Greentree Property Management: Reviews
Negative experience: TL;DR: Rat infestation, maximum rent increases, prolonged unaddressed maintenance issues, and an extremely difficult ESA accommodation process. I am sharing my experience as a resident with Green Tree Property Management. During my tenancy, my in-unit washer and dryer were not functioning for over three months. Maintenance requests were submitted, but resolution took an excessive amount of time and the issue remained unresolved for an extended period. There was also a rat infestation in the unit. Despite multiple follow-ups, the issue was not fully resolved. I was frequently awakened multiple times throughout the night (every day) from 12:00 a.m. to 7:00 a.m. due to noise in the walls/ceiling, which significantly disrupted my sleep and negatively impacted my well-being. The ongoing nature of this problem ultimately contributed to my decision to move out of the unit. Additionally, my rent was increased to the maximum allowable amount. There was no willingness to negotiate or discuss the increase, despite the ongoing unresolved maintenance and habitability concerns at the time. The ESA accommodation process was also extremely difficult. I provided multiple letters and authorizations to contact my healthcare provider, yet the request has still not been approved. The amount of documentation requested and the length of the process felt excessive and added further stress. This review reflects my personal experience. I hope management takes these concerns seriously and works toward improving responsiveness, maintenance timelines, transparency, and accommodation procedures for future residents. I would be willing to update or adjust this review if these matters are appropriately addressed and resolved.
Fantastic experience: Greentree is a fantastic property management company. We’ve actually used them for over a decade. Great leasing team, beautiful properties and they hit it out of the park when hiring building managers.
Negative experience: I've been living at this location in Oakland (close to Lake Merritt) for over 18 years and was the property manager for over 12 years until the property was sold. Maintenance issues for our units are usually done in a timely manner. However ---- issues involving the property itself are not resolved for several weeks or more, if at all. The most frustrating issue is the recent use of an AI generated phone number which might as well be a random (non-responsive) robot. There is NO response, even when calling the "main" Green Tree Resident Services number. No one answers the phone or returns calls. I'm sure any employee of Green Tree or Veritas would not be subjected to this. What has happened?
Fantastic experience: 5 stars for Agent Lucas! I found him through an online ad for a one-bedroom apartment, and he met with me that same day. He gave me a tour and got my application approved within just a few hours. I really appreciate his lightning-fast service and how accommodating he was in helping me move in within a week. I’ve worked with other agents in the past, but Lucas far exceeded all my expectations. A+ experience!
Negative experience: pure evil. absolutely awful. my previous management company wasn’t great but these people are by far the worst. They don’t care about their tenants at all (a quick google search will confirm this.) in my personal experience, I’ve gotten two different kinds of bugs since they took over and never had them before with the previous owner. the first one was a building infestation which they lied about. When I’ve asked for help with other things I either get no response or a severely delayed or dismissive one. They don’t keep the common areas clean, and there are many other things they don’t attend to, as a management company should. there is endless loud construction happening as well. ETA: i have an ongoing issue and they flat out ignore emails and just don't respond. this is what happens when corporations own buildings. ETA #2: the Greentree response is inadequate. they do not answer the phone or emails.
Negative experience: I will never give this company a five-star rating or any rating, if possible. I moved out in late October. My family lived here for a year, and we experienced numerous issues. The apartment building lacks insulation (thin walls), resulting in significant privacy issues. My son, at the time, was 6 years old and was disabled and autistic, and had been harassed, mocked, and discriminated against by a particular tenant (a couple and a roommate in their early to mid-20s) on the 4th floor in the 10 Glendale Apartments in the building. Despite this, the rest of the residents have been fantastic and welcoming. These same troublesome tenants also frequently host loud and disruptive parties and blast music throughout the day. Previous residents of my apartment faced similar issues, and management ignored their complaints, the police reports, and the previous tenants of the apartment and mine (I also have police reports and complaints about their behavior). The property manager lied, stating we had a mediation that we never had, because they were aware of the kind of people they were, and that a family member or friend of theirs who worked for the company was allowing this disgusting behavior. They waited until the office was closed to return to the unit, and management was covering for them. Management claimed that the disruptive tenants moved out in July 2025, but that was a complete lie. ( I would hear them). Those same tenants still live in the apartment; they were sneaking in and out when no staff or vendors are around. Although they have two new tenants, they went around the neighborhood lying to people about me, and I found out they are known for this. Some of the tenants and people in neighboring buildings came to my son/ I aid when I wasn't expecting them to (which I am highly appreciative of and still am).

