Negative experience: Toured a home for rent. We were told it had been cleaned by the owners and wouldn’t be cleaned by the company prior to move in. There was dirt, cobwebs, dead bugs, etc. Patio and patio door was covered in mud from previous tenants dogs. Additionally, the individual showing the house was quite standoffish to myself and another family touring at the same time. That is the ultimate reason we will not be moving forward with this management company.
Negative experience: My wife and I moved from Oliver Springs to Clinton to be closer to my elderly mother and father. Upon finding Jacob Lei properties, we scheduled an appointment to view the property. It was daylight of course. The apartment had not been cleaned but we were assured it would be by move in. We paid first months rent plus deposit, received our keys. Started the move in process. The apartment looked as it did when it was toured by us, we cleaned as we tired the faucets on on the upstairs and downstairs faucets were not anchored down, g toilet seats were falling off and the kitchen sink leaked. I repaired those things myself. We lived there 1 year other move outs tossed trash at the fence behind the waste connection dumpster and stayed the of a year. Management never inspected the property, no pest control of any kind. We turned in our 30 day notice and were out on the 30th day, we were called about late rent after we had been moved ! Management is incompetent at best. We received a post move out email stating we were getting zero deposit back for trash removal and new paint, the apartment was left empty, and the paint was left as it was when we moved in. Trying to get someone to answer the phone or get a return phone call is impossible!once they get you rented you are on your own. As I stated earlier we toured during the day and at night time the only outdoor light is from the street light on the main highway 200+ yards away, zero parking lot lighting which a a huge hazard and safety risk. The customer service is worse than Comcast Save your hard earned money and time and DO NOT consider this property management company or so they call themselves.
Fantastic experience: ★☆☆☆☆ Extremely Disappointed — Not Worth the Money My experience with this property management company, especially dealing with Jacob and Lei, has been incredibly frustrating. In my opinion, they’re quick to take your money, but offer little to nothing in return. Communication was poor, follow-through was almost nonexistent, and every issue felt like a battle just to get basic help. I walked away feeling completely let down and honestly shocked at how little value I received for what I was paying. It felt like my concerns didn’t matter at all. Based on my experience, I strongly recommend looking elsewhere if you want a management team that actually delivers on what you’re paying for
Negative experience: Deleting my previous review to speak the truth! I recently moved due to them not managing mold, mildew and rodents in my previous apartment with them. I had to move to save my health as it was affecting my health negatively. Never once until they decided to sell the house they rent on chickamauga Avenue did they EVER do inspections prior to wanting to sell. The house that’s 126 years old continued to fall into ruin with warped floods, mold, leaks, the whole 9 yards. Never once did they actually “manage” the property & take care of it. When I informed them of intent to move I was met with the utter most disrespectful workers of all time, yelling & verbal abuse all while getting hatred for moving. THANK GOD I found somewhere better to move run by a far more professional private landlord THAT ACTUALLY TAKES CARE OF STUFF
Negative experience: This company needs to be investigated. They will keep most of all of your “refundable” security deposits and write up off the wall charges to be able to keep the money. Most good reviews are NOT real. Picture inserted for proof. Save your time and find a better management company. They all act like complete children in the office and I truly don’t know how they are still in business. Complete slum lords. Expect them to leave a nasty reply back to your bad review as well. Not professional by any means.
Fantastic experience: Jacob Lei has been phenomenal for the past two years we have rented with them! They are quick to answer our questions and are always trying to be helpful!

Negative experience: I rented the property sight unseen based on the photos on Zillow. That was not the issue the problem was the house was not cleaned. When I called to complain I was told the cleaning crew did their job so it must have been maintenance who left it dirty. So the maintenance team at Jacob Lei left this. The property was cleaned on 9/14 for a move in on 9/15. So between 9/14 and 9/18 the maintenance guys did all this. Yes that is crap stains in the toilet but , Jacob Lei said it’s scratches that will not come off ♀️. I was told we will not send the cleaners back to re-clean (actually clean) because maintenance did this and we will “document it”!! WTH isn’t that your people? Now in their leases they automatically charge you a 450+ cleaning fee. Truly a crap show and not just in the toilet

