Negative experience: Had an issue and needed to submit a maintenance request and was only able to deal with AI and not have any real help from actual people. The AI system Rewrote my request for no reason and wouldn’t let me get through to a real person. Also! Last week I had an appraiser show up at my house randomly claiming to have the owners permission to come out and appraise the house we currently have all of our personal belongings in. I denied her entry and required E&G to submit notice to me so I can verify she is who she says she is. Then the next day I get an email notifying me of this and that the owner is trying to refinance his house and that they are coming in the home with or without me there in just a few days. At 9:30pm at night same day of me receiving their email notice they had someone show up and hand deliver that same email to me on a paper copy. I was walking out to shut my garage door for the night and some random guy was in between my vehicles that handed me that notice. Communication is key and customer service should be with a person not AI.

Negative experience: Would give them negative stars if I could. Shady company, always do what they can to cause issues for tenant. Over charge. Make up charges that are not even valid. Make threats based on issues the incompetent people working there caused. Such a disappointment. They just want to make up stuff for the sake of taking money. I would never rent a property related to this company.

Negative experience: Went to view a property and was left sitting in a dark driveway for almost an hour unable to enter the home. They texted saying someone would reach out to help but no one ever did and then stopped replying to my texts.

Negative experience: I strongly recommend avoiding E & G Real Estate, at best they are incompetent and at worse they are outright liars. Over roughly 2.5 years, we had to submit 27 separate maintenance requests. Around ten of those were just to get an ice machine fixed, which their rotating maintenance techs could never seem to handle. One was so stoned he couldn't seem to figure out our ceiling fan. Communication from the office was consistently slow, unclear, and disorganized. When we moved out, they withheld $2,348 from our security deposit. Some charges were reasonable, but many were excessive or padded. And when we disputed those questionable charges, instead of handling it professionally, Autumn threatened us with a $500 fine for having an animal on the property. An outright lie with fabricated details, as we never had an animal on premises. Out of nowhere, she accused us of keeping an animal in a closet, leaving behind animal odors, and even animal toys on premise. These claims are absurd. There was never an animal on the property, and these accusations only appeared after we challenged their fees. Another major issue: when we moved in, the landscaping looked terrible, and the carpet already had stains. When it was time to move out, suddenly we were responsible for professional landscaping and professional carpet cleaning. So apparently it doesn’t matter how the property looks when you move in, but when they want to move a new tenant in, they’ll enforce rules that were never applied to the condition we received the home in, and charge you for it. They made the property look better at our expense than it ever was when we took possession. This company appears incompetent at managing properties, always confused and unprepared, right up until it’s time to charge tenants. Then they suddenly “turn on” and become very interested in squeezing every dollar they can. If I could give zero stars, I would. My experience with E & G Real Estate in Tempe was nothing short of exhausting and unprofessional.

Over the course of a multi-year tenancy, maintenance requests can arise as systems and appliances experience normal wear. Our goal is always to address those requests as quickly as possible through our maintenance team and vendor partners, and we regret if any of those experiences felt frustrating or unresolved from your perspective.

Regarding security deposit processing, our company follows a very structured process that compares the documented move-in condition of the property with the move-out condition. This review includes inspection reports, photos and video from both move-in and move-out, the lease agreement, and vendor invoices related to preparing the home for the next resident. Charges are assessed only when items are identified as tenant-caused or when the lease agreement requires specific items.

We also provide residents access to all this documentation so they can review the same materials we review during the process. If a resident believes something was applied incorrectly, we have a formal dispute process in place so those concerns can be reviewed and evaluated. From what I have seen, Autumn provided you all of the supporting documents and you did not submit for reconsideration after they were provided.

If you feel something requires further review, we encourage you to continue working directly with our team through the resolution process. Our goal is always to ensure the process is handled as accurately and fairly as possible for both residents and property owners.

Negative experience: Absolutely shady management. The company AND the owners they manage for. Will let HOA fines accrue without even notifying you of an issue until you are left to cough up $500 in fines with absolutely no accountability or help from them or the owners. Would give 0 stars if I could. Beware if they manage a property you are interested in.

