Negative experience: 2026 dishonest , unprofessional and now the complex is about half empty. They had a special 1st month free, but they still billed us for 2200$ and it was supposed to be free! (rent is 1750$) . Many nice students used to live here but now they know better. They never fixed the sinking main floor and they never refunded my deposit either.

Negative experience: If I could give no stars I would this is the worst management to rent from I know someone who rents from them and has had their apartment flood no once but three time and still yet anything has been done about it there’s most definitely mold in the apartment but nothing is fix but they still expect you to pay rent is insane bunch of slumlords

Fantastic experience: Honest review: Me and my bf were moving back to the valley soon so I could start trade school, and Sammy was very helpful! She allowed me to see 3+ properties, and in the end I chose the first one. With the free first month’s rent and a fast approval process, everything was completed quickly, and she answered all of my questions along the way. I definitely recommend Sammy or Diana. Negative experience: IF THERE FIVE STAR REVIEW ITS A LIE 11/10/2025-11/23/2025 I wouldn’t recommend this company if you’re serious about renting a home. I spent an entire two weeks trying not only to get my application processed, but also to get anyone to discuss it with me. For eight days straight, I called daily trying to reach someone about my application. ( DONT WORK WITH HANNAH! SHE WILL BARELY COMMUNICATE WITH YOU) I even tried to be patient because I genuinely liked the property I viewed. They were offering incentives because the building is almost completely empty and they’re trying to fill units — they even offered me free covered parking for a year. So to go from that level of eagerness to being completely ghosted for a week was confusing and frustrating. If the goal was simply to keep my $45 application fee, they could’ve denied me upfront instead of giving me the runaround. Today was my final attempt to reach someone, and I’ve already moved on and rented from a private owner instead. The only reason I held on for this unit in question was because of JULES ! Jules is the only one that’s been clear and communicating with me through the whole time but the unit that I like wouldn’t be available until December and need a place before the 30th.

Positive experience: Some parts of this management company are decent. I have no good words for how I have been treated by the employees very entitled, rude, and accusatory(especially when there are cameras). Make sure you do your own research and read very carefully with them, this company lacks an impressive amount of communication and interpersonal skills. The actual manager, Sammy does not fit the description above, she has been very helpful and progressive to the property. I suggest better help.

Fantastic experience: I've lived in AZ for about 10 years with 4 of them being with Sundial. Best landlord/apartment manager experience yet. Courtney was amazing from the moment I signed the lease all the way until I moved out 4 years later. Little to no problems with the apartment, maintanence requests were always fulfilled within 1-2 days. Very reasonable pricing on their apartments. I no longer live in AZ but if I were to come back I would definitely use Sundial and ask for Courtney again.

Negative experience: My friend rented from yall and nothing but issue after issue with the apartment The whole building is crappy electrical plumbing rodents rouches The owner doesn’t fixed crap the place is inhabitable to be honest I wouldn’t want this on my worst enemy nobody deserves to be treated the way they do they tenants Yall should be ashame how yall do people All for money neighbors do what they want smoke inside you can smell chemicals (drugs) no fire hydrants near Place falling apart dangerous the electrical system it goes out you will be with out for a day or 2 especially if it’s the weekend nothing is up to parr They just put a bandaid over stuff stuff was already broken and they wanna charge you for it very unprofessional you wouldnt do your people like that Don’t let them fool you looks are deceiving Don’t let the cover to the book fool you They keep your deposit and it cost them 50 cent to put a bandaid on something sad How people do ya all for money money hungry Jesus wouldn’t do his people like that

Fantastic experience: I’m astounded by the reviews I’ve read! Courtney has been an absolute blessing and a source of immense support! To be fair, I believe Courtney deserves more than a glowing review, especially considering the “opinions of clear disrespect” I’ve read. If I had to guess, the reviews stem from the way the reviewers have handled or carried themselves through their so-called situations. I genuinely believe that as long as you’re respectful, considerate of the situation, or able to take responsibility for your actions, you’ll be treated the same way! If you have respect for another person, especially in her position, you would be able to understand why your experience may differ from others when dealing with disrespectful behavior. In conclusion, for those who may be considering renting, I strongly advise against making a decision based solely on one disrespectful opinion. While the their claim may seem significant enough to warrant such hatred, it’s important to recognize that the root cause of this behavior lies within the individual. Fantastic experience: I want share my experience renting from Sun Dial Realty, from the moment we applied for The Dillon off of Roosevelt & University, Hailey was our point of contact, she was great, she kept in constant communication and moving into the apartment went smoothly, we then got Hannah, and she too was great, she kept open communication with us, both ladies responding immediately to any emails as well as maintenance request, they’d send out maintenance/repair guys with in 24-48 hours. . Our move out went smoothly as well! No issues with deposits being processed. Great experience and will definitely go through SunDial if needed in the future!

