Fantastic experience: Great experience finding the perfect apartment. Scheduling was convenient with their scheduling portal, but a team member (Chelsea) reached out to confirm and offered more appointments that worked out better for me. Mike was great with the tour and I appreciated him being on time. I submitted my application and the following day, Mike (the owner), contacted the following day to discuss more details and answer any questions I had. He even provided information with aspects I didn't consider like parking pass, internet, and utilities. Getting the paperwork organized and checking all the boxes was less of a nightmare with Patty! She was patient and answered all my questions, even the repeated ones. She even made herself available after hours due to it being the end of the day on a Friday so I could finish everything before the weekend. She kept me updated on the status and progress of finishing the lease. I appreciate the convenience of online but still having a personal feel of a team who is very engaged and prompt and reachable. Looking forward to the time ahead and working with this team as a tenant. Highly Recommend.

Fantastic experience: My rental property switched companies near the end of my lease which meant asset realty was responsible for issuing my security deposit and acquiring my 30 day notice from the previous property management company etc etc. Everyone i spoke to was so helpful despite never working with them before. And My security deposit was issued in a timely manner once they received all the documentation they needed!

Negative experience: I would give 0 stars if I could. Avoid this company! Asset has been a nightmare from the application process to move out. The house was trashed upon move in and we were blamed for it all. We were without power downstairs for over a month because they wanted to save a few bucks on the repairs. Calls unanswered, rude emails back, never being able to get ahold of the same person twice, and now a HUGE list of ridiculous fees we are being charged on move out. They put everyone on a mandatory “benefit package” that was an extra $40 a month for pest control that doesn’t serve our address and air filters that never showed up (and then they charged us for air filters upon move out), plus they charge you monthly just to pay your rent. So many little fees and they never fix anything or help you ever. Ridiculous requirements to move in, we were told that they didn’t even submit the application we put in on one house because “there were so many on it already” but they had no problem taking my $100 to apply in the first place. This company gives landlords a bad name. No tenant is happy with them, and please avoid them if you can. It’s the worst experience I’ve had with a rental company to date.

Since then, communication has been phenomenal, and the team is super easy to work with. Fantastic experience: Got a rental property five years ago and was not sure at all how to proceed with getting tenants or any aspect of being a landlord. Paula literally met us at the house with in a day of reaching out. She talked to us through all aspects of the company’s tenant application and very rigorous acceptance procedure. In @ 5 weeks 20 applicant were turned down. The 21st applicants made the grade! What a slam dunk! The applicants were wonderful, treating the house as if it were their own, and stayed for 5 years do in no small part to Paula Raybon at Asset Realty Management being so accessible! Inspections, rental payments and maintenance requests practically took care of themselves! Now that I have decided to sell the property due to life changes, Mike Yarbrough will serve as my realtor to get it sold! The entire process has been completely stress free! Thank you Paula Raybon, Mike Yarbrough and the entire Asset Realty Management Team! Y’all are just wonderful!

Negative experience: I would give 0 stars if possible . The lease and stuff started out good until our lease was up Feb 1 2024 . We was told they wasn’t going to renew the lease it would be month to month and a lot higher and the $2395 monthly . So we found another home and was out on Feb 1 due to being harassed by the owner coming by yelling and taking pictures of moving truck and peoples cars that was helping . Hostile so I contacted Asset and nothing was done we owed then $2395 and it was to come out of the deposit of $4790 and they added another months rent claimed I stole a wheel Barrow and damaged a toilet seat total $5100 ish I was fighting this lie and the added fees and they sent it to collections . Sent email After email and nothing was done by the Broker or anyone we was harrrassed and treated unethical by the owner and asset ! I have contacted the Attorney General’s office and filed a complaint and disputed it with the collections agency. This has to stop with the lies and the fraud and cheating and stealing peoples deposits and money ! Charlene and Patty hands are tied but they know what’s going on as great as they are it’s still Wrong . The Broker and the management that should be held accountable with the Tenn realty commission and the state for the unethical doing and the fraud !

