Negative experience: THIS IS A ZERO STAR REVIEW. PERIOD. You will absolutely regret dealing with this company in any capacity. I honestly believe any good reviews are fake or bribes, that is how poor mine and my family's experience has been with this company. If you're thinking "wow this price is a steal" that is because they will STEAL from you/your tenants/your landlords at every point they can. They intentionally write all of their financial statements incredibly vague and confusing. For example: let's say 7 different charges, for maintenence and repairs. Each would have a different price listed next to it but with NO other description, so it literally says R&M charges... so could be for anything. I started to type out a quick story of just our CURRENT unresolved issues and it ended up being 6 pages worth of bulleted facts of this company's fraudulent behavior. Most recently they drilled off our smartkey doorknobs and deadbolts without my knowledge, because the renters I evicted didn't leave a key apparently, left the gate clicker under the mat, and the back of my home completely accessible. Then the company charged me $350 for the new lock and $220 for the drilling! They are dishonest, take forever to respond to messages, even though portal messages are the only way to get ahold of any one. They only give you 1 point of contact and if that 1 person sucks, you're out of luck. Steer very clear unless you want to fight tooth and nail for your own money even if it is clearly documented on Mynd's end that you are entitled to it. My family is most likely going to end up having to fight them in court.

Negative experience: A note to property owners: TENANTS DO NOT like this management company! As a previous tenant I can vouch that their management systems are severely lacking. Service requests get marked as complete, even when they are not, and no work is completed. The place I rented was in Texas and Mynd Management struggled to keep employees. There was no on-site office personnel because no one wanted to deal with unhapoy tenants. Service technicians did shoddy work and no one checked to see if it was acceptable. There was exposed drywall in our "newly updated" apartment. Low quality materials were used but advertised as high end. Your tenants will leave BAD REVIEWS on YOUR properties if they have an issue with the management company. Who you pick as management matters. Mynd is not tenant friendly.
Fantastic experience: I had a problem with my hot water and they responded to my email immediately. They sent out a plumber within 8 hours and gad my hot water fixed.

Negative experience: Do not rent from these people no matter how good the house looks. They wouldn’t not fix the A/C in the heat of summer for months. And when we moved out they said there were bed bugs. There were not. A picture they sent of evidence was a roly poly. Charging us $3,300 for new carpet. The carpet was fine and there were no bugs.

Negative experience: I am currently renting a house managed by Mynd. It has been an awful experience. Our heat has been out for 3+ weeks. Meanwhile Mynd has failed to communicate as they select a vendor. We have had at least 5 vendors come to quote the repair, so far Mynd and the Landlord reject the quote and we are stuck without heat. It is clear they fail miserably at internal communication because everytime we call Mynd for updates on the heat repair each agent has a different story. The vendors report a similar experience. I have nothing good to say about Mynd. Any property owner who cares about the leeping their tenants should avoid Mynd at all costs.

Negative experience: ZERO STARS. They demanded an application fee before seeing a property but took the home off the market after getting our payment. When we asked questions about the property they ignored us, instead they asked for more money to put down a deposit. They refused a refund saying it couldn’t be done. Each interaction felt like a scam. I’m sure their renters experience the same awful service.
Negative experience: Out of my 21 years of renting properties this is the last renting company i will ever deal with. Mynd kept my entire deposit $1650.00 I cleaned that place from top to bottom. They said they were keeping $670.00 of my deposit for worn out doors and counter tops that needed to be resurfaced and the rest was for cleaning. The house is 46 years old and all original, cabinets, counters etc, its just an old worn out rental property. So after paying rent in excess of $170,000.00 over 9.5 years and them telling me i was the best tenant ever, this is how they treated me. These people are just another scam in the property rental business. Avoid at all costs.