Fantastic experience: Lucas helped set me up with an apartment in Hollywood soon after meeting him on Facebook marketplace. He got me in with a deal I felt comfortable with in a modern updated apartment, which had in unit laundry, stainless steel appliances and a dishwasher.
Fantastic experience: 5 stars for Lucas. I worked with the agent Lucas down in West Hollywood to try to find an apartment with my partner. We had very specific requirements - 2b/2b with in-unit laundry, central air, top floor, balcony, fully remodeled, lots of storage space... and a bunch of other things. Lucas met us at our first tour and took the time to learn what we were looking for, and then he sent us very specific listings that met our demands within our price range. He let us tour apartments at our own pace and answered every question we had, and never made us feel rushed or pressured. This was during the holidays too, so it was really a time crunch for him and for everyone. Lucas took the initiative to reach out to us again after the break when he had some new listings, which was fantastic. Unfortunately we ended up signing a lease with a different company, because the prices for apartments that Lucas represented just seemed too expensive for what they were, even with the nice remodels. We were finding units elsewhere that were lower priced with similar or even better finishes and amenities. Regardless, if I'm ever looking for units again, I'd hope to work with Lucas once more. Negative experience: Updating my review after some recent events -- I have had multiple maintenance requests and issues in the last few months, and the building doesn't have a dedicated property manager and maintenance has been really unresponsive on submitted issues. It's unfortunate since I just re-signed a year lease which I am regretting, and I know I am not the only one experiencing issues and frustration since I am in a group chat with other tenants. Building just turned over with new ownership, which may be part of it, but the property management company has not been responsive at all to issues.
Negative experience: REPOST OF ORIGINAL REVIEW: I had a very disappointing experience with this property management company. We agreed upfront on a specific lease break fee, but they later attempted to up-charge me beyond the amount we discussed. When I asked for clarification, I received inconsistent explanations and no documentation that justified the new charges. I am currently in the process of joining the U.S. Navy, and based on my understanding of the Service Members Civil Relief Act, some of their handling of my lease and subsequent charges appears inconsistent with what the law requires for service members. Rather than work with me directly, they escalated the issue to IQ Data International — a debt collection company with a very questionable reputation — despite my good-faith efforts to resolve the matter. Overall, the situation felt dishonest and unnecessarily aggressive. I would caution future tenants to get every detail in writing and be prepared for unexpected charges and third-party collection attempts. ----- RESPONSE TO GREENTREE'S REPLY: GreenTree publicly claimed they “waived the one-month lease break fee as a courtesy,” that the remaining balance is “unpaid rent and utilities that were outstanding at the time of move-out,” and that they “requested documentation to confirm service member status” but “did not receive that information.” Their own documents (Exhibits A–F) contradict this. In Exhibit A (my email of September 5th), I asked them to confirm that my “Total Amount” would be $3,040.77 and stated that “an estimate is not acceptable – I do not want to get hit with additional fees post-signing this document.” In Exhibits B and C, Resident Services replied: “This is to confirm that you have paid rent for both July and August,” and that the charges were “final” if the unit was returned in good condition. They then wrote that once my tenancy ended, I would be billed “for July, August, and until September 1st all at once.” There were no damage or maintenance deductions, so that condition was met. This email shows that GreenTree waived rent for the month of September, since I moved out on September 1st. July and August rent and utilities were fully paid for. Exhibit D shows AR Support acknowledging that I was disputing the “additional amount of $3,040.77” based on a “prior agreement with Resident Services and protections under the Servicemembers Civil Relief Act.” Exhibit E confirms “the property manager has approved the waiver of the $2,850 lease termination fee.” This demonstrates that GreenTree was made aware that I was formally joining the military. Exhibit F, the “MoveOutBalance Due FINAL,” then adds new charges: “Rent for 18 days (As per 30-day notice)” for $1,710 plus primarily RUBS utilities for 32 days after September 1st. Those are post–move-out charges that directly contradict their own promise to only bill “up to your move-out date… until September 1st.” In simple terms, GreenTree first confirmed my rent was paid through move-out and then later added extra days of rent and utilities after I left to inflate the bill. That is not a misunderstanding; it is retroactively jacking up the price after I was gone and then sending that inflated amount to collections. EDIT: It looks like GreenTree has deleted their public response to my original review after I included the screenshots.
Negative experience: It’s a scam! No one will answer your concerns went to the address on google 2443 fillmore to found out its mail box on ups store being sending emails and calling no answer no one care ! Will see on due day rent if anyone will contact me or not ! Any property management by greentree rum run away don’t rent they will treat you like garbage ignoring is their only response!
Fantastic experience: Combing over Facebook I found Lucas and an ad about a rooftop pool and jacuzzi. I contacted Lucas who met me within half an hour of inquiring about the ad and he showed me the apartment and got me approved within 1 day. Lightning fast. And for that, 5 stars
Fantastic experience: I rented a place from Lucas after finding him on Facebook Marketplace. Ironically after talking with him it turned out he rented another property to my friend and I hear about his positive leasing services so I trusted him in the process. I needed housing within a week and after letting him know how soon I needed to move in, he got me in. Sign, sealed, delivered. Thank you Lucas!!
Fantastic experience: Lucas was incredibly helpful when finding an apartment in LA! He is super patient and answered my million questions in regards to the apartments I was viewing or during the signing of the lease. He’s not pushy and really works with you in finding the best place for you in your price point/ desired neighborhood. Highly recommend!
Fantastic experience: I was on the search for a WeHo apartment was connected with their Leasing Agent Lucas. He helped negotiate a price that I felt comfortable signing in a A+ building/neighborhood, especially with the rooftop pool and jacuzzi. Having an agent represent my situation financially and emotionally was extremely helpful and he did a great job!
Fantastic experience: I’ve lived in a Greentree Property apartment for over two years now, and my experience has been nothing but great. A huge reason for that is the building manager, Otto Wacker. Otto is absolutely amazing—he is always available, responsive, and genuinely cares about the residents. Any issue that comes up is handled quickly and professionally, and he always makes sure things are done right. What really sets him apart is how far above and beyond he goes. On occasion, he has even helped me by walking my dog while I’m at work, which speaks volumes about the kind of person he is. It’s rare to find a property manager who is not only reliable and efficient, but also kind and thoughtful. Greentree Property is lucky to have Otto, and living here has been a positive, stress-free experience because of his dedication. I highly recommend this property to anyone looking for a well-managed place to live.
Fantastic experience: This move was amazing. I was helped by an AI when I asked to see the apartment and it just kept getting better from there. Property manager is a definite 5 star. A real pro. Highly recommend!!!
Negative experience: It's been one month of poor air quality in my unit. They left me hanging Thanksgiving break. I couldn't inhabit my unit for 2 weeks it was so bad. They reglazed a bathtub and shower enclosure in the unit next door and didn't properly ventilate so it largely ventilated into my domicile. They also used oil-based primer indoors on bathroom cabinets. No warning. Wouldn't even open extra windows when I asked. No call. AI screening bots for emails and calls. No rent reimbursement. No VOC remediation. And the case of water they left in the sun for any tenants needing water during water shutoffs during renovations was untouched (people know better than to drink that) and they simply left it in the open air hallway where it's been baking in the sun all month. This is an absent property mgmt. company that doesn't care.
Fantastic experience: Greentree was an amazing place to live. I would definitely consider leasing from there company if your looking for good renters in the San francisco area. Amazing staff and friendly maintenance. I rented from for over a year and had an amazing experience! 10 of 5 stars!
Fantastic experience: I want to commend and thank Wanda Brown, resident manager at 2128 Van Ness Avenue, for the beautiful Christmas decorations in our building this year. Each floor has its own theme – snowmen, angels, Santa Clauses and a regiment of nutcrackers in the main lobby. When you walk into the building you are greeted with two beautiful Christmas trees on each side of the lobby with lovely ornaments, as well as wreaths outlining the main door windows. Stockings tastefully line one wall. It is a true winter wonderland and adds so much to the warmth and coziness of the building on these cold winter days. Wanda is a magician in the artistic layout of all these ornaments. She has been decorating the building each holiday season for years now and it is always interesting to see the different arrangements she creates. We are very fortunate to be able to take advantage of her talented displays and we send her heartfelt thanks for the huge efforts involved!

