Negative experience: Did a self-guided tour for a listed property and liked it. Inquired about amenities & negotiated to a fair price. Was told shabby amenities would be repaired & negotiated price would be accepted once application was processed & approved. Other applicants were never mentioned. Paid $140 for application. Application rejected without reason & other applicant accepted. Would not be surprised if other applicant was chosen as they agreed to pay full price and I was scammed to make extra cash. Plus, it’s almost impossible to speak to a real human representative as the phone line is solely AI. The receptionist & resident specialist were polite once I was able to finally make human contact; however, do not recommend wasting time or money on this company. Scammers.
Positive experience: I live at one of their group homes I got out here after a suicide attempt and other mental health disorders that I'm in treatment for. and I love these people I'm a open book and Im honest so sorry for any TMI. But when I first moved in I thought I was going to hate it I thought I was going to get coddled like a child and I thought I was going to leave after a day of being here. But I get to be a adult they help when they can they bring us food they pay our light bill and internet bill. They let us be our own person and they don't look down on people. They let me keep my job which sounds kinda stupid to be happy about but I thought originally when I moved in they was going to force me to quit and get on disability they never did it's a lot better than I thought it would be. If you need anything someone responds fairly quickly. I eventually want to get my own apartment with them when I get my life in order I don't think I'd want to rent from anywhere else tbh. The only reason why this isn't a 5 star review is cause I don't like change and I genuinely have a distain for change I'm a diagnosed autistic and I hate it once I like something if it changes I get scared no matter how small. They recently hired a property management company to do basic shit like maintenance and rent payments but I just like dealing with the same people all the time but other than that they're amazing
Fantastic experience: Repairs to a water leak was fixed in less than 10 minutes…Bill is the best!!!
Negative experience: I can not get in touch with anyone.. it's just a automated system. When I push a button to speak to a live representative.. it tells me the number is no longer in service.. I have real questions and I need to speak to a real agent.. Updated after a month!! of phone tag with someone called Elijah. And a Ai text service that can not answer real questions .. no online application should ask for my user banking email and password. .my bank even warned me that it's not legal they can empty your Bank account..and every review about this company is bad. .. yet someone named Elijah call me but yet I don't remember giving my phone number out.. ask me to change my review about this property management company.. but yet after a month this place sends out all kinds of red flags !! Stay Away. !!
Fantastic experience: THE BEST PLACE THE BEST PEOPLE
Negative experience: Been having problem with them from rat/mouse infestation to floors messed up to ceiling falling in (current) get a 1 star cause I cant put zero to negative stars. Just a money hungry not caring group/company of people. And when try to contact emergency number for them u get an AI automated response that is no help. Impossible to get in contact eith due to their lack of office hrs. 10a-4p 4 days a week is absurd. Do not recommend any of there properties unless u are a contractor cause when not if but when u have an issue u are going to have to fix it urself. They have a "renters benefit program" that literally doesn't help at this location. There is no central heating/air which they say we come by and replace the filter for monthly. On site laundry service or machine u can use which has been no existent for at least the 3 years ive lived here. And 24/7 maintenence service which is a joke of an automated ai system that reads scripting an thats it. The only thing they are doing is helping themselves. This company is literally selling the properties right now cause cant keep up with all the problems here. DO NOT RECOMMEND!!!!!!! SHOULD BE CONDEMNED!!!!!

Fantastic experience: Second Creek studios I love it there it's a great place it's very quiet great neighbors great people that live there I have a great apartment they're going to be moving me into the back building because where I have my son I only have one room right now and one bed in my room now I need a bad room but it's so great I love it only thing I don't really like is paying $1,200 a month for one single room and I say that's a lot of people that live there but that's the only thing that I do not like but it is home to me for a while and I recommend 2nd Creek studios to my friends family and people I don't know it's a great place... Oh and I meant to put when they came in and fix my toilet I wasn't home but when I did get home nothing was messed with they went straight into the bathroom and done my toilet and they done a great job on my toilet even though it was simple they still done a great job and I appreciate you all for having me here....

Negative experience: Did not return my full security deposit. No deductions or damage in their final move out paperwork/emails, yet wouldn’t return full deposit. Not an acceptable way to treat good tenants. Other than that I had zero issues with FIG and maintenance issues were resolved quickly.

