Negative experience: Do not rent from them. Signed another lease with them for another year and someone from their office named Vanessa called the electric and water company to switch my utilities from my name to their name. Had to pay a deposit to reconnect the services back in my name although they never informed me they would do that. Of course they stated it’s all apart of my lease agreement which is bullshit.
Negative experience: I've been renting a property managed by Evernest since April 2025, and my experience has been nothing short of terrible. When I moved in, the upstairs AC unit was already out. It took two full weeks for them to even send a vendor. The first technician correctly diagnosed a leak in the air handler that was burning through freon. Their solution? Send a second technician to just top off the freon — patching the problem instead of actually fixing it. Meanwhile, the upstairs was reaching temperatures in the 90s, making it completely uninhabitable. Evernest offered zero temporary solutions to bring the temperature down while they dragged their feet. On top of that, when I first visited the property, the yard was completely overgrown — grass and flower beds neglected while it sat vacant. No move-in prep was done whatsoever. No yard cleanup, no addressing leftover issues from the previous tenant. It was clear nobody from Evernest had set foot on the property before handing me the keys. Now, nine months later, the AC is out again — almost certainly because they never actually repaired the leak the first time around. I submitted a maintenance request through their app over a week ago, as directed, and reported the issue to their home inspector nearly two weeks ago. I have yet to receive a single response from management or a vendor. Not even an acknowledgment. The only communication I'm getting from Evernest? Lease renewal offers. They want me to re-sign while ignoring the fact that I have no working AC upstairs as temperatures are climbing heading into spring. Their priorities are crystal clear: collect rent, ignore tenants. A warning to property owners as well: if you want your investment maintained properly with preventative care rather than neglected until something breaks and then patched with the cheapest possible band-aid, do NOT hire Evernest to manage your property. They will let maintenance requests pile up, ignore your tenants, and let your property deteriorate. Hands down the worst property management group I've ever dealt with.

Negative experience: Look for a different property management company at least 5 times before you consider using these people. Make sure to email them several times on your move out follow up to make sure you receive your deposit, they will not send until you follow up… they will renovate at the bare minimum & have no remorse for any action. As you live in one of their property’s, write down every agent you have (you will have multiple) who remain clueless with the current problem that was stated weeks prior. Look out for mold in restrooms & make sure you have someone inspect for fungus within crawl spaces. Will most likely be detected. If you upgrade it yourself, just remember everything is “as is”. They choose certain work orders to fulfill even if it’s needed to make sure you choose what’s most important. I won’t waste any more time, but do not rent from them. I guarantee you will be let down & disappointed with customer service, management & overall experience.
Fantastic experience: Working with Gen at Evernest was an absolutely wonderful! Somehow Gen was able to maintain the highest level of professionalism, yet, at the same time because of her genuine concern, she was able to seem more like a friend! And her responsiveness, throughout my entire time while working with her, was unparalleled!! She always returned my calls promptly, and she was always well-informed and up-to-date to any situation that needed attention. Her honesty, clarity in communication, and incredible attention to detail truly set her apart. She consistently went the extra mile to handle every situation properly and on time. I will actually miss getting to interact with her. She is an incredible asset to Evernest and is a blessing to any and all who have the pleasure of having her for an agent!
Negative experience: Do not lease from this company. My son rented for one year. He moved to relocate out of state. He left the property in very good condition and paid for a professional cleaning. They kept his entire deposit and are trying to charge an additional $800.

Negative experience: AVOID THEM!!! In a 5-month time span renting through Evernest, my property in Nashville incurred roughly $35,000 in repair costs, due mainly to their negligence and mismanagement. Multiple attempts to address the issues with my property manager led only to further negligence and additional costs. They do not properly maintain a property, but rather make empty promises of bimonthly inspections, 3-day maintenance repairs, and quality service. Damages to my property include: failure to maintain basement air quality, leading to mold that spread throughout the insulation and ductwork and contaminating the living space, allowing tenants with moldy furniture and outlawed animals to move in and contaminate the place further, no attempt at regular lawn care, refusing to charge the tenants for damages upon move-out such as holes in walls and front door and a broken window. INSTEAD, they want to charge me for all these damages! Plus all the "administrative fees" that are generally 10% or more of every work order incurred, whether you ordered the work or not. This is totally unaffordable, and their slimy activities and lack of policy transparency are ruining what was previously a profitable rental. Evernest does not care about the landlord, the tenants, or most of all the owner.

