Negative experience: Terrible service. I asked for a meeting to discuss an application but was told that no one is at the office and the lady didn’t even bother to offer a meeting somewhere else. I would never use this company to manage my property.

Our real estate agent, Cassie, was helpful through the whole process and understood exactly what we needed when we needed it. It was also very helpful because she had contacts in all the areas we needed and was able to help us find contractors, cleaners, etc to help with the house. She went above and beyond every step of the way and made it so easy for us first time home buyers. Definitely would recommend her to anybody and everybody. Rachel was also very helpful and provided us an exact list with deadlines which made it really easy to keep up with the fast process and was so quick to answer any questions. Positive experience: If your tenant is late paying the rent, they will ensure you are paid the same month the tenant pays. So, if the renter is 8 days late then you will still get paid the same month. Not all agencies do this.

Negative experience: So now that I’m out the property I would not recommend this rental company maybe if they had a different property manager then yes it would be better.. they are so much for military but do so little every time you call and ask for information from Ronnica she tends to get passive aggressive when all you need is clarity and understanding also what’s the deal with leaving the lights on 5 days after you move out When I redirect myself back to my lease it states it has to be on so if workers need to go in and out the house to do work so I’m supposed to pay for light because the workers need to use it ? Absolutely not!!! that’s bananas during the move out process water splash the wall which I miss during the move of process they say it would be $115 to repaint the walls when you can simple wipe the water mark off the wall these people are money hungry also if your lease ends in the middle of the month it’s not prorated You are still responsible for the whole month I would ever recommend this rental company to any one unless it’s different staff

Fantastic experience: I had an unbelievably good experience with Sarah Ellis as my REALTOR. I had to sell my house in North Carolina and had to move to Tennessee within two weeks. Sarah was very familiar with the market where I was moving so it was very easy to navigate through the many available homes. I don't know how she does it, but I know she puts in a tireless effort. She was at the walk throughs and the closing process. I don't usually spend time filling out surveys or posting reviews on social media. But this time I felt like the world needs to know about Sarah. If you are reading this and have real estate needs (buying or selling), do yourself a favor and stop looking. You've come across the best. A wonderful, caring exceptional person! Thank you, Sarah!

This made our move from Washington seamless as we were selling and then buying a new home. If you're a military family, then I would highly recommend Rachel to assist you in the process. Even after we moved into our new home, Rachel was only a phone call away to help if anything came up.

Negative experience: Want to throw $100 in the trash? Apply for one of their rental properties! As a wife of an active duty soldier I look for leasing agents that pride themselves on working with military families. DO NOT BE FOOLED BY THEIR FACEBOOK BANNER! They take on tons and tons of rental applications for one property. Then, when you call and ask politely if there’s any update they’ll say that there’s a lot of families in front of your application that are much further ahead in the process… then why are you posting the property daily?! The receptionist then let my husband know that there are “other” rentals on their site that are available… The available rentals are all duplexes and aren’t even in the same realm as the property we applied for. I can’t even imagine how many military families have fallen victim to Cory Real Estate. I’ve let our relocation assistance manager know so they can inform other families. Que the long mumbo jumbo response about non refundable application fees! We know how this works and you know that what your doing is just plain wrong.

Negative experience: Wouldn't recommend this rental outfit at all. They made it very clear that they are only interested in securing application fees. We provided more than enough information at their initial asking, then again at the second asking, and then again at the third asking. Each time we had to "re-apply" we had to pay the application fees. It finally became clear to us that they don't actually want business, just the application fees. I make much more than the "required" 5 times their monthly rental fee. Not a bad business plan for short term businesses. There are actual reputable rental agencies here in Clarksville, this just isn't one of them. Be careful out there, and don't use these folks.

