Fantastic experience: Was recommended looking into the properties they assist/service when apartment hunting a year and a half ago and rented from them. I recommend them for the following reasons: - Responsive to maintenance requests (they'd get back quickly even if you filled out their e-form and check to make sure the issue was resolved afterwards) - Responsive to communications (who to send move out information to, if landlord changed gate keys you can get new ones from them quick, etc.) - Friendly staff (forgot the names as it's been a while but both staff I met were friendly) - Returned nearly full deposit; got dinged about $25 or $30 due to not vacuuming but got the rest of the $1750+ deposit back They do require a carpet cleaning service (with reciept) before moving out but that was cheap enough and fair Overall I'd recommend renting a property from them due to how professional/fair everything was. I do warn against being foolish (not cleaning before move-out) as when checking out they were complaining (rightly so) about the previous people they checked out who left a mess. Hope this helps y'all in your search!
Positive experience: Guadalupe and team came out to address a roach issue in the kitchen and did detailed caulking and sealing work. They were very thorough, professional, and clearly took the time to do the job right. However, we also experienced a significant HVAC duct issue that impacted air quality. There was a delay while waiting on owner approval, and the issue was not addressed until after escalation and formal notice. Once escalated, inspection and full duct cleaning were scheduled immediately. While the issues were ultimately resolved, this should have been handled proactively rather than requiring that level of follow-up. Overall, mixed experience depending on the issue.
Fantastic experience: Dryer repaired in about 30 minutes. On time repairman. Polite and curious.
Negative experience: Terrible management company. Rude, nasty and unprofessional attitudes, especially Erin. They completely ignore the CC&Rs, They seem to forget that they work for the homeowners. The only way to make them do their jobs is to sue. Run, don't walk away from this company.

Negative experience: UPDATE!! Now Mike Gerson the head of the property management company is taking out all of the grass because he can't properly maintain it. Or he's just cheap. Your literal job is to maintain the property. Everyone else has grass and you're taking ours away and putting in stone. The lakes is supposed to be a green lush area where people choose to live for those reasons and you're taking that away with zero notice. I thought I've had bad property management in the past but this tops it all. Mike drives around in his brand new Toyota land cruiser taking the nice from this neighborhood and people just trying to live a life with green surroundings. This "management company" if they can even call themselves that is an absolute joke. Especially Mike the so called property manager. When we call to ask them any questions no information is provided because they say they just acquired the property so they don't know the grounds or how the units work. Isn't that your job?? Mike the "property manager" said those same words in person after it took us a month to get him to even respond about a serious leak in our garage ceiling that is coming from a different unit. He used his feet to try and measure where the leak was coming from even though he told me it only took common sense. Indeed it did but he didn't use his because the plumber confirmed exactly where I said it was coming from, the other unit above our garage. They have refused to get the other owner/tenant to fix it. They also wanted us to pay for a key for a pool that has been closed since we moved in. It's still closed for "health code reasons" and they can't give us an explanation. It's been 3 months. Their first response was "oh we didn't even know". There still has not been a further explanation. Landscapers come before 8am and mow grass that isn't there. It's just mud because the management company has the sprinklers running constantly throughout the day, so often that I can't walk my dog out the front door. So much about this company should make you run for the hills. Beware!

Fantastic experience: The property manager/landlord were very quick to respond to my maintenance issue. I was happy with the results.
Negative experience: After speaking with Mike, the owner, the level of unprofessionalism that was displayed by him all because I asked if there was a certain person that worked in his firm, caught me off guard and was extremely offputting. I would not recommend these guys to anyone if this is how they start off their conversations with potentially new Clients. By the looks of their one star reviews, I would say mine is pretty spot on.
Fantastic experience: Jose did everything possible to prevent entry, and set out baits and foggers to handle any still there. He was really friendly and got in and out quite quickly. Thank you for handling this, I will watch out for any more signs. They also let me borrow their spare key to make copies when my purse was lost. They have been very acommodating with all requests and issues. They care about keeping their property in great shape and this tenant happy. Great communication, too. I never felt left in the dark.