Negative experience: My son has been renting from them in Clarksville since mid September 2025 and he’s been living with an oven that doesn’t work and a garage door opener that doesn’t work and this is a brand new unit!! He’s done what he needs to do by filling out the maintenance request which is a joke and he’s been waiting and waiting and waiting but gets nowhere with them they are a sad company and would think twice before using them What is he supposed to do? I’m beyond mad and frustrated Question Do you think Channel 2 news Investigative Reporting could find out why these maintenance requests aren’t being addressed?

Negative experience: We have been waiting for over a month to get heat in most of the house. It is freezing at this time of year in Nashville. We have Receive text messages, apologizing for the delay over the past month.. We moved into this house in good faith, with the promise that the issues would be resolved as soon as we moved in. There is a list of things that need to be repaired, including leak damage under the kitchen sink, a leaking bathroom window seal and the garage that won’t open with a remote. Their HVAC system is not working in the bedrooms. It is freezing. This is been going on since we moved here and they just keep postponing getting a repair person here. We feel so disappointed and frustrated with Evernest. We will never rent one of their homes again. This feels like property mis-management.

I've been here for 2 years when it was Elara property management I never had a single problem half a year later they merged and became Evernest I've had more then 6 workers no ones knows nothing they lied about the rent I pay every month they have me owing money I've payed, there constantly threatening me and my family with evictions or 72 hour notices at my door I would never recommend this Realty to anyone and they don't fix Crap and they steal your money and then don't know what happened to it. I've been calling and all you get is run around I have several names there but Molina was the last person who also does nothing always at lunch and they never never call you back so yall can sit and wait for them to do anything then they blame it all on the tenant when you don't call for repairs that should have been taken cared of 2 years ago.

Despite repeated attempts to seek clarification, no one from the company has responded to calls or emails. The lack of communication and transparency is deeply concerning and reflects extremely poor business practices. Charging such an excessive amount without justification or follow-up demonstrates a complete disregard for accountability and customer service. Positive experience: As landlords, they're ok. I've had better, I've had worse. They left a bad taste, every interaction with them demonstrates a cold indifference towards the humanity of their renters. - Automated lease renewals with automated rent hikes - They'll automatically throw you on a naughty list if you miss rent twice (over 3 years), forcing you to go to a store to issue a certified check, and then charge you an extra fee to give them that check - They told us our dog was a prohibited breed AFTER accepting $200 in application fees (registered ESA solved that I guess) - They keep increasing/adding junk fees. "Resident benefit package" Where they sell your data to a myriad of vaporware products, and then ship you an overpriced air filter every month "for your benefit" of course. You're forced to enroll in their overpriced renters insurance. - They advertised the unit came with washer/dryer. It did not. They refused to provide one. Then during inspection they were taking pictures of our washer/dryers, as if they owned them.
Fantastic experience: Signed a new lease with Evernest. Gen was very helpful in getting an addendum to the lease to remove the monthly pet fee after our pet passed away. Using the Evernest portal has made processing monthy payments easy and seamless.

Negative experience: Don't let these other positive reviews mislead you. Would give 0 stars if I could. I had nothing but a horrible experience with Evernest properties and will never again rent with them in the future. The property I was at was 2600 Clifton Ave in Nashville. I have had an absurd amount of trouble SINCE the BEGINNING of my renting journey with them. Upon moving in, I was never given my door code until an hour an a half after I arrived to the property. Despite them asking for a very thorough move out cleaning, when I moved into the unit, it was filthy. The specific apartment building I was in had constant issues with the fire alarm going off in the middle of the night, and no one to contact other than the maintenance line (which is just an operator that doesn't even work in state, they just take a message and send it to the "owner"). There was one night (during a work night) that the fire alarm went off from 11pm into 9am the next day. I had to stay in a hotel because of the noise and the owner wouldn't compensate it. This happened on multiple occasions, the fire department had to come out so many times and during all of this they weren't able to shut it off because the building owners wouldn't give them the code. Getting ahold of anyone at the office is a joke, barely helpful to the tenant and they definitely outsource their call center from other countries which can be enraging because it feels like there is no one that is near by that can truly help you. The elevators on this property worked 25% of the time and sometimes the elevator would be out of service for up to three weeks. I was on the very top floor so even though there are stairs, for the price you pay in rent, it was incredibly frustrating for the elevator to be out of service. During the winter time when it snowed, no one ever came out to salt the stairs (especially during the times the elevator was out of service) nor did they salt the parking lot. During the end of my lease I began dealing with cockroaches as well. Overall this place sucked, and living at an Evernest property feels like a scam. Would NOT recommend, save your time, money, and sanity and rent elsewhere.

