Experiencia negativa: Extremely rude. Unprofessional, and mean staff. They accused me of saying the n word once and said they had video evidence. When I asked for the video they said they didn't have it... To be clear. I NEVER said the n word, especially as a minority myself. Stay away for your own safety.

Experiencia negativa: Like others have said, Thrive really lacks communication and timeliness. My partner and I placed a refundable deposit in December of 2025, but as of today, have still had zero communication in response to this issue. We have attempted to call, leave tickets through their website, and contact the apartment manager, but have been given the run-around by several individuals. This is incredibly frustrating, especially because deposits are not cheap and they guarantee a swift and timely response. If you are looking to rent with them, just know that as of February 2026, they are still having ongoing communication issues that are a true reflection of their greater issues with management, hospitality, and professionalism.

Experiencia negativa: I would not recommend renting from Thrive Communities if you expect timely or any communication or responsiveness from property management when issues arise. Reaching anyone often requires repeated follow-ups, and emails are not consistently acknowledged, even for urgent matters. Clear communication and accountability appear to be ongoing challenges.

Experiencia negativa: Thrive Communities is the worst property management team I have ever worked with. Due to their negligence, we had rats infesting our walls. Additionally, one of their employees rammed into my car, causing over $6,000 in damages (he was uninsured and refuses to pay). Despite my request, management has refused to provide the incident report I filed. They are also withholding my security deposit of over $1,000 from when I was forced to move units due to the infestation (over 4 months ago). The move itself was made unnecessarily difficult, as they expected us to pay all moving expenses out of pocket or remain in the rat-infested unit.

Experiencia negativa: Thrive has yet to return a security deposit from an amenity reservation on OCTOBER 25th. I am out $300 and have called and left multiple messages, as well as filled out the online contact form multiple times over the last 2 months, but ABSOLUTELY NO ONE has followed up. I live in Midtown Square, which recently changed management from Thrive to Forge, but we received no communication from Thrive on this transition and many things are unresolved such as my security deposit and MFTE recertification. If I could give 0 stars, I would. RETURN MY MONEY!!!

Experiencia negativa: I've called their billing concierge numerous times over the last few months requesting an itemized breakdown of my move out bill; however they have still not sent one or any invoices/receipts which is not in line with Washington state law. Each time over the phone they claim they will email it to me and then don't.

Experiencia positiva: Update: After writing this review, I did receive my gift card pretty quickly. I’m raising my review to three stars, because at the end of the day, it still took over three months to receive my move-in concession and communication was terrible the entire time. Unresponsive and unhelpful. I've been living in one of their properties for almost three months and still haven't received my move-in concession. Every time I follow up, I'm either ignored or given the run-around. Very disappointing and very unprofessional.

Experiencia negativa: One of their communities, Stazione25, desperately needs a security guard. There is a homeless person actively living in the building. There have been repeated attempts to pry the doors open. The broken garage door compounds safety concerns. Reaching out is only met with an automated message and no response from the community's management team: "This is just a quick note to confirm that your message has been sent successfully to the upper management team for your community. We will be reaching out to you shortly and look forward to speaking with you." If you search the city's Building & Property Complaint Records database, there is an active cockroach infestation in Unit 306 that management is ignoring.

Experiencia negativa: Absolutely atrocious management of a dated property that is in need of major repairs throughout. Have been at the Lighthouse community in West Seattle for just a year and the only reason we renewed our lease was because we didn't want to pack everything back up after relocating from California. At move-in, the condition of the "newly remodeled" unit was suspect at best. Fan over the stove was inoperable, constant leaks under one of the bathroom sinks that took multiple visits to properly repair, chipping paint throughout the unit, dried paint on flooring that was never cleaned, dirty and water-damaged kitchen casework that couldn't be fully opened/closed in many cases, doors that couldn't be shut because the hinges were not even installed properly. The list could go on and on. A few months back we were averaging a water shutoff every month or so. At least 6 water shutoffs with no warning given, rarely no emailed notification, and when they finally do email, they say the shutoff is limited to units ##-## and our unit wasn't even within that range. Nearly every time the water is shut off, it's at least 5-6 hours until things are turned back on. Every time the excuse is that it's something outside of their control and that bottled water is available at the office for resident use. How is that supposed to work when you need to take a shower or use the toilet? As someone who works from home, I've had to consider moving to a Starbucks for the day, just so I can have access to a working toilet. Some units in the building have had water shut off for over 12-18 hours with zero notice or plans made by management. I do not recall a single work order that we've submitted where the repairs were completed at the first time asking. Bathroom plumbing dripping onto inner cabinet = 3 visits after they said things are fixed. Door that won't close and latch shut = 4 visits and their service team asking if we can accept that it won't ever latch properly because that would require "alot of work". Shower finish chipping off = 3 visits, asking us to vacate the unit over an entire weekend so they can refinish the shower, then it chipping off again not even a week after the "repairs". Currently we've reached out to them 4 times over 10 days for a water leak that has developed under the kitchen sink and have yet to even be told when someone will be able to take a look. At this point, we just don't care about asking for things to be fixed because they won't lift a finger even if we do bring something up. Not good when you're counting down the days until your lease is up and you can get something built more recently, with more attentive staff, at a better price. The ONLY thing going for this place is that their shoddy, outdated, never maintained units are an easy commute to Downtown Seattle. Prospective tenants, pay no attention to the responses given here by either the Lighthouse team or Thrive Mgmt. When calling the number they've provided nobody ever picks up and the community office staff are as worthless as the maintenance people listed above. Most recently our water and sewer utility bills have more than doubled and nobody is able to explain why. Our usage has not changed greatly from month to month but the billing rate has nearly doubled over the last two months. I've been calling both the community office and corporate team over the last two weeks and they've simply stopped answering phones, returning voicemails, or providing clear and truthful information as to why we're being charged over $400 a month for water and sewer when our usage is typical for a 2 occupant unit.