Work is completed in a timely manner and the management company always follows up to be sure that issues are completed timely and tenants and owners are satisfied with work done.
Fantastic experience: Just moved in and had a few issues. Submitted a request and got immediate response and while easily fixed was done very timely and even attended to a couple of other minor issues at same time. Very happy!

Fantastic experience: Maintenance Service by Troy was outstanding! He called me and we set a time window and then he tested them and found 3/4 deficient. So happy to have working smoke alarms now and these ones will not me to change the battery.

Negative experience: They just are really not very good. If you are thinking about buying a property they manage, stay far away. Update: I already had a 1 star review long ago, but after 10 years of dealing with them, if i could go lower, i would. They just make everything incredibly difficult, they're not helpful in the slightest and they nickle and dime you at any chance.

He attentively listens to our needs, offers thoughtful recommendations, and approaches every request with a high level of professionalism throughout this year. His dedication to service is truly commendable.
Negative experience: They were extremely slow to respond, and wasted hours of our time showing us a house, only to give it to another applicant literally less than an hour after showing us the house. COMPLETE waste of time and money...

EVER. they are so kind, communicative, and helpful. whenever i submit a maintenance request, it gets solved pretty much immediately. also, i had to get one of my fire alarm batteries replaced about a month ago (it was above my stairs and i didn’t have a ladder tall enough), and the kind maintenance worker went ahead and checked all of them for me and replaced them all. everyone is so kind and they make my home actually FEEL like my home. :) you are all appreciated
Fantastic experience: My heater wasn't blowing hot air I went to the maintenance and let them know. I got my heater fixed the next day! It was a great experience!! The tech came and did what he was supposed to! Also he was nice and did his job. I appreciate it so much. Thanks Gerson Reality for the help. I had plumbing problems and both times everything was fixed so it wouldn't be a problem. Thanks again Gerson Reality for having awesome repair people out to help us. I just recently had an AC issue and it was fixed the same day!! I do love how quick my home is repaired. Thanks again Gerson Reality for the excellent repair men you send to keep my home safe and efficient.
Negative experience: Lack of communication from the company. They told us all three people needed to show up for a viewing. Well, we get there, then find out this was not true. They sent a third-party agent that was unable to answer any questions about the property. Waste of time. This was an errand that could be accomplished by 1 person, not 3 people.
Negative experience: We moved 3 months ago and we've only had things breaking and house was a mess. Didn't understand why things weren't cleaned and fixed while it was empty and they said it would be ready. Its hard to get an update and hear from someone. Don't recommend. KEENAN IS THE WORST, NOT RELIABLE AT ALL.
Negative experience: Unit was not cleaned out before move in. One key was given even though there are 2 of us listed on the lease. Parking passes were not mentioned until a few days after move in. A/C issues since move in and finally had assistance for the A/C 29 days after move in. They didn’t like that we brought up these issues and would question us about everything as though we were the cause of it all. No accountability nor willingness to help. Not even willingness to do their job or even maintain professionalism.

He made what could have been a reasonable situation and solution turn into an utter disaster. The mark of someone who truly has not tact, communication or service inclination.

