Negative experience: Don't. Unless you have to!
Fantastic experience: I've been working with Cindy Johnson and she's been excellent. Really helped us find a great home and answered any question we've had. Even after moving out we've still had to work through some insurance things and she's been very helpful. Would recommend.

Negative experience: Took 200$ from my security deposit for landscape (which we did, but inspection was 2 days after), 80$ for 1 missing sink plug, and 100$ electrical short (which was an issue since move-in!). They are money snakes! Think before renting from these people. And THOROUGHLY do the walk through inspection, check all outlets, switches, take pictures of EVERYTHING prior to move in. They will jip you. Good luck!
Negative experience: I do not recommend American Associates property management. As an owner of four properties, I feel that their accounting practices are unprofessional.

Negative experience: My son and I was on vacation wanted to look at a property they had the lady at the desk when answering the phone she was not professional she did not have any recommendations other then forwarding my calls to whomever was supposed to show properties well they didn't reach out to us until we were boarding our plane headed back home so unprofessional we came seriously to look for a place the credit the money everything we were at the property no one returned our phone calls the property was 95 North Cooper Chandler Arizona number 67 of course we know that we were doing this on short notice but at least someone could have been professional enough to return our phone call and a timely manner because the office was still open and where we were at it took us 16 minutes to get to the property very unprofessionally my opinion they let a potential renter get away
Fantastic experience: I have been renting property from these guys for almost 10 years now. They have a Hugh selection of properties at some of the best deals in town. They have a great staff that has always been there for me. They are dedicated to their work and go out of their way to help. These guys rock!
Negative experience: my mom has been renting with them for about 3 years. it took 2 years to get the back door fixed, that Cindy the person they work directly with was aware of when she showed them the house (before even moving in) now the garage door has been broken for about 2 months & no response . when maintenance claims are put in , they get closed out as resolved & nothing has been done . Becky has been helping a ton with submitting the requests but after that , nothing is done or followed up. if you wanna wait 3+ years to get maintenance issues resolved American Associates is where you’d wanna be

Negative experience: I have rented my house for almost 10 years. Cara took great care of me and I had excellent service. She left to have a baby and I was placed with Cindy Johnson. She is rude and unprofessional. We had a heated disagreement about a repair in my home and she has since retaliated by raising my rent. She is a horrible representation of this company. I have sent several friends to rent from them. I will not send anyone and I will start looking for a new place. I will also speak to my attorney about her retaliation. There are laws against that and I am in property management so I know people that will assist me for free. I have been an exemplary resident. Probably called in 10 work orders in 10 years. This is so unacceptable.
Negative experience: American Associates steals money from their tenants. Allows owners to keep the deposit and make false charges for things. Charged us for things that were damaged prior to move in and listed on the move in inspection. American Associates Allows their owners to get away with not fixing items in their properties for months. The microwave and oven both broken for 9+ months and never fixed before we moved. Now refusing to refund the rental tax that was falsely charged for 2.5 years when the property was in a county island.

Fantastic experience: I have been renting from AA for over 10 years and they are so good to me, I mean I do what I'm supposed to do as a renter and if and when something needs repairing or replacing they send me great handyman or repair companies to get the job done. They are patient and very willing to help you. Two thumbs up .

Negative experience: I just wanted to leave a quick review. Me and my significant other will not be using american associates after our experience personally to rent or buy. Jamie Gibson was very hard to get ahold of and made the process harder than it needed to be. What also should have taken a few business days took almost two weeks. If anyone is to go through American associates I highly recommend to go through another agent.

Negative experience: As what I believe to be a past victim of this MISS-management company, my opinion is for everyone to look elsewhere. At AA, Justice is "Just Us". The home we rented was in violation of City code, according to a professional plumber they sent over for repairs ( kitchen drain using unapproved, exposed pipe ). The bath tub appeared to be installed directly over the dirt of the yard, and on more than one occasion I could feel gofers gnawing at the bottom of the tub while I was bathing. I can only speak for myself, pathetic. My mortgage on a brand new home is HALF what they are asking for rent on a home built over 50 years ago, and smaller. When you leave, don't let them bully you into accepting less than they owe you with fancy wording on the back of the check like they did to me, it didn't work. As always, CYA ( Call Your Attorney ).