Experiencia negativa: My experience with Thrive at the Coronado in Eastlake was defined by severe administrative and financial negligence. Six months into our lease, Thrive's management claimed our security deposit was missing and tried to charge us for it again. We had to provide payment proof before they apologized and admitted the funds were "misplaced." The issue resurfaced when we moved out in October. Thrive failed to properly transfer our financial records to the new management company (Guide), and worse, told Guide that we had never paid a deposit at all. Due to Thrive’s gross incompetence, we have not recovered our deposit. We have tried repeatedly to contact Thrive for resolution, but they refuse to answer calls or return messages, demonstrating zero accountability. I strongly advise renters to be extremely cautious of properties managed by Thrive. Update: Thrive responds and asks me to contact them. It is the same number I have been calling for over a week, leaving messages. No one answers. This is the most stressful horrible experience. I truly advise everyone to do your research before renting with thrive. They have lost my deposit twice now !

Experiencia negativa: Attention Thrive Communities Management, I have been a resident at Desie Apartments (formerly Discover Landing) for about five years, and during that time, we’ve gone through three different management teams. The first manager, Marissa, was ineffective—there were over 200 unresolved maintenance requests when she was in charge. The second manager, Sarah, was excellent—she communicated with tenants, was friendly, and made everyone feel heard. Unfortunately, the current manager is the complete opposite. She is consistently unfriendly, uncommunicative, and difficult to approach. I recently moved into a ground-floor unit due to my 81-year-old mother’s mobility needs. Since moving in around September 11th, there have been over 10 unresolved maintenance issues that remain open after more than a month. By law, most maintenance requests must be addressed within approximately 10 days, yet that has not happened. Some of the ongoing issues include: • Missing cabinet handles • No key or lock for the back storage door • A broken window screen • A bathroom window that will not open I have repeatedly tried to communicate with the office about these matters, but the lack of response and follow-up is unacceptable. As a former Assistant Manager for a large apartment community, I understand how maintenance and communication should be handled. Our maintenance team always left a written notice after visiting an apartment—letting tenants know what had been done, what was pending, or when follow-up would occur. That basic courtesy and communication standard is completely missing here. Tenants deserve transparency and respect. There are laws protecting renters, and many residents here are aware of their rights. It’s concerning that communication and responsiveness seem to be inconsistent, especially in a diverse community with tenants of color, immigrants, and Muslims. Everyone deserves equal and fair treatment. I hope Thrive Communities takes this seriously and addresses both the maintenance delays and the lack of communication from the current management team. Experiencia negativa: First moving into madrone I went 3 months without a hot shower. Ive been without a working refrigerator for weeks and months with no stove. They changed rental management with no warning and all the points I've saved with bilt cannot be used for future rent. I can rarely get anyone on the phone to help and when the management company failed to contact me I went to thrive directly leaving over 10 voicemails/emails and never got a reply. Never had an issue at excelsior but numerous issues with madrone.

Experiencia positiva: I am pretty disappointed with thrive communities at this point. I know how many regularly priced apartment complexes that they own, as I used to live in one before moving into their low-income Viv apartments in Seattle. You would think with all of the money that they make on their regularly priced $2,000 a month one bedroom apartments (not to mention how much they're probably making on their 2 and 3 bedroom apartments), they could fix the call box and lux lockers here so my packages stop getting stolen here at the low income apartments. FIX OUR CALL BOX!!!! I HAVE NOW BEEN FORCED TO START SENDING MY PACKAGES TO A PACKAGE RECEIVING PLACE THAT I USED TO RECEIVE PACKAGES AT WHEN I WAS HOMELESS. BECAUSE I CANNOT PAY FOR A POST OFFICE BOX AND NOW I HAVE TO DRIVE ALL THE WAY TO SEATTLE TO PICK UP MY STUFF.

Experiencia negativa: Very unsafe and poorly managed property. NOT AS ADVERTISED. Tenant's bikes, packages and property are being stolen and nothing is done about it. legitimate complaints and concerns have been voiced DIRECTLY to the property manager and not one phone call or email was returned. I was there 3 weeks and moved out! Hallway carpets are filthy, parking is not existent unless you want to pay $275 a month. Thank God they have Marcia and Amy in the office or NOTHING would get done.

Experiencia negativa: their location in everett is an atrocity. the leasing office is currently trying to say we are the reason the apartment has mold because we “didn’t notify maintenance” & “weren’t keeping things ventilated“ per their AMG checklist only covers windows, & the bathroom because those are normal places mold may grow due to improper ventilation. so obviously mold growth in a closet & the main bedroom aren’t really a result of tenant negligence, & i’m pretty appalled & offended they are insinuating that we’re not clean or wanted to live in mold. when in reality it’s not normal for mold to grow behind dry furniture?? a simple check of the reviews will tell you this is an ongoing problem they have that they just keep “cleaning” & painting over. this company as a whole is just greedy and has 0 regard.

Experiencia negativa: Would not recommend ANYONE renting anything from Thrive Communities. Yes they are cheaper than most but don’t let them fool you. Just moved out about a little over a month ago from one of their apartments. I was waiting to hear about or receive my deposit back. I didn’t hear anything. Until I messaged them a day or so ago and apparently they took it all plus I owe them. Some are from non existent issues and some more for other issues that was not caused by me but a problem from a pipe that was heavily leaking from the upstairs neighbors apartment. If you ever do rent here, take before and after pics and videos. Will come in handy later. I will no longer do any business with this company. Nor anyone I know. Which is a lot in the town that I lived in.

Experiencia negativa: UPDATE: As stated in my review, I have already contacted Thrive and left a voicemail with my name, community info, and phone number. If you were really interested in talking to me about my issues, you would have returned my phone call. Instead, you post a reply asking me to contact you. Obviously, your replies are not actual people and not genuine in any way. This is further proof that everyone should avoid this company in any way possible. I would also like to add that we received new notices about our water being shut off for an entire week but had conflicting date information. Multiple residents have reached out to the office staff for clarification and have heard NOTHING. This company recently took over my apartment community, and it's been TERRIBLE. I have experienced so many of the same issues others have stated here. Today has been exceptionally terrible. Our water was shut off with no notice (apparently they issued incorrect notices last week) this morning. When I asked about the issue, I was told it would be back on in a few minutes. That was over THREE HOURS ago. Now, nobody will answer the phone, there is no way to leave a message, there is a sign on the office door that simply states "Sorry we missed you." We are extreme heat, yet nobody that can do anything seems to care that we have NO WATER. I have left a message at the only place I can, which is with Thrive directly (since there is no way to reach my office staff or even leave msg), and still nothing. AVOID THIS PROPERTY MGMT COMPANY IF AT ALL POSSIBLE. Today was the final straw that finally pushed me to post a review since filling a complaint won't get anywhere.

