Negative experience: Don't get every mail to owners. Ballot for election of directors had no names on it, only 3 candidates resumees., was way too late mailed. Very bad with paper work, never follows on time. Definetly NOT recommended. Venders never get paid on time, not organized at all.

Positive experience: Emailed property manager Laura Sanchez Ospina on 02/04/2026 about the pending approval of my patio paver installation at Foxcroft/Waterview in Miramar and just never got a reply. Pretty disappointed about that. Otherwise, Natalie Nodal has been very helpful in getting this done.

Negative experience: The property management industry in Florida is a total cluster of mismanagement and I am sick of it. I am sitting here trying to be a responsible homeowner and pay my bills on time but these people are absolutely incompetent. My account shows a credit of 314.86 which means I have overpaid because nobody there knows how to do their jobs. This is not right and it is not fair. I sent a voided check for the SA auto ACH way back in August of 2025 and that incompetent Margarita probably just sat on it and never processed it. Now I hear they finally fired her only to replace her with someone else who is just as useless and incompetent. It is the same story different name. I have sent emails to EVERYONE and nobody has the decency or the professionalism to even reply. Now I have basically paid late fees of 20.00 each month, This is outrageous. These companies have zero respect for the very people that keep them in business. It is pure carelessness from top to bottom. They just cycle through staff while my money stays messed up. If you are looking for a management company that actually has a shred of courtesy or knows how to handle an account ledger keep looking because this place is a joke.

Fantastic experience: Although I have paid a number of visits to the management office of Association Services of Florida, I have certainly had an excellent experience at working through a few situations here at my community. I also had the pleasure of setting up an appointment with Angela who served as the branch manager, and we were able to work out an issue that had been somewhat long-standing. Within a day or so Angela come up with a possible solution. Natalie, at the front desk is a superb individual. She is the superperson that serves as a buffer to the other staff. It is very difficult to get upset with her about anything that you may have been upset about, but and speaking with her, she sincerely has the intuition to work things out and to allow for a level of calmness. Andrew, has been to a number of meetings and has served excellently as an individual who holds a high ranking level in the organization, but came by to help get the property manager acquainted with our community. Thus far things are working from a resident point of view. This review is my personal experience and I’m glad to share it. The customer I’d always number one.

Negative experience: I'm not sure where all these five star reviews are coming from, but this company is TERRIBLE. Vanessa was the assigned manager and you could NEVER get her. She never answers the phone. When you call them, it goes to a virtual assistant from another country who supposedly takes the massages but no one ever returns the call. They are just as bad with emails. They will take months to return a message or call. I've mentioned this to both Vanessa and the Owner and they suggested sending messages in the portal. When I check the portal, it shows the issue "Resolved" even though no one reached out to you. They are worthless as you can get nothing done because of their unresponsiveness.

Fantastic experience: Had to leaves this review! The property manager, Emily Dilican, is truly amazing!!! She genuinely cares about the property and the residents, and it shows in everything she does. Since she’s been managing the property, things are more organized, issues are addressed faster, and nothing falls through the cracks - it’s absolutely noticeable!! Emily is incredibly responsive, communicates clearly, and keeps us and others informed, which makes a huge difference!!!! Her approach, attention to detail, and follow-through really set her apart from previous experiences!! It’s honestly refreshing to have a property manager like Emily who takes so much pride in her work and consistently goes above and beyond (for us all)!!! Truly deserves 10 stars!

Negative experience: I’ve been overcharged HOA fees since they took over our development February 2025. No answer for weeks? The ledger they sent is charging me for January & February 2025 where I paid Castle Group, our previous Management Company? They’re also charging me twice for April 2025? I’ve called & emailed them and am getting nowhere? Extremely difficult getting answers from this company? My account was drafted almost $1K in 1 week? I mailed in a check to them for March 2025 & not sure what happened to it? YOU DO THE MATH? ITS NOT ADDING UP? Now 2 of my cars have been hit & the people took off all while parked in my assigned garage parking space? People are pulling in to drop off their trash at the compactor and have done damage to 2 of my cars. Associa Florida has done NOTHING to resolve this issue! When MCSO went in to the office to obtain camera footage of who hit me the 2nd time, after confirming with Lisa H she could see the person/car, it had been deleted?

