Fantastic experience: Ive rented through a few places in Clarksville and this has definitely been the best. The staff answering my millions of question by phone or email have always been so helpful and kind. Maintenance request were always handled very quickly, never had an issue there. Move in and out process was as simple as they could’ve made it. I would definitely recommend!

Negative experience: I rented from Platinum Realty for two years, and it was hands down the worst rental experience I’ve ever had. Over that time, management proved to be disorganized, unresponsive, and unwilling to follow their own lease rules. Problems clearly outlined in the lease were ignored, while tenants were still expected to follow every rule to the letter. Communication is a constant struggle. Getting answers feels nearly impossible, and when responses do come, they are often delayed, vague, or dismissive. Maintenance requests frequently go unanswered or take far longer than reasonable, even when the issues affect daily living and comfort. You’re left feeling stuck, unheard, and frustrated. What’s most upsetting is the lack of accountability. Instead of honoring their responsibilities, management avoids addressing concerns, shifts blame, and leaves tenants to deal with problems on their own. After two years, nothing improved—only the stress of dealing with them increased. A lease should protect both parties, but with Platinum Realty it feels completely one-sided. If you value professionalism, fairness, and basic tenant support, I strongly recommend looking elsewhere.

Negative experience: The property and owner were excellent. Unfortunately, the management company made the experience unnecessarily expensive and frustrating. From the beginning, fees were excessive and constant: $100 application fee per tenant, $1,200 security deposit, $500 “admin fee”,$500 pet fee, $30/month “resident fee”, $30/month pet fee The monthly “resident fee” was supposed to include air filters every three months. Over the year and a half I lived there, I received two filters total. After renewing my lease, I had to end it early. That resulted in: $1,000 lease break fee, Forfeiture of my entire deposit, Another $200 “admin fee” It’s also worth noting that the property owner was charged the same $500 admin fee, meaning this company collects that fee from both tenants and owners. This was not my first experience with this company. At a previous property on Golfview Place, we reported a mold issue in the kitchen. No proper remediation was done, and when we moved out, new tenants were moved in immediately. That speaks to a larger pattern of management decisions that prioritize speed and fees over responsibility. If you are considering renting through this company, I strongly recommend proceeding with caution. The homes themselves may be great, but the management practices add significant cost and risk that renters should be fully aware of before signing.

Negative experience: What an awful last month with these people after years. Even paid an additional $1,345.00( $145.00 late fee for not paying cancelation fee same day. They did not tell me that would be a fee) just to break my lease a couple months early. They just dont stop harassing you when its move out time . Calling lock smiths to re key the property while still having time alloted on the property. Let's not talk about the numerous complaints of mold being in the house and them doing absolutely nothing. These people are money hungry for some sub-par housing. I have numerous different examples, use a different company.... Last day residing in property was 31 Oct 2025.. Update 11 NOV , now locked out of my account just after paying their foolish fee in a place I dont reside in. How ironic.

Negative experience: These people will do anything they can to ensure you do not receive your security deposit back.

Negative experience: I wouldn’t recommend renting at all we done everything that was required in our lease for when we moved out we had no problem with our townhouse or how we left it and never got a deposit back this place is shady highly recommend not using them again

Negative experience: BEFORE YOU DECIDE TO DEAL WITH THESE PEOPLE let me tell you now I am paying over 1,000 dollars in repairs and not receiving my 1,150 dollar deposit all because I didn’t take enough pictures of everything that was wrong with their property. We don’t have kids or pets and regularly cleaned and maintained the house we were renting yet here I am getting charged for tons of paint work, carpet cleaning, and “child lock removal”. It’s criminal that they can do what they are doing to service members. When me and my wife moved in the carpets smelled like animal urine and had paint and God knows what else in them when we moved in. They said they had the carpet cleaned but I’m not so sure. They’re basically bleeding us dry for every cent they possibly can and it’s disgusting that this is how they are willing to treat the men and women who are serving our country.