Experiencia negativa: Updated Review: DO NOT MOVE HERE (2025) This place has gone downhill. The elevator is constantly out of order, and the office staff is utterly useless. They provide zero updates or solutions for ongoing issues. Honestly, they might as well replace them with AI—they’d be more helpful. The only reliable people here are the cleaning staff. As for improvements, they recently got two new carts for groceries, but good luck finding them—they’re always hidden in the other building (C building), so you’ll have to hunt them down. I’ve resorted to using my dog stroller to haul groceries. Previous Issues (11/2021): The fire alarm went off for over 4 hours—from 11:22 PM to 2:34 AM—and the fire department couldn’t even contact the emergency team or maintenance. This was a complete failure for the Chelsea community. Other Complaints: • Annual rent increases of 10% are outrageous, and the claim that it’s “market price” is ridiculous. • The courtyard is littered with rats and dead rodents, and the back door is constantly propped open, making the building feel unsafe. • Smokers are everywhere, and some neighbors are racist. THEY DO NOT CARE ABOUT THE SMOKING RULES AND IT IS NOT ENFORCED HERE. LEASING MGR AND AGTS WALK PASS SMOKERS ALL DAY LONG. Don’t believe them when you read the other post about them enforcing any rules besides raising your rent! The property managers change constantly, offering no continuity or support for long-term residents. • If your apartment faces the front, garbage trucks will wake you up 5 out of 7 mornings. If you’re in the back, trucks rumbling by will shake the building. • The courtyard reeks of urine. • The monthly breakdown of rent and utilities is unclear, and hidden fees are slipped into your payments—be vigilant. Lawsuit Alert: This property and its management company are implicated in a lawsuit alleging collusion to artificially inflate rental prices. The defendants, including Greystar and other major property management companies, allegedly shared data through RealPage to manipulate pricing. This unlawful practice has negatively impacted Seattle renters, driving prices above competitive levels. Final Word: Living here is not worth it. The conditions are poor, management is ineffective, and the cost is outrageous. Avoid this property at all costs.

Experiencia negativa: In regards to Jefferson Flats: I applied and paid the application fee and $300 to hold an apartment but was declined. That was back on March 27, 2025. I have yet to receive my money back. This company and the JF management are avoiding and ignoring me when they basically, at this point, have stolen from me. For future possible tenants, if this happens from a declined application, imagine what they might do when you’re trying to get your deposit back on move out. BUYER BEWARE. Update. In response to the response below, it wasn’t the us mail that slowed this payment it was you. It took over five weeks of baloney excuses until I finally got the check in a normal amount of time by mail.

Plus, my building only has one point of entry, so if that door is ever not working (and it hasn’t worked in the past) you’re just stuck outside.

Experiencia negativa: I live in a Thrive Communities managed property, Canopy Apartments in Everett, WA. Living in this apartment complex has been one of the worst experiences in my life. We moved into our apartment in summer of 2023, and there has been nothing but issues. we moved into a “partially renovated unit”, water damage from the unit above from a previous tenant was just painted over and not properly repaired. there is no trim on the floors, thin single pane windows let in a copious amount of moisture and cause mildew, the walls are so thin you can be heard having a quiet conversation in your living room. the communal garbage bins are constantly overflowing. my largest gripe with this apartment complex is the guest parking, there was ample parking when we moved into, but they ended up removing almost all the visito spots for reserved spaces for tenants, leaving one visitor area in the far back of the complex and the very front near the leasing office. The change from Thrive Communities to their new management company has caused a swath of issues, such as security concerns in the complex (homeless people walking in and thru during night), as well the front office staff is horribly disrespectful, and swear and yell at their tenants when trying to make a complaint. overall, unless you are completely out of options, i would not recommend living in this overpriced, terribly maintained apartment complex, or else you will fall victim to deceptive business practices, disrespectful office staff, and a lack of security within the complex. DO NOT LIVE HERE!!

Experiencia negativa: Moving to a Thrive Community was the worst decision of my life. Bait and switch apartment scam began almost immediately. Employees deliberately cover up important information during the rental process. Rented me an apartment near a common area with hours of common area written into the lease. Not only did they change the hours of the common area after the fact, employees enter and exit constantly throughout the night 2AM, 3AM and 5AM. I haven't had an uninterrupted nights sleep in over three months. Employees swear this is legal and refuse to escalate. The response to get it touch is pure theater nothing has been done about the conditions and they still slam doors all night for months on end. Meanwhile are able to send a rent increase on a unit that is impossible to sleep in because it's all night activity in their common areas by their employees.

Experiencia negativa: If you’re looking for a new place to live definitely avoid Thrive owned communities. This monopoly will bleed you dry, especially if Conservice is their utility provider. You’ll pay upwards of $300/mo between their rates and PSE. All of this on top of an apartment that probably shouldn’t have passed code. Their “gated” community is literally a gate you drive through, there’s no gate surrounding the property. Please, DO NOT RENT WITH THEM!! Your living wage will be eaten up by greed and unfortunately most people just grin and bear it. Let’s not even get into the Bilt rental app. It hasn’t been correct once and most people aren’t paying attention. Wake up and rent elsewhere.

Experiencia negativa: Worst property management company in Seattle. Made Dexter Hayes one of the worst places to live in Westlake the moment they took over. Somehow the previous management company who worked offsite was 1000x better. At least you could get an email reply from the previous company in a timely manner, or ever. Dexter Hayes says "appointment only" on the empty leasing office door, but how does one set up an appointment when they do not answer emails or phone calls? Embarrassing excuse for a "management" company. Also raised the rent 25% the moment they took over. Good luck with that. Didn't give me a renewal offer until my lease was 1-month from being over, and never sent it legally. Way better properties right down the street for cheaper and larger units. Was worth the $1500/mo the previous company charged, but have fun paying $2,000+ for 500sqft and horrible office management.

