Experiencia positiva: I'm giving a four star review due mixed result which I'll explain. The common area of our HOA has a playground and trash cans. The trash cans were overflowing to the point where garbage and bags of dog poop were stacked on top of the cans. It had been this way for at least 3 weeks which means that it had been somewhere around 4 to 8 weeks since they had been emptied. The wood chips under the playground equipment had been piled into large rows when some kid (or kids) decided it would be fun to pull up the weed block under the wood chip. Because the HOA management company hadn't checked on the condition of the common area for a long time, I give them 3 stars. However, when I reported these issues to Propvivo via the web portal, they quickly contacted the contractor responsible for the common area maintenance and the contractor corrected the problems within a day. For this quick response I give them 5 stars. The average of these is 4 stars and is the reason for my rating.

Experiencia negativa: Absolutely one of the worst management companies I have ever experienced -- and this is for homeowners not rental. A rodent issue surfaced in September 2024 -- has still not be addressed despite weekly calls which are offshored to staff in India who could care less.

I feel that they offer a great value for the money. The biggest issue as of late is the switchover to their new web/app portal. Experiencia positiva: Propvivo is a vast improvement over our previous HOA. They are preofessional and responsive and provide the necessary support for our community. My only gripe, which I doubt Propvivo can solve, is that the emails I receive do not have direct links to the specific item the email is about. That would be a dramatic improvement. If this were to change in the future I would definitely update this score to 5 stars.

Experiencia positiva: Himanshu was kind and patient with me when I called in to find out why I could not log into the portal. I tried for 4 days, even with a new sign in, it wouldn't let me in. I heard from other neighbors they could not sign in either. If the system was down or being upgraded, I and other neighbors could not understand why the Board didn't advise or notify us that the portal was down or being upgraded. It just adds to their non-disclosure and non-transparent way of running things for this community! I am sorry to hear Himanshu will no longer be there after Friday.

Experiencia positiva: Ashish was very help, took the effort to push for a resolution to an issue we had been dealing with. He regularly follow up, kept me posted on the status of things till it was resolved. Reasons for 4 stars and not 5: 1. The issue was open for nearly 2 months, before Ashish got involved and helped move it, the team needs to ensure that others are able to step in and help move things if/when someone is not available. 2. The issue could have been preempted by proper review and interpretation of the CC&Rs and also better, transparent communication with homeowners. While someone (Ashish) did step up and really helped us out, it need not have come to it.

Experiencia negativa: 9 out of 10 times I had to contact them it took way longer than it should have to resolve the easiest of tasks. The people that work there are nice, but there's no excuse for how long it takes to resolve simple issues. Also impossible to get an answer to any question no matter how basic it should be.

Experiencia fantástica: I am very happy with what DIVYANSHU did to help me to resolve my fine & late payment fee issue caused by my previous tenant. I discussed with him about it and then I cleaned all those trashes myself as my previous tenant already moved out. It took so long time but DIVYANSHU was able to discuss the situation about the fine with board members and finally resolved the issue. Experiencia fantástica: I worked with Divyanshu from Propvivo to fix the water damage issue in our unit. There is water leakage in the sewer pipe of the bathtub in our 2nd floor, but that pipe is in the wall cavity, beneath the bathtub and above the ceiling of 1st floor, and unfortunately, the water drip between the wall of our kitchen and toilet in 1st floor. Therefore, we can't notice it until the water damaged the whole wall and find its way outside to flood our 1st floor. This is our first time encountering such issue, and have no idea what to do. We contacted our plumber, but they told us that the damaged pipe is inside the wall, and also considering that the damage is so bad, they recommended us to contact water mitigation company. Then water mitigation company started their job, and also started helping us to contact our insurance company. Then the insurance company notified us that they can't pay because our HOA should be the primary responsibility party to cover this part. That is when we started contacting our HOA management team Propvivo, and Divyanshu took our case. At that time, we have no idea who we should talk to and what we can do. Divyanshu kindly guided us through the whole procedure, negotiating with mitigation company, finding us the proper reconstruction team, and most importantly, help reporting to the HOA board and apply for the approval of payment. Now everything is settled. We truly appreciate Propvivo Divyanshu's help through the whole procedure, and thus highly recommend their service.

