Experiencia negativa: Avoid if you can. You'll get $100+ in junk fees added to your rent each month then when you move out you'll be charged $950 for "cleaning fees". I've attached photos of the "mess" they had to clean. Yeah right.

Experiencia negativa: Please do your research before renting through invitation homes. They have been the absolute worst company to rent from!! Not to mention they add on about $500 on top of your base rent for other fees and internet packages that dont even work in the area. and there is NO option to remove this. I have only been with this company for two months and have had an issue with them every month so far. BE WARE!! THEY WILL NOT TELL YOU THIS!!! MAKE SURE TO PAY RENT WELL BEFORE THE FIRST! THIS COMPANY WILL SCAM YOU FOR EVERY DIME AND PENY. AND THEY DO NOT KEEP UP WITH THEIR HOUSES! I paid rent on the first and since it was a sunday the bank did not clear it for a couple days later. I have sent plenty of proof of my on time payment and they still added another $150 in charges for late fees that they refuse to remove. EVEN WITH PROOF. I have not been late and this is only my SECOND MONTH in my new house. never again will i rent from this company!!

Experiencia negativa: Tried to charge us over $2000 in water last month, and now they are trying to charge $3000. Communication is terrible, maintenance requests take up to two weeks before they can arrive, unless you call and have to fight with someone to get them out sooner. On top of that, always a bunch of extra fees added, and they provide ZERO statements so you can't even see what they are charging you. I will never rent from them again and I suggest you don't either.

Experiencia negativa: We rented for nearly two years with this company and thankfully moved last month. I loved the area and the neighbors were great, but I will absolutely recommend to anyone - do NOT rent with them. They nickel and dime you for starters. They tried charging us $75 for existing damage that further broke down from use since whoever “fixed” it did a horrible job. The REAL dealbreaker occurred this year, a couple of months ago. During a bad storm, in the craziest occurrence, the home was hit by lightning. It traveled down and started a fire by one of the windows, which thankfully firefighters took care of quickly so it was just a small one. Besides that, the electrical was severely damaged, the roof, exterior where the firefighters broke down. It also led to the replacement of both the water heater and garage motor, and then the fuse for the AC. Now here’s the problem - when you put in a maintenance order, you can only pick a specific item and then add comments to it, which apparently don’t matter because the electrician had no knowledge of any other problem but the one specific item. From there, it took an entire month, numerous phone calls, no callbacks, emails, and both written requests for repairs to finally have the problem solved. Which left my family in an unsafe home for that whole month, loss of use for half the home, and even unable to do laundry. So from there, I try to contact them for some sort of “compensation” per se since I’m paying nearly $2200 for a home that I couldn’t use half of for a whole month. Did they care? No. They played me on “we can’t even request that until the repairs are finished.” Eventually, I got ahold of someone after they’re finished and whatever documentation for this “request” and more time goes by, a whole BBB complaint, I finally hear back saying it was approved… FOR $100 DOLLARS. Because they “can’t offer compensation for a weather related occurrence.” Did the weather cause it? Yes. But the weather did not cause it to take an entire month to repair. I’ll also add that I got emails on updates for the maintenance order, so I knew every time the vendor submitted a quote, and every time that they denied it. Because they care more about their money than their renters. Since we’ve moved out, I’d like to add they sent me an outrageous bill for around $5,000 , $3200 after my nearly $2000 deposit claiming we owe for damages, attorney fees for “eviction” when we left at the end of our lease with the proper 60 day notice. Supposedly the tree was not maintained, when it was. Then about $500 per each 3 bedrooms to replace the carpet when two bedrooms were barely ever used since my daughter co-sleeps and the other was an office I rarely used. Experiencia negativa: I applied with invitation homes 10/21/2025 morning for two homes. By 3 pm got a call from a lady stating I couldn’t apply for both homes at the same time, so I’m like ok cool I’ll go for the house. How do I go by getting my other 55$ back for the second home. And she said they don’t give refunds. Which I thought that was messed up. Got denied for whatever reason on home she put in. So basically I’m out of 110$ at this point. I say do not apply. They should state somewhere in fine print that you can’t apply for multiple homes at one time instead of taking people money (How many times you apply, you have to pay another 55$). Than if you get denied for one , they technically automatically cancel out any other you applied for. Which is not fair. They take your 55$ . Very bad business

Experiencia fantástica: Ya know what, im not really sure why some of the comments are bad but my experience with Invitation Homes was a slam dunk. We stayed at our rental home for 2 years and it was smooth going the whole way. Our sewer Backes up and from calling it in, to getting someone out, to finishing the repair, happened so fast I was impressed. Very easy to deal with, we love the home we stayed in and it will forever be part of our memories. Thank you Invitation Homes.

Experiencia negativa: We started leasing a property at the end of August and there has been countless issues since the initial walk through of the property (e.g., mold, water damage, cockroaches, washer and dryer hookups not working, hot water not working). It is now October and these issues still haven’t been completed. I reached out the corporate office in Texas and staff was unresponsive and dismissive of issues. We have attempted to terminate our lease without penalty due to the issues (e.g., mold and cockroaches) because the house is inhabitable but were told we still needed to pay two months rent. We have been sent to various employees to discuss matters at invitation homes but no follow through on invitation homes end. We have spent countless hours cleaning and not being able to sleep due to horrible living conditions. We were even told by staff “it’s your fault for accepting the property in this condition” however I was reassured that issues would be resolved prior to move in, which I have documented via email. The staff is extremely dismissive of issues and does not care for the safety and health of their tenants.

Experiencia negativa: We seen our house rental online due to us living out of state and everything looked great. We moved here and they gave us the house in horrible condition. The house was dirty. There were cockroaches, spiders, water damage all over the walls and ceilings , dirty toilet water, literally brown. The garbage bins outside are broken. We signed a one year lease. Very disappointed. This started our experience in Texas horribly. I made multiple work orders, hoping everything gets fixed. I’m most worried about mold due to water damage.

Experiencia negativa: My move-in process with Invitation Homes was horrible. The realtors have zero motivation to get people into homes. I should have realized my move-out process was just the same. I moved out nearly a month ago and haven’t received one phone call or email. Invitation homes should hire new people or start paying their employees more commission. I would never rent from them again.

Experiencia negativa: *****BEWARE******* Invitation homes is terrible. Their communication and customer service is trash. If you sent rent with them make sure you check your monthly dues, they have tried to slide a few charges that do not pertain. One was for an HOA that was cited by the city for not up keeping the lawn. I requested the citation letter and noticed that the citation was dated weeks before my family and I had moved into the property. Thankfully they refunded the money but that was after me having to call 4 or 5 times and escalate the issue. Then a few months later they charged me a fee for not having renters insurance which was not the case. I had to upload my policy before moving in. It’s been 8 months and multiple calls and I’m still fighting to get that refunded. It seems like they slide these extra fees in there in hopes that you don’t catch it and/or don’t go through the hassle of having to call and email multiple times to get refund back. *****BEWARE********

Experiencia negativa: Horrible service! I like my home, maintenance is good. But the customer service and payment arrangements are poor. I have provided documentation of renters insurance monthly and it has been approved with them multiple times. However I am charged 16 dollars a month for renters insurance. I have to complain and chase my money down to then get charged Twice the following month for RENTERS insurance! Now I know why they got sued for these frivolous, fees. I never had this issue with any other rental/leasing agency and I've been with 3 different companies on the same home.I will NOT renew for this reason. Horrible , and I do NOT recommend.