Negative experience: STAY AWAY. . I was with Mynd for 2 years after the original lease they decided to raise rent from 2400 to 2900 Once I started the move out process they wanted to do everything by the App instead of cone visit and give me a proper final inspection. The deposit was 2400 and I recieved only 600 back !?? I recieved to itemized list of what was repaired or receipts. It has been about 5 working days since my move out so I dont know how they processed everything so quickly as well as 1800 dollars worth of work . The apartment was left in perfect shape how it was during move in ....STAY AWAY FROM ANYONE USING MYND !! I WISH I KNEW this is in Fairfield Ca
Negative experience: We recently moved out of a Mynd-managed property in Sherrills Ford, North Carolina after living there for over 3.5 years. We always paid our rent on time and made sure to leave the house in excellent condition—professional cleaners handled the carpets, and all drywall issues were fixed before we left. We were told our security deposit would be refunded in three payment steps. After months of back-and-forth, Mynd finally provided a payment update and claimed the deposit had been paid. However, we never received the funds in our bank account. After investigating, we discovered the deposit was sent to a bank in Long Island—completely unrelated to us—with a different account number. Mynd only shared the last four digits of that account and has refused to provide full details. It’s now been eight months, and they’re still “investigating” where the money went. Meanwhile, our emails and messages go unanswered, and the property manager, Jeannyffer D., is never available when we call. This feels very suspicious, and we’re unsure how to proceed. If anyone else has dealt with something similar—especially involving misdirected payments or lack of transparency—I’d appreciate hearing your story.

Positive experience: I’ve worked with MYND the last 4 years for my property in Arizona. They were priced very well, but I found that I had to do a lot of follow up as a property, which I didn’t mind for the lower rate. However recently they increased their prices significantly it took away certain guarantees. Management can be okay depending on the manager you get. It seems there is a lot of turnover in staff at this company. I had a new property manager every year. Andrea was my last manager and she did a decent job and was responsive, but I do wish the transition to the next management company would have been smoother. Since there managers are remote, there’s coordination needed with other parties, which can cause delays.

Negative experience: SCAM SCAAAMMMMM SCAMMMMMMER!! Do not waste your time. I spent a week applying for a home. Back and forth communication with what seems like a bot. After I paid $89 for both myself and my dog to apply I was told the next day that the owner was now selling the home and it’s no longer available. Great- then, I received an email the next day to my secondary email that I had used in my rental property search with MYND telling me the property is available and requesting I apply and submit an application. I responded to confirm it was still available and they doubled down that it was definitely still available. They prey on people to apply and submit payment and then tell you the home is no longer available.

Negative experience: Did a poor job on advertising, ads with AC clearly on Zillow and Website but no AC indeed with the unit which showed limited understanding of the property for their client. Feeled bad for the clients who is choosing Mynd.
Fantastic experience: I have been in property management managed properties for awhile, I prefer it over privately owned properties. Mynd has been superior to them all. They respond quickly, and the maintenance issues are resolved quickly and effectively. When given the option, I will choose Mynd over the big name management company.
Negative experience: Mynd Management and Service manager, has always given me the runaround about anything or everything that needs repairs in my home, from 3 months in a winter snow storm, to a simple burnt out electrical wall socket, to running toilets for 3 months and paying high water bills, to now an unsafe electrical issue, that have me now limited to electrical wall sockets, because their is an unaddressed electrical issue in the walls. But they have always been NASTY about Rent being paid on Time, but very SLOW to address repairs!!!
Negative experience: I just moved into a property managed by Mynd. The utilities don’t work. The water is freezing cold. They don’t have garbage cans. They are charging $375 a month for utilities that don’t even work. They didn’t even give me my mail key, and couldn’t even give me the right code to my regular house keys on move in day. It’s been a disaster. The incompetence is astounding. By far the worst property management company or landlord I’ve ever rented from. They can’t even solve basic essential problems, like finding my trash and recycling cans. They don’t respond promptly to address these problems (that really shouldn’t have happened in the first place). All these issues are still outstanding and in violation of my lease. For anyone looking at properties in the East Bay, please stay away.
Negative experience: I hope someone sees this comment before renting or hiring them as a property Managment. This has been the worst move-in experience of my life! We are a military family and we have dealt with several other property management companies, this is by far the worst one. Clearly no one inspected our house prior to move-in and I have been sending emails, calling and putting in numerous work orders on the app. I get the run around from everyone. Cat pee stains/smell, pest(ants/spiders), leaking sinks, handrails and clothes racks coming out of the walls…just some of the issues we have dealing with. Do NOT use this company, under any circumstances.
Fantastic experience: My move to my new place through Mynd property Management was well coordinated, and the communication was prompt. They are professional and they make sure that The place you're moving to meets the standards.
Negative experience: Honestly if I could do negative stars I would. They were just fine up until I told them I was moving out early. I had agreed to pay the remaining 4months of my lease despite moving out until the lease was up or they subleased (did sign a contract, I don’t even think they tried to sublease it in the 4months they had). After that notice, it was the worst property management I’ve ever experienced. The last 4 months have been nothing but them trying to double charges, say rent is missing, tack on obscure charges, and overcharge you for everything, saying you can transfer lease then backing out. They’ll say one thing and you’ll challenge it or ask them to show you where you agreed to that in the lease or anywhere else, and they’ll change their tune or keep trying to push. And not small amounts, but in balances of thousands. They kicked me out of auto pay and made me mail checks across state lines the last four months after kicking me out of the leasing app immediately, even though I was still on the lease for another four months and tried to make me pay the remainder of the lease in one sum, instead of monthly. Not only that, there’s no one in person to talk to. You have to call, get a phone tree, talk to someone not even in your state or region who know nothing, and isn’t who you’re email or app message corresponding with. Double check all your charges, everyone, and stay away!
Fantastic experience: prompt and courteous service arrived on time and finished early double checked and inspected that work was done correctly before leaving also followed up with a survey to be sure everything was done correctly