Negative experience: I have not had any previous issue with Sundial, until my last apt. Yes, upon move out I had left items, which I do understand I would be charged a fee (move-in deposit) would be kept, fine. However, the window in the bed room of 121 was already broken and a Ms. ANITA GARCIA licensed realtor, who was the PMS at the time, told me it would be fixed in 6 weeks. It never was, I was not going through another hot summer with the heat coming in from outside of that particular window. I am probably one of the few who had always paid rent on time. *For future reference, keep up with documentation of your apt., emails, notes written and check your rental payment history and take pictures of your unit.*

Negative experience: Too many problems to bother listing them all. My expectations are low when it comes to real estate companies, but they managed to consistently dissappoint regardless. In response to the owner: My roommate only called because Diana threatened to not process the signed lease she recieved because I posted a negative review at that time so he asked her to process the lease because we were two weeks away from it being up and said he would ask me to take down the review. You say I'm rude/inappropriate however my previous roommate holds the same negative opinion of your company and we both agree the staff is not helpful and rude/arrogant themselves with one of their last communications stating "Have the day you deserve", which clearly implies they believe I shouldn't have a good day. That's pretty inappropriate from someone in a cistomer service role. You mention living there 3 years as proof my experience wasn't negative, but the reality is moving is a hassle and there is plenty of reason to assume the next real estate company would have been just as bad. Since you've decided to make accusations I'll list a few of the many problems I had. Appliance maintenance was poor (white tape holding parts of the fridge together, years of lint in the dryer air vents, dryer cut holes in clothes and grabbed drawstrings), roof rat infestestions on multiple occasions (on the 2nd occasion the workers sent knew exactly where they were getting in which implies the HOA and/or Sundial knew rats were getting into the building, but did nothing proactive to prevent them from entering the building walls or the units within), and on moveout they didn't update their system so if I had left my payment information in they would have automatically charged me for March's rent even though we provided the 30 day notice. Then I got multiple emails regardings rent which I didn't owe and they sent the reimbursement check to the place we moved out and I had to contact you multiple times to remedy that. I never complained about the HOA fine, but that didn't stop you from claiming that was a reason for the poor review. There are plenty of other reasons I left a bad review, but this is already long enough. I hope you treat your future customers better because my experience with the company, and Diana Creason and Hannah Ralph specifically, is reflected in the rating I left and trying to spin the story so it seems like you're victims is very dissappointing, but not surprising.

It's worth noting that you signed a lease and chose to remain in the property for nearly three years — a clear indication that your overall experience couldn’t have been as negative as you're now suggesting.
Regarding the fine you received for dumping furniture by the condominium dumpsters: that matter is unrelated to us. The disposal area is managed by the condominium association, and any penalties issued are outside our control.

Negative experience: This company is a fraud and the truth not with them I moved to a place in elmirage and was on section 8 and got evicted from this place without my knowledge i was still paying rent and section 8 was paying there portion as well this man came to my door a place a letterin my door it was eviction for January 8 court date went to Apply for a different house and they said I had a Eviction from 9-11 that we didn't know about until we applied for this new house and they told us about it they want people to pay this crazy amount of money that you don't even owe them and for thing that you didn't do and you have all evidence in all and Courtney Creason I thought you was cool but you about fake as they come because all the time we was coming there to Mesa for Elmirage each month paying our rent you was playing in our face like you didn't know what you did or doing and God see all and he see you right through you and you know what you did and you will have to pay for that because wrong is wrong and right is right and you was wrong I repeat DONT RENT FROM THIS COMPANY if I could talk to the owner I would because this is unacceptable also I have read the comments and I'm have proof of everything Respond off your reply you was getting your rent im not going into detail but Mrs Creason know what she told us and she knows what she did and like I said I have email and stub and whatever else to prove it just know God see all and the truth will come to lite baby ✌️

Fantastic experience: Sundial Real Estate was a pleasure to work with. I recently rented a property from them in Oldtown Scottsdale. The home was clean, comfortable and in a great location. Dannielle and Diana were always a pleasure to work with. Any time I had a maintenance request, it was handled promptly. I also received quick attention from Dannielle and Diana whenever I had a question about my lease. I also remember receiving a text to check on me and make sure the home was okay after a major monsoon storm. I would recommend working with Sundial Real Estate!

