Negative experience: This company will overcharge and tack fees onto everything. They deliberately notify you of their fees after you've been charged. They also decided to ignore community votes in my neighborhood for policy change. Fully scummy.

Negative experience: Absolute disaster of a company. First we had Wendi, now Carlos. Both fail to return calls. They’ll continue to send you violations and leave you dry when you have no way to appeal them. I’ve saved screenshots of the number of times I’ve called and waited on hold without any service. They continue to raise our HOA fees. The worst I’ve ever dealt with.

Negative experience: Carlos Arellano is the worst and most disrespectful community manager I have ever dealt with. He will ignore work orders. He will tell you he will get back with you about issues he is supposed to fix, but he never does. The only way he actually responds is if you get ahold of his boss. Then his boss will start ignoring you as well. Im not an unreasonable person. I just wanted a follow up about my leaking roof, and he never got back to me. I had to get ahold of the company myself. He also will not let the Cox internet guys into the utility door so they can fix internet issues. Cox does not have the keys to the door, he does. But he lies and says he will follow up and never does. I am hoping when trestle takes over things will change. Carlos, you should be ashamed of yourself. You should have been fired a long time ago.

Negative experience: Hopefully you never get Judee as a community manager. Her favorite thing to do is harass residents with violations and fines. I can drive down every street and find other residents with violations or common areas with weeds and dead plants, but she seems to like to drive in front of my house every other day to see what she can fine me for. Or she uses my retired spy of a neighbor who has nothing better to do, to take photos of my property for her. She also never answers the phone or responds to emails. I went from no fines for 4 years, to having over $1,200 in one year. She’s probably the biggest money maker for AAM. I sent her an email recently letting her know if my neighbor continued to take photos of us on our property to send to her, that I will be seeking legal counsel. She recently tried to fine me for a trailer and sent me a picture of our truck that had no trailer connected to it. It’s frivolousness, harassing, and she’s gone too far.

Negative experience: My condos managed by AAM have been flooded as well as water intrusions. The to be completed repairs, have been completely mismanaged by AAM. On one property I cannot get a response from the Property Manager nor her boss. Emails with requests to clear out the gutter so the condo doesn’t get flooded again remain unanswered. The other property same story. This condo needed outside repairs to prevent water from basically pouring in, … not a priority for AAM to get the outside building water intrusion issues fixed. It’s been 3 months, 4 floodings, and 2 substantial water intrusions later, …. mold was detected in baseboard and wall insulation. Whether you cc a manager or the head of AAM, doesn’t make one bit of a difference. This dire situation forces me to get my attorney to involved. .

Negative experience: Trying to reach the AAM LLC HoA for over a month now. The manager phone goes straight to voicemail and it's always a bunch of calls in the cue. I just want to know why they increased the payment and didn't add anything. Trash is always everywhere near the playground and dog poop everywhere. But what do you expect when there are NO poop bag stations available. I just want to talk to a live person one day.

Negative experience: Overall AAM has come up short on everything they have been responsible for doing. After almost 2 years with them it is clear they are very interested in keeping their project builders happy. The builders selection AAM at the beginning of the project then as homeowners we have to keep them while homes are being sold. In that time many problems occur, but the builders ignore the homeowners. AAM is a national company that is not able to focus on community needs. They seem to be focused on keeping Associations along with their funds. My advice is to separate from AAM as soon as possible!!