Fantastic experience: The agent I worked with, Lucas, was so helpful and thoughtful. He answered all my questions and took me on tours of multiple units based on my specific preferences and schedule. Initially my first appointment to view an apartment was cancelled by the staff but after I was connected with Lucas the rest of the process was really smooth and we were able to get a great deal on a unit. Having a dependable agent helped us find a great apartment!
Negative experience: Loved my property manager but the company is extorting us for THOUSANDS of dollars upon move out - asking us to do absurd things like pay for a new dishwasher (that was working perfectly when we left - why would we not report that and get it fixed before if it was broken?). They love taking advantage of people, even people who paid top market for 5.5 years and were perfect tenants. There is a reason they are the most hated property company in SF.
Negative experience: UPDATE this place has gotten DRASTICALLY worse. the fire alarm has been going off all of February. I have had to sleep elsewhere because they will not fix it. I pay to live in a place I cannot sleep. Also the common areas are FILTHY they clearly do not clean them. All packages are stolen and our mailboxes were broken into yesterday. People sleeping in the hallways, garbage everywhere and repeated requests to speak to upper management are completely ignored. I cannot believe anyone who works for this company can live with themselves. There is a defective fire alarm That has been going off every few seconds non-stop since Saturday. Today is Monday. This happens so often and it feels so unsafe since we don't know why it keeps going off. But they never do anything to fix it. This frequently happens where it'll go off for days at a time. Last year there was an incident where it went off non-stop for 2 months and nobody came to fix it. You can submit work orders or call the office all you want, but nothing will ever change. Super unsafe buildings that doesn't care about the tenants. EDIT; The alarm went off for five days and is now going off again. No explanation as to why it won't be fixed. when you try to call the office you get forwarded to a 3rd party company whose answers are always "I can't help with that" or "I can't give you a number for that". Such an unsafe building with no concern about the fact that the residents CANNOT SLEEP. No solutions offered. No partial refund on rent or reimbursement for hotels some residents have resorted to renting. EDIT 2: Since no one at the office will return my calls I'll just keep a running log of the dates here. In the past 40 days the alarm has gone of 3 times. For 4-5 days at a time. Currently it has been malfunctioning since 8/9/23. I haven't been able to sleep peacefully since. Will update when the beeping stops, as of now it is 4 days and going strong UPDATE, it stopped on 8/18 and started again on 8/20 and was on all night, thats 4 times since July first, WEEKS of sleepless nights and constant worry. A building with an alarm that malfunctions 4 times in less than 2 months is not a safe building. UPDATE; 9/22, been going off all morning. There is no possible way this is a safe system if "the batteries" malfunction this often. This is The fifth time it has malfunction since 7/1/23. UPDATE as of Monday 9/25/23 it is still going off continuously. Nobody from the office will return my calls nothing has been addressed. Huge huge huge safety violation not to mention loss of sleep. 10/24/23 started again, no response from the office as to why they are employing a company with such a faulty system that goes off every few weeks. As of 12/11/23 it is still going off and no one from the office has responded to or contacted me. It is still going off as of 1/9/24, and another one is going off as well. as of 12/15/24 the alarm is still going off. Haven;t been able to sleep in 2 nights 7/23/24 there are now homeless people regularly trashing the hallways/lobby and sleeping in the hallways. They are always obviously high and being let in by the same tenant. I've made at least 3 complaints (with photo evidence) and still noting has been done. I feel so unsafe in this building. Ever since this company took over everything about this place has gone downhill. UPDATE; Just received this from the regional Manager. They cannot care about you less; "I understand you feel unsafe in your unit. With that being said, we do have a lease break option available. If that is something you would be interested, please let me know and I will connect you with the right team. However, please note breaking your lease will incur a lease break fee which are about 2x monthly rent." 3/4/25 Stroller filled with garbage/feces has been in the hall for +18 hours. Human feces in the lobby (there are no dogs in the building large enough to have done this) 10/15/25 fire alarm broken again, going off constantly. Lets see how many weeks/months this takes!
Fantastic experience: Just moved out of 345 MacArthur Blvd in Oakland after living there for almost 5 years to move in with a partner. Green Tree has consistently been improving the property. The property manager, Saul, was very responsive, patient, helpful, and a great neighbor to have.
Fantastic experience: First of all thank you, second of all I loved living under this Managment. Very responsive. Helpful. Great managers, I loved my apartment. Lucas helped me, Brian was my manager and truly if I didn’t move in with my boyfriend I would have wanted to stay. Trust these guys!
Fantastic experience: Greentree is an outstanding property management company. I moved into 642 Alvarado in June 2024 and lived there for a year—it has truly been one of the best rental experiences I’ve ever had. My first interaction was with Koren Alexander, who was incredibly responsive and helpful. She made sure I could tour the apartment the very same day and arranged a seamless contract signing. I even reached out to her once on a Sunday with questions about pet policies, and she immediately responded—such dedication! My on-site manager, Jack Mattingly, was equally exceptional. Jack is the best on-site manager I’ve ever met. He inspects the building daily to ensure everything is in top condition, and he’s always friendly and approachable. He not only checked in on residents regularly but also gave me wonderful recommendations when I first moved to San Francisco. Whenever I needed anything, Jack was always available and willing to help. I’d also like to recognize the janitorial staff—the building was cleaned every Friday, and they consistently kept everything spotless. P.S. I understand the frustration some residents may have felt with the recent construction, but I appreciated that management offered discounts during that period. It was a thoughtful gesture. San Francisco desperately needs more housing, and while construction and remodeling can be inconvenient, I believe it’s an important part of improving the city’s housing options.
Fantastic experience: These 5 stars are all for Otto Wacker! He truly cares about his residents, and we were so lucky to have him. No matter what he had going on, he always made time for us—dropping everything to help my roommates and I whenever we needed it. Even when the management company was difficult to reach, Otto always stepped in, made sure every situation was handled, and never hesitated to lend a hand!