Experiencia negativa: If Invitation Homes had the last home available for rent in the world and they were willing to rent it to me, I would tell them no, I'd rather sleep outside without a tent, in the rain, in a pile of ants than enter into another contract ever again with their incompetence. Not only did I move into a house with all broken appliances, but the home was filthy. I asked our move in rep if that was the standard and he said yes, the prior tenant got their deposit back. The yard was full of soaker hoses that had been run over with a lawn mower and were in chunks, grown over with dead weeds and dried up dog poop that was white. There was urine splattered on the walls. Dead bugs. I was told this was "professionally cleaned". Every repair I requested needed multiple trips because no one could ever fix anything correctly the first time, or the tech would tell me that someone who didn't know what they were doing did it the first time and they'd just send someone to redo it badly again, so I might as well leave things the way they were. They left us with a broken fridge for close to a month. I was told I shouldn't expect the AC to ever get below 87 in the summer because that's just how it is in Texas and if I ever lived here before in a home, I'd know that. They never respond to calls or emails. Our home was listed on a scam site for rent for insanely cheap and was drawing people to come to the house and start trying the keypad on the door to let themselves in. No response from Invitation Homes when I told them my concerns. We just moved out, I had questions that I was told would be answered on my move out consultation. Their assigned person couldn't show up to my move out consultation and never replied to my questions. Go figure, now I'm losing over $1k from my deposit because I didn't leave the house clean enough? Give me a break

Experiencia negativa: This is by far the worst renters company ever. Please if your care about your family, your peace and your sanity you will look elsewhere. We have been with out AC since August 19th 2025. We live in a 2 story house the upstairs is entirely unlivable. A ac tech did come out, however he was unable to fix the ac mind you this has been the third time they had to come out and fix it. Invitationhomes hires the CHEAPEST OF THE CHEAP It’s been Six whole days and we’re still awaiting a approval from invitationhomes to approve the ac contractor to ORDER the part to fix the AC They haven’t even approved the work order I asked the ac tech how long it would take to get the part he said about seven business days! All invitationhomes has done was offer $125 for us to stay at a hotel per day….. that’s going to cover a MOTEL. I will continue to leave these reviews to have their stars drop. I have an infant in the house as well as a small child I work from home so it’s not like i can leave. This has been the worst experience of my life it’s the middle of AUGUST and I’m in Texas and they think it’s okay to take their time. Issues like this should be priority, I will be contacting the city for the living situation they have us currently leaving in, and will be reaching out to a lawyer.

Experiencia negativa: The absolute worst do not rent in the Cape Coral Fort Myers area. Gina Hatch is horrible. She has created lots of problems for many people that has rented through them. They also charge people for undisclosed fees and they won’t tell you what they are for from our security deposit! They will not show proof of water bill consumption or power consumption when she terminated the lease a month too early in her error! We were charged service fees on an invoice when we moved out with no disclosure as to what they were worth at least $100 worth! We were booted out of all of our smart stuff because she terminated the lease a month before it was actually due in error, and then she didn’t go through all the necessary departments to correct her mistakes! They also took the power out of our name a month too early. They still will not show consumption of what our usage was up to the date that we moved out they’re trying to throw in the cleaning crew usage of expenses for Power and water. They’re also trying to charge us for a handle freezer on a refrigerator that was already cracked and should be covered under warranty. We were also charged for air filters that we never got. We rebuttled our security deposit where they’re taking out anywhere from up to $1000 ir more and it’s not justified and they were just suited for $45 million for all these fees that they were charging people that they don’t tell them what they’re for. We have just filed a complaint. We moved out in June. It is now August. They never got back with us with any of our concerns or questions with all the money they’re trying to collect from us even from previous water and power bills before May! I’m sorry, but Gina Hatch needs to be fired. She’s creating a lot of problems for people and she does not do her job and she wants everybody to clean up her messes when she does a terrible job! Stay far far away from this company, especially if you’re in the area that she overseas or runs you will regret it biggest mistake. You will ever make us renting from this company. Read the horrible reviews. Look at the lawsuit that just took place! They also had the nerve to raise our rent $200 and then said if you’ll stay we will reduce it $200 the house that we moved out of is now been reduced with a $1000. They have houses now that they continuously build they can’t even rent! There was a new one right around the corner from us. They were asking $800 a month for and had the nerve to raise ours up to $2500 the same exact house and we said can we go month-to-month? They said it’ll be $3000 a month. These people are complete nuts and not professionally ran! Make complaint has been followed with her corporate office to let them know what is going on here in the Tampa area and for them to look into the fact, they don’t answer their phones. They don’t get back with people they ignore people! Beware!!!!

Experiencia negativa: Never rent from Invitation homes. We lived in a home 13 years. They never fixed anything, they just want paid. Their own contractors know they are a mess. After 13 yrs they itemized us to death to keep almost all of our $2000 dollar deposit. I wouldn’nt wish for my own enemies to rent from them. Beware folks.

Experiencia negativa: I would give negative stars if I had to. We have been with this company for 9 years before the merger when it was called Waypoint Homes which was much better. We are currently experiencing a major sewage back up in our tub and bathroom are unable to do laundry shower or use the restroom the correct way we have been pushed around thru different call all to get the same general answer or response. I ahead. An 80 year old mother that can't use the bathroom nor bathe properly . When we found out that the reason the schedule vendor didn't come out yet is due to them not getting paid by invitation homes . Invitation Homes denied it but didn't realize that we had the vendor in the other line. Here are the pictures . This company has gotten worse since losing there last lawsuit this year . They don't care about us as renters even trying to get hold of someone in the branch office leads you to talking to someone in the other side of the country or even other side of the world

They charged me for a tree that died due to no fault of mine as the tree 6 feet from it was fine without issues. charged me for clening windows that were cleaned inside and out prior to my move out, charged me to wipe down walls that where all wiped down. Walls where patched and painted zero damge and they are trying to keep 1200.00 in fabricated charges. Place is a joke and DONT ever rent from them. Horrible serivice, horrible maintenance, unresponsive, and thieves.

Experiencia negativa: I’m a licensed real estate professional in the Dallas-Fort Worth area and represented a tenant in a lease transaction with Invitation Homes. My client moved in on June 28th, and according to their policy, commission payments are issued within 30 days. Despite multiple follow-ups, I received no confirmation of receipt of documents, no update on processing, and no clear communication at all. It took four emails just to get a simple response confirming that my paperwork had been received. The listing agent didn’t reply to any of my emails — I had to resort to texting her just to get an answer. After reaching out to the supervisor listed in MLS and eventually calling their corporate office, I was told a week later that they had “dropped the ball,” and that payment would be delayed by another two weeks. In my experience, once your client is placed, the communication from Invitation Homes becomes extremely lax. The lack of follow-through and professional courtesy is concerning, especially from such a large organization. I’m sharing this not out of frustration alone, but to warn my fellow professionals in the industry.

Experiencia negativa: 7-30-25 UPDATE Invitation Homes took me to eviction court even though they owe me money for this fiasco and I have it in writing. DO NOT RENT FROM THIS COMPANY THEY DO NOT CARE AND WILL LEAVE YOU IN AN UNSAFE HOME FOR A WEEK. For those who don't know what to do, call the AZ Attorney General Kris Mays an file a consumer complaint. You can also file a complaint against their Real Estate Broker's License Christine Mongeau through the AZ Dept of Real Estate. ZERO STARS, DO NOT RENT FROM THIS COMPANY!!! 7-15-25 Update It's been 7 months of waiting for a rent concession. INVITATION HOMES WILL ONLY OFFER $60 in compensation for leaving shattered glass falling in my home leaving me to clean it FROM AN OVEN EXPLOSION that occurred while not in use, no use of the stove, oven or microwave unable to cook for my family of 6 that includes disabled children and my elderly father for 6 days. We had to spend more than $500 eating out for all meals and snacks since we had no way to reheat food. I watched my groceries rot since I was not able to cook. Glass continued to fall from the broken oven that they left in my house even though I called every day and begged them to at least come remove it . Diana Pulliam offered $60 to compensate for this, they would not even agree for 6 days of daily rent. The CEO just sent out an email about how much Invitation Homes cares about it's residents, does this sound like care? ORIGINAL POST I am on Day 5 with an oven that EXPLODED, while not in use. Invitation Homes has refused to come remove the oven or door, that is still actively dropping glass. No resolution, 2 supervisors in their maintenance department claim they cannot authorize repairs or removal. My toddler has been cut by the oven glass. Invitation Homes will only approve replacing the glass on this 10+ year old oven, which will take 5 business days to arrive from 12/13/24. The manufacturer states that the unit needs replaced, especially since we do not know what cause the explosion. Invitation Homes is the largest holder/landlord of single family homes, yet they have ZERO care for people, especially their tenants and families. All while I have no way to cook for my family, food is rotting, no offer for any reimbursement to eat out, no offer for a loaner oven. Quite literally nothing. AZ Tenant law states if repair affects the health, safety and welfare of occupants, it MUST be repaired in 5 DAYS. It's Day 5...

All I can say is this is the biggest regret of my life. No consistent rent amount. Horrible customer service and to top it off all the extra fees and lack of communication.