Negative experience: I have been a homeowner in a property managed by this company for nearly 7 years. They don't return phone calls, they don't do their job. The first four years I lived here were filled with inaction. The worst experience was Rahul the original manager. He argued with me about installing poo bins on the grounds. Said I should have my husband call him to discuss it. There is no husband. When I explained people were parking in the fire lane night after night I was dismissed. Even after I said I was unable to exit my garage and that my family was medically compromised. It wasn't until Jason became the manager that we saw the parking situation somewhat resolved. Regarding the poop bins, it wasn't until Christine, city inspector, contacted Rahul that they were installed. We have had stickers placed on visitor's cars legally parked with threats of towing. Not once but twice. Meanwhile company trucks, which I don't believe are covered by HOA insurance, take up space after space each night. I reported a crack in the pool to Rahul when the pool was brand new, and likely covered by the builder's warranty. Nothing was done. There are homes with no unit number and we don't own the building, just the contents. The number signs fell off the buildings long ago. When I called Rahul told me it was my job to replace it. No it's not. The exterior of the homes are supposed to be uniform. Again we don't own the exterior. My home hasn't had a house number in 3 years. My neighbor Michelle 4 years! The exterior of the buildings are filthy. Jason (the only good manager) said he was working on pressure washing them but that never happened. Homes do not have their carriage lights on which per the builder would be maintained by the HOA. Currently it's dark and hazardous. Then there is the yard care. There are agave and shrubs that are rotting. Bushes are left to overgrow. One resident had a rodent (large rat) enter their home at the exterior dryer vent. If the property was maintained this probably would not have happened. It's a small development, 100 homes that pay $172 a month to an HOA that does nothing. They did finally hire a dog poo waste company to pick up after shitty neighbors. However before they did they threatened to raise our fees, no one cared about the increase. Imagine picking up your trashy neighbor's dog crap! Currently there is a man and woman living by the pool who walk a Bermese Mountain dog through the neighborhood letting it defecate everywhere. The man told me he "Pays an HOA to pick it up." No we decent people don't want to have dog shit out front of our homes. This man has nothing but a sidewalk and a bocce ball court in front of his home. So his dog is allowed to shit in front of homes with trees and yard turf. You call and leave messages no one calls you back. People park in the handicapped spot that aren't handicapped. Lastly our dumpsters. Usually have trash around them. Ignorant neighbors pile bulk trash around them instead of calling the city. Currently there's a commode by the dumpster, surrounded by trash. Does that sound right for a $172 a month?! Pictures to follow later, it's dark outside. If you are a small community looking for a new management company go elsewhere. At minimum there should be a daily paid grounds person to keep the neighborhood nice. Because of Rahul not enforcing the rules from the start it's a dump. We are in Cooley Station, which is high rent. Supposed upscale. But for 4 years I couldn't get into my garage or out of it most days. Do better! Edit: The rules say not only no parking in the Firelane but you can't operate a business out of these homes. Two neighbors run car detailing businesses out of their garage. One puts a sign up in the middle of the Firelane advertising his business. These homes don't come with yards, but people sure act like they do. I left out someone parked their motorcycle for years on their front porch. Rahul did absolutely nothing. Then there were the unleashed dogs, to include pitbulls. Oh the list is long. Expect absolutely no action.

Negative experience: This review is based on the experience with Holly Turner. She picks and chooses what owner she responds to and overall lacks a level of professionalism and follow up. She does not take the homeowner into consideration but only the board members. There is sufficient documentation to prove my claim. Unfortunately after years of being ignored with most inquires, the only choice was to write a public review.

Negative experience: This company is abjectly incompetent. Kendall, who was assigned to our company, cannot be bothered to answer or return her calls. My husband was in the hospital and I received a threatening certified letter threatening subsequent collection for money that I did not owe. I was paid in full. My husband could not assist with how he paid because of severe illness. I described this issue to Kendall telephonically evoking absolutely nothing. This took up my attorney time which should have been devoted to my clients. Communicating with the more senior employees was equally worthless… not one apology despite their egregious error…avoid and do not consider hiring AAM…

Negative experience: I’m extremely disappointed with the way my issue was handled by the HOA. After reaching out multiple times to resolve a simple concern, I was met with an unfounded accusation of vandalizing property, with no investigation, no due process, and absolutely no proof. I expressed that the accusation was both inappropriate and unacceptable. If this is the way residents are treated when trying to resolve issues, it’s deeply concerning. As a homeowner who takes pride in this community, being falsely accused is not only offensive but also a violation of trust. We pay HOA fees with the expectation of fair and respectful treatment — not baseless assumptions. Shame on the management team for how this was handled.

Fantastic experience: Cassie has done an amazing job managing our community and facilities. I love how everything is always clean and well kept. I also really appreciate that when something is broken or in need of repair that it gets fixed immediately. I use the amenities center almost everyday and never have a problem with anything. Cassie keeps everything moving, and even takes time out of her day to talk with residents and put on extra community events to help us get to know our neighbors. Great job Cassie and your team for creating an atmosphere that people can enjoy!!!