Negative experience: HORRIBLE and FRAUDULENT property management company! They charged the previous tenant for painting and didn’t do it and then charged me again! Over $600! I wouldn’t be surprised if it once again doesn’t get painted! I know for sure they did this based on their own move in / move out videos they took and pictures I took when I moved in /out. They also charged me $110 for keys when I returned more keys to them than were given to me in the first place because I made replacements! When I reached out to them about it I got no reply and have still yet to receive my deposit check back! I moved out the end of July! I had issues with them from start to finish. They moved me into an apartment that was falling apart around me! Another thing to note is that this apartment is owned by one of the brokers for the company! They lied to me multiple times saying “the owner hasn’t responded, sorry it’s taking so long” The owners works with you!!?? I was literally having to get things fixed the ENTIRE time I lived there! Mind you, I travel a lot for work. So I was barely even there and every single time I was home I was dealing with new broken things and having maintenance in and out fixing things AND they tried charging me for some of it! It was broken when I moved in! I was planning on taking them to court, but I moved to California and it’s too much of a hassle. I will be leaving this review EVERYWHERE and have contacted the BBB. I hope it helps anyone that’s planning on using this company or doing business with them.

After reviewing your account, the documentation provided, and the terms of your lease agreement, we would like to address the following points:

Painting Charges:
Per the move in inspection documentation shared with you, you had screenshotted areas needing paint from a video taken prior to the paint actually taking place. You will see said blemishes have been painted in the following video turning the home over to you in great condition. Upon move out the home was noted with damage such as excessive pin holes, poor patches/filling, scrapes scuffs and staining across 12 walls within the home. Therefore the photos uploaded here are misleading.

Key Replacement Charges:
As outlined in your lease, per Addendum 1, Section 25, Upon Tenant vacating the Premises, Tenant will be charged Landlord’s cost to re-key the premises. Cost to rekey will be deducted from the Tenant’s security deposit following move-out inspection. While we appreciate that you returned more keys than were originally issued, the rekey fee is not based on the number of keys returned but on the service performed to ensure the safety and security of the incoming resident.

Maintenance During Tenancy:
We sincerely regret any inconvenience caused by maintenance issues during your tenancy. We strive to address all maintenance concerns promptly and appreciate your cooperation throughout your stay.

Security Deposit Refund:
A check in the amount of $666.27 was issued and mailed to your forwarding address on file. If you have not received it, please let us know immediately so we can verify the status and, if necessary, reissue the check. Regarding the total deposit, all deductions have been itemized and are in accordance with the terms of the lease and applicable law.

We understand that you may disagree with the charges, and we respect your right to dispute them further.

Negative experience: I would give this company a zero star if I could. If you plan on renting a house, do not use this company. We were charged 800$ out of our security deposit for 1 year of wear and tear. They also charged us 100$ for a maintenance issue (leak coming from a light fixture in ceiling) which is a definitely not a tenant issue. This company will try to take you for every dime. The worst property management company I have ever had to use.

Negative experience: Had the pleasure of speaking to 2 representatives about refrigerator and dishwasher being broke for almost 3 weeks with no resolve and was IMMEDIATELY met with attitude. I got an apology only after I called out the blatant unprofessionalism. How are people supposed to store food without proper refrigeration for 2 plus weeks? & to be greeted with a condescending tone by the property managers who are supposed to take care of these issues is very laughable. This is a customer service position and if you lack those skills please leave this line of work! It’s not hard to answer the phone with a proper greeting and to treat your clients with respect, that’s the bare minimum. The tenants you are being rude to are the ones that secure your employment! Do better!