Experiencia negativa: UPDATE AGAIN: This BS just keeps getting crazier. Today 7/16/25 the Trash Company around 4:45am came by and took my only trash bin I had. Which was sitting just outside the garage door. Somebody needs to advise me on what the hell is going on and what I am supposed to do with the garbage I have in the house. If I was not going through some medical issues I would just move, but that is difficult when a person has disabilities, as I do.. I can't believe the total incompetence by Invitation Homes/conservice. You are leaving me no option on what to do. I have family members coming in tomorrow for the weekend for baptism and the garbage will be going somewhere, I guess I will have to contact other agencies that will have an answer. UPDATE: Today's date 07/15/2025 at 6:00 am, this is the day that everyone at Conservice and Invitation Homes has sent me emails stating that the trash pick up that you (Conservice / Invitation Homes) cancelled around 3 weeks ago for address: 25415 Seven Rivers Circle, Land O Lakes, FL 34639 was going to be reinstated for garbage pick up starting 07/15/25. Well as it should not be a surprise due to continued incompetence. As I watched the Garbage Truck drive right on by, yes garbage was not picked up. Something so simple is made so difficult unbelievable. Today date 07/08/2025 another incompetent issues, which appears to be the norm. Well, it's been a couple of weeks since Invitation Homes cancelled Trash Services for this address, while in the middle of the lease which rent and other upfront or Hindin monthly fee are always paid when they want payments. I have talked or attempted to contact local office, corporate office and conservice and nobody can figure out how to reinstate trash service. Ok simple you call the trash service company and reinstate services, that's easy right. (NO) I get different answers and always tell me I or someone will call you tomorrow and let you know when service for trash will restart. Guess what tomorrow never comes, as I never get a call back. I bet if I withheld rent money i would get an accurate and timely phone call. If I had a truck, I would be making a delivery to your office, but trash is to messy and nasty to put in my vehicle. Come on people it's not that difficult, or is it? I will probably be placing the garbage bin in the driveway and when HOA contacts you, just tell them a will contact you tomorrow and see how the works...... I have been renting a home in the Tampa, FL area and in the middle of the lease Invitation Homes cancelled the garbage service for this address with NO notice. I have called Invitation Homes call center and when I can understand Nobody knows why service was cancelled and say they will put in a request and/or notify the Property Manager. I have also sent a note to Property Manager and no response to date. I have contacted Conservice they have no idea why garbage service was cancelled, stated they would expedite to get garbage reinstated??? I have contacted the Garbage Service Company and the only thing they could tell me was Invitation Homes cancelled the account, which is in Invitation Homes name, so they need to reinstate service. I need to do something with the garbage, so advise do i take it to the Tampa Fl Office or take it to the HOA Office, if no response i will take the garbage to the nearest location, so that will be the HOA Office. This is the second time that Invitation Homes have has messed up the Garbage Service..........

Experiencia negativa: It's horrible to live on their property. They are terrible administrators and don't resolve problems with residents. They don't care about the people who pay them a lot. I'm trying to resolve my delivery that was left at the leasing office, but no one returns it or tells me where it is, in addition to several other problems we've had with them. The only solution is to go to court.

Experiencia negativa: We have been in a rental since 4/25/25. It has been a nightmare! From the moment we did the orientation. We have been sick since the day we moved in. I have a number of mold kits showing tons of mold. There are ceiling water stains throughout the house. We were told by the Invitation Homes orientation gentleman to NOT WORRY about them when we told him. We also had to deal with live spiders in all the closets. The bathroom was disgusting with a film all over the walls with dirt and dog hair. The AC ducts have black mold on them and two vendors have already submitted quotes for replacing the air ducts. Invitation Homes keeps sending different vendors to get different quotes on it. Meanwhile we’re sitting here getting sicker because they’re delaying trying to find a cheaper option. While my family and I are breathing in black mold 24/7. The work order for the AC/mold has been going on since 5/29. We have a hole in the ceiling with half a gallon of water from the leak in the tarp (seen in video). We have holes in the outside and inside of the home from the plumbers to replace the cold water line on one side of the house. Still waiting on that to be finished. Waiting for the vendor quote to be approved. We found that there was a leak because of an insane water bill. City came out and said we had a leak on our side of the meter and turned off the water. That was three days ago. We also found out the previous tenant reported the leak on the move out! Invitation Homes didn’t even fix it prior to another tenant moving in. We also have a spider infestation (no matter how many times we have sprayed). Pest control said it’s the worst spider infestation he has seen in his three years. All smoke detectors are well over 10 years old. There also a handful of other things. I am beyond frustrated and over this. Anna the property manager has been nice but it appears nothing gets done. This whole experience has been unprofessional and ridiculous. We’ve been here for less than two months and have had over 17 work orders. If I would have known about all this I would NEVER have moved here. Sadly we will not ever rent from Invitation Homes again.

Shay and Ashlee were the two people I worked with the most but I was supported by everyone at the Phoenix, Arizona office. Experiencia negativa: Moved into my home 3/2024 and everyday something has fallen apart. Moved in and was never told on paper (the lease) or during walk through (where I was given keys) that I had a sprinkler system. Once the dried barren grass was resolved and I had to fight about the cost and it not being my responsibility. The vendor who came to fix the lawn showed me that there was in-fact a sprinkler system. Once it was turned on Jan 2025. I was hopeful that the lawn would be okay. Now June 2025 I received a bill “ We hope you are satisfied with the recently scheduled maintenance service provided at your home on 5/22/2025. A service charge of $83.90 has been added to your account for the,Landscape/Irrigation,Irrigation.” Another attempt to take money from a on time paying renter yet again. Why am I received a bill for a sprinkler that was not only busted but never mentioned apart of the home upon move in or the lease? Once I found out I had one I placed a work order when I realized the hose was busted during a private visit that was 2 months after my 1 year move in. I had to call a several times, put in multiple work order speak to multiple people to have someone come out. This company is really about abuse and trying to scam people out of money if they can for damages of unkept property.

I’ve lived here for 3 years, during Hurricane Beryl they had a poor response to families with property damage, we were told by invitation homes that a full grown uprooted tree was considered “lawn maintenance” so we paid to have it cut and removed only later to be told it was not resident responsibility because of the natural disaster and then took 3 months to reimburse us. their maintenance team does not fix anything properly only bandaids the issues. Renewing our lease (because we could not move) we HAD to pay invitation homes for internet. We have att currently and that’s the same service invitation homes required us to have BUT we had to transfer billing responsibility to them. Since February we are being DOUBLE billed by att and invitation homes, 4 attempts have been made to complete the transfer of responsibility and no word on reimbursement of over $400 which keeps increasing every month this is unresolved. Trying to speak to anyone at invitation homes about this problem only refers me to onboarding and they are no help. No one at the local office ever answers the phone, they are rude, unprofessional and seem bothered to talk to residents. Once the balance reaches over $500 that invitation homes owes us in reimbursement I will be contacting a lawyer. Save yourself the headache … don’t rent from invitation homes.

Currently, they have sent 4 different people out to fix my A/C and it is still broken... weeks later... still no working a/c. They take forever to approve vendor quote. They reject vendor quotes. Meanwhile, I work from home with NO A/C! Do they care? Nope. I call the 1800 number and they can't tell me anything at all. Nothing! DO NOT RENT FROM THEM!! My new home is being built and will be ready in 5 months and I can't wait to be free of their incompetence and apathy.

Experiencia fantástica: MOVE IN DEC 2021: Our leasing agent Robin Anderson was very helpful in every aspect while we were moving out of state! but the Washington area is undergoing changes to their automated system and a lot of features of moving in with invitation homes is automatic, so our orientation and initial walk through with maintenance won't be happening until weeks after we have actually moved in. Will update review when we move out for a more accurate review, but at this time no major complaints in that area. UPDATE 2025 POST MOVE OUT: 10/10 experience. We had 4 animals with us and the carpet wasn't in the best shape when we moved in, which initially worried me to no end because I've not been treated well by rental companies in the past. I was extremely pleasantly surprised when they did not in fact charge me for ANYTHING on move out. They said, "it's time that carpet got replaced anyway" and handed me my whole deposit. That was it. I know everyone at this stage has probably developed the exhausting pattern of every 3 years or so moving to keep up with rent hikes and then scrubbing, pictures, pictures, pictures, CYOA'ing, anger and stress about how much money you'll lose over a not quite right filled nail hole and that didn't happen. I am thoroughly impressed with my experience. There was a hiccup halfway through where we called for maintenance and the maintenance guy was nice to our face then tattled on us to the rental company for our bush in front being slightly overgrown, but that was apparently a one off. This experience was in WA State. I think I would def rent from them again and not from the beaten exhausted standpoint of "better the devil you know" too. Never thought I would get a whole deposit back in my entire life.

We are unable to close out a debt 5 months after moving out due to their poor accounting and have been sent to collections. We have been in contact with approximately 10 different associates and today just learned the name of our property manager. There is no number to call people directly and are repeatedly told to call/email their corporate accounts.

