Fantastic experience: I have read some of these reviews and they are not true.As a Board President, I can tell you without a doubt that Timmons Properties makes no extra money for violations. Our Board’s experience with their onboarding process and thoroughness in all aspects of having a smooth transition was absolutely amazing. Their knowledge, day-to-day responsiveness and problem solving ability confirmed to us that we made the right choice. Even now years later we are extremely pleased.

Negative experience: I reached out to Timmons for a complaint about the parking on works vans directly in front of my home. The neighbor has 6 vans and two vehicles. They never asked for an address but said they would look into it and told me to have a nice day. That really bothered me. I’ve been living here 10 years and all I want to do is be able to look in front of my home and be comfortable. I never had to go through something like this and I don’t know what to do.

Negative experience: Absolutely terrible. Takes months to fix anything. Selling my property asap so I no longer have to deal with Nyla.

Fantastic experience: I appreciate Kassidy for being responsive at any time of day. The invoices of the neighborhood are always paid timely. She is always polite and professional.

Negative experience: Absolute worst HOA service. They are greedy and treat their homeowners like garbage. Never buy a property managed by them. They will take advantage of you too.

Negative experience: I’m kind of in the camp as others with no response back from Timmons. Our HOA at Eagles Glen washed their hands a year back leaving all decisions on HOA rules up to Timmons with no HOA overview. Got dinged on landscaping over a week ago that in reality was a change I’ll be making on the mulch border and growing a landscaping grass in an area near flowering bushes. Sent required challenge email to their “portal” but to date crickets. I challenge if the Timmons people driving around have any experience in landscaping or are just making gut calls. It’s a shame the HOA or even Timmons can’t send a separate email or a call from the HOA just asking neighborly for info before all of the formal paperwork starts. Comes across as almost bullying and a money grab.

Fantastic experience: As a realtor, I often work with property managers, and I have to say — Kaley truly stands out. She went above and beyond to support both her property owners and me as their listing agent. From the very beginning, she was incredibly organized and always had the answers I needed to help get the condo sold smoothly. What really impressed me was her communication — Kaley didn’t just rely on email; she actually picked up the phone and talked through details with me. That level of responsiveness and professionalism is rare in this business, and it made all the difference. I truly appreciated her partnership and would gladly work with her again anytime!

Fantastic experience: Timmons Properties has been our hoa management partner for going on 4 years now. I have to say that I have been extremely impressed and very pleased with their level of service and professionalism. They are very proactive and Lynn is very knowledgable and truly cares!

Fantastic experience: Kaley Vaughn has been our property manager at the Hillwood Condominiums since July 2023. She is very professional and handles all issues in a timely manner. Having lived at the Hillwood for over 30 years, she is by far the best manager we’ve ever had. We are very fortunate to have a property manager who truly cares about the homeowners. I feel she is definitely an asset to our community.

Fantastic experience: We have had a fantastic experience with Timmons and Lori Dalton specifically. They dispel the HOA myths…thank you for the amazing customer service, we appreciate you!

Negative experience: I’m very disappointed with this HOA. They charged me $50 and $100 for issues they never explained and this not the first time. I emailed them three weeks ago asking exactly what needs to be fixed and never got a response. It feels like they just want to collect fees instead of actually addressing any problem. Poor communication and zero transparency.

Negative experience: As a property owner under the management of Timmons Properties Inc, I can confidently say they represent everything that’s wrong with HOA management companies today. They are excessively bureaucratic, often unresponsive, and seem more interested in enforcing rules than serving the community. Communication is poor, and requests for transparency or assistance are frequently ignored or delayed. Living in a community managed by them has been frustrating and disappointing. I genuinely believe the neighborhood would be better off self-managing rather than dealing with the constant hassle and inefficiency of Timmons Properties Inc If you’re considering buying a home in a community managed by this company, I urge you to think twice. Being an owner here means dealing with unnecessary headaches and dealing with an HOA management company that does not prioritize the residents’ best interests.

