Fantastic experience: Recently had to have some emergency repairs performed on the roof and the management company were responsive, the builders arrived timely and did a very thorough job. They even returned 3 days later to paint over the repair patches! Great service all round.

Fantastic experience: Christopher is friendly. Efficient, knowlegable and thorough. The company schedules "emergency" visits posted haste. All of the technicians are friendly. Fantastic experience: My building switched management companies about a year or so ago. I have to say R.E.M does a great job compared to who we had to deal with before. Finally a management company where I can get a human on the phone quickly. My apartment issue was resolved same day. Yes, same day! Kudos to this company for keeping on top of the buildings they manage and for keeping me happy. Keep up the great work.

Positive experience: Regarding your use of PestPro as your extermination vendor: They were EXTREMELY professional and thorough. Exactly on time with only a 1-hr arrival window. Dong-Tl was here for 30-45 minutes and sprayed and left glue traps in every possible hot spot. I am so glad REM Residential, our building manager uses this vendor!

Fantastic experience: I just came off of an incredible experience working with Zuzana at Gallery House. My condo most unfortunately had terrible water damage and all the floors had to be replaced. It was a long process but Zuzana guided me and the entire team every step of the way. Without Zuzana’s impeccable skill set and genuine concern and warmth, this would have been a daunting project. Fantastic experience: Anyone who rents an apartment in NYC hopes to have a management company that they can count on. Lucky for us longtime Upper West Siders, that’s exactly what we have with R.E.M. Residential! They are easy to reach, they respond quickly to every need and they are real nice people to work with. Ariana has always been very helpful with lease questions, she called us back today to make sure everything was in place with our renewal. Roshelle smoothly guided us through updating the auto-pay system. Steven has been an ace at handling any maintenance issue. Fantastic experience: As someone who comes from a long line of having Property managers/Commercial building engineers in my family, R.E.M Residential is one of the more preeminent residential companies in the Real Estate market today, along with having some of the most distinguished buildings in the market. Even with having such a tremendous portfolio in the Tri state region the Executive leadership brings a family like atmosphere to theirs employees and tenants which is rare to come by nowadays. Negative experience: The super at my property was amazing and the building was well maintained. Can't say the same about the people working at the corporate office. They witheld my security deposit for almost 60 days -- even thought NYS Tenant's Rights states that I should have gotten it returned within 14 days. They did not even reach out to tell me how much of the deposit I would get in return until I had gone out of my way to contact them about it. Their response was: 'the release of the security deposit from the landlords office can take upwards of 60 days. We unfortunately do not have control over this.' You're literally the management company how do you NOT have control? But guess what, when I reminded them of my tenants rights they were suddenly quick to return the deposit. Definitely not the way to be doing business. I have been renting for over five years with a mix of management and small landlords and have NEVER experienced incompetence to this degree. They also had the audacity to ask for a review after this so here it is!

Fantastic experience: REM is the best property management company I’ve ever worked with. They were responsive with our (minor) maintenance requests and kept the building in great shape. They even helped us out after we move out and had a package sent at our old apartment by accident. I wish more property management companies provided their level of professionalism.

Fantastic experience: I just moved into one of the new REM-managed buildings in Westchester and honestly, I can’t say enough good things about my experience. From day one, the team has been incredibly responsive Vera the manager answering my calls and emails over the weekend, which is something I’ve never experienced, The building itself is absolutely gorgeous and in a perfect location, just half a block from tons of great restaurants and coffee shops. Highly recommend!

Fantastic experience: I greatly appreciate REM and our property manager Zack Simmons for stepping in to help expedite the return of security deposits after we had expressed concerns about our delayed timeline. Zack and the team went above and beyond to help confirm our information and resolve the issue. Additionally, outreach RE apartment maintenance and related issues were always promptly addressed and thoroughly resolved during our time there. Negative experience: Absolute worst property management I have ever had to deal with. I always have to chase their team for maintenance service, usually ongoing for months, even though they never have to chase me to pay my rent. Rent is paid in full every month on time. For some reason, they are unaware of their own protocols as far as how to onboard new vendors they use for maintenance. They scheduled a tech to come out to me for a confirmed date and time. On the day and time he was supposed to show up, they tell me that they have to process the vendor as a new vendor in their system and that the visit would have to be rescheduled. Shouldn’t they have known to do that before scheduling the visit with me? Also have never heard of a property management company that has to look for maintenance techs every time a repair is needed. Most property management companies already have maintenance staff on hand to send out for repairs. Extremely unprofessional. Even when they finally get a maintenance tech out after months of chasing them, the tech usually doesn’t show up and their team doesn’t call you to tell you the change in scheduling. You just waste your time waiting for someone who doesn’t show up. This has happened on multiple occasions. There’s always a lame excuse for their lack of professionalism and communication. I find it hard to believe that this is a legitimate property management business, being that it’s not conducted as such.