Sandy is amazing and always gets back to us asap with any issues. We had a leaking pipe and we had a plumber named Guadalupe that came so fast and was so extremely kind and excellent. Negative experience: I have Live and Owned in Parkview Hacienda. They have done nothing to help me when a hybrid Palo Verde trees Came down on my Roof. And Damaged it. They Put river rock around the Pool so You either have to be in the pool. No relaxing around the Pool. They used my Electric in my Patio in 2004 to mix all the Stucco for the whole building. Making me pay. Also when. They painted the United they Painted in Hornet nest and Missed Huge Area, they came to Paint it .totally Different color. Cut down a Tree on top of my Car. And Damaged it. They put in Shut off Values to water in the back, took out my Cable and Phone Lines out. I had to Pay The phone And cable Company to come out.
Fantastic experience: People usually only review when they have a negative experience but that’s not the case here. Worked with Mike Gerson of Gerson Realty. Thoroughly answered all of my questions at the time of lease signing. My calls were returned promptly and office staff was nice. Highly recommend.
Fantastic experience: Gerson Realty and Management is the property management company for the HOA of one of our properties. In my experience since November of 2021, Erin does an excellent job with managing Bryn Mawr Condos. They are very fast to answer any concerns or issues and are very proactive with maintaining the property.
Fantastic experience: After being repeatedly dissappointed (to put it mildly) with my rental experiences, my faith has been restored in property management companies and people in general! From Keenan going out of his way to show the property twice (since my boyfriend and I couldn't make it at the same time) to Shelby's expeditious and hard work to process our application AND personally keeping us in the loop every step of the way, we were already impressed by Gerson Realty. I'll spare you the countless examples of her above and beyond actions, but all I can say is SANDY! When an issue out of their control occured at our move-in, this wonderful woman utterly wowed me with her entire approach and handling of the situation. Addressed the issue IMMEDIATELY and resolved it better and faster than we ever imagined it could be. In addition to taking care of the problem, she personally reached out to us several times to offer interim help, to make sure everything was being handled properly, AND even followed up afterwards to make certain everything was perfect. This company doesn't just spout the "we're a great place to rent from" stuff you always hear when looking for a home, or once you're already a tenant and have a question or problem, all you get are automatic or form letter email responses or some department's voicemail. The staff members at Gerson are the epitome of personal attention. They actually care for their tenants and properties (which I never felt with any other entity we rented from) and show it by their actions and how they treat you!
Positive experience: I've been a tenant with Gersen Realty for 9 years, and overall, I've had a positive experience. Their communication is excellent, and Sandy is always prompt in handling maintenance issues. Recently, our A/C stopped working, and Sandy had a team out the next day to fix it and eventually replace it. However, I do wish they would provide better lease renewal options. Every year, they raise our rent to market level without offering any special pricing for specific lease terms.

Fantastic experience: I wish I could give more stars! From the very first contact it has been nothing but great service. The ladies are the phones have been amazing and willing to work with me on timing on getting my deposit in. Fantastic experience: I have to leave another fabulous review for this company. I’ve only needed maintenance help two times, both experiences were AWESOME. This time my AC wasn’t working. House was 88 deg when I came home from work. Did a maintenance request around 3 pm and by 3:40 pm and AC company was here fixing the problem. All fixed by 4:30, it was the full drip pan turning the switch off. This is literally the best management company I’ve ever been with and they have the best service vendors. Absolutely 5 starts. I’d give 10 stars if I could. ❤️❤️❤️ **** Original review from Nov 2022: I put in a maintenance request around 2 am for a toilet valve that was dripping, the plumbers were here that same morning at 8 am. What a breath of fresh air to have a property management company that actually cares about their units! That’s a totally impressive response time and a night and day difference from my last management company that I was with for 3 years. My previous management co that didn’t care at all about maintenance. Major things like roof leaks would take a week or more to get fixed or even get a response etc. I finally moved. So glad I found Gerson. Their response times and communication are excellent. The whole process of renting from Gerson has been seamless. Thanks to Keenan, Sandy, Shelby and the rest of the Gerson team.

