Fantastic experience: Good communication and maintenance support if needed. Was able to get a lease set up smoothly and quickly. Online portal is easy to use. Update 3/2026: rented from TN Valley for two years and had a great experience. I could always call the office and get ahold of someone when necessary. During our first summer, the AC had a malfunction during a very hot stretch of days and they sent someone out right away. When that fix didn’t work, they came out themselves to investigate and got it fixed - never had an issue again. Would highly recommend renting through them!

Fantastic experience: I’ve had a really good experience renting through Tennessee Valley Realty. The team has always been easy to get ahold of and quick to respond whenever I’ve had a question or needed something fixed. Maintenance requests were handled quickly and the whole process has been smooth. It’s nice renting from a company that actually communicates and takes care of their tenants. I’d definitely recommend Tennessee Valley Realty to anyone looking for a rental in the area.

Negative experience: After the previous landlord, Katie, left, I complied fully with every instruction given by the new landlord, Amanda Nelson, in order to recover my security deposit. During my tenancy, the ceiling collapsed due to a faulty AC system that caused a significant leak. This was a maintenance failure — not tenant damage. Katie had maintenance repair the issue, and the leftover paint provided came directly from that repair. I used only that paint to address the affected area. “Normal Wear and Tear” vs. Damage: In most jurisdictions, painting is considered normal wear and tear. Landlords generally cannot charge tenants for repainting simply to prepare a unit for a new tenant. Authorized Paint: Because the paint I used was supplied by maintenance following the repair, there was implicit — if not explicit — authorization. It is unreasonable to claim “unauthorized alterations” when the materials were provided by management. Despite this, I was charged $1,200 to repaint the entire apartment, plus $240 for blind replacements, even though the blinds were dry-rotted upon move-in. The total charge of $1,440 is unreasonable and unjustified. Maintenance requests routinely went unanswered, and phone calls during business hours were often ignored. Communication was consistently poor throughout my tenancy. After fulfilling all move-out requirements, all of my security deposit except $60 was withheld without proper justification. In my opinion, this was improper handling of the deposit. Based on my experience, I would strongly caution prospective tenants, as this was by far my worst rental experience.

Negative experience: They're selling the house next door to mine in Oak ridge, or rather the landlord is, while tenants still live there. During their showings (2-3/day, for about an hour each per day), despite the house not having screen doors, the Lady Realtor (drives a white mercury) routinely (read every time) just leaves the door full open, and there's plenty of bugs around, we live in a fairly overgrown valley, just leaves the door open the whole time they're there. Its not even my house and it's infuriating. People still live there. People who have to deal with HER poor judgement, allowing pests into their home. I don't think the tenant is aware, as they leave before showings, but they will be the next time I see them. Edit to respond: So this isn't you guys, even though they have the same name and same phone number? If they aren't connected with you, why are they advertising using the phone number for your company?
Hi J Techie. This business is Tennessee Valley Realty Associates. I believe you have the wrong business. We do not employ any Realtors who fit that description or have any homes listed for sale in Oak Ridge at this time. We are a property management brokerage, primarily. Perhaps you could call the phone number on the real estate listing and find the agent in the white Lincoln? Otherwise, you are just listing 1 star reviews to an small locally owned business that counts on Google reviews for future business. We would humbly request that you remove the review.
Negative experience: When we moved from out of state we weren’t able to see the property in person before signing the lease. HUGE MISTAKE! The day we moved in, there was a foul odor of animal urine all throughout the carpets. What angered us the most was the fact that TVRA never resolved this after the old tenant moved out. The only thing they did was plug an air freshener in to try to mask the odor. This is a great representation of our entire experience with them. The day we moved in we submitted a maintenance request since one of the windows falls out if you try to open it. The maintenance guy said he “ordered” the parts, however, nearly 8 months have passed and it still isn’t fixed. Why? Because according to them, they don’t fix anything unless they themselves, consider it a safety hazard. On top of that, my 3 year old has better communication skills than them. Amanda NEVER calls you back when she says she will, maintenance requests take FOREVER to get resolved - if at all. When we tell them the animal urine infested carpets still smell after being professionally cleaned TWICE, they couldn’t care less. It has become very evident they only care about making money. By far the worst property management team I have ever experienced. Take your business elsewhere and do not use TVRA.