Negative experience: Horrible customer service. They would never return my calls and would try and gaslight me into thinking that they did, along with the other people who sent applications who were going to live/cosign. They also lied about general information to us that would keep moving forward with receiving the property and would tell us last minute information about whether or not we need to get cosigning or not despite asking about it several weeks in advance. During our final phone call, the lady on the phone would argue back with me about them being right despite me having evidence of them being flat out wrong. Also, weird how you're getting snappy with your own customers on the phone, it's completely unprofessional. Jacob Lei is the perfect example of a company that believes they can do no wrong and will not take any accountability for their failures. You can also see this if you look at their replies to other people in the review sections. Despite me being young myself, I felt like the company was being run by children crying over their alphabet block tower falling over after stacking it horribly. The people on the phone are rude, the website is flawed in many ways, and it seems like the houses aren't maintained properly according to other users who have posted with their reviews on the site. I know this is a very long review, but I am only posting this so nobody has to go through with what I, and many others have endured with this company. Please save yourself the trouble and find another place more professional and willing to satisfy your needs.
Negative experience: HORRIBLE COMPANY TO WORK WITH. I don’t usually leave reviews, but my experience with this property management company has been consistently terrible. The staff is rude, dismissive, hateful, and rarely helpful. Any time you contact them with a concern, you're met with rude attitudes or complete indifference — if they respond at all. The properties themselves are poorly maintained. Common areas are dirty, repairs are neglected, and basic upkeep is clearly not a priority. Maintenance requests are often ignored or take an unreasonable amount of time to be resolved, and there’s zero communication unless you repeatedly follow up. It’s clear they care more about collecting rent than actually managing or maintaining their properties. If you’re considering renting from them, do yourself a favor and look elsewhere. Living here has been a constant source of stress and frustration. Whoever owns the apartment at The Woodlands in Knoxville that is wasting their money paying Jacob Lei to manage the apartment should look into the upkeep of this apartment, Jacob Lei is doing a horrible job!
Negative experience: This property management company is one of the worst I have dealt with. With lack of communication via phone calls and emails, maintenance issues not being handled in a timely manner, along with claiming I did not leave a forwarding address during move out when I did, the list could go on. This place is SO unprofessional, and if you can avoid being in business with them I would!
Negative experience: Here for two weeks and it’s been unbelievably terrible working with these people. Read the reviews. Our home is broken every where we turn. Rotten wood, broken fences, extremely dirty and covered in smoke residue. We had no idea it would be this bad based on a FaceTime video chat and us moving across the country. Now our fridge is leaking so bad. No one will help. We have 11 more months of this and I’m about to have a baby. On top of already having three small children. I wish we would have read through everything instead of trusting these people. We have a lot of photos, but I’m not posting yet until we are out of this home. I just see 5 star reviews that cover up all the horrible ones. Please read them all! F on BBB
Negative experience: Horrible Property Condition. Place smelled like cigarettes for 12 months and when we asked maintenance about it they said there was no smell. Admin was horrible at responding. Do not expect to get your security deposit back, they will find anyway to steal it from you.
Negative experience: I do not recommend renting from this company. I'm currently being charged for damages that were already present when I moved in—issues I thoroughly documented during my initial inspection and reported through the proper channels. Despite multiple emails, voicemails, and even certified mail, I’ve received no response from Jacob Lei. Instead, they’ve threatened to send the charge to collections without offering any fair resolution. Edit to add: Today is 7/23/25 and I haven't heard from JLP since 6/30/25. To make matters worse, I paid a $250 pet damage deposit at move-in—yet I'm still being charged for alleged pet-related damage. That defeats the entire purpose of a pet deposit. Unfortunately, this lack of professionalism wasn’t limited to the move-out process. During my time living in one of their townhomes, I experienced severe mold that was never properly addressed, unfinished bathroom and kitchen, and filthy carpeting upon move-in. No working lights in the living or dining rooms—maintenance couldn’t fix it, and an electrician was never brought in. I was told my options were to “deal with it” or move out. No rent discount, no resolution. (Ironically, the company’s current online photos of the unit show those same lights fully functioning.) After a year and a half of never missing a payment, I was once late—because the due date fell on a weekend, and I didn’t think they’d process checks on a Sunday. That mistake cost me a $200 late fee, and when I explained the situation, I was told it didn’t matter. But when I wrote a complaint on here, Jacob Lei replied that I should have just talked to them and they could have helped. This company is a joke! Also worth noting: online payments cost 5% of your rent in processing fees. For example, my rent of $1425 would cost me $72 additional in fees so tenants are forced to hand-deliver checks or pay a premium just to pay rent. Between the lack of communication, unjust fees, and overall disregard for tenants, it’s clear this company does not prioritize tenant well-being. Tenants deserve honesty, fairness, and basic communication—none of which I received. Proceed with caution.
Fantastic experience: I've been a resident of Jacob Lei Property Management for about 3 years now and have only good things to say. The property is well maintained with prompt service on maintenance orders (but there's been only a few in 3 years) and the grounds are kept clean and manicured. The office staff is kind and courteous and the communication is top-notch! I highly recommend Jacob Lei to anyone looking for a personalized experience, a property that isn't in a mega-apartment building setting, and if you're looking for management that communicates well then Jacob Lei is the team for you!

Negative experience: The 1 star is only because they did have maintainence personnel come out, though it took 2 separate persons and occasions of toilet water leaking down on us in the shower and above our toilet to get that fixed. The whole pipe system above looked like it had rusted out. The first guy cleaned up, but still left an awful mess and stained 2 of our rugs because of whatever mud he had on his boots when he entered our home. They tell you via contract that they charge a $300 cleaning fee (outrageous IMO) even if you clean extra upon move out. But they don't tell you that they'll charge for what looks like normal wear and tear in a normal person's eyes, like chipped or scuffed paint. That charge?.. apparently $1110 to David Appling. For what all that was necessary, who knows.. Jacob Lei.. it is not your tenants responsibility to pay for your remodeling of a unit after move out nor should we have to pay that much for touch up paint or potentially a blind you claim was damaged. I knew your company was just about money when I had a totaled vehicle and while grieving my mamaw, had to find a way to get the rent check to y'all since you refused to send someone to get it or give more time to get there (to avoid the online fee). Truly, you suck. Do better for the people providing you with your livelihood. All I want is my deposit back. P.S. - when I went to call the number for the company (Appling and Sons..) it came up as something I'd saved, Jacob Lei maintainence, ironic, right? He didn't sound like he gave a care and referred me to call the office. He doesn't know anything about the line items, just does what they tell him. Yet, he could mention some of the things listed without being asked or knowing the apt number. SCAM.
Fantastic experience: I have been at my current property for 5 years, and Jacob Lei has been my landlord for going on 3 of them. They have been SO great to work with. Any time I have ever needed anything, they have had it turned around within 48 hours (shoutout to Joey, the Maintenace guy...he's excellent, and so sweet) and they are easy to get in touch with and are very responsive. Not to mention, they help keep my rent at an affordable rate, in an unaffordable market. I would highly recommend renting with them!!!

Negative experience: I toured one of the homes available recently and I was shocked. I got a verbal disclaimer before I even went in the house to look- saying “Its not my favorite home I’ll be honest, it’s very dirty, there are some holes in the floor but we will be having maintenance come out!” Really? Was super unprofessional. A home should be clean upon showing it right? I read the reviews before I toured this home but had already made the appointment and really wanted a feel for this company and the homes for rent. I was not made aware that it was an open viewing and others would be there- fine, I can deal with that. The home was extremely dirty. The floors were spongy, had holes and dips everywhere. NO part of this home had level flooring. The vanity counter in the bathroom was literally falling forward. This home is NOT safe to live in, not safe to walk in- I can’t imagine having FURNITURE in there. It was falling apart. The photos on the website were extremely misleading. These photos had to be years old as when I pulled up to the property, the home was essentially being devoured in plants, and the “yard” was non existent because of these plants. The vanity was certainly not falling forward in the photos! They’re asking $1650 for the home I’m speaking about on Donovan Ln- it’s not even worth $500. You couldn’t PAY me to live in that home. It’s shameful- I don’t know how this company sleeps at night knowing they’re taking advantage of people. If you ever decide to rent from this company for whatever reason, you better know a lawyer or something because WOW. Tour a place for yourself to see- do not rent from these people.