Negative experience: Please read your information from them very carefully. You will see in the end they will keep most or all of your deposit money. We ran into an issue where our lease had to be terminated early. We paid all the penalties as per the contract, but they continued to find ways to keep all the money put down as a deposit. Only spending 8 nights in the rental property and they required professional carpet cleaning, professional home cleaning, etc. When we received our ledger we did have to discuss 2 payments that they did agree to refund (a hole in the wall and stuff left in the garage), but that's only because our documentation was good. There is no personal connection with these guys, strictly business. They will take as much money as they can from you so please renter or buyer beware. Anyone please feel free to contact me and i don't mind sharing more detail. They charged us for animals that we never let get on the property, they charged us to clean rooms that we had not even entered. I feel they are a disservice to the Clarksville community. When your move in inspection take a picture of every little detail as it will come back on you such as minor staining on the walls that are already there, and more. All in all I stayed in the house for 15 days and it cost me roughly $4,000. Again, i had to break the lease due to the loss of a job, but they were not to sympathetic about the issues. They needed their money.

Fantastic experience: I had a broken ceiling fan, and maintenance came straight over to fix it. They had the job done in less than an hour, cleaned up after themselves and left. Very pleased with this service.

Negative experience: People are scammers I got into the house and it was all screwed up took pictures reported all the issues and still got charged for my whole deposit when I left. Excessive fees and charges and fabricated a receipt on why my deposit was never returned. Lease ended February and got charged for the next months packages and a cleaning fee when I cleaned the apartment out myself. They will do anything to make sure you don’t get your deposit back and you’ll spend thousands getting in and out of a place. And anytime I had a question or problem I was met with rudeness and no help. Would not recommend

Fantastic experience: We relocated across country a distance of 2300 miles. Being busy with work we could not visit our destination before the move. We had to find a home, plan the move, pack our belongings, and continue to work a full time schedule. A daunting and worrisome set of tasks. We needed help and someone we could trust to get us through it all. We could not have been luckier to have Natalie Gray at Platinum Realty. Her attention to detail and competence are part of her job but her concern and understanding of our situation went way beyond her job description. So many of our concerns were addressed by Natalie that it made the whole experience so much easier. Giving us a sense of security and comfort that things would all work out. Positive experience: I’ve been trying to rent a house in Clarksville. I don’t rent with platinum realty but I feel like the company needs to hear this. I’m giving 3 stars because the people over the phone were very nice. However, this company desperately needs to change their application process. It’s extensive, and it feels scammy. No one trusts that website. That’s why they have so many properties on market with plenty of contacts but no applications. I’m sure it’s a great company but the application is just absolutely ridiculous.

Negative experience: If negative stars were an option, that is what platinum would get. First off, they have so many unnecessary fees, especially a “move out” fee of $200. On top of that, you have to pay to get your carpets cleaned, even if there are no pets. (If this is a normal thing for renting, then disregard). When I first moved in, I had a CRATER sized hole in my parking spot and when I mentioned it to them time and time again, they disregarded it. As soon as my husband calls them, they immediately come out to fix it. When the roof of the townhouse got damaged due to high winds, we discovered our upstairs shower was leaking from a pipe that was creating MOLD on our wall. When we called the emergency maintenance line, nobody answered. So we had to do our best to repair it ourselves. When we finally got a hold of someone with maintenance, they said they would come look in a couple days… once they repair the wall, they told us they would not be painting the wall to match the other walls. After some negotiation (if that’s what you even want to call it), they painted the wall. The appliances are SO outdated. All the appliances seemed like they were from the late 1990s. On multiple occasions, I complained to platinum about dogs being off leashes and doing their business in the grass right outside our back deck. The smell was so horrendous that we couldn’t even sit back there. Platinum said they would reach out to all property renters about the issue, but that was it. To end it all, when platinum sent over the list of things that were needing to be fixed after we moved out, the list is full of things that either were working perfectly when we left, such as the oven light and sink faucet or things that are not our fault, such as the cabinets being discolored (probably due to sunlight or overuse). The comment that is circled was completely unnecessary and once the property manager saw my comment, the whole maintenance meld was deleted. Once again, I highly recommend not using platinum when renting.

Negative experience: Terrible property management company, went without ac for the entire summer. Went without warm water due to broken water heater. Deficiencies were reported through their meld system and they took forever to action. When they did action, they found the cheapest contractors possoble, these guys had made countless trips to the home without resolving the issue reported. Was charged $150 for a leak that we discovered in home on move in day. Terrible experience with these guys. They were unhelpful the entire time. I would avoid renting through them like the plague.

