Negative experience: Worst HOA company as our neighborhood and our community had to go with. The board should be ashamed and hopefully replaced and then this company will get booted. Negative experience: Sent an email saying I could park next to the curb while painting the parking lot. Then put a very sticky and difficult to remove notice on my car window saying they would tow it for parking against the curb. This company lies.

I know that parking can be challenging when parking lots are being resurfaced and painting. Parking is not allowed against any curbs in red as these are fire emergency lanes and could initiate an immediate tow by police, fire officials and property management.

Negative experience: Zero stars for Trestle Management Group. There's a clear line between our community's HOA before and after they got involved. They have made it neighbor's responsiblity to hold their own neighbors accountable to CC&R's. I assume so they can wash their hands of violations that need to be addressed and put it entirely on the homeowners. "You need to fill out a complaint form, you need to provide pictures, you need to talk to the violator, etc." "And you are going to be known to the violator" -so they may retaliate against you? And normally you would follow a chain of command with grievances about a business, but Trestle's employee, the community manager is where it stops. Nobody above wants to hear anything. I've been told issues don't exist without any effort by the HOA to investigate validity. I've been told my 'personal preferences' are not considered instead of actually looking at violations. It's really not a matter of "protecting property values" at all. They just want to manage our fees and work on the HOA common areas, as minimal as possible at that. Corporate greed taking over small communities and leaving the people paying for it to fend for themselves. And don't worry about asking me to call any of you. I have tried. This here is a review. We are allowed to leave a review of our experience. Nothing you say will invalidate or change that.

Please understand that when a resident files a complaint against another resident, we are legally unable to process that complaint without the name and address of the individual filing the complaint. As far as violations within your community, your associations governing documents will define the maintenance and responsibilities of the homeowner for their private property and those documents are utilized for your community.

Negative experience: Trestle is absolutely the worst HOA management company. They just got FIRED by our HOA. A nightmare to deal with and hard to contact. Our property manager's name was Jennifer and she has no business doing any kind of management. DO NOT HIRE THEM if you're looking for any property management services!

Thank you for your review. Normally we wouldn’t be able to determine which community you were referring to but given some of the details you included we were able to do so in this particular case. In your community’s case it was Trestle that in fact terminated our management agreement with your association as we determined the leadership within your community did not align with our core values as an organization. We gave your Board of Directors ample notice and worked diligently with them and their newly selected management company to make the transition as seamless as possible.
While we realize that not all Boards and communities perfectly align with our preferred approach to managing associations, we remain proud of the service we provided your community while under our management. Overall, we remain confident of the exceptional services we provide the rest of our community clients as reflected in our 99% client retention rate for 2025.

Negative experience: This is by far the worst management company ever. They will send you fines on issues that don't even relate to what the actual issue is and falsified documents. And they also won't even give you time to correct the issue. They start sending follow up violations on the first violations. Before you even have a chance to address it. They answer there phone needer and I can't wait until the contract is up for our community.

In reviewing your account it appears that there was 19 days between the courtesy notice sent and the first fine and another 16 days between the first fine and second fine with no communication from you requesting an extension to have your wall repainted. A fee waiver was requested and a response was provided that the request would be reviewed by the Board of Directors at their January meeting which is standard protocol for all waiver requests for your association. We appreciate you taking the time to have your wall repainted but ultimately it is the Board's decision, not the management team that works for your association.

