Experiencia negativa: This management company charged me to fix a closet system that in the lease shows they are responsible for. Then they are now charging me over $400 because I called maintenance for my dishwasher not draining and tech said it was food clog. It shows in the lease that property owner is responsible for such fixes but yet the manager Emma and I assume her boss both have argued back scamming me in to paying as if it’s my responsibility or like I damaged anything. Literally the worst people to deal with. Formal Notice of RCW Violations: RCW 59.18.060 (Landlord Duties): The landlord is legally obligated to maintain fixtures and appliances. Charging a tenant for the repair of a failed closet rod (structural/installation defect) and a dishwasher drainage issue (normal wear and tear) is a breach of your statutory duty to maintain the premises. RCW 59.18.240 (Retaliation Prohibited): Since I formally disputed these charges, your office has threatened me with eviction and attempted to tow my second vehicle. These actions, occurring within 90 days of my dispute, constitute illegal retaliation. RCW 59.18.230 (Waiver of Rights/Unenforceable Terms): To the extent you are interpreting the lease to allow for "travel time" billing or the billing of defective fixture repairs, such interpretations are "void and unenforceable" as they attempt to waive my rights under the RLTA. RCW 19.16 (Washington Collection Agency Act): Threatening a "Pay or Vacate" notice for a contested, non-rent maintenance charge constitutes deceptive and improper debt collection. Final Demand I have documented all communication, including video evidence of the technician’s actual time on-site versus your inflated billing, and statements regarding pre-existing issues with the unit's plumbing.

When the closet system was first reported, our maintenance team repaired it at no cost and reinforced the anchors directly into the wall studs to ensure proper support. When it failed again approximately six months later, our inspection determined the system had been loaded beyond its designed weight capacity. As a result, this was classified as tenant-caused damage rather than a structural or installation defect, which is consistent with the lease terms.
Regarding the dishwasher, we dispatched a certified appliance repair technician who documented that the unit was clogged with food debris due to improper dishwashing practices, not a mechanical failure. Under both the lease agreement and housing regulations in Seattle, housing providers are permitted and obligated to charge back residents for repairs resulting from misuse or resident-caused conditions.
We strive to be fair and transparent in all situations and always follow both the lease and local regulations. We would be happy to review the documentation and lease provisions with you directly to ensure everything is fully understood.
Experiencia negativa: After days of little communication and $110 application fee, I was only told I wasn’t approved after I’ve asked for a refund twice. Very poor communication and this company takes advantage of young and indigent renters. The ad that claims that x2 deposit would cancel out a low credit score/no cosigner, is a lie. This company is immoral.

Experiencia negativa: When we received our keys, we were shocked by the condition of the unit — pests, carpet stains, broken cabinets and light fixtures, mold and an overall lack of cleanliness. Yes, pests including roaches and spiders. Can you imagine moving in knowing that they don’t care about the unit/property in the first place? We couldn’t risk moving in under these conditions and unfortunately had to pay to break our lease. We will never rent from Guide Property again and strongly recommend others think twice. UPDATE: The lease break fee, which was a significant amount, was not waived, despite the company stating otherwise in a public review response. Additionally, pest control and carpet cleaning were not coordinated, despite multiple requests during move-in with Ashleigh Groen and Isobel Alessandro. If Guide Property would like to reimburse the lease break fee, they can contact me directly. Until then, my review stands: do not rent from Guide Property.

Experiencia negativa: Moved into Lohas managed by guide property services and my experience was the absolute worst year in my rental history. It takes maintenance over 2 weeks to respond to any service requests which is super annoying if your sink is clogged or your dryer stops working (that took 3 weeks before someone responded to my serval requests.) No one ever answers the phone when you call or text number they provide you with. Honestly wish I never moved in here. I’ve had 2 packages get stolen and Amelia the leasing agent told me the maintenance team would clean up my unit and fix the chipped shower and they never even did that so I had to move into a super dirty and stained unit.
Thank you for taking the time to share your experience. We are genuinely sorry to hear that your year at Lohas did not meet your expectations. That is never the experience we want for our residents.
We would like to clarify a few points regarding the dryer concern, as maintenance did respond promptly. The work order was submitted and our on-site technician inspected the dryer within three days. Due to a burning smell and safety concerns, the unit could not be operated and required a licensed appliance vendor. While we cannot control third-party vendor availability, appliance repair accessed the unit, provided repair and replacement options, and a rebuilt replacement dryer was approved shortly thereafter. The new dryer was installed with our technician present to provide access and secure the unit once work was completed.
Regarding the move-in condition, we understand how frustrating it can be to move into a unit that does not feel ready. To minimize disruption during your move-in, we initially offered to waive move-out cleaning charges instead of entering the unit with cleaners, but at your request we scheduled professional cleaning at the soonest availability.
Package theft is unfortunately an ongoing issue across many urban properties, and while we do not have control over carrier deliveries, we do encourage residents to utilize secure delivery options when possible.
We take feedback like this seriously and are continuously working to improve communication, response times, and the overall resident experience.