Negative experience: GreenTree is an absent management group. Since they have purchased our building, upkeep is near non existent. There are spiderwebs in common areas, sticky spills that go weeks and occasionally months without being cleaned up, fencing falling off railings, general areas that used to be cleaned weekly is not done regularly, lights in the garage are constantly out for weeks, the list could go on. Management is rarely on site and consistently unavailable during their hours. Emergency maintenance issues are difficult to navigate because the number for the resident manager takes you to an AI system and not the manager. As a result residents are required to submit a standard maintenance request which can take days to be addressed depending on what day of the week and what time of day it was submitted. Laundry machines are contracted out to Tumble. Machines are out of order regularly. If a resident has an issue with machine maintenance, Tumble refers residents to on site management who are responsible for machine upkeep and when requesting maintenance to management they refer back to Tumble and as a result it is not addressed. At the end of the day I realize this is a business, but GreenTree’s attempt to run a lean operation means tenants have to fill the gaps of contracted services (pest control, laundry, garbage, cleaning, etc) or be frustrated into accepting lesser standard of building care and service. This is just an investment for GreenTree, but this is where residents live, create homes, raise their families, and deserve to have a reasonable standard of care to the place they call home.
Fantastic experience: Recently I was able to work with the agent Lucas who helped me renew my lease and made the process efficient, speedy, and with zero fuss. Having an agent that helps with your current lease is a big bonus to have from a company.

Fantastic experience: We’ve been working with Greentree Property Management for a while now, and they’ve consistently been great to work with. The team is responsive, easy to communicate with, and really on top of things when it comes to coordinating work and making sure tenants are taken care of. Fantastic experience: I had questions about my lease and was connected with Lucas (through the equally wonderful Dean of RentSF) who helped secure a deal that will likely me happy for the next 12 months. I appreciate GreenTree for having agents that look out for tenants especially when it comes to discounts and financial matters. Not many companies offer this so its well appreciated.
Negative experience: 257 Vernon Resident...My first time writing a public review anywhere, so you know it's gotta be bad . The building itself is fine in terms or price and construction quality, but the property management support has really fallen off for about the past year. We had a great Resident Manager (RM) when I moved in back in August 2021, but lately we can't get responses from a Greentree RM unless we contact multiple people, multiple times. Multiple washers in the building (there's 2 on each floor) have been out of order for months with no resolution or communication. Multiple residents (luckily we have a self-organized resident WhatsApp group) have reached out to Greentree via multiple channels (text, email, etc.) and either been ignored or got responses but nothing changes. Only recently was my partner able to reach someone on a phone call and finally things are getting acted upon. For me the straw that broke is the fact that I had a package stolen from our front lobby entrance area. I've reached out via email and text to have someone review camera footage and received nothing back. They're very responsive (I had two people reach out) when your rent is about to go past due but I guess it's not reciprocated when you need something from them
Fantastic experience: For the past few years I had the pleasure of working with Lucas. I was planning on moving out but because he was able to help reach the terms I wanted, I decided to stay with GreenTree. Its nice having an agent represent my needs and because of this, I give GreenTree 5 stars
Negative experience: When I first moved in everything was awesome and super great with our property manager living in the apartment complex and being fairly quick to any replies and making sure that we got timely updates for any maintenance. Since they switched over to AI assistance everything has gone terribly. They have shut off water multiple times without letting us know and telling us afterwards. 4/8 washers have been out of service for months now. We have no on service staff. The AI assistance is crap. It's not wonder so many people have been moving out of the building. Do better Greentree.