Fantastic experience: Emily Dilican is TOP NOTCH. Answered all my questions and is extremely efficient. I appreciate her attentiveness to detail and that she ACTUALLY GETS THE JOB DONE. If you want to work with someone who is honest, fast and reliable she’s your girl.

Fantastic experience: I’m a homeowner in Plantation, and our community is managed by Association Services of Florida. I don’t normally leave reviews but I will say I’m a happy camper!Overall, they’ve done a great job working with our HOA, and the experience has been very positive. I especially want to recognize Flora, who is absolutely outstanding. Her communication is clear, timely, and professional, and she consistently follows through. She takes initiative, handles matters proactively, and makes sure things get done correctly and on time, without needing reminders. Flora truly goes above and beyond. She takes ownership, steps in when needed, and genuinely cares about the community she manages. Her professionalism, responsiveness, and dedication make a noticeable difference, and she is a huge asset to Association Services of Florida. Highly recommend!

Negative experience: Zero stars for this company. Flora runs this HOA from her couch and seems to enjoy pushing homeowners and board members around whenever she doesn’t get her way. She barely ever shows up to the property. Almost always, she lets chatgpt do the heavy lifting while she pretends she’s working. Ask her about finances. Ask her about HOA rules. Ask her about HOA laws. It becomes painfully clear she doesn’t know what she’s doing. Call her out and she attacks you instead of fixing anything. Problems pile up while she acts like everything is fine. She is easily the laziest manager this HOA has ever had. Her arrogance and dishonesty make every interaction exhausting. Associa is worse. The company is bloated and exists to collect fees while homeowners and board members are left to handle all the work. Communication is a mess. Requests disappear into thin air. Problems drag on for weeks or even months with no resolution. There is no accountability. Competence doesn’t exist here. Professionalism is completely absent. Honesty is nowhere to be found. Flora and Associa are a disaster. They are the perfect example of how HOA management should never be run. If you’re fed up, you might consider reaching out to the DBPR for guidance, because management definitely won’t help. Avoid this company at all costs.

Negative experience: Stay way!!! Bad managment! Bad communication! Bad service! Worse customer service I ever experienced, one hand has no clue what the other hand is doing. Worse is their money managment.

Negative experience: Our community had a great company prior to this one taking over. We are all sure our CAM was tainted by our president of the board. He was able to twist prepay, verbiage of our governing docs to how he wanted things to be seen. Like trash cans, screened from view. All of a sudden bushes weren’t enough coverage. Pictures were taken at varying angles to see the trash cans on the side of a home. Lisa targeted homes if you spoke up. Cameras would catch her every couple of days stopping in front of homes writing another violation for a separate issue. Very unprofessional. She was very friendly with our board president and wife. Our board president was shady as hell and broke Sunshine State laws while working for the St County airport Authority. He didn’t follow the laws there, how could he follow them on our board? It was clear she was doing their bidding. To have a 1/3 of the community, 550 homes, receive a violation each month, was insane. It was one thing to keep yards and homes on check, but parking and trash cans, ludicrous. Things have settled down with the new CAM. Only issue is that we usually receive our HOA dues statement in November, to date, we have not received them nor gotten a return call as to when we will. The portal still shows a zero balance due.

Flora is, by far and without question, the very best Property Manager with whom I have ever had the pleasure of working in 12 years at this property. Flora's follow-through and communication is superb. If Flora says she will do something, it's as good as done! She is an amazing asset and representative for Associa. Flora, if you reading this, thank you for all your hard work for me and my community.

Negative experience: I am a property owner, and I would like to highlight the excellent service provided by Ms. Natalie Nodal at your Miramar, Florida branch. She consistently creates a great experience, is always welcoming, and goes above and beyond to assist me with my tenant applications. Natalie truly deserves a 5-star rating for her professionalism, dedication, and positive attitude. However, I give the company overall a 2-star rating due to ongoing communication issues. Each time I try to contact the office by phone, the representatives who answer are not from the local branch and are unable to provide accurate or helpful information. Even for the simplest questions, I often wait hours for a response—or receive none at all. Because of this, I’ve had no choice but to drive 30 minutes to the Miramar office in person for even minor questions or clarifications, which is very inconvenient. I sincerely hope these communication challenges are addressed soon, as improving this area would greatly enhance the overall customer experience.