Fantastic experience: We just got approved for a property in AZ while still living in MD. The process was a little bit scary since we were across the country and in a completely different time zone, but Shelby made the process smooth. Fantastic experience: If you're looking for a property management company that's easy to work with and gets the job done, Gerson Realty is the way to go! I've been working with them for a few months now and I've been really impressed with their level of service. First of all, the team is super responsive. Whenever I had a question or needed something, I always received a quick response. They're also really good at keeping me in the loop with what's going on with my property. Another thing I appreciate is that they're always willing to go the extra mile. For example, when I had a tenant move out and needed to get the place cleaned and painted before the next one moved in, they took care of everything and made it happen. The best part, I have seen my property value increase since they took over the management, they know how to market and get the best possible tenants. Overall, I'm really happy with Gerson Realty and I would definitely recommend them to anyone looking for a property management company. They are top-notch in their field!

Fantastic experience: I have rented an apartment in Tempe thru Gerson for the past two years, and recently signed a 3rd year lease. I am extremely happy with not only the apartment, but Gerson Realty. I have never had a problem with management... I have found them to incredibly helpful. Sandy has been great at following up with any maintenance requests that I've submitted to make sure that I've been taken care of. Maintenance, especially Javi, has responded quickly to maintenance requests fixing things right the first time. Mindi seamlessly altered my lease over the summer and quickly added a roommate, as well as advocated for me to have the carpet replaced during that time as well. I couldn't be happier with the level of communication and service that I've received over the past two years! A big "Thank You" to the entire Gerson Team!!!

Fantastic experience: We were hesitant to sign a lease for our family member, but Mike was very patient with us, going over all of our questions. My daughter had an appliance issue, and the property management company handled it quickly, sending out repair people the next business day. The office staff is friendly. The house my daughter is renting was in perfect condition when she moved in and is well-maintained. Highly recommend renting a property managed by them.

Fantastic experience: Mike with Gerson Realty has been managing our property for several years. We trust their team to manage our home as we live out of state. Negative experience: Was clearly breaking HOA laws when managing the HOA of my condominium complex. Thought he could lie to home owners without any repercussions till I finally got all the home owners together to take over the HOA. I haven't forgotten about Mike Gerson even after 10 years. Very suspicious activity once we opened the books.
Positive experience: Gerson was good to me the first two years I rented from them. Sometimes it was hit and miss with maintenance, but that's apartment living for you! Rent went up each year but not by a ridiculous amount. Our first year was $860/mo for a 1 bedroom (1 bath) condo. Cut to 2021. The eviction moratorium ended and my rent jumped from about $1000 to $1330. My 2022 offer came in at $1650. We never missed a single bill, we were cooperative for any renovations that the owner decided to make to the property, and tried our best to be good tenants. So they'll be good to you for the most part, but don't expect Gerson to advocate for you when the property owner gets greedy. Also - the clause in the lease requiring you to hire your own professional floor cleaning service upon move out is totally ridiculous. Their standards are high (they stress this), so you might as well accept that a good chunk of your deposit is gone. If you're renting in Tempe, things are not great right now. Your options are limited. You can definitely do worse than Gerson, but you might be able to do better.

Unfortunately, the increase in inflation rates from the past year was out of our control and resulted in increased rents in the entire area.
Fantastic experience: Recently moved into a neighborhood maintained by Gerson Realty and Management, and I am so grateful for their service. Everyone I have interacted with has been kind and patient. Erin has especially been a shining star! She works hard to make everyone's questions are answered. Overall, I am highly satisfied with this organization's professionalism and communication. Fantastic experience: The Gerson realty team made my application process very smooth, if I had any questions (and there were many) I would call and Shelby would help me out every time. Every other realty team I’ve dealt with would never answer the phone or return my phone calls. It was a breath of fresh air dealing with a team that actually responds and has your best interest at heart!