Fantastic experience: Igor, the Property manager made my stay here worth a while. I’d like to say that my apartment was very small but well maintained by the property. Igor was very responsive and handled any building matters and tenant issues. Igor was also very welcoming and pleasant to speak with. I highly recommend this building but mostly because of how it was managed.
Fantastic experience: Wanda Brown, the RM at 2128 Van Ness, welcomed me with a generous move-in care package including chairs and a side table to hold me over until I got furniture, tissues, toilet paper, paper towels, and dish washer detergent. Also trash bags. This was super kind and made a world of a difference not having to get all these things immediately after moving in. Wanda is kind and friendly and answered all the questions I had. She also goes above and beyond ensuring our packages make it to our apartments and communicates well. I'm very glad to have had her during my move in and have her as our RM.
Fantastic experience: On my anniversary, I reached out to GreenTree and connected with Lucas who helped me save money in the upcoming 12 months. Negative experience: I signed a lease with Greentree-managed unit in Noe Valley in February, and it quickly turned into one of the most frustrating rental experiences I’ve had. Not long after move-in, a major construction project started—something I was never told about beforehand— that is supposed to last the next 6 MONTHS. Since then, my home has been wrapped in tarp, my main back sliding door sealed off, my patio completely inaccessible, and the sound of drilling, hammering, and loud communication from construction workers starts most weekdays by 8 a.m. The noise level makes it nearly impossible to take calls or focus, and I work from home. When I raised this, I was casually told to work from a café—as if that’s a viable solution. Privacy is also gone. Construction workers are literally feet from my windows all day, able to see into my living space whenever I open the blinds. And to top it off, my back door—an emergency exit—is blocked by plastic, large wooden planks, and scaffolding. I can’t open it at all. This is a huge safety issue, but nothing has been done to address it. Communication is just as frustrating. There’s no clear contact for a property manager, calls go to a generic line, and emails are routinely ignored. Instead, you’re funneled to an AI assistant that can’t address real problems. This experience has made it clear how little regard Greentree has for its tenants. I would strongly urge anyone considering one of their properties to think twice—especially if you work from home or expect basic transparency and safety from your landlord.
Negative experience: I signed a lease through Greentree and moved into my unit in Noe Valley in mid-February. Since then, the experience has been underwhelming and frustrating. About six weeks after I moved in, Greentree notified tenants of a 6-month construction project (at minimum) to redo all the balconies in the building. This has caused near-constant weekday construction noise and a complete loss of airflow and natural light from my primary window, which is now sealed under tarp. I sent a respectful email to Greentree to raise concerns about not being informed of this major disruption before signing my lease. I never received a reply. The phone number goes to a customer representative who advises you to send an email, and I don't know the phone number or full name of my property manager at all. They do everything they can to keep you in the dark, it seems. In addition, day-before notices of water shut-offs have happened multiple times since move-in, and the transition to an AI assistant for tenant communication has made it harder to resolve concerns in a timely, human way. It’s been disappointing to experience this level of disconnection and lack of accountability. I would advise future tenants to consider properties where the management is more considerate to their tenants, and treats them like humans (better yet, consider renting from a human and not a management company). From other Google reviews here this seems to be how Greentree treats all their properties and all their tenants.
Negative experience: Horrible experience here. First got flood and mold poisoning in first apartment there. It took days and days for them to help after flood. Next apartment I was in had sewage problems and a heat issue, the heater was always too hot. Other apartments in the building had these issues. I was wrongfully charged late fees on top of this. Tons of checks going missing when I paid rent. This was such a problem I had to send certified mail because they would get checks and act like they didn’t receive them. On top of all this, when I moved out, they over charged me for rent, and all the payments I made the last month do not show up on the move out report so they scammed me and stole my money. They are criminal and slumlords. They said they would give me 90 days to pay the fake balance they made up but actually took me to collections even though I responded within hours to their email. A shady place that takes advantage of veterans and those on section 8. Avoid at all costs!
Fantastic experience: I've been living at a GreenTree building since 2024 and recently my agent Lucas helped me save for a new lease which was helpful and because of this, I recommend working with him as an agent.
Negative experience: I wish I could give Greentree Property Management zero stars. Living here for just over a year has been an exercise in frustration, discomfort, and constant disappointment. The elevator has been out of service for months. Yes, they send updates—but nothing actually gets fixed. The walls are paper thin. I can hear my neighbors snore, sneeze, and even use the bathroom. It’s like living in a dorm with zero privacy. They overcharge without explanation and are oddly quick to issue warnings—no investigation, no communication, just assumptions. It honestly feels like they enjoy policing tenants, especially if you’re Black. The treatment isn’t just different—it’s targeted. I reported persistent, triggering clicking sounds from a neighbor’s unit. They brushed it off and blamed the heater. They “fixed” the heater, but the clicking never stopped. Either they lied or just didn’t care. And to top it off, there’s been a loud industrial filter running in my unit for four months—and it’s still here. Installed due to flooding they caused, it’s made the space uncomfortable and hard to live in. Greentree is more than incompetent—they’re deplorable. Stay far, far away.
Negative experience: Greentree alerted us on April 2, after we had paid our April rent, that there would be construction ongoing from April 7 (5 days notice) until OCTOBER 17 (over 6 months). This construction was deemed legally required because the balconies were so structurally damaged that they were extremely unsafe. Not only did they let the building get to this level of decay (they do not care for their buildings or units), but now we, as the tenants, have to suffer through scaffolding, the complete blockage of our patio and emergency egress while I am recovering from ACL surgery, the complete blockage of natural light to our unit, construction work M-F from 8am-5pm (they said they were being kind for not allowing construction from 7am-7pm but the construction workers I spoke with said they don't even work those hours), and so much debris that we cannot open our windows for our safety. When mentioned that we work from home, they told us the unit is "not an office" (so many renters in SF work from home, so if you work from home, DO NOT RENT FROM THEM). When petitioned for a rent decrease, they said that we were still responsible for the entirety of the nearly 4k rent. They were unwilling to do anything besides give us a space to put our balcony furniture "free of charge" (note: legally required). This company is unethical, does not care about tenants, and has some of the least compassionate customer service I have ever encountered. Please never rent from this company.
Negative experience: HORRIBLE COMPANY NEVER EVER RENT FROM THEM. After we moved out they sent us our deposit in a check for them to cancel it once I deposited on my bank account. SCAMMERS
Negative experience: This is my 5th apartment in San Francisco and by the far the worst management group I’ve experienced. Zero communication and very rude staff. They don’t care about helping you and go out of their way to be disruptive. Please look elsewhere for renting

