Fantastic experience: After jumping through all the hoops to actually rent the house, since that time I have been pleased. The first two properties we looked at were absolutely horrible and I wondered if that was how all their properties were presented. Then we were shown a great property that was clean and had everything I was looking for. A few issues that needed to be addressed before my move in a walk through were taken care of and my walk through was completely enjoyable as the house was CLEAN AND WELL MAINTAINED. I am looking forward to a long and enjoyable lease with this company. Update on my review. Still with Copper Key and just signed a new lease. Same house. Their response to any issue is spot on. Immediate. Friendly and they follow up after the fact. I wish this company were in other states. You can’t go wrong leasing from them. Put a request in for a very minor issue. Very quick response and great communication and willing to work around my schedule. Five stars for professionalism and politeness. Thanks so much.

Negative experience: I rarely leave reviews, but I feel others should know my experience renting through this company. From day one, the home was in poor condition. The porch felt unsafe, with wobbly and rusted railings. There was trash under the porch and around the property at move-in. The HVAC even had issues because there was debris in the vents. Inside, the condition was honestly shocking. I had to deep-clean before I could even feel comfortable living there. This included cleaning rat droppings, mold in the shower handle, clogged and dirty drains, greasy cabinet handles that needed bleaching, and cabinets that had to be sanitized and lined because they didn’t feel clean. Several lower cabinets had water damage, and some drawers and cabinets were visibly stained from prior tenants. The walls had bubbly paint and poorly patched areas at move-in. The refrigerator was also in rough shape. The water dispenser had mold that I had to disassemble and clean with bleach, and it was still stained afterward. The freezer had a large crack, and the area underneath the vents was extremely dirty. I cleaned it as thoroughly as I could. Despite the condition I received the home in, they later charged me for cleaning and were extremely strict about small cosmetic items. That felt unfair considering the move-in condition. Maintenance concerns were often dismissed as “cosmetic,” even when they weren’t — like a laundry room shelf that was falling down. Storage in the home was limited, yet tenants are penalized for trying to make the space functional. The “security system” was not functional at move-in. They didn’t have codes for it or the locks and had to replace things after I moved in. The fire alarm system was overly sensitive and went off frequently, including in the middle of the night or during normal cooking. Near move-out, there was also a leak by the washer/dryer that caused moisture buildup and a strong odor, raising concerns about mildew or mold. Communication during move-out added to the stress. I was repeatedly contacted to allow tours for new renters while still moving out, and the calls continued even after I vacated until I blocked the number. I was given a $150 cleaning credit when I moved in due to the home’s condition, yet was later charged more than that for cleaning at move-out. That felt inconsistent. Overall, I tried to take care of the property and be a responsible tenant, but the experience was frustrating from start to finish. I hope management improves their standards, transparency, and maintenance response for future renters. I would add the photos but they were uploaded to the maintenance page and I don’t have access to them. The ONLY good part of this place is their maintenance people!!! Everyone else is a nightmare to deal with.

We did give you the requested $150 for extra cleaning, as requested, for some items that weren't cleaned to your satisfaction when you moved in. Unfortunately that didn't mean you didn't have to clean at move out. I'm glad to hear that maintenance was good to you. We do have a great maintenance staff that is very responsive to getting things taken care of. It looks like the items you mentioned regarding maintenance were taken care of as soon as they were reported. You were only charged for cleaning, yard clean up, and paint from your security deposit, and all the paint was because of excessive nail holes. We are sorry you didn't have a great experience, and wish you luck in your new home.

Negative experience: MILITARY FAMILIES BEWARE I would absolutely never recommend this company for a rental property. We are a military family, my husband is in training so I did our move alone and after 3 days in the car moving from south Texas to Tennessee we got our keys and the house was absolutely filthy. I spent well over 8 hours cleaning before our household goods were delivered. I let the company know how upset I was with the condition of the house and was told that everyone has varying levels of clean and that the house was cleaned and everything was painted before we moved in. They offered me $50 which I’ve never received and told me my house had cosmetic damages. I informed them that if I have been able to clean the handprints and stuff from the walls it’s not cosmetic it’s just dirty. I cleaned prior tenants hair from the sinks, beard trimmings from the bathroom drawers, pee was so bad on toilet seat bolts from the prior tenant that I had to replace the seat, food splatters in the kitchen, handprints and other dirt from walls and baseboards, picked up small toys from the carpets bc they hadn’t been vacuumed, I even had to clean splatters of something from the ceiling and so much more. The garage had never been cleaned and idk if they know what fresh paint is but I do and there was none of that. There were several things broken when we moved in but I will give credit here, they are great at fixing things timely! It’s a shame that the home was left in the condition it was and the service and handling of the situation left a lot to be desired for a “professional” company. Edited to add: I attempted to call and left messages twice for the owner who did not respond. I was not the only one with this complaint. I found 19 other military families with the same issue. 6 I’ve personally spoken with! The sight unseen form allows the company to not be held responsible for arriving to a filthy home. Absolutely disgustingly predatory behavior by them.

