Their management prices were comparable to the competition, but it was clear in the initial interview, and has been true since, that they will look out for our best interest.

Immediately responsive, reactive, and got us plumbers in an hour in what would have taken 3-4 days historically. Obviously any single review is only going to capture a small part of an organization's structure - but to us, it's definitely a good sign that Maple Leaf can pivot and find good managers.

Experiencia fantástica: My partner and I have rented with Maple Leaf Property Management for about 4.5 years now and, overall, they’ve been great to work with — pretty responsive, consistent, and generally easy to deal with. Just don’t expect “on-site” responsiveness like a luxury apartment would; their job is to manage properties for owners, not act as the owners themselves. That said, we recently noticed their maintenance request system now uses some kind of AI to “reword” submissions. While the automation is great and saves time, it ends up rewriting your message in overly polished, robotic language that sometimes changes what you’re actually reporting. A maintenance request doesn’t need a rewrite — it just needs to capture the issue as the tenant describes it. If they could fine-tune or disable that rephrasing feature, the system would feel a lot more human again. Otherwise, solid company — just leaning a little too hard into the AI features too fast at the moment.

Experiencia positiva: I love where i live! I just wish that repairs could be completed in a timely manner. The format for repairs should have alternatives to just choosing dates because sometimes it results in consults and or phone calls tto clarify. And also some repairs take more than one step to complete but are marked complete too soon. Those responses cause miscommunication and delay in follow through.

Tristen was super nice to let me know ahead of time and even offered to help me find another place that would be a good fit. Experiencia negativa: Renter POV: They handled maintenance requests quickly. Eventually priced out of our home. Took more than half of our deposit for cleaning. Just another property management company. Update: never got the refund for our deposit. So I don't know what changed. Then they didn't answer my email when I asked about the envelope I received from them in the mail, which was addressed to the unit we just moved out of and had to be forwarded to our new address.

Lease signing was friction-less, and included clear and simple to understand tenancy, and move-out instructions. Special call out to Broker/Property Manager, Coco Quinlan, who made the entire process from initial condo tour, move-in, service requests, to move-out, entirely seamless and pleasant. Coco, always super responsive, coordinated with me and the landlord to agree on a non-standard term lease; I truly sensed that Coco had the best interests of both tenant and property owner in mind. Experiencia negativa: I just fired Maple Leaf Property Management after about 3 years of management. Maybe I just didn't get the right property manager because I see plenty of glowing reviews which had led me to them in the first place. When signing up, Colleen Gasca, the property manager I was assigned lied to me, saying she lived in the area and would drive by to check up on my property on a regular basis. I found out she lived nowhere near the area. My property manager didn't implement any of the scheduled maintenance I asked her to set up for the house, did not notice that rent was late at least THREE times, sometimes in consecutive months, did not do administrative tasks as expected or on time (e.g. registering the property with the city) and repeatedly miscommunicated what kind of maintenance needed to be done. I spent thousands on furnace repair before I found out what was needed was an oil tank replacement. It was clear that this woman had her rotating cast of admins do her job for her and did nothing herself. You will read in other reviews that Colleen Gasca has close ties to the owner or stakeholders in this business. She shares a last name with someone who is listed on their email signature lines. Whole thing stinks. I would NOT recommend them to anyone looking to hire property management in Seattle. Update : I was reached out to immediately to by the owners who apologized profusely and assured me they would take steps to mitigate the issues I have stated in my review. I am satisfied with their response, and though I will continue to self manage, am optimistic this will not happen to other customers.