Negative experience: Worst HOA management company I have ever dealt with. Staff assigned to our community is rude, disrespectful, and actively works against the needs of the community. Steer clear. There are plenty of other options for HOA management that are more responsive, communicative, and cost efficient than Trestle. Your reply below is completely not understanding the facts. My gate code was never inactive. NUMEROUS homeowners could not access the property due to malfunctions with the gate. Homeowners were lined up at the gate multiple times and an emergency opening needed to happen multiple time. Trestle employees/managers are rude, condescending and not productive to addressing needs of the community in any way. I have emailed these concerns and will continue as long as Trestle managers our HOA. Update and additional notes here. Trestle refuses to address gate issues. Myself and multiple homeowners have had trouble even gaining access to our community and our own homes. I again contacted them and was met with ZERO action. It is completely unacceptable. Updating this review again as I have filed a Better Business Bureau complaint. Trestle Management Group and specifically Christine Lespron, our community's HOA manager, has been disrespectful and flippant about this serious issue in our community. In so many words, they somewhat admitted that the gate was malfunctioning and when they finally got the gate company to come out it was fixed. They ignored numerous homeowners including myself that pleaded for them to get the gate fixed as at times we were unable to enter our own community and we were only told that we were improperly inputting our gate codes which is not only false but completely disrespectful to the homeowners that have lived in the community for many years. In my many years of home ownership, living in a community/HOA, serving on an HOA board, I have never seen such completely irresponsible and disrespectful behavior and responses by an HOA management company. Again for anyone reading the reply below it is absolute garbage and this company cares little about how they treat the HOA board or the homeowners living in the community. Do not hire them, contract with them and if you do have an agreement with them I would end it. It is not just a one employee issue. It is systemic throughout the company. They think they own you, your neighborhood, your board, and will actively disrespect your community and homeowners. Want to add even more information here. After the horrible experience our community had with Trestle the HOA Board decided to review their contract and see if it was still the best fit. Trestle immediately quit and left before they could be fired. I can only assume it was so they can tell their clients and potential clients that they have never been fired from a community. Steer very clear of these folks. They have problematic managers (rude, unaccountable, disrespectful, inattentive) and they do nothing to address the situation. In fact, they protect their crap staff at the expense of the communities they "Serve". Pick another company!

Thank you for your emails and feedback. We have reviewed your emails, and we have addressed your concerns in a timely manner. Your most recent concerns with gate issues seem to be isolated to those that are utilizing outdated gate codes after it was communicated to the community that residents needed to activate new codes. No other issues or concerns have been reported to Trestle to address. Other communications to the community concerning items installed in the common areas were within the scope of work Trestle Management has been retained to handle on behalf of the association as the item(s) installed posed a liability concern/issue. This communication was sent to the community upon obtaining professional opinions from the association's attorney and insurance broker.

Negative experience: This is a poor excuse of an HOA. Sent them numerous emails and pictures that include locations and license plates of all parking violations.... their response? "Thanks for the feedback what is your name or your landlords name and address". Trash is all over, furniture piling up at dumpsters, over flowing dumpsters, landscaping is overgrown in some places, dead in others, people parking in handicapped spots, parking on sidewalks completely blocking them, parking on handicapped accessible ramps to the side walks, and parking in the streets... full of HOA violations not to mention ADA violations. Brand new community literally looks like slumlord apartment complexes. With the photos of vehicles with license plates and locations, yet their concern is obtaining MY information? Well when I drive thru the run down landscaping because I'm blocked in are you going to be concerned about the information of who is reporting it or me actually driving through it? You get your monthly fees and literally do nothing!! Provide bad customer service, NO MAINTENANCE, NO ENFORCING OF RULES.... There absolutely no way emergency vehicles can get thru! UPS cant even get through. TRESTLE is a waste of money find a different company. Sounds like its time to get a petition going and find a replacement HOA.... 17 North neighborhood B. On the ring community app multiple residents have stated they to have been complaining to trestle and nothing is getting done. Think twice before using this company for anything.

We manage Homeowners Associations and therefore are unable to discuss association matters with anyone other than an owner of a home within the association. Negative experience: This company is the most incompetent Management group I have ever dealt with. I owned my home for 15 years and these fools try to enforce parking by strangers and hundreds of dollars in fines. They won’t even approve for you to paint your house the same color if you want to touch it up. I am forced to sell my house and I will do everything to shut down this company and report it to Better Business Bureau. Do not use this Company. The manager Rusty ignores you and you have to dispute fines on your credit card. Unreasonable and ridiculous.
Trestle Management is responsible for enforcing the governing documents, one of the items Trestle is responsible for enforcing is the onstreet parking overnight prohibition. Whether it is your tenant or not it is still your responsibility to ensure all rules of the association are followed. Your community manager does not have the authority to waive fines or restrict who receives violations for parking on the street overnight, that authority lies solely with the Board of Directors, which has been communicated to you. You have requested one waiver request which has been presented to the Board for consideration, as is the waiver process for your community. Fantastic experience: I am a seasoned Realtor in the Phoenix Valley. I have dealt with numerous HOA management companies, but this one stands out above all the rest. The customer care provided today by Cecilia Staples was exceptional in terms of knowledge, patience, and customer service. I am also very impressed with Mr. Baska. I received all the seller's information with lightning speed, which assisted me in my performance as a Realtor. It's good to know that customer care still matters in our industry.

