Negative experience: If I could give this company less than one star, I would. I live in Villages of river wood and they completely failed to comply with TN laws in terms of pest and termite prevention. They have failed to provide any HOA documents, proof of inspection or vendor contracts related to my townhouse and ACTIVE interior and exterior termite infestation. They are the worst company I’ve ever dealt with and are liable to civilian lawsuit at this point.

Fantastic experience: We recently transitioned to Metropolitan from Rowcal and the change in service has been amazing! Everyone has been so nice and our CM, Pauline, is super responsive. I feel like our neighborhood has been extra needy because of the prior disorganization and lack of attention with Rowcal, but Pauline goes the extra mile and is getting us back on track. They've done everything they said they'd do for us when we hired them. I'd give them 10 stars if I could!

Negative experience: Kelly Long who is the portfolio manager of these properties, will ignore your calls and emails. My neighbors were on the board of the HOA, that had direct contact to her were even unheard when they tried to get help from her. Avoid any of the properties ran by this company

Fantastic experience: Morgan Buford manages the HOA account for the neighborhood I live in. My neighbor and I had a storm water drainage issue and nearly had water in our condos after a particularly heavy series of summer storms in the Davidson County, TN area in August. I filed a work order via our HOA and Morgan had a local company look at the site, develop a solution that would alleviate the flooding on our patios, and then implement the fix. We have not had a storm as severe as the August rains, but so far the fix implemented seems to be working. Thanks to Morgan for managing the project.

Negative experience: I have lived in Williams Station since May 2023, and the issue with water and sewer billing has been constant. When I moved in, we were told that water would be included in HOA dues. However, residents were not notified about separate water bills until almost a year later after fees had already accrued. To make matters worse, we were not able to form a homeowner-led HOA until all homes were sold, and by that time, we were blindsided with these unexpected charges. Even after Guardian Water & Power began billing residents monthly, the HOA and property management company have failed to properly manage these funds. Instead, we were hit just days ago with a $500 special assessment for “unpaid sewer bills,” and told we have only 10 days to pay in full or face a 25% late fee. This is on top of the fact that Williams Station has only one master water meter, and management has repeatedly threatened to shut off water for the entire community, even though residents are paying their monthly bills. The lack of transparency and accountability is unacceptable. Homeowners deserve answers, not threats and intimidation. When residents ask for clarification, we are met with condescending and dismissive treatment rather than honest explanations. This situation reflects poor financial management, misleading communication, and disregard for residents' rights. Metropolitan property management company must do better. Homeowners deserve transparency, respect, and proper handling of community funds.

Negative experience: My husband and I have had a horrible experience with this company. They sent us an "official warning", against my husband for something he did not do because a board member went and complained about God knows what and we get this "violation" crap. I have tried to call to set up a meeting to understand why they sent this to us but no answer and with the emails the person(won't put her name) has not listened to our side at all! We feel like this company does not care about us as owners or want to hear our side. MPM cannot provide any tangible evidence against this "warning". It is like we are talking to a wall, or AI! It is so frustrating. Being accused of something because a neighbor threw a fit about something instead of behaving like an adult and simply communicating with us. A situation that was created to be way out of hand and could have been handled in a more kind and respectful way. You would think MPM would want to listen and understand what actually happened instead of listening to one person's side. Guess companies like this just want their money. Our HOA has gone up significantly and we have no amenities, we are paying $250.00 a month to get a BS "warning" for something my husband didn't do? Ridiculous. This has put a bad taste in my mouth and in the future will not be buying a home with an HOA!!!

Negative experience: I’m extremely disappointed in the shady business that Metro Properties has conducted. This week, I was served papers for overdue balances on HOA fees. They have my cell number, email, and home address. No phone call, no courtesy email, or no mail was sent to inform me. This has resulted in paying a substantial amount in legal fees. Not to mention that they do not keep the grass cut, mulch the flower beds, and we are being charged an additional fee for a pool that is not even open. Would not recommend this company to anyone.

