Experiencia negativa: BELIEVE THE REVIEWS. If I could put negative stars I would. As a 10+ year Seattle renter, I can 100% this is the worst property management company out there. The entire mantra of the company is to squeeze every last bit of money out of their residents. They will charge you for simple maintenance tasks that 4 other companies would NEVER charge me for (I asked) , including appliance malfunctions, leaks, and other things you would never be able to control. They will do everything in their power to keep your damage deposit, no matter how clean your unit is left. They have a revolving door of employees, none staying for longer than 6 months because management is so corrupt and abusive. Not kidding, I had 5 different properties managers over the course of about 16 months. I have countless horror stories from myself and other residents I’ve spoke with, . The only reason they do not have a 1 star overall is because they demand their maintenance workers to get 5 star reviews with every visit. They will hound you and hound you until you leave a review, it’s SUPER WEIRD. They should be out of business. Do whatever you can to NOT RENT FROM WALLS.

Experiencia negativa: They will not respond to your matienance requests for weeks or months at a time. They will not care for the property but neglect it for long periods. They have rodent issues at many properties and don’t take action to resolve these issues. They are not accommodating. The only time they will reach out to tenants is to threaten them with fees or other infractions for issues that are non existent. They will take your down deposit and not return it no matter how clean you leave your space. They are a prime example of corporate greed. It makes me sick that they take money from hard working people. There is no relationship between landlord and tenant other than to make the tenant feel miserable, unseen, and uncared for. I’d like to stay in my neighborhood but I cannot bear to live under their corrupt company any longer. The rats here clearly have a better life than the tenants at Walls.
Experiencia negativa: I first moved into my apartment in upper Fremont in 2010. Everything was great. I loved the neighborhood and the building was beautiful. Then Walls property management bought the building and everything went down hill. The rent doubled in four years and getting a anything fixed was like pulling teeth. They hired the worst roofing company in Seattle and it took them two months.our skylights were left uncovered for ten days and it rained. One of the roofers was living in a van on the street next to our house but at least he didn't have to rent from Walls property.
Experiencia negativa: I lived at a Walls property for 2 years, always paid my rent on time, worked with maintenance to consistently keep up with needed repairs took excellent care of my place with no pets and was a good tenant. I paid $1595 damage deposit to move in. When I moved out at the end of my lease I cleaned my place remarkably well and left it in mint condition with absolutely no damage. They charged me $900 to paint, $270 for cleaning and $120 for checking the drains and smoke detectors. I find these charges to be unreasonable. Lucky for them I work two jobs and dont have time to take them to small claims court!! Washington law states that normal wear and tear is no grounds for keeping a damage deposit. Corporate greed and profits over people is what this company practices. Wish the place was painted so good when I moved in, unfortunately that was not the case. Renter beware!! I will not be renting from Walls again nor would I recommend to friends or family.
Experiencia negativa: We have been without AC so far for 3 weeks and will be without it for an additional 6 weeks. You are totally reliant on AC in this building for ventilation. You cannot open the windows. If the AC stops working like it has for the entire fourth floor, your unit will heat up and will not cool down—the heat has nowhere to go without ventilation. The property took a full week before they even acknowledged the problem and another week to offer anything (which was a single fan!). There is a pregnant woman and an elderly dog in our unit that are both struggling due to the heat. We can’t sleep. We keep the shades down to minimize heat from the sun, so it’s like we’re living in a hot, humid cave. We don’t feel comfortable using the appliances because they just add more heat into the room. Contacting anyone at this property has been a challenge if not impossible. I wouldn’t rent at any of their properties again, and I would implore anyone interested to strongly consider what it would be like to live in an 88 degree apartment with zero air flow. Spoiler alert: it’s miserable.
Experiencia negativa: Mad predatory. They will charge you maintenance fees for when stuff breaks in OTHERS’ UNITS in the same building, and expect the place to be clean enough to lick ice cream off the floor at move out otherwise they charge you a $150/hour cleaning fee.
Experiencia fantástica: I had an issue with a bathroom fixture. I made a maintenance request and Jaime responded promptly asked for a photo of the fixture in question. Jamie arrived a few hours later. He was courteous and professional. I showed him the troubled fixture. He immediately fixed.
Experiencia negativa: NEVER RENT from these people ever! Do not take any promotional deal they will screw you over any chance they get! One of my neighbors had a broken pipe and it flooded their apartment. They didn’t Compensate him a free month or give him a place to stay while they fixed his damaged apartment. On top of that, these people charge you maintenance if something breaks like their garbage two and one washer and dryer systems that constantly clog because it’s a terribly made appliance. When they send someone to fix it They will charge you maintenance when it wasn’t even your fault to begin with, ISN’T THAT WHAT MY RENT AND RENTERS INSURANCE PAYS FOR!? They charge you late fees on your rent, even though Washington state law says by the 5th. Do nothing about people breaking and entering into your building. In conclusion, they just want to rob you of your money. Everyone in the city should boycott this place at all costs and make them file for bankruptcy. I can’t count how many different property managers I had in less than a year because everybody hated working for these people because every tenant was chewing them out. YOU HAVE BEEN WARNED DO NOT RENT FROM THESE PEOPLE EVER!