Negative experience: I’ve lived in one of sundials properties for almost two years. I have no issue normally with management. However, according to their emergency maintenance line I have been told twice that emergencies are not emergencies pretty much. When I first moved in my AC went out in 118 degree weather and this was not fixed for multiple days which could have caused me serious health problems. I have now had my hot water go out multiple times and the emergency line basically rolled their eyes at me. They over charge for apartments that are horribly maintained and horrible to live in.

Negative experience: Dangerous... Look out. Lack of maintenance and overall bad management. Good luck. Health issues associated with the apartment that was rented to me from this management company. Black mold in walls near ac/heat system and shower area due to lack of maintenance. This has been like this since I moved in. asked for repairs and nothing.. there has been other issues as well but I advise not to support this company. Note I'm not renewing. Leaving by choice. Will not give another cent.. Amy said today I'm not allowed to be here, in violation of renters rights.. good luck to those who take the risk. This accusation of assault is incorrect and also a form of retaliation because of this review. Be wise look at the other bad reviews. Think twice. The police never removed me from the property I have till the end of the month like I paid till. This is defamation by the manager.. retaliation and I'll be filing a complaint with Google and so on.

As a Resident you have an obligation to pay the rent. When you fail to pay & get sent to court, the outcome is that you will eventually be locked out of the home. No one "laughed" at you. Positive experience: One of the best property management companies I have rented from. All of my work orders have been processed very quickly & everything fixed in a timely manner. The only issue I’ve experienced is the mail key. I was given a key that didn’t work & they told me that it was the post offices issue. I go to the post office & they tell me it’s my landlords issue & that I need to pay a lock smith to get a new key & lock for the mail box. So I haven’t been able to get my mail in 4 months.

They go above and beyond and truly have their owner's and tenant's best interest at heart. Negative experience: I wanted to view a property before the application was asked to send a copy of my ID for the lockbox code and have been ignored ever since. I have sent follow up emails to Diana Creason that are ignored and the office lady who answers the calls can only tell me to speak with Diana. Seems really shady to request the ID for a showing and proceed to completely ignore the person.

Fantastic experience: I have rented from Sundial for two years. The price we paid for a two bedroom that had a lot of storage space was more than fair when compared to other places. Rent increases were minimal. The staff was always friendly. We had an older model apartment so I never expected much to begin with and was content. Kymberly was always attentive and absolutely AMAZING with the move out process. The process with them from beginning to end was simple. It is because of them we were able to get on our feet. And I Thank them for that.

Negative experience: HAD AN ABSOLUTE TERRIBLE RENTING EXPERIENCE HERE!! I have never rented through a company as terrible as sundial. Don’t be fooled by their “ newly renovated apartments “ at the montery. They hired cheap laborers who put out cheap work. Every single appliance in our apartment broke at least TWICE!! When we moved in our apartment was not move in ready, for many reasons. The fridge not only had black mold in it, but wasn’t working. There was no hot water for two weeks, nor did the heater work, we moved in the middle of janurary… Speaking of AC, in July our unit went out over the weekend, during the entire weekend it was 90 degrees in our apartment. Sundial isn’t open on the weekend. They had a emergency number to call if anything happens, I called them about 50 plus times that weekend, with no response or help. So they’re emergency number, actually doesn’t work at all. Getting any maintenance done was like pulling tooth and nail. They had three property managers within the year we lived there. Kimberly was the manager when we left, she actually seemed to be on the ball on most things… Nonetheless it was a terrible terrible time, and they are continuing to send us emails about pet screenings…

Negative experience: Over the past two weeks I have been dealing with a lady named Haley who has been absolutely no help in regards to their property maintenance located near Roosevelt and fifth Avenue. I have tried to explained to miss Haley that the bushes near the street can obscure your view when pulling out. An accident has already occurred due to their negligence, when trying to express my concerns in regards to taking this matter more seriously to provide safety for our neighbors, and visitors; including their own residence at least. Miss Haley response was very dismissing and stated that if I had a problem to call the cops. clearly Miss Haley can care less in regards to people’s safety, and after reading so many bad reviews from their own residence it’s clear they lack professionalism.

Negative experience: Terrible staff ran by a women named Kimberly that doesn’t know how to relay information to her residents essentially leaving any sort of planning with vendors on the residents. If you put in a work order you have to be the one to make sure everything is done correctly or they won’t follow up and leave you with whatever mess their vendor left you with. Going onto 3 weeks with a malfunctioning fridge that the vendor said they’d replace as long as the community gets it approved Kimberly apparently never knew about this and that’s on me for not telling her about it (guess that’s not her job?). Now I’m dealing with a washer machine that flooded my floor was told it wasn’t an emergency and someone would be out by 1-3pm once again Kimberly didn’t know about this and I was told there’s nothing she can do with them not coming out in time. Overall not the best experience to be paying 1300 dollars for an apartment ran by such a rude person!