We have been working with this cleaning company a long time, and this isn't up to their standards, either. It seems they had an off day. We did try to rectify the situation by not only reimbursing you for the supplies you purchased, but also gave you some funds for the cleaning you had to do yourself. We did originally offer you $50, which you declined. The "sight unseen form" is absolutely not for us to not be held responsible for anything. It's to ensure a tenant doesn't try to change properties because they like a different neighborhood or floor plan better once they get here. We give you all the information we possibly can during the videos we send you. I do believe this is an extreme statement "Absolutely disgustingly predatory behavior by them" because the house wasn't 100% clean. I'm not sure why you think we should have different standards for military and non-military tenants. We do treat everyone the same. This was an unfortunate cleaning situation, we did our best to rectify it, but that doesn't mean you could move to a different home in a different neighborhood. We do have almost 1100 reviews, so it is possible there are 19 that are not satisfied. We do our best, but not everyone is going to agree with everything we do, or the standards we also hold for tenants. We hope the rest of your lease term runs smoothly for you.

Positive experience: Initially I 1 star reviewed because of the occurancies that lead up to move in. Now that Ive been renting through Copper Key for a few months I would like to improve my rating as since we have moved in all matters have been taken care of with open and clear communication… IN A VERY TIMELY MANNER!!! Maintenance has now been done 3 times, all occasions a solution was reached within 24 hours. Only thing keeping this review from 5 stars is OUR SPECIFIC EXPERIENCE, that I dont feel would happen very oftenly. Office staffing is very professional and polite, overall satisfied with the home the home owner/management provide to my family and I. In attached photo, a tree branch from neighboring property was falling into our property, and was removed within 24 hours of the request!!! Phenomenal service

Positive experience: House was beautiful just at end of lease about up downstairs air conditioning stop working never got fix for 3 months I believe and kept finding things need be done to the house pretty sure they will put blame on us but I have pictures. Got 2,000 deposit of my money let’s see how this goes with getting some of my money back.. after paid 500 for deposit fee for dog didn’t won’t us rent again they should just told us ahead move instead taking our money and was only two payments late was other reason but no air dish washer and sink stayed messed up. Son have asthma to deal with no air and house has mice very bad all in ours beds poop and pee house was so attractive to nats bad as well.. and reason while late on payment due to personal reasons had pay for my father funeral pass away with cancer but payments due before fifth and was only 3 or four days late and we didn’t mind paying late fee cause at end of day still got paid with no air conditioner and other issues. Nisha, I'm sorry you felt the need to leave this review. I do have to challenge much of what you said. Yes, the HVAC wasn't working, but you missed 3 documented appointments with the HVAC vendor. We then sent you 5 reminders for you to set up the appointment yourself and you never did. You didn't just pay a "deposit fee" for the dog. You had an unregistered pet that we caught during an inspection. We then charged you more security deposit for it because we found repairs that would need to be done. So you snuck in a dog, and then allowed it to cause damage. You were late 8 times, not 2. There were no mice when you moved in, and you never reported them until this review. This means they moved in while you were there, and you didn't do anything to prevent them or to dispose of them. This will be something else that we will have to take care of now that you left. Pest control is your responsibility, so you would also be responsible for gnats. That is usually a problem with fruit being left around or standing water. We had to give you notice of non-renewal because of the damage, the unregistered pets, the late rent, and being uncooperative with vendors for repairs. We did your move out inspection today, and even with the extra $1000 for repairs, the repairs will go above and beyond your security deposit. We have already sent you the email spelling everything out. It's very sad that you treated the home the way you did, and now we have to take the time, effort and extra funds to put it back together after you left it so poorly.

Fantastic experience: We have worked with Nate for many years, on both the buying and selling side. This summer we moved once more; our home had a value of around $265,000. Negative experience: Review The short version: damage, filth, and lies. I have a cautionary tale for both landlords and tenants. I trusted Copper Key to care for my property; they allowed the tenants to amass a rodent infestation that caused thousands of dollars in damage over years. The mice chewed the ductwork in the crawlspace, which then began forming condensation, which went on so long the subfloor rotted. The ductwork was dated, but had been holding up just fine. Who is responsible for pest control, you ask? The tenants, they reply. Who is responsible for damage due to pests the filthy tenants failed to control? The landlord, obviously! The landlord who has absolutely no access to the property while it is under their control. And if the management company claims they found no evidence of mice in the house, even though the crawlspace has an infestation, whelp, that makes it a landlord issue, along with all the damage. Damage that they could not explain, until I pressed them to figure out what caused the rotting subfloors. Only then did they bother to send someone into the crawlspace. Had I not pursued the issue, they would probably have rented it out to the next unsuspecting schmuck, and the new tenant would have had an infestation to deal with. Copper Key claimed (see email) there was, “no evidence,” the rodents made it into the house, which therefore absolved the tenants of all responsibility for the pests and any damage. So I decided to pop by and have a look for myself. Imagine my surprise when I found hundreds of mouse droppings. Just everywhere. They were on top of the water heater, in the cabinets and under the sink (see photos). There was no missing this. It was disgusting. They later claimed “a few” mouse droppings was not enough to prove the tenants knew. This was more than a few. “What about your insurance?” you might ask. Since the damage took years to occur (as this damage did), the insurance doesn’t cover it. They call it neglect. And the damage continued for years, while Copper Key happily charged me to inspect the property every 6 months (interior cosmetic, in fairness) and reported each time that the tenants had passed. I guess I should also bring up the time they repaired a brand new stove, which was still under warranty. The repair for one burner cost nearly as much as the stove. Not a huge deal, but it did bug me. Just careless incompetence. I hope this saves someone the heartache and financial strain (and disgust!) I have enjoyed thanks to Copper Key. What a terrible experience all the way around. My little house didn’t deserve this. Neither did I. And they’ve been nothing but professionally belligerent when it comes to protecting the tenants that allowed the infestation. I should also add, I discussed this unfortunate situation with another management company and under their policies, the tenants would have been held responsible for pest damage. Truly, the day Copper Key can explain how the landlord has no access, and the tenants are responsible for pest control but not damage or cleaning if they fail in that responsibility, and how evidence of mice in the house is not evidence of mice in the house, I’ll drop it. I’m so disappointed in them. The worst part is they’re really nice people to your face. Imagine telling someone your inspector is “thorough” but she’s too short to see the top of the water heater, so I guess she just doesn’t need to look. Because step stools don’t exist maybe. The water heater, where ~50-60 mouse droppings were located. Which still counts as, “no evidence” of mice. The water heater I saw just fine, at a lofty 5’2”. It’d be funny if they weren’t serious. Update: they gave me $240 out of the filthy tenants’ deposit to cover repainting, replacing the blinds, fixing the water damage caused by the tenants, and removing the rodent infestation allowed by Copper Key. So yeah, if you’re hiring them to manage your property, I wouldn’t. Worst experience of my life.