Fantastic experience: My sister, brother-in-law, and I had Taylor P. as our realtor during this move-in process. Not to go into too much detail, but we were all in a pretty tight spot for a solid 3 weeks looking for a house to move into. After dealing with multiple other companies that were giving us the run-around, Taylor was the person who gave us the most amount of grace and professionalism. She went above and beyond for us, helping us with the application and staying in constant contact with us even past her normal hours. Without the extra work she put in we would not have gotten into the house as soon as we did, and in the end saved us hundreds of dollars. Thank you so much, Taylor!

Negative experience: If I could rate it lower I would. Absolutely do not use this company as an owner or as a renter. They are greedy and unethical. I own two homes in different states that are both rented through property management and this company’s policies are vastly different. Owners should pay the bulk of the fees and tenants pay the rent and a basic application fee only. Although I do not have physical proof I can assure you that they are both way overcharging for fees and are most likely double charging tenants and owners for the same “admin”. Highly unethical. Charging $100 per adult for an application fee is outrageous when it’s a married couple. A $500 admin fee to produce a lease agreement makes no sense. What are the owners paying for? The first person I spoke with Tanya told me sorry I understand the fees are way higher than other companies around here. That was a red flag. When asked about the fees not only was Courtney rude she also couldn’t articulate why the fee was so high. She said they have a lawyer review the lease agreement which is either patently false or they are dumb as Tennessee and most states use a standard lease agreement that does not require any legal review. The rest of the admin benefits are tantamount to a money grab. $500 to fill out a lease agreement… that’s the definition of greed. The $30 monthly fee covers a $5 air filter, credit building reporting, and an available 24 hour maintenance line. Again I ask what is the owner paying for. I understand the air filter is a tenant responsibility so ok. But why would I pay to have a 24 hour maintenance service. This is an owner problem and typically what they are paying a 10% monthly fee to the property manager to provide their tenants these services in order to protect their home investment from damages. If there is any maintenance issues after hours that a tenant is responsible, I can just call my own service. For an owner this might seem like a nice feature that you get with your monthly fees but how is this a benefit to the tenants. Greedy and unethical billing that tenants are paying for services they don’t need. I was told they are unable to waive these fees. Which seems preposterous. If I don’t want the service why do I have to pay for it. Courtney tried to tell me it was because of fair housing laws. Absolutely the worst property management company I have interacted with. Do not use them. And if you are an owner you should really be questioning is this the company I want to manage my house investment? And what am I getting with all these fees. **update after I wrote this review the company deleted my account where I can review the fees and lease agreement. Care to explain that? If I decided I wanted to rent this property, you already removed my account so I can no longer view the lease agreement.

Negative experience: PLEASE PLEASE PLEASE DO NOT RENT FROM THIS COMPANY!!! These shady people (especially Kim & Kayla) will pretend to be so helpful and care, but they will lie through their teeth to get you to sign the lease. Make sure you read the fine print too because they’ll throw you over a barrel and screw you over to ensure you can’t rent anywhere else OR get a mortgage. None of their numbers add up and they walk the fine line of legal with the fair debt collection act. If they could afford to use the better business bureau I’d file a complaint with them. Our hearts were absolutely filled with joy when we thought we found a rental company that cared & seemed so nice, then we found out very quickly how cold and callous they truly were, especially when it came to the safety of our family. Now they continue to ensure our family cannot move, cannot buy a house, and they just want to continue to make life miserable even when they got their money and then some. We rented from the owner Kayla herself. A house she swindled out of a sad situation for an employee of hers. We moved in being told their were small minor cosmetic issues with the house, later finding MOLD, MICE, bugs, the fence coming down, the back porch not even connect to the house and slanting down (unsafe). It was so unfortunate for my newborn baby and our other 3 children to have to live in that until my husband fixed it without being compensated. They also left trash in the yard that WE had to pay over $200 to have picked up. We ended up having to d/c our lease early which the owner verbally stated would not being an issue as she needed someone to rent it and we needed a place to rent quickly. She said the lease was a formality. We didn’t think anything of it bc we are old fashion and someone’s word should be their word. I know, we were so stupid for that. We as a veteran family were in Clarksville bc of that after hubs got out of the service, but we needed to go home to NC due to family, custody court, and medical issues with my husband’s father. Again, we were originally told this wouldn’t be an issue bc the house would have to have a FULL renovation when we vacated anyway so we were doing her a favor by renting it for a while to cover those costs. So that was fine. Well the company decided no that was not the case and we in fact would have to pay rent until the renovations were done and the house could be rerented. So, we basically got to pay for her renovations. And we were told that our security deposit would not count towards any of it. They tried collecting 3 different multiple thousands of dollar amounts ($4,000; $8,000; & $6,000) in a 10 day period before sending us to collections, where collections charged a 37% fee on top of the thousand they were charging us. These people are PATHETIC, DISGUSTING TRASH HUMANS. I hope this review will help save another family from the absolute heartache this company caused and continues to cause over a year later.