Fantastic experience: Rachel Belcher gave us the BEST home buying experience! PCS season approached and my husband and I needed to plan our move from Washington State to Clarksville Tennessee. Home hunting sight unseen from thousands of miles away seemed scary... or so we thought! We reached out to Rachel in hopes she could help us find our dream home and she did more than deliver! Rachel was punctual, thorough and very informative. She ensured that we didn’t settle for just any home and found us exactly the space we needed within the price range we required. Additionally, we really appreciated all of the FaceTime calls and video messages we received when Rachel walked through the properties we showed interest in. On the days Rachel was not present she ensured another agent at the company could go out to send us videos as well. (Huge thank you to Sarah!) Those videos made a huge difference and really helped us get a feel on if we would truly love the home or not. It’s officially move in time as we have finally arrived to Clarksville and we are just in awe! The home looks just as gorgeous in person as Rachel had shown and promised... maybe even more gorgeous if we’re being honest! If you need a realtor who has your best interest definitely contact Rachel ASAP! Thanks a million Rachel! We can’t thank you enough!

Negative experience: This is the WORSE rental company. They are charging me way more then my deposit. The apartment wasn’t painted when I moved in and now they are charging me to paint the whole apartment. There are places like downstairs I understand but the upstairs and bathrooms have normal wear and tear. Ronnica is EXTREMELY rude and also says there is nobody else to speak to above her. I would NEVER rent from this company again.

Positive experience: They were great with selling the house they managed for us. Rachel was very responsive and had excellent communication along the way. I only took off one star because I feel like the communication from the property management side could’ve been a little better although they were Nice to put up with me sometimes lol.

Negative experience: Absolute worst nightmare of my life. Rude rude people. So bad to where I would literally get anxiety before I called. Avoid at all costs. Absolute crooks. Ronnica literally verbally abused me over the phone and instead of just apologizing, they told me that she was the one who talked to owners for us, so I guess that makes it okay that she made me sob my eyes out over the phone? Okay bro. Lol

Negative experience: Last year I moved into one of the townhomes on Big Sky Dr. While moving in my furniture upstairs I noticed there were red beads spread throughout the carpet in the master bedroom. I didn’t think much of it but I thought they were supposed to clean the place before I moved in but okay. Then I noticed there was gum stuck in the carpet in both bed rooms and dog hair still in the carpet as well. I had to go to Lowes on Wilma and rent a steam cleaner to clean the carpet myself. Not only that, there was still tons of dog hair on the floor downstairs, behind, on and in the washer and dryer, and under and behind the fridge. There was still butter in the refrigerator. They cleaned nothing. There was even a lamp in the kitchen filled with moths. I literally had to dump it outside. Other than that, there were no bugs thankfully. Upon moving out, I knew I would have to pay for my walls due to using a wire cover and it used sticky adhesive and it ripped off the wall paper they painted over. I was double charged for steam cleaning the floor, another cleaning fee( which I and my girlfriend thoroughly cleaned), and a broken window fee. The window cracked on its own due to cold weather. Im not sure how that is my fault when there are absolutely no indentions from an object hitting the window. I was told if I have proof they would take it into consideration but I am not sure who records their windows from the inside all day. I would not recommend this company or townhomes to anyone because of the unpleasant unit I walked into and the over and false charging. The positive is: they will send HVAC filters from time to time so you will have nice and clean air flowing.

Fantastic experience: My home buying experience was smooth from beginning to finish. Tanichia Rivas was my agent. While PCSing to Fort Campbell it was tough for us to find a home while not looking in person. She did excellent job on virtual tour and recommendations within our budget. Very helpful and quality of service we received can't thank enough. Great job and keep going.....

We hit a few roadblocks in our inspections and she was extremely attentive to our problems and was there every step of the way day or night to help find a resolution. Fantastic experience: Tanichia Rivas was the listing agent for our new home and she was fabulous! Our house was a new build that took over 15 months to close and had a few challenges. There were numerous delays (100+ days!!) that caused huge impacts to us personally, losing a locked rate, impacting tenants that were to lease our current home, and she was vigilant, engaging with the builders rep and myself on regular basis. She was professional and always responsive. The delays were so frustrating, but she was always calm, talking me off the ledge sometimes and gave great advice on how to manage the impacts. She always represented our interests and pushed the builder to get us to the finish line. She went above and beyond during this entire process. If you want someone that cares about you and the process, Tanichia is your gal!