Negative experience: My HOA just switched to these losers. You can't contact them. If you call, you get 5 minutes of garbage telling you how great they are, then you're put on indefinite hold. The web site is worthless. I set up an account and it says that I don't owe anything, but won't let me sign up for automatic payments. From what I read in their letter, they charge convenience fees for payments. Just another way to steal your money. It looks like I will have to mail in payments every month.

Negative experience: My housing community just switched to this company. I do not think the board members knew all the 'ins and outs' of this company before switching. They use a 3rd party to collect dues and the property owner pays those 'convenience' fees. $2.95 for ACH and $6.95 for debit. In order to avoid these fees, the homeowner will need to set up payment directly from their bank or send a check/money order like it's 1995. I called to set up auto payment and left a message at the end of April and have yet, (end of May) to receive a call. I've sent several emails and those have been ignored also. I finally emailed the housing manager and 3 days later she responded with "send a check or money order". The dues did not go down with the switch. The dues are $98 a month. It wouldn't surprise me to see many homeowners stop paying the dues because of the inconvenience of the fees and the lack of them doing their jobs. I'm really disappointed in the board members and especially disappointed in this company. At this point, I'm wondering if switching to this company was jumping from the frying pan into the fire. I don't see this going well for many homeowners.

Negative experience: Two years ago, my company sent a formal letter through our legal counsel requesting that you cease the harassment related to a parking violation involving an emergency vehicle. It is extremely disappointing that, despite clear legal communication, you continue to pursue this matter. For the record, emergency vehicles are exempt from the cited violatio a fact you should be well aware of. Your continued actions are not only baseless but border on harassment. If this behavior does not stop immediately, we will have no choice but to pursue legal action. You've been warned more than once. It’s time to act responsibly and professionally.

Negative experience: I will like to write a detailed review if my ongoing problem is not resolved by these guys. As of now I can say this much that they like to take the monthly assessment but do nothing in return. The staff is uneducated and sends out falsified email stating that its legal while when caught on phone agreeing that the statements in her email were not endorsed by their legal counsel. I dont mind sending you guys a legal notice to extract documentation that I need. Dont run away from paying your part of costs as I will go deep to find out whats going on at your end. i dont get response for my email in a day then I dont mind taking you guys to next step.

Negative experience: The community manager for Southern Hills is a nightmare. Excessive fees and notices ever since she took over. Residents throughout the community are starting to notice the drastic increase in fees and violations. She is not responsive to resident inquiries, but will slap a fee as soon as a weed sprouts or a car is parked on the street. I think it’s time for a new community manager. Almost seems like there’s an incentive for community managers to send violations out with how drastic things have changed. Times are tough for everyone and you’re handing out $500 fines like it’s candy on Halloween.

Negative experience: Really don't have any outrageous complaints, but they increased fees and want residents to pay monthly now. However, they can't send out statements on time to save their lives. I pay a ridiculous sum every month for nothing... no amenities, no common area repairs, no landscaping care, no enforcement of homeowner CC&Rs.... it's just tossing money in the trash. No way am I paying a dollar more to make an electronic payment... so please get some competent people in your accounting office who can send out invoices in a timely manner.

Negative experience: The worse HOA . They must pay the BBB to get an A rating. Carport light out for several years many requests none answered. Miodoma Manor is a crime ridden hole, HOA promises security , it’s in the budget , but no security- can we say embezzlement? Cars are double parked leaving just inches to get in and out of parking spots. All this for 300 a month. Going to file a complaint with the Dept. of Real Estate. Community Manager Bustamonte refused to correct compliance issues unless she’s your favorite tenant .

Negative experience: Complaint Against Heritage Point HOA & AAM, LLC Complaint: Heritage Point HOA and AAM, LLC have been improperly charging me late fees and demand notice fees despite my timely payments. According to Arizona law (A.R.S. §33-1803) and the HOA’s own Collection Policy, late fees should only be applied after a proper notice period, and demand notices should not be issued before 30 days of delinquency. Despite making my quarterly assessment payment on January 15, 2025, I was still charged a $60 demand notice fee on January 30, 2025, and a $15 late fee on January 15, 2025, both of which were improperly applied. Additionally, the HOA states that fees will continue until my balance reaches zero, but there is no policy supporting this claim, making it an unfair and arbitrary collection practice. The HOA has failed to provide any written notice or legal justification for these fees. Resolution Requested: 1. Immediate removal of all improperly applied late and demand fees. 2. Written documentation justifying these charges or confirmation that they have been rescinded. I have attempted to resolve this directly, but the HOA has not provided a valid response. If this issue is not addressed, I will escalate my complaint to the Arizona Department of Real Estate (ADRE) and Small Claims Court.