Word of advice next time we pick an HOA company make sure the employees are respectful and not argue with the homeowners. Negative experience: TMG is worthless. They constantly impose assessments and let the property fall apart. They waste people's money. Do not use them for anything. You'd be better off flushing your money down the toilet.

Since taking over, we've presented proposals for pool remodeling, are repairing the entrance fountains, and are working on landscaping and building exterior repairs. Negative experience: They were hired or installed by the builder in our newly built community and they are absolutely terrible. I’m not sure what they do accept collect our dues. Communication is horrible and when they do answer they assume no responsibility. I absolutely DO NOT recommend them.

Negative experience: I live in the Crestwood at Canyon Trails community and I have been trying to get them to cut a large Mesquite tree behind my home that is located in the common area for over a month now and they still have not done this. This tree is invading my backyard and leaving messes on a daily basis as well as clogging my pool pump, I have sent in multiple email requests but all I get is dead silence. We pay our dues on time and abide by the rules and this is how we are repaid?! But they like to send violation notices and give people a deadline on completing them before penalties are incurred, WHAT A JOKE THIS COMPANY IS. I would not live in a community with Trestle again
Negative experience: So dawn shows up to meetings in jeans and tennis shoes. I asked how many vendors we put in bids on she said 5. I asked if we could do more and she said that is the bare min. They have to do so that's all she did. Before our gates were covered now they are not. Our community can no longer play music above headphone level at the pool. They are incredibly rude on the phone. We had a water issue. I called left two voicemails. They called back and said water wasnt a issue. When we were asking questions at hoa meeting she kept saying i have 5 other communities i have to worry about. Finally i asked if she was having issues handling that. When i went in to get a pool key. They said i had to put in a request. When i asked if they had a paper request the lady got rude and aaod no. I asked to speak to dawn and she said i should have just called. They both started getting nasty so finally i was like yall need to work on your customer service i just want to get a key and have my portal fixed. Thier is no one to complain to. I left a letter for the owner and no return. If you like working with super rude people and people that cant help cause they have other communities then you found your nightmare of a place. Beware it's a nightmare update beware they changed our pool to early close time. We can not have more then four guests
Negative experience: If I could give zero stars, I would. My experience with Celeste has been nothing short of frustrating and disappointing. Follow-up is virtually nonexistent, and any issues brought to her attention seem to fall into a black hole. She is rarely, if ever, onsite, and when she does show up, she brings little more than a dismissive attitude and a startling lack of professionalism starting from her attire to her language skills. Frankly, she seems lazy, disengaged, unprepared, and totally unqualified. It's obvious that she either doesn't care or doesn't have the competency to manage a community of our size.

Negative experience: For the past five months, I’ve been receiving HOA letters and emails regarding my front yard. The first notice accused me of removing plants that were never in my yard. I explained this several times, but the person I was communicating with refused to understand, and I eventually gave in just to end the back-and-forth. Now, I’m receiving notices about my side tree producing suckers. I’ve already addressed the issue, yet a month later another letter arrived claiming I hadn’t. I want to state that suckers are like weeds—they grow back no matter what. My landscapers service my yard monthly and handle this, but the inspections seem to occur at the exact time when growth is at its peak and before the landscapers return. At this point, it feels less like genuine concern and more like the HOA is looking for any possible reason to issue fines.

