Thats after sending people out getting estimates making you think they are going to fix it. RIGHT!! PLUS DONT FORGET THAT $45 A MONTH EXTRA WHAT DO YOU GET FOR THAT ABSOLUTELY NOTHING....RUN!!

Thank you for sharing your feedback. We understand this situation has been frustrating and appreciate you bringing your concerns to our attention.
To help manage the moisture in the basement, we will be providing a dehumidifier and fan immediately. Our goal is to help improve conditions in that space as quickly as possible.
As the property manager, we oversee the home on behalf of the owner and are actively communicating with them regarding your concerns. We are doing everything we can to advocate on your behalf and work toward a reasonable solution.
We have also offered the option to terminate your lease early without penalty if you decide that remaining in the home is not the best fit for you.
As a reminder, the basement is unfinished and the lease notes that it may experience water intrusion during periods of heavy rain. The lease also specifies that the basement cannot be used as living space and that any storage should be kept off the floor.
We remain committed to addressing concerns in a timely and transparent manner. Please let us know if you would like to continue working toward a solution or if you would prefer to move forward with the early lease termination option.

Experiencia negativa: Beware of Deca Property Management when applying for a lease. I travel the country for my profession and have leased homes in several states, over many years. As of this writing, I hold lease agreements in both Missouri and Arizona, while simultaneously shopping for another in California. The Deca application process is the most expensive, intrusive, and frustrating I have ever experienced. They use a web based application system that sends repetitive emails to former landlords asking for completion of a reference survey. Deca made multiple phone calls to me, as well as current and former landlords regarding the application. They collected my personal finance and banking information, and charged a top tier $60 application fee. After putting forth tremendous effort to cooperate with their demands, Deca "approved" my application but regretted to inform me that the property had already been "granted to another applicant"!!! Deca should realize that personal finance and banking information is sacred ground. They should realize that working professionals and property owners value their time and effort. I would have never submitted myself, my efforts, or the efforts of my landlords had I known that I wasn't the primary applicant in consideration. Deca unscrupulously consumed both my time and my sensitive financial information without offering an apology. I had to ask three times before they begrudgingly wrote an official letter of denial in response to my application. Deca claims that they will keep my "approved" application on file for 90 days. In response, I must insist that Deca send my application through the closest shredder, immediately. It would be the most responsible and professional thing to do with my sensitive personal and financial information.

Because the properties we manage are owned by individual property owners, we have a responsibility to conduct a thorough and consistent screening process for every application we receive. Our rental application procedures — including verification steps, reference requests, and the non-refundable application fee — are clearly outlined and acknowledged prior to submission. Applications are processed in the order received and presented for final review, and when multiple applications are submitted, the most qualified applicant is offered the property first. Due to high demand for our homes and apartments, availability cannot be guaranteed at the time an application is submitted.
We understand that it can be disappointing when a property is awarded to another applicant after approval. However, an approval reflects that an applicant meets our screening standards — it does not reserve or guarantee the property unless a lease has been fully executed.
Regarding personal and financial information, we take data security very seriously and handle all applicant information in accordance with applicable privacy and record-retention regulations. Applications are retained only as required by law and industry compliance standards.
Deca Property Management has proudly served property owners and residents for over 35 years. Our screening process is one of the most important services we provide to owners, and it is designed to be consistent, fair, and compliant for all applicants.

Experiencia fantástica: Deca has by far been one of the best living experiences I’ve had with a management company. They are responsive, handle work orders promptly, and are flexible and easy to work with. My move-in process was fairly smooth, and overall, I was very satisfied during my time with them. The only suggestion I would make is to offer more resident events to help build community. Unfortunately, my building was sold and is no longer managed by Deca. However, I am actively looking at other properties they manage so I can move back with them. Great job to the entire Deca team!