I have been dealing with identity theft issues and they weren't judgemental but helped me get approved for an affordable place, didn't give me a hard time about my ESA--they've been responsive and enrolled me in a benefit process that reports my rent to the bureaus, send air filters via mail for me to change out unlike many landlords that are constantly sending maintenance techs every month or so for unnecessary things. They have been patient, funny, great to deal with and I'm even more at peace because while I was here in office a young lady came to pick up her deposit check post moving out and they handed it over without question and I know other agencies like to do everything they can to keep the deposit even when I left the home in better shape than I found it in. Scratch that make it TWO people came in to pick up their deposit checks since I've been sitting here, I'm happy to have found them and I can't imagine them being anything but understanding and helpful. Give them a try and at least speak with them even if you're dealing with credit issues, they're NOT like the other landlords/management companies. Thanks Patty, Donna, and team!

Negative experience: DO NOT RENT 4751 SCEPTER WAY! Located in the Royal Court condominiums/community. I am writing this post in hopes to help and educate other renters. Though the people at Asset Realty Management are absolutely wonderful they manage properties for various individuals. When I moved into this unit I took pictures of things I noticed that were broken or damaged. It is procedure to do a move out inspection to assess any damage to the property that may have occurred outside of normal wear and tear. I was charged for damages that were already there when I moved in. Now, I'm sure they were aware of these damages when they did the move out inspection for the previous tenant yet they are charging me for these damages. Prior to moving in, I took pictures of many of the damages they are trying to charge me for in which I provided proof that the damages were there before I moved in. Also, this landlord is charging me to repaint the whole house. Per the lease agreement I am responsible for damages outside of normal wear and tear. None of the walls (in which I have pictures) are damaged outside of normal wear and tear. In general landlords re-paint a home to get it rent ready for the next tenant, it comes with the territory of renting but somehow the landlord thinks it's okay to charge me for it and pass that cost on to me. They were quick to send me a bill but slow to remove the charges again in which I have proof/pictures that the damages were there prior to me moving in. Asset Realty stated they are working with the landlord to get the charges removed. In addition, the landlord will raise your rent if he has to make a major repair or replacement to the home. Around Two months After a significant increase in rent at the time of my lease renewal the AC unit went out, the lanord had to replace the unit. Right after the unit was replaced I get a letter stating my rent was going up again. So, to offset the cost of replacing the unit the landlord increased my rent even more. This is wrong in every way. Fair and responsible landlords should have money/savings put away for expected and unexpected major repairs such as replacing the AC unit, water heater, painting the home when someone moves out etc. not pass the cost on to the tenants. A portion of rent received should be put aside for such issues. Furthermore, the HOA is very unreasonable and has created policies that allow residents to target individuals, me and my son were harrassed. I'm not going to go into details about that. I was a good tenant, paid my rent on time if not early and did not cause any problems and it's a shame how landlords treat and take advantage of good tenants. I say this to all renters. RENTERS PROTECT YOURSELF! PLEASE TAKE THE TIME TO TAKE DETAILED NOTES AND PICTURES OF ANY HOME/PLACE YOUR ARE CONSIDERING TO RENT BEFORE YOU MOVE IN AND ON THE DAY YOU MOVE OUT!

Negative experience: Don’t do business with this company. They manage big houses and they manage slums. When something needs repairs, the tenants that pay the big rents get maintenance to the unit immediately, if ur renting one of their shotgun houses or apartments it may take 2 weeks to even get a response. But if that tenant is late paying rent they contact immediately threatening eviction. They send emails asking if the unit needs maintenance if u reply to the email yes yes need maintenance out here, the email is ignored. THDA should shut this business down. They only concerned with keeping the owners happy don’t give a damm about the renters. They so scared of making the owners mad they procrastinate about asking to buy building supplies or appliances . They will tell maintenance to buy used parts to repair appliances. The company tells maintenance to procrastinate on repairs especially expensive ones. But the renter better not dare procrastinate on paying their rent. I haven’t rented from this company but my family members have and unfortunately they had to rent a lease expensive place. Burn up in summer freeze in the winter, no insulation in the walls and ceilings. If your water line breaks or meter box fry’s you will be waiting weeks for it to be fixed. But by gosh they still expect that rent and don’t care if you have no power because the breaker box fried and will even charge you late fees. They never spray for bugs. There are 100 realtors in Knoxville. If you can’t afford much best avoid this place like the black plague. They will sure take you down that dusty road

Negative experience: Last month my A/C went down. A man from a different complex came to check it out. He said I needed a new circuit board. I received a text that said I should have it fixed the next day, I waited a week before they fixed it. Last week it broke down again. The next day 2 guys from a local company came in and said I needed a new fan motor. It's been over a week. They did bring me a portable A/C but with that running 24/7 my apartment was still 91 degrees at 8:20 pm last night. And he you can only use the club house by appointment only. This is ridiculous. I think they change managers every 2 weeks. I left a message on the emergency maintenance line last night and on response.