Experiencia negativa: The worst property management company to deal with. Stay away if possible. Seriously they are a nightmare. No care in the world for the tenant who is displaced due to a multitude of issues. The home has had constant issues. From sewer backups (that they took over a month to deal with) electrical issues on the whole east wall of the house and now a leaky roof from all this rain. I have water literally coming into the house through the attic access when it rains. I set up an appt with them and their contractor for a specific date and time and yet invitation homes has no record of this appt. So I took off work, lost money, and time for absolutely no reason. Such a joke of a company. How can you call yourselves a property “management” company when you can’t even manage your own appts and schedules.

Experiencia positiva: TLDR; Rented the same home for 2.5 yrs. All maintenance issues we requested were handled in a good timeframe so we appreciated that. Company cuts some corners, one of which flooded our rental house. Overall, We enjoyed renting here until we purchased our first home last month. Rented a home in DFW (Flower Mound) with IH for 2.5 years (Aug 2022 - Mar 2025). Our move in coordinator was okay but not always reachable or helpful with questions (he’s no longer with IH). Upon move in, the house was in great condition. They did cheaply do the kick boards under the kitchen cabinets where they didn’t fit properly, but that’s fine. Over the 2.5 years there, the only major issue we had with our home was the water heater drain plug exploded and flooded our house. The water heater was on the second floor and caused a water fountain down into the kitchen below. Thankfully none of our belongings got ruined. IH handled the situation very swiftly and got flood damage companies and water heater companies out there very quick and they thoroughly dried and repaired the home over a week or so. Pro tip: make sure your water heater drain valve is metal and NOT cheap plastic and ensure you have a flood stop installed on the water heater. Other than that, we had minor issues like missing shingles from storms. We found it easy to contact maintenance or maintenance HQ for things we needed. Docked a star for the house flood and all the unnecessary mandatory fees like smart home, crappy air filters (never used them, purchased merv filters instead), high pet rent fees, mandatory spectrum internet (horrible), and increasing rent every year despite a low housing market.

Experiencia negativa: **Beware of Unexpected Charges and Billing Issues!** If you're considering renting from Invitation Homes, **proceed with caution**. My experience has been frustrating, to say the least. After paying rent and utilities consistently, I was suddenly hit with a **$1,015 utility bill** for water, sewer, and trash services. Invitation Homes claims this is because I have been "behind" on payments since moving in January 2023—despite their system billing me monthly. Instead of clear communication, they’ve only now decided to "catch up" on what they say is months of overdue charges. However, I still have expected charges for April and soon to come May, which I have not seen yet. To make matters worse, Conservice, the company handling water billing for the property management company, randomly charged me a **$238 service fee** without explanation. Trying to get answers or solutions has been a nightmare. I now have to wait **20 days** just to have maintenance check the issue—delays that will likely rack up even more fees. When I spoke with the account manager at Invitation Homes, he acted like the situation was simple to explain—**as if this were normal practice**. But nothing about this is fair or reasonable. When I explained that I was having a hard time understanding, the account manager asked what did I not understand. None of this. I have to call back when it’s time to pay rent to ask that the water bill be placed on hold until they investigate the issue and maybe receive credit once the issue is resolved. I’m not too confident in that process **Renters should not be blindsided by unexplained fees and questionable billing methods.** The most frustrating part? **I have no control over paying my water bill directly to the city**—everything must go through Invitation Homes, making it impossible to verify whether charges are fair or accurate. It honestly feels like a system designed to **take more money from renters** in an already difficult economy. We are paying nearly **$3,000 per month** to rent a home—**with water included** at this point—these surprise charges and hidden fees are unacceptable. If you're thinking about renting with Invitation Homes, be prepared for unexpected financial burdens and questionable billing practices. **Renters deserve transparency, fairness, and proper service—not financial surprises that leave them struggling.**

Experiencia negativa: I really should’ve taken heed to the reviews before moving in. My family and I haven’t even been in our home for one week and it’s been issue after issue. Like all other reviews, the home is beautiful BUT there are sooo many issues bc they just do minor cheap work just for cosmetics purposes to get you in. From a broken doorbell Ring camera that they want to charge $50 for “security” to no garage door openers on move-in day, No filters in our air vents upon move-in, spider webs still in the ceiling corner, multiple electrical outlets not working, and a toilet leak. They say someone will come out but they cancel maintenance appointments and won’t even tell you. This is not a good first impression AT ALL lease. You can call & they pretty much tell you there’s nothing they can do.

Experiencia negativa: Residents beware, this place is a scam. I've been trying to get my least renewed, and they won't help me at all. My rent went up a $1000. They won't even try to help me. Especially lindsay holland. She lied to me about trying to help me at one point and then stop calling me. Horrible customer service. I tried contacting the corporate office.Still nobody contacts me back. Can't wait to get out of this place.

The amount of money I spend for rent with such awful customer service is absolutely disgusting. The AC broke twice leaving me to rent a hotel because these were unlivable conditions and they wouldn’t reimburse me for those additional expenses that were due to their failure to maintain the AC. Then, I paid $550 for termite pest control and they wouldn’t reimburse me. They are robbing a single mother of three kids. How do you sleep at night? You people are disgusting.

Experiencia negativa: Invitation homes took over progress rental and I couldn’t be more disappointed. The complex we live in is completely destroyed and no one is fixing anything , we don’t have the best neighbors and there kids cut out spectrum line and Christmas lights 2024. Had the cops over there place numerous times. Just not a safe place here anyone before we moved it , was nice and peaceful now we have these kids breaking gates and breaking into cars. Just horrible and the people on the call line are horrible. I have had renters insurance since Feb and I’m getting charged for renters thru invitation homes and I have contacted numerous times and nothing is being done! Very poor communication thru the company. I defiantly don’t recommend renting from this company again!

So glad we didn’t end up renting from this corporation if this is any indicator of their professionalism. Original Post: Didn’t end up renting from Invitation Homes due to Racheal Ross and Adrienne Laxson. Superintendent (Keith) was phenomenal but Racheal Ross was recorded lying to my family multiple times before trying to get us to sign a predatory lease. Class action lawsuit building against this company due to the way they take away your right to own an Internet plan. They force you to accept a plan owned by them which defeats large privacy rights for the tenant. If you’re an invitation homes resident reading this, feel free to search for this class action on Reddit. Ps - still waiting on a $500 refund that was promised on Dec 5th. Never even rented from them..

Experiencia negativa: The house is beautiful but like others say things fall apart constantly. One thing in particular is the pool. You are charged a mandatory 120/ month pool fee but the pool guy does nothing . I have spent 1000s getting the pool to its normal state cause the guy is horrible. They can’t give me a new pool guy cause he’s contracted with them. So basically I throw 120 a month a way and can’t swim in the pool 99% of the time. Here are some great pictures of after the pool guy leaves . Now it has Algea and no one at the local office ever responds or answers calls . You only get a Indian call center who can do basically nothing

Experiencia fantástica: I lease from Invitation Homes for two years. They are a fantastic company to lease from. The service technicians are great. The communication is wonderful. The services they provide are fantastic. The home they provided was exceptional. I appreciated the way they treated me at every step in the process. Yes, you do pay for a lot of extras by leasing through them, but it was absolutely worth it. If I’m ever in the position of needing to lease again I will only lease through them.

Experiencia negativa: I recently leased a property from Invitations Home. I did a walkthrough with a technician, we went over items that needed to be fixed or repaired. Also the place had been closed for a while so it needed to be cleaned and items to be repaired. My move was about 8 days away. Hey said don’t worry we have the time to get all these items taken cared off. My moving day came and the house was not cleaned and the items that supposedly were taken cared off were done in a very poor manner. I had to move in as the property was. I had to clean it and put my stuff furniture boxes etc in the property as it was. I sent an email to their management office with the items in need of repair that were discussed, and within 24 hours I received a confirmation email in which it explained that they would sent a technician. Once the technician came in most items were resolved, Mr. Castro took care of the real important items and advise that the stuff that was not completed would be taken cared off during his 2nd visit. I was very impressed with his skills and how well he worked, he was very organized and left no trash behind. I was very disappointed when I moved in, but Mr. Castro helped to change a bit the bad impression I got from this company, Mr. Castro is definitely an asset to Invitation Homes, I truly hope that he is appreciated as such, that is why am giving them 4 Stars. Because of his technician effort to go above and beyond his work scope to fix what was wrong. Thank you Jimmy Castro!!!