Experiencia fantástica: To my surprise, Aced Emergency Maintenance dispatch was able to get an! overnight tech to my apartment within about 90 minutes of my call (which was around 8:30 pm). The tech put up a very sturdy temporary ply wood patch. The animal is still in the attic (a pest control vendor is handling that), but no longer has any chance of access to my apartment. 5 stars for great emergency service

Experiencia positiva: This place is a money grab and unorganized. I applied Feb. 23 and was told by the 3rd party company that the time frame to apply and have a decision was 24-48 hrs. When I called Deca they said 5-7 days. It's now been a month without a status. There was an open house scheduled to view the property that was canceled without notice. When I called for status the receptionist was rude as if I was bothering her by asking for a status. The application specialist was out sick for a week and noone communicated that to give space for an adjusted expectation. When I finally spoke to the application specialist she was pleasant until I realized that her answers were vague and never straightforward. Ihad to pull teeth to find out from the receptionist that you're not "approved" until you view the property and pay the hold fee. I was NOT given the chance to do either or told I was denied. Even IF you get to see the place and pay the hold fee it sits on the property managers desk until he determines which application he wants to select. I was promised a call from this said Property Manger several times to view the property and after a month of chasing THEM for a status/ viewing/update I withdrew my application on March 22. Not to mention the availability date kept changing so again very poor communication, organization, care for applicants, and professionalism. Another thing, the site showed if you applied online there was a discount. I did and still paid the full $60 app fee to have my application sitting!! Updating 7/8/2024: Deca definitely made right mishaps and delays. I was able to move in later than expected, but they have been totally responsive to all subsequent requests and work orders.

Experiencia positiva: First, I would like to say I went with this company because I saw they had good reviews. The application process was extremely slow, but the staff were very responsive. I had a move out date 2-3 weeks from when I originally applied. The process was extremely slow (took them 2 full weeks to get approved). They did not let me know all the stuff I needed prior to moving in. For got to mention the costs and by which dates. Then did not mention the occupancy permit until the day before move in. Since I have moved in, I've had nothing but issues with the house. Only thing I like about this company is everything can be submitted and documented through the online portal. (payments, maintenance requests, etc.)

We very much appreciate your feedback. Our goal is to process applications in 5-7 business days or less. There are sometimes circumstances that make the process longer, so we apologize that yours exceeded our timeline. There are no excuses for lack of communication. We are addressing that issue with the staff member that handled your move-in. Non-emergency maintenance issues must first be approved by the property owner so on occasion repairs take longer than expected. Our office supervisor Angie will reach out to you and work with you to resolve any on-going issues. Your satisfaction is our top priority.
Experiencia negativa: The only reason that are getting two stars is because of John, Jeff, and Leatrice. If I was reviewing them, they'd get 5 stars for their great customer service and candor. My experience just trying to get an apartment through Deca has been an absolute nightmare. We did a walk-through initially of a place and liked it. We put a deposit down and went to do the final walk-through a few weeks after we did the first and some kitchen cabinets had sustained a massive amount of water damage in this time period. Multiple cabinets were completely destroyed and covered in mold. I was assured that maintenance would be coming in and replacing repairing everything. We did our next walkthrough a few weeks later after they had had ample time to fix everything and I was assured that they had. At this walkthrough, it was apparent they had done the bare minimum in terms of fixing stuff. they had a ripped out a portion of the damaged area and replaced it with an ill-fitting piece of plywood which barely covered it and did not replace or repair any of the other water damaged areas. I called and was told that they would send somebody else out to look at it and assess the damage. and after doing so, they determined that the cabinets should have been ripped out the first time because there was an exterior water leak that was found and needed to be repaired. This was the Tuesday before I needed to start moving. I was assured that the issue had been fixed and addressed and then found that it wasn't and was now being told that the apartment we had put a deposit on was uninhabitable because they did not do their due diligence the first time inaddressing and fixing the issue. They were totally willing to let us move into this place which was deemed uninhabitable. Had I not spoken up and protested against what was done, we would have been moved into a place which would not pass inspection by the city. We were then given a list of other properties that we were told we could view and we did. We found a couple that we liked and on Monday, sent the addresses to deca to get the application transferred only to be told that they had no other available properties for us that that met our needs since all the ones we looked at already has applications or had not passed inspection. I am now down to 8 days left to find a place to live, move, and clean our old rental. This is all because of the maintenance team at Deca not doing their due diligence as well as a high level of compartmentalization causing inefficient and difficult communication between maintenance and property managers. This has been the most stressful experience of my life and my family has been close to facing homelessness because of the timeline we have been forced to hold to because of deca. Had they done their job correctly the first time and addressed and fixed the issue when it was first noted weeks ago we would have not been in this position. One of the only saving Graces has been that the deposit is being returned for us to take elsewhere.