Negative experience: I submitted a request the end of July for an ARC HOA, kept my fingers crossed hoping to hear something. Here it is September with no answer and not even a submission in the portal. This place is horrible. Not going to mention the young man over our HOA at Apple Valley but this is not the 1st time this has happened with 1 of my request. Please don't ask me to change or take my response down this time. IT'S NOT GONE HAPPEN!

Negative experience: my chimney still isnt finished some roofers came out over a week ago and took pictures and remoed the blue tarp. this has been going on sonce the end of May. I need it finished now rather than later please advise Linda Dempsey

Negative experience: As an owner of a property managed by an HOA utilizing Timmons Property Management, I would observe that they epitomize all that is wrong with HOA's in the US. They are bureaucratic, heavy-handed and not very responsive. Neighborhoods would be better off self-managing versus contracting with Timmons. My advice is that if you plan to buy a home where Timmons is the HOA management company, think hard whether you want to own a home where you have to get involved with them. Or, where your house is overseen by an HOA that would hire Timmons. Both are problematic.

Negative experience: I could say a LOT about this “company for profit only” as I live in one of their “managed neighborhoods”. I say “for profit only” as that all they care about, not the people. Alas, I can make this very simple. This is the worst management company we have ever had, and we have had several! The conditions of our neighborhood are clearly not being managed to our CC&R’s. Dealing with this company is beyond difficult even with basic communication. I would advise thinking long and hard before choosing this management company.

Negative experience: I have waited all summer for a key fob to access the pool and 2 weeks away from school starting I still don’t have it. The person over my community does not answer and the contact I have says that’s not my job. My kids and I have not been able to access the pool the entire summer. I’ve lived in this community for over 10 years and I’ve slowly watched my neighborhood get worse without the assistance of HOA. They increased our monthly dues but yet ppls yards are overgrown, trash from old furniture and other items are left outside for months. Dogs continue to run at large. MACC can do nothing and neither can the HOA. What are they here for other than to collect money and not make the community cleaner, safer or at best get someone a key FOB! Anyone else would be fired! I want my money back bc they clearly are not doing their job and when you complain they start targeting you bc you have grass on the curb while your neighbors grass is knee high! Ridiculous!

Fantastic experience: Reserving the clubhouse for my event was extremely easy and was professionally handled. The site is perfect for various styles of events, extremely clean, Very updated decor creating a calm and relaxing atmosphere, with a perfect view overlooking the pool and wooded area. The furnishings were very welcoming and allowed for much flexibility for guests. Parking availability is great, including wonderful handicapped accessible area.

Fantastic experience: I'm very appreciative of the staff with Timmons! They are strict with the rules and care about the ascetics of our neighborhood. When I reach out with questions, I always receive a reply back within a day or two as well! My daughter has a different property management company for her neighborhood and I'm comparing the two. Her property management company just takes their money but never press the rules! So I am very grateful for Timmons!

Fantastic experience: I’d like to thank Kaley for the outstanding work she’s done in supporting our community. She approaches each request with care, attention, and dedication, and her professionalism and responsiveness truly stand out. We’re incredibly fortunate to have such a dependable Association Manager—she’s made a real difference!

Positive experience: I would love further discussion of the land lease to the Farmer. In response to my question at the 2023 HOA meeting, i was told that only fertilizer is used on the fields. I received an email with further information disclosing that Roundup is used also. There is evidently a defoliant used in the fall on the soybean crop and Roundup or some other herbicide in the spring to kill everything before planting. I have walked the fields in the fall after they have been harvested and picked up the corn that was missed by the harvester. I placed it in my backyard…..none of the wildlife will eat it…..deer, turkey, squirrels, etc. I am very concerned about what the neighborhood is being exposed to, without disclosure. Concerning also is the runoff into the Little Harpeth, aquifers….all downstream water, not to mention the recreational use by children and pets in the park next door. Further concerns are cases of cancer in neighbors. I realize it helps the neighborhood financially…..but at what cost?