Negative experience: I rented for 4 months from Gerson, this company has been one of the worst management companies I have ever dealt with. They are very unprofessional, they lie and steal. I moved into a house that wasn’t even ready to be moved in, sinks were not installed, knobs were installed while I was living there, they came back to paint the inside when it was already painted with my furniture inside, they left messes after every construction crew that came in, they never picked up after themselves, I paid to have blinds installed because they were to cheap to install them, then I left them behind, cleaned the entire house professionally any they still charged me a cleaned fee, said the company I hired didn’t do a good job, I left that house cleaner than it was when I moved in, do not rent from them. Run as far away as you can. The grass sunk in after it rained, damaged happened within the home from the rain. I had to install blinds for privacy. Look at at the shavings, this happened on multiple occasions. They held money they were not entitled to. Shame on them. If your looking to rent from them, run as far away as possible
Fantastic experience: They are good to respond to problems that arise. Sandy follows up regularly and addresses issues very well. The repair men that come are always polite and address concerns. She polite and good at what she does. No one likes to have to call the property management with problems but she makes it easier to deal with. Thank you

Negative experience: They manage a property I own and seem to be overwhelmed and understaffed constantly. I own several properties and this is by far the worst experience I've ever had with a realty company.

Fantastic experience: I am so happy with Gerson Realty. This is my first rental through a property management company. Sandy has been great. The App is so easy to use when paying rent. When my dryer switch did not work, they immediately replaced the dryer for me. When my AC quit and it was 112 degrees out, they made sure it was fixed immediately .I love my little home . My entire experience with this company has been amazing.

Fantastic experience: Finding a place to live is always stressful, but have someone like Lisa makes everything so much easier. Can't say enough good things, she answered us promptly and professionally everytime, we got very lucky to have her on our side!!

Negative experience: Gerson agreed to let us out of our lease early contingent on us being out of the apartment and we would pay until someone rented it. We have a email showing we would not be charged for leaving early. We cleaned and fixed so much when we were there we returned the property in better condition then we got it. They even called and thanked us for the great condition and leaving it move in ready. And then when it comes to getting our security deposit back, they charged us for "damage & cleaning". We have friends that live next door and no one went in to do any extra cleaning, the " damage" they charged us $80 to replace a smoke detector battery. And then charged us $200 for breaking lease early.. we paid rent until someone moved in, they never had a period of time of not still making their money off us and still found a way to try to scam some extra money out of us. We will be pursuing this gross over charge of a battery and b.s charge then directly went against what they agreed too.
Fantastic experience: Gerson Realty helped me out of a VERY awkward jam with a broken lease and nowhere to live on an incredibly short notice! Lisa was wonderful and extremely responsive in her assistance. I move in tomorrow and could not be more pleased! Thanks again!!

Fantastic experience: I tried online to get my billing statement changed from paper to email with little success. I contacted Gerson Realty and was fortunate to connect with SHELBY PARENT. Shelby solved my request very efficiently. She stayed on top of my issues and was very punctual. She was very personable and concerned with my problem. Fantastic experience: I’ve never had an issue with any of the staff. There was some delay getting a repair done but that’s because the homeowner wasn’t wanting to pay for it. Sandy in maintenance is amazing to deal with. She has great follow up and is always willing to help. She’s been my go-to person from day one (I probably contact her for more than I should - but she really is amazing). Gerson is lucky to have her.

Negative experience: DO NOT RENT FROM THIS ORGANIZATION. Their staff, Keenan is condescending & unresponsive. Brokers never return phone calls. They are also never in the office nor do they have cell phones to be reached. The Boss, Mike Gersen, doesn’t seem to mind that he runs a very loose ship, and the shipmates do whatever they want. Finally, Know that you will NOT receive your deposit back that you were promised. I had a VERY detailed Move-In Checklist that wasn’t even glanced at at Move out. Spending the amount of time Ive spent on the checklist, trying to fight for my deposits, cleaning the carpet, the windows & the house were literally a complete waste of my time. I’m sure No consideration was given to my requests whatsoever. Keeping all deposits is just part of doing business with these people. The best part of this company is their repair men.
Fantastic experience: We have been renting from Gerson for almost 2 years . Any time that I call Sandy in the office, she is eager to help with anything we need. Her follow up is amazing, almost like we are the only tennent. If you need help with anything, Sandy is the person to talk to.