Negative experience: My experience with this company has been stressful to say the least. I was on a 45 day notice to move because my landlord decided to sell his property. I explained all of this to Dee and she was confident Jacob Lei had something for us. For starters we looked at the first house, $1400 per month in East Knoxville. Makes no difference to us because we mind our business and stay to ourselves and I'm not afraid of my own people. The company wanted 2.5x the deposit. So $3500 plus first and last months rent. We applied and paid their application fee for the two of us. While viewing the home, Sherry the agent showing the home explained how they look at credit scores etc...i explained my credit score is probably less than 620 and she said they charge an extra deposit for that. So being in a crunch and not having time or room to be picky, I said OK. We'll try. I applied and had to call them to ask if they heard anything from the owners. Of course no one answered the phone, I had to leave a message. One of the many BTW, because they just don't answer the phone. When I called the second time and left a message with a bit more urgency in my voice and Dee finally returned the call and said the owner decided to go with another tenant. Ok, fine moving along. We decided to stick with them since we paid an application fee and looked at another house. Now with a third person and more income but no, they again denied us blaming it on the owner saying they declined to rent. The unprofessionalism of Dee is disturbing especially in a time when private landlords are nearly non existent and these property managers want to gate keep. I had to leave voicemails multiple times to just get a call back let alone a call back to inform me of any application I put in. I feel like they lied saying credit score can be worked with when in truth they wouldn't work with me. Later I come to find out my credit score was 642. Stay away from this company unless you ask lots of questions! Ask the questions before spending money on an application fee. If Sherry had told me 640 or 620 credit score was not good enough I would have NOT applied, especially thinking my credit score was closer to 590 than 600. Their fee is also only good for 30 days. Check your own credit score, know what you're working with and do not rely on these opportunists to tell the truth. They certainly put the tenants in they want in. And just to say if I had a 650 credit score I would be buying not renting. FYI... Google For rent by owner when trying to find a private landlord. They are still out there they are just drowned out by all the realty agents playing property manager
Michelle, our applications are good for 60 days and come from Transunion, a company who has never been inaccurate with their credit reports. When your score did not meet our requirements, we did offer another solution instead of turning you away as we know not everybody has perfect credit. All of our homes are owned by private owners, whom we call and review every perspective tenant with. We do apologize that the specific properties you were looking at did not want to accept a higher deposit in place of the credit score, but do not feel as though it is fair to receive a 1 star review. Again, our company went above and beyond showing you multiple properties and giving you multiple solutions, something we would not do if we did not think you would have been a viable tenant.
Negative experience: This company is a sorry excuse for landlord. Definition of slum lord. They will your up your rent no reason other than they want your money. They will charge you a cleaning fee and your home won’t even be cleaned so I guess that’s another $250 someone gets to pocket because they don’t pay a cleaner. They are in no hurry to fix any maintenance issues and the ladies in the office have the worst attitudes. They are definitely not any help they just tell you to email someone and you may or may not get a response. Any time you call they seem like it’s the biggest deal. Sorry you have to actually do your job. All of the good reviews you see are paid for. DO NOT RENT FROM THEM. Let them drown in their own sorrow.

Negative experience: Worst property management ever. Not sure if they are incompetent or just trying to scam people, either way don't waste your energy trying to work with these people. When I moved in I sent in pictures of all the damages that were already there prior to me moving in. When I moved out they charged me $300 for damages. When I asked what damages, they sent pictures of the same damages that were there when I moved in. I asked for an itemized receipt, they just gave me a paper that said "$300 for damages." I asked for proof that I didn't pay for the repairs of damages that were there when I moved in, they are refusing. I can't get a hold of anyone at the office, they stopped answering my emails, I went in person and they said the person I need to talk to would call me but no one ever did. I'm sure there were some new damages that needed to be repaired after I moved out, and I didn't ask for my money back, I just wanted proof that I didn't pay for the damages that were already there. I'm tired of trying to get an answer to a simple question. I attached examples of the damages I sent in when I moved in vs what they charged me for. Its the same hole. Not to mention my sliding glass door was on backwards (the screen was on the inside), I had to use a screw driver to lock the door. I asked them to fix it and they never did, they said they didn't believe me that it was on backwards. Im sure they will respond to this post, just take everything they say with a grain of salt, because I can already predict they will stretch the truth and try to make themselves look like a half decent company.
Kelsey, we did respond multiple times, with multiple photographs to you with the damages we were charging for. These photos did not include the damages that were in your unit prior. We understand that you disagree with our conclusion, however we will not charge the owners for damages that were inflicted during your tenancy. We have responded to all of your reach outs, but at this point do not have anything further to argue about.
Negative experience: RETURNING SINCE I CANT POST A SECOND REVIEW. 11/26- We completed our lease (that was not signed with Jacob Lei to begin with) paid for a move out clean, & just received a bill for $1000. When we moved in we did not have fresh paint on the walls and it was not cleaned. We lived there for 2 years and they are charging us a full repaint and an additional move out clean! I stand by my initial review, SAVE YOUR TIME & MONEY! I posted pictures of what our move out looked like! I am not sure how they have 4.5 stars. They bought out our lease and then requested to charge 3.5% for a debit card payment FOR US TO PAY OUR RENT. (Like rent isn’t already expensive) the lady in the office is rude, they like to come in and “inspect” monthly, but don’t stick to the agreed upon time then reschedule for a weekend with a 3 hour timeframe. Though they say you don’t have to be here, who wants random people in their home with their pets? We didn’t sign with them, but I would not recommend it!
Breanna, we understand the transition between property management companies can be confusing for tenants, however we only entered twice in order for the new owners/ insurance company of the property to see the units. In regards to the payment fee, this is not something that is collected by Jacob Lei but that is charged by the credit card company we use in order to ensure security on your payments. Negative experience: These people are truly evil. They try to sound professional, but there is nothing professional about negligence, dishonesty, and theft. Every one-star (0 star) rating on here is accurate. We all but begged them to check our place for a mold problem for nearly 6 months. (I thought maybe it was from water damage that they had left us with for several weeks before fixing, But according to a mold test Company that my mom ended up hiring on her dime, The mold had been there before we ever moved in). My kids were extremely sick and I let them know. My husband even told them that the well-being of our children at their mercy, because they refused to do anything about it. After that, months still went by. We ended up finding out through a mold company that my mom hired that the environment was not livable. I left immediately with my little ones, (with a fungal infection intact that boggles doctors because we can’t get rid of it-that I picked up from living in those conditions). My husband had to take off work and stay behind and move all of our stuff into storage to get out because the slumlords still expected us to pay for a place that was not livable. All of our health has suffered due to their negligence. These are not professional people. They’re out of their minds greedy people with no compassion or kindness. Please don’t put your loved ones at their mercy. Update: When I posted my review and brought their overall score to a 4.3, all of the sudden, several 5 star reviews popped up, all right after mine and at the same time. I doubt any of them are real. I just read another review where they state that their receptionist doesn’t leave their desk until all calls are returned. That’s a lie. My calls and voicemails were never once returned.
Negative experience: The maintenance crew for the apartments this company manages has been taking former tenants trash and putting it on MY property, across the street. When I spoke to "Dee" who would not provide her last name, she said her crew were out this past Friday and carried off the mattresses/box springs and TVs dumped on my property but they'd be back at the end of the week to address it. So, essentially sending the littered to attend to the litter... how likely is that to end well?!? I am literally gonna dedicate my life to making aware of this greedy, irresponsible company more visible so people know why the environment is going to heck.
Dianna, we have receipts proving our maintenance crew took their debris from our units to the dumpster. At no point did Dee tell you that they did place it on your property, however she did state that if our college tenants did, that maintenance would come to get it this Friday. You have been dedicating your life to harassing our company with constant phone calls and emails even though we have asked you to stop multiple times all because we would not hire you as a cleaner. As you are not a customer of ours or related to our company in any way shape or form, any further messages to our company will be considered harassment and reported to the appropriate parties.
Negative experience: I absolutely do not recommend this place to anyone! They do not care about anything but money! it took them 6 months to get a new working fridge, stove, and microwave because none of them worked when we first moved in. Not only that they won’t tell you anything that’s going on until other tenants complain and you hear and then finally see for yourself, there’s a serious mold issue and they have yet to solve it. There’s drugs that go in and out of the Nevada apartments that they do not care about, i’ve seen several needles just laying on the ground and in and out traffic and people slumped over in the yard from being so high. They let the trash bin get so full that it can’t even get used. they failed to keep up with bug maintenance as well. JUST DONT DO IT!! and save yourself from staying sick and save your money!!
Negative experience: Even though it makes me give a 1 star. I give this place no stars. I WOULD NOT recommend I currently live here have for a year and it’s been a constant fight with them to get them to do anything. First it took 2 months to get a stove while I was pregnant. Then it took 2 months to get a fridge after I called a lawyer. Now I currently have a 5 month old and I have maggots coming out from under my sink and they tell me they will just send me an eviction notice instead of fixing the issue. Mind you I just paid rent yesterday. Not to mention all the requests I’ve put in about cockroaches and huge spiders that com in my front door and my laundry room pipes. GOOD THING I HAVE SCREENSHOTS OF EVERYTHING! Edited: they claim that it only took two weeks to get appliances but good thing I’m not dumb and I have screenshots of everything and I contacted a lawyer as well for the fridge. 52 days is NOT two weeks. The roaches have ALWAYS been an issue. The maggots are an issue because they tore out the garbage disposal and did not properly cover them not from lifestyle. And I only “screamed” after you said there was not services coming and my own mother can attest to that and when they told me I need to “learn” my place and shut up. Christina, we did not take 2 months to replace the appliances, it may have been a week or two depending on shipments, however that is the timeline anybody would have to wait if stores are running low.
The maggots situation was just brought to our attention today, and while they are a lifestyle issue and not a random appearance, we did offer an immediate remedy that pest control can come out and solve this problem for you. You called less than an hour later screaming that you would not accept their services because they could not come until Tuesday, and then proceeded to scream so loudly on the phone that you would rip your kitchen sink out, that our manager heard you from across the office and had joined the call to try and calm you down. We understand these things can be frustrating and sometimes take longer than everybody would like to be remedied, however we will not tolerate screaming and cussing when we are quite literally trying to help remedy any issues.
Update: We are not going to continue to go back and forth when you are fabricating lies. We would never tell anybody to shut up and would have ended the phone call far before getting to that point. Have a great day Christina.