Experiencia negativa: Thrive took over ownership of the Oxbow49 a few weeks ago and since then things have not been great. On 12/7 my toilet broke which I reported to the leasing agent and then followed up on 12/10. On 12/12 I sent an email and directly spoke with property management who then told me someone would be on it immediately. The maintenance man called and said apart needed to be ordered and that it would take 1-2 days . On 12/16 I emailed again and was told she would try to check the status. It is now 12/18 still no working toilet nor a response to my email requesting a grievance form or someone above the property. This has been a terrible experience for me since Thrive took over and I would recommend moving into their properties.

Experiencia negativa: Avoid any property managed by this company. My partner is in the process of moving out of her apartment and was told that the elevator can’t be reserved on a Sunday because no staff is on property. That will add an hour to our mover’s fee, increasing the price for her. There has been no management, poor security with multiple homeless people found in the lobby on various instances, lack of secured parking due to a broken gate for 4 months, and a pet run area that hasn’t been cleaned in months. There is also a regular delay in garbage and recycling pickup, leading to an overflow which attracts rats.

Experiencia negativa: So I filled out an application at Encore Belltown and put down a holding deposit. I have been trying to get ahold of them to view the apartment. I have sent several emails about booking a tour. I woke up this morning with a text asking me to leave a review about my tour. What? I was not able to tour or to book online. It said to call and I did and they said to send an email and the email auto replied to set up a tour online. So literally got the run around. *update* It has been 3 weeks and I still have not heard from them despite multiple text and emails. You can’t call them no one answers and when you call encore Belltown you can’t even leave a voicemail. I put down a 99$ Holding deposit for unit 205 it now shows the unit available again. I have sent multiple messages for weeks to the community I applied to and their main website and have only received auto replies from them despite multiple attempts to contact a human to talk to about getting my holding deposit back.

Experiencia fantástica: Elizabeth was super helpful when touring The Teel. She was receptive to my needs, knew a lot about the surrounding area and comparable properties, and provided lots of great insight to aid in my decision-making process. The units themselves are very nice though a little overpriced which is expected as a new building and likely to adjust with more time in the community. Experiencia negativa: I’ve had a very disappointing experience dealing with Maylin at Eclipse Fremont, the assistant property manager, and Thrive, the management company. It’s clear that Maylin is overwhelmed trying to manage two properties, and unfortunately, she doesn’t seem to have the proper training or knowledge—especially when it comes to the MFTE program. My application has been in limbo for over a month now, and I’ve had to constantly call and email to check on its progress. On multiple occasions, Maylin has asked me for paperwork I already submitted and has asked unnecessary questions that contradict the guidelines outlined in the MFTE compliance manual. The lack of organization and knowledge has made an already stressful process even worse. To make matters worse, I’ve reached a point where my calls and emails are being ignored. The lack of communication and transparency is unacceptable. In hindsight, the red flags were there: it was difficult to even schedule a tour, and the office doesn’t open at the hours posted on the door. I’m keeping my application open because of the location and the time I’ve already invested, but I truly hope Thrive steps up and provides Maylin with the support and training she needs. Managing properties requires professionalism and competency, neither of which have been evident so far. I'm still waiting for anyone to reach out to me about my application and I've already sent Thrive an email with no avail. EDIT: The below response is inaccurate and they never reached out to me. I got asked about a $200 deposit when in the MFTE compliance manual, it says that anything of $300. I have provided everything quickly but Maylin has been very slow. I would like someone to contact me!

Experiencia negativa: Disaster from the jump. Lied to me to get a lease signature. The four months I was at their property, they neglected to fix a 3'x4' hole in the garage walls and did not provide a a lock with a key. Bought a new car on a Friday, stolen on Tuesday. The next day, my garage was broken into while at work and all of my tools were stolen. Before sending a reimbursement request, they did agree to let me out of my lease due to safety concerns and not charge me a term fee. However, after asking to be made whole due to their neglect, they then used the termination as an excuse to not pay for $2,500+ worth of items that were stolen - essentially charging me for having my own things stolen. Bathroom came with mold and a shower rod that was dangling off the walls. The entire place was covered in a layer of dust and cobwebs hung from the ceilings. Outlets came without covers & screws and their maintenance informed me they've done unlicensed and illegal repairs. Mismatched paint, floors peeling, and an absolutely horrid environment of dog feces and garbage everywhere. ***Update after contacting owner: Absolutely not willing to work towards a resolution. As it stands, they recognize their failure to provide proper security by letting me out of lease without fees. Owner response suggests that had I not had insurance and paid the termination fees, I would receive reimbursement. This is retaliation for exercising my rights and another instance of Thrive ignoring state laws and tenant rights.***

Experiencia negativa: Unethical billing practices: I lived at Summit at Madison Park from 2018-2023. When I moved out, Thrive tried to charge me the full cost of carpet replacement (>$3000), not factoring in depreciation due to 5 years of normal wear and tear, which is illegal. When I disputed this charge, they strung me along saying they were looking into it, then without warning sent the charge to collections. I was only able to reverse this by taking them to small claims, but not before it affected my credit score. In addition to the carpet replacement, Thrive also tried to charge me for carpet cleaning, and even for this they were demanding $150 more than the cost of the cleaning (an error they corrected only after I requested the receipts). Do not trust Thrive to bill you accurately, and do not hesitate to take them to small claims if needed - they will string you along and assume you will just pay the fraudulent charges to avoid the (relatively low) cost of going to small claims court.

Experiencia negativa: Attempted break in with no follow up communication from leasing management, no working cameras, they cancelled Echelon security for our building, bikes and laundry are continuously stolen, residents smoke on property without consequences, carpets are stained with urine and feces and the smell is atrocious in the stairwells, and they have locked up the amenities so we cannot use the grills or fire pit?!. Thrive communities does not care about the well being or safety of their residents. They just sit in the office and collect the [rising] rent checks. Profit above anything & everything.