Negative experience: I found a unit on Redfin that I really liked so I inquired about the unit, paid the application fee and my application NEVER got RAN to see if I would get approved and kept my application fee. I was dealing with Colten. Very dry and monotone didn't seem like he was happy a black woman was calling to apply for a unit with a voucher. He kept giving me the run around, doesn't let you know if you are missing any paperwork unless you call him, doesn't return emails unless you call him NOTHING. I have a voucher, they wouldn't run my voucher because he has a date of 2024 on it and i'm currently renting a unit with my voucher as i told him. Today i had my leasing officer reach out to him and then I called to see if he got the paperwork my worker sent you know he tells me today THEY TOOK ANOTHER APPLICATION AND I PAID $50 JUST FOR MINES NOT TO GET RAN BECAUSE OF DATE ON MY VOUCHER.. THE LOW INCOME FAMILIES HAVE TO WASTE MONEY ON HIGH APPLICATION FEES FOR APPLICATION CAN BE DELAYED. I told my worker today I felt he was stalling cause he DIDN'T WANT ME TO HAVE THE UNiT.. The girl Blessa wasn't any help either because I was tagging her in emails and she wouldn't respond either. VERY UNPROFESSIONAL AND NOT OKAY TO STEAL MY MONEY AND NOT RUN MY APPLICATION WHEN I GAVE ALL DOCUMENTS REQUESTED.. Get some staff that actual want to help and assist the ones with vouchers who can specialize in doing so.. I should get gift card with my $50 bucks on it since you all stole my money and Colten giving me his raggedy attitude.. PUT THE PERSON WHO WAS FILLING IN FOR HIM I LIKED HIM BETTER, MUCH MORE KIND AND HELPFUL!!!

Negative experience: SAVE YOURSELF AND DO NOT RENT FROM E & G. I rented from them for two years and would not recommend them to anyone. They are unprofessional, incompetent, and lack accountability. Communication was constant, yet careless, with repeated texts, calls, and emails during work hours filled with misspelled words, strange spacing, clearly copy and pasted statements, entire emails sent in error and straight up incorrect information. Ironically enough, they rarely respond unless you chase them, and you’ll most likely never deal with the same person twice. While I have many stories from my time renting from E & G, two serious problems that I feel are crucial to share are as follows. The first one included one of E & G's agents leaving 5 strangers unattended in my home during a tour, slamming the door and completely walking away. When I confronted them about this after, someone else responded saying that they were sorry, but that wasn't them and they personally won't do that during the next tour. The second serious issue was when cleaners entered my house on the last day of my lease without permission using my lockbox code, while no one was home. When I raised my frustration of someone basically breaking into my home after E & G gave them the lockbox code (as it was not me or my roommates) they said that was a "serious allegation" and the code was never verbally given to the cleaners, but rather somewhere in a work order. The property itself was just okay, with plenty of landlord special shortcuts such as popcorn ceilings, improperly installed carpet that peeled up, cheap materials, old appliances, no cabinet handles, painted-over vents, dripping paint, missed paint spots, and even hair stuck in the paint. I also must mention that they raised our rent by $100 only after we agreed to sign a lease for the second year, the only reason being demand. Their leases are filled with costly fees (re-keying, carpet cleaning, service fee charges for anything deemed tenant damage and service fee charges for anything they decide to take from your security deposit). Additionally, they charged us a "tenant care fee" every month alongside our rent for quite literally no reason other than just because. Based in Tempe, AZ less than a 10 minute drive from ASU's main campus, they clearly take advantage of students and young renters. Shameful! Thank you for taking the time to read my review. I hope this will deter you and anyone you know from renting with E & G or using them as a property manager. If you're a property owner, you're definitely better off just managing your property yourself.

Negative experience: When we first started renting through them, everything was smooth after we signed our lease the problems began. They didn’t want to respond to maintenance request. They refuse to address the bug infestation that was there prior to move in all they care about is money, money money they could care less about their tenants the absolute worst people we have ever rented from. And rest assure if somebody breaks into the property and you follow all the proper channels (notifying authorities and the company providing photos and witness testimony from all the neighbors) they’re gonna charge you to fix it even with evidence to show it was not your fault The greed, these people have is honestly sickening. Don’t waste your money renting through them. A shelter would be better than how they handle their business

Regarding pest concerns or other property conditions, we typically review the move-in inspection documentation along with any maintenance requests submitted during the lease to determine the appropriate course of action with the property owner and vendors. Because each property we manage is owned by an individual landlord, certain repairs or treatments may require owner approval before work can proceed. Your home specifically was fully remodeled and sat vacant for almost year before being rented. There were no reports of bugs or infestations from previous vendors or contractors. Given the vacancy, no reports of issues and the home being remodeled, it was deemed the pest issue was to be handled by the tenant as per the lease agreement.