There are two sides to every story, so I will now tell ours.  You turned this property over to us after self-managing in terrible condition.  We only managed it for two years.  When we received it from you, there were about 100 items that needed to be addressed, including the already rotting subfloor in the kitchen and laundry room.  One of the first things we had to fix were those floors.   When corresponding back and forth regarding the original repairs, this is what you actually said "Hello! Thank you for the update. Yes, that floor was very concerning. Super squishy! Keep me posted I guess. Thanks again!"
One thing we didn't know about was the crawl space, where you apparently hired someone who was supposed to replace all the duct work and coverings because it was in bad condition and rotting.  If that was done, the rotting subfloor would have been discovered by your vendor.  Instead, all of the materials were left in the crawl space. and your vendor didn't do any of the work, and you never checked to see if it was done prior to handing the house over to us.
The tenants moved out, and we reported to the owner that the subfloor in the bathroom needed to have some work done.  They insisted that that could only happen if the tenant flooded it, and the owners didn't live there and they couldn't have done it.  There was a lot of subfloor work needed in this home.  We can't charge a tenant for flooding the bathroom if we don't have any proof that's what happened, especially when it wasn't right in front of the tub.  It was in various parts of the bathroom.  That's what the owner wanted us to do, even though there were proven issues with the subfloor in various parts of the house.  We found out later there were mice droppings in a few places.  It definitely wasn't a huge infestation inside the house.  Droppings were found in a couple of the cabinets and on top of the hot water heater.  When the move out photos were taken, it just looked like dirt, as the house was dirty and hadn't been cleaned yet.  There is dark flooring type covering in the cabinet, so it was really hard to see.  It appears there were mice in the crawlspace, and they chewed up some of the coverings, which may have caused the floor to have condensation, or it was damaged already like a lot of the rest of the floor.  I don't believe they could have chewed it if it was replaced as it was supposed to be.  That's not normal to have to replace the duct work and the coverings, so there was definitely a prior problem.  No judge is going to award thousands of dollars to an owner (for previous damage) from a tenant because there were mouse droppings in a couple cabinets and on top of the hot water heater.  I'm sure they had no idea that there were mice in the crawl space, and neither did we. 
It's an unfortunate situation.  Sometimes these things do happen, and blaming the tenant or the property management company is easy to do.  If I were the owner and I had paid, or contracted out someone to do all that work in the crawlspace, I definitely would have had it checked and paid for a full home inspection from a licensed inspector.  We don't know for sure if that was the cause, but I think newer duct work may have prevented the mice from chewing it.  Unfortunately we can't prevent what we can't see, and we can't charge someone for damage just because they lived in the house during that time.  When the property already had so many subfloor and rotting floor issues before we even received the property, how does all the blame go to the tenants?  The subfloor damage was not normal, and pre-existing. You actually received $240 back from your reserves and you received more than that from the tenant security deposit. Also, if we didn't know the stove was under any type of warranty. The repair price was nowhere close to what a stove cost. We wish the owners luck in the future with this home. We see it's for sale now.

Negative experience: If I could give negative stars, I would. This was the worst realty customer experience I’ve ever had. Communication was terrible; follow through was deplorable and making us feel like we mattered, non existent. The guy who “helped” us was late AND didn’t even bother showing up for an appointment. He actually said, “I’m not supposed to do this, but you can put the code in for the property and show yourselves around.” What?! 20 minutes before we were supposed to see another house, he calls and says, the tenants who occupied the house didn’t leave the key and there was no spare key to get in. 20 minutes before the appointment! He said he would call once a new key was available, we’re STILL waiting on that call, 3 weeks later. We would highly recommend anyone interested in using this company to go another direction. The service is poor and there are better companies that will actually do their job!