Fantastic experience: We are new to the Tuscany Villas community and have had nothing less than OUTSTANDING service from our community manager, Tyler Wing! We are seasonal residents and came in town for the holidays. Upon arrival, we noticed an issue in one of the bedrooms. We spoke with Tyler and he immediately had a contractor out to take care of the problem (the contractor was great too!). He even followed-up to make sure the work was done to our satisfaction! So reassuring to know we are in good hands.

Negative experience: I am the president of our HOA, and I had a very unpleasant experience with this company. They were woefully unable to manage our community. They would regularly either fail to address issues or cause the issues through incompetence. When we escalated their oversights or shortcomings to middle management, they not only failed to remedy the situation, they would usually exacerbate it. When we escalated it to upper management, they fired us as a customer. I recommend avoiding this company, who very much over-promised and under-delivered.

Negative experience: Worst HOA ever. I received a letter that I did not pay my HOA however, I have automated payment therefore this should not happen. I attempted to call the 1866 number multiple times and that stupid song keep playing. It says "hold for next available representative " but no one ever answered. I have called 3 time today and no one answers. I send them an email yesterday and so far no reply. I hope once this is rectified I will never have to deal with you guys ever. Just terrible.

Negative experience: I moved into my new home in October. The HOA is managed by this joke of a company and I hope I didn’t make the wrong decision buying this house. It’s January and I still have not received any welcome packet, no rules and regulations, nothing. I’ve called AAM and left numerous voicemails and still nothing. They are billing me of course though. I’ll be making sure that I talk to the neighbors to get this company dropped from our HOA asap!

We have put in various complaints asking them to fix things etc. Along with the terrible landscaping company that they refuse to shop around. We went a whole year with the grass and plants being dead in the common areas. All this and they still raise our HOA dues every year. Our entire community is extremely frustrated. The people running our specific community seem extremely incompetent. Every email sent put always needs to be corrected after the fact with a follow-up because it had a gramattical error. They charge us so much and yet nothing is being done to keep our common areas clean and safe. Half of the houses here have overgrown weeds, cars are piled up and no one is sending a single violation. So tired of paying so much for absolutely nothing. Never send emails to update us on what's going on etc. Poor poor work. Over it. Can't wait to kick them out once they are handed over to us after the last house closes. I would give them -5 stars if possible. Unacceptable and embarrassing. This is why Haos get such bad rep.

Negative experience: What a terrible company. I'd give them a worse score than 1 out of 5 if I could. They did an appalling job of handling a HOA payment that was due to me, so much so that they sent the check to a random address, which was subsequently cashed fraudulently. Their 'customer care specialist', whose title should be changed to 'customer lack of care specialist', showed no empathy to my situation, and of course is impossible to get hold of when you try to call her. A disgrace.

Negative experience: For my July payment I was assessed a late penalty of $59. My payment was not late under your rules. I sent payment on 7/5/24 and AAM accepted payment on 7/9/2024. This is a full 6 days prior to the full payment deadline. For this quarter I just received another claim of late payment for October. Payment was sent on 10/1/2204 and accepted by AAM on 10/4/2024. 11 full days prior to the payment deadline. According to your app. You didn’t not post my July payment until 7/16/24 and didn’t not post my October payment until 10/16/24. This act on your part is in my view intentional to extort more money from tenants. Thus far 3 phone calls, 2 emails, and 1 attempt at contacting you through your website “contact us” function have gone unanswered.