Fantastic experience: I am a homeowner in Plantation who currently has Associa as Property Manager Company. My great experience with this company is based on my direct correspondence with our property manager - Florinela Thomas. She picks up my calls and jumps on the task that needs attention. Every single time when I addressed a matter, she was right on it and took care of it , immediately. She is extremely professional and courteous with our residents. That is a very good feeling, to have someone carrying about things that need to be done, timely. I highly recommend our property manager and I applaud Associa for having such personal.

Fantastic experience: I had a great experience with this property management company, my property manager was Florinela and she was really understanding and helpful and got my apartment fixed asap after I had a roof leak and drywall damage. The previous company managing my complex wouldn’t even answer the phone and it was impossible to get them to get anything done. If you have a complex or community that’s needs a superior property management company I’d definitely recommend Associa and ask for Florinela

And I can unequivocally say that Florinela Thomas is the crème de la crème. Negative experience: I would like to express my sincere appreciation for the outstanding service I received from Ms. Natalie Nodal, at your Miramar, Florida branch. She was exceptionally professional, kind, and attentive throughout my visit. Her efficiency and genuine care for residents make her an excellent asset to your company. Employees like Natalie truly make a difference. However, I would also like to highlight the difficulty of reaching your Miramar office by phone. Unfortunately, it is practically impossible to speak with someone directly from that location. The phone number listed for Miramar is always answered by someone in Texas or another remote office, who often has no knowledge of the local staff and, in many cases, misrepresents or misunderstands requests, creating unnecessary confusion. As a result, residents like myself must visit the Miramar office in person for even the smallest questions or clarifications, which can be inconvenient. I sincerely hope this issue can be improved soon, as your on-site team—especially Ms. Nodal—provides exceptional service and represents Associa Miramar in the best possible way. I give you 2 stars for the remote communication service, 5 stars for Natalie Nodal.

Even though my approval has taken almost a month and there were delays beyond his control, Carlos has always maintained constant communication with me, keeping me informed and assisting me every step of the way. Negative experience: I am a part of the Brandywine association. HOA fee is way to high for the low quality maintenance and care our community receives. The landscape company does not mow properly, they have mowed over multiple plants of mine in a mulched area. Trees are never trimmed back, palm trees are always dying, many weeds and empty areas in common area gardens. mulching is not done well Multiple complaints from multiple owners have been made against them and HOA does not hire a new company. There has been no pool chairs or tables for over 2 years. Mailboxes should be updated to match. There is one bee mail box and the other 2 are old. Does not look nice. Horrible HOA management. Update 2025: Associa is very unresponsive, still no updates to landscaping. They cut down dead palms but never put any back in. The mailboxes are literally falling apart. We have been getting more and more people renting there homes and the quality of neighbors has gone done. We have even had some neighbors move because they do not feel as safe anymore with the rif raf that is coming in. I truly feel like we are caught up in a money making scheme with Associa. They do not care about our community. Only about taking a check.

Negative experience: Five months later I still can't get my security deposit or a list of deductions. Highly unprofessional and illegal. Update: I emailed them and they still won't refund the deposit or provide deductions! They are the worst. You are warned!! I was at their Flagler Property.

Negative experience: This company is terrible. HOA in Walden Woods Fl is a do nothing company only investment is money. The people who serve on the board are rude and heartless. Can’t contact any one on the broad. WH

Negative experience: I've had an absolutely terrible experience with our property manager Emyshaly Coss at Shoreclub condominiums. We moved here as they were starting construction. I explicitly told them I work from home and need ADVANCE NOTICE when someone is going to enter my unit. This should be common courtesy and mandatory for a decent management company but apparently it is too much to ask, since I've had MULTIPLE instances in which I've had issues due to lack of due notice. Maintenance guys walking INTO my apartment right after I was getting out of the shower, loud knocking and yelling at my door while I was having very important work meetings... this is terrible. Even when they do send notifications they dont give a timeframe or they send them DURING the time they are doing whatever they were supposed to warn you about. I would love to file a complaint about this, I almost got fired from my job due to the unannounced interruptions. All I wanted was a decent well managed notice so I could not be naked or in meetings. That's the minimum I'd expect from a building management firm, TERRIBLE management.