I'm sorry you feel like you had a bad experience. With the first showing you referenced, the showing agent got caught up with other appointments who were late to their showings prior to yours. He was going to be very late to your appointement because of it, and rather than have you wait for him, he gave you the code so you could get in and show yourself the property. It was a vacant property, and most property management companies in town and across the country use a self showing system, so it's not unheard of. While we don't use that system and prefer in person showings, we had already approved you, so we had all of your information and weren't just letting random people walk through. With the second, he got to the property early to check the key, and found out the key had not been placed in the lockbox as promised by the tenant. The locks had been changed and we weren't given a copy. Instead of waiting for you to arrive and letting you know then, he contacted you to let you know ahead of time. He also didn't want to go the property and not be able to show it, but he wasn't able to get you in. It is the busiest weeks of the year for all property management companies, so we apologize if we didn't call you to let you know we had a key when we got one. My staff is working very, very hard during this busy time, and it may have gotten forgotten. I'm not sure if you called to follow up, but that also would have helped. Good luck in your home search.

Negative experience: One of the worst rental experiences of.my entire life. The property was a dump. When we moved in they didn't even clean the place. The landlord did all his own repairs and everything was shabby. Many times we asked for repair work and the landlord arrived and never fixed a thing at times even making the problem worse. Management will charge you for every little thing and nickel and dime you to death.... IF YOU ARE MILITARY DO NOT RENT FROM THEM.

I'm very sorry for your experience, James. The property was cleaned prior to move in. The owner does live in the building and does some of his own repairs. After hearing this, we will not allow that to happen anyore. I looked into your claim that we nickel and dimed you. I see we did have to take quite a bit of money from your deposit for things that weren't taken care of when you left. Cleaning and carpet cleaning wasn't done, there was carpet damage, paint that needed to be done, and miscellaneous repairs needed like broken blinds and cracked door frames. We did give you a chance to come back and take care of these items and you said you were unable. We wish you luck in your new home.

Fantastic experience: I would recommend CopperKey as a renter or homeowner. I have complete faith in their ability to manage a property and make sure it is well taken care of. Their maintenance team is always wonderful. They are quick to respond and keep both the owner and renter in the loop. The office has always been friendly as well. Renting is not always easy but this company seems to genuinely care about their clients. Side note, as with any rental agency, take pictures and document any damages as soon as you move in. This protects you and the agency when it is time to move on. Happy renting!

Negative experience: We hoped they would get our house rented since we had just moved to a new state. We waited to reach out for a couple of weeks only to discover they hadn’t made a single effort to have it rented. They forgot they had the keys until we asked for an update. In the weeks our house was left vacant and animal got into our attic, chewed wires, and poked a hole through our ceiling which ultimately cost us hundreds to fix. They emailed saying our house was “infested” with rodents (which was really just 1 squirrel), but never sent pictures, never elaborated on how we should fix it. There was no communication within their own team (although they would gaslight and say “you never addressed ___”) so we’d hear a quote from one person that was hundreds of dollars different from what someone else told us. Also they’d been sending correspondence to the wrong email the entire time instead of my husband! And they wanted to nickel and dime us for every little thing. I repeatedly told them the carpet was not stained, it was vacuum/traffic lines from my kids playing before we left. And they said we’d likely have to replace the carpet in every bedroom! When I emailed saying how disappointed I was that I was constantly repeating myself saying “go ahead with _____ repair” “again, I don’t want to pay to have _____ unnecessarily replaced” the owner sent me a condescending email saying we’d never get it rented and that she would never want to rent for people like us anyway… because I wouldn’t allow her to bully us into unnecessarily spending money on “repairs” that we all know they get a cut from! I couldn’t believe the lack of professionalism from the owner. Because of them we wasted thousands having our house sit vacant for a couple of months until we could travel out of state to take care of things ourselves. Btw this was the market feedback after we rented it on our own. **Edit to reply: late review because life is hectic, but I didn’t want others to be unaware like we were. We lost thousands in unrealized rental income and repairs. Of course it took an additional 3 months to rent! A chain reaction of damages occurred due to CKs negligence! And since we live out of state it took weeks before we were able to assess the damage. It wasn’t a lack of finding someone willing to rent, we told them upfront in the listing what the timeline looked like. ~70 applications, happily wanting to rent our home “as-is” (minus the things that had to be fixed after handing our keys to CK). But nevertheless, this is the dismissive reply you’re gonna receive from this company. They will never admit to their wrong doings glad to say we dodged a bullet!

Thank you for your feedback. I understand you’ve since rented the home, and I’m glad it worked out for you. However, I’d like to address some of the concerns raised and clarify our position.

From the beginning, it appeared our expectations for how to market and prepare the home for rent were not aligned. You expressed a desire to rent the property in its current condition, with only a basic cleaning, as long as it "met codes". While we understand wanting to minimize expenses, our company follows a certain standard for property condition before listing. These standards are in place to protect both the property and its future tenants, and to maintain our reputation for managing well-maintained homes.

You questioned why we didn’t proceed with marketing the property as-is. We couldn’t list or show the property until needed repairs were approved. That’s part of our process, not a reflection of your property personally. The photos you showed us from Zillow generated views but don’t necessarily reflect current livability or tenant-ready condition. Based on Zillow data, the property took almost three months to rent, which isn’t especially fast—particularly for a home that was eventually managed privately.