Negative experience: I rent from a homeowner through TCT Properties. I was never given a copy of the CC & R's. I have reached out to Amy Dyer on multiple occasions about what is taking place here @ Carino Villa Condominiums. The verbal harassment from homeowners, the verbal harassment from my kids, the threats from home owners and what does she do??? Nothing. She instead has zero communication with me and then threatens to fine me because I put my trash out before 6pm, sends me a letter with conflicting information, tells me she has nothing to do with it and to call the police! The attitude from Amy is down right disrespectful and unnecessary. The issues within this place have exploded and the police were called because a home owner threatened to me husband and my son. Now I have attorneys invovled. They can reach out to Amy and we will see if she cooperates now!!!

Negative experience: Danielle Brackemeyer sends a notice. I appeal, and then she issues a violation with a fine without response. I call AAM and get put on a never-ending wait. All communications have been short and snippy or not at all. So, instead of dealing with this like adults, this has to be adversarial. Guess I get to take time off work to go down to Tempe and deal with people face to face since AAM doesn't respond or answer phones. Finally get through on the phone using the Spanish language option and then the guy who answered in English hangs up on me. This is textbook harassment by an HOA in Az: 13-2921. Harassment; classification; definition A. A person commits harassment if the person knowingly and repeatedly commits an act or acts that harass another person or the person knowingly commits any one of the following acts in a manner that harasses: 1. Contacts or causes a communication with another person by verbal, electronic, mechanical, telegraphic, telephonic or written means. E. For the purposes of this section, "harass" means conduct that is directed at a specific person and that would cause a reasonable person to be seriously alarmed, annoyed, humiliated or mentally distressed and the conduct in fact seriously alarms, annoys, humiliates or mentally distresses the person. Issuing fines and then failing to communicate and ducking communications would cause a reasonable person to be seriously alarmed, annoyed, and mentally distressed when they are in fact threatening a homeowners property rights and peaceful enjoyment of their residence.

Negative experience: I've lived in other HOA areas before where monthly bills were sent out or annual coupon books for payments were given. AAM exists only to fine and collect late fees because nobody knows exactly when the fees are due or where to send them. Nothing is provided to the community for the dues except paying these clowns who won't answer their phone for anything. They've been sitting on a large check for 2 weeks now and I'm about ready to just cancel it with the bank.

Negative experience: *** Update** After two months of trying to get a clear response, I was finally informed that if you have multiple vehicles in this community, you can only park in your garage. The 20+ parking spots available within the community are not for resident use and you risk being ticketed or towed if you use them. Despite their abundance, these spots are not designated for residents. The management could not provide any explanation for the purpose of these parking spots except to say that they are visitor parking spots, which is not true those have proper signage. If you plan to rent or buy here and have more than two vehicles, be aware that parking options are extremely limited and strictly regulated. I am a new tenant and have tried getting in touch with this company regarding the HOA rules and no one will return the 5 emails I have sent. I have received 2 parking violations and instead of trying to provide me with the correct information regarding parking here in the community, I'm met with silence.

Negative experience: UPDATE - I contacted Jody Cote (per the request on this review) and received one response that she was going to address the urgent fall risk and would need additional time to address the other issues. The original fall risk is still not resolved, and now there’s a second fall risk present - and it’s been over a week since her communication was received. THIS HOA DOES NOT CARE ABOUT IT RESIDENTS, OR THE COMMUNITY, BUT IT’S CRYSTAL CLEAR THEY’LL COLLECT THE MONEY AND ALLOW THE SURROUNDING AREA TO BEGIN ITS DESCEND INTO DESPAIR. ————- Mariah and Dina, “community managers” for Sundance HOA, are absolutely not qualified to be responsible for communities - ESPECIALLY WHEN THERE’S A KNOWN ONGOING WATER ISSUE THAT HAS ZERO RESOLUTION IN SIGHT. I have been emailing these ladies for weeks, regarding ongoing water leaks that were determined by the city to be the HOA’s responsibility. I’ve received excuse after excuse on why there’s no resolution and the community is not being kept to standard. The HOA requires residents to replace their trees/landscaping with the exact species it was before… when the HOA is responsible for their landscaping they just remove the tree/bush and allow the watering system to continue supplying water to a dead space of only gravel. If the resident doesn’t comply, there’s a fine associated with the violation. When the HOA violates their own rules they have zero consequences. There is an area on the walking path that is a FALL RISK to the residents of all ages that use the path. There are community signs throughout the neighborhood that have failed to be properly maintained and when I inquired about them Mariah told me she’s currently looking into who’s responsible for the signs. Why were they even allowed to reach this current state they’re in? This is absolutely not okay as the HOA sets the standard for the community and is responsible for upholding that same standard themselves.