Experiencia negativa: I entered into a program to rent to own and they chose Invitation home to manage and it has been terrible. I have NEVER missed a month of rent but missed several days of work due to breast cancer treatments and I receive an email of 3 days to vacate. After not even being 2 weeks late and ALL other payments paid without issues. I was told by a representative thar they send these to scare tenants into calling into their offices. DO NOT RENT FROM THIS COMPANY, THEY DO NOT CARE ABOUT YOU... JUST YOUR MONEY. If I could give a 0 I would. Even their BBB had been revoked.

Experiencia negativa: I feel like I'm being scammed rent too high and goes up every year, they want a 60 day written notice that you will not renew your lease when it's up, I've been trying to get in contact with the renew agent for the last last 2 weeks, no response, it goes to voicemail, one time she texted me right back saying she was busy on the other and would call me back but never did, now I have just 4 days to send the notice in, it seems like they just want to hit me with prorate charges. I wouldn't recommend invitation homes to anyone

Experiencia positiva: My family recently moved out of a home owned/managed by Invitation Homes. We had been there for 10+ years. It was mostly positive except one summer a few years back when we had some air conditioning issues and the company the sub-contracted work to left us with no cooling in the Georgia heat in August. The other negative was their maintenance workers. While they were always positive and friendly, their work was not that good. Our last maintenance call is a great example of this (as well as why we moved). Our mailbox was knocked down by some of the neighbors (unknown who it was). In order for the USPS to deliver the mail I put a long screw through with a brace. When the man came out I expected a new mailbox, instead he simply said, "that's better than I would have done," took a picture and left. Not saying avoid them but I'm not going to endorse them either.

Experiencia negativa: Renters need to seriously do their homework prior to entering a lease with Invitation Homes. We are in our second year with them and it has been a nightmare. My home is currently not up to minimum house standards. It has been under this written violation for many months and IH has done nothing to remedy the situation. We have extensive damage due to a roof that was deemed needing replacement back in June, long before any hurricanes came through. Remember that this was all WAY before any hurricanes should any representative try to tell you otherwise, I can post the plethora of work orders if needed for date stamps. Every single room in my home has active water intrusion w/severe staining on the ceiling and it worsens with every rain. IH initially put a tarp on our roof with sandbags in June. This tarp was shredded through the following storms. It is now 7 month later and they haven't even had the decency to remove the sandbags or shredded tarp that was left flapping into my neighbors yard. My home smells musty and you can see water and mold in the walls. There are cracks and flaking paint all over the home. The send out a painter that painted over the flaking paint, so now the new paint is already peeling. They continually tell code enforcement that they are going to take care of the home, but during my weekly touch base with the code officer they check for any pulled permits and of course there are none. The poor painter that they sent out said that they refused to pay what the job cost to be done right, and that he was forced to take it at a loss and do the best he could as they threatened to cancel future jobs that he had scheduled with IH, and he couldn't afford to take the financial hit right now. IH will likely say to reach out in a message below, and pretend that they are going through approvals, but its plain lies, this is evidenced by the numerous times they have told code enforcement that the roof permit was applied for, and being that it's public information we can confirm those statements were lies. Through all this we still haven't missed a rent payment (which is over $3000/month), and have no ability to even figure out who our property manager is to talk through us getting out of here. We are at the point where we can no longer live here as my wife ended up with pneumonia and was hospitalized, we are constantly sick, the home needs mold remediation and restoration to the studs. If they want to let it rot then it should be without us in it. If they had literally ANY decency they would apologize, refund rent payments since the minimum housing standard violation was written, suspend future rent payments until we can get out of here, and give us back out deposit. That's what the RIGHT thing to do would be, but without an attorney/arbitration I doubt they will be stand up unless forced to. I guess we will have to see where that avenue leads, but they are currently choosing to go before special magistrate and be fined daily instead of doing what's right. Heed warning y'all, this could be you.

Experiencia negativa: I strongly advise against renting from this company. When you first move in, everything appears nice, but things quickly start falling apart on their own. If you submit a maintenance request for an issue that isn’t your fault, they still charge the tenant. For example, I had a fly problem over the summer—flies kept coming into my house every time I cooked, and I couldn’t figure out where they were coming from. I reached out to maintenance for help, and all they did was put down low-quality fly bait. Then, I was hit with a $184.52 bill for the so-called ‘fly treatment,’ something I could’ve easily purchased and done myself. That’s just one issue. Their homes are poorly built, like cheap apartments, and they pile on hidden fees after you move in. Renting from them is absolutely not worth it. This is the worst leasing company I’ve ever dealt with.

Experiencia negativa: I am writing to express my deep frustration with Invitation Homes regarding recurring and unjustified charges on my account. Most recently, I was charged a fee for "no renters insurance," despite providing my insurance policy at the beginning of my lease. I have repeatedly spoken to your representatives, who claim they never received my insurance information. This is categorically false. I followed the guidance provided by Kathy from Pathways to include their name on my policy. How was I supposed to know this was incorrect when I was doing as instructed? Now, five months later, I find myself disputing a $15 charge—not because of the amount, but because of the principle. I upheld my responsibility, and yet I continue to be denied resolution. This issue is just the latest in a pattern of poor service. During the first five months of my lease, I dealt with a broken stove that was only addressed after persistent complaints. Now, this insurance debacle further underscores a lack of accountability and customer care from your organization. I am beyond frustrated and expect this issue to be resolved immediately. Experiencia negativa: reapeatedly had issues with management not answering the phone and the maintenance line directing us to the management team, we have a situation where were in a winter storm and the heat shut off our house is getting colder and invatation homes refuses to send a maintenance technician until the next day its below freezing weve tried to contact them and they bounce us between numbers where they all say is that the next person will help us but they dont. do not use invatation homes do not rent from them this is not our first time dealing with issues with them esspecially with ac and heating, the last issue we had they had us pay for the maintenance sqying they would reimburse us for the rent and maintenance fee, they did not pay us back the rent ever and they only paid us back the maintenance fees after months of arguing and legal threats. invatation homes does not care if you die in your house because they wont send maintenance until they think its convienient. there is no emergency line either. i repeat never rent from them they are one of the worst property management companies ive ever rented from. if i could give this zero or negative stars i would

Experiencia negativa: Horrible Company! Timothy, a leasing agent at the Houston location, made my leasing process hell. You would think that before you become a leasholder, they would treat you well and respectfully. However, before and after my lease was signed; everything has been a headache and it has not been a smooth process. Timothy argued over everything just because ehe wanted to get the lease signed and out of the way quickly. They are lazy and dont want to deal with the actual work that it takes when working at a rental home company. Not to mention how they blatantly lied and said I refused to sign a condition form during orientation, just so they can be lazy and leave the site as soon as possible. A walkthrough during orientation was not performed and Chance lied saying I refused to sign a form. Now why would I refuse to sign a form that benefits me in the end, when my contract is done? … They are lazy and couldn't care less if your needs are met or not, as long as they get paid and are able to head back home. Ive been contacting the company since December 31st in regards to the condition form, and have been informing Timothy, my leasing agent, about the issues at the home since before the lease was signed. Now all of a sudden, Chance decides to LIE and say I refused to sign a form that specifies the damages of the home. Also my ring doorbell was offered as part of the smart home package and its been a week since I moved in and they have not been able to troubleshoot it or fix it; its still under the previous owner’s name. Don't sign with invitation homes unless you want to get lied to, argued with, or disregarded.

We LOVE our house, but we moved into it while it was under a different company, and now it’s almost worth moving out because of how crappy Invitation Homes is. They do not do fair business.

They never respond to phone calls or emails, the grounds are in terrible condition, and hurricane damage has yet to be cleaned up. To make matters worse, there are squatters in the community, and despite numerous attempts, we can’t reach anyone at the office—nor can the police. They simply do not care.

Experiencia negativa: ***Beware check FTC sues Invitation Homes*** We thought we found a nice home, but turned into a nightmare. The house was not even livable. When we were suppose to move in the air conditioning did not work. They claim 24hr maintenance but that is not true. We called at 2:00pm on a Friday and was told that they would send someone Monday at 11:00am. Three days with temps over 100 degrees. This went on for 4 months, we had to move somewhere else in the meantime. Once they got the air conditioning repaired after 4 months, we tried to move in again and found no water pressure due to broken pipe. We then just decided we were going to stay at another place and they had the gall to say we only deserved 1/3 of our deposit back when we never even moved into the house. Do yourself a favor and search for FTC Invitation Homes lawsuit. The Federal Trade Commission had received many complaints and decided to investigate and found them abusing the tenants and stealing their deposits.

