DVORA: Reviews
Negative experience: Avoid if you value being treated like a tenant and not an inconvenience. I’ve spent two weeks chasing down a washer replacement. Every call ends with ‘I don’t have access, I’ll check with the manager’, and then nothing. No callbacks, no updates, no ownership. The office staff appear to have zero authority to resolve anything and management is unreachable. A broken appliance shouldn’t take this many phone calls and this much of my time. Property management should mean managing the property, while this is the opposite.
Negative experience: Very disappointing move-out experience at DVORA Art House in Jersey City. I was charged for floor damage and a broken washing machine drip pan that already existed when I moved in. I had previously submitted maintenance requests with photos, but management later claimed there was “no record” and provided no repair receipts or proof. To make matters worse, a super initially indicated the charges would be waived, but management later changed their position and stopped responding. This raises serious concerns about being charged for pre-existing issues without proper documentation. I strongly recommend documenting everything carefully if you plan to live here.

Fantastic experience: We hosted an event at Dvora Life yesterday, and the experience was absolutely outstanding. The space is beautifully maintained, welcoming, and perfectly suited for a professional gathering or a party. The staff was exceptionally attentive downstairs guiding our guests to elevator, responsive, and supportive throughout the entire process—from planning to setup to the final moments of the event. The atmosphere felt both elegant, private and comfortable, and our attendees genuinely loved the space. Dvora Life exceeded our expectations, and we look forward to returning for future events. Highly recommended for anyone seeking a high-quality, thoughtfully run venue in Jersey City.
Fantastic experience: Manor is a very knowledgeable and capable Super. He fixed my unit’s heating issue that no one , not even the professionals was able to fix for years since I’ve lived here . The heat would go in and out, and on the coldest days we would be left freezing ! However Manor the buildings new super was able to figure out the problem and Like magic . I have heat now ! Thank you Manor for actually knowing what your doing ! I recommend Manor for any heating issues any other tenant may be facing ! He will get the job done right and get your heat back on !
Fantastic experience: Great apartment's and amenities that come with it. Wish we could have signed for another 12 months. They take accountability for their mistakes and are understanding of their tenants.

Negative experience: Update: Management continues to ignore serious issues with cleanliness, safety, and upkeep. Packages are often stolen, the exterior is full of trash, and the building smells unpleasant. Elevators, doors, and floors are consistently dirty, and cobwebs and trash linger in the stairwells for days. There’s no sign of regular cleaning or care—what should be basic maintenance has become a constant frustration for residents. The property’s condition is simply unacceptable. The entry doors are covered in fingerprints and smeared. Cobb webs in the hallway window seals. Elevator inside doors often dirty on every floor. Elevator floor consistently dirty. Dusty stairwells, constant flooding throughout the building, The floors in the lobby and hallways could use monthly buffing and polishing. The trash room smells through out the building. A mattress and broken TVs have been in the trash for almost a month. Rotten landscaping in front of the building. One major highlight, the family on the third floor has moved out. They were super loud with people constantly going in and out of their unit all times of the day and night. The foot traffic was not normal for an apartment dwelling. Children running and screaming and babies crying all times of the day. Adults talking extremely loud in hallways by the elevator. They could be heard from the lobby talking so loud on the third and fourth floors. Totally disrespectful of the neighbors around them and the community at large. No concept of quiet comfort. UNETHICAL!!! DVORA is the worst management. The 333 Fairmount building is poorly managed and maintained. The staff is inept and shows no initiative. Hallways elevator and lobby consistently dirty. The building reeks of marijuana and cigarettes. The common areas are always dirty. Old washers and dryers stored in the basement by PSEG meters. The walls and floors are paper thin. There is no sense of community. This place is worse than the rat infested buildings of the south Bronx back in the 70’s. The building is a rotting shell of a fixture waiting to implode. Sadly DVORA management knows of the conditions and could care less. Stay away from this building.

Fantastic experience: I was here for an event over the weekend, and this building is absolutely gorgeous! From the moment you step inside, you’re greeted with impeccable, friendly service from the concierge. The amenities are top-notch—whether it’s the outdoor space, pool, or event area, everything was spotless and well maintained. What I especially appreciated was the genuine sense of community here—something I don’t take for granted.

Fantastic experience: I had a really positive experience during my stay here. Management was helpful and always approachable, and the maintenance team was quick to respond whenever something needed fixing which honestly made day to day life so much easier. Just a small feedback I have is to have more shelves in the master bedroom closet and have the glass separator in the bathroom extend till the end. I especially want to shout out Marwan from the sales team and Nissi at the concierge desk. They consistently went above and beyond, not just doing their jobs, but genuinely trying to help residents with anything that came up. Whether it was a question about the building, help with a delivery, or just needing a friendly face after a long day, they were always there. It’s rare to find people who care that much, and it made the place feel more like a community than just a building.