Negative experience: Warning! Avoid them at all cost...I do not write reviews often but i wish i could put 0 or even worse for this management. They are unprofessional and they will scam you the best they can to take all your deposit money. They charged as 700 dollars for 2 blinds, a plastic towel holder and 1 light bulb when we asked for the detailed cost of each of them they never replied back. That is juts one example of the horrible experience we had with them and the continuous problems and lack of communication. Horrible company stay away
Negative experience: Avoid renting or letting them rent your home. They are scammers BIG TIME! They refused to fix a single repair when we paid $2400 a month in rent for a year at 5709 Acapulco Ave in Knoxville. I told them there were issues the entire time as soon as we moved in and now they are trying to sue me for repairs bc they messed up and never fixed a leak in the laundry room. I can prove every bit and plan to sue them and will!!!!

Negative experience: Can't get them to answer an email or a phone. Have had several issues with the property and can't seem to them fixed in a timely manner.
Fantastic experience: Scott Griggs did an amazing job managing my rental property. He made sure the house was ready to go when I put it up for rent and got me some great renters. When I decided to sell the house a year later he handled that as well. Couldn't have been happier! I was out of state and Scott handled all aspects of the rental and sale. He was great at staying in touch, handling any issues that came up, including avoiding a last minute disaster the day before closing. Highly recommend as both a property manager and realtor!

Negative experience: Avoid this business! They had an excellent sales pitch and gave the impression of confidence and experience. It ended up being one of the worst business partnerships in which I've been involved. It was bad enough that at one point I questioned whether I'd been scammed. Communication is abysmal. I was completely unaware they had even found a tenant until they were mostly moved in. The tenant failed to transfer utilities, so I was stuck with an electricity bill. When I told TVRA about this, I got a defensive attitude from Scott Griggs, who claimed everything had been transferred. I had to send them a picture of the bill still in my name before they took action. I was given a date in which my first payment was to be deposited in my account. That date passed with no deposit. I tried to get in touch with someone, anyone to help, but received nothing. I triple checked the routing info, etc that I had provided and it was all correct. Still no money. Several days passed with no replies. This was the point where I started wondering if I had been scammed. Finally, a check arrived in the mail, 9 days late if I remember right. I did not sign up for checks in the mail, but direct deposit. They simply do not pay attention. The tenant they installed paid rent on time twice over the course of nine months, got a large dog against the lease terms, and subsequently lied about removing it. I wouldn't have known about any of it were it not for the neighbors complaints. TVRA was a middleman who only took money and created, not solved problems. There's no chance this tenant had an even remotely acceptable credit score. I don't believe TVRA did their due diligence in verifying the tenant. Scott's strategy for removing a non-paying tenant was weak and ineffective. They had to rely on my suggestions to get it done, and I had almost no experience with the process at all. The house was filthy upon the tenant's departure, but TVRA claimed everything was in good order. I had to hire a cleaning staff myself because I had learned they were incapable of completing even simple tasks related to the management of a rental property. Perhaps Scott and his team will eventually learn how to do their jobs with some efficiency and professionalism, but I certainly wouldn't bet on it. The only thing Scott Griggs did to help me was quit before I fired him.

We are surprised to hear about these alleged issues after we terminated our business relationship with you over 7 months ago. The non-renewal of property management services was delivered to you with a detailed explanation of our decision to end services, mainly due to being unable to lawfully fulfill instructions. Additionally, the lack of professional communication directed towards our staff was unacceptable.

Negative experience: 2nd Update: It continues to get worse--management office will post arbitrary "maintenance" fees to the account without notifying their tenants, even though the work that was performed left the condition worse than if work was left undone as they hire an outside party to perform shoddy work. Have been trying to meet with property manager for what would be a 5 minute phone call, been getting brushed off for weeks now. Staff doesn't ever reach out, only way to reach anyone is by calling in as email messages/voicemails/texts aren't returned. Convinced their office phone doesn't actually dial out to anyone. Update: Sadly there’s been no improvement made to the Eddie Kimbell Ln location in Powell. We’ll set up a day for maintenance to arrive and no one ever shows up, despite speaking with someone earlier in the day. This has happened twice this week. Then they will mark your request as completed even though they no-show on appointments. Dishwasher has been having the same issue for 5 months, but we can’t get anyone out to measure for a new one even though approval has already been given. <--- This has finally been fixed. We finally decided to buy our own garage door openers for $25 on Amazon after weeks of searching to no avail on their end since none were provided at move in.
Fantastic experience: I’ve used Scott Griggs twice, once to buy a home and then to sell it, so that probably says it all about what I think of his professionalism, honesty, knowledge and skill in the realty business. So instead I want to talk about communication. Any realtor worth anything will keep in close contact during the initial phases, but what stood out about Scott is once we were well into the selling process and his work was pretty much done, he still kept in close contact. Whenever I had a question his responses were as quick as they always were. What that says is he never pushed me to the back of the line, even after all we had left, for the most part, was to sign paperwork at closing. When I’m ready to buy again I won’t even think about other realtors – it’ll be Scott Griggs and Tennessee Valley Realty Associates, as I suppose there are other Knoxville realtors as good as Scott, but I have a hard time thinking any are better.