Negative experience: Let's start by pointing out that most of the ratings that asset realty has here on Google are clearly not real. Most of the posts are people who have written good reviews are people with less than 5 reviews on their account. This almost assuredly means they are people who are not actual renters. That said, I rented from Asset Realty for 3 years. This is not a great company to deal with. The rental process was problematic from the beginning. I was moving to Tennessee from out of state, and the people in the office were difficult to get in contact with and unorganized in the whole process. On my arrival, the grass looked like it hadn't been maintained in months, and the fence in the backyard was broken. I found out immediately that reaching anyone at the office was next to impossible, and I fixed everything on my own. While living here, there were a number of frustrations. They do an annual inspection that typically they will give very little notice for. The law requires 24 hours, and they make sure you know that. They'll also schedule the inspection for a random date and give you a window of 10am-5pm and tell you that you have to be present. I had a dog, so I was required to be on site for the inspections. They almost always would show up in the last hour of the window, so you would have to be home for an entire weekday waiting on them. Also, if I had to call to reschedule for a day I could take off work, I was usually in for spending hours making calls before I could actually speak to someone in the office who could actually help. They also schedule these inspections around the week of Christmas, just to make things more difficult. I put in a work order about 9 months after I moved in. I lived in the house for 3 years, and the issue was still not addressed by the time I moved out. In those 3 years, I put the work order in twice through their website and let the annual inspection representative know about it 3 times. Still unresolved. When we went to move out, we were never given a move out checklist so we knew what was expected of us. We got a generic email with very minimal information. We were told that they would do a walk through of the property, and if we were not present for the walk through, we could not argue any of the charges would incur. They scheduled the walk through for 7pm on a Sunday night. I work at 3am on Mondays, and requested a different time. It was denied. They took our entire deposit (which based on their reputation and what id experienced, I expected), and then forced us to pay additional charges on top of that. They charged us for things that didn't even exist in the house (window screens we never had, carpet in a house that only had wood flooring, etc). When we tried to explain that the house didn't have those things, we were told it was our fault for not attending the walk through. They then threatened to send us to collections when we hadn't paid their fabricated fees in 5 days. This is all to say that you should really consider your options when renting. This is not the place you want to work with. I know the owner replies to negative reviews, and he will no doubt try to justify their behavior and blame it on us. Know that it isn't true, and neither are their falsified 5-star reviews. I've literally left thousands of reviews on Google, and only leave honest reviews. Stay away from Asset Realty.

Negative experience: These people are awful and have attempted to violate my renters rights on several occasions. They told me they would enter my home without me there for an inspection, whether I like it or not. They offer month to month terms, which is legally defined as a 30 day notice. Their month to month terms require a 90 day notice. They forgot to send paperwork to renew my lease. When I told them month to month means 30 day notice, they threatened me to sign or get charged $100 extra per month. Not just bad, but actually criminal. Edit: We lived at this apartment for 14 years and were never late on the rent 1 time. We actually lived there longer than ARMTN managed it. The original management company was Ames Realty, but the owner of that company passed away after we had lived there 3 or 4 years. I am happy to say I am finally out of there. The stove didn't work the last 6 weeks we were there. We were cooking one night and there was a huge flash and the stove threw the breaker. We requested repair and someone came to look at it. He said the control board arced to a piece of metal on the back of the stove. "I fixed it, but don't move it around too much or it might catch on fire, ha ha ha ha". In my mind, that means don't use the stove. They said were trying to get approval to buy a part for a 25 year old stove, but we moved out before that approval came. I had a similar experience with the AC and heat. It stopped working in 2015, so they bought parts to repair it. After they repaired it, it was barely blowing. With heat on 70F, in the winter the upstairs would never get warmer than 60F. With the AC on 72 in the Summer, the upstairs was regularly above 85F. It took 3 years of me complaining before they replaced the HVAC. When we moved in, each apartment had 2 parking spaces assigned with the letters painted on them. The lines faded to the point where you could tell there were any marked spaces. We asked them for years to repaint the lines. There last response was that there were no assigned spaces for our apartment building, though it was listed in the rental agreement. The response to the first part of my review said coming in my house without me there was a "Convenience" for me. I made it very clear I did not want them in there when I wasn't home. TN state law says they can come in without me there in an EMERGENCY. An inspection isn't an emergency and there is no reason why they should refuse to reschedule inspections. The actual owner of the apartment instructed them many times to keep me on month to month terms of 30 days. I am sad to say the owner passed away in 2023. When that happened, ARMTN immediately raised my rent and put me on 90 day terms and told me to call the owner if I didn't like it. I called him. His grieving widow answered. I expressed my condolences and took the terms they gave so that poor woman didn't have to deal with ARMTN. I called Charlene and ask her if she knew the owner had passed away... "Yes". She literally knew she was having me call a grieving widow. There is so much more I could say here, but this is already a wall of text. In the end, if you see "ARMTN" listed as a management company, run away as fast as you can. They have no empathy, no ethics, and no respect for renters rights.