Negative experience: Unrealistic expectations. Yall are extremely out of touch, $100 for an application fee really and double the deposit if you don't have a 650 credit score. I hope yall go out of business with the way yall are scamming people. Also what exactly is an admin fee? This place is definitely a scam.

Negative experience: Extremely over priced application fee’s and unprofessional employees. I called today to inquire about what was included in the $100 per person application fee as well as the $500 “admin fee” when I asked what the fee included I was told “ changing the batteries to the smoke detector and the filter to the ac as well as removing the property from adds.” Now im not a rocket scientist but those three things do not equate to $500. When I requested to speak with the manager in charge of the property I was told “ she can’t talk” after going back and forth for five minutes I was transferred to Courtney who answered the phone with an attitude. I expressed my concerns to her about the excessive fees and how one of her properties has been on the market for 90 days which is a pretty long time for a military town she said “ well we do this everyday so obviously not”. Not sure what this companies deal is but they do not seem like people I’d want to rent from.

Negative experience: The criteria you set for the rental application process is ridiculous!! Lets see here...there's $100 application fee, there's a $500 Admin fee seriously??? Then heaven forbid you have a pet, now there is another $500 fee, so this alone = $1100 .....ok, so then they want a 640 credit score and if you have that you still have to pay a 'double deposit"....unless you have a 700 score , then they 'might"*** consider doing a single deposit - Bless their hearts!! , and adding in the notes there is no way around it!! I mean are you kidding me Who are they renting to??? These are crazy requirements in my opinion. Almost everyone I know has a pet, and charging a $500 pet fee is ridiculous and $500 admin fee for what,?? filling out some paperwork, that is shameful!! I guess there only interested in renting to the Nashville Elite crowd, ...who don't have pets, give me a break!!!

Negative experience: If you are renting your property through them, I’m sure they’re great. If you are a renter — RUN! Now that we’ve finally moved, I just want to note that this is by far the worst realty we have ever experienced, as their fees have become very greedy. In the years we had lived there, they notified us of rent increases every year, after our first year. Not even in CA did we ever see over $300 rent increase over the course of 2 technical rent renewals. We originally signed our lease paying $715 in 2020, and by the time we were moving out in 2023, they sent out the rent increase notice of $1,055. The other units that became vacant next to us, couldn’t even be rented for that price,(I noticed their postings on renting sites), they ended up having to lower rent back to the $900s bc the units were old, & the owner was clearly just becoming greedy. Our specific unit they wanted $1,055 for, was rented out for $950ish (not sure if that was the number, but was less than what they were increasing our rent to) when I looked it up, out of curiosity. Soon enough, they tacked on a “residents benefit package” which was a nice bow for having the convenience of paying rent online, 24/7 maintenance (which wasn’t the best, many handymen), air filters, etc. pretty much your basic services, now with a surcharge ($40/$50?). After Covid, office hours became cut even shorter, so if you worked 9-5, you surely could never get ahold of anyone, but not as if anyone would be in office to speak to anyhow. I had tried multiple times under different circumstances to speak to the manager of platinum and front desk always informed me she was of course, always out of office. Most holidays, they take a 3/4 day weekend, so if you have any issues, beware of a wait time. They also charge a convenience fee to pay rent, ours went from $3 to $30 and they tried to blame our bank repeatedly, when our bank specifically stated they only charge up to $5 in any kind of convenience fees, must’ve been their 3rd party, or platinum themselves benefiting from that. If you have pets, pet rent increased from $15 to $25 if I remember correctly. They charge to have a pet profile, and you are charged $15 annually. The staff itself is okay, maintenance manager was the only person who seemed to ever be available to speak too, and she was awesome! The owner of our unit however, was terrible when it came to major problems that would pop up within our unit. Upon move out, correspondence was frequent, and we did get the majority of our deposit back. I wouldn’t recommend this realty, they truly do nickel & dime you, as I’ve never rented from such a realty to charge as many fees as they began to instill. I understand the cost of living/housing increases, but they do not hesitate to get their money from tenants when they can.