Experiencia negativa: EDIT: WPM did finally resolve this issue, but certainly not promptly. They told me that it was accidentally added to my account--which seems like a pretty significant mistake. And they are still the worst landlord that I have ever dealt with. Believe all of the bad reviews. I do not know any of the other individuals, but their reviews reflect my own experiences with Walls Property Management. Every neighbor that I have met have recounted their own bad experiences with Walls Property Management. In addition to many other bad experiences with this company, they are currently trying to charge me $372.43 for a maintenance call that took less than 5 minutes--all the technician did was reset a button on the stove fan hood. No damages on my part, and no parts or materials required. If you choose to rent through this company, be prepared to defend your tenants' rights, because they seemingly have no compunction with ignoring tenants' concerns, selectively enforcing the lease, and violating tenants' rights.
Experiencia negativa: New review Now that I no longer live here I can say with certainty: this is the worst management company I’ve ever lived under. If you have ANY choice in the matter, live somewhere else. Note how all the positive reviews are for maintenance? That’s because they encourage you to leave a positive review whenever maintenance is done—which will be frequently. All of the issues I stated in my old review never changed, and in addition, once we moved out, they charged us a cleaning fee for stains that were in the apartment when we moved in, despite us having proof they were always there. Further, they double-charged us for the final utilities—I paid the utilities and they still deducted them from the deposit refund. But as stated below, management response takes multiple weeks of repetitive emailing, and occasionally texting, to get anything from. Do not live on their properties. Old review All of the reviews here have the same trend, and I will be adding to that: Viktor is a king, and property management is not. Our apartment has had a concerning amount of issues from clogged toilets, malfunctioning heaters, broken outlets, and a broken dishwasher, all within the first month of moving in. Every time, Viktor has resolved the issue successfully and rapidly. Unfortunately, management leaves much to be desired. Getting them to respond to communications is like pulling teeth, and when they do, we don’t get all the information we asked for. We spent a month trying to get pictures and the floor plan of our apartment before moving in and never received it. Be thorough on your tours, and if you do end up living in a place they own, know Viktor will be there to save the day if something goes wrong.
Experiencia negativa: When I first moved into the Kenmark Apartments one of the main things I liked was how taken care of the building was. Our prop manager at the time made sure we had monthly landscaping and cleaning done, the sprinklers worked so our grass was always green, fees and rules were consistent over every tenant. And as time went on the service got worse. This is due to the last 3 years Kenmark having 4 different property managers here. Landscaping and cleaning is only done before an apartment is being shown to make appearances look good, the cleaning is no longer consistent or well done. There were multiple storage spaces filled to brim with past tenants trash and boxes that now spill over into the laundry rooms. The sprinklers don’t work anymore so grass is dry and patchy. Some people pay for parking, some don’t. Some people pay pet rent, some don’t. Response time from whoever the property manager is basically non-existent. They never seem to follow up on their word or demands, and they never take accountability for it. Yet expect us to make 100 dollars more every lease renewal. For what? For even lower qualify of service each year? No thank you. Some apartments are in worse shape than others. There were was a whole laundry room fiasco where they said we would get new machines, it’s been a year and that hasn’t occurred. Now one washer is not working. So between two buildings there were 2 dryers and 1 washer. When I speak to other tenants it seems everyone in one way or the other feels the same. But many of us love the area so much we just go with it. The apartments have the potential to be as amazing as they once were if Walls actually cared. Their maintenance team seems to be consistent and that’s it. It’s really a shame. If things stayed as they were when we initially moved in, we would have loved to stay for many more years.