We reviewed your initial communication and some of your statements, including:

You hoped to rent the home "as-is" after cleaning, recognizing its age and condition.

You acknowledged the house had been vacant for weeks and were concerned about delays.

You were willing to revisit repairs later if necessary.

You noted that if our expectations weren’t aligned with yours, you'd consider renting the home elsewhere.

We understand that perspective. That said, the home had significant issues that we couldn’t overlook if we were going to list and manage it responsibly. Some of the items we brought to your attention included:

Structural/Safety Issues: Sagging front gutters, a non-functioning garage door, potential water damage or mold in the master closet, a rotting back door frame, and a hole in the kitchen ceiling that was caused by animal activity going on at that time.

Cleanliness and Presentation: Stained carpets in all bedrooms, with heavy discoloration in the master bedroom. Debris under the back deck, and old wood/doors left in the garage.

Aesthetic Repairs: Incomplete painting in closets and laundry room, mismatched wall colors (white, tan and teal, all in the laundry room), and visible damage or wear on appliances and thresholds.

We advised you of these items not to be difficult or to “nickel and dime” you, but because it’s our responsibility to list homes that are safe, clean, and attractive to renters. For example, the painting work needed was inexpensive, and the carpet cleaning was suggested as a first step before recommending replacement.

Additionally, we never said—or implied—that your home wouldn’t rent, or that we wouldn’t want to work with someone like you. The allegation that we were condescending or bullying is inaccurate, and we have full documentation of our communication. Accusations that we financially benefit from repairs are also untrue. As clearly stated in the management agreement, we do not profit from maintenance work.

We acknowledge this process was frustrating for you. Our goal has always been to protect the integrity of the property, ensure tenant safety, and maintain the standards that reflect our brand. When a home is handed to us in a condition that doesn't meet these standards, it's our duty to communicate that clearly—even if it's not always what an owner wants to hear.

Ultimately, it seems that self-managing the rental was the best decision for you at this time, and we respect that. We mutually terminated our agreement almost 6 months ago, so it's a little surprising to hear from you now. We wish you all the best in your future endeavors with the home.

Negative experience: If I could possibly give 0 stars O would! The rudest staff O have ever met in my entire life! Was talked over, spoken to like I was a child, and flat out ignored by the front desk worker. I asked to speak to the office manager, who only made the situation worse. When I expressed the unprofessionalism of the previous staff member, I was told to stop yelling to which I did not. I was told she did not know what the problem was and basically was not going to even attempt to remedy said situation. I simply asked us this you stating you do not want my money as I am attempting to be a paying customer of approximately $2,000 monthly. She stated I do not know if I want your money or not. I asked once again to speak to someone who could treat me professionally and help me with the issues and concerns I had. I was then gestured the door. I asked for her name and the name of the rude front desk employee, to which I was told they did not have to provide that and told to leave. I responded that I would leave a review and allow every RN I personally know and military member I personally know how I UNPROFESSIONAL staff was and to have a great day. 0/10 would NEVER recommend!

Thank you for your review.  You threatened you would write one, and you certainly did.  I do have to explain what actually happened.  Your agent talked to my office and she was told you didn't qualify for a rental with us.  You didn't like the answer, so you came rushing over to the office.  You were told the same thing when you came in, and you were told why.  My leasing agent (J) came into my office crying because you were so rude to her.  She told me you insisted on speaking with me.  I went out to the lobby where you started screaming at me.  I asked you why you were screaming, and you said you were showing me how loud my leasing agent (J) was.  I have to say that I always have to ask her to speak up because she is such a quiet talker.  I asked you to stop screaming because my other leasing agent (S)  was on the phone and had just asked the person she was speaking with to repeat herself because she couldn't hear over your screaming.  You said no.  You said you were ignored, but you also said you were screamed at?  
When you asked me to fix the problem, I told you I didn't handle applications.  That's like you having a problem at work and having someone else with a completely different job take over what you are having a problem with.  It makes no sense.  She actually did tell me what the problem was and she was handling it correctly, according to our policies.  Just because you don't like the answer doesn't mean the answer is wrong.  You  didn't qualify, and you can't bully us into qualifying you by being loud.  Everyone has to be approved with the same qualifications that are set in place. I never said "I do not know if I want your money or not".  I also never told you to leave.  If this is how you act when you are denied, I can only imagine how it would be if you were a tenant and didn't get your way on something.  You stormed out and several of my employees came out of their offices and said things to the effect of "it seems like she was really having a bad day and it didn't completely have to do with her application being denied".  I don't know if that's true or not, but we do wish you luck in finding a place to live.  Hopefully you will find a company that you can work well with.  We just don't seem to be a good fit.