Fantastic experience: Very professional, capable and efficient. The technician was able to resolve issues that we have been trying to get fixed since we moved in.
Negative experience: I have to agree with the other one-star reviews—this has been the worst property management experience I’ve ever encountered. I strongly recommend avoiding MYND Property Management. There’s so much I could say, but to summarize: communication is extremely disorganized. I received emails from multiple representatives, often with conflicting or unclear information. It was difficult to get clear answers, and I constantly felt like I was being given the runaround—definitely a red flag. I paid a $1,755 deposit for a unit that was scheduled to be move-in ready on 4/20/25. On 4/18/25, the date was pushed to 5/2/25. Then, just two days before 5/2, I was informed it could be delayed even further. By this time, I had already given my 30-day notice at my current residence, and they looking to fill my tenancy (adds already posted) and yet I had not even been able to view the new unit. MYND charged me almost $700 for a unit I never saw and was never rent ready. The constant delays and lack of transparency raised serious concerns and made me question the legitimacy of the process. BEWARE: if you place a deposit and then decide to cancel—even due to delays caused by MYND—they will charge you for every day the unit was off the market (including days caused by them). In my case, although when I signed the contract the apartment was supposed to be ready on 4/20, the company extended the move-in date, and I was penalized for the days MYND Property Management Company extended. Ultimately, I had to cancel the deposit because the process felt incredibly unprofessional and dodgy! Please look at the pictures from today, when I was finally told I could view the property. And this is what I paid $700 for and never saw the inside. Good luck, but I would steer clear of this company!

Negative experience: My husband and I applied to lease a rental property listed by this company within hours of it appearing on Zillow. It was so newly listed that the application link wasn’t even available on their website yet. I had to call and request the link directly. Within a few hours, we completed the application, submitted our pay stubs, and paid the $118 combined fee. Shortly after, we received a message stating there was a delay in processing our application due to TransUnion. On Day 2, we were asked to submit the last three months of our bank statements—a completely unnecessary and intrusive request, especially considering we had already provided pay stubs. Both my husband and I are high earners, and either of us alone meets the 2.5x rent income requirement. I called Aubrey, whose name was listed on the request, and he told me he had no answers because the request came from a different department. He promised to call me back shortly, claiming the person in that department usually responds quickly. We waited seven hours—no call back. I followed up again around 4 PM. Someone else answered and could only repeat that I still needed to provide bank statements, with no explanation. By Day 3, we re-submitted our pay stubs. I had to send mine via email because I was somehow kicked out of the system, which reset my application entirely. I wasn’t about to start over, so I called twice to ask if they could fix it. Both times, the rep had no idea what to do. A few hours later, I received an email asking why I had a mortgage and what I planned to do with the house—again, extremely intrusive. I’m renting, not buying. Why does that matter? I responded, then called again to check on the status—still no word from Aubrey—and was told it was still within their “standard timeframe” to process applications. On Day 4, we were notified the house was no longer available because someone else had submitted a deposit. After all the documents and sensitive information we provided, we were never even told whether our application was approved or denied. This was a complete waste of time and money. It’s clear they stalled on processing our application and didn’t want to rent to us, for reasons we’ll never know. Extremely unprofessional and disappointing.

