Fantastic experience: New update on 03/06/2026 Friday I would like to send my sincere THANK YOU to Lawrence Leung regarding to the “Garage Door Issue” that I reported to Management around 8pm. Lawrence came / showed up within 15 minutes even after his regular working hours. I do appreciated his prompt response and helped for my urgent needs. It really can relief our safety concerns. 03/07/2026 Saturday Unluckily, the Garage Door opened by itself again this afternoon around 3:45pm that I noticed. I contacted Lawrence again. He came back again for fixing it. ** THANK YOU again Lawrence! 5 STARS for your professional performances! ** Original review on 08/2023 I would like to send my “appreciation” to Eduin. Negative experience: DO NOT RENT FROM KEYOPP! If you can avoid them, rent from an owner directly or at least a bigger property management company that actually will designate you a Property Manager. In our two years renting with them, never once did we know who to speak with regarding issues. We would get random communications from random people, and unless you have a direct number, it is IMPOSSIBLE to reach anyone. The value is non-existent as these folks only care about money, and not tenants or people. Here's my experience: They are the most heartless property management company I've ever rented from. Whatever you do, do NOT RENT 2066 BANCROFT AVE #A! The property (3 units) is not even fully managed by KeyOpp; only this 1 unit. So when you have an issue with hot water, or electricity, they cannot help you. They don't even have access to the hot water heater. When you have an issue with the loudest neighbor upstairs, they cannot help you. They cannot help you with anything having to do with the unit, utilities or the property. They'll tell you to deal with it yourself! They'll tell you it's just one person in the upstairs unit. But that is not true. Also, upstairs neighbor will stomp around at ALL times of day and night! I'm talking 2 am, 4 am, 6 am, 10 am, 4 pm, 6 pm, midnight any time really. They never helped with our noise complaints. Both neighbors, upstairs and downstairs, in the units that are NOT managed by KeyOpp, are related to the actual owner as well. I think this is interesting to note! I'm sorry - why does this owner even have a property management company rent out one unit? Based on our utilities bills and other charges....and IN MY OPINION, its a scam to get the owner's family members cheaper bills! For range, our PG&E bills were roughly $300 a month, and we never used our appliances. My PG&E bill now is literally $4. For this unit, KeyOpp Property Management was USELESS and did nothing but make life harder for us. BEWARE OF THIS UNIT, IT LOOKS PRETTY...ITS NOT! Oh & Lawrence, I don't care what you have to say in response. I have so much proof of how horrible that experience was.

Negative experience: They are my property manager and I literally could not wish them even on my worst enemy. They are completely incompetent, in fact, I’m not even sure if anybody even works there or if it’s just a front. It is impossible to communicate with them or to get a hold of them. For example, if you try to call them and you click the option for tenants, the phone line automatically hangs up on you. They add random unknown and petty charges to my bill on a monthly basis. They have no idea how to provide any types of customer service.. I tried multiple times to work through them for maintenance to our property, however, they were unable to do things as simple as hiring a maintenance person so I had to go directly to my landlord. They add absolutely no value, and the overall tenant and customer experience of working with them has been abysmal. I’ve rented multiple homes in the last 15 years and nothing compares to this. They are not present and they do not care. If you are a tenant or a landlord, I highly recommend a thing as far away from them as possible!!!

Thank you for taking the time to share your less than ideal experience. While it’s difficult to hear this feedback, it’s important and very well received because it allows us to identify where improvements are needed and also to clarify how we operate.

First, we sincerely apologize for the frustration you encountered with our phone system. You are correct — a software bug with our VOIP provider was causing calls on the tenant line to disconnect. As with many technology platforms, unexpected issues sometimes do come up, and in this case, it required the software support team to correct the problem. We are happy to share that the issue has been resolved, and our phone lines are now operating properly. We also want to remind you that Residents can always reach us by text or email as alternate methods of communication should the phone system experience issues in the future.

Regarding the charges you referenced, we understand that unexpected line items can be surprising and frustrating. However, these are not random or arbitrary fees. They are city-imposed charges such as bond measure passthroughs (voter-approved measures) or rent board fees. We have a fiduciary duty to owners to ensure they have the opportunity to recover these costs when allowed by law. While these charges may not have appeared on your bill in prior years, before the property was professionally managed, they are still valid. We also make every effort to outline and explain each fee, as was done in the rental increase notice you received.

On the matter of maintenance, we reviewed your entire file and found only two requests submitted directly by you: one for the front door lock and another for the front buzzer system. Both were coordinated with the owner’s involvement, which may have caused delays, as owners sometimes prefer to be hands-on in these decisions. A third work order was created by our team, as part of our proactive annual inspection, which is intended to identify issues before they become problems. Direct owner involvement can sometimes slow down the pace of communication and cause delays.

At KeyOpp, our mission is to never stop caring, to go above and beyond, and to ensure both owners and residents feel supported. We recognize that your experience fell short of that standard, and for that, we are truly sorry. We hope your experience going forward continues to improve and mirrors that of many of our satisfied and happy Residents.