Negative experience: UPDATE: 1 year later Latrice stopped working for this company and everything went downhill from there. Catherine is the person that took over as my property manager. I could never get anything fixed, the office staff (Erica) always has a major attitude and on top of all of that, they refused to give me my deposit back. We cleaned the house from top to bottom, leaving it in better shape than it was when we moved in. They basically used my deposit so that they could make renovations to justify raising the rent from $1,267 to $2,500. They wanted me to pay them $26; what a joke! I had to hire an attorney and take them to small claims. I'm waiting on a court date. This place steals your money and raises rent SKY HIGH after one year. STAY AWAY! All you will get is unnecessary stress! From the moment we applied Latrice has been AMAZING! Any time I texted her with questions (there have been many) she has been very responsive. She made sure that we knew exactly what next steps were. Latrice has made this a very positive experience. I have been referring a lot of people to AA based on my experience
We are in receipt of your small claims filing. I have reviewed your move out photos to determine the status at your vacate date and I also have the pre-move in photo report. I see you had multiple charges for landscape, cleaning, oil stains in the driveway, a dirty ac filter, etc. I would think any new tenant would want to take on a home with the previous tenant's dirty ac grate and filter of all things. We will send these items to court for review.

Fantastic experience: Everyone I have dealt with at American Associates has been great. From working with Kara through the rental process, Emily with requests and Paul, with maintenance, everyone has been kind. It’s understood there can be delays with repairs when working as a third party on behalf of owners. Then, compound that with vendors and finding vendors with competent help these days, I really can’t complain. My repairs are handled timely. Emily is friendly and Paul has been efficient and tidy with his work. So far my experience with this property management co has been nothing, but positive and I would recommend to a prospective client.
Positive experience: I have no complaints soo far about this office. It was only my first visit so far. They were professional. No complaints at this time.
Negative experience: I leased from American Associates for 4 years, not ever late on rent and was given an outrageous renewal lease in October 2021. It went from $1265 to $2106.46. I live primarily by myself and came to Arizona to work. My situation now has me living in a Trailer park for the holidays with nowwhere for my military family to visit. It is sad because they gave no notice and I had to ask for the lease in writing. That's is how I found out about the increase, no warning they just wanted me to sign thru email doc. A 30 day notice would have been nice. I had no choice but to decline the renewal and move.
You were sent an email and renewal by mail mid-September. Your lease was up at the end of October, allowing you 30 days to provide notice of vacating, which you did. The rental market has increased dramatically in recent months and our owners have asked us to increase as necessary.
Fantastic experience: So glad I found Kara. She is the best! She is genuine, very competent, experienced and has provided excellent service. You won't find a better person to manage property rentals or real estate matters and for me she has been there to help every step of the way. Colin P.

Positive experience: I’m rewriting this review as my initial post was out of anger and I wanted to leave a fair review. I’ve lived in an American Associates managed house for about a year and a half. While not all of our experiences with them have been negative there has been a lot more negative than positive. Maintenance leaves a lot to be desired. While the in-house maintenance staff is great, very friendly and responsive, whenever a contractor is involved…it is a much different experience. Unfortunately, the majority of our issues required contractors. They seem to hire very cheap. Too much of my time as the tenant was spent going back and forth with contractors and dealing with no shows. In two instances a repair cost me money out of my own pocket due to lack of action from property management. Several maintenance requests took months along with an absurd amount of follow up to complete. We moved into the home with several things broken and forewent asking them to be repaired because of the headache we had already endured with maintenance. Knowing what I know now I can’t say I would rent again with American Associates.
Negative experience: My grandmother Was a renter at their property for about 20 years they hardly ever fixed any of the repairs her house that she rented had mold in the bathrooms as well as under the sink in her kitchen when she called to ask them to have it tested Erica did a walk through my grandmother was told by Erica it was dew not mold we had it tested very much mold they refused to rehouse her instead was told by property owners that her rent was a good price and he wanted her out to hike up the price for the next tenant

Fantastic experience: I have been renting a property through this company for over three years now and I have had nothing but good experiences. If there was ever an issue there quick to remedy it. They really really take care of their properties they come check on you and you will need to make sure everything is in order. I have never rented through a rental company longer than I have rented here I really appreciate the folks here thank you so much.

