Experiencia negativa: DO NOT BOTHER I REPEAT DO NOT BOTHER ON APPLYING TO ANY APARTMENTS MANAGED BY THIS COMPANY. After applying and handling the thousand of documents they asked for they completely send no updates and have to call and beg ( if they ever answer the phone) for any kind of information. Our process was supposed to be simple with a 5-7 business day process to get “approved” as mentioned by the agent who showed us the apartment we were interested in. LITERALLY 2 DAYS BEFORE THE MOVE IN DATE WE PUT. We call for any update because as I mentioned absolutely 0 communication through out the process to what the agent says “I wouldn’t count on moving in by that date” Called today to cancel this horrible process because we already got an apartment with a management that is actually responsible (IN ONLY 2 days btw) and they refused to give us a refund to an already very expensive application fee(probably the reason on why they are open)

Throughout the application process, our leasing agent did communicate with you regarding the status of your application, which you acknowledged also over the phone. As outlined in our rental criteria, applications are reviewed based on specific qualification requirements, and unfortunately, your application did not meet the listed criteria, which is why we did not proceed and were informed appropriately.
We understand your frustration that the timing did not align with your expected date. However, communication did occur during the process. Additionally, our office manager personally spoke to review the call logs, explain the timeline, and discuss the matter in detail. During that conversation, once the documented facts were presented, the call was ended by you guys.
Our rental criteria also clearly state that application fees are non-refundable once an application has been processed, including instances where an applicant does not meet the listed qualification criteria. These fees cover third-party screening and administrative costs. Approval timelines are estimates only and are contingent upon qualification review and receipt of required documentation.
While we regret that this experience did not meet your expectations, we stand by our team’s documented communication, and consistent application of our screening standards.

Experiencia fantástica: I’ve rented a townhome managed by OC Property Management for the past year and had a great experience. The team is responsive, online payments and maintenance requests are easy, and everything runs smoothly. Special thanks to Amanda Tran for helping with the lease and Marlon in accounting for a seamless transition. I would definitely recommend OC Property Management and their available properties.
Experiencia negativa: Marcia Lopez is very passive-aggressive and condescending in communications. They cancel your autopay and then charge you for late fees. They do not honor previously made promises to reverse late fees. Maintenance takes forever - repair requests do not receive any response from them remain outstanding after 2 months. They also don’t have a plumber to deal with emergency plumbing issues and the on-site property manager doesn’t have authority to call a plumber because it’d be “out of network”.
Experiencia fantástica: In the past months, I have had multiple interactions with Marcia Sanchez. She is my first call whenever I have tenant questions, or need to understand entries on the monthly property reports. Marcia is very personable, patient and very thorough in her explanations to answer your questions. She is a real asset for OCPM. Also, in the past, I have dealt with Norma in the maintenance department. She also was very nice and efficient in addressing any maintenance issues.
Experiencia negativa: If you are buying a property and have them as your property management. They will fail to help the new buyer of the property with anything needed and will avoid your phone calls since they will be looking to try and keep the original party as a client. Very unhelpful and very unwilling to help me and my family sell this property.

Experiencia negativa: I am currently renting through OC property management and can personally say they are awful. We have been asking repeatedly to have them fix a few hazardous issues with our home just to have them ignore us. They show zero empathy for the fact we have a newborn with nails sticking out of the carpet and that’s just the tip of the iceberg. Hoping this review will help others avoid what they have put me and family through and maybe they miraculously call me back after reading this. Fingers crossed….. We are still experiencing the same issues with OC property management... Too big of a company to care is my final conclusion.