Negative experience: I understand how the world works and that things cost money. But I was IN A COMA!!! Let me say it again for the people in the back, A COMA! and asked that a fee be removed because I was going through a hard time financially and just couldn't afford the extra money. Nope. No compassion, no understanding, no waived fees. The exact response was "if we do it for you, we have to do it for everyone." YOU SHOULD! Yes, waive fees for anyone who is in a coma and hospitalized for a month straight. They also communicate one thing, don't follow through, and then penalize me. There have also been 2 separate occasions where my water was turned off woth no notice at all. I'm stuck until September, but do yourself a favor and avoid this leasing agency. They nickel and dime you, properties are over priced, and the outside areas are poorly maintained.

Fantastic experience: Ya know what? I have been with Sundial at Camelback courts for 8 years and they always performed their duties and executed their responsibilities to the best ability they had depending on the owners. We have been through a few property owners and some are bad, some are good. Some budget to fix things, and some don't. Julie has been great all these years and she, as well as the rest of Sundial have always done the best they can for us with the resources they are given. I would recommend Sundial to friends and family, no problem.

Negative experience: Man this place is the worse as far as rent price. And in maintenance. They are charging me 1,400 for a rinky dinky old and barely put together 2 bedroom apartment on university and alma school, (Not the best area) when there are 3 bedroom houses for rent at 1,200 with pools. Yeah at the time I just needed to get into a place and out of my moms, but now that I'm living here im just seeing all these issues with the place and the terrible work that was done to get the place in living condition. Negative experience: I would not rent from any property managed by Sundial. Reason being, while touring one of their properties they manage 720 S. Roosevelt St. Unit #5, I noticed that the ceiling had some water damage near the a/c vent (swollen/cracked paint). I have a lot of experience with this and I was concerned that the company didn’t know, so I notified them right away, thinking they would also be concerned! The company responded with that it was an old building and they could fix the drywall if I wanted to rent it. I explained I was not interested in that unit anymore because of potential water damage but I’d like to look at unit 12 (same unit). Their property manager Hailey Creason said it’s not available anymore, it’s been rented after already when she had told me two days prior it would be ready in 1month. She said I should rent something newer, as if this is a normal occurrence and doesn’t happen in newer buildings. I told Hailey that I’m assuming this an isolated issue to unit 5 and I would really like to see unit 12. Well, I guess I got on her bad side for not agreeing to take on a potential health hazard. This tells me that they don’t give a damn about whether their properties have water damage or potential mold, which can cause detrimental health issues. For the lack of integrity and morales, I will stay clear of sundial property management.

Fantastic experience: I've only lived at this property a few months and I'll be honest I had low expectations, not anything against the company or anything infact I was referred by my brother in law because he had such a good experience but given the rent and area I didn't expect much above basic is all , but I am very satisfied so far, it's easy to pay rent via the app and submit requests to have things fixed, they are are good at communicating and fair. I very impressed so far and glad for them taking a chance on me when others wouldnt!

Negative experience: I was told by Selena there that my father who's a vet and my elderly step mother could rent an apartment then she never answered my calls and I called every day and now she tells me that the apartment is rented. They have horrible customer service!!! I feel lied to and mistreated by her. Plus she keeps her dog in the office, which is not very business like. She has a horrible attitude. I wouldn't rent from these ppl if they were the last ppl to rent from.

Negative experience: My partner and I rent an apartment at Camelback Gardens. We have lived here over 7 years. Always on time with rent and never gave them any problems. They gave us an eviction notice so they can get more money. I'm 75 and he's 76 and severely disabled. Our AC has been out since Saturday and it's now Monday evening. These people are the epitome of slum lords. Please don't rent from them . This is a legitimate review and I have pictures of our apartment showing how they never fix anything.

Negative experience: Horrible management. There’s someone in my apartment complex slashing tires, it’s happened to me twice already. I called cops so many times and they never do anything because we don’t know who it is. I complained to manager that we needed cameras for safety and to find out who. Manager, manager for the complex is alexia, didn’t care and asked who wanted to let them use their Wi-Fi to put the cameras up, I offered because we want to know who it is slashing tires and never received a reply from them. It’s been 3 months already and still nothing. Also, there was a plumbing issue that they caused in my apartment and they made holes in the wall to fix the issue and Alexia the manager came to see what the damage was and told us that we would have someone on the Monday coming up to come and cover the holes on the wall they made and it’s been 6 months and still nobody has come to cover the holes on the wall. Could give 0 starts if I could. Update: 6 months later and still no reply. I had my car broken into as well, thankfully I had nothing in the car for them to take. I had to move out this week because it’s a very unsafe apartment complex and clearly they don't care to make it safe. I lived in the Pacifica apartments in Mesa on alma school rd.