Negative experience: I'm leaving a follow up review because this issue continues to be unresolved by MYND. We're now going into a multiple months without resolution. The vertical blinds in our home were NOT adjusted properly after installation (before we moved in) which caused them not to rotate correctly. As a result, three slats tore off during normal use. A technician eventually repaired the adjustment and replaced the slats - and now we're being asked to pay for the damage caused by the improper setup that was not our fault. Since the technician repair, there have been no further issues with the blinds, which confirms it was a set up problem, not tenant misuse. I've reached out to our local management team, upper management and corporate - and I am still waiting for a response and resolution. The lack of accountability and consistent delays have been disappointing and cost me valuable time. Tenants deserve prompt, respectful responses and fair treatment - we have not received that for this issue. I want to have a good relationship with MYND and hope they will finally take responsibility and resolve this properly. I will update this review if and when the issue is finally resolved.

Negative experience: I just moved into a unit managed by Mynd Property Management at the end of February, and I can confidently say this is one of the worst property management companies around. Red flags started immediately, when I first tried to view available units, I scheduled a showing and was left standing outside for over an hour because Mynd couldn’t provide me the code to get into the building and couldn’t get in touch with the property manager. On my actual move-in day, it got even worse. I didn’t have the right code to enter the building or even get they key to get into my unit and when I called Mynd they told me no one could help because my move in coordinator was off for the day (it was 8am). I called the day before to make sure I wouldn't have issues and was assured that my move in coordinator would contact me in the morning. My move in date was scheduled ahead of time- why was there not proper coverage? I had to pay out of pocket to reschedule my movers. When I told Mynd about this, they were completely dismissive. When I finally got inside, the unit was filthy and there was leftover trash. I contacted Mynd expecting them to take accountability, but they told me they weren’t going to clean it. As I was removing the trash and debris myself, I ended up having an allergic reaction so severe that I had to be put on steroids. I informed Mynd about this, and once again, they showed no concern. It didn’t stop there. I asked multiple times about receiving my mailbox key after moving in, and I didn’t actually get it until two weeks later, when the part-time property manager showed up at my door at 10pm. Yes, 10 at night. When she handed me the key, she casually suggested I should just get a P.O. box instead, because the mailboxes at the building are regularly broken into. She even admitted that Mynd knows about this ongoing issue but does nothing to address it. To top it all off, the property manager straight up told me that Mynd manages too many properties and doesn’t actually have the capacity to manage them effectively. Once I moved into my unit there were several things that were broken and not working. Was the unit just not properly inspected at all? I had to take the time out of my day to set up maintenance to come out and fix these things which asinine to me. Why would the unit not be prepared before a tenant moves in Don't give these people your money. I'm not even 2 months into my lease and I wish I would have never moved here.
Negative experience: I would give 0 stars if possible. They are a terrible property management company. They do not perform the services you've hired them to do. They take forever to respond on questions you ask or anything that involves them moving a finger. Please avoid my mistake and hire anybody else for property management services. There is a reason they are cheap, its because they suck at everything except collecting their monthly fee for doing nothing. Negative experience: We tried scheduling a self guided tour for one of their Oakland properties. They claimed to have sent a code for us to access the building but it never came. We waited outside of the property for 20 minutes and they never responded to texts, emails, or calls. We were never able to see the unit.

Almost 40 years ago a wonderful family moved into my rental, They recently decided to vacate. What I was left with was a home built in the 1940`s that never had any upgrades. I decided to shop Management Companies and after a few calls I decided Mynd would be my choice. They were Professional from day one. The initial calls and emails were always answered timely. Lance Stokes was my first contact, very Professional. After onboard calls and Welcomed by all the staff things were about to take off. I knew Mynd handled maintenance and tenant issues but I had one big concern, "could they help Me with my entire property?". The answer was a calm Yes we can, and can they did! At the on sight evaluation at the Property I was introduced to Billy Wardlaw, Construction Manager of Mynd Management. His first response was "Wow!" we have a project. I didn't need to explain anything. The house is a 3 bedroom 1 bath Home that is 75 years old and its worn antiquated condition reflected its age. Renovation called and Billy answered. After walking through the property and exchanging thoughts, Billy was able to take ideas and turn them into the reality that is a fresh, up-to-date build with 2020 appeal. Being a Painter myself, it`s tough to take a backseat during projects like these. Billy and I spoke regularly over the phone and thru texts and his responsiveness left me assured that this job was in trusting hands. I was confident my vision would be executed skillfully and the final product reflects just that.

Fantastic experience: Mynd took over (merged/bought?) my old property company a few years ago. After a period where nothing really changed, it has now become a really outstanding service. I have a dedicated contact that keeps me informed regularly. Tenant HOA violations are now dealt with immediately. When a tenant leaves, a new one is found quickly. Necessary repairs are handled directly with my chosen home warranty company. All this and at an extremely reasonable cost. Although I am not in the market for additional properties at this time, they offer that service as well. I highly recommend Mynd.