Negative experience: I’m tired of the rules in my community applying to some and not others. There are times where I need to park on the road overnight like many other people who don’t get “tickets” but I will get a ticket! And I take pictures. And my neighbor can park his big cox work truck that doesn’t fit in the driveway and crosses into the rocks but doesn’t get harassed and his kids and their friends park on the road over night. No problem. But I do it ticket! The park consistently is out of dog bags and unclean of poop. Like it’s your job to maintain the community. Negative experience: In short, I HIGHLY recommend not buying a new build where AAM HOA is the property manager if you bring home your work vehicle. I have my work vehicle parked in my driveway and they are giving me legal threats to remove it 2 business days after giving me my compliance letter. I tried to appeal and got nothing but a short rude answers. I've left countless voicemails and emails but no returned calls and if they reply via email it's very vague, rude, and not helpful at all. It's really discouraging to purchase a home for your family, and have someone dictate what you can do at your own home. Especially when it's your families business, a way to eat and survive.

Negative experience: I give Kendall, the Arroyo Seco North manager a 5. AAM would get a zero if possible. I called for months with my valid complaints, spoke to 4 different people who listened, and agreed with what I was saying only to see the landscape continue to go downhill. When I finally got Kendall on the phone, she actually invited me out to the property to show her first hand what I was complaining about. Still looks lousy, but I think things will change next year. Kendall now gets zero stars. One would think she would know the difference between a dormant shrub and a weed. She sends out violation notices to homeowners who have zero weeds in their yards giving a 2 week time frame to correct the problem, yet the landscape company that "takes care" of the common areas can have weeds present for months on end. 4/15/24 Now Alba is the community manager for Arroyo Seco North.... No different than Kendall! Please, on your next visit out to this community, get out of your car and walk around the large park on Earll Dr. The whole green section is not grass, rather its a pickle patch of weeds that gets watered 6 days a week.... Hmm, look at the water budget year to date.... Was that a typo, or poor budgeting? I will go with flat out over watering!

Positive experience: My gate code had expired, so I attempted to call AAM for help. When I dialed the phone number listed on Google Maps, I encountered an automated menu. Selecting 0 for the operator, or simply waiting, resulted in the call ringing a few times before it unexpectedly returned to the same menu, without ever reaching a live person. I tried a different listed number and reached a voicemail system where I could leave a message about my issue (which, unfortunately, was not addressed until 48 hours later via email). Then I remembered Cheryl L., who had been very helpful at our last HOA board meeting, especially empathetic about my complaints regarding neighbors trying to transform our quaint village into an Airbnb/VRBO winter vacation zone despite our community's explicit ban on short-term rentals as outlined in our Covenants, Conditions, and Restrictions (CC&Rs). I emailed Cheryl, including the new gate code and contact info for the gate box menu, and she promptly responded, having already submitted the changes which took effect the next day. A big thanks to Cheryl for her prompt and friendly service. Her professionalism has transformed a potentially 1-star rating into 4 stars.

Negative experience: This company is incredibly frustrating; unfortunately, I find myself bound to their services with no alternative. They are well aware of this, which reflects in their lack of concern. Recently, I experienced an unexplained increase in my HOA fees, despite having autopayment set up. To my surprise, I received a letter stating my account was delinquent due to an unpaid $35 for January and February. Assuming autopay covered it, I called today to address the issue. The person I spoke to had a disinterested and monotone demeanor, seemingly indifferent to my concerns. According to him, the autopay was fixed, and it was my responsibility to manually adjust it. Which never got a letter stating that nor giving us a heads-up on that. Having lived here for over two years without the need to visit their website after setting up autopay, I asked for the website details. Instead of providing assistance, he suggested I find it in my inbox, displaying a lack of willingness to help. Furthermore, he mentioned that the website was not user-friendly, as if anticipating difficulty on my part. If they acknowledge the website's shortcomings, why not invest the time to guide customers through the process or communicate with upper management to address usability issues? This lack of support makes it frustrating for customers dealing with minor payment discrepancies, such as the $35 that led to unnecessary delinquency concerns.