Positive experience: Just completed a 12 month lease with this company and I have no complaints with the rental office. While I was staying in the home, there was a discrepancy about maintenance between the homeowner and the company, (homeowner contacted me and updated me through the process), which I believe led to the homeowner canceling her contract with this property management … and forcing me to vacate and find another rental property. The only downside I have with the rental company is there is an extensive move out cleaning list. I hired a cleaning service to complete the cleaning list ( I have receipt), but unfortunately the job was not done to their satisfaction. I was told a lot of cleaning services in clarksville do not met their requirements. I ended up having to pay their company to also complete the cleaning. Painting, don’t bother doing it. Some painted spots were acceptable, others were not. Idk if it was cheaper to paint, or cheaper to not paint. lol in the lease they mention don’t paint, but it will be between 25-45$ per wall to paint/ spackle etc and the charges will be passed to the tenant. which could equal a lot if you like to hang flat screens on the wall, hang pictures, curtains, etc. Idk when rental companies made the switch from covering these things, to passing them down to tenants.

Denaisha, thank you for your feedback. The owner told us she was moving back into her home, and as a result asked us to give you a "notice of non-renewal". I don't know if she is going to switch companies, I haven't heard anything like that. That would be unfortunate to have us not renew you and then allow someone else to move in. Yes, there were a few maintenance items that were requested to be done, and it looks like none of those were approved.
We do try to give you an extensive cleaning list so you know what is expected from you, and there aren't any questions later. We do ask that you don't paint because the paint often doesn't match if it's not painted wall to wall, or with the correct texture. You had quite a few walls that were touched up and that caused polka dots, and others with anchor holes and large nail holes we needed to take care of. We do actually mention the paint in both the lease and the move out procedures, to try to avoid any issues at move out.
Rental companies have never covered these items, meaning they paid for the items themselves. Owners also don't want to pay for cleaning or to paint walls when they didn't make the holes. There is a big difference between hanging flat screens and curtain rods and anchor holes than there is with just some picture nails. Someone has to pay for the paint to be done, and we have processes in place on what is tenant and owner responsibility. We do hope you enjoy your new home, and we are sorry you had to move. As I said, she said she is moving back in, so I'm not sure if there has been a change. Thank you again for taking the time to review us. We do appreciate feedback.

Positive experience: UPDATE: Added a star because they’ve been addressing our concerns and everyone has been very nice. I would give three and a half but I can’t. I will update as my tenancy goes longer. We just moved in and the apartment was very dirty with mold in the toilet cisterns and a loose toilet. They also have not delivered our trash can. Ants on front of the building. Everyone has been very nice, and maintenance is scheduled to come so this review might change but right now not a pleasant experience.

Thank you for the added star. You did have a couple of legitimate concerns, and as you said, they are being addressed. In TN, ants are a big problem when it rains. You live in a multi-family building. No one had reported ants. They do go away as the weather improves. We also didn't know about your trash can until you mentioned it. It's not that it wasn't delivered. It should have been there all along. Sometimes tenants from other units we don't manage take trash cans and we have no idea until someone reports theirs is gone and we order a new one from the trash company. Hopefully we are able to get the rest of your concerns addressed.

Fantastic experience: Everything with Copper Key has been great for us as new tenants. Negative experience: Poor property management customer service. We moved in to a home that had just been hit by a tornado. They didn’t bother getting the home professionally cleaned before we moved in and for months we were picking glass shards from our feet. We paid them for a service that involves providing air filters for the 2 AC unit home only received 3 air filters in a year. Poor customer service and they will charge you for damages previously there, no matter the picture or anything else you have. UPDATE: This company has no credibility. They blatantly stated in their reply that I did not report not receiving filters when I did. We reported it in person during our 6 month inspection and also emailed them about it. See photo for email of them acknowledging we didn’t receive air filter. Again, no credibility. Lying on google and accusing tenants of not reporting issues when obviously it’s a common theme that they do not deliver air filters even though tenants pay extra every month for them. Also, see photos for pictures of their “professionally cleaned” property.

Shane, I’m very sorry you feel this way. We absolutely did have the property professionally cleaned prior to you moving in. One of our cleaners who has cleaned for us for 10 years cleaned it and we do have the receipt. Since the glass was from the tornado, and the house was hit pretty hard, there may have been glass we didn’t know about. I looked on the move in inspection form that you turned in, and nothing was noted about cleanliness except for the appliances. I looked at the photos and didn’t see any issues with the appliances. If the cleaner did miss something, we do apologize. As far as the filters, we only have one size down for your house. We have sent out notices several times that if you don’t have the correct filters, or they aren’t coming in a timely manner, to let us know. We don’t know if there is a problem if we aren’t told. We would have been happy to rectify the issue
for you. You have had several conversations with the inspector who went over each and every charge with you from your inspection. At move in and move out, we take hundreds of photos. We use those photos to compare, and we also look at any 6 month inspections to verify any charges. We were willing to go over the charges with you and did remove the charge for one wall of paint and the dirty air filter, although you were responsible for the filters. Everything else was verified and a legitimate charge. We wish you good luck in your new home.
Edit: I see you have now downloaded photos. Thank you for that. You attached the email that was sent after your move out inspection telling you that we weren't charging you for the dirty filter. The pictures you showed seem to be marks on the walls, and not dirt. Under the sink often gets stained and is not dirt. The garage did have what looks like could be drywall dust. The only photo you showed of the inside that actually seems dirty is the tub and on your move in form you stated it was stained. You didn't tell us about anything else being dirty at move in, so unfortunately it's not a reason to not clean when you move out. We gave you a list of 31 items that were dirty, and you were given the chance to go back and clean them. None of those 31 items were marked as dirty walls. I have looked at the emails sent out to all tenants asking if there were any missing filters. You responded. It was 4 months after you moved in, and you told us about the one filter size we have, and letting us know you received it one week prior. I'm not saying you didn't email it, I just don't see it in any of your correspondence. Once again, we didn't charge you for the dirty filter, and we were going by what you said after the inspection. You never told us about having another filter, even after several requests went out to all tenants. It is a new program, and we have been working on getting it perfected, but we certainly are not trying to charge tenants for items they aren't receiving. I have hundreds of photos of your move out. I'd be happy to show you in those photos the condition you left the home. You ripped vinyl flooring, you patched holes and we had to have them redone, even though you were told not to paint, you did and it was poorly done and the wrong color, among other things. Not even listed were things that I can see in the photos like dirty q-tips left on the lower part of the toilet. Also, we did apologize for the glass that was in the carpet. Once again, that home was hit hard with the tornado, and many of the windows were blown out. It's very possible some of the glass got embedded in the carpet, even after being professionally cleaned. I'm not actually sure what you are disagreeing with, but once again, good luck in the future.