Negative experience: The gentleman who came to me initially fix issues within my apartment was very kind and did his best to resolve the issues even though he couldn’t. The electrician that came was also very helpful and did a great job at resolving the issue. However the property management company took a long time to resolve the issue and even send someone out and trying to communicate with them is difficult. They are quick to send you reminders regarding things they need from you but trying to get in touch with them regaining maintenance or pest control which still has not been resolved has been very difficult.
Negative experience: I heavily debated writing this negative review because I have not written a bad review before, plus I know that any rental company is going to receive some negative feedback sometimes from frustrated tenants… but this review has been deeply thought out and includes detailed record of the negative experiences had with FIG. I believe that FIG’s handling of my husband and I’s tenancy was neglectful, disorganized, and dishonest. A broken HVAC system was reported through FIG's maintenance portal in January 2025, when the system began failing and our winter bills tripled. Despite repeated calls, emails, and formal maintenance requests — we endured months without working AC- even though maintenance workers came to check out the AC issues. As spring and summer temperatures reached over 85,° FIG’s emergency line offered zero help during the first week of April when the inside of the house reached 93°. FIG’s communication continued to be sparse and regularly dismissive The AC system did not get repaired for the remainder of our lease. FIG cited delays with the property owner as the reason the unit couldn’t be repaired — however, FIG did not once offer a solution, or compensation, and displayed no urgency while the temperature inside the house varied between 85-93 degrees for weeks, FIG was aware of this. My husband and I ended up buying our own window AC unit after weeks of FIG asking us to be patient, which we asked them to pay for once it was clear that FIG would not offer a temporary solution. They initially told us that “it was against their policy.” Only after threatening to return the window AC unit we had to purchase after another week or 2 of having it, did FIG agree to reimburse us for the window AC unit. I will share though, that in June we requested a second window AC unit since the HVAC system had still not been repaired and the maintenance staff did eventually drop off a second window AC unit. We were elated to not have to purchase this one. After moving out in June 2025, Elijah Linkous communicated with us via email- that the Security Deposit would be returned within 30 days. On the exact 30-day deadline, Elijah Linkous abruptly told us that FIG was no longer managing the property. FIG had 30 days to return the deposit or at the bare minimum communicate that they would not be doing so. Instead, they waited until the day- of-deadline to communicate. To further highlight FIG’s negligence and disorganization, I was able reach Katie Linkous the CEO of FIG, via phone call and she informed me that FIG never received the transfer of the deposit when the Property Management responsibilities transferred to them and FIG was unaware of this for the entire time they managed the property. Mrs. Linkous was apologetic in the least but made clear that FIG would not be taking responsibility for the miscommunication and mistakes highlighted throughout this review, which unfortunately is on brand with how the HVAC situation was handled as well. On a better note — the maintenance staff was very kind and communicative when we did interact with them, shoutout to Bill for the sweet convos!!! After writing formal complaints and experiencing disappointing conversation after disappointing conversation since we moved out 2 months ago- I am hopeful that this review will at least bring awareness or validation for others that have similar experiences. FIG Property Management is aware of every detail in this message, so it is unfortunately not difficult to assume that they will most likely respond to this public review dismissively, with the same excuses, hollow apologies, and consistent blame shifting that they have already displayed.

Fantastic experience: Whenever I need something done they are always there within 2 days. I appreciate that this company is reliable and on top of things. I have no complaints what so ever. If I have questions I get a response right away and they are always helpful.

Negative experience: I have paid out up to $140.00 due to faulty equipt (commodes) for water bill in the last 3 months. I researched and found the issue. Sent the information to the Knoxville employee showing my KUB water bill had increased. I was told to send in last bill. Did that and was told to reach out to KUB for credit. I did that and was told they can only issue credit for half of usage for 2 months. 23.90 was the credit issue. I sent this information to FIG. I was told UNFORTUNATELY FIG could do nothing as far as a credit or reimbursement. I do not feel like I should have to pay for the extra water usage. I reported the issue asap. I do not feel like this is good business practice. You should reach out to your parent company to get a better solution. So beware if you think the company is fair to their tenants!! You would have been better off to say.. sorry there is nothing that FIG will do to make sure you don't get charged for their service and or equipt issues. Bad decisions cost you in the long run

Fantastic experience: AC went out and my wife is 37 weeks pregnant Fig was extremely quick at getting the vendor out to my unit to fix the problem! Wes was quick and explained what was wrong and got it repaired extremely quick

