Fantastic experience: I was an hour late. Emily made sure I had all the information to move in smoothly.

Positive experience: Maintenance tool a little longer to fix it , but he was nice and i understood they had to get a new part and how long it was going to take. Overall I am happy with the work!

Negative experience: Oh how I am so disappointed in this here . I was in contact with (Emily) Only. We had a great understanding so I thought. She grilled me on what I wanted & she amazingly delivered. Until it was time to get the keys to 510 H St in Antioch Ca. She messed up all the paperwork & then told me it was the housing workers fault. Okay, now I have to give here all of my DNA + organizations paid my deposit & including my rent. I have a signed lease , a move in date 1/16/26 However on the 15th of January, Emily avoids my calls & my texts. My case manager Kimberly O’Brian then informed me. Emily had called her the morning of the 16 & told her she had already given someone else the apartment that I already leased with RedWood. How ? Why? No darn clue. I passed all the requirements, therefore I wouldn’t have a lease & renters insurance. All my utilities were transferred over as well. Till this day , I have yet to understand what happened or what I had done to get this treatment. I had even called to speak with anyone above Emily & was met with more questions, as if it would be resolved LOL It just got awkward & silence on the phone. Anyway, be careful with this group. My daughter is a TikTok influencer let’s see what will come next. God bless you

Negative experience: Update 2/10/26: I have experienced ongoing billing and management issues with a Redwood Property Investors property managed by BLVD. After multiple calls and emails, I was told the issue would be resolved, but as of 2/10/26 it remains uncorrected. I later discovered a $1,222 cashier’s check from November 2025 was never cashed or posted to my account. Communication has been poor, and follow-through lacking. The property has also declined due to maintenance issues and unaddressed tenant disturbances. Ironically, they also owe me $125 in unpaid stipends for agreeing to serve as the on-site emergency contact. Update 1/14/26: Management has declined significantly since Redwood turned the property over to BLVD Residential. The transition was mishandled, with online rent unavailable for nearly two months. My rent check went unposted and uncashed for three weeks, forcing me to pay again online. Jennifer was a capable, responsive manager who should have been retained. Since Plaza left, communication, tenant screening, and overall accountability have worsened. Premium rent should come with quality management—Redwood overpromises and underdelivers. I would not recommend this property.

Fantastic experience: The best apartment I’ve ever been in

Fantastic experience: Ever since moving in, I have had no complaints. Everything has been great so far. Yvette is very informative and checked in with us a few days ago, i really appreciate that. Fabiola has been great as well. As busy as they are , they if I call or text, I get a response ASAP.

Fantastic experience: I had been looking for a new apartment home for a little while and could not find exactly what I wanted. Fabiola and her team were able to find me a unit with all the amenities I needed and wanted in a location that is perfect for me. Lease signing and move in process was seamless. I've been in my new home for a little less than a month but so far so good.

Fantastic experience: I have lived in Redwood Property for almost 5 years, I have no complaints. Everytime I have to call maintenance, they come and fix what's needed. Everytime I called the property manager she's always available. Living in one of Redwood property i can honestly say have been a beautiful and trustworthy experience for me. I would recommend Redwood property to who ever wnat to have a good living experience and a smooth and quick transition.

Fantastic experience: I have had many experiences with horrible landlords and property managers, but I just moved into this place and I swear everyone is incredibly friendly and helpful. The staff are amazing, the neighbors are kind and keep to themselves, everyone is quiet at night. I enjoy living here! The area may be a bit rough but it really isn't too bad at all! If you're looking for a cheaper place to live, this is it!

Fantastic experience: Where do I start? I lived here for about two years and I was just finishing my collegiate career at UC Davis. Coming into Sacramento I was a little shy because it was a new place for me and I was far away from home. Thankfully, Redwood properties gave me a place that felt like home and not only that but Support supported me with a huge community around me. That was always there to uplift me and support me. I sadly had to leave after graduating, but I just wanted to give a big shout out to my leasing manager, Alexis. I had a very particular situation after a year, And the Redwood team did nothing but support me! I suggest this place to college students or just young adults! Affordable, maintenance is always taken care of as a priority, parking is an option. I never had one issue here, not one. Would move back again if I could!