Positive experience: All the apartments on there are sky high. Especially in some of the neighborhoods that they were in. 17th Ave and camelback is hood. Why would you charge $2,400 for a 3 bedroom apartment in that neighborhood. No thank you!!!

Fantastic experience: I'm noticing a LOT of negative reviews, which I don't see the one I left, but that was also 7 years ago. When I rented from Mrs. Diana years ago, a condo in Mesa off of Mesa Dr& Brown that was perfect,(that I NEVER should've moved out of), she and the rest of the staff were nothing but amazing! My move out was nice as well.I lived there almost two years. I got back $400 plus of the $600 cleaning deposit because i forgot to make sure the eyes of the stove were clean and I accidentally broke the cover to the light fixture over the dining room area. I'm hoping and praying that I'll be able to move in come November when my current lease is up from where I'm living now, God willing. It's ironic because my father passed away the day I moved out. 11-2-2016. I'm just blessed that Sundial and Mrs Diana took a chance on me. I sure hope that there will be something nice in the East Valley area as well around that time. I NEVER HAD ANY issues. Just be open and honest, it's always the best policy!

Negative experience: These people only care about one thing. Money! I never get called back. When we moved in there was a christmas tree sitting outside next to my back yard door. Mind you i just moved in on May 1st. So that dead tree had been there since January?!? Also there was a door underneath the tree. We took the tree to the dumpster. The door continued to sit there until we moved it the other day. They do have landscapers. Nobody took the stuff to the dumpster but us. All of these items were there when we moved in. The pool is cared for the same way. Very minimal. I would take the job of the pool and my boyfriend and i would do the landscsping there if they would take money off the rent. When we moved in the back patio cover was partially falling down. This was supposed to be fixed immediately but did not get fixed until last month. One more good monsoon qnd the roof would have fallen down on someone. Its was bad! They finally had someone come out and fix it but they did a terrible job. It was just a bandaid but at least it wont fall down on anyone. We are currently still waiting on someone to fix the leak in the bathroom sink. Its been 3 weeks at least since we reported it. A guy did stop by once last week but i was in the shower so he was supposed to come back and hasn't. So we cant use our sink until its fixed. There have been many issues with this management company. A lot of the residents have complaints just like mine and many others are a lot worse.

Rented a house with pool and a sun sail over it. She then told me I had to pay 800 to take it down. What it was there. She makes stuff up and don't care. Make sure you are ready to deal with unprofessional receptionist who hang up on you mid conversation cause they "got bored", being blocked from paying your rent on the portal with zero explanation (and then get ready to deal with that super friendly receptionist!! loll!!). Negative experience: I have lived in probably 10 different apartments in my entire life and by far this place is absolutely, the worst I have ever stayed in. The property manager doesn't do anything for any of the tenants nor return a single one of the phone calls that haven't been left behind. The washers and dryers have been broken off and on sense the day I have moved in, plus when you call the number on the machines they don't get out to service it. Sometimes 1-3 weeks later, and for approximately the last month all the machines are no longer working. Might I also add you will have belongings stolen out of the washer and dryer from the amount of homeless people who wonder around inside of the complex because our secured gate systems are never closed and locked up at night. One of the front gates is chained up so we don't have a way off the property in case of a fire. Our front gate to the property has been broken and no longer working for roughly a month and half. According to the lease there is suppose to be a dish washer, which I will say there is not. Also I might add a safety issue with having a electric water heater practically under the kitchen sink. The management team doesn't resolve any loud noise complaints and tend to lie directly to your face about that's the first time they have ever heard of an issue when there have been over 5 recorded police calls made for the noise complaints and probably roughly 8-9 phone calls left messages to the property manager. So who is the Lier now?

Negative experience: First and foremost I moved in and they did not let me know until I got my keys that the oven/range was broken and the new one was on backorder. It took two months for them to get me a new, working oven and I didn't get so much as an apology. Second, the A/C unit was hanging on by a thread. No, literally, the front piece fell off in the middle of the night one night. When I called maintenance to fix it, he simply DUCT TAPED it, and they didn't replace it because technically it was still "blowing cold" (translation: wouldn't get below 84 degrees during the summer days). What else? Once the maintenance guy also didn't lock the door when he left and I came home to an apartment that had been unlocked for 10 hours. There is an awful cricket problem, like saw 1-4 crickets a day in my apartment during summer and fall. They also hired roofers to redo the roof and they worked for maybe 4 or 5 days and it was so loud that I had to buy my senior cat anxiety medication. And Finally, they tried to scam me when I moved out. I put in my 30 day notice per my lease, and they still tried to charge me for rent the following month and claimed they never received my notice. Luckily I had taken photos and screenshots and was able to move out. Now this last part is not sundial's fault, but my next door neighbor in my apartment passed away and I was the one who found her. This complex is cursed.