Negative experience: Started renting from fig june 9. 3 weeks later the bathrooms still dont work, The roof is about to collapse, the washer dryer hookup doesnt work, the doors dont lock/close, and the agent Elijah linqous is rude and wont get them addressed says that I'm expecting to much from them, and it takes a week to get ahold of them according to elijah that's standard and I'm expecting to much communication wise by expecting timely responses DO NOT RENT FROM THIS FRAUDULENT GROUP for some reason their review page wont let me add photos. Edited to reflect the owners response: hes correct this doesnt reflect the whole situation including the fact they lied to us about the rent cost before signing or the damage they caused to our vehicles, it also doesnt reflect the straight lie he told I called 43 times since 10am and spoke to 2 people not 11 (unsure where he got that from) (managed to attach photos this time that prove the owner is lying in his response) also being able to respond to a bad review in under 5 minutes but still unwilling to call us is insanely poor customer service
Negative experience: As a renter of many years and a former employee of a property management company, I have never experienced a worse business model than FIG. I cannot fathom their maintenance technicians are as ignorant as they seem, so I can only conclude they are purposely ignoring and devaluing tenants requests. The office is unreachable, even within their slim operating hours of 4 weekdays. You must call multiple times to reach a third-party answering service, who will then transfer you to the voicemail of an actual employee of FIG. Management has blatantly lied about addressing maintenance requests multiple times. Additionally, management scheduled a showing of our property to a third-party company 2 days after moving in without notification, where 4 men demanded entry into my home. Lastly, the integrated and required renter's insurance and pest control services are strategically designed to limit tenant's rights. Emergency maintenance calls are directed to an international third-party intake line who does not have direct contact to FIG. At the very least, FIG needs to hire a receptionist so tenants can speak to a human rather than a robot through the app. In response to Katie, CEO: Timelines and next steps have not been communicated without multiple calls, texts, or emails demanding action. In fact, only my partner's calls and voicemails are responded to. We have been told multiple items have been addressed and repaired over the phone, although the maintenance technician only stepped foot on our property to retrieve their lockbox. I assumed your receptionist was not attached to your company due to the prompt repeated for each call: "This call is being recorded for AI purposes," followed by the frequent transferring to an incorrect voicemail box I have never received a response from. Calling 20 times and only reaching the line 11 of those times demonstrates the difficulty of contacting your office. You are only able to leave a voicemail upon reaching the receptionist. Perhaps we have different definitions of "reasonable," "timely," and "professional," because our experience with FIG has reflected none of these adjectives.

They are there for me and my son when times are tough and always find a way to make sure we are assured that even when I cannot get my rent on time or even in full they accommodate in anyway they possibly can! Fantastic experience: The Maintenance crew came out and did a very thorough and fantastic job addressing our leak issue with the shower and toilet. Both crew members were extremely helpful, polite, and knowledgeable, while also providing detail of what actions they were doing and anything we needed to do, after the work was completed.
Fantastic experience: Maintenance team showed within an hour to fix the issue with the leak, and were thorough about investing the cause until they got it fixed and had my water running perfectly. I appreciate it.

Negative experience: Lack of communication would be my biggest issue with FIG. After moving out of the rental property I was in, the security deposit was a little over two months late. Numerous attempts were made to contact them via phone and email. During this period of time, no-one was available when attempting to call them about this and the one time I was able to get on the phone with someone I was told I would be receiving a call back….I never did. Emails and voicemails were quite often not responded to within 48hrs of me reaching out to them. I will say I did not have a pleasant experience dealing with FIG and would not recommend them if you are looking to rent properties through them.
Negative experience: Extremely poor communication. They do not answer their phones, and on the slight chance that they do, they do not have any information to give you. It takes almost three months to get your deposit back from them, and when you continuously call to ask where your money is they tell you that it has been sent out already and "should be arriving soon". After calling and emailing many times for months, we eventually decided that they were ultimately incompetent and that if we wanted our money back, we would have to go retrieve it on our own. We had to travel 3+ hours to pick up our deposit due to their ignorance. I would not recommend this company to my worst enemy.

Positive experience: As of today they have really stepped up to better themselves. They still have some “lower” AND “better” quality residences, they still help ALOT with finding one to live in, and they still make it easy to get in. I truly feel this is one of the better rental agencies. But the service is excellent!! But many of the residences have problems that the company does eventually fix though.

Fantastic experience: After almost a year of struggling to keep our property profitable, struggling with self management and being at the end of our rope.. we hired FIG. BEST decision we made since purchasing the property. They took a property that was losing money every month and turned it into a smooth running, profitable asset. This property was causing me enormous amounts of stress and their expertise took that all away. I felt like 1000lb weight was lifted off my shoulders. FIG has such an amazing team in place. Their communication with their clients is 2nd to none. They stay on top of repairs. They are amazing with our tenants. I have properties in other states and I just want to clone them and take them to all my assets!