He showed me two units even though hes the property manager not the leasing person I previously spoken to. He had my mother and I laughing and really enjoyed looking at these units. 5 STARS

Experiencia fantástica: Submitted a plumbing request and received a response from Viktor within only 30 minutes. Came out immediately to fix the issue and asked me permission to enter beforehand (I was out running errands) which was appreciated. So far no more issues. I managed to make it back as he was finishing and he was very friendly and helpful, made sure to show me what was wrong and how he fixed it before leaving. Overall went very smoothly and I'm extremely satisfied with my service today

They always respond promptly -the property manager Scott even comes over to fix things when it’s urgent. Jesse came out to fix our dryer and he was super thorough and knowledgeable. Experiencia fantástica: Well the reviews are true. Viktor in maintenance is the only one carrying the positivity for Walls. I moved in last week and aside from my place not being clean and sharing the outdoor space with a family of brave rats, there were a number of things that needed to be fixed. He came out right away and fixed everything he was able to He even fixed a gate that my neighbors said had been broken for years and would never get fixed. Thanks Viktor for the positive experience!

Experiencia positiva: There are a lot of problems at my building that I wish they were better at addressing and I wish that they took resident safety more seriously. However, they do have some people working for them (shout out to Josh) who have really come through lately in actually respecting our humanity when we've needed it the most. They should get full recognition for that, it's gone a long way to repairing the relationship I have with Walls.

Experiencia fantástica: We needed a light bulb fixed in our oven. The maintenance guy that showed up, Viktor, realized that our oven has a bunch of issues and recommended that we get a new one. When Viktor and another maintenance worker came to install the oven they were kind, professional and efficient. Viktor needs a raise!

Experiencia negativa: The office is poorly managed. Maintenance team is great, when the office decides to deploy them. We had a chronic issue of unhoused folks crashing out on our front doorstep, and it took weeks for Walls to install any kind of security. They regularly cancel our autopayments, leading to almost-late rent. They "discovered an error" in our pet rent during the final month of the lease and wanted to up the cost by $10. Now with our lease over, they are hassling us again to renew our liability insurance! Property was fine, cost was fine, service was unacceptable. Be aware of renter laws and watch your email for whatever surprise fee they decide to "update."
Experiencia negativa: Maintenance requests went ignored and was given the run around/no communication- resolution was months late when the city says these items are to be provisionally addressed in 10 days. Tried to take our deposit claiming "heavy damage and cleaning" and only changed when i demanded pictures/proof, itemized bill, and showed that we ourselves also paid for a cleaner- only after that back and forth did I get my deposit back. I found that, at best, it was negligent management. Tenants, be sure to read up on your rights.
Experiencia negativa: Had a very bad experience. I wouldn’t recommend to anyone. Not a trustworthy company that runs with ethics. Save yourself the time and stress by finding some other place. I got approved for a unit in their Chinook Ballard property and I accepted it. I was told they will prepare my lease and update me once ready. But guess what? 3 days before my move in date, I get told that they had a mishap on their end and that unit is no longer available. Instead they wanted me to rent a unit which has higher rent. They put me in an extremely dire situation and ton of stress. They dont pick up ANY calls. I even emailed their CEO and property manager multiple times but they ignored. I am planning to write a letter to attorney general and city council member about them.