Fantastic experience: Dvora event space is an amazing space. So beautiful, great view, with floor to ceiling windows on one side and windows on the full other side. The view of the pool is really a plus, and the side outside deck for cocktail/ private conversation was super nice and cozy. It does not hurt that one can see the Liberty Tower … :-) The place is hooked with integrated sound system of great quality linked to the TVs in case you want to show a small presentation/slide show, and those TVs can be hidden too. We used a DJ and caterer and the kitchen in the back was great to store food and warm up. There was even plugs everywhere to hook up all the material the DJ needed. And the people downstairs working for the building were super helpful and friendly with the staff hired, our guest and with us. Tal was sooooo nice. She went above and beyond, even had the tables (which can be used, rounds and rectangular) set up by her people so we would not have to do it. She double checked everything and made sure the IT guy (forgot his name) showed us how to hook to the home theater well before the event so no stress on the day off. Totally recommend Dvora! Seeing the way the event space is managed and how beautiful it looked and is maintained, I wish I were living there!
Fantastic experience: I moved in about a month ago and had an excellent experience from start to finish, thanks in large part to Marwan in the leasing office. He was incredibly responsive--day or night, weekday or weekend--always quick to answer my many questions! The concierge and mail service has also been excellent. I highly recommend the building and the team behind it!

Negative experience: I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely disappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. I hope this review helps future renters make an informed decision.
Fantastic experience: Julana was absolutely amazing! From day one, she was so patient, helpful, and kind throughout our entire apartment search. She explained every part of the process in detail and made sure we felt comfortable the whole way through. Thanks to her, everything was seamless — no stress, no confusion. We officially moved in yesterday, and our new apartment is everything we asked for! Julana truly went above and beyond to help us find the perfect place, and we’re so grateful for all her guidance. Fantastic experience: Me and my husband life now in our second Dvora building and I must say the service is outstanding. We had quite a few issues in our first apartment and after sharing our frustrations we were helped and we found a solution which we couldn’t be happier about. We lived in California for many years and lived in a luxury apartment and never received that kindness and level of service as with Dvora. I love that Dvora makes lots of events for all kinds of groups for example “wine and paint night” or “yoga” or “sound-bath” or even an event for “mums and mums to be”. At Dvora to me you are part of a community which is very special.

Fantastic experience: I had a very positive experience working with Julana at the DVORA Art House. She was very accommodating with my tight schedule and responded to my texts/emails very quickly. Fantastic experience: I recently worked with Julana while searching for an apartment at 175 Second Street in Jersey City, and I couldn’t be more pleased with the experience. Julana was incredibly attentive, generous with her time, and thorough in showing me around the building multiple times. She was always prompt in responding to my texts, emails, and calls--even on her days off, making the leasing process smooth and stress-free. Her attention to detail stood out, and she even left a thoughtful welcome gift in the apartment. Julana’s kindness, professionalism, and genuine care made all the difference. Highly recommend her to anyone looking for a seamless and pleasant real estate experience!
Negative experience: I’ve encountered an issue with my rent payment method for the first time in the past four years of living here. This problem involved the December 2024 payment, which I made on 11/30. I reached out to Dvora immediately after realizing I used the wrong account. When I initiated the chat, Andrea, a project manager assigned to assist me, didn’t respond until 12/3. (Her response times are consistently quite slow.) Andrea advised me to stop the payment directly with my bank and reattempt the payment with the correct account. However, the next day, on 12/4, I was charged $50 by Dvora, labeled as a “late fee,” with no clear explanation. I immediately requested reimbursement for this charge, which should not have occurred. Initially, Andrea claimed she would escalate the issue to the accounting team, so I waited for a response. Unfortunately, she didn’t follow through, and instead, additional charges were added to my account. When I inquired about these fees, I didn’t receive a response until 12/9. Frustrated, I called Dvora directly and was informed that Andrea is the only person who handles billing, so I had to wait for her response. This is a significant concern—if she’s the sole person managing billing but cannot respond promptly, the process is clearly inefficient. Andrea claimed the $50 fee was charged by their bank, even though my bank confirmed they did not issue any charges. To have the additional fees removed, she insisted I needed to pay the $50 first. I reluctantly paid, believing I could recover the amount later since I was confident the charge was not legitimate. However, as soon as I informed Andrea that the $50 had been paid, she abruptly closed the chat. I reopened the chat and requested an invoice or proof that Dvora was charged by their bank. This was on 12/12, but I’ve yet to receive any information. Andrea’s responses have been vague and unhelpful, prolonging the resolution of this issue unnecessarily. While Dvora insists Andrea is the only person handling billing, they also have a separate accounting team that seems to reject providing receipts for unclear reasons. Andrea’s final statement was, “We are fully within our right to charge this fee, which you agreed to in the terms of your lease.” This response comes across as dismissive and does not justify withholding an invoice or clear documentation. Based on my experience, Dvora’s practices seem to lack transparency, and their communication through the chat system leaves much to be desired. My advice: I recommend carefully considering these issues before leasing here.