Experiencia negativa: I used to love my apartment, it was really old and kind of sketchy but it just had a bit of charm and was affordable. It is no longer affordable. Since this company took over I have only spoken to a person one time and all they did was bully me. What are we, children? She insulted me about my service animal. I was bullied into renewing my lease but I have done research and now know my rights. I have so many problems with the apartment now that in order to fix anything I would be in a construction zone constantly. I’m not willing to do that. There is mold and the wood is rotting. I really dislike my new apartment manager but they change every month or two so hopefully the next one will actually speak to me like a person. Issues that need addressed: -paint over entire house is crumbling, myself and my belongings are always covered in paint flakes. These flakes end up on/in the stove and oven causing them to burn and create noxious smoke. I have stopped using the kitchen due to contamination. -rotting porch -rotting carpet -mold -humidity issues -sinks draining very slowly -old water heater line burst in the past, leaking onto carpet and causing the carpet and my belongings to be soaked -malfunctioning dishwasher. Loads of dishes take 2-3 washes and even then the dishes have some kind of grey and white debris on them. It leaks often -stove that sometimes does not work at all -water outages, more than 4 in the last few months -water coming out of the tap red and gritty -porch railing falling apart and loose/wobbly -screws falling out of ceiling -walls are cracking -paint was globbed over everything, from bugs to spiderwebs and hair. This includes the heaters. They seem to singe the paint when they’re turned on. -the doors don’t fit into their frames/shut. It looks like they were kicked in previously and the jams are cracked and hinges are ripping off. Avoid this company.

Experiencia negativa: I live at one of their properties , drier has not worked in over a month and property management has done nothing about it despite maintenance request and numerous texts to manager and maintenance , additionally I emailed guide property themselves citing the issue of failed maintenance and have gotten no response in over a week

Experiencia fantástica: Collin is absolutely amazing; Not only has he saved my dog from getting lost while out pottying several weeks back; he came back for a work order; crushed the order, and corrected some other big ticket items, thee sinks, one faucet, and track lighting repaired in one day; while he still helped two other clients along with us throughout his time here... I'm a very skilled jack and a hard working veteran; he earned my respect and friendship today, I enjoyed conversating about trade work with him and watching him do his thing, it took me back to when I was doing appliance repair/install work.

Experiencia negativa: This place is unprofessional. 3 calls it took just to reach the front desk of this property management. Im trying to reach them about Arbour Courts Apartments. What I dont understand is why no one is there in the office answering phones during business hours. They had pest control outside waiting and he got to the point of it was taking to long and he left. When I spoke to the front desk person all they did was give the same number we've already been calling. When you have someone renting from you you should be on top of it. Especially the amount its costing to live in Seattle being overly expensive.

I came across this apartment and started my journey with Joanne Woods from the beginning she was very kind and communicated with me quite well. During my process, she made it very easy. She helped me to understand what I needed to do to get approved. I was given my approval quite quickly. The move-in process was smooth and seamless. I didn’t have to worry about anything because Joanne took care of it all. It’s very hard to find a good management team and with Maintenance being so fast and Joanne being so kind it made for a very stress-free move for me. I’m very grateful and very happy that I moved into this apartment. It’s a beautiful apartment and I’m so glad that they have me in their family. I feel welcome! If you think it's a bad thing when things are falling apart in your leased apartment and want your property managers to care, then definitely stay away from these people. They have very low standards. You will feel neglected and eventually start fixing things yourself. But if you have no problem with washer/dryer that hasn't been replaced in 25 years and pretty much all it does is just make noise, give these guys a call.