Experiencia negativa: My gf has been in her home 4 months and the stove has not worked. There has been 1 maintenance visit where the guy couldn’t find the model number. When we provided the correct number he said they’d order the part and never returned. It’s been almost 3 months since that happened. She’s contacted customer service many times for assistance but has gotten nowhere. Today’s call lead her to a contracting company that no longer services Invitation Homes. At this point we are ready getting a lawyer involved to sue for 25% of her rent because she can only use 75% of her home. You guys are in violation of a contract agreement and receipts are in place to justify the claims. Since you guys do not listen to the tenants, my legal team will move a needle.

Experiencia negativa: Do NOT recommend. It took them almost 3 months to mail our security deposit check to us and I had to threaten legal action. Examples: 1. A homeless person broke our downstairs window and was squatting there before we moved in. So there’s no window when we move in but they said they’d fix it right away. It took 9 months because we started threatening legal action. 2. Their rep for our housing complex would not answer or return phone calls. 3. The groundskeeper spray painted parking lot numbers under our car and then gave us a parking ticket and threatened to tow us(when they changed the parking protocol) then he lied and said there was no car there - our car was stuck there since February because our roommate went out of town for work and took her keys with her and he spray painted numbers in March - overall the company is unresponsive and unprofessional and they don’t care about you the tenant because they’re a National company and the house we lived in is so nice(new cheap nice) it will trick anybody into living there until they realize invitation property management is awful. I know the car is dirty and the rain had washed off some paint but you can see white flecks on it and the numbers in the reflection.

Experiencia negativa: Definitely won’t be leasing with them again. My house has been torn apart due to a sewage back up from tree roots. I’ve been living like this for 2 months now and there’s no end in sight. When you call the office, they tell you they “escalated it”, then you call back again and they tell you the same thing but nothing actually gets done and no one ever gets back to you. Terrible company. I should have read the reviews.

Experiencia negativa: Rented a home for 2yrs. Not completely terrible, but when there were issues it was hard to get in touch with someone local (and not a call center representative that has no idea what’s going on). Issues with AC, Water heater, and plumbing. Even had issues where toilet downstairs overflowed into the rest of the home anytime the toilet upstairs was flushed. Maintenance team typically just categorized it as resident responsibility, even when it wasn’t.

Experiencia negativa: Im not sure what happened to my previous review so here it is again. Where do I begin? When we first moved into the home the bedroom carpets smelled of strong animal urine. So instead of replacing the carpet Invitation homes decided to clean it which didnt help much. The urine had soaked all the way through which I witnessed when the technician pulled the carpet back. Then, the pipes in the kitchen cabinet leaked so they decided to nail a piece of plywood on top. The bottom of the wood cabinet had old water damage underneath, was rotted and had mold. Instead of them previously removing the old rotted, molded wood they decided to nail wood panels on top. The fence on the property is old and falling apart and instead of just replacing the fence the technicians decided to nail mismatched pickets on top of the damaged areas which look awful and are in violation of the homes HOA. We were without heat for 4 days when the temperature dropped to the 30’s during winter. The toilet in the master bedroom has sewer gases coming from it. Instead of trying to figure out the underlying issue they decide to replace a couple of pieces inside the toilet against the plumbers recommendation. So, of course there is still sewer gas. Me and my family have been inhaling that for over a week now. Invitation homes has proven that they care more about collecting homes than the safety and wellbeing of their residents or the maintenance of their homes. Even one of their contractors stated that the company “ allows workers to do poor maintenance work”. As another reviewer stated they put a bandaid on maintenance issues instead of properly making repairs or simply replacing items that need to be replaced. I do not and will not ever recommend this company and will not be renewing my lease. I have attached pictures of some of their maintenance work.

Absolutely nothing but problems with this company since the first week we moved in here in 2022 from lack of communication, maintenance problems that get “fixed”, & trying to charge us a $1,000 maintenance fee claiming we are responsible for when this issue has been happening since the first month we moved in here & before we even moved in here because the maintenance guy told us HIMSELF that this house has a lot of maintenance issues. Now they’re threatening to evict us AFTER we already paid our rent because of their lack of communication trying to fight the maintenance fee that we are NOT responsible for. Keep in mind we have ALWAYS paid our rent on time every single month. I will be taking this issue to the news & social media since they want to take WEEKS to even communicate back to us which is why we are now in this situation because of THEIR LACK OF COMMUNICATION.

And they broke the garage door in the process and just told us to make another work order! We're paying alot of money just to live with a bunch of eye sores everywhere! Experiencia negativa: Ceilings are constantly falling. If you report a crack or hanging sheetrock they will refuse to fix it if it's not completely broken. Ceiling in living room fell almost landing on dogs. Took 3 weeks in 20 degree season to finally approve a crappy repair company that Left paint everywhere and didn't even put insulation back in. Took an extra week after that to replace the broken ceiling fan. Ceiling in garage was coming down and they showed up to just "patch it" . It's literally still hanging 2 inches. If I could rate this terrible cheap lazy company less than 1 star I would. UPDATE: They came to fix the garage ceiling yesterday and this is how they left it and they said they weren't priming or painting it. They also broke the garage door during their time here and told us to just make a new work order!

Overall they were highly responsive to our maintenance requests and worked with us extremely well upon move out. We even moved into another invitation home again. Experiencia negativa: I’ve had nothing but issues since moving into a property managed by Invitation Homes. They’ve charged me fraudulent fees, including a $70 charge for yard violations, despite the fact that their own landscaper and representative confirmed the yard was in great condition. I’ve spent my own money repairing sprinkler heads and improving the yard, but they imposed fees anyway and continue to harass me with unjust notices. Their maintenance practices are even worse. While they sent a landscaper to lay dead grass and damage my sprinkler system, they have ignored serious issues like a roof leak that has caused significant ceiling damage inside the home. Despite multiple requests, they’ve done nothing to fix it. Their lack of communication, shoddy work, and blatant disregard for tenants’ rights are unacceptable. I’ve even found out that the FTC is currently suing them for deceptive practices, fraudulent fees, and my experience confirms everything in that lawsuit. If you value your home and peace of mind, stay away from Invitation Homes.

Experiencia negativa: I walked a house yesterday 133 magnolia in Sanger then basic things like a stove and a fence were not there I called to ask if these things would be fixed then someone called me this morning and said they wouldn't be and someone applied for it already What I can say is I'm not so desperate to pay money to fix a fence and put a stove top in for an investment company and general customer service i wouldn't want a house to look like garbage for a customer. End story told my wife to delete the other 15 invitation homes from her list this company will never take my money. Super sleezy and rude

Experiencia negativa: I don’t know where to start. This company is horrible. Please beware. Communication is horrible, NOBODY follows back up with you. U only can talk to people at the call center, and once u done speaking to the call center about your complaints, they will tell u somebody will get back to you within 24 to 48 hours‍♀️‍♀️. This happened to me for almost a month. I have moved out of there property and you better believe they charged me for everything to keep all my deposit.I want to dispute charges but u can’t talk to NOBODY,only email. Please before signing with invitation home think twice it’s a HORRIBLE company. First key and Mynd management are good management company. Great customer service and you can talk directly to someone in office and not a call center

Experiencia negativa: STAY AWAY!!! My family applied for a 24 month lease through Invitation Homes on a Friday evening for an available home on their direct website. Wednesday morning we received confirmation of our new lease via email. Wednesday afternoon I received a call from them telling me the house was no longer mine and wasn't supposed to be on the market when I applied. They said someone had applied previously and they were now getting the house, not my family. I paid $200 to apply and my wife, 2 college student sons and myself had our credit run for this application only to be told we're out of luck. When I asked to speak to a manager, I was told the Manager is the one that approved this message to me and would not give me their number. They said they would put in a request for the manager to contact me. What kind of company can't refer you to a manager immediately! I asked for the corporate number, and I was told that they were corporate. After I got off the phone with that person, I called the corporate number listed for Dallas, Texas and filed a complaint. I highly doubt this will be corrected. This is extremely unprofessional and nothing was offered to make this right in any way other than refunding my $200 application fee. That doesn't provide me a place to live. That doesn't remove the inquiry on my credit. It doesn't give me back the numerous hours we all spent on the application and submitting documents for them. AVOID INVITATION HOMES!!! They deserve zero stars. Also I'm not the only person that they have pulled this same stunt on. Read more reviews for similar incidents. UPDATE: I was told I would receive a call from a manager within 1 calendar day, and 26 hours later, still no call. Separately as part of my review complaint, they did respond some and I was told an associate would reach out to me soon. That hasn't happened either. I don't expect anything to happen. Just disregard their standard response to bad reviews for their company. They don't actually care or call you. Final update: I was contacted approximately 40 hours after the incident. The person that contacted me was apologetic and said the right things, but didn't offer the property I was approved for. They did offer other properties they had, but none met my family's needs for location, size, etc. They offered a property not on the market yet that we were interested in. I was told the availability date, but I asked for the same rate to be honored and then never heard back from them. I was told they would try to accommodate that, but they never reached back out. I still recommend staying clear of this company. I had zero issues with the company we used next. They have been extremely nice and professional.

