Negative experience: Management company that oversees our condo. Poor communication, lack of transparency in information that tenants should have clearly documented regarding renovation requirements. Dodges and redirects questions to avoid any responsibility/ownership. Hard to work with, one sided. Complete bully to tenants.

Fantastic experience: We transitioned to AKAM 6 months ago and so far I can say without hesitation that they have been wonderful. Communication and transparency were our top priorities and so far are standards have been met and even exceeded. I don’t every single team member’s name for our building but Robert, Anne, Karla, Karen, Gina et al have been treasures. As the president of the condo board I feel very comfortable and safe with them and so do our unit owners. Should that change, o will certainly update the review but I don’t foresee it.

Negative experience: Typical management company that doesn't respond to anyone who isn't on the board. I've been trying to get reimbursed for work that I was wrongly told was a unit owner responsibility for over a month and have been ignored by our manager, Bebe, and her assistant, Ann, by email and phone. Finally got a curt response from our manager only after reaching out to the board president for help (no apology from the manager for ignoring me for over a month, of course). Now I'm still trying to pry an answer out of the manager about how to actually get reimbursed without Akam treating me as though I'm a vendor, but she's OOO for a week.

Negative experience: Dante's inferno. I can't imagine a worse experience, from lost checks to and a "I am too busy for this" attitude. Maybe Yajaira V. Crespo is over worked and under compensated. I don't know. What I do know is I hope no other buyer has a similar experience.

Negative experience: Avoid AKAM - Zero accountability and communication I'm a property owner at a co-op managed by AKAM. Management has ignored multiple emails and phone calls for over a week regarding legally required repairs and basic coordination requests. It is impossible to reach them. If you're considering a building managed by AKAM, expect chronic unresponsiveness and unprofessional service.

Negative experience: I’m a property owner and recently experienced a deeply frustrating billing dispute with this management company that took weeks to address — and still remains partially unresolved. After being charged inaccurate late fees, I contacted Vik Shingwani, who struggled for weeks to provide a consistent or clear explanation. Despite repeated requests for a breakdown and supporting information, I was met with delays and vague replies. I had to escalate the issue multiple times, and only after sustained pressure were $350 in credits finally issued. Their own original ledger showed only $350 in credited fees. The $400 they now claim was refunded appeared in a separate column, in parentheses, and was not included in the credited total — a formatting choice that misleadingly inflated the appearance of a refund. This discrepancy was never explained. Only after further escalation did the company attempt to revise the narrative and claim the full $450 had been credited all along. It had not. When I raised these concerns with Andrew Leight, I was met with a dismissive and defensive tone, even after presenting full documentation. He refused to take responsibility for the delays or inconsistencies, and offered no explanation for the discrepancies. There was no acknowledgment of the time I spent following up or the poor service I experienced throughout the process. Instead, I was told a phone call was available “if I wanted to resolve the matter,” when the written record was already clear. At no point was there a proper apology, nor any admission of service failure. The remaining $50 charge remains unresolved as of this review. I have retained all documentation, including emails, billing ledgers, and communications with Vik Shingwani and Andrew Leight. These clearly demonstrate a pattern of evasive responses and shifting narratives. Based on my experience, I strongly urge other owners to document every interaction thoroughly and be prepared to escalate early. This company appears polished on the surface, but once a serious issue arises, they demonstrate a clear reluctance to take accountability or act with professional urgency.

Negative experience: This is without a doubt the WORST management company in Long Island City, I’ve ever dealt with. They don’t manage, they don’t care, and they never take responsibility. Every issue is just pushed back onto the tenants. What makes this even more frustrating is that I pay my management fees on time every single month. I am paying for service, yet this is the kind of treatment I get? Completely unacceptable. Honestly, it feels like a waste of money to pay a company that operates like this. If they have any integrity left, I sincerely hope they change this irresponsible way of doing things.

Negative experience: This is hands down the WORST management company I have ever dealt with. They don’t manage, they don’t care, and they refuse to take any responsibility. Every single issue gets shoved back onto the tenants. I reported a minor problem in my apartment — something simple. After they sent someone, not only was the problem NOT fixed, the entire thing was DESTROYED. And then, unbelievably, they told me that I had to pay out of my own pocket to replace it! This is beyond unprofessional. It’s outrageous, careless, and absolutely unacceptable. If you are considering dealing with this company, do yourself a favor: STAY FAR AWAY. They will make your life miserable.

Negative experience: I’ve had the most frustrating experience with this management company. They never take responsibility for anything, and every issue gets pushed back onto the tenants. Instead of taking accountability, they told me that I had to purchase a brand new replacement myself. This is absolutely unacceptable for any management company. Negative experience: Terrible management of Hillman Housing on the Lower East Side. Their employee screwed up the billing for my apartment, didn't tell the board until 20 other apartments were impacted. That employee was then fired and the next one still didn't get up to speed.

Negative experience: Horrible experience with Akam. The Akam reps for our building are extremely unresponsive. Sometimes taking 4 months to get back to us. If you ask more than one question in an email expect Akam to selectively answer one question partially and then expect you to keep emailing 5-10 times to get a reply. If you finally get ahold of a managing director at Akam, expect him to act the same way and not reply or answer your phone calls or call you back after cc’ing him on emails that show the Akam rep is not responding to emails for weeks. Great leadership! Really sad the company is run this way. I guess I have to pay for a lawyer to write to them in order to get a response they should be providing as part of the management services they charge for. Horrible!!!!