Negative experience: If you like poorly maintained, poorly managed and downright disgusting buildings to live in, you’ve found the right place! If you also find value in zero follow through with enforcement of complaints on horrible tenants, you’ve found the perfect place. Next to Greystar, Greentree is one of the biggest slum lords in SF Oh and the pictures are of a sewage backup Greentree left to sit for days at a time at the 825 Pine apartments. This is a regular occurrence. Health department has them on notice. Good luck and happy hunting!
Negative experience: I manage a building next to a green tree managed property. They do nothing to control their tenants. They rent to tenants with loud dogs that bark at all hours and refuse to tell them to train their dogs or keep the noise down. I’m having massive problems in my building from tenants complaining to me on a daily basis of the high level of noise coming out of this property that greentree manages . Doesn’t matter if tenants are partying and allowing their dogs to bark until 3 AM they will do nothing to stop it. If you want any chance of peace and quiet do not rent from them.
Fantastic experience: I lived in the 1035 Sutter St. apartments managed by GreenTree. My apartment was clean and I felt safe. The property manager Manny was quick to respond and very friendly. Maintenance was quick and efficient when needed. I will miss this apartment!
Fantastic experience: My recent move into 2128 Van Ness Ave Apartments was exceptionally smooth and welcoming, thanks to Wanda Brown, Resident Manager. From the moment I arrived, she went above and beyond to ensure everything was perfect, making the transition into my new home truly pleasant. I was immediately greeted with a thoughtful welcome gift, which added a personal touch to my move-in experience. The items provided were not only a kind gesture but also extremely useful, making my first few days at the apartment much more comfortable. Additionally, moving furniture is often one of the most stressful parts of settling in, but Wanda went the extra mile to assist with the delivery. Her careful coordination and genuine willingness to lend a hand made the entire process far more manageable and less daunting. Throughout the entire process, Wanda was always available to answer any questions I had, whether they were about the building itself, the neighborhood, or the move-in process. She consistently provided clear and timely information, ensuring I felt informed and comfortable every step of the way. Even after settling in, Wanda continues to be incredibly helpful, always available to assist with things like receiving packages or addressing any other concerns I might have. Her ongoing support has had a positive and lasting impact on my experience in the building.

Negative experience: Had a two day inspection window open and came home after the end of the second day to find my door wide open. Since I was at my girlfriend’s house the last couple days I don’t even know how long the door had been open, possibly 36 hours. Art eventually said the door was first noticed open by a neighbor at 9:30am on Tuesday, and I hadn’t been at my house since Sunday morning. So my door was closed all day Sunday and Monday then magically came open on Tuesday morning when the inspectors were in the building. The deadbolt was locked so the inspector could keep the door open, probably to remind themselves that nobody was home, so Art the building manager said I probably locked the deadbolt with the door still open by mistake. lol, I’ve never even heard of anyone doing that it’s so dumb and I wasn’t even home Monday or Tuesday but somehow they think I magically appeared at my apartment, locked the deadbolt with the door wide open by mistake then forgot I was ever there. So I said “maybe somebody else has my key and you need to change the locks? Or maybe I should file s police report to see what the cops think happened? Would the inspector be willing to submit a statement so we can figure out who was in my apartment while I was gone?” Of course they don’t want to do any of that because they know the genius messing around in my unit locked the deadbolt to keep the door open then forgot about it so it’s all a waste of time. On top of that the inspector even said “I saw your door wide open and didn’t think anything of it”, like to call me or do anything. So now I had to put a camera in my hall pointing at the door to protect myself against the apartment employees because they will come in your house when you’re out of town and leave your door wide open then lie about it. I’ll be canceling my lease if they don’t do something to rectify the situation, but I know they’re corporate and would rather lose a tenant than pay a penny, they want to cycle through tenants anyhow so it’s in their best interest as SF landlords. I would avoid this company. Was bad enough for them to come in my apartment and leave the door open for god knows how long but to then turn around and blame me rather than accept any responsibility speaks a lot for the company. Today (two weeks later) I saw who I would bet is the same guy who left my door open, by himself and not accompanied by anyone in managing, standing next to my neighbors door on his phone with the deadbolt turned and the door open. And they didn't do anything to remedy what they did, they just basically said "we're not saying you did it, we're just saying we didn't do it". Don't come live here, they don't care about their residents and people are constantly coming and going. Very high turnover rate. If you want to come home from work and see your front door wide open, then you’ll love living here.
Negative experience: Every single month is a headache with this company. The bills are extremely confusing and I have to reach out 1-2x a month because what they say is not consistent. I would not recommend staying here and am eagerly looking forward to my lease ending so I can get rid of the billing headaches coming from Greentree.
Negative experience: Review based on experience at 2240 Larkin Apartments, managed by Greentree. 1) Unsafe. The majority of packages are stolen. Management refuses to install cameras in the lobby or change the locks. Fire alarm is constantly broken. 2) Uncomfortable. Good luck sleeping. Incessant beeping from the fire panel. (Not only does this make it hard to sleep, it is clearly indicative of safety defects that require attention. Management blames the fire alarm company and does nothing.) Plus walls are paper thin, so you'll hear everything your neighbors say or do. (You'll also need to replace all of the shades if you plan to sleep past 6am.) 3) Unresponsive. Management is hard to reach and unhelpful when you do reach them. It's clear their business model is to stall as long as possible to either (a) reduce costs or (b) push out rent controlled tenants. 4) Unethical. Rent control sounds nice until you realize after a year they will do everything they can to get you to move out. Their business model is making rent controlled tenants miserable. This is clearly illegal.

Fantastic experience: Wanda Brown - Building Resident Manager at 2128 Van Ness Ave was amazing throughout my 2.5 years living at the property. Anytime there was an issue, Wanda fixed it so fast and was so great to work with. Sad to be leaving her :(