Negative experience: As an owner, Evernest bought the local property management company that we used previously. For a few years we continued with them. However, we are constantly having to check their accounting to make sure we received the right payments from our properties. Their maintenance crew rarely fixed the item in a timely manner and have had annual issues with the HVAC on a brand new unit which should have been under warranty only to find out they were replacing the wrong parts all along after we brought in our HVAC person. Mind you the last concern was only a week after their “check-up”. We’ve had multiple property manager representatives in the couple of years we used them. Now after we’ve decided to change management companies, they are refusing to give us the monthly rent payments and the keys and deposits until 60 days after we asked to end the contract (30 days beyond what is in the contract). They say their accounting team needs to process it. After asking a couple of the tenants, their experience was not much better. If you can help it, stay away from this company!

Negative experience: This is by far the worst property management company I’ve ever dealt with. My back door was broken for nearly two weeks, creating a fire hazard and preventing me from using my yard. My laundry machine literally started burning while I was asleep, and no one ever came to check it for safety. It's still broken and they keep saying "someone will call soon" and still waiting. My power went out for 16+ hours and instead of treating it as an emergency, they refused to pay the emergency fee and wouldn't send anyone until their technician was available. Every time I ask to speak with a supervisor, my coordinator promises a call back that never happens. It’s been the same excuse for weeks. They are negligent, unprofessional, and completely irresponsible. Avoid this company at all costs.

I have called every day and every day I'm told maintenance will be notified and I will be contacted. No one addresses it, no call. I will never do business with this company again. Could not write another review so I had to edit this. If less than a star was possible I'd give it to this company. 3 times in 5 months the AC stops working. Negative experience: As a resident, we have had no issues during our 1st year lease. Our major problem has occurred at lease renewal. We paid our rent prior to 9/1, our lease renewal day. Our payment even shows up is their system. But the lease renewal wasn't updated until after 9/1. This caused our payment to show as a refund credit, but never re-credited to the new lease. We have been calling for over a week to get this straight because now they are trying to bill us for the new amount plus late fees! They are impossible to get on the phone and don't return calls. They have notified us by email that they are aware of the problem and will get it fixed. After receiving the email, we also received an eviction notice on our door! I am feeling harassed and nervous about being evicted after having paid the rent prior to it being due.
Negative experience: I have mostly for the past 3 years dealt with Alex and he has always responded very quickly and promptly! I did have in the beginning negative some at GK houses, but once I started dealing with him, its been excellent! The maintenance staff is awesome as well! Their service changed drastically over the 9 years I was there! So much the owner of the condo I rented changed to Wilson Reality, which I wished the first 8 years I had them! I only had them the last year I was there. I would advise anyone who rents if Evernest is managing it, RUN! Another lady had issues with them as well.
Positive experience: Representative Antonette was kind, quick to respond to my questions, and helpful. Only reason I didn't give 5 stars is that I wouldn't give Evernest 5 stars because their application process was complicated to complete online and in my opinion asked for way more information that what should be necessary in order to rent a home. Other landlords and rental mngmt companies I applied to rent from had a much more simple application and they didn't ask for every little detail about me as much as Evernest application did. Others didn't require me to upload bank stats and proof of all prior rent pymts etc. I felt like my bank acct info wasn't their business and was an invasion of my privacy. In my opinion pulling credit, employment verification or income verification, and giving landlord permission to check with current and previous landlords to ask if I've ever paid rent late or been destructive at places I've rented should be all that is necessary.
Fantastic experience: Awesome tour! Awesome house. I would do anything for it and they’ve been super responsive in each step. Highly recommend. Allona is the best - super helpful and will help you in any way that she can.