Experiencia negativa: When I moved in, the unit was not given to me in good condition. The cabinets were dirty and still had bug traps, the floors were so dirty the bottom of my feet would turn black, there was food caked onto the fridge and oven, the showers were filthy... Not to mention all the repairs it still needed. Such as broken window screens, kitchen cabinets that are so old they're literally rotting away, paint peeling everywhere (including the balcony and somehow the tub), doors not being leveled therefore hard to close, light bulbs missing, broken baseboards, broken toilet seats. Honestly just scratching the surface with everything. Everything was done poorly. I fixed a number of things on my own over the years because getting Walls to do anything was like yanking teeth. Once the washer/dryer had broken and I put in the maintenance request at the end of September and it was completed until mid December! And even then, the dryer barely worked. You usually have to run it 2-3 times and of course pay two dollars every time. There was a pipe burst in my building in the last year and water was coming from my ceiling and emergency maintenance said they'll "see if they can get anyone out there today". What do you mean we'll see!?! There's water coming from my ceiling. After a few hours they finally showed up and stopped it, but it was never treated properly so I just know there's mold in my ceiling. A lot of times maintenance will only give you a few hours notice that they're coming and Walls wants you to put your animals away, but if you don't work from home, I'm not sure how you're supposed to do that since you're never given proper notice. Which brings me to the move out process. We put in our 45 days to vacate on a Friday and by that Monday they had already listed our place and were offering tours as early as that Thursday. We still had six weeks left in our lease. They then scheduled people for Friday, Saturday, Monday, Tuesday, and Wednesday. I tried to contact them multiple times to tell them that we couldn't accommodate all the times as we work from home and even gave them our schedule for the next two weeks so we could try to coordinate times. I understand wanting to rent the place, but I do still live here for another month and a half so I don't know why you wouldn't want to coordinate with me. I've never lived somewhere that wanted to show the unit while I still lived there, but I don't understand not wanting to coordinate with the current resident to minimize disruption and let me enjoy my unit while I'm still paying rent. We ended up moving out earlier than we originally wanted to because we couldn't deal with the stress of having people in our unit constantly. Because they will schedule people seven days a week. When we finally reached the end of the lease, we made sure everything was clean and ready to go. The place was in better condition than I found it and move-in ready. But that didn't stop them from trying to keep my entire deposit because of "damages". The damages in question were touch up paint, replacing caulking around a toilet, and replacing light bulbs (which I had replaced all of them before I left). These are wear and tear charges and not something you charge tenants for. Also, because I was never given a move in inspection, it is actually illegal to withhold my deposit from me. I don't see how those things even add up to a thousand dollars anyways. After sending them a dispute letter, the property manager said he would look into it more. After waiting, they agreed that we shouldn't have been charged and we would receive a full refund. After weeks of being told a check was in the mail, I ended up asking if I could just pick up the check as they seem incompetent in sending one through the mail. So nearly three months later I finally had my deposit back. Washington law says landlords have 30 days to return the despot. They don’t care about breaking the law and they don’t care about you. They are the worst company I’ve ever rented from. Stay away!
Experiencia negativa: I scheduled the showing more than six times and every time just canceled it last minute by them. And every time they have new excuses!! This morning I called them abt the showing at afternoon, they confirmed it and told me the leasing manager will contact me. The showing at 2:45pm and then they cancelled it again at 12:40pm. How ridiculous is this team!!!

Experiencia negativa: Do not rent from them. Terrible company. They manage older buildings and do not put the effort into fixing them. Water issues galore at cornerstone apartments. You will not be able to get ahold of management when needed. Had a break in of the shared front door and was told it was not a big deal and to lock my unit door to stay safe. Horrible company, horrible manafers .

Special shout out to Viktor for ensuring we had everything we needed after a flooding event in our unit. Experiencia fantástica: We had a leak in our unit due to old pipes in the unit above, and after spending nearly 8 days resolving plumber scheduling issues, Viktor finished the job in two days. He did the drywall and painted the bathroom nicer that it has ever looked in the past, and was both prompt and thorough on the job. Would highly recommend his services.