Positive experience: **update The new board members including Dawn have completely turned around my opinion of the HOA. You can tell there are people who actually care about our little community now and because of this I am editing my previous review. What a difference it makes having the right people appointed! Taurean Hugh’s has been an absolute nightmare to deal with. Not only does he cut you off when you are speaking he could care less anyway. We have been dealing with a situation for over a year only to be met with blatant disregard. It’s beyond frustrating to pay over $300 a month for a property management company like this.

Negative experience: So far they haven't changed anything to improve the community only handing out fines or threating too. I still see non resident areas covered in weeds of dead grass. Pool charges during a time where you can't use the pool is crazy to me.

Fantastic experience: My HOA of 800+ homes is contracting Trestle. We are exceptionally well organized under the guidance of our community manager, Jocelyn Badley. As a homeowner who has seen many badly run HOAs over the decades, I can honestly say that Jocelyn is the best community manager I have ever had the pleasure of dealing with. She runs tight and highly efficient committees, does above-and-beyond research, and always has the best interest of homeowners in mind. Repair requests are handled immediately, budgets are run conscientiously, and responses are timely and personable. Because of Jocelyn, I highly recommend Trestle.

Positive experience: As with any HOA there are rules. Many seem go back to the original developer CC&Rs. I wish there was a periodic review period where residents could voice their wishes and concerns. Change is difficult but not impossible.
Trestle Management Group enforces the association’s governing documents but does not create or modify parking policies. These decisions are made by the Board of Directors, who are homeowners within the community. If you have concerns about the current parking rules or potential changes, we encourage you to share your feedback directly with the Board. Their meetings are the best opportunity to discuss possible adjustments that could better serve the community.
Negative experience: One of the worst HOA groups I've ever encountered. Their email system is conveniently designed to send alerts after payments are due (instead of before) to extract their tacky late fees. It's impressive how weaselly it is.

Becky supported our community, via another management company, for years and was exceptional in her attention to our small community. Becky was/is easy to work with and client focused. Negative experience: Our HOA manager Becky is rude, defensive, condescending, demeaning, and speaks over everyone. She gives you the runaround and will not answer direct questions. I had to call 3 times to get a call back. Every time I ask for her she is ironically “at lunch”. We pay way too much in HOA fees and get nothing but harassment. The property landscaping is atrocious for what we pay.

Negative experience: I lived in freeman farms for 10 years I never had no problems with HOA’s until Irina Glass took over this management company calls a meeting doesn’t even introduce herself to nobody. I have eight other homes with HOA’S that have management companies I never ever had any issues until I met her. I’ve been in management for 30 years I would recommend all other HOA‘s. Negative experience: The worst group ever. Jennifer Lopez and Jennifer Jenkins are as bad as they come. No phone calls returned ever. And absolutely no feedback. No follow up or follow through. Been sending pictures and complaint forms about a board member at Meadow Vista dogs off leash, rooster crowing, multiple chickens, basketball hoop in front yard . Nothing done. The chickens for a year hoop for 5 months and dogs for 2 yrs.

Negative experience: I live in a subdivision managed by Trestle Management Group. One of my trees is partially dead. Trestle mailed me last week a request for the tree to be removed. Today, 4 days after receiving the first letter, I received another threatening letter from Trestle This is not only harassment but also elder abuse. Trestle should know that removing a 40' tree close to the street and near electrical wires takes more than 4 days.
I apologize for your experience with Trestle Management Group. Upon researching your concerns, it appears that we have only sent one courtesy notice regarding what appears to be a dead tree that is visible from the street. I am not seeing any record that we have sent multiple letters for this tree.

If you want a company/property manager that lies to owners - you’ve come to the right company! Our property manager Spencer is so clever - he will lie to you in writing just to make you go away. Trestle’s failure to respond to homeowner complaints has put my HOA in legal peril. Do they care? No. This company is rotten to the core.