Negative experience: I applied to rent a property from TVRA on 12/16/21 just a few hours after it had been listed. After not hearing anything back for an entire week, I assumed someone had beaten me to it and gotten the lease instead. The housing market is crazy right now so I totally get it. A week after my initial application, Katherine left me a voicemail saying I needed to submit some more documents to verify my income. I’m self employed and use Square primarily for processing. While I’ve never had an issue before, I was happy oblige and provide a more detailed report- I know a lot of places like this don’t have experience with self employed people and she certainly made it sound like I was being selected to lease the property. Another few days pass, I had heard nothing- and eager to find out of I had indeed been selected, I reached out to check on the status of my application: To which Katherine responded I would need to submit the previous year’s tax return. Within 20 minutes I had sent off 3 years of tax returns. Mind you, the house was listed this entire time (two-ish weeks) and there’s no telling how many people applied for, and submitted application fees to TVRA. Today, nearly THREE WEEKS after my initial application- Katherine called and told me the house was off the market with no other explanation and says if I am interested - my application fee would transfer to another property. After this experience, no thanks TVRA. TLDR; Don’t bother to apply for rental properties from this company particularly if you are self employed.

Negative experience: I highly recommend you don't use this company. They don't take care of their properties and continued to make shortcuts on property. Amanda will absolutely never call you back with any issues. Our oven was broke for almost 2 years and didn't come to fix it till we gave them our 1 month notice of leaving. To top it off they owe us almost two thousand dollars and it's funny how every time we call the check is on it's way. These people are slumlords.

Fantastic experience: Margaret Peroulas was our realtor during our recent home purchase in Knoxville and we are SO happy we got to work with her. Negative experience: DO NOT EVER RENT FROM TENNESSEE VALLEY REALTY ASSOCIATES! They are the most unprofessional, incompetent, unorganized "property managers" I've ever seen!They have constantly tried to screw us over and now they're trying to keep our $1,100.00 security deposit for "severely cat urine stained carpets" when we didn't have a cat and we had the carpets professionally cleaned like the lease requested. Not to mention I personally cleaned the carpets when I moved in because the carpets were so gross!

Negative experience: Last winter, our apartment didn't have heat and I had to go to Home Depot myself to get a heater so TVRA could take it off my next month's rent. Michael is not a pleasant person to deal with, on the phone nor in person. His intonation is that any minor inquiry you may have is inconveniencing for him. My advice? Do something that makes you feel better in life so you don't act so miserable all the time. Amanda and Julie have always been great!

Fantastic experience: I really liked the property I viewed, and I appreciated the way the self-tour/viewing was set up for COVID safety. The landscape and environment of the condo is keenly serene for my type of academic and publishing creativity and productivity. It is very conducive to the quiet, beautiful and safe community-life I need to prosper best in. The condition of the property is very well kept and managed highly proficiently. It is unparalleled to many I have encountered thus far on my search to find, a good and decent home that is also reasonably priced. As an academic, first generation PhD in my family relocating from Michigan (‘Spartan country’) to teach at UT (University of Tennessee), this particular property culminated into a wonderful roads end to what had become a very stressful and very challenging quest. I don’t usually do these kinds of reviews, but considering all that has befallen me lately, I really have to give a ‘shout out’ to Michael Saliba, in his fine representation of Tennessee Valley Realty Associates. I really appreciated the help, guidance and topnotch treatment that Michael Saliba at Tennessee Valley Realty Associates in Knoxville gave me! He made my day and his professional kindness and the way he takes care of business is unrivalled personally for me by other property managers I have met thus far. I would work with him any day and we need more representatives like him. He sets a benchmark for how things should be done, run and operated. It's such a vital importance and pleasure to find such an efficient, caring and good person in a housing market that can be very problematic and self-centered to the point where the average renter is not taken seriously or is taken for granted. Michael, I’m sure you make good things happen for so many tenants. In my assessment, the outstanding property manager award should go to you! Negative experience: Everyone is nice, but the communication and attitude of one of the office members has continued to worsen over the last 6 months. I recently informed that we had black mold in the house and that it's potentially causing health issues to my four year old child whom has severe allergy issues. We were even in the hospital for an upper respiratory infection at the time of the conversation getting a chest X-Ray for my four year old, and the response is it's not my department, and that's why things aren't getting done. When I informed that I had spoken with a different office member and it was being handled, the response was, "glad you decided to go through the proper channel." The fact that a 3 week long issue of such severity was handled with that poor of an attitude from a company representative is mind blowing. Scott, the owner of the company got in touch with me, and fixed everything just by apologizing and assuring me that this would never happen again and that the issue was being taken seriously and being handled with urgency. Unfortunately, you go through the front line representative and not the owner when you need assistance with something. Until the front line staff is held accountable to actually doing their job when it matters most, and doing it with professionalism and kindness rather than an attitude problem I'd avoid renting from this organization, because if you find find yourself in an unpleasant situation like my family did you're not going to get anywhere without a lot of frustration and trying to go over the head of everyone at the office. At the end of the day the poor attitude and lack of urgency that drug the situation out ended up being just as painstaking; if not more painstaking than the actual issue with the mold and made an addressable issue escalate to a much more severe level. An apology and urgent action steps is all my family and I wanted to be satisfied.