He explained to me what the issue was, fixed it within 5 minutes and showed me how to fix it if it occurs again. Very quick to respond as well. Experiencia fantástica: I really appreciate Viktor helping me out with my windows & all repairs at my new place! Also Daphne has been a huge help for my girlfriend & I during our tenancy. The original property manager we worked with left the company shortly after we signed the lease & Daphne instantly came in to help us feel comfortable figuring out the resigning of our lease + figure out some options for our future. She is always there to answer our questions through calls or text when needed and makes us feel safe renting with them. She speaks to us like a real person instead of a robot and shows how much she cares about her tenants consistently. Thanks Daphne you rock!
Experiencia negativa: Absolutely appalled by my entire experience as a resident at Walls' 3405 14th Ave property over the past year. Nonresponsive maintenance (well, except for the one creepy maintenance worker who wouldn't stop texting our personal numbers asking us to give him a better review), structural issues with the building that caused massive heating and cooling bills (roof leak that dripped brown water all over our kitchen and living room + no insulation in the roof of our top floor unit), garbage all over the property 24/7. Earlier this year got woken up in the middle of the night by their contractors using power tools in the vacant unit next door. Will absolutely never rent from any property managed by Walls ever again.

Experiencia fantástica: Door lock was not working and Wall management sent Viktor out to fix my door lock same day. Viktor was very knowledgeable, helpful, and polite. He diagnosed and promptly resolve the issue. I’m very pleased with the outcome.
Experiencia fantástica: Our few month old microwave stopped working, it must have been faulty. Walls was great about sending out someone quickly and got it replaced asap. Victor who did the install was very professional and friendly! Lowe’s even delivered the wrong microwave at first… Victor went out of his was to go and exchange it, and got the correct one within the hour. Install was quick. Great experience so far.

Experiencia negativa: James Tjoa and Walls Property Management failed to fix an ongoing rodent issue in my apartment. They sent a technician out to fix a huge hole that was in my apartment floor/wall for three years that I did not know about causing excessive HVAC use in summer/winter months and letting rodents/spiders/pests into my apartment; the technician sprayed canned sealant all over the place and called it a day. Guess what? I still have rodents and I still have hot air from outside coming into my apartment. Incompetency at its finest. I highly encourage you to look elsewhere for somewhere to live. UPDATE #1: Rea Rivera appears to be the only competent person at Walls Property Management. She has a sincere level of professionalism that is appreciated and acknowledged; however, this whole ordeal was a mess of a situation. If Rea did not work at Walls Property Management and this situation was handled by someone else with less tact or promptness, the entire circumstance would've ended up in court. Rea Rivera 5/5 stars; Walls Property Management 1/5 stars. This entire ratatouille debacle appears to be resolved for the time being, but I will provide future updates should more mice/pests show up. I do not recommend Walls Property Management.

It's my first time moving out and my property manager Alex Hunter has been super helpful with everything. He was really patient with all the questions I had at the beginning and has still been super on top of it whenever I do have any questions.
Experiencia fantástica: It has been a pleasure working with them. We have scheduled several appointments and the agents were always on time to show us the units. All the units we toured have been nicely maintained and had a very good price for the value of the unit. We have submitted our applications and look forward to renting with this company soon.

When we first toured with Daphne she answered all of our questions and had excellent communication after our tour for any additional questions we had. Alex has made the leasing process enjoyable and was very flexible with us when organizing our move in date. I’m so impressed with how responsive Alex is, and made us feel very welcomed from the beginning. Thank you both for an excellent start to our new home!
Experiencia fantástica: We toured Minor Tower apartments with Daphne. She was great and showed us the entire place and was very responsive with our questions post viewing some units. The property manager, Alex, was very responsive answering questions as we were deciding where we wanted to live. We appreciated how honest and fast he was, as well as willing to work with us based on our schedule and needs. Upon move-in day, he gave us an additional tour and had a move-in packet ready for us. We are excited to move in and hoping everything continues going smoothly.