Negative experience: FYI: Please check all the LATEST Google reviews for MYND which show the service has been significantly deteriorated. My experience with MYND Property Management has been an ongoing struggle. From the start, their communication has been almost nonexistent, and every interaction feels like I'm in the dark. They charged me (with my knowledge) a full month’s rent just for listing my home on MLS, yet there was no strategy involved, just a random reduction in rent prices without any market analysis, which was a terrible plan. It’s been 5 months of stress and disappointment, with no full rent payments received to date. MYND repeatedly creates and approves their own service requests, deducting the costs directly from my rental income without prior approval or consultation. Adding to the frustration, they only informed me about a fallen fence on my property after it had been down for over a month. By that time, the damage required a full replacement, which could have been avoided with timely communication. Despite multiple complaints to MYND’s customer service, no one seems to care or take responsibility. Now, I feel trapped in this contract, worried about penalties if I terminate. This is, hands down, one of the most frustrating and disappointing property management experiences I’ve had, and recent reviews suggest I'm far from alone. Negative experience: TLDR: don’t ever rent a house managed by Mynd. I’m renting a house from Mynd and started the lease at the end of May 2024. Right away, the house was dirty and the lawn hadn’t been mowed in weeks and they couldn’t figure out to give me the correct access code so I could enter. One month in the ceiling starts leaking due to an AC unit issue. The drainage pipe was backed up - that isn’t something that happens after a month. There was no pre-move in inspection done or any kind of preventative maintenance. The house has been in disarray ever since with a parade of vendors coming in to fix one thing but not have the authority to fix another. Mynd straight up forgot to put replacing base boards on a work order. Now I’m dealing with another ceiling leak caused by damaged dampers and Mynd takes forever to approve work orders and get vendors out. This is a horrendous property management company. Only rent from and owner or a local property management company with a physical presence where the house is located.

Negative experience: Mynd Property Management ruined my life. Before I hired them, I had a thriving real estate concern. Mynd charged me over $25,000 for repairs, left my house vacant for over five months, they hired contractors who damaged my house and made me pay for it. Mynd splashed my personal info around so that contractors, city staff, and random people calling me up at home demanding money. It took them in two months alone to process an application. When the tenant finally took possession, the house had no AC (illegal), no fridge, no hot water. The tenants immediately broke their lease. I was out of money and forced to sell. My credit rating was in the dump, my income to debt ratio was out of whack. This was back in October 2023. I'm still dealing with the fallout ten months later. Now they are refusing to close out my account and return the money the owe me.

Negative experience: RUN AWAY. Do not look back. Mynd is awful. As a seasoned landlord, we hired Mynd to manage our 2 investment properties in Las Vegas, NV. There were so many shortcomings I gave them grace for. They do NOT respond quickly enough. They have NO pulse on your property. I had a tenant move out by 6/15/23 and asked Mynd if the move out has been complete? They had NO idea. The accounting is atrocious, zero transparency, and they charge you left and right. Their monthly distribution invoice makes zero sense. Rent in minus fees and invoices = monthly distribution – you’d think it would be pretty straight forward, but it is not. Mynd is an absolute $hit$how. As landlords, we hire them to be us on the ground, but Mynd just milks you for money and does nothing to help the tenant or the landlord. I ended up communicating with the tenant directly to correct various issues. Needless to say, we notified Mynd our wish to terminate the relationship. Here I am 6 months later with more Mynd issues. 6 months after termination, I receive a “request for funds” from Mynd. • January 23, 2024 - I notify Mynd of termination. Mynd holds the account for 60 days to finalize invoices. • February 27, 2024 - A subject invoice is paid. • March 28, 2024 - Offboarding FINALIZED AND COMPLETE. • June 14, 2024 - Mynd sends me a request for funds for the above-referenced invoice paid February 27, 2024. This invoice should have been accounted for during the finalization. Now they are threatening to send me to collections because their accounting department can’t do their basic job. Ridiculous. DO NOT HIRE MYND.
Negative experience: The units they show are so run down and not worth the tour let alone the rent. The idea of this unit is better than the actual unit itself. It’s so run down I can guarantee that even section8 won’t approve the inspection. It’s disgusting, musty, has water damage in the first living room ceiling. Which indicates there might be possible mold. There’s a 4inch diameter hole in the carpet near the wood burning stove. All the carpets are crusty. There’s orange tape as transitions from carpet to tile. The shower doors in downstairs bathroom won’t open as well as upstairs en-suite bathroom shower doors won’t open. all of the screens on the windows were shredded or torn. Under the stair case is a small crawl space and has bugs and eggs sacks in the corners of the walls. The front yard has goat heads/ foxtails/ stickers as well as the backyard it’s definitely not well maintained. The backyard has a play structure that is so old it’s barely functional. The wood gave my daughter splinters when she tried to play on the structure. it’s just not a safe space for any kids to play I definitely wouldn’t trust it and would have it removed if I were to live there also there is a hot tub in the backyard that looks like it probably doesn’t work either. There’s also missing wood panels on the fence in the backyard. The MYND company should have looked at the unit and inspected it before even posting the ad let alone allowing tours. And the fact that this unit is like this I can only imagine the type of landlord they are so I will be Mindful about never renting from MYND. I would suggest doing the renovations before letting anyone else tour the house because it’s not worthy to show it. Even people on section8 deserve a better quality home for the asking price.