Negative experience: Avoid this property management company at all costs!!!! I have been experiencing multiple issues with this management. They are not self-starters. I particularly have to do their job for them with multiple issues involving everything from getting a live pole off the gorund following up on landscaping complaints. We went without landscaping for almost two months and there is a live pole down for over five weeks and counting. They are unresponsive, dismissive, and utterly useless. Their negligence has led to deferred maintenance that now costs our HOA thousands. They are the definition of incompetent. Do not let your HOA board hire them.

Negative experience: Very disappointed in our HOA. When you need their help they say they want to help but when you don’t see improvement with an issue and follow up the helpfulness changes to being short and they say what they can’t do. I do understand what HOA handles vs the city however it’s not good to pretend you can help then switch things up later. For the last year an half they allow a huge truck/trailer to park next to our house every single day with a row of cars when the neighbors don’t use their own garage or driveway. It’s so disappointing they say we’ll send a courtesy letter and when nothing changed I checked in with HOA and got a response of the HOA does not own the streets but would send a courtesy letter. Then she asked for their address again. This is not the first time someone with HOA says they’ll like to help and ask for details. You take your time to provide all they ask with hopes and appreciation of their help only for them ask for the same details AGAIN after you checked in about it when you see nothing has changed. It’s too obvious they aren’t doing the help or work they say they will do. I even emailed the President and he did not even respond to me. My neighbor did the same contacting the President as he got in an argument with the man with the trailer parking there every day. Disappointed in Riverwood and the property managers not having good customer service. We try to get their help since we pay $101.58 every month for our dues and do not want issues with neighbors so try to keep things peaceful. They care most about broken glass in the pool every year they have been our HOA. Past years we didn’t have that issue with other HOA companies in this same neighborhood. No previous HOA company ever said glass was broken in the pool like they do every single year since 2023 so of course that cost more money to drain and clean the pool. I’ve lived here since 2014 so it’s very strange no other year this started until they came around. Neighbors are questioning is this true. Previous HOA companies we have had a life guard as well. With this company they hire no lifeguard which would also help enforce pool rules since they say every year glass is broken in the pool. Previous HOA companies we had enforced order with the cars and the streets looked so good now it’s getting out of hand and not safe for people walking especially passing townhomes. I did not want to write this review however it’s very frustrating two property managers acted as if they wanted to help yet respond back to me the way they do. It does not feel good to have property managers say what they will do then don’t. I’ve had one tell me she’d mail a courtesy letter and send a community wide email on being respectful to your neighbors regarding parking and that never happened. Even told again by another a letter would be mailed. I learned at an HOA meeting there is an issue just like ours in another part of the neighborhood. I don’t understand what is so hard about communicating this issue to the neighborhood. I see so many emails of neighborhood events and the broken glass in the pool is their priority and not actually resolving real issues.

Fantastic experience: This five-star review is for Emily Earls—and Emily alone (with a special shoutout to Allen Matthues). My first point of contact was our assigned property manager, Jamille Heard—and to say she was rude would be putting it mildly. She was dismissive, condescending, and completely unprofessional. Customer service is absolutely not for her, and frankly, she made an already stressful situation much worse. After that disaster, I spent the entire day calling and emailing multiple people. Not one person responded. For a company this large, that is baffling and unacceptable. Then, by pure chance, I reached Emily Earls—and she was the complete opposite. Emily was everything a professional should be: kind, respectful, patient, and extremely knowledgeable. She listened, understood my issue immediately, and had it fixed in under a minute. After being treated so poorly and ignored by everyone else, Emily was a breath of fresh air. And I also want to mention Allen Matthues—who has consistently been super helpful and professional anytime I’ve interacted with him. The company as a whole? One star. Jamille Heard? Zero stars. But Emily (and Allen)? The absolute best.