Positive experience: In 2001 when I built my home in VOR, the Association and Board ran a tight ship, in the past 15 or so years the care and attention to details including oversight has been lapsed or non existent. A small matter of maintaining the lakes, and enforcing the rules, took and is still painstaking . I had almost given up all hope and trust in Associa and the Board, until I was introduced to Luisana by the present President. The lake and the community is still not in good shape, but she communicates and is sincere in her efforts to resolve. She is professional and does her best to make corrective actions. Before meeting her, the only other person that showed willingness to assist is Belkys, she has been with Associa forever, but her role is not one of leadership, so she could only take messages, she however has remained professional and helpful throughout. Before meeting Luisana, it seemed like the property managers came and go, as soon as you knew their name they would be gone. Not sure what the issues are at this company, there must be oversight, HOA dues are being collected and spent. To reiterate, if it were not for Luisana, the owner and Better Business Bureau would have heard from me.

Negative experience: I have been waiting for a few months to write this review but finally doing it. Really bad customer service. Not only they don’t resolve your problems in a timely manner. They don’t even answer your emails and ignore customers for days. I have sent several emails with not answer for weeks. In my personal case I am requesting permits to redo my roof, same material same color. How long can this take? Even if it has to be approved by my HOA, the association should be on top of that and not ignore the customer. Referring on my review to Associa In Miramar and I live in Pembroke Lakes

Fantastic experience: I just moved into Monarch Lakes POA Master and was looking to gain access to the community’s basketball courts. Angela Spencer and Natalie Nodal from ASF were amazing in helping me out and making sure the process was quick and easy! 10/10 customer experience.

Negative experience: I have cannot get anyone to call me back regarding making a payment on my account. I have sent emails and made various phone calls to the main # and an "account specialist" as they call it, has not returned my calls.

Fantastic experience: Community:Catalina Bay. Employe name: Angela Spencer I came in requesting an update for an ongoing sale application and omg miss Angela Spencer rolled out the red carpet. Negative experience: This management is by far the worst in Florida . They owe me overpaid HOA fees close to 3,000 said the check was in the mail, it’s 6 months now no monies returned. Don’t ever hire them .kim Annesi I had the same problem seven months and no return of my money.

Fantastic experience: Associa took over our association last year. Our townhomes are 46yrs old that would tell you that our community went through lots of management companies and managers. I’ve the pleasure of being on the BOD and seeing everything unfold. My shout out goes to Florinela aka Flora she is our property manager for cedar landing at jacaranda, since she became our manager things are getting done, communication is key and flora provides that for our community. She is a huge assist for Associa!!

Negative experience: Associa currently manages my HOA, though I foresee that changing soon. As a veteran licensed community association manager, I would rate their performance at a disappointing two out of five stars. I’m not alone in this view — several of my colleagues share similar concerns. For transparency, I have no affiliation with any other management company.

Fantastic experience: Was having an issue with the Estoppel for a sale that closed within hours. Natalie Nodal went up and BEYOND to assist me with getting the issue corrected. She was upbeat and very informative and an absolute great help.

Negative experience: Literally, one of the worst management companies I’ve ever had run my association. I’ve submitted multiple requests and never hear back. When I call to follow up after months, they say “just wait for management to call you ”… it’s been 2 months and still never heard from them. I would put zero stars if it was possible.

Negative experience: Johana and the HOA manager that lives in quantraine3 are very rude! Never respond to emails and very prejudice! I’ve had problems since the day I moved in! Peace? I don’t live in peace, since I live next-door to the HOA, every time I have company they contact my rental agency and say I’m hosting a Airbnb, If the neighbor has trash outside I get blamed for it and threatened with fines, constantly watch my home.. I received a notice on my door for my two-year-old walking in the neighbors grass.. it’s just been nonstop harassment and with me paying $4000 a month you think I can live in peace… The neighbor across the street sits outside his garage all day and watches everything and reports it to the HOA… They’re all in cahoots together… And if you’re not white you don’t belong in the neighborhood… The police came to my house for personal reasons… And they threatened to evict me several times because the police are not allowed in this neighborhood…

Negative experience: Absolutely the worst HOA management company I’ve dealt with. Three months of complaining about errors in my account, and no one from accounting is available to explain, nor have I received a call back. This company is totally irresponsible and incompetent.