Experiencia fantástica: Me and my husband went to tour Copper Creek Apartments. Upon arrival, the place looked fresh, clean, and well maintained. I really liked what I saw! We walked into the leasing office where we were met by Carlos. He was very communicative, and thorough with the information. He started giving us the tour in the leasing office where there is a pool (it's closed for the season), a gym, and a hot tub that is open all year round. Afterwards, we went to view an older 2 bed 2 bath. I really liked it! The balcony on the back is nested against the forest that the apartment community owns! So I will always get my green trees! Towards the end of our time there, we decided that because it was well maintained and very quiet, we wanted to go through the process of getting in. I got my application in, but we were having issues with one part of my husband's application (technical issue since I tried filling it out on 3 separate devices) and Carlos helped by letting us fill it out on his computer! He was so helpful and nice! I already have a great impression of this place!

Experiencia positiva: It’s been up and down here at Barclay, but as the new management has stepped in, I’ve received a lot of help in a timely manner. The building is in a great location. The building is pretty quite and everyone is friendly. The grounds are maintained and it’s overall just a lovely place to live. Very happy to have Kevin, the new manager, here taking initiative and make the necessary steps to improve the space.

Experiencia negativa: The apartment was beautiful and all my questions were answered well. However, the variable market-rate rent system is predatory. Thrive is apparently a money-making enterprise only and has no interest in service. Also, with the added fees for utilities and parking, the cost was much too high for me.

Experiencia fantástica: I toured with this apartment complex and I’m very set on moving here. The leasing agents were fantastic, the one I toured with was extremely knowledgeable and friendly, made me feel very welcome during the process. We chatted quite a bit about the place, I was already set on the apartment I looked at, and in the unit I asked how I could apply. She gave me detailed instructions and I was getting ready to leave, asked her if there’s anything else she needed from me and she goes, “Wait, I wanna show you the roof” needless to say that sealed the deal. The view from up there is amazing, and they have 2 grills, 2 fire pits, and plenty of space. She also mentioned a play area for kids, and even though I don’t have any, it’s a great feature to have in case I have friends with little ones. The gym is also a 10/10. I can cancel my gym membership as soon as I get my keys ! Overall, great experience and I’d recommend this complex to anyone.

Experiencia negativa: Review of Thrive Communities I recently had the worst leasing experience of my life with Thrive Communities, and I strongly advise against renting from them. After completing my one-year lease, I attempted to apply for another apartment in the same building, which was ready just days after my lease ended. What followed was a frustrating two-month ordeal of dealing with a malfunctioning online application system and repeated issues with the leasing office. Despite paying the application and $300 holding fees, I received no resolution. The leasing manager, Ciara, is rarely in the office and never responds to calls or emails. It's as if she’s ghosting her responsibilities—something you might expect from an employee who’s long checked out but still gets a paycheck. To make matters worse, just when I thought I had everything sorted, they suddenly claimed I owed an additional $2,060 in security deposits. After paying over $2,000 upfront and keeping my rent current (often paying extra to stay ahead), I was baffled. Their calculations were utterly confusing and contradictory. Instead of clarifying, the staff merely passed me around with vague excuses about “glitches in the system.” The parking situation was equally appalling. After paying nearly $200 a month for my designated spot, I found it reassigned to another tenant. I was told to use a handicapped spot until they resolved the issue, which is not only unethical but impractical. How am I supposed to know which spots are available or not? Throughout this experience, every inquiry led to more confusion, with staff insisting that they would inform Ciara but never providing any follow-up. I’m now filing a complaint with the Better Business Bureau, as I believe I’m owed money due to overpayments. In summary, Thrive Communities demonstrates a severe lack of management and communication. I urge potential renters to look elsewhere to avoid the headaches I faced. Save yourself the headache and frustration!

Experiencia negativa: I lived in one of their apartments for 2 years between 2022-2024. The communication between office and tenants is abismal, I was barely able to reach them via phone call/email during working hours. When I did, I couldn’t get the answers I was looking for. During my move out process, I had reached out to them weeks prior to me moving out asking if I could extend my stay for 3 days and get that pro-rated so I that I wouldn’t have to pay an entire months rent. I didn’t get an answer until the day of my move out. They did say this was possible so I was relieved. After I had moved out I was waiting for my “move out” fees. I got them about 2-3 months afterwards and it costed more than what the rent was worth. I was a bit confused and had a LOOONG back and forth between the leasing manager Christal. The communication again was a failure, I never was gotten back with a phone call after leaving numerous voicemails and didn’t get replies to emails until I had reached out 2-3 times. I kept getting told that they were busy. I finally got them to give me the correct pricing for the move out costs. They never gave me a portal or a payment area where I can pay off the move out fee. I now have a debt collection due to this negligence. There is a whole lot more that has gone wrong between them and tenants but it’s too long to list. Terrible communication, terrible customer service would never recommend to anyone. Fix your staffing issue and have open communication.

Experiencia negativa: This is an updated review. I am now moving forward taking legal action against thrive communities and orenda apartments specifically. I have not revived my deposit or my left over rent and it’s now past 30 days for them to legally send me my deposit. I have emailed countless times and I keep getting the same answer. It’s been mailed out. Tell me does it usually take you 3 weeks to get mail when it’s being sent in state? No i didn't think so. My address is correct and i know for sure because my mail has been forwarded from my old address. I stand by what I said. DO NOT MOVE HERE. you're better off finding a nicer motel or a trailer to stay in. It’s more or less the same. This review is for thrive communities and orenda at Othello specifically. The lack of care and efficiency that comes with the people that were hired in the leasing office is absolutely horrendous. It should be embarrassing on the company’s part to allow constant lack of communication and support through this organization is not okay. I’ve lived in those apartments for two years and I’ve had multiple issues with the gilding and leasing office itself. I moved out on the first and was told I would get my security deposit and left over balance from my rent and that has not been sent out . I’m not even sure if they forwarded my mail to my address because the landlord does not check the emails.