Negative experience: They are abusive. I've lived in their property for one and a half year. Before I left the apartment, my unit has been burglared in the middle of the day. They were part of the problem because they pledged safety when they advertise their property. Negative experience: I requested for a shower rod to be replaced in September upon a return from a 2 week trip because it had fallen from the bathroom shower walls after about 3.5 years of living there. I am not sure why it fell, but it did and i could not put it back up. Common wear and tear I assume. About 1 month later I was informed via email of a $177 charge that was never discussed with me upon my initial request- $40 for the shower rod and the remainder for the drop off/delivery fee. I could have bought one myself for $30 at Target had I known i would be charged. And then to be told about this charge about 1month later. Why not tell me it will cost X amount of dollars are you ok to proceed? Nope! Sneaky. I spoke to 7 different staff people about this with no resolution. Finally, I spoke to Charlotte who is allegedly the Resident Experience Manager who supposedly advocates for patients. I have lived there 3.5 years, never late on my rent, paid all the time during Covid years and this is how they treat me! So I am willing to walk away from this company who has poor customer service and treats me just like an address number that sends them monthly payment. No decency. Oh, and Charlotte never called me back, day 15 and waiting. Very disappointing resident experience and clearly a money-hungry and unappreciative PM and owner. I do not recommend this property management to anyone, they will not do you justice.

Negative experience: Not trustworthy at all. This company is a complete scam. Our property was vacant for months resulted a direct loss of over $50k. Numerous prospective tenants were turned away because this company’s reputation. They will be very communicative when signing the lease and ignore you and not providing any real help afterwards. You will stick with them for a long time before you realize things have to move forward.
Negative experience: Resident here: service advisors never follow through or follow up on any maintenance issue. I've been waiting on essential things to control heating and cooling in my apartment since March, 3 months. They always sound so nice over the phone, but are utterly useless and have an internal system that would be laughed at by chimpanzees. I can't even protest by not paying rent because their app won't let you stop so I need to cancel my debit card. I have never felt like I was taken less seriously.
Negative experience: They did a terrible job managing our property. They essentially just did nothing to actually manage it (we were stuck dealing with the tenant issues, who was regularly threatening to sue us). When the tenant eventually moved out they massively overcharged us for cleaning, and then spent a few months not even bothering to show the place. We fired them, but we were stuck with them taking over out rental listings for a few months and now they're sending us more invoices. Just stay away.

Negative experience: Our dryer has been broken for nearly two months now, with no end in sight, and Mynd has not been responsive enough in dealing with this issue. We have a newborn at home, significantly increasing the number of loads and time required to do the laundry, and the lack of a functioning dryer has been hitting us hard. Mynd initially responded tot he service request quickly, but many technicians have come out from different service companies, and none have been able to fix the issue. We are especially frustrated with Mynd because if I hadn't reached out to them myself directly numerous times, I don't think there would be any progress on my case. I understand that they are dealing with third party vendors to get the job done, but they have not tried to help us out in any way in the mean time. In the past, we have been very satisfied with the support provided by Mynd, but this is beyond egregious at this point. I have lost all confidence in their customer support.