With respect to damage caused by break-ins or other incidents, we review the documentation provided, including reports and photos, along with the lease agreement to determine responsibility and next steps. Our intention is never to assign charges unfairly, but rather to follow the terms of the lease and the documentation available. It is at the owners discretion if they wish to cover costs incurred from break ins. Please note, per your lease agreement, glass breakage is a residents responsibility. In the event of break ins, we recommend residents involved their renters insurance as soon as possible to mitigate damages.

Negative experience: PLEASE READE&G real estate is the worst please don’t let these comments foul you they are definitely removing bad comments because I’ve known multiple people that have had horrible experiences with them. I’ll tell you mine tho I rented a house from e&g we had a broken garbage disposal, dishwasher, sinks and showers. We had called multiple times to get these issues fixed EVEN WENT TO THEIR OFFICE IN PERSON and never got them fixed. I had my dad come fix most of our issues except the dishwasher because we needed a whole new one at that point. We had random maintenance people come at random times without notice for our yard at least multiple times a month but just to fix the yard never for our in the house issues. Then our washer broke within 2 weeks. Never got that fixed even after multiple maintenance requests calls and office visits. And to top it off we had a maintenance guy on our roof not sure why we weren't told he was coming he just told us he was sent by e&g and needed to go on the roof for an inspection and he FELL THROUGH OUR ROOF I’m so dead serious and we didn’t get it fixed. And also the ac went out all the time during the summer. They also were trying to get us to paint the exterior of the house claiming that we had chipped the paint… ARE YOU FOR REAL??? we live in Arizona you don’t think maybe the sun does damage on the exterior house over time also the house already was in run down condition when we started renting also need to add the fact that one of the realtors had reached out to one of my roommates and was flirting and saying inappropriate comments to her (he was at least 50 and she was 19 at the time btw) and harassed her and the scariest part was he knew where we lived and how to get in. This is just a heads up for everyone there is so many other companies to go through these guys are not going to help they will do the bare minimum/below bare minimum. I would give 0 if I could

Negative experience: The most frustrating experience I have ever had with applying for ANYTHING. Scheduled a tour for a property and actually enjoyed it, but when I called to follow up, I was completely ghosted for weeks. Then, when we actually decided to send in an application just to have it on deck, they were happy to gobble up our application fee and hit us with a notification the VERY NEXT DAY saying the property is no longer available. Poor communication and scummy behavior all around. Avoid if you can!

Fantastic experience: I am pretty new to this property management company. I have talked with Bianca, Colton and I met David and from what I can see these folks work extremely hard. Bianca, has been steadfast in trying to get me to sign and initial and gather up all the paperwork that i am suppose to finish. It is really been my fault that it hasn’t been done so cheers to her. Colton was very thorough in his video of things that needed to be done to the property after a tenant moved out so thank you Colten. My meeting with David went so nicely. Negative experience: I schedule three showings between Saturday and Monday. Two were in Tempe lead by Frank who was a very nice person, I felt bad for him with those showing with them being occupied obviously by college students. The first one three tenants were occupying the living room playing video games while 3 to 4 groups toured the property. They didn't clean up at all, with clothes, shoes and overall college dorm/frat house mess everywhere. I mean they knew this was happening it should be required to clean up. I felt bad for Frank, sorry buddy! The next house had a makeshift beer pong table in the backyard, again messy but at least picked up. For the amount they are asking for I would expect the property to be in better condition. No excuses that it was occupied by college brats. Monday we had an appointment to see one in North Scottsdale which I confirmed just like previous two showing via text. We were on our way and one block away and Colton canceled the showing. I had texted him to let him know we were running a little late due to traffic and we would be there shortly. About 7/8 minutes after that I got a text that my showing had been canceled. I called Colton to ask him why and he stated it was required to have an additional phone confirmation, stating that I never confirmed with him. I have the text with my confirmation the day before and a reminder of the showing that morning. I was working Monday when he had apparently called however while I'm at work I'm not allowed to take personal phone calls. I did nothing different than the previous showings. When speaking with Colton on the phone he stated it's required to also confirm over the phone. This information was not relayed to me on confirming, however I did in fact confirm with the text to prove. I feel it they are going to ask the ridiculous amount of rent in the Phoenix the properties should be show ready and accommodating. Good luck rent under these circumstances!

