When it came time to move in I had a few things that needed to be fixed and they were on it ASAP. I moved from out of state, and BCM was very accommodating with allowing a relative to view the unit for me, and providing quick communication with the application process. Throughout our tenancy, we had little maintenance issues but whatever arose was quickly handled and the maintenance staff were all very kind. The neighbors at the property were all very welcoming, which helped our unit feel like a home.

Experiencia negativa: Reached out and had a showing appointment 2 weeks out, just for them to cancel it 1 week later cause they found a tenant? WHAT?! Must have filled it from outside of the application process. Very unprofessional and inconsiderate. Why even make a showing if you have candidates.

Experiencia fantástica: My partner and I have been in our new apartment for a month now and have been really impressed by this management company. During the application process, an agent is almost always available for questions and updates via text. Upon move in, the apartment was clean and well cared for. We later met the neighbors, one of which has been in the same building for 20 years, who confirmed that Beach Cities is continually making improvements to their properties. The only thing I would change - it is very strange to me the apartments don’t come with a refrigerator or microwave, but maybe that is standard practice now. Regardless, I could not recommend Beach Cities enough!

The only critique we have is wishing to speak to a representative who is available on weekends and after hours in cases of emergencies, instead of an operating machine. I’m moving out in two weeks and had to coordinate with one of the property coordinators Kristal who handles the Cerritos Area. She was very communicative when it comes to the expectations of the inspections and was very helpful/insightful. Not only that, she was willing to work with me with regarding my very tight schedule to ensure I was able to have a pre move out inspection for the rental property I’m currently residing in. 10/10 for Kristal’s customer experience, due diligence, communication as well as transparency!

Aliana was the one who took care of my process the most that I've seen, and she answered each and every question I had extremely quickly. The move-in process wasn't exactly what I had expected it to be. The house needed a few more maintenance work that needed to be done that I was not expecting for, but BCM handled each and every one of my maintenance issues, to my surprise, very quickly. It would be taken care of the same day or the next day. The maintenance team BCM has also have been very wonderful, and also work extremely hard and fast. Very much recommend!

The vetting process is very thorough, but they are communicative the entire time. Upon initially viewing of the place, our first impression was that the property is well taken care of. The property coordinator welcomed our feedback, and made swift repairs. If this is any indication for our future tenant/manager relationship during our residency, I'd say we are off to a fantastic start! Experiencia negativa: Applied for a unit & paid application fee of $45. Two days later I call and kindly request for an update. I was rudely told they haven’t gone through applications yet and someone will text me. 5 days later I send email asking if they made a selection yet. It’s been a week now and listing was removed, and I was never contacted, never received a text and my email was never responded to. Not even a courtesy to let me know if my application was approved or not, or if they just simply decided to go with someone else. I truly believe management company is out to collect as many application fees as they can. If this is how they handle application process, I can only imagine how they deal with their tenants. Beware

Experiencia fantástica: Beach Cities Management has been really great. Have managed my property for several years now. "Responsive" is the first word that comes to mind. They are available and responsive, which makes me feel my concerns have been heard and will be addressed. Any issues I've had with Beach Cities Management over the years have had more to do with me learning what its like to be an investment property owner for the first time, and less about any deficiencies on their part. Now that I'm more the wiser, I now understand that the things I don't like about being an investment property owner have more to do with California State law, and not BCM.

Experiencia fantástica: I was nervous when I rented my condo that I’d have to communicate through a management company and not an owner, but Beach Cities Management has been a great management company to not only communicate with the owner, but schedule maintenance (which is aways promptly scheduled) and pay rent via their tenant portal. I have two people I communicate with regularly, Mary and Aliana, and they are always prompt in their responses.

Experiencia positiva: We used Beach Cities as a management company for our properties. We had Viviana. She kept in regular contact with us, and their rates were reasonable, but unfortunately the problems we had with them were one after another. Nearly every single month we had erroneous charges. One month we were billed $500 to get a gate fixed. I was fine with that, until the next month, we received another bill of $500 for the same gate. Then we were told that the first bill was accidentally paid to the vendor, even though no work was done. They did apologize and said they'd get a refund from the vendor. Sometimes I would get utility bills from other properties, or I would get billed the wrong maintenance request, etc. I checked our account with them every month with a fine tooth comb to find the errors (which then saved me thousands in erroneous charges). The whole point of a property management company is to take the stress out of owning a property, but it was still really stressful. The straw that broke the camel's back was when a tenant mentioned mold in a bathroom, beach cities gave us an estimate for $3.5k + hotel fees to knock out the whole bathroom. They said it would be another $4k to rebuild the bathroom. They didn't get the mold tested, or look at the problem at all. Instead, we hired a maintenance guy to install a bathroom ventilation fan, for $250, which completely solved the problem. We finally took over managing the properties ourselves, and saved quite a bit of money, and the tenants were all a lot happier! I think it came down to their employees being way too overworked and stretched far too thin. We haven't used them for 3 years, so maybe they're much better now.

For example, I got locked out and Kristal was able to let me back into my place ASAP. She was extremely friendly and made sure to let me know her ETA. Honestly, I’ve never had a better experience with any other property management than with beach cities management. Workers like Kristal at beach cities management really make the difference.

Experiencia positiva: Renting in Long Beach is pretty nerve wracking and there are plenty of landlords/property managers that put themselves over their tenants. I rented with Beach Cities for about 4 years in 2 different properties and I can’t say enough good things. Great communication (EDIT: see note below), well maintained properties, and nice people. The move out process was also smooth - I just received my security deposit letter and everything is fair and well documented. If I move back to Long Beach, I’ll definitely rent with Beach Cities again. EDIT: Knocking off two stars due to issues contacting property coordinators. Beach Cities has an office but their employees work remotely. This leads to severe delays in communication since I can’t go into the office to speak to someone. I’m trying to resolve a two year long issue with my first rental agreement and sadly it’s an uphill battle.

Experiencia negativa: DO NOT USE THESE PEOPLE! They have in no way held up their end of the contract to back our tenant lease agreement. We do not allow dogs, the tenants have dogs with no repercussion. The tenant is responsible for certain repairs if they damage something and they have charged Us for every repair. They operate in full breach of contract. DO NOT USE THESE PEOPLE!

Experiencia fantástica: Beach Cities Management represented a neighbor's unit. There was an issue regarding some damage to my unit due to a balcony problem. The team, headed by Jackie E., efficiently organized inspection by a vendor, who then provided a thorough estimate of repairs to their unit contributing to my damage, with detailed process of remediation, AND, then submitted the before and after photos. All communication was performed timely and in a professional manner to keep me posted on the progress. This type of service deserves high praise.