Negative experience: Rented a house from TVRA. It had a rodent infestation and over a period of 6 months reaching out to them to have the issue resolved it never got taken care of. I ended up moving out early because the house was no longer inhabitable. They took my entire security deposit due to me “breaking” the lease.
While we understand your frustrations, John, our company policy is that if you break the lease, then we keep your full security deposit, and we have to stand by that policy. We work hard to get our tenants' issues resolved, but it had been quite some time since we'd heard anything more about your initial concerns. We assure you that we wouldn't have our tenants live somewhere that was infested or unsafe, and the current tenants have no infestation problems, so it's good that we were able to fix whatever situation was present during your time here. Negative experience: Seriously the worst property management company we have ever dealt with. My husband and I own a property in Knoxville but moved out of state and we made the huge mistake of trusting these people to rent out our home. They put tenants in there who had dogs that damaged our house and central air that they never paid out of pocket for, never did an inspection when we finally got the tenants to leave, they didn’t even pay the last months rent and were always late when they did pay, plus TVRA hardly communicated even on the most basic level. It was truly a nightmare living so far and only having this joke of a company to count on we ended having to hire a real estate agent to go get the keys bc they wouldn’t even give us that much back and are now selling our property because of the horrific experience with these people. It was truly stressful and we have already warned all of our friends and family in that area about these people. If you want a professional company steer clear and don’t trust them to do their job and take care of any problems you may have with tenants. Save yourself the time and money.
Fantastic experience: Scott and the TVRA team were phenomenal to deal with. They managed my investment property for about 5-6 years, then when it was time to sell it, Scott listed it, got it under contract in less than 2 weeks, and we closed in less than 30 days! Was very simple and smooth and the communication from Scott was spot on. He's a master negotiator, and he presents all aspects of the transaction in a non-biased, simple, and easy to understand way that makes selling your home easy! Would highly recommend their services for any of your real estate needs!!

I just wish I was still renting from them, the company in knox I’m renting from now comparably are just not good plain and simple .

Negative experience: If I could give them less I would. Paid all their crooked fees and application stuff. Our credit was not ideal,but if it was I would be buying instead of renting. So we filled everything out,we were in a time crunch a little,and kept letting them know that,and that didn't speed things up. Kept emailing asking if they knew anything with little to no response. We asked on several occasions if we could just call them,and every time nobody would respond to those emails. We never even got to talk to a live person,had they called and asked any questions they would have been happy to let us rent. But wen you go 100% off paper,I guess they just decide what they want. A lot of time was wasted with these people. Our income was almost 4 times the amount of the rent,and credit in the 650 range for one of us,and that's not good enough. Pretty impersonal not to even talk to your customers,and ignore their emails to talk to you. Big thanks for nothing. Dont waste your time

Positive experience: We have used TVRA for property management for an investment property in Knoxville, TN for the last 18 months. This is our first attempt at owning investment property, and both Scott Griggs & Julie Thacker have been really helpful walking us through this process and explaining things to us. Love that they do quarterly inspections of our home & send pictures for validation for us. TVRA’s tenant screening process is really thorough & we have been so pleased with the tenant selection and contract terms. Our clients are very happy with their service, too, so they balance the needs of both pretty well.