Negative experience: WORST and incompetent management + all reviews are fake/fake account. Just look at their history where all review miraculous appeared in few months. They suddenly went from 2 star to 4.8. 64 5 star review in the past 2 weeks and all these reviews only put rating and 10% left a comment. Majority of these reviewers just joined and this is their first review (how odd?) They unfortunately managed 630 1st av and trust me it’s a nightmare to deal with their incompetence staff. They lie that problems are being taking care of and don’t do anything. If you don’t have a full time job and 24/7 deal with them they are the right management for you because they will make your life living hell. They don’t respond to email, also their onsite property management is conveniently working from home, the owner Rick is unresponsive to any issues. They don’t care about your property, they want your business which they will neglect and burn the experience of costumer service to the ground. I had to tell them the problem ten time (no only tell eventually escalate) for them to even open the ticket. They hire useless people as the company is utterly useless. Stay away from them at all cost, you don’t need their garbage service. Rick, you clearly see all my emails from past months and your silence speaks of the service you provide. Edit (owner responses in very disrespectful way and deleted it). The owner's response is very combative which is a very reflection of the management's attitude. This can be seen in various low reviews. I understand owner can't be involve in every single matter of the building but i tried to resolve the issue with your resident manager (who is never on site nor works). You said your manager "has issue with her child she needs to take some time off." She can't be taking months or a year off work (my issue went for almost a year). Why should the entire building consisting of 50+ apartment suffer because of her. Its clearly warrant that you offer someone who can handle this job properly. Regarding contacting you, you were contacted but you FAILED to respond. Now you are responding because this review is public.

Yes I did see your emails. But I have an on site manager. An on site assistant. An on site resident manager and a full board trying to help your noise problem. I understand you not being happy. But we have over 30,000 people living in our buildings. As owner of the company I can't be involved with ever issue. I respect your right to post a review. But please do not be dishonest. How can you possibly know if any reviews are fake. Do you work do Google? We had 2 stars ? Since Google reviews began we have never had less than 4.8 stars. This is fact and truth. You have also been disrespectful to the staff. Instead of trying to hurt an honest family run business with false accusations why don't you reach out directly to me and try to work together? And no one works from home. If my manager has issues with her child she needs to take some time off. Or do you think she isn't entitled to help her family? Fantastic experience: The building next to ours has an HVAC system that randomly started making very loud, grating noises all day and all night. Normally I’m a heavy sleeper, but this was loud enough to wake me from sleep often. After working with Emanuel’s from REM Residential, the issue was finally resolved and I can sleep again :)

Communication with the team is outstanding, which is incredibly important for us as contractors. Negative experience: Hello. I have called R.E.M. within the last 1 1/2 months & have not received any follow up, I provided the same address attached. (489 Columbus Avenue West 84th street, New York NY 10024) is the location managed by this company that I'm referring to, there are building wide issues/ repairs needing to be addressed. If you do not have any obligation to fulfill these services & expect the owner/ Brusco Westside Managment to oversee them, I'd appreciate that being confirmed or clarified in a future response. The downstairs/outdoor lighting has to be replaced, it's been flickering for 3+ months. The entrance hallway has a hole next to the waste room door that exposes pipes behind the wall & has a risk of worsening the pest problem. There are less "aesthetic" repairs being requested than overall restoration. The lights throughout the building have not been cleaned externally or internally & there's debris/ insects that have collected over time. The roof door also needs a replacement latch that was removed, this door is directly in front of the penthouse apartment & poses a safety issue. The fencing on the roof itself has been cut down by other neighboring tenants over time, it separated 489/490 Columbus from other buildings-- there was first a small hole made & now theres an entire wall of fencing thats been tampered with. The fire alarm device that was on the roof door was removed & left outside, where it still lays with other debris. There used to be a latch lock on the roof door & door stopper in the entrance hallway. For the upcoming winter, I would highly appreciate it if these could be implemented, as an older tenant. A rug used to be put in the hallway for the snowy weather but that's stopped a few years ago... Just to compare the past to present of this building. There used to be more care given & more efficiency shown. I have contacted the owner/super about the majority of these issues. Again, the more urgent repairs outnumber the comments about aesthetic additions & renovation. There's also some sort of caulking or plaster on the entrance, the rest of the exterior is black, it hasn't been repainted in more than 3 years anyways so... Please relay this request if theres no coordination already at play, the janitorial/repair men that the super hires do not always show up with masks or complete the tasks needed. Repairs are overdue.