Fantastic experience: Metropolitan Properties (MP) is our HOA in a very nice development in the Chattanooga area. Lexi is our MP Chattanooga area property manager. We really had no direct contact with MP the first 8 months of our home ownership, as all general announcements and necessary communications were seamless and normal between the HOA and us, HOA member. About 8.5 months after moving into the community, an unfortunate and very localized situation (no fault of MP or the developer) developed that required MP to step in. Through Lexi’s expert managerial skills and her amazing follow-up she navigated through a minefield of problems and ruffled feelings. A totally thankless job at this point because all parties were already negatively impacted. Fairness and objectivity is what we needed and hoped for, and Lexi delivered! Five stars are really not enough for the work that Lexi does for our community. We really did not understand all of the work she does behind the scenes until her direct involvement became imperative. We are impressed!

Fantastic experience: Let me start off by Saying Allen is a superstar! I live in the sawgrass neighborhood and Maddison is in charge of our neighborhood. I submitted an HOA request to extend my patio and put up a screened in porch. She did not respond to any of my numerous emails, she never answered the phone, and never returned any of my multiple voicemails. I then got ahold of her boss Laurie 1 time and was assured I would have an answer the next day. That did not happen and then Laurie stopped responding to me and answering my emails, calls, and voicemails. I then got in contact with Allen and expressed my frustrations. He has nothing to do with my neighborhood but he stepped up and took ownership of my problem. He had an answer from the HOA within 48 hours and kept in contact with me over those 48 hours of where we were at in the process. If it were not for Allen I would be giving them a 0 star review. He seems to be the only one who cares about their customer and takes pride in what he does!

Negative experience: I recently moved into a new house and we have METROPOLITAN as our HOA, and it’s terrible service. My wife and mi little kid feel unsafe because all the vandalism we have in Hermitage, Tn. The HOA doesn’t want to put gates and the monthly payments are already super high. All the neighbors want gates for security and don’t let everyone in, but they don’t even care about us anymore. Strangers can get in into our pool and everything, and this HOA doesn’t do anything for us. Poor services. We plan to move out and never come back again. Please don’t buy houses with this services

Negative experience: I’ve been requesting a simple tree trim over my balcony for over a year, and it still hasn’t been addressed. Metropolitan Properties does an awful job managing the property overall. The dumpster is constantly overflowing, and the landscaping is poorly maintained. Very disappointed with the lack of responsiveness and basic upkeep.

Negative experience: Terrible company - see the pictures. The trash compactor is being used as a dump and they don’t care. They don’t answer the emergency number on the weekends. No upkeep at all. Do not hire these guys.

Negative experience: 0 - Gave an 1 . No Zero’s to give Absolutely the WORST property management company . I have have BEEN Involved with. Take your hefty HOA fees and never fix fix repairs …And extremely difficult to get a hold of - and when you do a week after roof leak - they will not repair what was supposed to be their responsibility. I thought previous company ( Ghertner was AWFUL and Not too Great . Now I realize those people were 100 x’s more reliable and receptive to their property. Broke stair too 3 yrs to finally repair . Our pool was 2 weeks late to open , and now they refuse to repair the damages roof leak caused. It too 5 days to get Metropolitan Property Mgnmt to send someone out . For this reason and concerns . Use another property management folks - these guys N Good

Negative experience: One single light post in our street community that cannot be fixed. It has been out for more than 3 months already. Its pitch black going to the garbage area. The property manager said they will refer this to the owner and now they will refer this to a developer of the community. Can’t wait for their next alibi. SMH!!!

Fantastic experience: I have worked with 8 different services over the past 15 years. In general they were adequate if somewhat disinterested. I can honestly say that they never helped me with any problem I had but since my problems were more irritants than problems I never thought much about it. Well, Lexie with Metropolitan is totally different. Any time I asked for anything she delivered and then followed up to make sure all is well. She is amazing. Her dedication to her clients is amazing and her willingness to go above and beyond for us is really extraordinary. We love Lexie and Metropolitan!