Jaymo, my office is trying to reach you to resolve this. You are correct that we ask for the landlord or the tenant to give a 90 day notice and that is for the protection of both parties. It gives the owners a chance to re-rent the property and gives the tenants a chance to locate a new home since that is very difficult in this market. We have found that tenants aren't able to secure housing in 30 days and therefore we allow a longer notice for the tenants convenience. You are correct that we do our inspections and it is a convenience that the tenant does not have to be home. We look at smoke detectors, fire extinguishers, etc. and this is for your safety. Negative experience: I needed to find a rental within a week. I applied for a few rentals with them a week ago. On their website it says that all applications are reviewed within 48 hours. I didn't hear back from Asset Realty Management within 48 hours. I then called and emailed every day for a follow up and never heard back. I've never had a rental company take my application fees and never respond back to any communication. I would stay away from Asset Realty for lack of communication. I'd never rent from them.

Negative experience: Edit Edit: I revised my rating too soon, and to ARMTN, I will not be changing my review. I put in a maintenance request for a broken stove 3 months ago and it hasnt been fixed. I put in a maintenance request for a broken dishwasher 1 month ago and it hasnt been fixed. My original issue took 2 months to resolve. This is absolutely unacceptable. ______________________________________ Currently renting from them, I have not been able to laundry since I moved in. No one in the office can give me an update, the maintenance manager does not return any of my calls. The service people they send out are great though, if they ever get sent out. To the owner, im sure you can track down my maintenance request. Please get it handled ASAP. If it isnt fixed by next week I will be hiring someone to do it and sending you the bill, per TN State law on timely repairs. Edit: Took a little over a month to finally resolve everything.

Negative experience: I’m not really sure what’s going on in that office. I waited weeks to be told I qualify for one house but not another. The one I qualify for I don’t want because it is fully furnished. I’m not looking to pay rent and storage fees at the same time and I want an opportunity to get my deposit back. So if I didn’t take what they wanted they wouldn’t let me have the house I wanted and the website states is available. It’s over $600 cheaper a month. I’ve been told it’s this reason or that reason but the truth is there are others they want to have the place and they led me on for weeks. Wasting my time and money. Had they just said no to begin with then I wouldn’t be in the situation I am in now. Thanks for making me homeless. And if it’s not available for rent then why is it on the website. I was told by a realtor if I qualify for one and don’t want it I automatically qualify for another. I spent days on the phone begging to know what’s going on to be told “I’ll call you later” and I have never been called except the time they wanted me to take a fully furnished home. All I can say is Wow just wow.