Negative experience: This is my first time ever working with a management company for renting so it’s possible they are better than other companies, but they are definitely worst than having just a regular landlord. On November 4th I reached out because my kitchen sink disposal wasn’t working and neither was the dishwasher. Unfortunately we didn’t know the disposal wasn’t working until we’d already filled the sink to do do the dishes, so we needed it resolved asap in order to do the dishes as the bathroom sink is much too small for dishes and I have severe back pain that made doing them in the bathtub impossible. The issue was not resolved until today, November 29, almost a whole month later. I will give them some leeway for the holiday, but the reason it took so long was because they have a third party “middleman” of vendors they go through to resolve maintenance issues instead of just a staff electrician and plumber. I asked multiple times to self-hire and just deduct the cost from rent and was denied that after the plumber confirmed it was an electrical problem. I’m still expected to pay full rent for a home I couldn’t use one of the most important rooms for, it’s ridiculous. I hope that I can improve this rating in the future after having better experiences with any issues I have, and I’m not giving them 1 star because up until now it’s been okay (I’ve never had anyone come into my home without my permission, which I’ve had other landlords do before, and the move-in process was really simple which is always a bonus) but I can’t justify anything higher then 2 as of today unfortunately

I love the small unit that I call home, my neighbors, and the location, but dealing with this Mynd is a nightmare. I made a big mistake by renewing my lease otherwise I should leave. My washing machine broke on 09/26 and until today 11/02, I’m still without a washing machine, and they are ghosting me, and do not reply to my messages in their app. Please note that this is not an isolated incident those people or very efficient in unprofessionality, and I had similar experiences along the road.

Negative experience: Update: they are now illegally withholding and extorting our deposit money and legally due rent refund from us. They did not fix a shattered window for the last few months we lived at the home and we were left exposed. In the state of CA, they have 21 days to resolve this issue or we are due prorated rent for ever day past. Since then, they claimed multiple false damages upon move out, have not paid us back for rent, and posted PHOTO EVIDENCE that they’ve charged us for repainting the entire house a new color for cosmetic reasons. The paint was not damaged by us, and they charged us over $700 for this out of our deposit. They’ve also posted photo evidence of the home where supposedly there were other “damages” that were fixed that are identical to the state we left the home in. Never in my life have I dealt with such a ridiculous property management company. At this point, we will likely be getting lawyers involved. The most incompetent property management company I’ve ever worked with. Could not even process our incomes correctly when applying. Couldn’t process application fees correctly. Didn’t give us the code to our house on move in day until 5 hours after needing to be able to start move in. Cannot handle towing cars parking in parking lot. House was dusty and dirty upon move in. Will not fix gate for access to driveway. Will not out screens in our windows on the house. Cannot stick to one person to resolve issues and instead push from person to person when they can’t fix basic tenant needs. A nightmare to work with.

Negative experience: I would give this property management company zero stars if i could. I wrote a 1 star review my experience with this company in the memphis, TN territory, and this is an update. After a few days of back and forth, and them offering, me declining the $1,000 off future mgmt. fees if I stayed as a client, they stated that it will take up to 4 weeks for the off-boarding process. I asked for my $500 deposit refund, and wanted to cut my losses short. Well, guess what? They send me an invoice for $600+. When I ask for a detailed report, it all relates to light cleaning, painting, repair and maintenance. Mind you, the condo was freshly painted with all new carpet. There was anything to do, except to be very nit-picky in order to extract money upfront from the client as the costs of repair was quite above market value. In short, I added up the expenses and my contributions to date, and the expenses added to $1,617 while my contributions were $1,702. What a joke when the home was already in pristine condition, except for when they took over and allowed it to be vandalised sitting for 8 weeks. Since two weeks ago, I found a local PM company through my realtor who has been so much more responsive. They have my property up and listed within 2 weeks. Since my sliding door that was vandalized and broken was double-paned, they gave me the option of just leaving it single-paned and cleaning and tearing the other pane off. They have set up a regular mower at the site. In essence, they were able to stop the financial bleeding and get this thing on the market and income-producing. Night and day difference. Lesson learned. Overall, I've lost 3 months of income (about $5,000) and loss of payments for expenses not required ($1,000). Don't fall for the $5K warranties they promise. They'll suck that money out of you before you earn a dime. Just get someone local who's on the ground and that you can actually depend on.