Fantastic experience: Lawrence and his team are amazing and made our property management process straight forward. Negative experience: We had Austin as our realtor and I have never been so thoroughly disappointed. He was late to every single meeting including one where we were in a different timezone. We woke up at 4am only to have to wait 30 minutes for him, as well as on our move in day when he was almost an hour late and we were on a time constraint. He has quickly stopped answering our emails in a timely fashion or at all. Multiple things are broken in the apartment that we have had to figure out how to deal with ourselves. We didn’t receive keys for mail or the correct parking transponder etc. There’s zero communication between him and the apartment complex. What should’ve been a relatively simple move has turned into a huge complication of unresolved issues and unanswered questions.

Negative experience: I originally gave Austin (our leasing agent) 5 stars due to his help during the application process but after we signed the lease his effort (or lackthereof) has made me reevaluate my review. During the application process Austin was helpful, was quick to reply and even insisted on a virtual tour of the apartment because we were out of town at the time. However, after we signed the lease he deserves 1 star. He was consistently 30-45 minutes late to every appointment we had with him. Was extremely hard to reach in between signing the lease and our move in. Had absolutely no idea the move in requirements for our building and when I continued to ask, it was always "ask them". If I did not take initiative to figure out what the requirements were to move in I do not think they would have ever been communicated. We purchased the renters insurance through the management company and it was NOT ready for us by move in. I was required to provide renters insurance to move in and he kept trying to get me to show them the lease page that basically just stated I was required to have renters insurance, no information about policy coverage etc. as I am writing this review it is 5 days after move in and I have still not been able to receive my renters insurance information. At move in, again he was 45 minutes late, and gave us a broken transponder for the garage so we had to figure out how and where to get a replacement. I'm not sure how long he has been a leasing agent but I have to believe this was his first time. On the other side, Marjorie, his assistant, was wonderful, reached out about utilities, etc. and was always quick to reply.

Negative experience: Communication started off helpful and robust, but it cut off completely without explanation a week before the agreed upon move in date. Now, despite multiple emails and a phone call, I haven't heard anything. I'm scared that my move will have to be postponed because of their non responsiveness. I shouldn't have to reach out for help over Google reviews to ensure my housing. I have lived in a half dozen or so apartments and this has been the most stressful transition because of KeyOpp. Update: I've removed a star because within a week of moving in, we had to submit 7 different maintenance requests for issues that should have been resolved prior to move in. For example, the electric blinds weren't working when we initially toured the apartment and still haven't been fixed a month into the lease. We've had people enter the apartment without permission or notice. We're on our fourth representative from the KeyOpp company and hacking to explain the same concerns repeatedly to them. I asked if it's possible to get any financial compensation for the inconveniences, and the current representative wouldn't even acknowledge the question.

Fantastic experience: Our garage door at our apartments was malfunctioning today. This was causing me and other tenants to not be able to leave out of the garage with our cars. Eduin came right away and tried to fix the garage while waiting for mechanics to be available to fix it. It didn’t work but he was able to get some here in about 30mins and the garage is fixed now. Eduin was very helpful and patient. I appreciate him and the key opp time for their fast and effective help!

Fantastic experience: KeyOpp Properties is managing a property I have in San Francisco. I have worked with other property management companies before and KeyOpp Properties are by far the best i have experienced. They are always available, professional, and clearly communicate whether it be fixing or repairing something, re-freshing the unit between tenants, or finding new tensnts, etc., I am always kept up to date. In fact, never have I experienced the owner going out to make a repair! It needed to be done and although now an entrepreneur/businessman - he used to work with his father fixing things at their rental properties! Just above and beyond in every way. They send market updates, they have seminars online about updated laws, tax situations, etc., some of which I have listened to and learned a lot! Wish they were cloned and able to manage other properties I have out of CA..

Worse, they have been going through the internet and deleting my reviews of their company. Fantastic experience: Although I’m not a KeyOpp client or tenant, I co-own a two-unit building where KeyOpp manages the other unit. When the dishwasher in that unit started leaking (unnoticed by the tenant), water ended up seeping through the ceiling and into our home. As soon as KeyOpp was notified, Lawrence—the property manager—responded immediately. He took ownership of the situation without hesitation, coordinating a crew to assess and resolve the issue right away. His communication was clear, prompt, and reassuring throughout the process. KeyOpp's professionalism, responsiveness, and commitment to resolving issues quickly—even for non-clients—truly impressed me. Negative experience: As a resident there have been many bumps in the road with KeyOpp including not properly notifying residents of power or water being shut off. Nothing has been as unlivable as the past 2 months. KeyOpp did not respond efficiently to a major leak, leaving water in the walls for 5 weeks. Now I have had no access to my kitchen for nearly 2 weeks, likely looking at 3. There has been no offer to move us into a hotel for the time being, and we have been continuously lead to think things will be fixed "this week." Now we will likely spend Thanksgiving without a kitchen. Update 2/24/2025: KeyOpp asked us to update our review now that all repairs have been completed. It was almost exactly five months from the time of the initial leak that the repairs were completed. Our overall feeling is that KeyOpp lacks some urgency and communication when it comes to dealing with tenants’ issues. These are especially important when it comes to things like leaks or potentially hazardous situations. Over the last five months, we have had to check in with KeyOpp multiple times to ask what is going on and to make sure that things are actually moving along. On multiple occasions we would move around our work schedule because we were told a contractor was scheduled to come perform work or inspect our unit only for no one show up. When our kitchen was sealed off to dry out the wood in the open wall, we were told a contractor was already on board to close up the wall after three days. This apparently fell through or was never fully in place because after 19 days with no access to our kitchen and multiple requests for KeyOpp to put us up somewhere else, they got us an Airbnb for a week until the containment zone was finally taken down. In the last two months, the wall was patched and painted but had to be reopened, repatched, and repainted because proper permits for the work weren’t filed with the city. We received a total rent credit equal to about 40% of one month’s rent calculated based on the square footage of the areas that were affected and for how long. The biggest piece of advice we would like to give to KeyOpp is to communicate better with their tenants and contractors. A lot of the frustration and emotional stress we felt over the past five months could have been greatly reduced if KeyOpp gave us regular updates and confirmed schedules with contractors.