Negative experience: Every single maintenance issue I've had has taken on average around a month to fix. From leaking sink (3-4 weeks), broken oven (3 months), no hot water in shower(3 weeks), and currently the dryer isn't working which has already been 7 days. The only way you get through with these people is if you threaten to get someone else to fix it and then they magically show up whenever you want them to. These people are terrible at communicating and terrible with time management. The place im renting is falling apart through no fault of my own from poor quality renovations and then anything that doesn't hold to the test of time, I assume I'll be forced to pay for it. Do not rent with these people, they will only make you suffer and regret. I can only imagine how much they'll try and screw me on my way out. Looking forward to it ;)
Hi Gregg - I understand your frustrations. I am having my Maintenance Coordinator check with the owner's preferred vendor for a status update. I do recall a conversation I myself had with either you or your roommate and there was quite a bit of confusion as to who we needed to schedule with to ensure someone would answer and be home for the vendor. One of the vendors was unable to complete their service call due to this. Our Maintenance Coordinator will be in touch shortly to assist with getting repair requests to the owner.

Fantastic experience: This is a great rental agency. From the beginning they were very helpful and quick to fix any issues. Currently I have the pleasure to have Latrice Currie as my rental agent and she has been nothing short of wonderful and professional. During these times she has been quick to respond to any questions and thorough in explaining or solving any problems with the rental that she could in a timely and considerate manure. Even with the issues of working remotely she has been able to answer questions and provide solutions to make my renting experience an easier and pleasant one. I ordered one at Lowe’s in Chandler and had it on hold for John to pick up. John went down the very next day picked it up and installed it. My tenant was so happy with the quick response. Positive experience: Melissa was my broker. She was communicative and genial through the process. Without her persistence, I might have ended up at a less favorable place. I'm happy with the new living arrangements and hope not to have any issue with the home that requires further contact.
Negative experience: On june 15th. 2pm we as renters of property managed by american associates called in as emergency for water line burst causing large amount of water into the home. It's now 6pm and I get message stating need pictures of where water is coming in. Sgouldnt matter how or where coming in send out a plumber to look at it. Stated water was turned off. They are debating on if they should send plumber or handy man. I sent pictures of water in home nit my responsibly to locate where it broke.
Negative experience: For some reason unbeknownst to me, my review of this ridiculous money hungry, liars, for employees (Mommy & Daddy own) took down my review, evidently their poor excuse for pretending like they know what their doing confused them!!
Fantastic experience: We lost our AC on Sunday afternoon, April 26. Erica and the contractor talked us thru the fix, checked with to make sure all was well, several times during this period. These exceptional people made/took the time to provide the information we needed, on their precious day off with family and friends and focused on us. We are so pleased and thrilled to know this kind of professional skill is available to us, literally, 24/7. WOW! Rick and Judy

Fantastic experience: I worked directly with Catherine Zawada,she laid everything out for me told me what I needed and what to expect. She got me in the place I wanted in just a few short days. Since I've been in my new home any problem I've had she responds to my texts within that same day and gets the ball rolling to have the problem resolved. The company as a whole I haven't had any issues from thus far and plan to keep it that way. It's nice be able to pay online even tho they charge you $2 to do it, I guess you pay for convenience.

I definitely recommend renting with them. My property manager, Catherine Zawada, is awesome. Straightforward & very attentive, with zero BS. She is a super considerate, kind-hearted person, with a great sense of humor & extensive industry knowledge. Dealing with any potential issues is a breeze with Catherine. In the 3 years I've known her, she has never done me wrong. Top-notch! Ruthie Hunt, in accounting, is such a pleasure to work with. She is very knowledgeable, respectful, and has been more than helpful dealing with me when I have had a late payment. The people at American Associates are genuine, treat me with respect, & the service they provide is quality. Leasing with them has been the best rental experience I have ever had.

Fantastic experience: Heather Hockney at the Tempe office was an incredible associate. My wife,my son, and I had to suddenly move out of state due to a family medical emergency which led to us having to break the lease agreement on the house we were renting. Knowing our financial strains, Heather made the rental of the house her first priority so that we would not accrue massive fees. I loved the property and the neighborhood so I was sad to leave but Heather made the stress of moving away so much easier to bare. Thank you Heather!

Negative experience: Very disappointed in the non action and response from this company. Promises were made and not kept. They want their check list completed in 2 days before you have had a chance to live in the property and discover everything. The list however does not get the same turnaround time frame to fix problems. Been here a week with broken and missing blinds promised to be replaced. The pool gate does not meet code. Garbage disposal not working properly. Kitchen flooring lifting from edges which was promised to be replaced before move in. Bedroom door handles broken. The list goes on and on. We feel like the promises were made in bad faith and never intended to be kept. Only received excuses if even answered at all. So far not a good experience with this company. Stay away from any of the properties this company manages.