Negative experience: We st an appointment with Colton. Texted a confirmation. Running a little late texted that as well. He Canceled the showing right when we pulled up. He told us they require a phone confirmation. Fantastic experience: These five stars are for Avy! If you need anything at all from E & G Real Estate, Avy is the man to see! He helped to fix a situation over two months in the making (while other other team leaders gave lip service with no resolution) in less than 48 hours! I moved in in March and was provided with various keys to the home and amenities (I thought). However, when I had my grandchildren in town and wanted to play in the pool with them, I found that I had not been provided with a pool key. This was in mid-April. Not once since moving in had I been made aware that the pool key required owner sign off on something and HOA processing. I was told in early May that everything had been completed and I should pick up my key from the HOA. I went to the HOA and learned they had no idea who I was or that I was even residing in my rented unit. And there was no pool key available. That day, i received a call back from a manager who told me he would personally have the key delivered to me. Fast forward another two weeks and still no key and Memorial Day weekend. I call and leave multiple messages on the manager's phone for a call back. It was not until the afternoon the following day that Avy called me back. He told me the manager was out of town and he did not know anything at all about a promise to have the pool key delivered to my unit. I explained the situation to Avy and he was very understanding. He told me he did not think a key could be delivered by the Friday before the holiday weekend. I was upset that I might have to go through the long weekend without the use of the amenities I had been paying for and demanded the manager's promise to me be kept. Avy made it happen, despite the inconvenience to himself. The next day he drove across the Valley to make sure a promise made by another leader (and forgotten) was fulfilled in a quick and efficient manner. He is a problem solver. I personally will only call Avy should I needed anything regarding my rental because I know Avy cares about his company and cares for those in business with them. I would also like to shout out to Joanna, the lady who actually got me into my rental. She too is a gem!

Fantastic experience: When it comes to doing what they're supposed to be doing they've been awesome and even gone the extra mile for us a few times. I have always owned my own house until life happened and had to rent for the last few years. This is the first time I've ever rented a home and they've made the experience very easy and very smooth for the most part. Negative experience: CHANGE YOUR LOCKS IF YOU ARE A CURRENT TENANT AND DO NOT RENT FROM THESE PEOPLE. I have been a tenant for 2.5 years at a single location. When I moved in, they never gave me a key to the mailbox. When asked, they told me it was the tenants' responsibility, and I had to spend $300 out of my pocket to obtain that. When I was 15 days away from my Move-out, their procedure was to put a lockbox and schedule showings for future tenants based on my APPROVAL. Colten, my listing agent, completely broke protocol and went inside my house when I wasn't there, touching and moving a bunch of my personal stuff around, opening up blinds, and completely disregarding my privacy. I did NOT give them a approval to go into my house. If you rent from E&G, expect Colten and the team to barge into your house with ZERO notice and approval. I am massively disappointed with their conduct. Other members have been really helpful, but I can't shake Colten's inability and incompetence. He cannot be trusted. Stay away if you can.

To address your review, you are correct, per your lease agreement you are responsible for your mailbox keys. Tenants are advised to contact the post office and schedule a rekey if they wish to utilize the mailbox. Mailboxes rekeyed via USPS run between $60.00 and $75.00. I am unsure if you utilized a third party but if we would have known sooner we would have intervened as able.

In regards to showing the home, we do not put lockboxes on occupied properties for safety reasons unless authorized by tenants. As we discussed during our call today, Colten made an honest mistake in regards to your showing authorization, to which we apologized for. As stated in the call, we did place a lockbox on the home to address the leak taking place within the home that was identified by Colten and was causing secondary damage. Any personal items touched would have only been touched to minimize damages to your personal belongings. We look forward to remedying this issue for you quickly and are thankful this unfortunate situation prevented further damage to the home and your belongings.