I can honestly say that when u choose a place to live…be aware that this company does not act professionally. Time and time again they do not return calls in a timely way. When u have maintenance requests they take a week or more to send out a tech. And what worst is when u have a dangerous situation like a mold presence, they brush it u Der the rug and send out their tech who is not a mold specialist. They cancel work orders based on their judgement and to top it off they are extremely rude with customer service. They talk over you on the phone and do not let u get your point across. Please think twice and at least become aware of the lack of professionalism that this company practices.
Experiencia negativa: DO NOT rent from Orange County Property Management, Inc. I rented a unit managed by Orange County Property Management in downtown Huntington Beach dealt with a mold issue that affected my health and made the apartment temporarily uninhabitable. Four separate mold outbreaks in one month—all behind my bed, where I slept. Maintenance came out multiple times, and their own staff confirmed mold was growing inside the baseboards. They also admitted this same issue happened to the previous tenant, and the wall had to be opened up for them, too. Once I requested a reasonable rent adjustment and reimbursement for over $1,000 in personal property damage, management suddenly shifted the narrative—claiming it was “just environmental” and caused by a “lack of ventilation.” That’s ironic, considering I’m in one of the only units without a ceiling fan. That’s not tenant negligence—it’s a design flaw. To make matters worse, I was forced to stay elsewhere for multiple days due to the health risk and was completely ignored when I followed up about reimbursement and rent credits. At the same time, they continued charging me $240/month in late fees after I paid rent in good faith, with documentation to back it up. I’ve also spoken to multiple neighbors who experienced the same mold issue in this building—meaning this is a pattern, not an isolated event. I’ve kept full records and will be pursuing this further through legal and regulatory channels. If you care about your health, your money, or basic habitability, avoid this property management company at all costs.
Experiencia negativa: I applied for one of the homes but I never received a call back and they NEVER answered their phones! Status updates are nonexistent nothing via phone or email. I had to beg the front desk receptionist to get someone to call me back….. The front desk will answer then transfer you over to one of the reps but they’re not answering it’s impossible to get a hold of anyone.
Experiencia negativa: Rude, money-hungry property managers. What’s new? I submitted an application as a co-signer but was rejected automatically without any consideration or collaboration from the office. First of all, a co-signer is not the same as a guarantor. While their requirements to be a guarantor are already ridiculous and inherently discriminatory, denying me to be co-signer because I’m not a homeowner despite meeting all requirements is a policy with no sense other than to bar people perfectly capable of meeting all obligations from renting. No finding ways to explain, make it work, or understand the circumstance. Just take the money and send passive aggressive emails. $70 (double the industry standard) just to submit your application and have some lady in an office not even look at it or consideration all the applicants.

Experiencia negativa: I recently visited the office to request a tenant ledger, as I had just made a payment and wanted to confirm my account balance. Unfortunately, I encountered some issues with the staff's responsiveness. The front desk informed me that only Marcia, the manager, could provide the ledger. When I asked to speak with Marcia, I was told she was taking lunch at 11:34 AM. I found this unusual, as it was not yet noon. Marcia offered to provide the printout I needed after a one-hour wait, despite my already being present in the office. I was surprised that a simple request would take so long to fulfill. Throughout my interaction, I found Marcia to be unresponsive and displaying a passive-aggressive attitude. As a tenant, I expect more prompt and courteous service. I escalated my request to speak with Lance, the business owner, after Marcia refused to provide the tenant ledger. Unfortunately, our interaction was unproductive and marked by a condescending tone. Lance stated that a printout could not be provided and that I would receive an email once the ledger was ready. Given my past experience as a tenant and current situation, I had doubts about receiving a prompt response, as I have found the company to be consistently unresponsive. As a property manager myself, I find it troubling that the company is unwilling to provide a simple printout or proof of a $0 account balance. This lack of transparency and accountability raises ethical concerns. During my conversation with Lance, the business owner, I felt belittled as he scrutinized me. He accused me of being difficult, to which I replied that I intended to share my experience with others. Lance interpreted this as a threat, which I promptly denied. Within two minutes, he provided the requested printout, which I had spent 15 minutes asking for. Along with the printout, Lance handed me a $1 bill, refunding an overpayment. Given his condescending demeanor, I perceived this gesture as an attempt to prove a point rather than a genuine display of customer service. This experience highlighted the management company's inconsistent and unresponsive behavior, which I believe is essential for others to know. Based on my experience, I would recommend that current and prospective tenants explore alternative management companies. The company's approach to customer service and business practices raises concerns about professionalism and integrity.