Negative experience: I have lived/ rented in SF for 10 years and by far the worst experience I have had. Seems to be a common theme in reviews but please do not rent at 1835 Vallejo street. Issues were nonstop since the moment I moved in. Mind you, I would give a little grace & understanding if I wasn’t paying the high end of rent for a “luxury “ apartment (which it is far from & found cheaper rent 2 blocks down the street.). In the matter of 10 months I have been stuck/ trapped in the elevator twice, dealt with construction noise 50% of the time, water was turned off because of this “construction” 7-8 days from 9-5pm, no heat access for around a month (they offered space heaters that increased my electricity bill by 90 dollars & when I raised concerns the property manger gave a long winded response on how “renting works” & how they have no control of the heating system going out and IF my bill increases she will “see what she can do”) Maybe not replace the heating system during the middle of winter? When I expressed my frustrations, I was greeted with a “it’s an old building so it’s out of our control.” Then dont market you building as “newly renovated & luxury living” when it is far from that. Not only is it misleading but I could rent down the street for less/ same price that doesn’t have these issues. They also had the audacity to try and raise my rent the max they can under rent control laws. Maybe read a room? You have 5 vacant units and haven’t been able to fill them. My rent is already more than the units listed so good luck trying to find someone willing to pay that price (oh wait you can’t even fill the other 5) Clearly don’t know how to keep tenants happy let alone fill the units. Again, this would be less frustrating if the property management charged the appropriate rent for a less than mediocre living experience & they responded to my frustrations with a little more understanding. Please, please, please save yourself the headache and disappointment and don’t rent at 1835 Vallejo street. There’s a reason they have so many units listed.
Negative experience: The most apathetic and greedy property management company I’ve had the misfortune to work with. They rent out apartment units with major noise and maintenance issues due to haphazard renovations and refuse to fix them within a reasonable time frame. I have had a few in my apartment building (1835 Vallejo St) and each takes multiple months to resolve. GreenTree tends to wait until multiple tenants have the same complaint before making an attempt to resolve an issue. Certain issues require approval from a regional manager to resolve, but neither building manager nor resident services will be able to put you in contact directly. Instead, you will be waiting weeks for a callback response that never comes.
Fantastic experience: Wanda is a really amazing property manager. My cat got out and she was able to stop him from going into traffic and bring him safely back to my apartment. She really cares about her tenants.

No customer service, will refuse to de repairs, increase rent at every chance, throw thousands of hidden charges, lure you in with FAKE deals that the will not follow through with after signing the lease. Positive experience: When we first moved into our building roof access was one of the reasons we became tenants at 1835 Vallejo St. The spectacular views of the Golden Gate Bridge were thrilling! Now our building access is denied and the roof door remains locked. This is a total drag and a possible reduction in services.
Negative experience: get ready to pay 175$ a month for water and garbage! Also, the free heat conveniently is out of order unless it's 80 degrees outside.
Negative experience: If I could give negative stars, I would. Honestly the worst property management company and the worst building manager I've ever experienced. Completely unresponsive despite calling and emailing multiple times, and left us with a terrible apartment at move-in (safety issues, no heating, floorboards popping up, rag stuffed in toilet causing plumbing issues, apartment not up to city code, etc.) that we're still dealing with over a month after move-in. Be very aware of Greentree properties! Highly recommend NOT moving into a Greentree property.

From the revolving door of "property managers" to the numerous car break ins, car thefts, property thefts, etc. I've had my car window broken with nothing visible from their "gated, secured" garage that isn't secured in the slightest, 2 apple products that were shipped to me by apple direct stolen, and 2 nike packages. all within 24 months. Partner this with paper thin walls, dogs barking at all hours of the day, and a neighboring complex that - get this - I have video - of throwing a couch off the third floor balcony. RUN NOW DO NOT RENT FROM GREENTREE PROPERTIES

In my recent interactions with Michael Margado and Jason Doyle, they have always gone above and beyond for their tenants and looking out for their best interest! There are many other managers that have shown this same heartfelt vision and behaviors in their daily actions.
Negative experience: Rude people working in the office! Unprofessional. If they want you to wait based on your ethnicity then they will! AVOID ALL COST OR YOU'LL BE LAST ON THEIR LIST REGARDLESS IF YOU ARE STANDING FIRST IN LINE!

Negative experience: They started construction and put up scaffolding blocking windows within TWO WEEKS of move-in. While not providing an end date for the construction UPDATE 12/23 - Greentree is still undergoing renovations and it has been three straight months of construction and/or some type of repair to the building restricting window access and views. None of this was communicated prior to signing my lease. They email once a week about some new repair or delay that will make your home life worse. PLEASE DO NOT RENT WITH GREENTREE. They will make your home a construction zone and will only offer a few hundred dollars for multiple months of inconvenience.
Negative experience: I’m appalled at how corrupt businesses like this are able to continually rob and scam hard working Americans. I am a retired and disabled veteran of the US military. Greentree repeatedly refused to handle complaints about living standards, and clearly lied about the dynamics of the property locations. I filed a: California Civil Code Section 1941.1 and in the California Health and Safety Code Section 17920.3 outline requirements for an habitable rental property. An uninhabitable unit is considered unfit to live in, and often violates state and local health and safety codes. Greentree then immorally sold my information to a collection agency to attack my credit and tried to extort over $5,000 in fees for no longer doing business with them. Protect yourself and your family by refusing to do business with this company.

Negative experience: Do NOT lease from here. The property management is the most unresponsive, unreliable company Ive ever experienced. Every service request takes at the earliest a month, and it's not even done properly. Avoid at all costs.
Fantastic experience: I want to thank our impressive Resident Manager, Wanda Brown at 2128 Van Ness Avenue, who brought Greentree technician, Joseph Davis into my bathroom to show him that my shower head was not working properly. Because my legs have become unsteady, Wanda and Joseph suggested that he install a sprayer shower head. Wanda then submitted a work order for the job, and brought Joseph back on Wednesday, November 3rd to install the sprayer head. She then had him demonstrate for me how it operated. Fantastic experience: I am writing this review to commend our building manager, Vicki. She is compassionate and responsive to our issues and concerns. I have lived in three apartments in this building since 1986 and by far... she is the best! We recently had a mouse infestation on all floors from sub-basement to sixth floor. She coordinated maintenance techs on numerous occasions to seal holes. She also arranged for a new dishwasher installation because of holes in the wall. So far... problem solved. Vicki goes above and beyond for all tenants.
Fantastic experience: I had a great experience with my move in at 2128 Van Ness with Wanda Brown! She reached out before move in to help me coordinate parking and was so helpful with receiving deliveries of our furniture in advance and helping us move the packages into our unit. She is great at communicating and responds quickly to any questions or concerns. We also really appreciated a welcome gift from her - basic supplies like trash bags, soap, dishwasher pods! She is great at managing our building and is clear and transparent to all residents. When our water was turned off for a day she made sure there were water bottles on every floor.
Fantastic experience: Really impressed with Greentree overall! For one, I like how you can use that BILT credit card to pay your rent automatically, which is a surprisingly effective way to earn airline miles. Our resident manager (Cory Villavicencio) is super communicative and helpful. She is always very fast to respond to resident concerns, and went above and beyond to help me when I was faced with a particularly urgent issue. Overall, I would definitely recommend Greentree if you're looking for reasonably-managed apartments in San Francisco.