Experiencia negativa: Wish I could give them zero stars. Send fines in email that goes straight to junk mail, send pictures without describing what needs fixed, sent a fine on the 3rd and 27 days later assessed late fees (not even a month) and used vague language to threaten taking our house. Our house and yardwork are better kept that most homes in the neighborhood. They are trying to rip customers off. And "customer service" can't speak fluent English, 100% FAIL! Fire them if you have them and avoid like the plague if you don't.

Experiencia fantástica: PROPVIVO is the property management company that manages my home's HOA. They are very good at customer care and the staffs are generally friendly. They are always willing to help. This morning, I tried to submit my "Request My ARC" application and it failed 3 times because there was an issue with PROPVIVO's platform. I emailed PROPVIVO and they processed it manually. During this process, I was connected with Mitesh P. He is an assistant manager and he helped me process the application like it was his own work. I expect this application to be processed quickly by the HOA, and as soon as it is, I expect to be able to start construction. Time is money. I have described my experience at length, and I believe that it can be a living testimony that everyone can relate to and play a positive role in our society. Small roles and good deeds by individuals make companies, organizations, and society beautiful and rich. I end my review by thanking PRPPVIVO and Mr. Mitesh P. Good luck him!

Experiencia negativa: This is the worst property management company I’ve been used. We sold our condo last month. We were struggled with every step with this management company. We ordered resale certificate and was promised that will be delivered with several days, however, we didn’t receive anything within the time frame. My agent and I had to call and email them couple of times, either we couldn’t get a hold of anyone or they promised again they were working on it and then no reply again. Finally we got our resale certificate in about three weeks and meeting minutes of two years were missing. And then just asking for a meeting minutes takes a lot of back and forth and delay. We had to do a lot of work on our own to figure that out. They didn’t provide those materials we need until several days after our property sale was closed. After our transaction was closed, I need the refund for one month’s HOA fee, this time again, they never reply to my follow up emails and it’s almost two months after the property was sold… Also during the time they manage our HOA, the HOA fee increases a lot every year. Don’t use them, you will definitely get into a lot of troubles.

Experiencia negativa: I definitely won't recommend anyone to this property management. It is poor organized, lack of stuff. We basically only have one stuff from PropVIVO who is working for our HOA. The stuff does not know anything about the job but replying on the homeowners to figure it out and find the solution. The only job they did is to deliver the message and forward the HOA documents to the homeowners. I am truly not sure if it worths my monthly HOA fee by hiring them to do such basic work. In the meantime, I have also found out that what they only do is forwarding the information among the homeowners but not being the position to solve the issues like other property managements. Many times they electively choose to either ignore or not respond my emails for no reason. So I finally have given up to call or email them anymore unless this is some basic problem like account login or payment issues. Because there is not too much thing they can do for the homeowners. The worst experience is about their supervisor, Vivek Khanna who has NEVER responded my emails or phone calls although I have an urgent request for an office visit and directly emailed him regarding my questions and concerns. But obviously he replies many his emails ONLY to ONE of our homeowners in our condominium who is also the HOA Board member like me. Mr. Vivek Khanna: Please note that I am also HOA board member and 1 of 24 homeowners in this condominium. I am paying your salary through my monthly HOA fee as well. Please note: It has brought me into the highest concern about the transparency and fairness in his role and further into this HOA. It is ridiculous.

Experiencia fantástica: I just bought a new house and was attempting to pay my first homeowners dues through the management company PropVivo. I spoke with Mitesh who was very helpful in forwarding me a link to pay my first payment on line and also directing me in how to access the program. He was very patient with me in explaining everything and in attempting to waive my late payment as I never received any info from PropVivo on where to make my initial payment. Mitesh has excellent people skills and is an asset to the PropVivo organization.

Experiencia fantástica: Mitesh was good at customer support. The follow up was excellent and extremely satisfying. However I don't personally like the company prop Vivo do to their fines and implication ( which might be due to hoa which I can't comment ) . But any how I had a very good response and communication from Mitesh. Hope I get connected to him every time I call prop vivo

Experiencia negativa: Absolute garbage. They are horrible with communication. They fine you with out any verbal or written notice. When things say resolved they fine you. Worst HOA Would give no stars if I could.