I have been particularly impressed in working with Marcia Lopez. She has been incredibly helpful and very responsive to look after all of my rental needs! For example, just yesterday (01/21/25) my bank requested a copy of my rental agreement. Of course I don't remember where i left the paper copy. So I called and Marcia was able to help me right away. She sent a PDF to my email immediately. Very happy with their efficient customer service!

Experiencia negativa: I inquired about hiring them as a property management company for a for an industrial property in HB., I talked with Eric. I later found out he's the owner of the company when I called back to complain to management. He was so rude and condescending when I asked basic questions. He asked me what I thought it should rent for. I told him that I don’t live in the state and that this was a family estate piece of property and my father had it rented way under market value. He told me he doesn’t do evaluations for free only after he is in contract he would give his valuable information…… I’m not looking for a free evaluation. I’m looking to hire a property manager & for your professional opinion. He stated he would not give me any information until I signed a contract Eric you could just be nice and professional, not so egotistical.

When I asked for information about the property and what it was rented out before, it wasn’t an attempt to frustrate you. Instead, it was a standard part of our process to gather information from property owners. I do apologize if this came across as condescending. I assure you, it wasn’t intended to be.
I regret that my approach didn’t align with your expectations. However, I believe in being upfront about our policies and the standards we uphold. I can see how that might be interpreted as “rude” when someone is looking for a different level of engagement.

I sent a list of items needing repaired when we first moved into our property, and they had someone here the very next day. Experiencia fantástica: My experience with OCPM was generally very good, and they are honestly a rare landlord in terms of quality. Rented for 15 months, and whenever I interacted with the office it was professional and courteous. Had one inspection during my time there, and it was unobtrusive and well handled. If you pay your rent on time and can handle the small stuff yourself, I would encourage you to look at this management company. They were fair on the security deposit return as well, which given my past landlords, was a pleasant surprise.
Experiencia fantástica: Excellent experience so far. Amanda has been extremely helpful and patient throughout the application process. There were a couple hiccups in getting everything for the application together but Amanda made it easy and guided us through the process and made sure we were well taken care.
Experiencia negativa: (Opinions based on my experience as a tenant in a property managed by Orange County Property Management) This company potentially uses Unfair Business Practices by unilaterally changing terms of tenancy without owner notification. The latest is a "technology fee" where they are now charging a fee to cover the costs of operating their website software. The new fee is 1% of your total rent, effectively circumventing California Rent Increase laws. In actuality they are creating a profit point as "Appfolio" which is their service provider charges them only $5 per unit! If you refuse to pay this fee, they threaten to evict you and tell you there is no option to decline. This is a potential a violation of the Federal Trade Commission Act Section 5 (a) and I will pursue this matter through legal recourse. Repair requested: they have cancelled multiple repair requests and others were received, but never resolved. If you call to follow up on repairs, service requested, etc., they will tell you to leave a message with your assigned representative who will then fail to respond. I only get responses when I draft addition complaints through their online portal. I recommend every request be placed in writing. Downside is you can't email and their portal doesn't send you a copy of your request, so you will need to capture screenshots of all service requests you place on their website portal. It's now been 2 months and every repair request I have filed has been ignored. I spoke directly with my property owner and she confirmed she was unaware of my complaints and the issues raised in this post. I am working directly with the property owners to resolve my issues as OCPM has failed to do so. Agencies available to assist tenants: Department of Fair Housing and Equal Opportunity , Fair Housing Counsel of Orange Country , Department of Real Estate, City Code Enforcement and the California Civil Rights Department.
Experiencia negativa: The 5 star reviews are 100% fake. As a tenant. I could not think of a worse property management company. Orange County Property Management does not respond to email, phone, calls, or work orders. When you call them, it always leads to voicemail with no call back. Even when directly asking the receptionist if she would call me back with the status of my work order, she did not call me back, nor anyone from the office. My garage has been flooding for the past two weeks and they have absolutely no urgency or at least the decency to update me on what's going on. They simply don't care If you're a landlord, choose Orange County Property Management if you want your property to rot.

Once we applied, our application was reviewed super quickly and approved equally as quick. Tatiana also took care of me and was accommodating in our meetings.