Mr. Patel our staff does their best to remedy these situations for everybody, however we can only tolerate so much of certain behaviors before we have to say enough. We explained multiple times that another company was involved with the snake removal itself and that we would come in afterwards and patch the holes. We wish we could have gotten this remedied quicker, but were at the mercy of the other companies scheduling. Nobody at any time advocated for snakes, we simply let you know that the varmint company let us know they were not poisonous and in fact regular garden snakes. After multiple re-explanations, you still continued to escalate and raise your voice, which our team shut down in a professional and calm manner.
Its is beyond unfortunate that you believe our office is lacking in anything due to not having a specific gender present in the building. We will not tolerate comments like that and will not be responding to any further review from you.
Negative experience: Do not rent with them. The list of issues is too long for a review, but I will try. They NEVER answer the phone. EVER. So good luck with an emergency. The house hadn’t been cleaned and the water wasn’t turned on from the street. The repair guy was a handyman who didn’t know how to do much. We moved out leaving the house in incredible Cindy and they tried to charge us over $1k for cleaning and painting “touchups”. Again they NEVER answered the phone so we had to go to the office whenever we needed to talk to them. Do NOT rent with them.

Negative experience: Extremely disappointed in this company. We lived in a rental of theirs and have full HD video of place before and after we lived there. We didn't hang pictures or anything as instructed and they too 450 for "touch ups". I've asked for proof and they won't answer phone calls. Never missed rent, no complaints against us, we even cleaned up though we were told not too because they automatically charge 300 for cleaning. I will never recommend this company and I will make sure people know how shady they are.

Negative experience: I really wanted to rent one of their properties but I got the same e- mail over and over saying to call them. I did this a number of times but no one ever called me back so I gave up, and began to wonder if the property on Chickamauga that I was interested in existed at all.