It's now been two and a half weeks and still only half the order has been been looked into. Negative experience: we rented from Asset Realty Management for over 4.5 years. it was fine while we were renting but once we had to break lease and move out it was a disaster. Make sure you read your contract. If you break lease you forfeit your deposit re Tennessee law - easy money for the company. Not only that but have to pay your remaining term until a new tenant is found. AND you can’t use your deposit for any house fixings - you have to pay out of pocket so the company won’t lose their gain. when we moved in they wanted to charge a $430 cleaning fee out of the deposit when you move out - the house was absolutely filthy when we moved in and I took photos, thankfully! Sent an email about it and asked what the fee was for if I got given a filthy house… no one could answer my questions, went in circles and never got any answers and still don’t 4.5 years later. No apology or accountability for that! I left the house 1000x cleaner than how we got it. You’re welcome. Maintenance men won’t give you 24 hours notice and if you request for them not to enter your property, they do anyway. No accountability for that either. Or they would come to property and look at the job and say they weren’t doing it and leave. We were very good tenants, always paid on time, kept a clean tidy house and maintained the property well. We hardly went to them with issues. We were told the property would be re listed 2 weeks before our move out day, it was not it was listed a week after - that’s a 3 week delay from when we were told. We asked why it hadn’t and we’re told they didn’t need to list it as they had applications already. - weird considering they still listed it. They had it up for 4 days and took it down. Not once did anyone correspond with us about them finding tenants to fill the spot. They could email us how much money we owed for the month and total remaining balance for the lease term but not reply to our emails or calls. We received a total amount oweing on a Saturday, which we replied straight back questioning why are we paying a whole month when you took the ad down? We wanted questions answered before paying. Why pay a month if you have people going in right? We got sent another email Tuesday saying it was late, who we spoke with and they sent us to someone else who we spoke with and they’d look into a few things, didn’t hear from them the rest of week. Emailed the lead broker on the Friday as we were told new tenants should be going in, didn’t reply to my email. Not once were we told when the new tenants were going in - which we are expected to pay rent, pay for KUB and keep the yard maintained - so pretty crucial we know when we no longer need to do these services. We rang kub the Friday and they actually told us that our service was cancelled due to new take over - kub were the ones to tell us! How rude! Monday we get an email stating we owe for the month still with late fees and total rental agreement owed - are they joking? So I replied saying no one wanted to reply to my emails last week so chase them up they don’t want to answer me. Which they answered my emails Monday. They removed the cleaning fee, which didn’t matter as they kept the bond anyway. No apology or accountability for ANY communication. Also kept the late fee on there even though it was their fault for not communicating with us about anything that week, a late fee would have been avoided as we would have paid what was due if they were honest with us. We had to be the ones on them everyday so we could get answers. It was a very stressful situation for us, especially when we’ve been such good tenants. We told our family and friends and they are shocked at how they have treated us and kept the deposit especially when they know we kept the house immaculate. I paid the pro rata days of the rent - that wasn’t the issue for me it was the lack of communication, ignoring us and the rude response from the lead broker to me about this situation, the lead broker actually put the blame on us, no apologies or accountability from anyone!!!

Negative experience: Was totally happy with our rental and even happier when they offered a renewal with NO increase. We had already purchased our house but absolutely would’ve renewed otherwise. They are pretty good at responding to maintenance requests. However, my issue is with the move out fees. Some stuff was left and I’m fine with that $375 charge. But what I have a huge issue with this the $450 they are keeping for “paint throughout the house” because there are sections where paint straight chipped to the brick. Probably about 7 layers of paint in an old house made of brink and cinderblock. I added window coverings but left the hardware as the lease states. Updated the sagging wooden closet rod to a metal one-cleaned the exterior of the house, and added remote lights. I am getting back just $45 of the $1300 they kept. The previous resident is being sued for over 12k for redoing the entire house’s original wood floors. They did not have the floors done professionally and there are pieces of dirty gunk and hair sealed to the floor. Was happy to refer but now I’ll tell someone to live under a bridge before using this place. To the person who responds…our names are listed so you know exactly who we are for you to reach out to us regarding issues instead of this vague “please contact my office.” You don’t plan on doing anything or making anything right. There is so much paint and gunk that sneezing causes paint to chip on the walls. The paint around window frames has bubbled. The shades of paint are blue, green, and a bunch of white. The paint on the doors stick to the frames which my child couldn’t open on her own, especially the bathroom. AND, there are complaints about this documented in emails during move in inspections.

Negative experience: DO NOT rent from this company. If you are looking for a long time rental do not use this company. A company that offers to renew the lease only to then change their mind after everybody sign the lease. This company is not to be trusted. In the 3 years that we rented this house not a single time have they come out to the house to fix anything that has been wrong with the house other than the air conditioning and a burst pipe.