Negative experience: Misty Carver from the crestwood canyon HOA has been harassing me constantly. Now to the point of even fining me for 2 plants that weren’t dead. This management company nitpicks at the smallest issues like fining for plants or one piece of weed every month. But does not solve or address real issues in the neighborhood. I have submitted requests for fining two for two alive plants online via their portal to no avail. It’s gotten so ridiculous. Another commenter who commented on Google is absolutely correct about this management company fining for the smallest things but doesn’t address issues in the neighborhood. Their process is very unfair and it’s as if they would just randomly decide to fine you today. I am not paying those unfair fines. They can send me to collections then. Does anyone see the dead “weeds” in the photo that I uploaded in this review? I almost want to ask my lawyer to deal with this or report them to BBB or for fraud to government officials.
We sincerely value your feedback. In speaking with Misty concerning enforcement concerns on your property she informed me that she had spoken to you concerning the dead plants on your property and agreed to put the enforcement escalation on hold to see if the plants came back in the fall. As of October 11, 2024 it appears that the dead plants have been removed and the fines waived from your account.

Negative experience: If you're looking for a new HOA management company, keep looking. Trestle is unfamiliar with the Arizona laws that pertain to HOAs. They do not enforce the rules in an unbiased way. When citing the rules to them, with screenshots for reference, they ignore you and try to impose their will. They will flat out lie to you. Then, they will play dirty.

Negative experience: Inconsistent, erroneous, and harassing. I have other rental properties that have rarely if ever received a code violation. Since being in this community for just over a year, I have received a violation for a car that wasn’t mine, three noise complaints when I was out of state each time and now for a mop drying outside, paint on a fuse box that is peeling from the sun, and a tree that didn’t meet approval. I have to be careful leaving my driveway due to all the cars on the street, and this agency wants us to continue to let them manage our roads. Two big thumbs down.

Fantastic experience: Our community has only improved since we switched over to Trestle. Delinquencies are down. Brett, from their accounting team, has been working with homeowners to get payment plans and providing courtesy calls to delinquent homeowners. Our community is not paying the outrageous collection costs from the management company we transferred from. The community has also improved aesthetically. We owe that to Evon P. for working with our homeowners in a professional manner to get their violations cured. The vendors seem to work well with our Community Manager as well. Negative experience: Dealing with this Trestle management company has been a nightmare. Instead of supporting the community, they seem to go out of their way to make life difficult. They constantly harass and nitpick over the smallest issues, sending notices and fines for trivial things while ignoring real problems in the neighborhood. It feels like they’re targeting me specifically, trying to find fault at every turn. I’ve been fined for things that aren’t even in violation of the rules, and when I’ve tried to address it, they either ignore me or respond with hostility. It’s clear they’re more interested in power trips than actually helping the community. This HOA management is aggressive, unfair, and unprofessional. It’s exhausting dealing with them, and I wouldn’t wish this experience on anyone. Avoid them if you value your peace of mind.

Negative experience: They extort homeowners for money. When you do try pay your extortion fees they don’t answer the phone. They don’t work with the homeowners. If there is a root from a tree growing, you will be charged for weeds. Their inspector of properties loves driving around after it rains to get more fines for weeds. They don’t even give you a chance to let it stop raining when it does to spray weeds. Boo

Additionally, all homeowners have the right to appeal any violations that are issued to the Board of Directors, who are also homeowners within your community. Negative experience: I am a homeowner in a community managed by Trestle Management HOA, and I must express my deep dissatisfaction with the service I received from this company. My experience was nothing short of appalling and has left me questioning their ability to manage our community effectively. During a recent interaction, I was treated with a complete lack of professionalism. The employee I spoke with was not only dismissive but also rude. They exhibited no patience or willingness to listen to my concerns, which are legitimate and important as a homeowner. Instead of addressing the issue, the employee became increasingly hostile, culminating in an unprofessional threat over the phone. To make matters worse, they hung up on me, cutting off the conversation without any resolution. Such behavior is entirely unacceptable from any service provider, especially one responsible for managing a community. It reflects poorly on Trestle Management HOA and raises serious concerns about their commitment to serving the best interests of the homeowners they are supposed to represent. I strongly advise anyone considering Trestle Management HOA to reconsider.