Negative experience: UPDATE: The office never answers the phone nor will they call back when you leave a message, maintenance people will be sent to your house with zero warning or communication, and they will withhold your deposit and never answer when you ask for clarification as to why. Very poorly run management who do not care about tenants. I would strongly advise against working with this company. Maegan, we are a busy office and did miss a few calls, however we always made sure to call you guys back. We also have all of the records showing maintenance had always reached out before coming to your property, as they would not be allowed to enter otherwise. Lastly, all move out related charges are sent to the tenants with descriptions and if able, photographs. We understand you do not agree with these charges, however that doesn't mean we did not explain their reasonings to you.
Negative experience: I give this rating because of the way tenants are treated in office specially by the girl at the front desk, personally my property manager is great but if you need help from anyone but your manager you are SOL because that means you must go through the lady at the front desk, I didn't even catch her name but instead of helping us with a problem (Like ANY front desk/ face of business should) she will argue with you and tell you you're wrong even if that's not true. I genuinely had to argue with this woman just for her to get someone who would actually help me. She was nothing but extremely rude and then someone else stepped in and immediately helped and fixed our issue. I have read other reviews of people complaining about the front desk girls attitude and I see why now. NO ONE who works in customer service should EVER speak to tenants the way she does.
Negative experience: If your looking for a place to live don't rent from here I live at 2823 colt drive Knoxville, it is roach infested,no one will respond to complaints of noise,and smoking Marijuana if u live in apt#1 like me I have to pay for all hot water and heat and air for my apt pluses the one below me, because they don't have a water heater or there own hvac there., it took 5 week to get a refrigerator replaced,they bought this place from previous slumlord and didn't even ask if we were happy here or needed anything repaired such as our leaking fosets,black mold rotting wood under kitchen sink tiles falling off in shower, ect.ect.....
Michael, we have managed, not owned, these properties for less than 2 months and in that time did more than needed to try and work with your unit. We came to the house when nobody would respond to our postings asking for your contact information and offered you to resign a lease hundreds of dollars less than what we could have in order to allow you all a little more time in the unit. We replaced the fridge in a timely manner and were working to repair all of the things prior landlords neglected, including your utility situation, however if you do not work with us and allow us to make corrections on your unit, then our hands are tied.
Negative experience: WARNING DO NOT RENT FROM THIS COMPANY THEY’RE CROOKS AND WILL TAKE YOUR DEPOSIT MONEY. I rented a home from them and when we moved in the home that was not cleaned or painted as they claim they do for every Tenant. The home had damage on the walls and the bathtub poured rust water out for the first 3-5 min every time we tried to use it after 2 months of constant calling and reporting they sent a plumber out and come to find out they used steel pipe not copper in the tub and it was completely rusted. After 2 months of constantly calling and getting told the painter and cleaning crew was coming we gave up and the lady told me sincere cleaned when we moved in the $400 cleaning fee would be waived and of course when it was time for me to move out that person supposedly conveniently didn’t work there anymore. So they charged me $200 instead of $400. We cleaned the entire home including spot painting and patching every where I know our furniture was. Well of course 2 weeks after we were gone they claimed they had to patch and paint 2 spots that were there from previous tenant as I reported to them with emails and pictures as well as phone calls because I didn’t want to be held responsible for damage we didn’t do. when i took possession of the home we sent pictures as proof with time stamps I was told don’t worry it won’t effect me when I move out. So they then had one of their so called repair guys make a hand written receipt for $300 bucks claiming to patch and paint 2 spots. So they ended keeping $500 dollars out of my deposit for a damaged dirty home they gave me. SEE ATTACHED PICTURES. RENTERS BEWARE.. Update: Absolute joke of a company quit responding to emails and calls. Good luck to any future tenants and don’t believe the fake reviews just look at the BBB page and yelp reviews.

Fantastic experience: I have four rental properties (7 doors) managed by Kristin's team for the past 3 years and they have been truly top notch. Negative experience: The worst company to rent for. When we moved in the AC was broken, garage door was broken, wires from outlets were left out, water was off, sink was leaking, house was absolutely disgusting, hazard barrel left in garage, trash was left full, washer and dryer and desk were left. After multiple attempts to call them they never returned calls. They hired someone to come fix the ac and other stuff the next couple days and we’re going to leave us sleeping with our child in 86 degrees. They do not inspect these houses before move in as our water wasn’t even turned on.
Negative experience: These people are the worst I've ever tried dealing with they will receive your call only if directed from zillow. No matter how much you call them they will not help u best to move on if you see there name as property manager. I'm trying to get in somewhere in a hurry an they don't care you'll use there systems or else they will not help you they will ignore you till u go away I hate it for property owners that don't know. Please check 1 star reviews because this very well could be you if you risk using them. This is my secondary review I had a bunch of places I could have moved this management company was in charge of the ones in the area I liked the most an yes at first I had a horrible experience but they have improved an are doing all that's expected now.

Negative experience: Really hard to get ahold of, we applied to a property but weren’t called until it was already under lease by someone else. I genuinely would call frequently but it was a massive hit or miss on whether they answer the phone, they also do not reply to voicemails.
Rebecca, we do apologize the property you all were interested in got rented, however we are transparent in the fact that it is our busiest season and properties are going almost overnight. We would also like to make it clear that we answer every single voicemail left throughout the day before leaving the office for the day, 100% guaranteed. With our applications being good for 60 days on every property of ours,(something other management companies do not provide and you all were made aware of) you are more than welcome to reach back out and see if there is any other property you would be interested in. Negative experience: This management group is the true definition of a “slum lord.” When I moved in 2 years ago I didn’t have a refrigerator and had to put my stuff in a cooler for a week. I didn’t have hot water for a week so I couldn’t take a shower when I first moved in. I had to wait for them to replace the water heater. They didn’t change the air filters, so the unit was horrible from the previous owners.my unit was one of the first remodeled units when I moved into the complex, upon moving in these were things that needed to be made right for a brand newly remodeled apartment. I never had someone to come spray for bugs inside of the unit in the 2 years of living there. The appliances they put in there are scratch and dent appliances. I didn’t have knobs on any of my cabinets and waited months for them to be put on. I didn’t complain I patiently waited. Cabinets and door knobs falling off, they use plastic piping under the kitchen sink that always disconnected. After a year of living there I had sewage coming up through my bathtub. The sewage broke outside the front door and flooded mine and my neighbors front entrance with poop and toilet paper and tampons. They would fix it with a temporary fix and called someone to come put the cap back on and right after it would bust again and sewage everywhere once again. They went up $75 dollars after my first year of being there, for a 1 bedroom 1 bath apartment I was paying $965 a month,In rural Harriman. When it came to my 30 day notice I was told that when I turn my keys in I would be refunded a pro- rated amount back. That was a lie! when a lease has changed to month to month, every month is considered a 30 day notice and they were trying to say i didn’t give a 30 day notice, which I still did, but a month to month is an ongoing 30 day notice. they owe me over $700!! Forget your deposit back, they charge you for a painting fee which is NORMAL WEAR AND TEAR they also charge you for a cleaning fee, and will probably write you up for scuff marks on walls from furniture which is normal wear and tear. I cleaned the apartment thoroughly and still was charged for a cleaning fee. They are incredibly RUDE! They NEVER answer the phone!! And they NEVER honor their word. They find any loop hole possible. My Rent was paid always either by the 1st no later than the 3rd of every month for the 2 years I lived there. If I could give this place zero stars, I would have. I would NEVER recommend this rental company to anyone!!

We do apologize for the fridge upon moving in, however most of the other issues brought up in this review are unfortunately things that are bound to happen to old apartment buildings. We always made sure to correct these issues as soon as we were notified about them and also provided pest control to every tenant in the building, it was up to you all if you let them in your unit or not. The rental market is also something that cannot be blamed on Jacob Lei, as we are just doing what we are asked to by the owners of the property and do not own it ourselves, something most tenants do not understand. We apologize that you feel like your experience with our company was not the greatest and wish you the best.