He is prompt and helps make sure it’s done to the best of his ability. He deserves all the praise! 1/5 for management. Upon move in we had lack of communication and came to an apartment with a lot of broken things including screens, hair clogging every drain and a busted washers. It was very disappointing to deal with so much while moving.

Experiencia negativa: 5 STAR REVIEW for Viktor, our primary maintenance person! He is super attentive and efficient with solutions. He goes above and beyond to provide customer service and fix our problems. 1 Star review for Walls Property Management. Our move-in process was unnecessarily confusing and tiresome. There were severe communication issues between us and the property manager leading up to the move in day. We only received an email about key pickup for the place the Friday before in the afternoon (close to the end of work hours) for the following Monday being the move in day. I sent various emails for the couple months leading up to get no response UNTIL I copied every other possible email I could find on the website. Finally I received a response but it wasn't even from the property manager. I also know for a fact that the property manager's number that was provided and who I'd sent many texts to that were left without responses WAS the correct number bc I had received a text back from them once on the day of our tour. We also were not provided an inspection list to use for the move in inspection. Essentially, the communication is so abysmal that it provided a very poor and frustrating experience for move in. There seriously needs to be a fix for this.
Experiencia fantástica: WPM is a rarity in the world of property management. Good maintenance services and, Andrew, our property manager was on point and responsive. They helped us out on a lease issue and didn’t raise our rent on our most recent rent renewal offer. Apartment postings are accurate and they don’t use deceptive photos like other sites. All around a good company to worth with. Highly recommend.
Experiencia negativa: Unfortunately, after having some issues with my apartment I ended up moving out early. I wouldn’t say this property management has the proper resources or organization skills to run smoothly. So many people in my building had issues and I had to pay outstanding fees to move out early. I would just make sure if you’re working with walls that the person in charge or your apartment building is competent because the actual organization won’t respond to you.
Experiencia fantástica: A good property management company is SUPER hard to find, especially in this crowded city, and I have had nothing but great experiences with Walls. From the managers to the admins to the maintenance staff, everyone is super responsive and helpful. Special shout out to Harold who was very communicative with me when my oven went out and a new one needed to be ordered... he closed the loop on every update and I really appreciate that!

Experiencia fantástica: I've been at Halcyon for just shy of a month and am very pleased overall with the apartment, response from maintenance, and the location. If you're looking for a place in West Seattle with a great view of the sound and a short walk to Lowman Beach, then you should check this out! I submitted a maintenance request as I was moving in because I scuffed the walls. Victor, from the team, brought me a small can of paint so that I could do the touch ups myself. I appreciate that and now have extra if anything else needs attention. I like the secure lobby entrance, and even though I don't have garage of covered parking, street parking is not a problem. This is an older building, but my unit is updated and am satisfied with my apartment in general.

Experiencia fantástica: We just moved into our new place and absolutely love it. A huge shout out to Mark Corpuz for being the most wonderful and caring property manager we’ve ever had to deal with ! He has been extremely responsive and followed up with us to make sure things were going okay after move in . He’s thoroughly answered any questions we had. When we did our first walk through he noticed the carpets were unsatisfactory and he got cleaners in THAT NIGHT to make sure they were up to par for our official move in date. He manages a TON of properties but we somehow always felt like we were a priority. Our experience with Walls Property management so far has been 5 stars thanks to Mark and also Daphne who helped get our lease put together and also helped answer questions during the early stages of the process .

Experiencia negativa: Just like everyone else here. Walls is a joke of a company. Quick to respond until you sign the lease and then they vanish. Incompetent maintenance team. Nonexistent building management. And yet they’ll respond to reviews on Google immediately. Crazy staff turnover. Slumlords.
Experiencia negativa: I lived in a unit for 1 year - noise complaints were never handled, property managers changed every 2 months. Half the time the property managers called me the wrong name via email / don’t respond to texts. Maintenance was efficient, but don’t expect your security deposit back