Fantastic experience: I've been renting an apartment in downtown Sacramento from Mynd for about 7 months. The application process went very smoothly on my end- they were able to review my application within a day and took the apartment down from their website promptly (which I think we can all appreciate in a tight market full of application fee scams). The apartment was super clean and in great condition when I moved in. The staff have responded to service requests quickly and appropriately. Fantastic experience: Oscar R. was extremely helpful in getting my toilet fixed! I created the service request on Nov 19 and someone reached out that night to give advice on how to fix it myself. Once that didn’t work, Oscar worked with me to schedule a pluming service which came out yesterday Nov 23. Oscar kept me updated every step of the way and even followed up with me to ensure the problem had been fixed. Thanks for all your help Oscar!

Positive experience: Wonderful company to work with and very quick to get repairs done, which exceed expectations. Only doing 4 star because I had one issue with a repair guy, but it was quickly remedied so it wasn't too much trouble. Positive experience: Since I moved into a property managed by Mynd in August I’ve had numerous inconveniences with the communication. It is stressful to schedule a service and then different people write to you all telling you different things. I couldn’t see the house before we moved in and we waited a month for it and after we moved in the house had so many repairs that we were so unhappy to see. Today I can only thanks Juan Escobedo because he has taken time to follow up and assist with some issues I was having with my stove. Everyone in that company should have customer services skills and professionalism like him. Thank you Juan.

Negative experience: Ive been a client with Mynd for 13 months. They definitely work for the owners. I went through a property management company so I didn’t have to deal with the owner little to none. The owner pops up at my house whenever she wants. Says whatever she wants in front of my kids. Started blaming me for stuff wrong with the house (issues that were here when I moved in). Threatened my $6600 security deposit. The owner had her stuff still in the house and told me to move my things out of the garage. Very unprofessional. They never did a walk through. And it’s always your word verses the owners and they just make you feel like your business and money isn’t important.

Positive experience: I generally write review when I have received excellent or very poor service. Extremes let others know where to go and what to avoid. Mynd Property Management is managing my duplex in St. Petersburg, Florida. I'm surprised with the lack of responsiveness and communication. Every time I call I have to wait hours (not kidding) for someone to answer their customer support number. When I'm placed on hold I'm left waiting 30min to 1 hour and 32min (because this has been the most I have could wait.) I request call back and I don't get them. I feel like I'm still have to manage the property. The tenant on the other apartment complains that they never have return his call and has had to wait ridiculous times to get help. I'm very surprised that this company has 4.5 rating as this writing with their poor communication and lack of responsiveness. If you have property in Florida I honestly recommend you avoid this company at all cost. You will avoid lots of headaches. Note: I'm being gentle with this review. This review is not a reflection of recent performance only it is based on a trend. I will update this post as customer experience performance improves or declines. Note: I don't have her number. If needed I can paste her the emails, phone logs and text messages with time stamps. 8-31-2021 Update star from 1 to 3 My interactions and communication with Mynd has improved significantly over the last few months. Their responses have been more timely consistently. They have been very autonomous on addressing minor appartment fixes. I will continue updating this review based on my customer experience.

Positive experience: MYND has been good. I’ve been in my new home for about 2 weeks. Negative experience: I don’t get it how this property management even have 4.5 stars!!! Horrible management. I applied for their apartment through their website. After waiting for 4 days with no call no reply to my email , they say the apartment was rented to someone else. First no apartment takes more than 4 days to review application. Then I said fine i would like to apply for different apartment in the same building since i had already paid application fees and everything. Then they moved my application to different apartment still i get no response or anything. Its been 2 weeks!! I wasted a whole a lot of time. Even if i was getting denied i would be happy if i just got the answer from them but no response!! Meantime I applied to two other apartment and got approved within a day. I’m just frustrated at this point and would like to get my application fees refunded since they haven’t even processed the application. God bless whoever has to put up with this property management just terrible experience.

Fantastic experience: Renting with Mynd has been fantastic so far! We had a few small issues around the house when we moved in that were taken care of very quickly and effectively. Marvin and Mikee were great at contacting and communicating with the contractors they hired and relaying that information back to me. Positive experience: It's a big company, so expect everything that comes with that. You will not have anyone show you your property in person, but the process is smooth and everything is completed electronically. I had a set move in date, however when I called the day before for last minute details I was told that I had to move in the day after the scheduled day. I had to rush and get things for which I hadn't been informed prior to moving in on the said date. I moved out of a mynd property a few months ago, and they kept about 3/4 of my deposit although nothing was broken, so get ready for that. They charged me to call the carpet cleaned, the walls painted, and other housekeeping details that properties are normally supposed to handle themselves.