Can’t never get anybody to come out and do repairs and such!!!! I’m telling you from experience run as fast as you can!!!!!! As for at the end they will keep nearly your whole deposit for such repairs when you left the place in a much cleaner condition that what you found the place!!!!!! Negative experience: I would NOT recommend this company for your rental needs. The is little to zero communication once an application is submitted. I do understand that some companies may not call back same day, but it should not take weeks to hear from someone. I would call, leave a voicemail, and send an email. It is ONLY when the property was OFF their website (two different ones) to send an email status of my application and that was AFTER I sent an email asking if it was no longer on the market. This company is very UNPROFESSIONAL. They are quick to take applications fees, but they couldn’t care less on responding to you. I gave call logs and call stamps of the calls I have made and the 3 calls returned to me. I have email stamps as well. Not to add the first set of emails the person answering them was very rude and then became nice. They are not worth the time. There are between rental agency’s in the Knoxville area I would 100% doing your research .
Negative experience: I would not recommend this company for people who are not local and moving to the area. I am relocating for work and found a property I loved. I completed the application process, paying the fee and everything, then never heard anything back from the company. I emailed a few times, different emails, no response. I called the office and left messages and never got a return call once. No one ever seems to be at the office to answer calls. I tried to call again this morning and it goes straight to voicemail. Times are hard, so if I pay an application fee, I don't think it's unreasonable to have communication, even if it's a decline. I am working with multiple property management companies, and this is the only one I did not get any communication back on.

Anytime I have had a question they have always been there to help, the lady that showed us the property was really nice and completely honest and upfront with us. Negative experience: Disappointing Communication and Lack of Transparency EDITED As someone who values clarity and respect in business interactions, my experience with Jacob Lei Property Management LLC left me deeply disappointed. Despite our earnest efforts and financial investment, the communication channels seemed like a one-way street, with our inquiries met with silence and ambiguity. Our attempts to reach out were repeatedly met with a frustrating dead-end – the Front Desk Voicemail. This lack of responsiveness made it impossible to gain clarity on why our application was rejected. Despite our collective financial commitment, which totaled over $130, we were left in the dark regarding the rationale behind the decision. While I appreciate the cordiality during the rare occasions when we did manage to connect, it does little to mitigate the overall frustration stemming from the lack of effective communication. It's disheartening to see such disregard for customer inquiries, especially considering the significant financial commitment involved. Furthermore, the disparity between the positive online ratings and my firsthand experience raises questions about the authenticity of those reviews. My attempt to voice my concerns on Google was met with a disingenuous response, claiming they had diligently returned every call – a statement contradicted by my extensive phone records. In conclusion, Jacob Lei Property Management LLC's failure to address our concerns and provide adequate explanations reflects poorly on their commitment to customer service. A simple apology or partial refund could have gone a long way in remedying the situation, yet they chose to remain unresponsive. As a consumer, I feel it's essential to share my experience to ensure others are aware of the potential pitfalls when dealing with this establishment.
Only Update: Robert after unsuccessfully having all of your friends spam our company and then completely rewriting your review on google, we suggest you move on as we have. If this continues, we will get our legal team involved as we have you, your brother and all of your friends reviews screenshotted and saved.
Robert, we apologize you are upset with how things ended up but would like to clear up some things. We return every single phone call, if you had to leave a voicemail we do apologize, but can guarantee it was returned that day if you called during business hours. We spoke to you more than once in the days surrounding your property viewing. With you having 4 applicants over the age of 18, and our application fee being $35 dollars it was a high fee, however we do not require you to pay it before viewing the property, only when you would actually like to be considered for the property. That is something most property management companies do not do for their applicants. As far as being rejected, that is a part of searching for a new place to live. We work for both our tenants and our owners and if they chose one set of applications over another, than we do have to abide by what they say. With that being said, our applications are good for 60 days for every property, another thing in favor of our applicants most property management companies do not do. Considering how good your applications were, we would have loved to hep you all find a different property. However, with the harsh reviews left we feel it is best both parties move on. We wish you all the best.
Negative experience: No one ever answers the phone. They have a nice looking g office there. I went on Friday at 1pm and noone was there. And a comment for the response from the company. I was not approved after my realtor and I reached out many many times to only get ringing phones and no call backs for over a week. I finally got a call back the day I was supposed to move into a house another company was renting to me. That fell through due to safety concerns not disclosed to me. I went the next day, Friday, to your office because again no answers on the phone. The lights were off and noone answered the door. I called the number while standing in your doorway and heard the phones ring. Check your cameras, I had a trailer with all of our stuff and my wife and kids packed in the van. We took a chance to come ask about more properties and you guys weren't there. Maybe instead of commenting back on here, answer your phone.
Joshua, not only did we have staff in the office all day Friday with cameras to prove it, but our receptionist does not leave her desk until all calls have been returned. We do see that you are a rejected applicant on some properties of ours and wonder if this bad review has anything to do with that.
Negative experience: I will start by saying I had a well thought out review written that despite plainly stating facts, was too long for Google Reviews or Yelp. I am exhausted of this property management company and cannot express how ecstatic I am to be rid of them. I also cannot fathom how they have any good reviews based on not just our experience, but the experiences of our former neighbors as well. They let us live with disgusting mold in our apartment for over a year as I exhausted all options trying to get it taken care of and contacting them over and over and over. The water damage in the mold room ruined my brand new sheets on a bed that was on the floor due to not having a bed frame at the time. Several different neighbors knew about the mold situation because, as we were told by them, at least two former tenants moved out because of it. The foundation expert defined the moldy wall as “completely saturated” by water, and a maintenance man once found a live slug crawling out of the damaged floor. Once they finally did get rid of the mold and installed a sump pump, they let us live with a demolished room for the remaining 3 months and 3 weeks of our lease, AND lied about not being able to get in touch with an electrician to approve the electrical stuff before they could fix our room. He showed up unprompted and told us he just had to stop by and hope we were home so he could approve it, and that Jacob Lei would not answer or return his calls. He approved everything in about one minute, but like I said, they never repaired the demolished room anyway. Our kitchen sink broke— and I’m not embellishing here— FIVE times. (At least, it could have been more honestly I stopped counting after five). Soaked everything in the cabinet below and I had to replace it all. Every time I called (about anything) I was told “the maintenance men are busy.” Though I know that is also a lie because one time when a pipe leaked disgusting brown liquid into our ceiling, the only way it was resolved was because I got the personal phone number of the maintenance man, and he came out and fixed it immediately. One of the times our sink broke I called for 2+ months about it. Finally I told the manager she needed to have someone come fix it as soon as possible. The maintenance man came the next morning and I told him it had been broken for 2+ months, and I was just curious if he was ever told. He said no, the previous day was the first time he’d ever heard of it. It’s very obvious Jacob Lei is a company of cheap slumlords who don’t want to pay to have things fixed. Don’t bother calling if you have any issues. They will either be sweet and say they’ll get it taken care of soon (and won’t), or be blatantly rude. I once called about a major leak coming from our ceiling only to be cut off and told “yeah, it’s the rain.” I said ma’am we live on the bottom! (Also if it was because of rain I guess that meant it’s not important? I don’t know). It was a leak coming from our upstairs neighbor’s water heater. There are plenty more things I could go on about, for example having to pay a cleaning fee for the apartment to be dirty upon arrival… took multiple x sanitizing the floor for it to get clean…etc. But like I said, I am so exhausted of this company. I just wanted to share our horrid experience and warn anyone thinking of renting from Jacob Lei. We are not difficult people and simply wanted a LIVABLE apartment in exchange for our $1,025 a month. But no! I guess we got used to living the high life at our former apartment since they would actually fix major issues in a timely manner. Oh yeah, and to top it all off they didn’t give us our refund on time because they’re so “busy.” Hahaha that’s illegal not just an oopsie but whatever, we got it eventually. Giving 1 star feels wrongly much too high but unfortunately I’m not able to give less.
Good morning Josephine, we apologize for the hassle that we will admit that this property gave during the duration of your stay, however do want to make it clear that our teams did the best they could to resolve it, without forcing you to leave your unit. We are only able to do so much with a property when a tenant is actively living in it and with you signing a lease renewal, it did further delay the complete resolution to this unit's problems. We have had tenants that have lived in this community under our management for years who have loved the experience and apologize that you did not feel the same way. We wish you the best.