Negative experience: I’ve rented from Asset Realty since 2018. It has been a great pleasure living in my home. The only issue I’ve had will be maintenance. Over the course of years, I’ve had a few maintenance issues. I had a water issue to where the pipe busted outside which led to a $350 water bill. After it was fixed, asset provided me with a work bill, and I gave it to the water company. I was responsible for most of the bill. This is happened to me twice. One year, the heater went out and it took them several days to fix that as well as my AC. The next issue that I was having was my refrigerator broke down last August 2023. It took them in an entire month to bring me a replacement refrigerator out. They brought me out a brand new refrigerator that lasted for a few months before that one went out, I’ll lost hundreds of dollars on food because I did not have a refrigerator. When they came in to fix it , they never do a follow up check to see if it’s back to working. I’ve submitted over 4 to 5 request about my refrigerator and it’s still not working. Last, but not least, they brought me a replacement refrigerator out which is used…. It still does not work. I’ve been without a refrigerator for weeks and I’ve submitted a another request. Upon moving in back in 2018 I took the unit “as is”. I was aware of the condition. And I was alright with that. I did without new or cleaned carpet. No freshly painted new walls. I drive trucks so I was looking for a place to move into immediately without having to wait so long. I met the inspector lady the day of and she took pictures of the unit prior to me moving in of any damages that were already done. Which were very minimal. I have been late on my rent a few times, and they were very understanding, and gave me the opportunity to pay. Overall, a good place to rent from if Maintenance would actually do follow up checks when you submit a request. I hate having to repeatedly call back in and submit request to see if everything was fixed. It can become an inconvenience. Add note: if I could leave zero stars I would. That they deserve. I’ve been advised that they are charging me over $7000 because I chose to break my lease. Mind you I did not have a refrigerator before I left. They can do what they want at this point. They could take me to court. But I promise you they will not get a dime out of me because I have all documentation. If the owner is reading this, please reach out to me. It’s an ethical to not have a refrigerator in my unit when I was staying there.

Negative experience: We rented a condo for 6 years, paid our rent on time, and got our full security deposit when we moved out. We are not sketchy renters. For the first 2 years, we signed the lease directly with the homeowner and that worked great. For the last 4 years, the lease was managed by ARM and we hated it. The communication was horrible and they are very unhelpful for tenants. We are relieved to be done with them. Read down through the way they comment on reviews, that’s the general attitude they have toward tenants. If you’re a homeowner looking to have them manage your property, I’m sure they’re great. If you’re a renter looking for a place to live, avoid them if you can.

Fantastic experience: So far my experience with Asset has been much better than any other realty company I have worked with. I've rented for over a year and the communication from the mantiance staff has been awesome. Very nice staff, but there seems to be a lack of communication between some of the office staff when dealing with paperwork stuff but any issues I've had were fixed pretty quickly so I don't have any complaints.

Fantastic experience: When I first started the rental business I was so overwhelmed with the entire process, especially dealing with the tenants. I was at the point of selling all my assets and moving on a different path ,and then I met Michael Cohen.I have been with Asset Realty Management ever since for more than a decade as a homeowner and a vendor. I have multiple properties and they have been excellent and professional in dealing with all the issues. I could not be more happy with the tenants that they have approved. Negative experience: DO NOT RENT FROM THESE PEOPLE Totally a bad company : whoever owns this should be ashamed of even allowing it to operate in such a manner_ oh, guess they are a slum lord and unprofessional business person as well as all their employees. They will never answer your phone call, they take no responsibility for anything that happens on their property. They will never acknowledge anything. They slam you with ridiculous rules after you move in, having you trapped in a nickel and dime situation. Majority of the people here are just trying to work and make a honest living but are caught up in this farce of a rental company. After you sign a lease ; they change the conditions on you without notice and you are stuck as these conditions were not in place when you moved in, so now you face eviction , car being towed etc. Their property in Sevierville is poorly managed and maintained. They falsely accuse you of damage and their maintenance man literally will pull out the appliances saying they are broken and then plugs them right back into the same apt ( charging the tenant for new ones ). He even rents the vacant apartments out as nightly rentals to people: his wife is the onsite manager at the complex. Go figure , raking in tons of cash on the side. You constantly have someone coming into your apt when you are gone ( NO proper 24 hr notice as required by law), messing with your stuff. Yet all the blame is on the tenant: they act like its a 5 star luxury property( they sure charge like it ) yet it is run like a slum lord situation. Even if you manage to get to the end of your lease, they find a way to sue you for 10s of thousands of dollars ( check with prior tenants)

Negative experience: Lack of communication. They are more than willing to take your $50 for an application fee but then provide zero answers regarding application status. Even if the application is denied they should reach out to the applicant to let them know. We applied over a month ago with zero follow up. $100 for nothing. Not even good service