Fantastic experience: Coming up on 2 years of property management with Copper Key. I've used other companies in the area and Copper Key has been the best experience by far. Negative experience: Charged me $45 application fee on a house that was no longer available. They said I could use it towards other houses also but I only was interested in the one I inquired about. When I asked about returning the 45 fee they said it says on their website to call and make sure it’s available. Well that’s what I did and then I had to call again to ask for the application site. Lady that answers the phone basically said I’m outta luck because I was only interested in the one house and not any of their others. I feel I should’ve been refunded the 45 since it was not technically available any longer.

However, we do clearly state on our "Before You Apply" page that "Due to the high number of applications received, it is best to contact the office to see if there are any applications currently on the home prior to applying." Had this step been taken, we could have informed you that there was already an approved application on the property.

At the time you applied, the lease had not yet been signed, so the property was technically still available—this is why your application was accepted. Our office informed you of the situation and gave you the option to either wait and see if the approved applicant moved forward (which they ultimately did not), or to transfer your application to another property. Once the original applicant passed, we began processing your application.

We also want to clarify that a refund was never requested. If you were not interested in any of our other available properties at the time, we would have been happy to issue a refund upon request, as the application process had not yet fully begun.

Negative experience: Attention, specifically Military families I rented a home from Copper Key Realty and Management for the past 12 months, and my experience was disappointing. When giving a 30-day notice to move out, they have a long list of strict and tricky requirements. They send you a form that you must sign for your notice to be accepted—without it, they won’t process your request. One of the most frustrating policies is their mandatory carpet cleaning requirement. Even if you own a carpet cleaner and leave the carpets spotless, they still require you to hire a specific company from their preferred list. As someone in the military who moves frequently, I have my own carpet cleaning equipment, but that didn’t matter to them. Additionally, they are very picky with move-out inspections. I was lucky to take pictures and document everything at move-in because the walls had various stains and marks. If you don’t report these issues when you move in, they will charge you for pre-existing damage. Lastly, if you have any maintenance issues during your lease, getting in touch with them is difficult. Most of the time, you’re left to deal with problems on your own. If you’re considering renting from them, be extremely thorough with your move-in inspection and document everything to protect yourself from unfair charges.

Yes, you do have to sign a 30 day notice with move out instructions. How would either of us know that the notice was received if it isn't signed? What happens if you send a notice to an email address that is incorrect? We would never know you were leaving. That 30 day notice is to protect everyone, and to offer you instructions on move out such as cleaning policies, where to leave your keys, etc.

I'm sorry you don't agree with the carpet cleaning policy. It was detailed in the move out instructions you receive when you sign your lease, it's spelled out in the lease, and given to you again when you sign your notice. Everyone has the same standards when they leave, which is to have the carpets cleaned by a company that has a truck mounted machine. Even though you said in an email that you don't wear shoes in the home, new tenants want to make sure the carpets are cleaned, just as they were when you moved in. Personal carpet cleaners are not as powerful as professional carpet cleaners, so that is what is required.

Yes, we are very picky with move out inspections. We need to be sure the home is taken care of, and if you do damage, we must get that rectified. I'm a little taken aback by your review because from the very first email after your inspection, we told you that you would only be charged for carpet cleaning. There were two spots on the carpet, also, but they came up with the cleaning. We offered to let you get the carpets cleaned, but you told us to go ahead and do it after comparing pricing. We never said you would be charged for any walls, and never said you would be charged for anything else. We started our email thanking you for taking such good care of the home.

I looked into your maintenance requests, also. You had a dishwasher repair that was completed the day after you put in your work order. You had an HVAC issue that was fixed the next day. Your kitchen drain issue was resolved the next day. You asked for things the owner did not approve, such as new door knobs, a screen for the back door, and having us replace your fridge filter after you have lived there almost 6 months. I take maintenance complaints very seriously, and there are none that you weren't contacted the same day, and the issue wasn't resolved the next day, so I'm not sure where your complaints have come from.