Negative experience: Be prepared to have to micromanage any process that involves this management company if you ever want anything to get done (ironic, I know). In my time living in an AKAM-managed building there was a leaking ceiling impacting multiple units that took about a year to get addressed. They were quick to take my move out deposit when I left (even though the Super inspected it that very same day and said it was fine), yet I've had to chase them for almost 3 months now and still have not gotten it back. Extremely poor communication.

Negative experience: As a longtime resident at 392 CPW, I’ve generally enjoyed living in this building, but I feel compelled to speak up about an ongoing issue that’s left me deeply disappointed and uncomfortable. One of the doormen has repeatedly treated me with a dismissive and unwelcoming attitude, which stands in sharp contrast to how I’ve seen him interact with other tenants - particularly white residents. As an Asian woman, this pattern of behavior has made me feel unwelcome in my own home, to the point that I’ve avoided the lobby during his shifts. When I brought this concern to building management, I expected a professional and empathetic response. Instead, I was met with a tone that felt dismissive and indifferent - and not once was there any acknowledgment or apology for what I experienced. The issue was brushed aside as a routine communication problem, rather than the deeper concern it actually is: one of respect, fairness, and feeling safe in a shared space. Residents deserve to be treated equally and with basic courtesy - not just by staff, but by the management representing the building. Sadly, that standard was not upheld here.

Negative experience: Management has ZERO oversight over the superintendent. The superintendent in my building acts like he is god. He imposes unreasonable restrictions, yells at owners when they are not followed, makes unrelated accusations whenever he feels challenged (often for issues that are simply part of his routine duties), threatens residents with fines, and retaliates by punitively canceling previously agreed-upon arrangements without offering any alternatives. All of this is delivered through aggressive yelling, before abruptly ending the conversation by saying he is "too busy for this." When I told him that his behavior would be reported, he actually challenged me to do so, saying I could complain however I wanted to management and that it would be useless. Unfortunately he was right. I contacted the executive manager twice and received absolutely no response. Well done, AKAM. You ignored a serious complaint just as your superintendent confidently predicted. Absolutely ridiculous. If I could write this review anonymously, I would. I am genuinely afraid to have any further contact with him. But I am a long-time resident and he is a live-in super. I now have no support or recourse, and I dread the retaliation and further hostility I may face just for speaking up.

Negative experience: Owned an apartment for over 5 years managed by this company and was the worse experience ever. They are never updated with the payments, had late fees over cent that never knew about until the day or the HOA elections so we couldn’t vote, they didn’t have the info of the apartment owners updated for years. Was hard to communicate with them or the property (Akam employee) manager that the condos had because he was never at the office. The building has lot of violations with the city because they never show any improvements over the things they were supposed to fix for years. The buildings were almost closed because they never show any progress to the city. We had to fight a lot to change the HOA and the manager and AKAM. I’ll won’t tell my worse enemies to hire this company. Akam is the worse company.

Negative experience: They are the worst. They let our condo to go down, and never fix nothing, no remodeling anything. Our pool was closed 5 years, thanks nobody do nothing to repair it. And the special assesments were too high, to do nothing.... thanks God we can change them.... Never sign nothing with them.... Negative experience: I had a very poor experience with Akam. They mismanaged the association’s funds, resulting in unpaid water bills, poorly handled security, and allowing the building to deteriorate to such an extent that the recertification required an enormous amount of work. This situation caused all the apartment owners to lose a significant amount of money when selling their units, and many even lost their properties due to the special assessments. It was an absolute disaster.

Negative experience: I am very disappointed with the lack of responsiveness from this company. I submitted a written request over two weeks ago to Marycruz Hernandez, Portfolio Property Manager, requesting access to the association’s financial records as required by Florida Statute 718.111(12). So far, I’ve only received the general 2024/2025 budget—none of the detailed financial documentation I asked for has been provided. Despite follow-up attempts, I have received no meaningful response. This raises serious concerns about transparency and accountability.

They don't return calls or emails, their poor service, absent management, and lack of fiscal oversight, has led to repeated large assessments. In the coop I am part of in NYC they charged shareholders two assessment fees in June 2024.

The team there is incredibly bad at communicating with residents - except when THEY have a complaint for us - and consistently ignore emails and messages. It took me over three months and several follow ups to even get a log in for our resident portal. When we misplaced our fob earlier this year, it took 4 emails over 6 weeks to hear back from management, and lo and behold, we are still waiting to receive a replacement fob despite reaching out about this in February. When we were locked out of our apartment last year, we called the AKAM after hour help desk that they posted in our lobby. The lady who answered said they were dispatching someone to help us get back in, and repeatedly assured us someone was on their way over the next few hours, only for us to give up after waiting 3 hours (it was 5am at this point) and call a locksmith. When I contacted AKAM about a reimbursement, they had no issue responding within the day to inform me they could offer no such thing. But responding in a timely manner to actual requests and questions seems to be impossible. I would give them a 0/5 if I could.