Fantastic experience: We had a great experience staying at FIG’s Knox Vegas short term rental property! The location was perfect, <10 minute walk to Market Square and the Old City. The unit was spacious, tastefully decorated, and very clean. The beds were very comfortable! The host was extremely responsive both before, during, and after our stay. I would highly recommend this company!
Negative experience: The place was fine for a little bit. They were extremely helpful at the beginning; however, as time went on, it was extremely hard getting in contact with them. There were two times where I was told they’d get back with me, and call me back… they didn’t. I had to keep bugging until I got answers. Also, our dishwasher was ALWAYS broken. We had someone come fix it, but it broke a few days again. That was frustrating. I ended up having some roommate trouble; she was moving someone in without my knowledge. I contacted the agency, and they said it was fine because it was “only for fourteen days.” My roommate is planning to keep her there for at least a month. That was the point where I realized I will never rent from them again. They were no help in that situation. Once my lease is over, I will be done with this agency. Extremely frustrating for me, my other roommate, and my family.
Negative experience: I was very excited about this website and group I was like finally ,I have filled out three applications denied for two apartments because they said I didn’t make enough money, which was a lie. The first apartment was 950 They want 2.5x the income.which i make 18.50 hour and the 2nd one the rent is 675 how I don’t make enough.The other apartment was efficiency apartment and it was too small. But I have that one I just didn’t want to pay for the apartment and the storage at the same time They only hold your application for 30 days. The only thing I liked about it was the second apartment that I loved for the person that I talked to. He tried to help me, but my application is expired So that was another $60 that I had to pay and the application fee is $60 so I done spend $180 just filling out application
Negative experience: My son has been trying for 2 weeks to set up an appointment, with this group, to view an apartment. He keeps getting the run around. I have started to try and get an appointment set up as well, for him. He tried to set it up online, it disregarded his request. He tried calling, it says they are only open 3 or 4 specific days out of a week. It then tells him to try setting up an appointment on their web sight, which he tried. I have tried calling and the same "we are only in (3-4 days of the week) please try our website. Then if you try an alternate number I found you get "if you wish to set up a viewing please press 2" and when you press 2 it tells you that extension is invalid! If it is this hard to simply look at one of their apartments, I can only imagine how hard it would be to get anything done if something came up with the apartment you are renting.
Negative experience: The response from the owner below is atrocious!!! If you wanted to know my name, simply ask. I use a nickname for general purposes. And your response is just as disrespectful as your company. You are not holding your employees accountable for their actions, and your response just goes to show what kind of owner you really are. Your actions speak volumes of why people should avoid your company. As for us, we are in a better place since not waiting for your company to procure a resolution as nothing is done in a timely manner. Quite honestly, after reading the enormous amount of disrespect and immaturity conveyed in your review, I would assume you have a difficult time with life in general. Best of luck to you.) Chris Vinson was useless!!! He made a mistake on our financials, then acted like he was still doing us a favor. The Joker from Batman has a better work ethic than Chris does. He was in no hurry to get anything done for us. We ended up homeless because he dragged his feet either getting us approved or whatever needed to be done, and we never got an answer if we were approved or not. A sloth running in molasses would be faster than Chris. When my daughter went up there to talk to him, he was prancing around the office like a ballerina princess chatting with everyone. Do not use this company for fast results. I had to call into the Spanish line just to sometimes get someone to answer the phones. Horrible experience with this company. I applied on Feb 16 for a place, and by the time we got there in March, they still had not finalized ANYTHING. You will not accomplish anything with them. Stay clear of them. They don't care if you're homeless and living out of your car, they will still drag their feet to get you approved for anything, and take your money. Shady business that needs to be looked at by authorities.
Negative experience: We did not have a good experience with this rental company at all. It was si hard to reach anyone even with emergencies. You leave a voicemail or email and still don't hear from anyone for a week or more. They are only open 4 days a week and constantly closed for extra things making it even harder to get ahold of someone. At one point we had an active ceiling leak and called the emergency number to be told it was not an emergency "even though it was listed in the rental agreement that it was and we were to call asap". The fire extinguishers had not been serviced in the unit in 5-6 years and it took 2 full weeks to have a new one delivered. Honestly we should have never mover there as just trying to view the apartments we were sent into an apartment being told it was ready to rent and there was no flooring even in. Apparently the owner had enough issues with the company too and finally switched companies. I will never rent from this company again.
Fantastic experience: This Management company is amazing. I had a water leak and their maintenance man John Roberts came and fixed it and he even did my dishes to make sure the water worked properly!
Negative experience: I would not rent anything from this group. They are only responsive when it comes to getting your money or getting you to sign a lease. After that they dont care to call you back or talk to you with problems you have. Their "services" they offer are just a front because they don't follow through with anything they say they do.