Negative experience: Do NOT live here. We live in a Dvora building at 109 Christopher Columbus. Our unit has had flooding from the unit above THREE times and each time it's taken two weeks to a month plus to resolve the issues. We have serious water damage in our bedroom currently, and it's being ignored. I'm coughing and wheezing from the mold that's not being remedied, and management hasn't contacted me despite multiple pleas.

The people we met including the concierge and coffee shop owner and several residents who were all were so great, and they all love being here. We could not be more excited to move in!!! Fantastic experience: We are original tenants at 372 9th Street and are in our 5th year. The staff are very helpful and focusing on cosmetic improvements as the building Is now 5 years old. Some have complained about new charges for amenities but it’s actually a good way to reduce annual rent increases and allow tenants to pick the services or amenities they like. We are very happy here.

Fantastic experience: I’ve been living at DVORA 175 for over three years now and have had nothing but a great experience. The staff is always kind and accommodating. The building was finished with an attention to architectural detail and finishes that beat most rental buildings in the city. It feels very boutique and curated. They also encourage a community atmosphere; the building hosts several resident happy hours and events throughout the year that you can’t find at other properties. The events are always fun and Chelsea does an amazing job!

Fantastic experience: My entertainment company has been providing DJ Services for Dvora for over a year it has been a pleasure to work with them. Everyone on the marketing/events team is super nice, easy to work with and truly cares about the events they are putting on for the residents, whom btw have also been wonderful and know how to have a good time :) 175 2nd is a beautiful building with an amazing rooftop pool and event space with stunning views... especially the sunset. The building staff there has been stellar and incredibly accommodating during our set-up process. Negative experience: Even if your only other option is under a bridge, do not make the same mistake we’ve made of moving into any of these buildings. This company is simultaneously malicious and incompetent. They’re the DMV with better branding and slightly better-looking buildings. Despite charging you more in rent than the average American family makes in a year, they will: 1) Extort you for $60 more per month by requiring you to pay for a “cargo subscription” or have your packages returned to sender, -try to charge you $75 for repairs to your unit that they legally are required to make, free of charge; 2) shut off key card access because they suffered a data breach (which is not the problem -- such things happen) and then require you to submit a ticket to get your key card — your only way of getting into your home — reset; 3) charge you a monthly fee to use the roof and yet provide grills that never work, which you have to access using an app that never works. I could go on for hours but you get the idea. This company does not deserve a single penny of your hard-earned money.

Implemented in June 2023, CARGO ensures secure package delivery within the building. The building’s concierge team was being inundated with packages from private carriers daily. This made it difficult for them to do their jobs, considering the sheer volume – an estimated 150-200 packages daily! CARGO manages package receipt and delivery with dedicated team members. We're constantly evaluating the CARGO system to ensure it operates smoothly and efficiently for residents.
We apologize for the 24-hour digital key access outage last week. We worked diligently to resolve it and provided updates throughout the process. The building teams were available to assist with physical key cards during that time. If you're still experiencing issues, please let us know – we'll address it immediately. Your safety and security are our utmost priority.
We are always transparent about costs and happy to explain anything in detail. If you have any specific concerns regarding costs, our Customer Success team is here and available to discuss them with you.

Negative experience: I've experienced a lot of management companies over the last 25 years but this one is by far the worst. A toxic mixture of unresponsive and incompetent. When I first moved in it took months of emailing and calling just to get added to the doorbell system. When there's a problem in the apartment or building I now just handle it myself.

Negative experience: The building and finishings are great, but their customer service and help center are awful. They lack the knowledge needed to assist their tenants and don’t seem to care to do research. It’s been over two weeks and I’m still waiting on digital key access. Some of the things I want to access can’t be accessed by anything other than a digital key. They can’t seem to find what’s wrong or even come to an agreement on how it’s supposed to work. To pay a lot of money for incredibly poor service is infuriating. Update: I’ve been having issues with the hot water in my apartment. It gets scalding hot in the mornings to the point where I only get a max of 3 mins to shower before I can’t be under the water anymore. I’ve opened ticket and requested this be fixed 3 times and every time “someone is scheduled to come”, I never see them, there is no communication back to me, and then the ticket just closes as if it’s fixed. At this point, I am going to have to contact Jersey City Housing Dept. because repairs aren’t being made and been burned is a huge safety issue that DVORA could care less about.
Fantastic experience: I just had my daughter's first birthday party at DVORA 175 event hall and it was perfect! The staff were all extremely accommodating, helpful, and quick to respond. The space is beautiful and practical for any event. It has a kitchen, bathroom, and the views are unbeatable. Highly recommend!