Negative experience: Avoid this management “company” if you want a peaceful living space. Agents fabricate amenities, harassing calls and texts at all hours of the night, provide you (the renter) with contact numbers that DON’T exist, give out YOUR personal phone number without consent to random individuals who claim to be making repairs but never show up at the scheduled time. I could say a lot more trust me but moral of my complaint; AVOID THIS BUSINESS. If that’s not possible for you, READ THE LEASING AGREEMENT THEY WILL SWINDLE YOU! Good luck to all your renter!

Negative experience: We have been without heat for over a month now. Their team is remote based out of the country and have struggled to get this issue fixed. If you have kids, or animals, please be warned, their properties pose dangerous situations, as our house has dropped in the 40s the entire month of January.

Fantastic experience: We had worked with Lawrence and Calvin in the remodeling of a flat. Lawrence guided us through the permit process and represented our needs very professionally. We had previous experience and preferences on the remodeling completed a few years earlier. Calvin was able to take our design and modernized it to today's contemporary style. We went along with his suggestions while keeping an eye on HGTV ideas. Calvin was spot on and when completed, we were quite satisfied. We went with one of their contractor, who was very fast and efficient. The contractor, Alex and his crew was very dedicated, knowledgeable, and great to work with.

Negative experience: My refrigerator needed to be replaced and it took 3 weeks to get a new one installed. After 4 or 5 attempts at correcting the situation, keyop only send out a vendor when the delivery company would not remove the old refrigerator. Initially, it took 4 days to get a response from KeyOp. The reason I got was that “I was off for four days.” As a resident not only was it inconvenient it was also insulting to be treated this way. Customer service is dismal and lacking in most cases. If you can use a different property management company RUN to them!!

Because we coordinate with third-party vendors for appliance deliveries, we do not always have complete control over their scheduling, and we could not foresee that the current refrigerator wouldn’t fit through the doorway. Negative experience: I had to call and text many times all day on Friday 10/11/24 in order to get hot water fixed, including contacting Ken Lehr, one of the property owners, who apparently got it expedited. I was at work and it wasn’t at all good to be constantly on the phone about this. I never did find out the cause or if I was the only tenant in the building affected. Just got a two word text from the plumber: “It’s fixed”. I continue to be extremely dissatisfied by the service of KeyOpp. I kept on getting answering service reps all day long, who had no knowledge of my previous calls. Everything seems to be contracted out in terms of service. If I could score 0 stars I would.

Positive experience: Poor service. The main thing that they do fine is the electronic rent payment function, for which you must pay $49.50 a month for the "privilege". After signing the lease, however, they are very unresponsive to issues/requests and will frequently not respond, requiring you to re-nudge them about the issue. It's common to be told that you will get an update ASAP, only to get no follow-up. Edit: 7 months after the review, it seems the responsiveness and service quality is a lot better now. I was able to get a next day response to a toilet issue and have the plumber come the day after that.

Natalie Flauta has been without a doubt, an absolute hero! She is diligent, exceptional with her daily follow-ups, and passion she clearly demonstrates for the work she does. She follows through consistently with clients who need her assistance. She was able to carefully manage many bids and paperwork on my behalf, allowing me to lead my life, while she handled the intricacies of many vendors and final decisions, providing me with expert guidance, while working weekends and late evenings. I cannot say enough good things about Natalie Flauta! I hope that she is aware of how impactful she has been in my life and those she helps. I know that KeyOpp has the most dedicated and committed team who work tirelessly around the clock to enable their clients meet their needs along with their tenants who they truly care for. Fantastic experience: The leasing agent who helped me out was Anna and she is absolutely phenomenal! I work for a housing agency helping the homeless and she made the viewing and application a breeze. Despite being incredibly busy she stays on top of everything and is keen on getting all the details correct and even helped a client of mine on her day off. Just don’t go expecting her to always do that as she needs time for herself like we all do haha! I look forward to continuing to work with her in the future and I am glad to have made her acquaintance. If you are looking for someone who goes well above and beyond she is the leasing agent to work with. Thank you for everything!!