Positive experience: I can’t give 5 stars because nobody is perfect, but I will say the team that I deal with whenever I have an issue, or concern are always spot on! Cassidy is my go to girl for any and all issues that I know she can handle. She cares about what she does, and I can feel that whenever we interact. Madeline is the bomb also ! She is the one who originally touched base with us when we first moved to Tennessee a year ago and was looking for housing. She’s also just really really sweet and caring and truly tires to do everything in her power to take care of you. Really they all do. Katie is amazing ! Love Katie I went into the office one for an issue and while i was talking with Cassidy she overheard and came with information for me as well as a small update to the issues which was amazing. The way they work so well together and as a team is truly inspiring. Lastly the maintenance team, I’ve dealt with a few of them but Drew was rememberable. He actually came an hour before the scheduled maintenance time, addressed other issues i was having and took care of those and overall was just a really decent guy. He made conversation, even tho he had a job to do he wasn’t a bot he remembered he was human, and I get it you have a job to do but you’re in someone’s home the least you could do is strike up a convo. Drew you rock man thank you again for everything and LISTENING to me! Office team I know I may be a headache at times, and a little impatient but it’s all because the benefits of being a tenant of FIG are soo valuable and I just want the most bang for my buck. Thank you all truly for everything you do. You make renting easy !
Fantastic experience: I stayed for a week in one of their AirBnbs and it was very clean and comfortable. The unit is complete with washer and drier, ref, microwave, heat etc.. Will stay with them again.

Negative experience: Can't get anyone on the phone, can't seem to get a call back. scheduled and confirmed a viewing of an apartment and noone showed, called, or had any contact with me. then asked me to rate my experience. still noone has reached out. Just trying to find a place to rent.
Negative experience: Awful year with this company impossible to get ahold of a person or to get someone to respond to emails and they are always trying to get extra money out of you. Tried to charge me an extra week after my lease was up. In addition they did not complete their end of an addendum to our lease we were forced to sign because they originally made major mistakes in the lease. You have to beg and plead to get any maintenance done my toilet would not flush and they tried to make me wait 2+ weeks to get someone to come out.
Positive experience: Maintenance is awesome but the rest of the company could use some work. Trying to talk to the office is almost impossible.
Negative experience: If I could give zero stars, I would. Absolutely horrible communication and shady business practice of taking applications and choosing the "best" one. But as a consolation prize, they have other properties that you can choose from. They demand both an application fee and pet investigation fee upfront in order to even get the review process started. And they keep properties as available until they collect all deposits. If you call and ask if a property is available, they will say yes until they have received all fees. Never met a rental company like this before (if I apply for a unit, I expect it is either available or for someone to tell me that it is going through an application review). And because of their miscommunication, they rather not make it right by giving you your money back, but expect you to wait 30 days and hope for a new place that fits your budget and needs pops up. What kind of business are you running? Stay away!
Negative experience: Not really happy with the service I received. It seems there is a lack of communication within their office. After being told a unit was available and submitting an application and paying the application fee and fees associated for my dogs, I was then informed the unit I was looking at was not available anymore. Now I am out of $100 and no one is picking up the phone to make things right. If this is how they treat people with cancer, I hate to see how they treat their healthy tenants.
Fantastic experience: Easy to use, fast responses, schedules on your time on maintenance. Redid the inside of our home. Beautifully done. Leasing manager Cassidy very friendly and responsive.
Fantastic experience: The response to my issue from the automative operator was swift and accurate. They immediately set me a work order for the earliest day possible. The maintenance worker was prompt and professional. The work was awesome and I am more than happy to renew my lease with Freedom Investment in the next coming month.

Fantastic experience: If it were not for FIG I would not own a rental portfolio. They take care of everything for me. They are professionals. Left up to me, it would be a failure. I’m grateful for their expertise and the fact that I can add more properties and simply turn it over to them.

Negative experience: I lived here for 10 months with no heat. The bugs were so bad that I had to put all of my food in the refrigerator and microwave to keep bugs from crawling all over them. The heat is now fixed and after spending lots and lots of money (atop of paying them &25 per month for pest control) the bug problem is minimal. An amended lease was supposed to have been sent to me almost 2 months ago. No one in the office will address the issue because the person that was employed there at the time supposedly didn’t send the proper documents. I was on the phone with her for over an hour as she negotiated the lease with the owner and me so someone in that office has to be aware of the conversation. The rent was adjusted for November but December is much higher. I have reached out multiple times and no one is correcting this issue. I have no idea what my rent is from month to month! All of the other tenants and prospective tenants complain that they can’t get in touch with anyone at the office so I know it is not just me.