Fantastic experience: I am a homeowner of a HOA managed by AAM, LLC. As we know, HOA management companies are always hard to handle, especially when we receive letters of violations and fines. AAM seems very different to me. The community manager, Yuri Lombardi, is very understanding and patient. She is very responsive to my emails inquiring about my difficulties meeting the expectations of the HOA. She shows her understanding and explains to me what I can do in a reasonable and sensible way. In fact, as homeowners, we understand how the management companies are doing the best to keep the communities clean, tidy and "valuable". Their intentions are good, but the ways they fulfill their intentions sometimes cause annoyance or even anger! Why? The ways to communicate with homeowners with understanding, patience and senses. Yuri can meet the expectations of both the management company and the homeowners like me, who looks for respect and sensible explanations, Yuri can act as a bridge.

Fantastic experience: I recently joined the board of my HOA. As a homeowner, I was frustrated by the lack of action on many issues in my community. I would come to the HOA meetings and vent my frustrations but very little seemed to change. The AAM property manager for our community, Yuri Garcia/Lombardi, encouraged me to run for the board and I"m glad that I did. Yuir has been awesome in helping the new board make effective changes in our community. One big issue in our community is the landscaping. On multiple occassions, Yuri has attended onsite meetings (outside of normal business hours) with our community's landscape committee and landscape company to walk the community to note and address our concerns regarding the landscaping issues. Yuri has been very helpful working with our landscape committee in holding our landscape company accountable for the scope and quality of the work performed. When our community contracted to have the trims in the community trimmed, Yuri accompanied the landscape committee on a review of the work performed. We walked through the community with a tree map and inspected each tree on the map to ensure that it was trimmed according to the terms of the contract. Yuri also sends the weekly landscape committee report to the landscaping company so that any issues are documented and resolved. This extra level of accountability makes a difference. Homeowners have started to notice that the landscaping is better maintained and the overall appearance of our community is improving. Yuri is receptive to suggestions not only from the board but the homeowners as well. However, in order for the property manager to act it is up to the board to make the decisions. The management company and the property manager can only do so much. Reading through the other reviews, I would suggest to those homeowners who are not happy with the way their communities are being managed to do what Yuri suggested to me: run for the board. Be proactive instead of reactive.

Fantastic experience: Our Community Manager, Yuri (Garcia) Lombardi has been extremely helpful while I’ve been apart of the Landscape Committee for Blossom Hills in Phoenix this past year. She’s shown up for a meeting with the landscapers, when it wasn’t expected of her to come. My landscaper committee partner and I really appreciated it. Her knowledge of the various trees and plants has been wonderful. I’ve only been a part of the Board, since last month, with Yuri guiding me on what was needed to be done in order to help assist with our HOA Community Yard Sale. I appreciate her help and years of knowledge showing me some of “the ropes!” Thank you, Celia

Fantastic experience: Cheryl Lawrence is our new onsite office manager here at Milano Terrace Private Residences. Even though she just arrived in early September, she has already shown us how highly skilled and professional she is! She responds promptly, courteously and intelligently to requests for information with clarity and expertise. I am just one resident here (but have lived here for 9+ years) but I know I speak for many others who feel so positively about her. Fantastic experience: It has been a pleasure to work with Yuri Garcia. Yuri goes above and beyond the call of duty to make sure The Villages at Laveen Ranch is running smoothly. If something pops up she takes care of it right away. Yuri is by far the best property manager that I have had the pleasure to work with from AAM.

Negative experience: I am writing this review of AAM due to repeated negligent and abusive treatment by the Copperleaf HOA management team. I have been receiving unwarranted late fees and other charges periodically for years. These charges stem from glitches in their outdated accounting system that does not sync up correctly with the Bill payment services of major US banks. They are also frequently increasing monthly dues and then charging late fees and other penalties including placement of property liens when payments fall short by a few dollars due to obvious accounting errors. This makes it extremely difficult for out of state property owners like myself to keep up with payments and protect my property from AAM's predatory legal and accounting practices. When I have attempted to contact management about these issues I have had the unfortunate experience of dealing with hostile and abusive interactions from staff including manager Kim Williams who has been consistently rude and dismissive in conversation. She has even resorted to hanging up the phone in mid conversation rather than take responsibility for her teams failures and incompetence. The poor management at Copperleaf community under AAM has also led to a rise in criminal activity and a general decay of the premises. My repeated attempts to report rampant drug abuse, and criminal activity by addicts who have been allowed to reside at the pool and other common areas have been ignored by management who only seem interested in violating and penalizing lawful members of the community. I am writing this complaint as a frustrated and concerned resident after suffering for years under the inept and unprofessional management of Kim Williams and AAM.