Negative experience: Update: Upon moving out, I'm lowering my review as the process leaving was a much different story than moving in. Long story short, it was difficult to schedule a move out inspection and after staying in town longer than we wanted to accommodate their schedule, and an "a-okay" from the agent on the rental's condition, they still managed to find things to charge us after we had left, such as some leaves in the back patio (a $100+ charge apparently). I found this particularly insulting since we made sure to leave the place much cleaner than we we arrived - which the agent commented on. I wrote back with photo and video evidence of how we had left the rental and were ghosted (go figure). I genuinely thought renting through a real estate company would be better than a typical property management company, but alas, here we are. Also, salt on the wound, we vacated 2.5 weeks before our lease date and held up our end of the deal of paying the full month's rent with utilities. We come to find out from our neighbors that they used that time to make fixes to the rental which would've been fine if not for the fact that our electric bill ended up being higher than it had ever been. ------- We moved to Phoenix from Michigan and due to circumstances, had to rent a place unseen. We decided to go with E&G Real Estate as they immediately got back with us (vs. Invitation Homes which felt impossible to connect with a person who could actually answer our questions). From the beginning, they were super helpful and accommodating. Now, a few months in, we're even more happy! Each time we've had a maintenance request, they've been incredibly quick and efficient. Communication is great, and in general, I would highly recommend renting one of their properties, especially if you're having to make a cross-nation move like we did!

Negative experience: I’ve never had a worse experience with a property management company. We rented a home managed by this company for two years, and from day one, the issues began. We were told a mop sink would be installed in the laundry room shortly after move-in, only to later find out the proper hookups weren’t even in place. Electrical problems in what was supposed to be a new build were persistent, and while we reported them, the “fixes” were minimal and ineffective. The entire home was painted with flat paint, and at move-in, we were assured that normal wear and tear—such as nail holes—would not be an issue unless we repainted a wall ourselves. At move-out, only two walls in the entire home had nail holes, yet we were told they constituted “excessive wear and tear.” This was then used to justify withholding over $600 from our deposit to repaint the entire house. We were also charged over $100 to rekey the house, even though we returned every key. Additionally, we were told not to worry about moving the recycling bin 5 feet to the curb, as pickup wasn’t for another four days—but were then charged over $200 for that as well. Despite multiple attempts to contest these charges, we were repeatedly told, “We’ll get back to you,” with no follow-through. It’s incredibly frustrating and disappointing, especially given that the home was “left in great condition” (per the company rep who began showing it the last two weeks of us living in the home even though we were moving out two weeks early). This company’s handling of tenants and their lack of accountability is deeply unprofessional. I will actively discourage anyone I know from working with them.

Unfortunately with new builds we must go through the builder's warranty for any/all maintenance issues unless the owner approves them. If we do not, it will void the builder's warranty. I am aware that the builder at this community ran into configuration issues at the home which led to modifying the laundry room sink. I am also aware that the ceiling fans the builder installed operated on a similar frequency which caused issues at multiple units. We tried our best to address all issues and work with the builder for timely responses but we were at their mercy.

Regarding paint and move-out charges, our assessments rely on documented condition reports. Charges stem from industry guidance distinguishing normal wear and tear from tenant neglect. We strive to be as transparent as possible by videoing our walkthrough inspections to show the difference between normal wear and tear versus other issues. Tenant chargebacks are prorated based on the useful life of the paint to ensure fair charges. For 2 years and considering the size of your home, you appear to have been charged fairly. Rekeying and leaving the property free of debris is part of the lease agreement, therefore charges were applied in accordance with the lease agreement.We strive to operate professionally, transparently, and in compliance with state regulations.

Negative experience: STAY FAR AWAY!!! All renters be warned! WORST company I've ever experienced. If I could give them zero stars I would. To begin, it's been over 14 days since we moved out and they have kept my entire $2600 deposit with no correspondence or list of deductions. We left the property in great condition (normal wear and tear) so there shouldn't be anything to replace, maybe a clean but unlikely. When we moved in a year ago, the home had no smoke detectors (illegal) locks and screens were broken and it took weeks for them to fix it. Then, 2 weeks into our lease agreement the plumbing backed up and we were displaced for 2 weeks. The insurance that they required didn't pay us back for a hotel (with animals) for our stay. Needless to say this IS THE WORST experience I have ever had with a property management company. It's probable I'll have to take legal action just to get my security deposit back or for them to return my calls. DON'T waste your time dealing with this company.