Negative experience: This company has done absolutely nothing in regards to the bylaws we are given as residents. Not to mention, the grass behind my house is only cut every two to three weeks which residents pay for on a bi-weekly timeline. Lets add to that, the previous HOA put flower beds in behind my home, yet they are overgrown with weeds over 18 inches tall. How does one request a refund from an HOA?

Negative experience: I live in Sawgrass West Townhouse Spring Hill TN. They have taken over are HOA a year ago and they are horrible. I have put in tickets all I get is advanced the ticket and nothing gets done. The have a person come once a month to look at the property. Are garbage bit is concisely being abuse by renters and people dumping and we have cameras but yet nothing is done. Are lawn service trashed my lawn and this is a brand new condo. They do not call you back or correct anything. How there in Business is beyond me.

The previous management company only took care of the basics. She is in constant contact with the HOA board and answers any questions we may have. Fantastic experience: We made a switch to Metropolitan Properties a year ago. We had been working with a one man property management company for over 10 years and things had really gone downhill. Metropolitan Properties has been a fantastic partner and have helped us in numerous ways. They are knowledgeable , courteous, responsive and professional. Brittnee is our manager and she makes us feel valued and appreciated, even though we are a smaller complex. Everyone I have met and worked with in the last year at MP have been great. So glad we made the change, I only wish we had done it sooner!

Fantastic experience: Earlier this year our HOA had the good fortune of Brittnee Walters being assigned to manager our account. Although relatively new at MPM, Brittnee is an exceptional communicator, always responds in a timely fashion to both Board and residents inquiries in our village of 84 home owners. Excellent on researching and diligently vetting various vendors when requested. I’ve ben in the service business for 40 years and know first hand what quality service is about. In an any HOA situation, IMO, the key to success is having a great relationship (communication- both written and verbal) with your immediate property manager, forget the top executives. It would be wise if MPM mgmt. could clone Brittnee, she’s wonderful. Marty L HOA president (have dealt with many PMs over several years)

Negative experience: Metropolitan does a good job for the standard HOA tasks - our landscaping is well maintained, fire inspections are communicated well, budget is sent out timely, etc. Where they fail is when something out of the ordinary happens. Twice, we have had leaking valves from the sprinkler system that have caused water damage. Both times have taken multiple maintenance requests/emails/phone calls before they were fixed - the first time actually took tracking down an HOA board member to get involved because we ended up with a giant mold problem that was creating health issues for us. Water leaks don't tend to get better the longer you wait, so it's madness to me that they will sit on a water leak for 3 months. No, that's not a typo - we notified Metropolitan in January there was another leak and it finally was addressed in April. And even better, when they finally sent someone, no one gave us a head's up (even though we specifically asked), so that was a fun surprise having our water turned off while I was in the middle of doing laundry. I served on an HOA board for years. I understand the challenges of dealing with homeowners - but as a paying HOA member, it shouldn't be this frustrating to get an obvious issue fixed and have some basic communication! You want to sit on fixing the beeping fire alarm that's been going off every 60 seconds for 6+ months (another unresolved issued we have....)? Fine. But a water leak? Come on...do better Metropolitan!

Fantastic experience: Being a board member at St Martin Square at times has been challenging! Trying to navigate all of the expenses that is required to maintain the complex can be confusing and stressful. With inflation and the increase of insurance the position can become very unpopular! We are fortunate to be working with Metropolitan Properties and our property manager Barbara Reid to help us steer our ship, at times over some rough waters, through the every day minutia!!! Are they perfect, no but they work hard to make sure our questions are answered and our complex stays on top of what is needed to be done to not violate any codes and to keep up with the new things coming down the pike!

Negative experience: Terrible Homeowner support. It's taken almost a year that I'm still requesting a wall repair correction that was done incorrectly, flashing is outside of the wall instead of inside, and is open to mice, bugs, leaves getting into the crawlspace. This management never replies. Period. The only reply was a generic email saying we received your work request. They don't email back, they don't answer their phones, they don't reply to vm messages. The maintenance people they use are Terrible. The roofers left tons of nails a few years ago, and they're still falling out of our downspouts. Unbelievable.