Fantastic experience: R.E.M. Residential managed our Condominium building in Brooklyn for a period of time in 2023. Specifically, we worked with Zack from the REM team. He was attentive, communicative and knowledgeable. He addressed concerns/issues in our building in a timely fashion and was extremely helpful. Negative experience: I would highly advise STAYING AWAY from this Property Management company. All these reviews are skewed because they ask people to delete the low ratings. I live in a condominium and own my unit in Midtown Manhattan. Our board went with this company due to the great reviews. WORST decision. THIEN and DELMY are by far the WORST property managers I have come across in the last 6 years of living in this condo. They are unresponsive and do not understand that we are paying for their service. Its as good as not being managed the company at all. We have emailed them at least 15 times and they have not responded EVEN ONCE in the last 2 months. I had actually posted a review a few months ago and received a call from Delmy to delete it since she will address my problems. She also said their jobs were on the line, so I felt bad and since they were responding, I deleted my review. At this point, I made a huge mistake by doing that since they are unresponsive. I am not sure if this is the whole company's problem or just these 2 individuals but I would highly advise FAR FAR AWAY. DO NOT go with this company.

Fantastic experience: A few days before Christmas, our freezer stopped working. Our building had just switched to R.E.M. for property management, so we didn't know what to expect. But our experience has been absolutely wonderful throughout. We emailed at night and heard back from them before working hours the next morning. Crystal was extremely responsive, understanding, professional and thorough, even checking in on us during her time off. They entirely replaced the refrigerator with a brand new one, and when there were issues with the freezer door closing all the way, they sent a refrigerator mechanic to repair it. Crystal and R.E.M. far exceeded our expectations! Edit: Following up on this nearly two years later, and R.E.M. is still excellent in many ways, but it has been more of a mixed bag. They can be extremely responsive sometimes and completely unresponsive at other times, even with multiple follow-ups. Overall, they've been responsive when we've needed them most, with some rare but important exceptions.

Fantastic experience: My Mother-in-Law lived in a REM managed unit - she recently moved out. Our experience with customer service was amazing. The staff is lovely. John was very helpful and communicative throughout the entire process. My mom is elderly and not very tech savvy, however, I was pleasantly surprised with how much help she received when she needed it. I felt better knowing she was in good caring hands like this. Fantastic experience: I want to preface by saying I was born and raised in Astoria and have lived in Queens my entire life. When I moved back to Astoria in 2019, I felI in love with 12-10 Astoria Park Soth and have been a resident in the building since July 1, 2019, first in Apt 2B and as of January 1, 2022 have been in Apt 5A…sadly, as of July 5th..due to the rising cost of living in NY I am relocating to Eastern PA. In my time here I dealt with Nina Castro; who is one of the property managers and let me tell you, for someone who works in Service Sales…she is ACES at her job and has made this move an easy one for me. If you’re ever fortunate enough to be a resident here, ask for Nina!!!! Maybe if the economy improves I’ll come back.

Negative experience: On September 1, 2020 I have signed two separate agreements with R.E.M Residential to manage my residential building in New York and a second contract was signed to manage my shopping center in New Jersey. I don’t know where to begin when talking about this crooked person Rick Elezi from R.E.M residential. The contract was saying that R.E.M must deposit all collected rent into my bank account. I opened separate bank account specifically for him and deposited over $10,000 each time so that he can pay the building expenses. He was supposed to give me a monthly report about the income and the expenses, which he never did. During the first three months I did not receive any report from him about the income and expense status. During that three months the person who was introduced to me by Rick that was supposedly in charge of the residential building quit the job with no notice and stopped working with Rick, which is very unprofessional. I kept asking about the breakdown I was supposed to receive monthly then I found that he’s the controller and the previous person quit. Then I become aware that he is a big time crooked and at the beginning he makes a nice impression but after that screws you from top to bottom. He collected rent from my tenants and deposited it directly into his bank account and not my account as the contract says. I can go on and on about this crooked guy. I sued him in a small claims court and on September 29, 2023 I received a judgement against R.E.M in the sum of $12,762. I am writing this because I want everyone to be careful and not fall in his trap, he is a big liar, very unreliable, and a great manipulator. If I could give less than one star I would, please heed my warning.

You have a wild imagination. Lucky Google allows me to respond. We spent countless hours customizing our reports for you but you wanted us to do them by hand like you always did. We dont manage our properties that way. We took over your properties and you did nothing but praise us. All of a sudden you took away the bank accounts and refused to pay our fees. We didnt care about the termination but our contract said you needed to provide 60 days notice. We demanded our fee for 60 days and returned every PENNY to you and we have all the accounting for it that will be presented at the small claims hearing. I couldnt attend the hearing due to covid so you got so upset that I am appealing that you decided to come with all of these lies and slander here. Might I add that all of your tenants said you were a slumlord and that they were without heat many times and you refused to fix it. Alana was loved by the tenants and then you stopped allowing us to make repairs. In fact, you refused to pay the vendors who fixed your boiler and made other repairs. I think you expected us to manage the way you did and so you chose to terminate our contract. We do not manage for slum lords. I will see you at the hearing and your nonsense accusations will be squashed.

In fact, you disputed 5k. I offered to pay that to any charity but you got greedy and refused it. See you soon at the hearing with all of my documents