If thrive is managing your property you can expect : -A new property manager every month because this company is TOXIC. -A run down, horribly maintained building. -Amenities that are always broken. -Full voicemail boxes and closed offices. -Zero personal responsibility from any employee. Experiencia negativa: I’m finally able to have the strength to do this review for Thrive Communities. I applied at one of their properties and was instantly approved because I have always had excellent credit and owned many homes in my lifetime. Everything was fine until COVID hit and my life turned upside down. I lost everything and many people which is why I started renting instead of owning. I became very ill during my stay at Gateway and couldn’t work as much. I lost my beautiful hair, had a blood transfusion, was in the hospital for weeks, and got sepsis and almost died. I got notice my rent would be raised by 40% to $2597. WOW! I’m a single mom with a little girl who became very ill and there was no way I could afford that so I gave proper notice and left. I could sign another lease but I didn’t know what was going to happen and I didn’t want to break a lease. On move out, I was told I would be able to set up payments for the amount remaining which would be great. However when I talked to central billing they told me I could only make 3 payments. I had been in the hospital again in and out of consciousness. Then I lost my job of 20yrs. I said paying $4453 over 3 payments would be $1484 and too much. I asked if I could do it over 6 months for $742 a month and they said “NO”. It had to be 3 months of $1484 which was impossible for me. They sent it to collections and another $500 was added on. I was shocked they didn’t want to work with me. I’m so deeply saddened not for me but for my girl who has a sick mom and had to first lose her nice home and then the apartment to become homeless. I started renting before the pandemic was over and It almost feels criminal to raise rent by 40%. I’m attaching proof so people can see for themselves that the only thing Thrive Communities thrives at is hurting the vulnerable.

Experiencia negativa: My partner and I had set up a tour appointment through the Madison Plaza Apartment website and received, via email, confirmation of our appointment. When we showed up at our appointment time, no one was there. We attempted to reach the leasing office through their call box and through the number that was posted on the Madison Plaza sign for 20 min. No one responded from the leasing office and the number provided was out of service. My partner and I traveled from Bremerton specifically for this tour and to have no one from the property management company to show up is rude and unprofessional. This says a lot about their integrity of their business. People, if you plan to set up an appointment for a tour of Madison Plaza Apt, don't count of this management actually following through. They provide no way of immediately getting ahold of someone if no one is there in the leasing office. My next move is to contact the company that owns the building to place this complaint.

Experiencia negativa: I have lived in the same apartment for over 10 years and never paid my rent late. It has always been a pleasant place where people got along and had a community feel. When Thrive took over everything here became a nightmare, from getting maintenance requests taken care of, to their money-gouging practices and inability to write a lease in conjunction with a housing assistance program. . I waited 2 weeks for a repair to a washing machine. I waited 2 months for a filter for my exhaust fan above my store. I cooked with wires hanging down and the fan exposed because one maintenance fellow took the filter to find one and never returned. The manager couldn’t get a lease written for me. I did everything I could to try and help her. When all of those things failed I suggested she contact the main office for assistance. She chose not to do that. I carried a credit of over $1000.00 on the books in case I became ill and couldn’t pay the rent on time because I was hospitalized ( I am quite sick ) I went to pay my rent and found they were charging me $870.00 a month extra on top of a $178.00 a month rent increase when they never provided me a lease. I was now in over $2500.00 in arrears. I got that sorted out with the main office in Seattle and the next day I got an eviction notice because they neglected to remove all the false charges. It took me two weeks to get all that sorted out. It caused a great amount of stress and stress tends to make my illness worse. Providing them with proof of insurance is not enough, you also have to do their paperwork online ( they don’t pay you for that ), and they charge you for their substandard insurance for weeks until they get around to removing the charges even though the paperwork has been turned in. These are just the highlights, many other things should never have happened’ I sit here wondering each morning when I open my e-mail what issue I will have to deal with regarding living here. I have had more problems and more stress living here since Thrive took over the management than I have had in the ten years previous. It shouldn’t be like this. Home should be a comfortable, safe place to relax and destress, not a place of constant stress. If you are looking for a new home and THRIVE is the management company go someplace else. The attitude of this company is not to provide you with a wonderful community but to make money off their tenants in any way they can. Perhaps they don’t feel they are making enough from the property owners.

Experiencia negativa: I spent a few years in a decent apartment complex, then Thrive took over. First of all, Trive? Are you an MLM? I don't trust even the name. But they changed staff so often, it was suspicious. They had cameras but when something was stolen they didn't seem to know how to use them..they made lots of promises are improvements, instead they just raised rents and make you keep your bicycles in the apartment! They were so unorganized. There were people who moved out and it would sit empty, months later that empty apartment would get an eviction notice!! They forgot about us even living there. They took SIX MONTHS to give me my deposit back . And I had talked to them in between that time. I should have sued for double then, but just found out that I still can since I have. So perhaps I'll see them again soon!

Experiencia negativa: If I could give zero stars, I would. Thrive Communities is the epitome of scum. The properties are overpriced and not maintained. I've lived in this apartment complex (Vista Ridge) for less than a year, and we're already on our third property manager. Two apartment buildings flooded in January, and Thrive explicitly told our current property manager to placate us with coffee and pastries instead of providing any compensation for damages and exorbitant power bills due to the use of industrial strength dehumidifiers in our units. It was only after WEEKS of complaints and arguing that they agreed to pay the difference in our power bills. We've received no communication on when contactors are to be in our unit, which is illegal (RCW 59.18. 150 - we are to be given 48 hours advance notice. 24 if they're showing the apartment to prospective tenants). Our property manager almost never answers the phone and rarely responds to email. Of the 6-7 units that flooded, at least 3 will not be renewing leases, or will be actively seeking legal advice on how to break their leases. Do yourself a favor and live literally anywhere else. Avoid properties owned by Thrive Communities. Your mental health and bank account will thank you.