Negative experience: What a nightmare I had with this company. Please read carefully. They tried to have me sign a Non-Disclosure Agreement which I refused. Why would they want me to do that if they didn’t do anything wrong? It took about two months to fix my water heater so I had either freezing cold or scolding hot water. They lied and said it had to do with the warranty but I found out they didn’t want to replace it. I went down to the office to meet with someone because they gave me the run around for too long. As soon as I said “lawyer”, they took it more seriously but the person I was supposed to meet with at the office wasn’t there for our scheduled appointment. I was in tears at the office and could barely speak from what I was put through. I don’t know how these people sleep at night and I know they wouldn’t tolerate being treated the way I was. They benefited from the fact that I could not afford to hire a lawyer. The credit they offered me for the trouble was laughable. Also, I found out later the actual owner of the property didn’t even know this happened and E&G told me they were waiting on the owner for approvals. As soon as the owner dropped them, everything improved! KNOW YOUR RIGHTS and send any repairs via certified mail immediately for your protection.

Negative experience: Worked with them for 2.5 years for my rental listing and they were good but until when my tenant left and I was preparing for selling the house. I inquired a month back before our lease ends with the company about the closeout procedure and they did not mention much but the next month after tenant left they charged me monthly fee and when questioned they gave me options to deal with the tenants deposit myself and if they do they will charge 95$ monthly fee. For me that was the end of the trust. Even after trying to know a month before about the process no body outlined this and at the end they charging me just for returning security deposit to the tenants is a killer.

Varun - I am sorry for the misunderstanding after such a long-standing positive relationship. We value your relationship and feedback. We always try to treat our clients fairly and provide clear expectations and options.

When you initially shared with me the decision to sell your home - your questions were related to the next steps and services E&G would provide after the resident vacated. I (incorrectly) assumed you understood this to mean we would charge one additional month of management fees (in your case $95) in exchange for continuing to use our management services to help with the move-out inspection and security deposit disposition processes. I take full responsibility for not making this option 100% clear.

I have taken your feedback and will make sure in the future our clients understand they have two options: 1. Continue to lean on E&G to help with the move-out, repairs and security deposit disposition processes OR 2. Send a 30-day advanced written notice of management cancellation to have their management end date coincide with their resident’s lease end date; at which time they would assume the responsibilities of completing the move-out inspection, repairs and security deposit disposition.

When you expressed your dissatisfaction with the charge on your account, I immediately called you to get to the bottom of the misunderstanding, listen to your concerns and clarify your options. I followed up with an e-mail and shared that because you felt your options were not made 100% clear to you initially, we would gladly agree to support whatever option you chose. If your initial intent was to end management with the lease end date we would agree to waive the 30-day written notice of cancellation and reimburse the $95 management fee (this option was selected and you have been reimbursed) even though our Project Manager visited the home, completed a move out inspection, itemized the repairs and sent to you for review and approval. I explained our clients most often select for us to continue managing the home after move-out in exchange for the monthly management fee because the remaining steps are both time-sensitive and time-consuming – completing a move-out inspection and preparing the list of repairs takes on average 3 hours to complete; requesting for vendor estimates varies depending on the scope of the work, while properly processing a security deposit takes at least another 2 hours to complete. The steps include but are not limited to comparing the move-out report and related photos/videos to the move-in report/related videos to determine what is normal wear and tear versus what would be considered excessive damage and thus a Tenant chargeback, collect vendor invoices, interact with the former resident to make sure you have a forwarding address and preferred method for receiving their security deposit disposition, provide an itemized security deposit disposition letter and return of funds all within 14 business days of move out.