Fantastic experience: My first experience was today in the office with Cheryl Lawrence at our complex. I received more communication and more answers in one meeting which took place in the office without an appointment. Cheryl was clear on gathering information and giving me as much valuable information as she had. They have first taken over this complex very recently, and I feel sure that a lot of changes are going to be made in a very positive way. Nothing but good things to say about her.

Fantastic experience: Wow! We have had a few community managers since I’ve lived in our complex. Cheryl Lawrence by far has been the best! Very prompt, gets things done and works hard on our behalf. I was surprised when she answered the phone when I called. That is generally unheard of when dealing with property management companies. We are fortunate to have her working with us. Negative experience: Let’s start with AAM and their lack of delivering any amenities we are paying for. We were told the splash pad would cost too much to fix. We have also been told several different completion dates for our community center. Originally, 01-APR-2023 at their annual meeting we were told end of 2nd quarter. it is now almost Labor Day and we have been told end of September. After one of the hottest summers on record. Nevertheless they increased our HOA because of “vandals” and running out of money, as well as an amenity we are not able to use. But the thing that is the ABSOLUTELY FOUL about this company. They are trying to violate my civil right to fly my USA Flag in my yard on a pole in compliance with Federal Law. Also violating both AZ State law and US Federal law. I will fly my flag until the judge tells me to take it down. Update: Mailboxes been broken 2 weeks, HOA responsibility to maintain, entire street not getting mail, 40 miles round trip to the post office. AND still no community center.

Fantastic experience: Thank god for Cheryl. This weekend (Saturday 8/26) I noticed my shed door was hanging off the hinges. I was given Cheryl’s contact info by a family member who said “contact this lady she’s great and always on top of things”. Cheryl was JUST that. Monday by 9AM I had an email confirmation that there was a work order put in on my behave AND then had a contractor at my house by noon to fix the door. Exceptional customer service. I really appreciate her being so proactive. 10 STARS! Thank you Cheryl!

Fantastic experience: Cheryl is very responsive. Cheryl often responds to texts outside of normal business hours. She communicates well, she follows through and follows up with the board on where she is at with certain issues. Cheryl is very in tune with what is happening around the property. I enjoy working with Cheryl. And I am glad AAM finally got us a great representative.

Fantastic experience: Cheryl Lawrence is our AAM representative and I would like to commend her for her hard work. She is very proactive and works well with the board. She answers emails and calls efficiently and quickly. When we have a board meeting, she takes notes on our concerns and responds with updates within a few days at most. I just wanted to let you know that we are happy she is our representative.

Negative experience: My community is managed by AAM and David Gotto, I have been waiting on multiple repairs to the exterior of my unit since 2/28/2023, I email David every 2 weeks and get a different excuse and promise that it will be done soon. It still has not been completed as of 8/2/2023. It is incredibly frustrating to be lied to for 6 months, but this is what you can expect from this company I have lost all faith in AAM to manage my community and will be moving…. Once my unit is repaired so I can sell it, they continue to cost me time money and sanity asking for answers just to be lied to every time. Very concerning that they cannot vet a company to complete satisfactory work and on time. Our HOA is not cheap and to continue to pay monthly and not see any results it’s a joke they cannot hire a competent company or know how to acknowledge a mistake a pivot to a company that will complete the work to a standard our community deserves.

The association entered into a contract with a vendor to repaint all of the buildings in the association. This has been a very lengthy project and we know that homeowners are becoming frustrated due to the length of time this has taken. The vendor has a punch list of items that need to be addressed prior to their final payment. The community manager has been working diligently to get the vendor back out to address the specific issues that Mr. McNulty is experiencing.