Negative experience: I do not like the fact that the farmer is using herbicides and insecticides immediately adjacent to our neighborhood. The money the HOA receives for renting land to the farmer is not worth children and adults in our community getting cancer. These sprays and granular products migrate via the wind, water and wildlife. Please stop the spraying! If that means the farmer will not pay to lease the land, the few $ added to our HOA fees will be much preferred over the health risks posed by the insecticides and herbicides.

Fantastic experience: Timmons has been our go to property manager for The Retreat at Northwoods in Murfreesboro and Fanning Bend on Tims Ford Lake for over 15 years. Always professional and competent with a goal to service what is in the best interest of the residents foremost. Highly recommend Lynn and Kelsey and all the Timmons Team.

Fantastic experience: We requested large tree limbs to be removed after violent storms on Saturday evening. A tree removal group was sent within hours of our request on Sunday morning & did an outstanding job with the branch removal & clean up. Thank you for your quick response. We appreciate it.

Fantastic experience: Timmons Property Management has provided great service to the homeowners of Lakeside Cove at Percy Priest. Their team is very professional, respectful, knowledgeable and they provide excellent customer service. They have provided top notch service to our community.

Negative experience: We fiance bought a home at Flintlock Ct. In 2018. They need to be sued for ripping people off… they have astronomical HOA fees and do almost nothing, and have nothing to offer, but a pool that stays dirty. Then if you miss a couple payments on this astronomical HOA, they will rack up a high bill. Because My fiance owed a couple thousand, they find him almost $17000 and tried to take his home. We had know idea they were in the process of taking a lien on our home over their 17000. Thank God that, at the same time we were in the process of moving anyway. From now own we will never move anywhere with a ridiculous. These people are greedy, they lack a souls and need to be sued.

Fantastic experience: Kaley, our hoa manager, with Timmons is a professional, and I am so glad to have her helping us navigate the demanding and complicated world of HOA Condo communities.

Fantastic experience: I want to give a shout out to Kaley Vaughn. I just moved back to Nashville and attended the Feb 5th Annual HOA Meeting at The Hillwood. Kaley is very knowledgeable about The Hillwood answering every question that was asked of her. Her knowledge, confidence, kindness and the fact that she truly cares about us is very comforting and reassuring to us during this complicated and sometimes confusing time after the January 30th fire. Negative experience: i paid the whole year for the social fee and they told me i still had fees but they weren’t even on the ledger they sent. they are disrespectful people who screw people over constantly and proudly with no regard for anyone around them.

Fantastic experience: Our community has worked with Timmons Management for several years. Our Representative, Lori Dalton, is a pleasure to work with. Lori and her team have given us the support, vendor recommendations, and advice we need to run our community well. While not perfect, neither are we, and the entire Timmons team works hard to make things right. I definitely recommend Lori Dalton and Timmons!

Fantastic experience: I have worked with Timmons for the past three years, as an HOA board representative and for many more years as a resident in our neighborhood. Lori Dalton has been the most helpful and courteous Property Manager that we have had in all of that time. She is supportive, prompt with responses and always put our residents needs in the forefront of her work with us. I would also like to say that Lynn Burka, President, Managing Partner could not have been more helpful as well.

Fantastic experience: As a new home owner in the Towne Homes of Hampton Springs…Lindsey Blauser (our property manager) has been extraordinary thus far in helping me get answers. Fantastic experience: This review is for Leisa Vanhoose who is the property manager for the west end lofts community. Leisa is incredible to summarize! Leisa helps us, unlike any other property manager we have had previously. I have worked with many property managers, and Leisa stands out with impeccable customer service! Leisa is attentive, follows up on all requests, is proactive, and truly cares about ensuring that our building and residents are in a good place. In addition to being good at the job and always being prepared for our monthly review meetings, Leisa goes above and beyond in following up with contractors and coming on-site when needed to ensure repairs are complete. There are countless examples of Leisa helping us each month, and I just wanted to share how much we appreciate her!

Fantastic experience: As president of the Stags Leap HOA - Lynn might be one of the most effective managers I've ever worked with. She and her staff are top notch. Shout out to April as well! Highly recommend - well done!