Experiencia negativa: 16+ Days Without Hot Water. If you’re considering renting a property managed by Guide Property Management, run the other direction. I’ve been a tenant in the Rex Building in downtown Olympia for just under a year, and this has been the worst experience I’ve ever had with a property management company. As of today (July 12, 2025), the entire building has been without hot water for 16 days — and counting. That means no hot showers, no dishwashing, no sanitation. I’ve submitted multiple maintenance requests, emailed repeatedly, and even filed official complaints with the City of Olympia and WA Attorney General. Their response? Mostly silence. Not even an apology yet. What’s worse: this isn’t just my unit. It’s a building-wide outage, including the multiple business downstairs. Guide Property Management has shown zero urgency, zero accountability, and absolutely no regard for tenant health or legal obligations under Washington landlord-tenant law. They’ve failed to provide basic habitability — and apparently think they can ignore tenants until we give up. Spoiler: I haven’t. I’ve already submitted a small claims demand letter and am actively pursuing legal action for rent credit and damages. Do not trust this company with your housing. Their neglect isn’t just inconvenient — it’s dangerous, unsanitary, and illegal.

Experiencia negativa: Johnny came back last year and tried to address my dryer issue. Forgot to tell the manager I needed a new one and I waited 3 weeks. Fast forward to June 2025. I have a rodent issue due to a wall being undone behind my stove and have been trying to get ahold of management for a week. Maintenence came and saw the giant open wall and said they couldn’t do anything and to call pest control. This is not a pest control issue. This is an issue with my unit and I need this addressed. I’ve called, emailed, texted. The inability to get help and ahold of someone is reason enough to not rent here.

She is reportedly getting the wall fixed!) There are broken down walls they have not fixed, They rarely answer the phone. My last rent check was returned for wrong address, they may no longer be at this address.

Experiencia negativa: STAY AWAY from their properties if you value your life! They are an absolute and utter horror-show of a rental management company, repeatedly violating state rental rights and safety compliance. I live in a property managed by them: - the building is out of fire code compliance - the elevator is out of safety compliance and goes down regularly - the boiler has been dysfunctional for almost a month and there’s no hot water, which is a state law violation of rental rights - the building has broken walls they have not fixed for over a year - because of the above, there are regular break-ins, stolen packages, homeless people breaking in and threatening residents The manager and property are never accessible by phone, the calls keep going to voicemail. If the fact that the property management company neither bothers with any maintenance or repair isn’t bad enough, the repeated compliance and safety violations PUTS YOUR LIFE AT RISK. Avoid them like the plague.

The apartment I live in is so nice. Dion the property manager is super nice and professional too, he's always very kind and does his best to help. As a first time renter I was a bit confused when I started searching for a place and when touring my current apartment he explained everything very well and it made me feel really confident about renting here, I applied for the apartment immediately after the tour and got an approval email in a few hours afterwards which was super exciting. My partner and I are very happy here and look forward to coming home everyday and it's all thanks to him and this company for making us feel so safe in our decision to live here.

Not that it would make a difference if she did alert me being that either ways it not illegal for management nor owners to come to your home after office hours AND YES I VERIFIED THIS ! She called me asking for keys that another resident dumped on me after trying to reach her but wasn’t successful. She felt the need to let me know that she was changing the locks anyway then still popped up after 8pm at night. Unprofessional, inconsiderate and inappropriate to say the least

Cristi mentioned that during the call, you let her know you weren't home, which is why she advised not to worry about the keys, especially since we planned to change the locks regardless. Her goal was to alleviate any added responsibility, not to inconvenience you further.

Experiencia fantástica: I've had several issues in my apartment for the last few months, mostly bathroom issues. Every time I have had an emergency or any maintenance situation the maintenance tech, Glenn, had been extremely prompt and helpful in every situation. He comes to check on the issue as soon as possible and gets the job done as fast as he can. Out of all the apartments I have lived in, I feel a lot better living at Oak Park with a maintenance tech who actually seems to care about his our apartment as much as we do and it gives me piece of mind living somewhere I know that Glenn will be there to save the day!