Fantastic experience: Review for Pavel and Anna, Building Managers at 1900 Gough Street. I have lived at 1900 Gough for over 20 years and Pavel and Anna, although they have been here only 18 months, are amazing. They are thoughtful, respectful and respond quickly to concerns, even after hours. Our building has been undergoing upgrades both to common spaces and the rental units and Pavel and Anna have been incredibly fastidious to ensure that any impact on residents are minimized and any issues are addressed immediately. We now have cleaner, brighter, newly carpeted halls and entryway, better laundry facilities, safer entry safeguards and a great front door intercom to buzz in packages. Navigating all of these contractors, improvements as well as the other everyday issues that come up can not be a small job and Pavel and Anna handle it all with promptness and friendly smiles. 1900 Gough is, in my opinion, one of the best rental buildings in the city, no joke. Fantastic experience: This review is specifically for Saul Zeyala, our wonderful Resident Manager at 845 Pine. Saul was the most communicative, attentive, and kind resident manager you could ever ask for. Whether it was tracking down a package that was delivered to the wrong apartment, rushing home to help me when I was locked out, or making sure every maintenance request was handled ASAP, Saul was always there when you needed him. He genuinely handled every issue in the most efficient and effective way, always exceeding my expectations. Even more importantly, he did so with the most welcoming, warm, and positive energy. Living at 845 Pine felt like a community thanks to Saul. Having Saul as our Resident Manager made my roommates and I want to be even better tenants because of the level of effort and understanding Saul showed us in every interaction. Even before and after our move-in/move-out dates, Saul was there to offer a hand whenever needed. We will truly miss him! He always has the best interests of the residents at heart. He was extremely responsive to any issues we faced with the apartment and was pivotal to helping create a warm, kind culture across the building. Negative experience: We’ve rented from Greentree for 3 years and were recently drive from our home due to violent harassment by fellow tenants that Greentree did NOTHING to remedy. We ended up needing police involvement for our safety. Our neighbors threatened our infant and toddler and aggressively harassed our family to which our building manager said they couldn’t do anything about it even with a police report and video evidence. We’ve been suffering for 8 months and finally had to move for our own health and safety. Greentree should be ashamed. We can’t even get someone to call us back I’ve called our regional manager daily to no response.

We understand that conflicts can arise between neighbors and are committed to addressing these issues promptly and effectively. It's unfortunate that the situation escalated to this point despite our active attempts to address the concerns both parties raised. Our team posted notices, and we started discussions to find a solution. Also, an offer was extended for alternative dispute resolution through the rent board, which unfortunately wasn't pursued.

Negative experience: This Company is unethical and terrible. They are systematically ruining the SF landlord/tenant relationship all by themselves!!! OMG. They charge fees without notifying you, they do not communicate with tenants, they have so many levels of management that you can never get ahold of anyone with any kind of decision-making power, they charge as much as they possibly can for these cookie-cutter cheap renovations that they do - mauling old Victorians in the process. (Just check out their website to see all the identical apartments in which they've removed all Victorian moldings, features, ceiling beams, etc. in favor of track lighting plastic shower units, etc) They make sure tenants understand that they are but annoying interferences in their money-making adventure! And any responses to our pointing out their failings and their corporate approach to all things human relations, are always defensive and contain so much fake corporate language as to be nauseating. Phrases such as "the relationship between landlords and tenants is crucial, and fostering an open and equitable connection is our priority" all while going to the mat over $200 in late fees charged without any notification of the charges (despite their claims to the contrary) Furthermore, this company "passes through" (yes, this is legal) expenses they incur maintaining/improving our building. In other words, as tenants, we are charged, as part of our monthly rent, for installing new lighting fixtures, brick pointing and other work that Greentree decides to do, often with no real reason (for example, they have twice changed all the light fixtures in the common areas of our building when our original ones, as did the first set they put in, worked just fine!) I wonder if, when they sell the building, we'll get a commensurate portion of the profits? Anyway, I'm sure their reply will be defensively corporate to demonstrate how valuable their legal rights, I mean... their tenants are to them.
Negative experience: There is an alarm that has been going off every 5 seconds non stop for almost TWO MONTHS. No amount of work orders, calls, or emails will fix it. We I don't feel safe in this building anymore. What if it is a carbon monoxide alarm or defective smoke alarm? We cannot get a full night's sleep because of this. Absolutely no one cares about the tenants in this company. EDIT A YEAR LATER; there has still been no resolve to this issue. This faulty fire alarm goes off every other month or so for days at a time. It's already gone off for 5 days this month and it started again today. Extremely unsafe building. No explanation as to why or how this hasn't been fixed. And anytime I ask to contact the office" they'll get back to me "but never do or they "don't have a number for somebody." It's just an extremely unsafe building with no excuses to why they can't fix a fire alarm. One person told me they would reimburse me if I got a hotel since I couldn't sleep and then when I tried to another person told me they absolutely would not honor that refund even though I had it in writing.
Fantastic experience: Lived in one of their properties this past year on Pine St and had no complaints. The resident manager Saul is by far the best I’ve had, super friendly and always quick to help out of you have any issues or maintenance requests