Experiencia negativa: Do not move to any thrive communities. My family and I have been discriminated against in the worst way. They moved me in apartment knowing it had bugs. And have done nothing about it. I've contacted regional manager BRITTANY DOUST and left several messages. She had not returned not 1 of my calls or emails. Repairs needed in my apartment have not been repaired yet. I've been trying to find someone higher up on the totem pole with no luck. Save your family the stress and do not move to any thrive communities we as minorities mean nothing to them but a rented apartment and money. How we live does not matter as long as they get the rent. Sad

Experiencia negativa: My wife and I moved out of the complex Alderra and it was a very negative experience. If anyone is looking for somewhere to rent this is NOT the place. Management does not care, you pay high amounts for poor build quality, no amenities and sketchy people. Multiple cars were stolen and vandalized during the period we lived here. Door handles would break off of the bedroom doors, cabinet handles would fall off and closet handles would fall off. The carpet peels, and the paint chips at the slightest bump. We paid rent, a lease termination fee, they kept all of our deposit, our pet deposit and charged us almost $1600 in move out fees for damages, including the carpet because it was peeling and had pet “impact”. They charged us for blinds that were broken before we moved in, they charged us to paint the walls, despite no damage really being done to the walls despite normal wear and tear. This place prides themselves on being a gated community, but the gate was always broken. If you want to move into a nice quality apartment, there are a few brand new buildings right down the road for a cheaper price. Do NOT move here if you are wanting to feel safe in your community

Experiencia negativa: Alderra was the worst apartment complex we have ever lived in. Our entire last year there, our apartment, in building 10, smelled like smoke because our neighbors smoked inside despite numerous complaints to Taylor in the office. The gate was constantly broken, despite paying extra for a gated community. In the (almost) 3 years that we lived there… I would say I saw the gate closed maybe 20 days. The pool was never open. There was always dog feces in the yard. Multiple cars were being stolen and/ or vandalized. They had a strict “dogs must be leashed policy” which is great, except multiple times I saw Taylor from the office walking with her dog off leash. So I guess rules do not apply to management. In December we paid about $2100 in rent. Then we paid $3880 to break the lease because living here was miserable. Now we just got a bill in the mail that we owe $1500 MORE due to “damages”. The paint I understand, knicks happen over time. The carpet I can even understand to an extent, but the carpet was peeling from day one and I made Nakita in the office aware of that. Also the blinds were broken from day one, which I also made Nakita aware of. Both were on the move out statement. You charge ridiculously high prices for a poorly run property. Management is rarely in office it’s a wonder to see anyone there. The best part is Taylor in the office would drive a golf cart from the office to her apartment only a couple buildings down! Multiple times she backed out of the office parking area and we had to slam on the brakes because she was in her own world. We would constantly get emails about the office being closed, closing early or opening late which made it difficult to speak with anyone in person. There were little to no amenities. When I made a complaint regarding my neighbors smoking inside they told them our names and our apartment number despite me telling them they could give my name, JUST my name. They didn’t tell me they would be telling them exactly what apartment the complaint came from. It is ridiculous that in December I handed over $5980 to you and you want over $1500 more. Amanda and Taylor are not good at answering complaints or emails. It would take days to get a response if we got one. In the time we lived there, the microwave broke, the lighting fixture in the dining room broke, the toilet would mold constantly from day one despite cleaning it regularly, the bathtub would develop an orange film across it, despite cleaning it regularly. The carpet peeled up at almost every corner. The neighbors were rude, messy and would be loud at all hours of the night. I would not recommend this place for my worst enemy. Good luck in the future. I hope you guys figure this issue out. We also emailed Thrive Communities regarding all of this, and have yet to hear back. It has been over 4 days so their corporate is just as horrible at responding as the staff at alderra. I feel as if we were taken advantage of by being forced to pay $2100 in rent, $3880 to break the lease and over $1500 in “damages” all because we are young, and newer to renting. And I guess enjoy the $7558 I have had to pay to you guys over the last 30 days. You obviously need it more than me, please use it for better staff or amenities

Experiencia negativa: Edit: After many months, finally received my security deposit, minus cleaning fees, but not including the reimbursement for fee for garage space which was broken. Thrive manages or took over the management of WIllow Crossing. After more than 7 months after move out, have not received my security deposit despite near monthly emails and calls. After a theft of a service included in my parking fee (higher parking fee in the garage due to my particular vehicle), I was never reimbursed for the 5 months I paid that fee. Carpets are stained, elevators have human or pet waste in them; fireworks are launched off the building or in front of the building by occupants at odd hours in the morning. Trash rooms on upper floors are overflowing with garbage. Constant fire alarms from people who don't know how to cook without setting off the alarms. Defaced interiors and common areas. Vagrants sleeping on benches in secure areas of the building. This place gave me a place to rest while attempting to get on my feet but so far the gratitude has not been received in the other direction. Many many rules to move in and reside but multiple people living in units, breaking the rules. Security was hired eventually but there is only so much they can do.

Experiencia negativa: Everytime I asked something from them, the answer is “i don’t know” “we’ll update you” but there will be no update after. Lost package in our apartment (madison) but nothing happened. Over charge then asked them whats that about but they also don’t know, and when you keep asking question they’ll tell you that you’re rude just because they don’t know the answer!

Experiencia negativa: Thrive recently acquired the Jasper apartments in Wedgwood. They just slapped me with a 20% rent increase in 2024. The site manager is great and I have no complaints about her. I do have serious issues with the management company's rapaciousness, however. My income sure hasn't increased by 20% this last year. For a company that purports to be about creating spaces where residents can thrive, they're doing their absolute damnedest to prevent just that. 0/5 - would not recommend. **EDIT 1/12/2024 in re. the reply from the owner - Yes, I'm familiar with the law in Seattle that requires the 180 day notification. My problem is not with the the notice itself (which you ought to have understood from my post, but apparently your reading comprehension skills are substandard), but rather the OUTRAGEOUS amount of the increase. Nowhere in the notice is an invitation to speak with the community manager (or anyone else, for that matter) regarding the renewal offers or any indication that counterproposals will be entertained. It's disingenuous for you to act like I'm being unreasonable for having a negative reaction to Thrive's edacity. Instead, you employ questionable strategies designed to hustle me into accepting the offer by implying that if I didn't accept it immediately it would only go up. No, Thrive is a terrible property manager. See, for example, the class-action lawsuit in California in which they're named as a defendant. The suit alleges that they are involved in price-fixing through artificially manipulating the availability of housing stock. After this nonsense, I can certainly believe it.

