Negative experience: Be wary re: your deposit. They will figure some way to keep it. Have move in and out video + receipts ready to cover yourself. Dont go out of your way to be accommodating. Wont matter. The shady one who runs the books in the office is not the nice one out renting in person. Theyll keep your deposit. Be prepared.

Negative experience: I moved into an apartment building on 2/15/25 that is managed by Pristine Property Management. Upon moving in I discovered that the glass shelf in the refrigerator was broken. Additionally, I discovered that the communal dryer (which was a big reason why I chose this apartment) was also broken. It is now 5/21/25 and both issues have not been resolved. I am unable to get David, who is apparently the ONLY person who handles maintenance related issues to call me back. My maintenance requests continue to be closed out on the portal as completed even though I’ve never spoken with anyone and the problem still exists. I spoke with David exactly one time last month at which point he accused me of breaking the glass in the refrigerator and sent me photos from my walk through of a refrigerator that was actually in my neighbors apartment (you can tell by the way the door swings open). When I pointed this out he told me he would get back to me. Do yourself a favor and rent from someone else. All they care about is taking your money. UPDATE: it has been 3 months since my last review and in that time they have done absolutely nothing to fix any of my issues. David is still non responsive, Ivan, the “manager” who called me after my initial one star google review has not responded to a single call/message after that day. I cannot get anyone on the phone in a position of power. I attempted to go to their office to discuss in person but the address listed on Google and their website is a single office space that is rented “for when they have clients” but they all work from home. So I am now 6 months into a lease agreement with them where my dryer and refrigerator are broken and I cannot get anyone to help me or let me out of my lease.

Negative experience: Pristine Property Management - A Terrible Experience They essentially 'held my money hostage' (security deposit) until I was forced to accept their unreasonable terms without any room for negotiation, and worst, arguing it was owner's decision. I had an extremely frustrating and unprofessional experience with Pristine Property Management. After almost two months of delays, they withheld my security deposit without justification, citing unwarranted charges for ceiling fans and repairs that were neither necessary nor authorized. They also failed to address my concerns about expenses made without my consent, leaving me with no fair opportunity to dispute these deductions. Despite my repeated efforts to resolve the issue, including detailed communication and proposals for a fair settlement, Pristine showed a blatant disregard for Florida tenant laws and ethical conduct. This coercive and dismissive approach has been deeply disappointing. I cannot recommend their services and caution others to think twice before trusting them with their property or finances.

Fantastic experience: The best in the market if you are looking for houses to rent they are the best, the treatment they give to customers is unmatched, the staff is super wonderful, friendly, they help you with everything you need, if you need help with something that broke in your house and has to be repaired they do it immediately, I am very happy with the work they do, I recommend them 100%

I've worked with over 20 property management companies across the US, and I have to say, they are so on top of everything! Great communication, getting things done thoroughly and accurately, and if any changes occur, they inform you immediately so you understand what is happening and why. They sold a property, and we were out of state, which can be nerve-racking but they made the process so seamless. The property needed some minor fixes before it went on the market and they took care of all of that. They care and are great at what they do! HIGHLY recommend them. :)

Negative experience: I wish 0 stars were an option for this company. Poor communication, zero effort in fixing and addressing issues, never taking accountability, always on their own time. I actually don't know how this company manages properties because they are never there. I am about to move out of one of their properties and my other half and I have been waiting on a new stove top, microwave and washing machine for nearly 4 months. There is always a delay with some nonsense. Their employees will show up randomly at 9pm during the week trying to figure out a way to fix the issue.

Negative experience: i have called 16 time in regards to a double charge. i just keep being told someone will call me and they never do. i keep reaching out. same run around every time. absolutely ridiculous. this place has zero answers for double charges being processed to my account and refuses to have someone reach back out to me with answers. robbery.

There have been challenges with the property & tenants that were managed well by the company. These situations included evictions, repairs and maintenance. When issues arose, The Manager was more than happy to meet with me, and the issue was always resolved. Before working with Pristine I hired 2 management companies that were very difficult to work with. The best part about working with Pristine was their bookkeeper/accountant.