Negative experience: Horrible management! I like my unit, and was and currently am still being patient with major repairs. A stove with only two eyes working, and no AC/Heat since move in, as well as other minor repairs that were already completed. I went in the office today to make a copy of my keys, send in a check list, and follow up with Courtney primarily on my heating and cooling. I was provided a space heater, with the intent that I wouldn’t be without heat for another 48 hours. Upon my follow up with Courtney today, as soon as she comes to the front she yells and says “I can either wait or move out!!” The receptionist told her she asked me to leave, which is not true, and that I was refusing to leave when told Courtney was “working on it”. I was never asked to leave, but I did tell the receptionist that it is cold in the unit and I need a better resolution, so apparently not just taking “im working on it” for an answer really triggered Courtney. She is very disrespectful, unprofessional, and the management is overall disappointing. I see the owner responds to reviews and I would greatly appreciate if they didn’t only respond to reviews that may not be true or are only telling one side of the story. There is a lack of responsibility at Sundial, particularly with Courtney, and the lying receptionist- and in reading other reviews this isn’t the first instance.

Negative experience: I’ve never dealt with property management that is unprofessional as Sundial. We have squatters living next door, my car was broken into in at my parking stall & when I called to warn about a security issue, Julie laughed and downplayed the situation.These people are slumlords & do not care about their tenants. I would never rent from any sundial property ever again. Go and read reviews before you sign a lease.

Fantastic experience: Salina from Sundial real estate, has been nothing but the most amazing person I’ve ever dealt with while dealing with a rental property. I called her prior to applying to give her an honest picture of my background and see if it would even be worth my time applying. I had a less than stellar application and was able to get approved with a higher deposit. I was so incredibly grateful to have a company give me an opportunity to have a place to call home, that I GLADLY paid the slightly higher deposit to give them assurance that they were not making a wrong decisio to I had a couple maintenance issues that were immediately addressed, (like, literally within the hour) of me filing the complaint. Additionally, Salina knows her complex, who belongs there, and who does not. I chose an apartment that unfortunately was not in the greatest area, but I’ve never had any problems, because Salina is so great at making sure to quickly remove or deal with any people or problems that should not be here. Additionally, I had a personal situation of an ex stalking me, putting trackers on my car, etc. and when I spoke with Salina about the issue, she allowed me to put a ring doorbell camera, showed me where to park so my car would always be shown on the property cameras, and it was the first time I finally felt safe where I lived. Property prices are high EVERYWHERE in Arizona……….. for the people complaining they are being gouged….. I would love to see where they are finding places much cheaper, because I promise you, you can’t find them. Salina and sundial were an absolute blessing for me, and I’ll be forever grateful.

Negative experience: I’ve never dealt with such a terrible company. Management really needs to rethink who they put in charge. Diana is a complete narcissist who doesn’t know how to have a conversation like an adult. She stops talking and walks away when she can’t answer any questions or doesn’t feel like she wants to talk anymore. Lacks professionalism and people Skills. She doesn’t return phone calls and likes to make small jokes about important matters. Brady is amazing and the nicest professional I’ve came across in the office. Thank you Brady for taking the time to help me out, I really appreciate the effort after Diana walking away from the conversation.

Negative experience: Diana is the worst landlord she left me without a/c for 2 months and all of a sudden switched property managers, I had talked to the actual homeowner and they said they had fired her because she felt that Diana and Sundial Realestate were stealing money from her and charging her for things she shouldn’t have been so they had fired sundial real Estate and also said they couldn’t handle it . When sundial and Diana were properly managers they wouldn’t even respond to me when my ace was out for over 2 MONTHS it’s a scam if you encounter something like this take them to court they deserve it