I would suggest to future tenants for any property at any company to be extremely thorough with their move in inspections and to document everything. That is why we leave a form at the home to make note of everything. We don't want to charge you for anything you are not responsible for, either, and that's why we also fill out a form and take 100's of photos.

Good luck in the future and in your new home. You were a really good tenant and we do appreciate you.

Fantastic experience: I recently started renting a house with my SO that is managed by CKRM. Our experience so far has been great. Copper Key has made the initial process so easy - completing applications and obtaining all initial documentation is clearly outlined. Any questions that did come up, I was always able to get ahold of someone via phone or email. The move in instructions and process was seamless and we even had a maintenance request within the first week after moving in - our outside water faucet/spigot was broken. We had a written notification regarding acknowledgement of the request within 15 minutes and they had someone from the maintenance team onsite the very next morning to fix it. I look forward to continuing working with Copper Key for the duration of our lease!

The agent who showed us the property called to say he was going to be detained - even though it was only going to be 5 min, he notified us. Negative experience: They expect you to leave the property show room ready upon move out. They don't do pre inspections and they don't do pre inspections prior to move out either. I love how my husband and I spent $195 on a professional carpet cleaning with the company suggested by Copper Key Realty, but somehow, they claim it was pet hair on the freshly cleaned carpet. Prepare to be sent a long list of things needing to be cleaned or fixed that looked the exact same way when you moved in. The move in was easy and smooth, the move out leaves you with issues that people who lived their prior could have been responsible for.

Jasmine, thank you for taking the time to review your experience. I'm not sure what you mean by we don't do "pre inspections or pre inspections prior to move out". Before you move in, we take 100's of phots and fill out documentation showing us exactly what the condition of the property is.
For move out, we give you a very detailed checklist of everything that needs to be done. No, we don't come to the house before you move to go over the list. I looked over your correspondence regarding your move out inspection the inspector sent you. I looked at your move in inspection form turned in by you, also. You do get 24 hours to go back and remedy any situations, but you haven't responded to the email, you came here to review us instead. Almost all of the items you are responsible for are cleaning and pet hair related. The email you received is very specific in telling you that there is pet hair under the kitchen cabinets, almost all baseboards, on the blinds, and window ledges. There are also a lot of other examples of items/areas that needed cleaning. Sometimes if there is so much pet hair, the carpet cleaners cannot get it all up, which is probably the case here. It's easy to blame the carpet cleaners, but the carpet needed to be vacuumed prior, and it doesn't appear it was done well. In your move in inspection, you didn't note anything that was dirty. There is some paint that needs to be done, but the move out photos are compared to the move in photos very carefully, and you are only charged for paint issues that you have caused. Again, I do thank you for taking the time, and I hope you understand why these things need to be taken care of before the next tenant. We can't have someone move into a dirty house or one filled with pet hair. I'm sure you understand.

Michael, thank you for taking the time to write a review. I did look over your move in inspection form, our move in form, and also the hundreds of photos taken at move in. You didn't notate anything about the cleaning on your move in inspection form that you filled out. From looking at the photos, you showed some dirt around a window with a bug inside, under the cabinet in a corner by the fridge, and under the drawer of the stove. I would agree that under the stove drawer was very dirty, and it looks like the cleaners did miss it. The property was professionally cleaned and carpet cleaned. If it wasn't, there would be a whole lot more dirt than you found. When properties sit empty for a period of time, sometimes they do accumulate a bug or two. There is still no work order for the dishwasher, so I don't know what you mean about "breaking dishwasher". If it's broken, put in a work order please. Someone from your party did view the property, and it was in the same condition then as it was when you moved in. If there were issues, they could have been addressed then, or we can address them as you put in work orders.

Very responsive to our needs.. and any maintenance we’ve called about has been taken care of very quickly. They really take care of their rental and our needs as well. I would suggest renting from the company to anyone!!

Positive experience: The bottom line is to remember the client is the owner of the property and this company works for the owner. They are always professional and cordial but there are also issues that they cannot resolve as they do not own the property. For example, we had tornado damage to the home we rented and it took a long time to fix and at move out some of it was still not fixed—this was not the fault of the property management company but was stressful. With this in mind, learn from my dumb mistakes and on move in take pictures and note down ANYTHING that is not perfect. Crack in the refrigerator drawer? Write it down and take a picture. Spackled and poorly painted spot on the wall? Write it down and take a picture. This is common sense but do not forget that anything that isn’t perfect will be on you to pay for at move out. If you cannot prove it wasn’t your fault through documented proof on file, you are paying for it. If I owned a property I’d hire them to manage it (and perhaps will in the future!) but renting with them motivated me to buy a home and it was the best decision I ever made. Again, I made dumb mistakes at move in and thought that certain things had been appropriately noted at move in or throughout my time as a renter and I was wrong. Document, document, document.

Fantastic experience: The best decision I ever made was contacting Copper Key. I thought I could manage my own property from overseas and I was wrong. Fantastic experience: To start, Copper Key was super responsive to our move in inquiry. We did a site unseen rental and they were able to provide a virtual tour. We had an after hours question and they responded promptly, ensuring a quick and easy weekend move in! Daniel and the team at Copper Key are friendly, responsive, and family owned so they were really understanding to our needs. We had a maintenance request that was attended to the same day!