Experiencia negativa: When Thrive took over they said to pay online I had to give them my bank password to use the service. They then told me my balances in both my checking and savings account. This seems illegal to me and when I complained in person was told it was a one time check. Still does not seem legal and highly sketchy. Once Thrive took over Rent increase totally out of control that they include housing helpline number in renewal letter. Takes way too long to fix things...mold in bathroom and wall coming off and recaulking needed reported months ago. Stay away from their properties. Pools don't work "hope to have indoor pools working by summer" although vendors working on them. They show the apartments listing pools as available. Way too expensive for this complex. They have an overinflated idea of fair market value...brand new apartments across the street are going for same price as this Extremely old complex with amenities that work and are obviously clean. I don't understand why it takes a year to fix an indoor pool and it seems mold would be a priority It took weeks and weeks for appliances that work. I agree with the review below prioritize money over people and don't care how many people leave. Might be why I see so many people are moving out. In answer to their answer than why are you referring Federal Way residents to Seattle housing which do not help residents of anywhere but Seattle City limits whose laws are different than Federal Way. You could not get away with the some of the things happening in Federal Way if the property was in Seattle.

Experiencia negativa: I have lived at Landes for about a year and a half and in my time here I have loved the community culture that Kevin has worked so hard to create. We used to feel valued and like a member of the community until Thrive Property Management took over. Thrive is incapable of keeping this once wonderful property afloat, we have see so many people moving out lately, and frankly how can I blame them. We got our renewal notice today and the lowest possible offer they could come up with is 31%! That is because they are choosing to use a piece of software that currently has them listed under a class action lawsuit. All Thrive cares about is maximizing profits to entice new ownership groups. They don't care about the people they affect, the families they turn out, or the blatant disregard of the true market value. One thing you can count on, is Thrive DOES NOT DO THE RIGHT THING

Experiencia negativa: i have called and reached out since late august to encore for maintenance on a washer. it took all the way till 10/24 for maintenance supervisor nathan came to the apartment and was able to adjust something in the washer 3 days later my washer completely stopped workin and seem to be broken. i have been without a working washer since late august and have had to use my own money to go to a laundry mat every week. i need someone from higher management to reach out to me as soon as possible. i currently i have a broken dishwasher that leaked all over my kitchen and since have not had any updates on it getting repaired. and now a broken heater in the apartment that god only knows when it will get repaired. i have called thrive on numerous occasions asking to speak with a higher up. can someone please reach out to me ASAP! we will be going into the holidays with no washer, no dishwasher and no heater. at a certain point it is becoming neglect. im available no matter what hour of the day.

Experiencia negativa: BBB complaint has been filed under ID 20878311 Illegal rental management practices and sloppy staff: 155 days after moveout, they are still withholding my deposit at Assembly 118 due to baseless "standard cleaning charges" without providing proof of itemized damage. In fact their own staff wrote on the moveout form that "floor/carpet condition OK" in the only rooms that have carpet, and they still are double charging exorbitant carpet cleaning fees. Not to mention late notification of deposit withholding after 30 days of moveout, not providing receipts of charged services until 6 months after moveout, and still not providing itemized evidence of damage. All of these are violations of WA State rental law RCW 59.18.280. Avoid these people at all costs, they have sent this illegal debt to Columbia Debt Collections which I will thoroughly dispute!

Experiencia negativa: My experience at this second Thrive community has been disheartening due to prejudiced treatment based on my disability. The first community I lived in was wonderful, but unfortunately, there were issues with the neighbors. Thrive staff was incredibly supportive and helped us find a new place. However, my current situation has taken a turn for the worse because of a single individual named Abigail, who has unfairly labeled me as unstable and caused me to feel unsafe in my own apartment. Despite my attempts to reach out, the community heads have been unresponsive. I urge potential residents to reconsider moving here, as one person's mistake has had a significant impact on my experience, and it could potentially affect yours as well. All over a parking spot. Update the picture is how much mail was in there as I’m running back inside.

Experiencia negativa: While touring Waterstone at Silver Creek. Fist off, Allen our tour guide was awesome and he needs a raise. We toured unit # I-205 it was $1,899 rent and 748 square feet. In short the unit had great appliances being the Fridge Dishwasher Oven & counter top was nice. The carpet was nice too. The outside property parking lot was very well kept but the lawn hadn't been moved in some time. But for the rest of the unit it was disgusting. Rust bad rust everywhere from the ton of rust on the right side of the bathroom mirror to the ton of rust on the shower head shower head pipe and other places. The bedroom was small the closet had bent shelving racks which once were white now a darkish yellowish brownish. The original rubber the bars of the same shelving racks were peeling so much and wildly torn up. We're talking hanging rubber flake pieces. Also the back patio had debris all over it and the ground was cracked and the paint had beyond peeled off the patio. The kitchen cabinets that look modern with the skinny shiny handle shown in their online internet "in unit" photos were no where to be found. (Only found in the reception lobby) The original 1988 cabinets were still there and the wood on that they are made of was broken and hanging. I pointed many of this our to our tour guide. His response was "Yeah". Also the drawers were beat to he ll & scratched up stained and were marked/scuffed up turning black and white. The drawers stuck to open and were so old and dry it felt like I was going to break the wood even more just pulling them to open. Under the sink was gross too water damage and stains in the floor part of it. Every lightswitch that was also once white was now that same brownish yellowish color they had changed colors due to being from 1988 as well. Also there is no microwave or air conditioning and counter space is limited soo... Also requested to speak to the Manager and Allen was kind enough to go find her. However she was super rude to Allen and shooed him off and wouldnt speak to us in person. Again very nice kitchen counters though. I called back the next day to give my thoughts the lady who answered said she'd love to hear thoughts. So I started telling her exactly what I'm saying here. About mid way through my review she became super rude cut me off in the middle of my sentence and started to say well thank you for letting us know about your experience and we're always working to get better. Then I said oh you tryin to rush me off the phone and be rude now? Silence followed by her saying have a nice day. My response was No. I know housing is expensive and tough to find for many but we gotta keep our head up. I can only speak to the unit we toured but I based off the attitude of the property manager and the incredibly rude secretary I spoke to over the phone on thursday, I see what kind of property they wanna be. I expect a generic response of thanks for your feedback were working to be better and call us to discuss this privately to make it look like we actually want to do better only to call and be either hung up on or ignored or a combination of the 2. Wasn't looking for Gold, but couldn't find decent here this place was a dump. Unless you live in the lobby. Then that's luxury. Again very nice lobby. They should demolish those apartments and build them to look like the lobby does. Also the pool is about 10 feet long and 4 feet deep. No there are not units anywhere close to the pool. I'd give zero stars if I could. Happy apartment hunting y'all.