Fantastic experience: We were looking for a short term lease and could not have asked for a more welcoming building than Dvora. Our stay here has been amazing, easy and comfortable. Negative experience: If I could give them zero stars I would. Management doesn't care about what tenants want or need. Our fridge has been broken eight months and after the fifth time "looking" at our fridge they finally gave us a new one. We experienced something similar with our dishwasher and microwave. Our appliances are constantly breaking and never serviced. They are now nickel and diming us on amenities mid-lease. They are forcing "Cargo" a package delivery service on us and if we have large packages or more than 30 deliveries a month we will be charged extra. We are also only allowed access to our packages outside of 9-5pm Monday to Friday. Packages must be delivered in unit and we are not allowed to opt out. Tom, one of the managers was completely disrespectful and a misogynistic letting me know I feared change because I don't want the building entering my apartment without consent. Additionally, the gym had no heat during winter and their solution for several months was to plug in electric heaters. The temperature was sub 50 degree. We're lucky they didn't burn down the building. They are so focused on making extra money they don't take care of the most basic things to keep tenants happy. Avoid this management company. I regret moving in here. They are reducing rents for favorable reviews on Google and the respond faster to a Google post than they do to maintenance requests.

Fantastic experience: Aside from the excellent experiences I’ve had while attending functions at DVora locations, I’d also like to emphasize the significance this company (formally the Shuster Group) has had in the community. They have truly made an impact within Jersey City through their support of cultural activities, youth programs, and much more. In 2013, they established the Art Project, a community based initiative that helps to sponsor a wide array of programming and events throughout all areas of the city, especially those that are underserved. As a local artist, as well as director of the Mary McLeod Bethune Life Center (located in the Greenville area), I have had the opportunity to provide the public with free concerts, art exhibitions, live performances, educational opportunities, and wellness programs, thanks to the Art Project. Fantastic experience: Dvora's Art Project program is a great asset to the livability of their Dvora Art House. 1752nd St, Oakman and Hamilton House buildings. Their support and interaction with area artists brings beautiful, lively original artworks into each resident's floor in an ever-changing display. Residents experience gallery and museum level art in their own building every day, and through the program Dvora supports community non profits that work with children throughout Jersey City and area adults with disabilities. Fantastic experience: I lived at DVORA 175 for over a year and had a great experience. Beautiful building, very nice amenities, and the units had a really nice design that looked way less corporate apartment than any other building I’ve seen in Jersey City. Management was nice to deal with and they do a lot of work to cultivate a community in the building with fun events and initiatives. Unfortunately I moved out of the area but if I’m ever back, I would live at a DVORA building again!

All I'm asking for is an answer as to whether I qualified or not, and they don't have the decency to respond after I sent emails asking for a answer. In the meantime, I lost out on another place. Negative experience: This is probably one of the worst and unprofessional building management companies I have rented from. Do NOT rent an apartment from this company. They took no pride in the building I was living in JC heights - garbage outside, dirty hallways, zero upkeep on landscaping, bugs and mice, unsafe and unsanitary conditions. Once you have moved out, they will hit you with a huge bill for wear and tear since they do not maintain their properties. Luckily, I moved into a well managed building that cares about their tenants and their property.

Fantastic experience: I am a resident at Hamilton House and recently had my baby shower in the building event space and it was incredible. The DVORA staff was incredibly helpful in making this space work out perfectly for my event. Meg in particular went out of her way to always be responsive and help me with coordination logistics. Negative experience: DVORA, formerly known as Schuster Management (who has 1 star reviews everywhere) must have paid people to write positive reviews about them. They have ignored us constantly, have tried to even take legal action against us, and have even left me locked out one night. Our paint is bubbling from the lack of maintenance here, and my roomie's room has water leaking in constantly. They ignore you at 109 Columbus. Update: as of January I still have full access to the building. Though I have chosen not to use said access, I find it absolutely comical that the incompetent staff here has not disabled my access. I have the ability to view the camera and let myself in if I wanted to, yet my lease ended in AUGUST. It takes 5 minutes to audit these issues!

Negative experience: DO NOT sign here. They will take your money and will lie to you on all the move in dates and services. Also when moving out they will lie to about availability on the move out. DO NOT let your family or friends move in here or sign a lease with DVORA in general.

Fantastic experience: The Art House was a beautiful space to host my sister's bridal shower! The view is really nice from the roof, and it was great to be able to use the kitchen inside (there's a mini fridge, ice maker, oven, and microwave). We worked with Meg and she was super responsive and great to work with.

Fantastic experience: Our lease is ending by the end of September and we already decided to stay at DVORA 175. We love the building and the staff and management is great and very helpful. We definitely recommend DVORA 175 as your place to live.