Fantastic experience: I worked with Kim a majority of the time I was renting from them. There were a lot of problems with the house when we moved in and throughout living there and she was very quick to help us out with work orders and contacting the owner for us when something was big. I ended up having to break the lease after purchasing a home and they quickly were able to rent it out so we didn’t have to continue to pay. I messaged her at least once a month about something or another and she was never annoyed with me, which I feel like is a rarity in general. The application process and adding or removing people from the lease is a nightmare if I’m being honest, but Kim really did a solid for us and helped make it work.

Negative experience: Horrible customer service and lack of communication. I Contacted the company for over 2 months about a property that my husband and I were very much interested in. So much so that we were willing to pay 7 months in advance rent. All we received was the run around when we wanted to start the application process. Not one agent ever returned our phone call after stating they would. I had to find out the home was rented online. After learning this, I reached out to platinum realty once more. They were unapologetic and indifferent. I was told you have to apply online (would’ve been great to know on the initial phone call 2 months ago). Now I have to make another trip out to Tennessee and find a new house while also pushing back my moving date. I Would not recommend this company at all !

Fantastic experience: Kim and her crew have been outstanding! Questions and concerns addressed quickly in a prompt professional manner. Needed maintenance jobs were assigned and scheduled usually the same day and performed within just a few days by competent and knowledgeable vendors. Fantastic experience: Kim took great care of our property after we had to move quickly. We ended up having to leave several task undone, but Kim jumped right in and got to work getting show ready. Fantastic experience: I rented half of a duplex from Platinum for two years. I had to move in sight-unseen and was nervous, but the property was in good condition and clean. During the two years they were prompt with maintenance, the price was fair and payment was easy. They never came across as greedy and didn't try to cheat me out of any of my deposit. Not much else to say because renting from them was drama-free.

Negative experience: This company is out of their mind with some of the requirements they have. Not even considering moving into one of their units. All of their units have a $500 admin fee, $500 per fee, $100 app fee even for one adult, multiple inspections during the lease term, 2 year required lease (unless stated otherwise which was difficult to find) if you’re credit is under 700 they double the deposit? Amongst other policies it’s very clear this company is very greedy and probably will not leave you alone while staying in their unit. They’ll probably take your entire deposit when moving out too! Do not recommend

Negative experience: DO NOT GO WITH PLATINUM REALTY they scam you out of your deposit and charge exorbitant fees and extras, they kept our 978 dollar deposit and then charged us 500 dollars for paint, because they wanted to repaint the balcony, even though it was unpainted the year we lived there, I can not express the disappointment I have in this company. Avoid at all costs. I replaced the hvac filter cause the moveout told me too, then they proceeded to charge me for it along with some plumbing and water damage issues that we identified before we moved in. (AND THEY DIDNT FIX) and then agian proceeded to charge me for it. It was ridiculous. Move into a cardboard box before choosing these guys.

Negative experience: The owner was amazing, but platinum was the most DIFFICULT realtor I have ever rented through. Consistently had an attitude with me over the phone. Told me at beginning of the lease I could extend if needed. We got to the end of the lease and they said we actually had to renew the lease then use military orders to put in a 30 days notice. Then changed it AGAIN and said it’s a 60 days notice instead of 30, which cost us a couple $1000 because they told us that after we had gotten our new place, so we had to pay rent for both for a couple months. Would tell us to be home for inspections and such, so I would stay home from work just for no one to show up.