Negative experience: I am extremely disappointed with Associa of Florida. After over a decade in this community (The Village at Miramar), I've never encountered a more frustrating HOA management experience. When I reported a roof leak last December, a roofer inspected the issue promptly, claiming only approval was needed, but it's been two months with no updates or follow-up from Associa. Despite multiple reports, they've shown no urgency in addressing this serious problem, which worsens with each rainy day. Their customer service is atrocious—entirely unresponsive to emails and other communications. This lack of accountability is unacceptable, and I'm considering further action if this isn't resolved promptly. If I could give zero stars, I would. We deserve better management that prioritizes our needs. Avoid Associa of Florida if you value efficient and reliable HOA services.

Fantastic experience: My husband and I have been at Portifino for 15 years. Suzanne Clark is an asset to Associa. She is personable, professional, and efficient in her Management position. We appreciate the increased enforcement and monitoring of the rules and regulations to make Portifino a very desirable location.

Negative experience: This Company is one of the Worst out there.They allow over charge to the community. They do not fix until multiple emails are sent and still do not follow through on their responsibility. Fantastic experience: I would like to share my experience with Bekis and Angela. The service that I received was excellent. The issues I had were solved and handled as if it was their own. They were very pleasant and friendly. It was A nice surprise to have that experience with an association.

Negative experience: One of the worse companies to work with. Recently my HOA moved to a Association Servies Florida and it has been a nightmare. Not only did they not even tell us about the move, but they have no sense of priority. We submitted an applicantion for my tenant to our old management company. Later we found out they switched to this company. Our old property management company sent over my tenant's application/background check to Association services of Florida and it seems they have lost my applicants background check. It's been more than 20 days and I still have not heard back from them. Wasting mine and my tenant's time and money. Still waiting for them to respond and im still wasting money on that property since i cannot get the tenants to move untill they get their background is reviewed. Such a frustrating experience. Everytime I call they tell me they will "submit an urgent inquiry to the correct department" but I never hear back from them. I hope we change management companies since this one is horrible.

Negative experience: If I could give a zero or negative I would. Genesis is the most unresponsive person to reach out to as I have been waiting since AUGUST for a response from just about anyone here that can assist with questions regarding PeirPoint 1 condos and their common areas. I also included Guido in these emails hoping for a boost, but nothing came of it. I have seen lawn services run into parked cars, rats climbing trees, influx of bugs and spiders in every crevice of the neighborhood including making communities in our vehicles and no one can return a simple email answering when the last time extermination has been here or when people are going to pressure wash the sidewalks. This is the most ridiculous association I have worked with. Where is all the money going if nothing other than ppl mowing the lawn in rain causing mud puddles and hitting our cars?

Negative experience: AWFUL. If I could give zero stars I would. From the turnover and not even knowing your manager is gone (2) different times until after his/her last day, to getting served with a lawsuit for nonpayment because of them sitting on things, to never paying anything on time, to always having to be on top of them, never answering the phone, bad followup on vendors or projects, can’t keep on top of prior requests on own initiative, asking homeowners for things that aren’t required for architectural requests, not paying into our reserves, inaccurate financials, and duplicate invoices——just complete disorganization and chaos. I am the president of our community, I would not recommend them to anyone.

Negative experience: I am deeply disappointed with the way the condo association has handled an ongoing issue in my unit. For months, I have been dealing with a roof that does not properly drain water, and this has now led to mold growing in my bathroom. Despite multiple reports and requests for action, the association has shown no urgency in addressing these serious problems. They did not even reply to my emails and my property manager emails. Since July... The mold is not just an inconvenience; it’s a health hazard. It’s shocking that an association responsible for maintaining common areas such as the roof is neglecting basic responsibilities that are directly affecting residents' well-being. This lack of accountability is unacceptable, and I’m considering taking further action if this issue is not resolved promptly. If you’re thinking about moving here, be prepared to face significant delays in maintenance and a lack of concern for tenant safety and cleanliness.