Fantastic experience: I can’t speak highly enough of Tanichia as our real estate agent! Her professionalism, knowledge, honesty, integrity and hard work ethics are very much appreciated and respected across the area. Tanichia explained everything in a way that was easy to understand, from making the offer on houses, to working with the buyers and lenders. She made the entire experience fantastic and amazing! Tanichia kept us informed about available appointments and always let us know as soon as a new home came on the market. She was able to answer all our questions and worries almost instantaneously. Within a month, we went from starting to look for homes, to closing without one single issue! It was super fast! Lastly, she went above and beyond to ensure she found the right home for our family! Highly recommend using her, and that is an understatement!

Fantastic experience: I purchased a home in Greenbrier, TN in June 2022. My agent, Sarah Ellis, was both professional and knowledgeable throughout the entire process. Being out of state, Sarah went the extra mile in finding the perfect home for me. I would highly recommend Sarah for your real estate needs.

Negative experience: My husband and I had our application denied because we have properties in another state which we manage on our own. We were told that we needed a property manager. They also have the same house listed on different sites at different prices which are below the current market value. The fact that this house has not been rented in this market for over a month leads me to believe they are collecting application fees and denying people on bogus claims.

Fantastic experience: Sarah is the BEST real estate agent! She helped us get more than we thought we could hope for in selling our house. She took great photos that made our house look fantastic. She always kept us in the loop, made sure we were well informed and didn’t have any questions, and made the whole process extremely easy. 10/10 will absolutely recommend Sarah!!

Negative experience: 0 stars! I have rented through several companies but this has by far been the WORST! I had put in several maintenance requests for several things and the people that are contracted to come fix these issues take days before even getting around and you have to constantly call them to ask when they will be out and when they finally do come out they do terrible work that ends up needing fixed again within a few months. I had finally gotten tired of contacting them for the same issues and now am being charged a ridiculous amount upon move out even though I had submitted requests for these issues to be taken care of. Also when I went to go renew my lease (stupid decision on my end) I had to continue to call them because they stated the "sent the renewal over" but never would receive anything via e-mail even though I could easily receive my rent bill and my confirmation of payment via e-mail. WORST COMPANY OUT THERE!

Fantastic experience: My experience with Cory Real Estate Services has been great. Ronnica, the executive property manager, is very responsive and never hesitated to answer any questions I had. The house we moved into was spotless and with minor flaws. When I submitted my "Move-in inspection", I shared a photo of one of the walls where there was slight damage. I did not find this to be an extreme issue, however, I was informed someone would be out to properly sand the wall as it was not satisfactory to them. I believe this goes to show how much effort they put into their properties. This has probably been one of the easiest move in processes I could have asked for!

Negative experience: If I could give zero stars I would. I signed a lease to move in Feb 22. I did not have the opportunity to tour the house personally and could not get a video tour. The only basis I had was the pictures listed on the company website. When I arrived on the first day of my lease, the house was dirty on every surface. I was assured the house had been cleaned. It was not. I moved nothing in that day so I left with a return date of march 12. I spoke with the owner of the company and the property manager. Both assured me the house would be clean upon my return. When I arrived on March 12, the floors were even dirtier with red clay tracked in every room. Food, dirt and I don’t know what was on every wall in the house. To present a house in this condition as move in ready is disgusting and unacceptable. I was told again that the cleaners were contacted (again). The only thing the one star represents is them letting me out of the lease and returning all funds. The house is back up for rent using the same inaccurate photos.

Fantastic experience: Started the process of buying a new build early 2021 and worked with Rebekah Sprabary. She was very helpful with any questions I had, filled me in on any new information and got back to me in a timely manner always. The process went as smoothly as it could even with delays throughout the year. I’d recommend Cory Real Estate to anyone looking to buy or sell a new home.