Negative experience: Beware...money hungry and most unprofessional real estate company there is. From the initial get go I should have known, same reason I didn't end up here. Thankfully I didn't sign one thing. Poor service, terrible communication, uneducated staff and no professionalism. This place is a joke!!!!. I never signed one document and applied for a place. Even made a holding deposit $400 which is refundable after 72 hours. Even withn this timeframe, I was denied. From Courtney, to Brady to the Real Estate Agent/Broker Diana-top to bottom... this company is terrible, no wonder there's always vacancies with them. First time I have ever posted anything negative but this place is ridiculous!!! Again beware of this money deprived company. Keep the $400 sounds like you need it. BBB you'll be getting a report....No Surprise!! Went to BBB website to file complaint...this company has so many complaints and a D+ rating. People do your research, wish I had done more earlier on. Negative experience: Be cautious and read previous reviews. When I first moved into my place there was 1,000 flies dead/alive throughout the whole apartment, floors were dirty, everything was dirty. Took two months to get the previous smell out of the place. Rented for a year, was never late one time on rent. Gave them 60 day notice to leave when they ask for 30, I did everything right, gave proper notice, turned keys in, they didn’t get ahold of me again until 5 days after lease expired asking me if I was still staying there And then they keep every penny of my deposit to the cent…I don’t owe anything, they didn’t give me anything back…what’s the chances of that? Sketchy sketchy sketchy.

Negative experience: This place has become a joke to deal with. First the fridge has gone out twice and they finally brought a new actually “dirty used one” but hey; I didn’t waste money buying food this time for it to go bad. Today’s issue (since Friday, Aug 8th). The AC has gone out and to-date (Monday, Aug 15th) no one has come out to resolve this problem. It’s 100 degrees inside the apt and 110 outside. This is ARIZONA weather . I hope they are reminded that people die from this HEAT! This is the property at 398 N. 20th Ave, Phoenix, AZ

Negative experience: Money hungry complex that doesn’t care about their tenants safety or well-being. I have a friend that live there with several police reports against another tenants son. This man has broken her window several times to try to get her, stalked her, tried to hit her with a bar, etc.. she asked the complex to move her apartments in hopes he doesn’t find her.. they said moving would be breaking the lease and a 3k charge with a 30day notice. Mind you they know all that is going on as she has provided them video proof and police reports. They absolutely don’t care for their tenants. She is afraid and constantly looking over her shoulders.. it’s so awful! They care about money over her life.. it’s so crazy. Please be aware when renting here.

Negative experience: Sun Dial properties gave my elderly dad notice to vacate from a property he lived at for 5 years, the rent increased by 300.00 then they have him a 30 day notice. They do not respect the elderly or disabled. They do not care about anything but $$$$. They also ignored any requests for work to be done as well. My elderly father did not understand why I was packing up his stuff. Shame on them for how they have treated my dad.

Fantastic experience: I honestly haven’t even gotten approved for the place but I feel like people are upset that the management is responding but I mean you can expect to talk to somebody nasty and for them to respond polite. So far every question I’ve had has been answered in a timely manner and everybody has been respectful and knowledgeable about the property. Negative experience: Beware. Always have your ducks in a row and have complete documentation when dealing with them. At first the receptionist stated I yelled and threaten her. Total lie. Then I always paid my rent at least 15 days in advance. The rent increased every year but they were fair. The place I rented unfortunately was in a high crime area and quite risky. My car was broken into and lost 3 catalytic converters and broken into. I rarely contacted maintenance unless an emergency to avoid any further hassles. It was quite a strained relationship at most and being there over 4 years was difficult. Just hope for the best and prepare for the worst. I requested a walk through upon leaving by phone, mail, email and they just ignored me.

Positive experience: I was very pleased with the unit .It was old but I love old it gives it character.I love it was great but when it came back to you no end up like certain things when I first moved in the side of the stove was dirty and the bathroom was dirty and I guess nobody live there in a while the dust and dirt in the bathtub and sink but the actual stove was signed at the store with older than she said she coming clean and I told her oh no don't worry about it I got it but when it came time to leave me and my daughter washed the windows inside and out the house was scrubbed and I had they said I needed a cleaning fee so I don't know someone broke up in the house after we left or what happened but I got charged like a 470 $475 cleaning fee and I told her the place was spotless we scrubbed it inside and out a whole day me and my daughter and move the stove we move the refrigerator can't figure out what was dirty in there but apparently something was $475 worth plus my regular cleaning deposit that I left that they took out was I think that was 200 so there you go but it was a great place to rent But over all I did love the place.I wonder if someone broke in. Mabey but I did enjoy the stay there and would rent there again.The office staff loved our English bull dog and pom poo.

Negative experience: I co-signed for my son and his roommates on a 12 month lease. When we notified them we would be returning the keys early, they said we did not give enough notice, and they renewed the lease automatically. I paid another month past the 12 month lease, and they still are trying to collect more fees and penalties. I understand the rental market is tight, but I would look elsewhere. The boys left the apartment in much better condition than move-in, and they still kept my deposit. These people are unethical, bordering on criminal. I will be pursuing action.

