I had to start getting credit checks and income verification when I receive a voucher!!! I already come w all That documented. They had the nerve to tell me I needed a co-signer to assure my rent! Isn’t the govt paying you a Co-signer?!!! They already guarantee my rent and you need more?? That’s unheard of.

Experiencia negativa: Such a weird experience with this company. Communication was off and didn't seem very reliable. First showing the lady didn't show up for the showing. We only applied to the place because we liked it and thankfully the landlords were there to talk. I just started self-employment, explained that, and told them if they had questions or anything to call us. Took multiple times of reaching out to get updated info. They were weired out our current landlord wouldnt give out personal info without consent, we had no idea they were even going to reach out that quickly before we could give the ok. (Once they finally replied to us) We ended up accpeting a a great home through a well put together company and had no issues.

Carissa - As a follow-up to my original message. I followed-up with the Leasing team to determine what happened. The day you were at the property to view it, the previous showing was taking a little bit longer than normal and the leasing agent was working with them. The owner happened to be there as well and decided to walk you through the unit.

Related to your income - because the income was stated income and not a verifiable income (Paystub, etc), the owner requested that we get rental verification prior to being able to accept your application. The leasing agent wanted to try to get that done as quickly as possible to get you approved.

Experiencia fantástica: As a listing agent for investment property I know my sale will be infinitely easier when Radius Realty is the property manager. The financial records will be in order, easy to interpret, delivered in a timely manner – and with a smile. Trust me, this is not the norm! Of course, when clients buy new investment property, I send them to Radius for property management because I know they'll have a smooth and professional experience. Plus, the flat rate management fee is a no brainer!

Experiencia negativa: This is my horrid experience with Radius. HERES the Email. I had possession of the apartment for less than 12 hours before I allegedly gave up $1200. These folks are dirtbags. Here's the email and the photos. Name: After meeting with you yesterday morning, paying the first month’s rent and getting the key, I proceeded to inspect the Apartment in detail. You represented to me that the Apartment had been totally remodeled and was in a “Move In ready” condition. Needless to say it is far from that and I am very disappointed and shocked at the property’s condition. My friend and I spent 4 hours cleaning yesterday afternoon and didn’t nearly get the work completed. If that was the only issue found, I wouldn’t be sending you this email notification. However, I found and have taken video evidence of the following deficiencies with the Apartment’s condition that prevent me from moving in and living in it: 1. The front door does not seal. There is light visible from the outside all around the door while standing inside. This will allow bugs and critters to get in and heat and cool to escape. 2. The two windows are in very poor condition. The Vinyl Frames of the windows are cracked, broken and have pieces missing from people trying to force them open. The bedroom window is inoperable and the screen is missing. The living room window can be forced open but it is badly deteriorated. These windows are not repairable and require removal and replacement. 3. The mini blinds for both windows are in terrible condition. They are dirty and look horrible. 4. There is a storm water drain located in the parking lot right by the front door to the Apartment that is full of mud and will not take water drainage. Also, the entire parking lot near the Apartment is covered with dirt, trash and debris. 5. The Electrical Outlets in the Living Room and Bedroom are ungrounded and will not accept 3 pronged plugs. This is a possible fire hazard. 6. The powered vent through the roof, located over the stove does not close to the outside. Light is clearly visible when looking up. Bugs can get in and heat can easily escape. 7. The closet doors in the bedroom are too short and are not attached to the floor. They can swing in and out freely. 8. The water for the bathtub and shower does not work properly. When turning water on to the bathtub, it comes out of the tub faucet and the shower head soaking you. Also, the shower head is in terrible condition. 9. The plastering of the walls had been completed very poorly, is not uniform and is in a visually unpleasing, unacceptable condition. 10. Last of all, you did not give me an opportunity to look over the condition of the Apartment in the time prior to move in and before paying the rent. This prevented me from discovering these problems before making payment. These deficiencies/issues make the Apartment unlivable and I am not going to move in. I have completely vacated the Apartment and will not pay any future rent. I request that you refund to me the $600 deposit and $600 first month’s rent that I have paid. Please let me know how you would like the keys returned to you. I do not like to make threats but if you refuse to refund the amount I have paid, I will move to take appropriate legal action concerning your misrepresentation on the condition of the Apartment and not allowing me to inspect it ahead of time. I will also contact the St. Louis County Department of Public Works Code Enforcement to report on these issues. Of course they didn't refund me anything. It was a mess. Seriously, the windows cracked so badly LOL. Like all of them. You would turn on the bath tub and the shower came on. Hopefully with the grace of God, I will get something back. These people are scum !!!

Experiencia negativa: Radius Realty took over the management of the property I am renting in January. I created a work order for my AC unit to be repaired in early March and it still hasn't been repaired. About a week ago someone finally brought a window AC unit, but guess what? It it a 150 sq ft unit and my first floor is about 700 sq ft. Also, the tech did nothing to secure my window or the unit, despite the fact that I live in a bad neighborhood. I haven't been able to take a hot shower for over a week because of a slow/non-response to my request for my hot water heater to be fixed. Apparently, someone came to look at it 4 days ago. But guess what? There was no follow-up communication and there is still no hot water. Also, someone came out and put blinds in after having no blinds for almost 5 months. Guess what? They are the cheapest possible blinds and already falling apart. This was supposed to be a luxury apartment and they have responded to every issue as cheaply as possible. They didn't like my door locks because apparently their key wasn't working. Guess what? They replaced them with the most flimsy and cheapest door handle and locks I have ever seen. They removed the higher quality set up and left me with garbarge that is totally not secure enough for this neighborhood. I have been really patient with Radius but they have been slow, inefficient, and use the poorest quality and cheapest solutions to problems. And if there is any expense to it, plan on it taking a long time, if they fix it at all. With all of these problems, no central AC, no hot water, lighting units that have never worked, a washer & dryer setup that doesn't work as advertised, dangerously cheap hardware, poor quality and cheap appliance solutions, I cannot recommend renting from Radius Realty. The only reason I gave them two stars, is I can tell their maintenance techs are doing their best but it is poorly managed and they are given few options to truly help.