Fantastic experience: Nyla Davis, Property Manager for Belle Vista subdivision in Franklin, TN has done an incredible job. Timmons was the 3rd Management Company to Manage our HOA taking over in 2016. Nyla is by far the best project manager that I've ever worked with. She is extremely professional, knowledgeable, detailed, diligent and takes great pride in her work. She has always made herself available anytime we've needed her. If you're looking for someone to manage you HOA I sincerely don't think you could find anyone to top her.

Fantastic experience: Lindsey Blauser, of Timmons Properties, has the patience of a saint and as our HOA manager over the past 2+ years that I have worked with her. She has guided us through numerous difficult building and owner situations and has helpful ideas. She has an excellent working knowledge of our By Laws and Rule of Order, which has been critical. She is honest, direct, and easy to work with!

Fantastic experience: As a resident of our community in Clarksville as well as the HOA president, I am extremely pleased with the level of knowledge Sam Mills and Tanna Taft have provided. Sam is quick to respond to an email and with his experience and his recommendations, I've learned how to delegate appropriately to Timmons Properties any concerns in our neighborhood. Sam takes on property management responsibility seamlessly, keeps me updated and provides excellent financial reporting. Only great comments I have for Sam and Tanna with Timmons Property Management and their commitment to us.

Fantastic experience: Billy Heming does an amazing job managing the many different aspects of a very diverse property that includes single Family homes, multifamily complexes, as well as corporate complexes. Burton Hills should not be considered as a single property as it really includes 13 separate properties with the larger Burton Hills area. Billy is very responsive and tries to do all he can to satisfy his customers.

Fantastic experience: In all of my experiences with homeowners association management companies, I have never encountered a better Community Property Manager than Nyla R Davis! Her professionalism, organization, promptness in communication, and cheerful attitude when there is a problem are attributes many do not have! I applaud and appreciate Ms Davis exemplary service.

A Well maintained community where property owners keep units 5 star and renters treat where they live like they owned it. I’ve only had to call a few times, but whenever I do call over an issue I’m lucky to get a young lady by the name of Kate. She is probably the most caring and thoughtful individual I have ever had the pleasure of speaking to. I am very pleased with a the customer care this place has to offer. All customer service representatives should be as pleasant as that young lady.

Fantastic experience: I am the President of the Sonoma Subdivision in Brentwood. This review reflects the entire board's viewpoint. Christina Ward is our representative from Timmons. We have worked with Christina for over two years and she has been great to work with. Christina goes the extra mile and is there to ensure our community is something we can be proud of. She is willing to have tough conversations with homeowners when needed. Christina is very quick in her responses and willing to help out with our community needs.

Fantastic experience: Timmons Properties has been handling our subdivision for at least 15 yrs. We lost our last rep suddenly & Billy Heming stepped in. He has been easy to work with. He is helpful & congenial.

We have had multiple property managers in the past and no one can come close to the amazing job that Leisa does. If you want someone that goes above and beyond this is your person. Fantastic experience: Since Addia has been assigned as our community's property manager, we have been more proactive in resolving its problems. With little oversight from the HOA board, Addia has prioritized and resolved issues that, in the past, would have required all the board's attention and many follow-ups. Fantastic experience: I have served on our community HOA Board (Cherry Glen) for 5 years and am currently the president. We have utilized the services of a number of property management companies since I have lived in Cherry Glen and Timmons Properties is now our property management company and has been for 6 years. We are VERY SATISFIED with Timmons. Our property manager, Billy Heming, is a knowledgeable, capable and trusted advisor to the HOA Board. He is responsive and goes the extra mile for the Board and for our residents. When you have a volunteer HOA Board, you need a strong property management company with outstanding property managers. He has provided timely assistance over a variety of areas including finding more cost effective services, issuing fireworks safety reminders, and offering options in dealing with resident challenges. She brings professionalism, knowledge and a great attitude to her job plus, she has a great sense of humor...much needed with this work!