Negative experience: Moving into my rental house I overnighted the deposit from out of state- provided tracking#, but shipping was delayed so I was told by patty I needed to drive 8 hours with a new check or the house would be rented to someone else. I left my family reunion before it started & drove straight there (& the original check arrived before i did). Should have taken the red flag for what it was, but during my time renting under this mgt company I: -Had a maintenance man come into my home while I was asleep unnanounced (no email, no notice, no nocking) I am 120 lb female, i pulled a gun on him LOL! Called to complain & was told someone would call me back- never did (24 hour notice w/ entry was written in my lease) -attempted to renew my lease & was unable to get ahold of anyone for over 45 days, was defaulted to month to month & told i could only sign another 12 mo lease -had a broken fridge for an entire 30 days & was only replaced after I studied local code & told them to replace within 48 hr or I would purchase one & withhold from rent -attempted to add someone to the lease & was told their application wasn’t on file for months & was then told it was filed incorrectly which caused the delay Do with this info what you will, but if I owned a home I would not want these people taking care of my property or tenants. Would also like to add there is always a different maintenence person but anything fixed was quickly broken a few months later ( for ex. door screws replaced lazily w/ slightly longer screws instead of filling the hole- all work was done the cheap shoddy way, a 6+ inch crack in the black front door was caulked but never painted over, you get the idea)

Fantastic experience: I have rented through asset for going on 4 years now. We have absolutely loved our home. Over the years, we've only encountered a few minor maintenance issues, and they were addressed and fixed very quickly. 2 of the 3 were due to trees falling because of the weather. So no fault on anybody. From the very beginning, the process has been quick and simple. This year, the owners of our home have decided to sell, while we are very saddened by this, we are incredibly grateful for Patty. She has very quickly found us a new home and expedited the process for a very stress free, simple moving transition. We highly recommend Asset Realty, and appreciate Patty's quick responses and answers to my hundreds of questions during this time. Negative experience: Would rate 0 stars if i could. I went to two different properties, and neither lock-box worked. The first one was broken and the number plate was laying on a chair. The second property automated texted me back refusing to give me a code to view the property. I drove 40 mins there & back, looking for a home with my 6 month old child, for no reason. I left two voicemails to the office, explained the situation, and have yet to hear back from them. 0/5 stars.

Fantastic experience: We have just secured our rental with this company. From applying to putting down a security deposit took us 6 days and that was with extra work on our part to nudge on making sure verifications were sent in in a timely matter and following up with their office. We sadly did not get our first choice home because another applicant beat us there, but we did get our second choice and were able to easily move our application there! Moving and securing a new rental is highly stress and anxiety inducing to me and I had excellent experiences with Angie, Chance, Kaesha, Katie, and Patty to help me through and get us into the best property for our family. I called in several times to just check in on status and strategize against the competition, and they were always very gracious, understanding and helpful. I've read through several negative reviews on here, and most are against the general nature of the rental market and not this company specifically. It is highly competitive right now. With perfect credit and rental history, your chance of getting your first and even second choice home is low because there are 10 others that look exactly the same competing right there with you. Their team is spread thin because of the demand and they could probably use a few more bodies to aid in some of the communication issues that I also saw trending as a negative on these reviews. But so could most every customer service industry right now. Application fees are high everywhere because the fee for credit and background checks doubled in the last few years. As challenging as the housing and rental market is right now, this office is doing amazing work and has an incredible, kind, fair and helpful staff! I will say. A simple change in verbage would go a long way in communication challenges. There was a major time delay in the text service they offer to follow up on applications. I was told several times "Let me get back to you in 15 minutes" or "I'll call you back this afternoon" and then I would wait and hours would pass or I wouldn't get the call back, so I would call back in to just see if something changed or if they got busy. Things happen. They are crazy busy. Things that usually take 15 minutes took longer. But, if I had been told, "I will work on this and try to get back to you as quickly as possible. If you haven't heard from us by [insert worst case scenario time limit] then call us back" it would have helped my own anxiety and expectations considerably and made for an even better customer experience.

Negative experience: They gave 72 hours to analyze the application, it took 7 days in total. The person responsible was not in the office, we contacted them several times in the meantime, the receptionist asked us for the documents again and we sent them for the second time. Our application was not accepted, they requested a co-sign, we did so, we presented the necessary co-sign documents and it was also not accepted, although it met all the requirements. Do not use this company, they are only interested in collecting the investment amounts. We spent $180 for nothing and they still exceeded the limit that said 72 hours, which extended to 7 days. Completely lack of respect for the customer!