The property was dirty the apartment in itself would have been amazing if it was kept up and not coated with paint over dirt and food. Find a different property to rent from if you can!

Positive experience: Sundial could be better, but they definitely could be a lot worse. I live in Glen Court and my manager was Salina at first, and lately there has been some confusion about who the manager currently is. Salina is very kind and helpful and I enjoyed having her as my property manager. Maintenance requests were handled quickly. I like the apartment and my neighbors are great. Rent prices and deposit amounts are fair for the quality of the apartment. I also like that they are flexible about offering second chance rental opportunities for felons. They advertise their properties as "non-smoking", but the ground is littered with cigarette butts and trash and no effort was made to enforce cleanliness until the landlord was trying to sell the property. It is VERY difficult to get ahold of anyone in their office, which was the main issue I had while living here. I did have a few issues with staff being unprofessional, but no issues with rudeness or harassing behavior.

Negative experience: It's alright, just don't expect to get a dime of your security deposit back if you do rent through them. [Expect to owe, they charge you high dollar for anything.] Had to wait a whole year until they finally replaced the broken toilet. They were prompt with every other issue so that's a plus. Not the WORST place to rent from but certainly there's a lot better places to throw your money away at.

Negative experience: I saw a video of how they treated and talked to a friend of mine in the office, cussing him out. All he wanted was his leaking roof fixed and has been waiting almost a month with no response. I have the worst anxiety just watching the video and how they treated him. I feel horrible for my friend and how he must feel. I don't even live there, but can tell that they are the typ of people to get mad when they don't have answers, and they way she cussed at him was just jaw dropping. Blond older lady. And the other lady was a brunette with a tattoo on her arm. Horrible people.

Your "friend" is harassing our staff onsite and in our corporate office. He was told to leave the corporate office multiple times. This behavior is unacceptable.

Negative experience: Well these peo people are PrejudiceThey don't care about their tenden .They call the cops and lie about everything and lock up your doors when you are supposed to get your stuff out So they'll call the cops on you and say that you did something you didn't do.the people in the office is very rude .these people need to loose there jobs or shut down there office .So do not rent from there unless you want them to steal your money and take you to court .They steal your stuff to . I'm getting news on your side a call

Positive experience: Make sure you get your deposit back, they "forget" to give money back unless you keep asking. Also they keep charging us because of autopay even after we moved out, and still we have not received the money back after more than a month. Wendy was nice but unavailable on weekends when we needed her. I liked the apartment we rented. Price was reasonable, neighbors very nice. Hot water running out quickly was the only issue, they tried to fix it but it was not effective.

Negative experience: If I could leave negative stars I would. The management company is useless. They refuse to take responsibility in any capacity or help the tenants in any way. Julie Yancy is the most unreasonable and disrespectful woman I have ever spoken to. In no way should this woman be dealing with customers. Her emails are illiterate, she’s defensive and rude at every turn and offers no solutions whatsoever. Her boss Diane is no better. Take your money elsewhere, trust me.

Fantastic experience: Ive been using Sundial for 12 years. I coulnd't recommend them more. Julie Yancy has been my property manager this whole time and i'm always amazed at the level of service she provides going above and beyond to solve problems and make things easy for me. I couldnt be happier.

Negative experience: Worst place I’ve ever lived with the worst landlord I’ve ever had. Don’t recommend to anyone. Even if you’re down on money and they seem to have cheap options, I’d say don’t waste your time and safety or money with these people. These people sucked..

Fantastic experience: Just signed our lease for our second year renting a home with Sundial. Julie has been amazingly responsive, every maintenance request completed, including big ones, within a day or two every time. Even middle of the night requests, mid vacation etc. Circumstances don't matter, Sundial and Julie have always taken amazing care of us making it no question to stay another year. The home is in great shape and has been, the rent is far, but the quality of service and support has been above and beyond the entire time. If you don't want the hassle of dealing with unresponsive, unhelpful, trouble with getting requests fixed, etc, all the issues that plague so many other companies are no existent here. Sundial is a great choice and an easy one for us. You won't regret it!

Negative experience: Courtney was one of the most unprofessional people I ever had the displeasure of working with. My apartment had an ongoing termite issue and instead of working with me to solve the problem, she became argumentative. I urge any renters to look the other way if you see Sundial managing an apartment.

Negative experience: After reading these reviews I'm am sickened. These people actually talk crazy back to people for posting actual issues. Seems like they break the law by retaliating for making a poor review. Probably one of the worst places I've EVER studied to see if I'd like to do business with. Shame on you sundial. I will be contacting Arizona tenants rights about these people. Unbelievable.