On 5/28, during your walkthrough, we discovered significant water damage, including a leak under the sink, water stains on the ceiling, damp drawers, and standing water in the basement. We immediately entered a work order to address these issues. Our technician was then dispatched, repaired the leak, dried out the area, and returned to replace the damaged plywood in the sink base cabinet.
We regret that during your visit on 6/13, the water issue had not been fixed, resulting in water damage and mold. After discussing the situation with you, we scheduled a supervisor to address these concerns promptly. On 6/14, we found the cabinets and counter soaking wet due to heavy rains the night before, indicating a secondary exterior leak. He removed the affected cabinets and discovered extensive water damage and mold, necessitating further repairs and mold remediation.
Following your visit on 6/13, we offered a full refund of the hold fee. Additionally, we provided you with a list of available properties that had current occupancy inspections and scheduled viewings for 6/15.
Water issues are complicated and sometimes require multiple attempts to solve the issue, but we are committed to resolving the issues and ensuring you have a safe and comfortable home.

Experiencia fantástica: On January 3, 2024, Dillion assessed my leaking toilet. This had been worked on before by Angela and Chad back in May 2023. Dillion determined that the installer hired by Seller of this condo that I purchased had improperly installed the toilet and ceramic tile floor. The flange was too low and the new floor was incorrectly built around it. Dillon installed a spacer and replaced the wax ring with a plastic ring. All throughout the process, Dillion took the time to explain to me in detail what he discovered and what he was doing to make the repairs. He is very personable and knowledgeable. Another thing I appreciated was that he called when he was on the way with an ETA.

Experiencia negativa: I submitted an application to see a property, ( this who it worked, without even seeing an application fee must be submitted) The application fee was paid along with a pet fee. $60 nonfundable application , understood and pet fee of $ 25 per pet. I also had other appointments with other agencies. The house was newly restored but the location was horrible, murders, theft and more in this location. (Didn't know when you're looking for location and clicking, I drove to this location just to see beforeviewingand to gagemy surroundings) Luckily I found my forever home with another agency the next day. I text, called and notified more than enough people asking and telling them I no longer need the services, and request my pet deposit. Still getting the run around. Called spoke to accounting, emailed several people contacted the company that deals with the pet verification...I just want my monies returned. Tired of the run around. If this is how it is then I made the right choice
Melissa – we highly encourage prospects to view properties before applying and incurring the nonrefundable application and pet fee cost. We want them to be comfortable with the unit itself and the location. Location is a personal preference, and each prospect must decide what is a good location. We do allow prospects to get pre-approved, but they must view the property before we enter into a lease agreement. Our application and pet fee are non-refundable as this cost is paid to a third party. We are happy you found your forever home and wish you all the best.

Experiencia fantástica: Im currently living in the St Peters area and looking to move. Found a property on Zillow that belong to Deca Property MGmt. I applied for the unit sight unseen and was approved... Meet with Tasha Robinson at the property to view the unit before excepting the lease and was impressed. The unit was identical the the pics online. Very clean. Tasha was very professional and helpful. I'm looking forward to this new venture with Deca properties! Experiencia negativa: I've rented the same residence for three years. There have been a couple maintenance calls in that time, and I've generally been pleased with the service of the technicians. I was planning to renew for a fourth year, but I am extremely upset with the fees the management has added to my lease renewal this year. DECA has added a mandatory "benefits" package, which costs around 46 dollars. The benefits include rental insurance, air filter delivery, reporting payments to the credit card company. If you have rental insurance, they'll prorate the amount to 35 a month. I couldn't care less about reporting my payments to the credit bureaus, and l already have renters insurance, so they're effectively charging me a mandatory 105 dollars an air filter. This is beyond absurd. Edit: DECA voided my pending lease renewal, 5 days after posting this review. I had been previously informed I would have until December 31st to make a decision. I have never been late for a payment in three years of tenancy.

Experiencia fantástica: We’re in our second property with Deca and it’s always been very low hassle. Every technician and vendor we’ve worked with has been great. Today, Walter came to install some new smoke detectors. The process riled up our pup but he worked efficiently and gave her some dog biscuits and all was good!

Experiencia fantástica: Very pleased with the maintenance man Walter! Absolutely kind and pleasant man to work with! He came promptly to unclog my tub,even though it was a small job he treated it and me like it was just as important as a huge job. He brought treats for my dog and never got annoyed by him following him which is important to us as this is our dogs home as well! He checked in with me the following day to make sure there were no more issues and the problem was resolved,also sent well wishes for my sick child! He definitely went above and beyond,a great example of good customer service!! Not that I want any maintenance issues, at least I know if being handled by Walter it will go smoothly and be fixed in a timely manner!!