Negative experience: If I could do 0 stars I so would! I can’t tell you louder to never live within this property management. I live at the college oaks units and signed in December. Within my first 2 weeks there was a drive by shooting that damaged 2 apartments. I was then nonstop harassed by neighbors because they don’t accept new people. I reported 5 separate incidents and they got strikes. I requested to leave and got told no. Then comes June 7th, my upstairs neighbor shot through my ceiling. I wasn’t home thank god but no one called to tell more or the police. I requested to move and was met with hesitation. Finally they agree to let me move to a new unit at S port. I didn’t involve any lawyers or anything I was extremely nice. Then the unit 55 I was suppose to move into “caught on fire” so now I have to pick a new one and I’m scheduled to move 6/27. On 6/25 I get my lease that states I have to do a full year I told them I won’t be in Sacramento past December and was told I could finish my lease. They did not budge. When I called Alexis I finally stated how I was the one with a shot up apartment and how I am looking into a lawyer. Because of that statement I asked to speak with Rosa the main manager. Not only did this woman hide behind her landlords she blocked my calls and refused to speak with me. Now Alexis the manger at S port told my current landlord that she’s “not comfortable with me being a tenant”. I am not allowed to move and I am not allowed to break my lease without having to pay 5 months because “it’s my responsibility” as of today 6/26 no one has patched these holes and I have shrapnel all over my floors still which I’ve cut my feet on. DO NOT LIVE HERE. absolutely don’t give them your money.

Positive experience: Post to checking the apartment before moving in everything seems great. I didn’t see any bugs at the time and the air fresheners that was here was turned up so I couldn’t smell the real scent of the apartment. Now that my family and I are settled in, and it’s been a week so far, I have seen roaches and it’s smells like dog pee in both rooms and strongly on the back patio. Just moved in and I’m already scheduling a maintenance for pest control. In the contract they want you to maintain a clean home but our neighbor home looks crowded and messy so I’m sure the roaches are coming from her home. Also too I go other places to wash my clothes because the wash rooms here looks nasty. Other than that, it’s peaceful and clean outside.

Fantastic experience: Carla turned a very stressful situation into a smooth, fast and positive move for me. Not only did I love the apartment, but it was the kindness, welcoming and homey feeling Carla and the office staff provided. I’m happy to call this place home and be apart of such a wonderful community.

Negative experience: Do not move in any property they are a big scam all properties are infested with roaches u have to get sprayed every two weeks from the infestation that they try to blame on you after having you sign a bug agreement in ur lease sense living here I have had my car broken into multiple times the gates don’t work I have watched a teenager get shot in the face and domestic disputes save your self the trouble and property Collections because anything that breaks they charge u to fix and move to some place safe and clean

Fantastic experience: This place is a great place I love it very spacious and the managers Fabiola and Gus are amazing they helped me achieve my goal of getting my own place n this place is great I highly recommend this place to all and any body this apartment is great nice quite great parking and easy access to the free way and I am grateful to this place I love thank u redwood property for making this a great experience for me for my first time apartment.Fabiola and Gus are great managers and were very respectful and they are good at their job I'm so excited thank u redwood propertys

Fantastic experience: The day before I moved in, I got sick. Gus was awesome doing a quick walk through and going over all of the paperwork fast, but not so fast I couldn’t follow him. So far everything seems pretty good. Glad I decided to move here!

Community Manager, Alexis Villadores, specifically made the entire process feel like a breeze. She was incredibly amicable, attentive and thoughtful from beginning to end and made sure every concern I had was addressed. It was truly a pleasure working through this move with her and her assistant Kendall who was the person that initially showed me the apartment. She was super sweet upon meeting me and kind to my dog, which was important to me as not all management properties care for a person's furry companion. FULLY INSPECT THE PLACE before signing anything. You'll thank me. You can knock on my door and look at my apartment. you can see what your future here may look like.

Negative experience: They’re not cleaning. It’s old and noisy complex.bed management.and No parking they have street parking when I ask someone break into my car and steal they don't care won't check camra saying file police report just waisting your time. I don't recommend this complex at all.

Negative experience: I don’t recommend anyone moving here it has shitty parking lot not to mentions all the rules there is on 12-06-2024 my car was towed cause I had a flat tire , also their maintenance guy parked in space as he worked in a unit were no one lived who should pay to get my car out

Fantastic experience: All year my wife and I were having a difficult time trying to lease an apartment for our family. From one reason to the next, we kept receiving denials to lease and received inconsiderate customer service. It's known to be a challenging process obtaining a lease when using a government assistance subsidy. A majority of the past year, we've only been able to rent a single room. Fitting our family of 4, into one room within a shared house, was becoming unmanageable to say the least. Everything changed when we applied with Redwood Property!! From the day we put in our completed application for a 2 bedroom apartment in Sacramento, we were met with helpful service. Nazan, responded quickly with thorough instructions on how to continue the process. Although our qualifications weren't the best and our situation seeming complicated, she made the decision to give us an opportunity. Nazan was helpful, sincere, responsive, and understanding. Through her patience, our determination and our caseworker's coordination, we were approved for a newly renovated apartment. The entire move in process was fast and transparent. The apartment was clean, in excellent condition, with new appliances and renovations. We paid our dues and then received the keys, putting an end to our year long struggle. We finally have a place to call home! THANK YOU NAZAN! ❤️