Negative experience: Went on a cruise and was one day late for rent and they charged a $250 late fee and would not work it out for me due to me being in international waters. You would think they would waive it considering it was one time but no they did not. They are just money hungry real estate developers. Unfortunate. I would look into using other property managements for anyone looking.

Unfortunately, it is the tenants responsibility to make sure their rent is paid on time every month, there are even reminders sent on the 1st/2nd to pay before fees are incurred. Negative experience: absolutely the WORST experience i have EVER had with a rental property. the pictures i have shared are from the DAY WE WERE SUPPOSED TO MOVE IN. dirt piles in every room, bathtub was an absolute disaster, garage door was held up by a cheap bungee cord, holes in the walls, paint job was atrocious. we put in several work orders over the time that we lived in this house, we got a response to two of them and both were half way completed and no one returned to fix them. the people that we spoke with at the leasing office were rude every time we called. they charged us an outrageous amount for a house that was a dump. fun fact about jacob lei: they don’t communicate with the maintenance people (this was told to us by Lydia who works in the office). the cleaning lady, who was very nice and the only positive experience we had and had to come clean up the mess that was left the day of move in, warned us that we were dealing with a money hungry leasing company. overall, would NEVER recommend renting from them.
Kayla, we admit there was a miscommunication with our cleaning crews which is what led to this mishap, however, we immediately jumped to resolve the problems we were unaware of in the unit. Please note that things cannot be fixed overnight. We will however defend our leasing office, as they were beyond helpful along the way, as well as Lydia, she, out of every single person in this office goes their farthest to help tenants and would never say something that absurd.
With that being said and you all choosing to stay in your unit, please submit the remainder of your concerns to the front desk for them to be addressed.

Negative experience: First off, I hate writing reviews. I own a business and I work VERY HARD to take great care of my customers. It's always disheartening to see a negative review (doesn't happen often). However, in this instance, I feel it is my obligation to share this: RUN AWAY, RUN AWAY! This is absolutely the worst Property Management company I've ever encountered. Our house burned down back in February 2021 and we were forced to rent a house for 16 months while we rebuilt. Problem 1: We reported a spark of fire from the GAS range 3 times. It was ignored 3 times. They eventually responded and sent an "HVAC" repair man. He took pictures and said he couldn't repair it. I'm assuming the problem still exists. Problem 2: We reported a leak in the washer. Response: "Well, the washer is just a convenience and we don't repair them." Problem 3: They told us the carpet was being replaced after we moved out. But they still charged for carpet cleaning. We had the house professionally cleaned the day we moved out. They still charged us for house cleaning. AND ... the house was FILTHY when we moved in. Problem 4: They called me and said that I wasn't allowed to have a boat in the driveway. I had a car cover on my CAR! How they thought that was a boat, I'll never know. Problem 5: We rented through a 3rd party company (via insurance). Jacob Lei called me and asked permission to send the check directly to that company. I emailed back giving them permission to do so. Then I get the most ridiculously hateful email from Mike Newton (AFTER THEY CALLED ME and asked my permission): "No. We ARE NOT DEALING WITH ANY THIRD PARTY. You are the tenants. Give us a forwarding address or come and get the check. If the check is not cashed within 60 days from the date it was cut, our company will consider the funds forfeited. You are the tenants, not the third party. This is NOT a debate! Not discussing this any further." So, in summary, if you want to give your money to a company that treats people like that ... well, go ahead. But if I had it to do over again ... I'd have preferred to live in a refrigerator box rather than give them one red cent! Is it possible to give a 0 star review? My response to their response: I believe the press secretary for the current administration crafted that response. Believe it or not, Truth Matters! And everything I stated was truthful. Also, sorry about that magical boat that the HOA had an issue with. LOL!
Greg, after working with you and your wife Amy for many difficult months, it’s safe to say both parties are happy this is over. All we are going to say is that 99% of your issues stemmed from YOUR lack of compliance with the HOA and after many months of disregarding our warnings/notices, were only resolved when they threatened to obtain an attorney.
All interior issues were dealt with immediately, as a property management company we take these complaints seriously, especially a possible gas issue. We also know as a property management company that sometimes, not matter what, some people are not going to be satisfied. Hopefully, as a business owner you would be aware of that.
With that being all we have left to say , we wish you the best.
Fantastic experience: Sherri made sure all our needs were met. I would recommend this service to any of my close family or friends. The office staff was friendly, helpful, and intentional with their services. Everyone at this company makes sure your experience is nothing but the highest quality.
Negative experience: Horrible. Absolutely horrible. Where do I even start whenever we moved into our complex it was in shambles. mold, dirty, nails, and no appliances (which were supposed to be provided). some these things were fixed eventually, but as time passes there were many issues with the house that needed to be fixed. We put in numerous work orders to have these fixed dating back to October. None of these orders were fulfilled and these damages are still in the house until this date. After our move out they are still going to “potentially” charge us for the issues with the house that have had work orders filed for. Money grabbing company and horrible management with bad attitudes. Very little good here.