Fantastic experience: Just finished our move out and move in for properties with American Associates. We have been with you for 4 1/2 years and we have had our share of property managers, and I never have left a review, frankly because none of them were ever able to get ahold of. I would call for concerns, repairs etc, and I would always have to call Ruthie to get anything done, but now you have Heather. Heather Hockney has been so great to work with, we worked with her for the process of moving out of our house, and I really didnt want to work with any other homes, but every time I called Heather answered. Everything I asked for, like move out checklist or anything she got me. With that I asked her to find me a new place that was larger, and in a month she did. We now have moved in and are living it. Thank you Heather Hockney, of you ever need to find a home work through Heather, she will find what you are looking for. American Associates you hit a homer with Heather. Fantastic experience: I highly recommend using American Associates for your rental search. I found the perfect home. My agent is Cindy Johnson, she was awesome through the entire process. She always answered her phone when I called, or returns my call promptly. She was very helpful, curtious & willing to walk me through the online applications. She was so efficient, we were approved in less than a day. Everything was done online, it's so convenient. Dont worry if you're not to savvy with the computer, Cindy will walk you through the whole process. We can pay our rent online, so no need to drive to the office every month. Big bonus! No stamps, or worrying about a late payment. They also have an easy way to request repairs online. Cindy has been in contact with us since we moved in & followed through with fixing some needed repairs. I'm a seasoned renter, & I have to say this company has been excellent to work with, ask for Cindy Johnson!

Negative experience: Disrespectful and horrible customer service. I was declined renting a townhouse of which I knew the current tenant and applied to well before the listing was put up as Cindy Johnson recommended. The reasons I was declined for were inaccurate and based on the current tenants experience with Cindy Johnson as well as mine i've opened up a complaint with HUD and am working to notify the property OWNER the lack of respect this company has. DO NOT WORK WITH THEM.

Negative experience: Apsolutly the worst expierence I have had with a professional. Cindy is unreliable, flakey and a flat out liar. She had for months lied about the progress of a property my wife and i were looking to see. She refused after being called out about it, to show the property to any prospects WITHOUT AN APPLICATION. Yesterday three of us waited outside the property for an hour just to find out she was comfortablely at home and told no one she was abandoning the apointment. Emailed owner asking if they are aware of this kind of conduct and the type of employees represe t thier firm.
Fantastic experience: Easy portal to use on paying rent, quick email responses. Everything was outlined and ready to go. 2.5 years and not a hitch. Cindy Johnson was a breeze to work with!

Negative experience: Future tenants please be aware . This leasing company is a scammer! They will ask for a big security deposit and deducted everything plus more and you owe at the end .. They charge us twice on most things they fixed . We will dispute and take to court if have to. Been renting from this company for 2 years always pay rent on time! But when we request for maintnence it ridiculous to get helped or fix! The work order already been 5 days no call and we have a bad leakage and drain straight to the floor board and yet we're still on waiting mold are starting to grow can't even do dishes it is ridiculous!!
Negative experience: They are really rude with their clients. They also want us to get rid of our dog because he is a pit bull and he is a “very violent and dangerous dog”. Very upset with the situation I am in.
Negative experience: I have the worst experience with this company, they they charged me for the refrigerator and stove when since the day 1 was old and wasn't working well!! I just pay them so Ithey won't send me to collection. But even the maintenance took forever plus they never fix anything well. I will never use them in my life and wouldn't recommend them either

Fantastic experience: I have lived in my house for 3 years and have had a wonderful experience. Bruce is my property manager and he is awesome and responsive. Ruthie is my absolute favorite!!! She is so sweet and helpful!! I have been considering moving out of the area I'm in when my lease is up and Ruthie let me know i have the option to stay with the company and move to a different rental which is amazing!!

Negative experience: Melissa Cowardin was very prompt, informative, and helpful in helping me through the paperwork and process of aquiring my new lease. Her as well as the staff at American Associates off of McClintock and Broadway took a lot of the stress out of the process.....This was the beginning of the process before I fully moved in. Neighbors from hell doesn't quite cover it. Also before my emails, texts, and phone calls were ignored on a casual but routine basis. This was a learning experience to the tune of a $5,000.00 lost on my part. All I can say is buyer beware.