Negative experience: This is the worst management company I have ever dealt with; they should be ashamed and employees should be embarrassed they operate the way they do.In September 2023 I paid $2500 to break my lease due to being transferred to work at an office in Mesa. I continued to pay the rent monthly on time and all utilities (and had always even the year prior). They advised me it would take about 40 to 60 days to rent it out, however, that did not happen. The company never did anything to rent out the property because they knew I would still be responsible for the rent. After 6 months of paying rent even though I no longer lived there they finally notified me they had another tenant. They did nothing to keep me updated and instead are all rude and careless. I called, texted, emailed and they did not respond in a timely manner, if at all. Finally they did some kind of a walkthrough that I never gave them permission for (entering premises without permission, also David showed the house without my permission he knew I was not living there and was way across town). During this inspection they took pictures of a bag sitting on the counter saying this was a “repair” needed. FURTHERMORE, they took a picture of weeds in the backyard. It should be noted E&G is in charge of the front and back yard landscaping monthly. From November to February they failed to send a landscaper to the home. Another issue I had was In November 2023 I paid the water bill, EPCOR twice, I was on auto pay and then forgot I was on auto pay so I paid again accidentally. In December 2023 on my rent bill there was a fee for the water bill. I contact EPCOR and they advised me that someone from e&G had called to place the water bill in there name. After several calls with E&G it was determined they mistaken my home with another home and accidently called to place the water bill in their name. Even more horrible is that they accused me of doing this without realizing it was another one of their air head employees who made the mistake (mind you I could not call EPCOR to place the bill in their name even if I wanted to). To make matters worse is that I had to call EPCOR and pay to have the water put BACK into my name, all I got was a text from Avy M saying, “we will credit you back the activation charge they will charge” Did I ever get this credited back to me? NO! Mind you I overpaid my water bill PLUS I had to pay the water bill to E&G. They never credited anything back to me in the security deposit.I handed keys over 03/18/24, I walked Darren through and provided her with receipts for professional cleaning and carpet cleaning. She advised me I would get my security deposit back because it looked good, in 14 days. I did not get anything for a whole month. I reached out to them on 04/10/2024, they texted back advising that the deposit would be credit back on 04/12/2024, which it never was. After a few calls and texts I finally got $787 deposited on 04/18/2024 and later on in the day I got the security disposition letter. They violated renter rights and their own policy by not giving me my deposit back in a timely manner as they are required to do so by law.After reviewing the letter and there poor justification as to why they are only giving me back $787 of $2005, they are charging me $500 for paint, I never painted the home and they want to charge me for “excessive paint needed”. They also want to charge me “admin fees” Mind you I already paid an admin fee AND cleaning fee at the beginning of my lease.They are also charging me for a “light bulbs” 2 handyman fees, and AC filter fee which is supposed to be paid by them . Did they forget they were sending an agency out monthly to change the air filter? I should not be made responsible for this. The house was built in 2022 and I lived there for one year and three months with my young child.a me was left in great conditions.They are ridiculous and have horrible customer service. The fact that I have to go out of my way to dispute this when none of this should have happened is absolutely ridiculous. AVOID THIS BUSINESS.

Sorry to hear we did not meet your expectations.

Your lease agreement was from 05/28/2022 to 05/30/2024. You requested to break your lease in September of 2023 and signed an Early Termination Addendum. The property was promptly listed back on the market at $2295.00, as this was the rent amount you were paying for the home. After limited interest within the home, the price was reduced to $2195.00, which was less than 30 days after listing the home on the market. On October 21st, 2023, our leasing agent reached out to you via phone call and text requesting permission to show the home. You acknowledged the showing via text message and stated that the home was not in the best condition as you still had belongings inside and needed to clean but wanted people to know it would be better after. We reduced the price again on October 31st, 2023 to $2150.00. We spoke with you again in January and informed you we were getting leads/interest yet you still had not cleaned out the home. You stated it was cleared out as of January 6th, but the home was found to still be dirty with belongings inside when we toured the home. In February of 2024, I personally reached out to you and provided you photos showing why the property was not renting and to confirm your intentions for cleaning it up. At this time I asked you if you would like our assistance in having the property cleaned/items removed to which you declined. You were advised again that the current condition of the home did not reflect the marketing photos and was leaving a less than favorable impression on prospects, to which you failed to respond. It was not until March (5 months later) that the home was cleared and cleaned. We strive to work with every tenant in regards to their needs to end contracts early and have a high success rate in doing so, but we cannot do this alone, which is why it is imperative that when we provide feedback and coaching, that tenants are receptive to it.

I am not seeing any lapses within services regarding your landscaping that took place. Services were provided once quarterly and anything needed in between would be at the expense of the tenant as this is the rotation the owner requested for the home. I do acknowledge that there was a mix up with your utility services which ended up being placed back in the owners name to which we credited you back the $22.95 service activation fee to your ledger on 01/05/2024. If you are seeking additional fees regarding this, I am happy to review accordingly. All utility bills per your lease agreement are a tenants responsibility throughout the end of the lease agreement. If you feel EPCOR was double paid, you will need to review this with them directly. I appreciate you following our process for a request to resolve your security deposit dispute. Our team is working diligently to get this resolved and looks forward to settling this between yourself and the homeowner.