Fantastic experience: The staff have been excellent to work with, and as an independent contractor I feel that they have been doing everything in their power to ensure that both my needs and the tenants needs are met! After nearly 4 months working with them, I haven't had any unpleasant encounters and have found them all to be incredibly nice and down to earth. Lydia and David have always been very responsive and professional, I depend on them for work daily. Negative experience: I am a tenant at one of Jacob Lei's properties and my experience living here has been extremely unsatisfactory. The electrical system is not able to handle normal household devices being plugged in without tripping one breaker after another. The only cabinet door on all of the kitchen cabinets is some random door that doesn't even fit the cabinet it's on, and the other cabinets are just open with no doors at all. The wood floor is ancient and looks horrible. Some of the light fixtures are missing their covers, so it's just a bare light bulb overhead. The kitchen has 3 different countertops in it. When we moved in "happy birthday Megan" was painted on the garage door and we had to ask to have it painted over, plus the stove didn't work so we had to ask to have that replaced. When I voiced some of these concerns before they sent two kids out to address the issues. Needless to say they did nothing but put a couple screws in a door that was hanging off the hinges which I could've done myself. There is no door on the master bathroom. If that all wasn't bad enough I walk in to pay my rent today and the lady at the front desk tries to charge me a 3.75% fee for paying online when I'm literally standing right in front of her. The icing on the cake happened just the other day when one of the many dead trees in the front yard dropped a limb on my truck which dented the cab right on the A pillar and broke the windshield. When someone came to look at the tree he didn't even care about the one in the driveway that damaged my truck, and looked at two others as threats to the house and therefore a much bigger concern to them. He even had the audacity to make a comment "We can't prove that's what caused the damage to your truck". It's like nobody even looked inside this place before they put a tenant in it. It's obvious to me that we are being overcharged for rent at this subpar property so that they can fix it up after our lease and charge the next tenant even more. I would not recommend renting a property managed by this company.
We are sorry you feel unsatisfied with your tenancy Mr. Snyder. Again, this is one of the situations where both sides need to be heard in order to get the complete picture. We are also aware of many, many one star reviews you have left other local business in your community over minor circumstances and can tell that this is a usual thing for you. As far as all of the interior cosmetics in the apartment, you had viewed the unit before renting it and were informed that it would be "as is" and that is the reason for the rent price being what it is. Minor issues like the stove were fixed but in the end, if the interior was not up to your standards and you still rented it, then we cannot be to blame. We also understand the 3.75% service fee is not ideal, but we offer other payment options that do not involve the fee. This is something that has always been charged when paying online/with a card and is something we tell every person and is written at the bottom of the payment page. I was in my office and heard the way you spoke to the woman at the front desk and when she tried explaining it to you, you got very rude and walked out before she was done explaining. Unfortunately again, we can not be to blame for something you have paid multiple times and did not pay attention to. We are sorry to hear about your truck as well, but unfortunately we are not responsible for acts of nature, especially from a storm like that. Our best recommendation is to either contact your renters insurance or if you have comprehensive car insurance policy, it should pay for the acts of nature. Please contact our office with any further comments, concerns, or suggestions you wish to share.
Fantastic experience: Newer to the Knox area and needed housing last second. You could tell they wanted to help and got me and my family into a home within a week. What a blessing they have been!
Negative experience: At the beginning they were very wonderful and then turned out to be very horrible. They called my boyfriend at 4:30 pm and told him he had until the end of the business day, 5 pm, to sign the lease renewal but they never sent him the lease to sign. Since he didn't sign the lease they then voided the lease renewal with 26 days to find some place to live. They said the owner didn't want to renew the lease because the lack of communication wasn't tolerated. The owner didn't even find out that I was moving out until 2/21 as they did not communicate with the owner of the property. I would highly recommend avoiding this company for any property management or rental needs.
We are sorry you feel that we did not meet your standards. Unfortunately, you left out a couple of details leading up to your frustrations. You are right, we started off with great communication and even worked through many, many late rent payments with you guys. Where things went wrong was when you had asked for a renewal, we sent it the very next day and then did hear from you for two/three weeks (we have record of this). After informing you that this wasn't going to work due to lack of communication, you came into our office yelling at our girls because YOU hadn't made anybody aware you had changed your number in the middle of this. Unfortunately, it is your responsibility to update us with any number/email changes. We are sorry that you are unhappy with how things ended, we are as well. We wish you the best in the future.
P.S. The owner was fully aware of this entire situation, the entire time and even came into our office to discuss how we where going to handle this situation.

Negative experience: Kristen Wallace is by far the most heinous person you will ever deal with in your life.. I went 7 months without a toilet upstairs and had to use the half bathroom for 7 months before they fixed it.. never did pest control I paid for my own pest control.. never changed the airfilter one time.. they are the pure definition of slumlords if you are considering renting from them run run and don't look back.. the oven didn't work for the last 6 months I lived there I complained and sent emails several times it still wasn't fixed on the day that I moved out.. the flooring was starting to come up I can't even list all the problems I had, and if you complain and are month to month, she will threaten you with eviction. She is flat out definition of evil.. And I am telling anybody reading this review they need to run run and run
Fantastic experience: Listen in this economy and with things that are happening all around us I’m just grateful to have a place over my head. When interacting with Kayla it was a total delight and she was able to hear me out on all my issues. Now, being in this property I realize that I need to take care of the things around me and treat this place as my own because that’s what I would want done for me. So for a team that is going to look out for your best interest is important and that’s what I appreciate.

Negative experience: Kristen was super sweet until I signed my lease. She knowingly let my kids and I move in without a working water heater. We weren’t able to take showers the day we moved in. When I called, she said she didn’t realize we would be moving in the day the lease began ♀️. That was only the beginning of our troubles with things not working and finding things in our townhome not safe for use (such as the fireplace). The men she would send out for repairs made me very uncomfortable. They were nasty, missing teeth would come right in and stomped around with their dirty boots. I was asked to allow multiple people to view my unit before I moved out. I agreed, knowing Kristen held my deposit. They would show up without a property manager present. They kept part of my deposit for a cleaning fee which would have been fine, had the unit been clean when I moved in. It was filthy. Kristen also kept a chunk of my deposit because I mounted a small TV after I was told by her handyman it was fine and not to patch it up. All in all, not the worst experience ever. But Kristen was not pleasant, understanding or a professional.
Fantastic experience: I would highly recommend Jacob Lei Property management if you’re looking for a place to live. They are extremely helpful in everything they do. The employees are so nice, and go beyond in helping you.
Positive experience: Better than other Property Management firms I have dealt with in Knoxville. Had some issues on move in but they were addressed. Note that the company is busy and most times you can't get a call pick-up, but if you leave a message with their office they will return it. The pay by check with no option for automatic withdrawal could be improve.