Experiencia fantástica: When we were looking for a place to rent, so many of the homes in our area were Invitation Homes, and I was kind of offput by it. It kind of looked scammy to me, and I felt weird about renting a home from this big corporation that seems to own everything. While I may have some feelings about the ethics of that, in the end, we ended up renting one of their homes, and it was by far the best landlord experience I've ever had. Over the two years we lived in our home, we did have a fair handful of issues with leaking, mostly, I really appreciated how easy the Maintenance App made getting services we needed. The contractors who showed up were always extremely kind and professional. The communication was always clear and easy. The best part about renting is that these things aren't your problem, and I truly felt like that was true, whereas with landlords in the past, I've felt like I was watching the apartment be destroyed while I waited for anything to happen. When it came time to move out, Invitation Homes went above and beyond to make sure we were all on the same page about what needed to be done to ensure the return of our security deposit, both through their generic communications and through sending someone with Invitation to walk through the house with us and tell us and write a customized report to show exactly what needed to be done by us to avoid penalties. Within a few weeks of us moving out, we were sent a clear ledger showing what was being returned, and it was fair and accurate to what had been discussed. We received the check very soon thereafter. I'm very appreciative of their transparency and honesty in this process, which is especially unlike previous landlords I've had. I'm really glad we ended up in the home we did. We loved where we lived. And the moving out process only made me more grateful for our time with Invitation Homes. My one and only complaint is that it feels wrong to charge pet rent and also have to do a nonrefundable pet security deposit, which is really just a fee because the professional cleaning doesn't come out of the pet security deposit. Because this seems to be pretty standard, I'm not knocking Invitation for it, and also, like I said too many times now, this was by far the best landlord experience I've ever had and I'll take it. But I would love to see Invitation be even better than standard in this regard by not charging a NON-REFUNDABLE pet security deposit and making it refundable instead.

Experiencia negativa: Why does your company have lease agreements.thats a joke!!! You lease agreement was to have four people on lease.now there is six. with NO adults living in your rental.have called police two times on them.for parking in front of my driveway. The house is full of Kids. Your house is getting disttrod. 1895 Westwind Dr 30041.now you have your renter's going on other people's property!!!!. just found out your tents have opened up a rehab center in the house.this explains why they have so many people coming and going into your house.the state says they have to be licensed. What's next Now you have 9 kids living in the house when is it going to end!!! Update when is it going to end ! Three new kids move out and four new one's move in every mouth. And all of them are like living next to trailer trash! There lease is up in November thank God! Invitation home's needs to pick there renter's out a lot better in the future!!!!!

Experiencia negativa: I wish I could give negative stars. This company is predatory and greedy. They force additional costs on you and label it an Easy Bundle that is mandatory. Shouldn't mandatory pricing be included in the base rent? Rent hike of $320 that is far more than anything around? Yes. Charge $85/month for internet (that you already get cheaper and have had for two years)? Yes. Maintenance, they constantly cancel work orders. If someone actually comes out they charge the $90 "service fee" that we always have to fight because the issue wasn't caused by us. Why am I renting from Invitation Homes if they don't actually do the job I am paying them for?! Renting from them is a nightmare. If it was just me I'd never have rented in the first place. Save yourself a headache, save your sanity, and help your wallet by staying as far away from Invitation Homes as possible.

Experiencia negativa: Since Invitation Homes took over our previous leasing office, I've had to call every month to have my email added to their portal just to pay my rent. Additionally, I haven’t had access to my master bathroom for months because they claim it’s not their responsibility. The previous office was aware of the property's plumbing issues and would send a maintenance worker immediately. This year, we’re being forced to switch from our budget-friendly internet provider to their contracted provider, Spectrum. When I tried to set up service, they couldn’t find my account, which is a significant issue since I work from home. Despite being told it would be resolved in five minutes, it's been over a week with no follow-up. I strongly recommend looking elsewhere.

Experiencia negativa: Update 8/7/2024 -- The maintenance department addressed and resolved the issues that I wrote about below. I am so glad this is now resolved, as it was very stressful and time consuming for me, whew. Thankful. Worst leasing experience ever! Price gouging, failure to follow through by the maintenance team and Richard R. and horrible customer service from IH is the reason I would never refer anyone to lease with them. I never read all of the negative reviews until I decided to write this one, and now I'm just sad. The negative reviews far outweigh the positive. The maintenance rep Richard pretended to take ownership of my maintenance concerns, but after 6 months of going back and forth via email, my issues with a water bill credit REMAIN UNRESOLVED. They still owe me a bill credit 6 months after promising I'd receive it. Completely horrible service. Not only that, but IH and maintenance rep Richard are trying to renege and charge me back for a maintenance repair that was approved and IH paid for, for shrubs that were problematic/had gaps/dead when I moved into the property in Jan. 2023. They're all about trying to rip tenants off, and I've never been late on rent + take great care of the property. PAYING 2k monthly for a highly stressful leasing experience, outdated amenities, and disrespect from the IH maintenance team is depressing. ***INSANITY - RUN***

Experiencia negativa: Will never rent from the company again. I have had unresolved AC issues since moving in 7 months ago and now getting charged for the last time a technician had to come out. We pay over 2k in rent and cant even have cooled rooms under 80 degrees because they wont fix our ac and we now have a consistent duke bill at $300 a month. They do not respond back regarding any of our issues. We had back up sewage in our second bathroom, was never told they would be coming and digging up the sewer lines and turning the water off. I have had to be home for over 10 technician appointments. Which involves changing my work schedule and my childs schedule around. This company has no communication and will just steal your money and charge you if you have any maintenance requests.

Experiencia negativa: They send horrible vendors out for maintenance issues. As of 07/25/2024…our AC has been wonky and it’s Saturday in Arizona summertime and the maintenance has not fixed it. Under these extreme conditions, you do not have to suffer, will not pay rent as I am allowed to due to improper AC service and I will continue to share the 7 years of pain it is to be a loyal paying customer to this trifling Property Management company. People die in this heat. They do lot protect you as a tenet. They send technicians out who are rude. The sassy man in the photos called me in a condescending manner, and said, “oh your family is hot, I’m hot too” ….this is who Invitation Homes uses as contractors….to loyal customers. Sad. Unacceptable.

Experiencia negativa: STAY AWAY FROM INVITATION HOMES. I'd give them zero stars if I could. Especially the Phoenix/Tempe location. They do not treat their tenants fairly especially those who were loyal good standing residents and have have been there a fair amount of time. They over charge in rent. My rent went up over 100% over my stay with them. There have been a number of service requests where they were either slow or took a long time to correct. I would not recommend them to anyone. They add a number of fees on top of the rent price that were not included for a number of years when I initially started renting from them. They penny pinch at every turn and have no problem passing the buck to the resident. They tried to charge for a full home renovation upon moving out. They have issues in the past with charging late and excess penalties. Look up Francine McCumber et al. V. Invitation Homes, Inc., Class Action Lawsuit. They have had issues have been occurring at least going back to 2017 with other residents. Also be on the look out for rental price fixing. They use Yardi who has been subject of of colluding with property managers to hike rent prices through its algorithm, which recommends pricing based on rental and occupancy data collected from apartment owners.