Negative experience: Ex partner and I were both on the lease in 2019. I moved out, he renewed the lease. Put in at least two work orders and they never resolved the issues. Have never been able to get in touch with anyone to resolve anything. Ex partner moved out in the beginning of January. They managed to send ME the move out documents, but still cant be bothered to respond to my emails or return my calls regarding when they security deposit will be returned. Definitely do not recommend for renting. Stay away. Edit: finally got a response after posting my review. It took 12 days to get a response, just for them to tell me that they need my ex partner to get in touch with them. They sent me the move out documents despite the fact that I am not on the lease. If I had gotten a response in a timely manner I could have let my ex partner know that he would have to contact them instead of myself.

Negative experience: If you are thinking of renting from this company please be advised their move out requirements are costly. We were tenants for 1 year at the $1,055 a month townhouses they own. When moving out you have to pay for a professional move out cleaning, carpet cleaning with special treatments (if you have a pet) and a exterminator to do a move out spray. You aren’t able to have your final walk through inspection until receipts are provided. They also advise you to replace the $50 fridge water filter before moving out. After completing all of the above in total I paid $355 for move out requirements. We followed all instructions in hopes that we would get our $1,015 deposit back. Their instructions state to NOT paint so we didn’t. At our final walk through inspection today the property manager Ronnica tells my wife they are deducting $450 from our deposit to paint a few walls due to nail holes. We hung a mirror upstairs and a few small pictures downstairs while living there. Like other reviews said, be advised they deduct every thing they can find from your deposit. I do not recommend renting from Mr.Clarksville.

Everything was laid out very simply for us, and explained in detail to make sure we understood. We were fortunate enough to work with Tanichia, who did a great job helping guide us through the entire process, was very patient with us, and was extremely professional and kind throughout. Fantastic experience: My fiancé and I are first-time homebuyers relocating from Texas for job reasons and were originally going to rent. As we were looking for rental homes, we met Tanichia and are SO GRATEFUL that we did! She has truly been a Godsent. She walked with us through the whole process of buying which can be stressful, especially as first-time buyers, but she took the time to break everything down for us to make sure we understood everything. I struggle with anxiety and that didn't faze her at all. She is so patient, kind, knowledgeable, and dependable. Even being a first-time buyer, I can't imagine a better agent out there than Tanichia. Since we are coming from out of state, she did everything virtually but she did it so well that we felt like we were in person. Negative experience: Denied our offer on a 7 month lease because they needed future proof of income past military honorable discharge. Informed them the next 3 months of active duty pay would cover the ENTIRE cost of the 7 month lease plus some. Still wanted more proof of income. Submitted income generated by our small business we just opened, informed them me and my wife have over 60k saved up, and informed them I would be willing to pay the ENTIRE 7 MONTH LEASE UPFRONT TODAY but was told that would be unfair to other renters. If your going to advertise first come first serve, and your renter tells you they want to pay the entire lease today, which gives zero risk to the landlord, that makes zero sense. If I was a landlord, and my renters payed the entire lease upfront, I wouldn't care about future income. Also just because you have future income doesn't guarantee you will be able to pay monthly rent. The whole policy is flawed, would not recommend going through this business.

Negative experience: Will hold your past failures against you if you want to rent from them. Tried getting a house that we make plenty of money to rent but because I have to pay child support, they wouldn’t rent to us because we didn’t have more than three times the monthly rent that they for some reason needed. Absolutely not professional. Our monthly income is over $9,000.00 combined but since we aren’t married they won’t accept it.

Negative experience: When we decided to leave after two years of renting with them, they asked us to bring a company cleaner, which cost $200. We live in this apartment just my husband and me, with no pets. We keep the apartment clean and have no problems, so we can get our deposit back of $975. However, we received an email stating that we have an additional amount of money that we must pay 356$. They then sent us an email stating that they charged us 1331$ for paint and carpet cleaning as well as changing the refrigerator filter) , totaling 1531$. Please keep in mind that if you rent with this company, you will not get your deposit back and that leaving the apartment would cost you at least $1500. Worst experience ever.