Experiencia negativa: Pretty sure they’re milking application fees from people with no intention of leasing units. Submitted an application for a unit, waited about a week, followed up via email and text message, and heard nothing. Tried calling, but got a voicemail that inferred a quicker response if I sent a text. The unit is still up on hot pads. It’s possible my application was rejected, but I don’t think it’s unreasonable to request confirmation from the management company.

Experiencia negativa: Terrible communication! They do not fix issues or maintenance requests for weeks or months at a time (even when we do not have hot water, upstairs bathroom leaking into ours, mold, mice, ect) and it usually takes multiple phone calls and leaving voicemails before they even start to look at it! When they do finally come to look at something (rarely ever actually fixing it) they do not communicate well and do not come when they say they will. I have a dog and I have to be here to take him out if someone will need to enter but they do not work with the times I'm able to be home (Which I try to make sure are reasonable times). Terrible company all around and they do NOT seem to care about their tenants at all.

Experiencia negativa: I have lived in an apartment through Radius Realty for four weeks and have such little hot water in the bathrooms that I cannot take a hot shower. This is just the most serious of the multitude of issues with the apartment that was clearly not ready for move in. I'm continually told the issue is being addressed however I still don't have proper plumbing, batteries in all smoke detectors, screens in all windows, light bulbs in fixtures in stairwell, and we have had mice in the apartment. Pest services were put on hold for an unknown reason. Communication is poor. Update: We asked to be released from the lease without penalties and refunded our deposits to which Radius agreed.

Experiencia negativa: Would give 0 stars if possible. Worst property management company. Their favorite thing to do is blame the landlord rather than take accountability for their actions. They NEVER answer phones and do not return calls, even with a voicemail. Unprofessional and should be ashamed of themselves.

Experiencia negativa: Radius is a terrible management company. Firstly, they were incredibly unhelpful with my move; Heather specifically did not have any time to explain to me that A) I needed to set up electric under my name before the move in date, or B) how to even go about doing that. When I was surprised, she said "It was in your lease." Which was 80 pages long and I went through on my own. I then frantically tried to figure out how to set it up, to which she said "I don't need to be here for this", and left. Secondly, they take weeks to months to fix any issues, and they tend to make problems worse before actually fixing them. For example, my washing machine was not running cold water, so I submitted a report. A guy came to my apartment and turned off the water to my washer, and then left. Radius had lost the keys to our basement, so that was as far as he could get. So I was then left with an entirely unfuctional washer that no one would come back to help me with. Lastly, they are so disorganized, they don't even know what buildings they manage, and which they don't. Our building was sold to a different owner about a month ago. The new owner is no longer using Radius, so he asked us to send rent to him through a different app. Radius has texted and emailed me and my fellow tenants saying our rent is due/late for weeks, and today I received a letter threatening legal action. They don't even manage our building anymore! They won't read or respond to the texts or emails that I send back. So don't use Radius. They really suck.

I don’t understand how I property management company with more than 10 employees and nobody answer phones ? How does that make sense somebody should ALWAYS BE AVAILABLE to take calls regardless of any situation everybody can’t be out the office , on another call or showing properties ect How could everybody be so busy with properties when nobody is answering to inquire about the properties please do better or GET MORE HElP this is an epitome of Unprofessionalism & poor Management skills

THERE ARE BUGS/TICKS ALL IN THE BACK OF THE REFRIGERATOR SO WE CLEANED THAT UP BLEACH IT DOWN REALLY GOOD GIVE THE REFRIGERATOR A SHAKE A THERE ARE MORE DROPPING FROM THE CEILING OF THE REFRIGERATOR WENT TO HOME DEPOT AND GOT THE TOOLS TO TAKE THE HOUSING OFF TO CLEAN THAT OUT ALSO GOT THE HOUSING OFF AND TO OUR SURPRISE THEY WHERE EVERYWHERE ON THE WIRES CAKED UP EVERYWHERE NOW WE ARE BACK TO SQURE ONE IM NOT A ELECTRICIAN I Don’t KNOW THE FIRST THING ABOUT TAKING WIRES APART LONG STORY SHORT WE JUST MOVED IN 3 DAYS AGO AND SPEND 1,100 PLUS TWO 20 DOLLAR FEES TO MOVE IN...ALL FOR THEM TO SAY SINCE ITS A INSECT PROBLEM WE HAVE TO PAY TO GET IT CLEANED OUT BECAUSE THAT FALLS ON US...IT MAKES NO SENSE FOR US TO MOVE IN AND HAVE TO FORK OVER MORE MONEY TO FIX A PROBLEM WE DIDN’T CREATE WE ASKED TO SPEAK WITH THE REAL OWNER OF OUR BUILDING AND WAS TOLD WE COULD’T SPEAK WITH HIM WE HAD TO GO THRU THEM ITS BEEN THREE DAYS AND WE HAVE HAD TO STORE OUR FOOD IN THE TRUNK OF OUR CARS BECAUSE WE DONT HAVE THE MONEY TO CLEAN THE REFRIGERATOR OUT MAYBE THIS WILL CATCH THE EYE OF SOMEONE WITH POWER WHO CAN GET US A NEW REFRIGERATOR !!!!!