Experiencia negativa: I’m reaching out in reference to the company’s negligence and/or mishandling of my maintenance request. This situation started in April and still exists today, 6/22/24. I have reached out to your maintenance team on several occasions, although some representatives are helpful it’s still not helping my current status. For over 6 months, I’ve noticed an influx of my utility bill, from $300 to over $600 each month but never realized the reasoning for the increase. Tuesday, 4/27 the ceiling in my kitchen started to weaken and almost collapsed. There was excess water leaking from the a/c unit causing the insulation to deteriorate and causing a weakness in ceiling. There was noticeable damage in the attic area as well as the kitchen area. I immediately reached out for an appointment due to broken/leaking pipes causing flooding, photos were taken for my personal use as well as me forwarding over the information to your company. Result - nothing was resolved. On 4/29 once I realized it was indeed a true a/c issue, there was a work order submitted for a leaking a/c unit. The contractor came to the property and realized the a/c had been leaking for a long period of time, this was the reasoning for the insulation and ceiling issue. The a/c unit was replaced in a timely manner but there were bigger problems I was left to face. Afterwards, a restoration company was scheduled to locate the wetness/moisture in the home. There was no mold build up from what I was told, however there was moisture where the home was treated and a machine was left for up to 48-72 hours to dry up the home. But still there was an open ceiling where insulation and drywall continued to fall in the kitchen area. On 5/13/24 - a company was dispatched out to get an estimate for the repairs to the kitchen (drywall). After many calls on my end, company rescheduling/not showing up - showing lack of professionalism they were finally at the home on 6/21, more than a month past the original visit. They completed a portion of the job but still had to come back, not scheduled yet. In the process, 6/16 I woke up the thermostats upstairs/downstairs not online or responding. I immediately reached out to Smart Rent (which I pay $40/mo) and they were NOT able to assist but asked that I reach out to your company. Which I did, the home became very uncomfortable and unbearable due to no a/c, and Texas 90 plus degree weather. After spending several hours, and days on the phone with the maintenance department I was able to get temporary units which does not provide a satisfactory level of comfort in the two story home. The a/c company after not showing up without notice and me missing days of work,decides to send a technician on 6/19. The technician was very rude from the time he stepped in the home until he left. Not willing to answer valid questions or leave me with a resolution but there was a part that needed to be ordered snd they would have to return. Today, 6/23 my a/c unit has been 100% down with a rather ill child in my home. This is a big inconvenience because I had to purchase fans (not in my budget) and other resources in order for my child/myself to have done relief. Also having to stay away from our home for comfort. I’m hoping that on tomorrow 6/24 that the a/c technician is able to fix the unit if not then this will leave us with no other choice but to get hotel accommodations because the temporary units are not enough for this Texas heat. I have asked multiple times for someone from the local office to reach out to me in reference to my many complaint, no response. Also, I have requested some type of compensation and nothing has been done. So I’m reaching out today due to the frustration that I’ve experienced and it seems no one cares. I’m asking again that someone reach out and be willing to resolve my issues fully. I’m hoping this email reaches you and your company is willing to stand by your values and promises. I look to speak with someone within 24-72 hours on how you can help with my many complaints.

Experiencia positiva: I had a good experience renting from invitation homes. They are fast about getting technicians. It was also hard for us to find pet friendly placement so we were pleased with the options afforded to us. Pros: pet friendly, no breed restrictions, fast maintenance service. We rented here drama free for 4 years. We enjoyed our stay and made many great memories there. Cons: there is no way to get ahold of your leasing manager. My leasing manager Brandi Varatti would not answer any of my emails. I had to call customer service, have them communicate with her and then customer service would relay her message. I found this to be so unprofessional. I also had liability insurance through State Farm. I did everything instructed including adding invitation homes as the interested party but they kept tacking on their insurance to my statement. So, for a few months I was paying for 2 policies. Another con is on my 4th lease renewal and without my permission they added Spectrum internet to my rent when I already had AT&T for 4 years. Unfortunately it’s difficult to get in touch with anyone about superfluous charges so I just paid them. This is a warning to watch your statements.

Experiencia negativa: I have only been a renter 7 days. The communication is horrible. I had NO move in tutorial with procare. I told the leasing agent this via email no response. The proof of renters insurance process is a scam. I have sent 7 emails showing they are added and they still say its wrong and auto enrolled me in theirs. I told them id take possession of the home early as they gave no choice, but id move in later. Luckily i went by and the a/c doesnt work. They have no air filters in the vents and sent the wrong size! Another feature i pay for . Placed a maintenance request and guess what NO response. And they never honored the time i selected. . The smart rent app that is also an additional cost has the wrong thermosstat info on it so i can only control one out of 3 of them. And of course they control that. Im in trouble 12 months of trouble

Experiencia positiva: I wasn't with them long (transferred from Streetlane Homes) in Jan 2024 with a lease end of May 2024, but any problem I had, they were QUICK with a resolution and always did a follow-up call to be sure the problem was resolved. If I ever decide to rent another house, I will definitely be reaching out to them again.

Experiencia fantástica: We applied for our home smack in the middle of Covid. It was very easy very quick and we lovedddd our home. Every maintenance request was answered promptly. Any discrepancy on HOA charges was usually settled. Many times we had fees waived as they were able to tell we were not at fault. I was impressed that while we were responsible for yard upkeep, they handled the large tree trimming over a certain height as those do get pricey. They replaced our fridge and our dish washer when they stopped working. We just moved out after 4 years and we have no bad feelings after renting through this company. Not one late payment, we took great care of the home, our move out consult was quick as we left nearly no damages. We recommend invitation homes often and hopefully still can once we finish our move out inspection and deposit review (:

They refuse to fix very minor issues that were reported issues before moving in. I've had to come out of pocket for things that most companies have easily repaired. Experiencia fantástica: I was migrated over to Invitation Homes from StreetLane Homes mid-lease when the companies merged. I was completely surprised at the level of customer service I received from Invitation Homes! With many people who focus on their bad experiences, I want to express what a positive and supportive experience I had!! When it came time for my lease to end after 2 years, it never mattered how many times I called them nor how many questions I had, they were calling me, emailing me and answering EVERYTHING I needed to know, or they would find the person to help me! I can easily say I have never experienced a more seamless move out process, and I have rented for over a decade! They provided me all of the information I needed from Day 1 that they took over my lease and I couldn't be more grateful and appreciative of this company! Well done!

Experiencia negativa: I have been trying lease a property for them for the last few days. The application has been canceled due to the dumbest reasons(wifes dad on bank statement, new job offer letter is more than 30 days old, not having paystubs in pdf format) Racheal Ross, my "leasing professional", is almost impossible to actually contact her. When I do get her on the phone and explained the situation to her, the answer is basically do it online. I have been running around trying to find some where to move into pretty fast and these people are in absolutely no hurry to help or actually care. Stay away from these companies when trying to rent.

Experiencia negativa: Honestly at this point, I wouldn't give Invitation Homes a rating. We have had issues with Invitation Homes right from the application phase, which should have been a red flag, but the leasing agent worked hard to help us out. At the initial walk through (Nov 2023) before we moved in and got keys (Dec 2023), the dishwasher wasn't working and still isnt. The appliance servicemen say it's an electrical issue and maintenance with IH say it's the appliance. The dishwasher comes on randomly in the middle of the night. It took them 2 months to replace a fridge filter, and repair the gate which again was noted prior to move in. They are now charging us for a window screen that was damaged before we moved in and get this , it has not been replaced yet (5 months to get a window screen replaced). They have rescheduled every single one of their maintenance requests at the time of service. When I called to dispute the charge, I am told it can take 1-2 business days to get a call back, and will be charged all late fees if I don't pay rent and the charges that don't apply to us, today. Totally Disappointed Update: Richard R. from the maintenance customer service emailed us back letting us know he reversed the charge. We appreciate him for being prompt.

Experiencia negativa: I am not a tenant of Invitation homes. I am a neighbor. I contacted them about the bordering fence on the property line. It is rotted, falling apart, leaning, and nails no longer stay attached. The previous tenant never maintained anything, I was constantly cutting overgrowth out of the pickets compounding this issue, I was asked to submit an estimate. I asked for a portion of the fence cost. I submitted the same day, And received a response it would be submitted for approval. However from that point NOTHING BUT CRICKETS, No response, even though multiple emails were sent. I guess if you wait long enough, Some one else will take care of it and it will go away. Disappointed to have an Invitation home beside me.

Experiencia negativa: I don’t live in an invitation owned home however the two homes behind mine are not well maintained by this company. Fences falling down, tenants not taking care of the properties and clearly nobody is coming out to check on the properties. Maintenance company rude unconcerned about the properties and resolving the matter. If you’re going to buy homes then you should take care of them and not be slum lords

Experiencia negativa: Leasing agents seem too busy to answer even the most basic questions about rental properties. Was told to call at a certain time and got nothing but the voice-mail. Corporate office is just as helpful which is to say... not at all. Its a shame as I was interested in multiple properties listed but the attention to potential residents is horrible. Can't imagine how we might be treated once we actually move in which they don't seem too interested in making happen anyway.

Experiencia negativa: Very interested to see if corporate EVER calls me back. I’ve rented many many years from multiple property management companies all over the country, so this is not a state or region specific situation. I’ve never been in a ‘Smart’ Home less than 30 days and every single appliance doesn’t work and/or has to be replaced!! I have 12 maintenance tickets and 3 of them are still open. I wonder if they understand how social media works I have plenty of influencer friends with thousands of followers…so…we shall see. I realize that I’m just one tenant of 80,000 homes but this is ridiculous. I’ve been very patient, but disappointment doesn’t begin to explain how I feel
