Experiencia negativa: Do not use this company. I don’t know how my real and honest review was removed but I’m adding it back on here. In 2024, they were referred by a friend to help us find a tenant for our condo in a highly desirable area. We worked with them for 4 months, they never secured a tenant and we felt they were extremely negligent with our listing. We followed their advice and decreased our rental rate to match what they were seeing in the market. I sent them a lead I found who was very interested and eager in seeing the property, and connected the prospect to Jackie. Both sides confirmed they would arrange to see it over the weekend. I noticed I never got any response after the weekend from either side and reached out to the prospect directly and they sent a text saying “ I actually followed up a couple of times and never heard back from anyone (at JoGip). I ended up touring another unit over the weekend that I really liked and applied for that”. I sent Jackie screenshot of the conversation and she apologized but apologies don’t help in these situations. Another VERY shady thing they did was deduct $300 from our funds to pay for a lost key. They said this was their policy and even if it’s their fault they have to charge us for it. YALL. They are so dumb because WE HAD A KEYLESS ENTRY. There were no keys involved. They ended up giving us the money back, but after a fight. I would never recommend this property management company to anyone.

Experiencia negativa: Slow maintenance. Request a fee list when you move in, as late payments will result in 1000s in fees and they dont have payment receipts. Unreasonable. Slow maintenance. Moved in to a bug infested home to which we were immediately responsible. Allowed the homeowner to stalk the property and show up unannounced. Will try to get you to pay for damages on the home that were present upon move-in. Told us the office wasn't public facing and then made us pay extra fees for leaving the keys in the home including extra rental days. Charged us to clean the home even though we rented 'as is' and the home was not clean when we moved in. Dont rent 2408 Finch, the owner is either horrible or JoGip just makes him out to be the bad guy. The management owners will avoid you instead of handling disputes and are giving to lying. There are a lot of managed properties in this neighborhood, go with progressive or one of the others which are managed well. If you're late three days the excessive fees start and if you dont pay by the 15th then you will receive an eviction notice in a court date within the month you're late. Stayed with roommates who payed late often and this resulted in like $11,000 in fees within 3 years of staying on the property. The bill was paid by the end of the month except when my roommates finally moved out, as they were disgruntled with the company at this point. I was out in March. Kept my entire deposit for made up charges, I put in a dispute that they never responded too and they are still adding fees. Don't live here with unreliable roommates as this Company is out to get all they can and will take advantage of you in the process. I've told them, that the fees they add for being late have to be above a 60% apr. Don't take the chance with this company, go with the larger companies with a successful tenure. Home also had lost of problems including leaks which they patched so I would not be surprised if there was mold. The ac unit is whacked so our regular bill around $800.

Experiencia negativa: I’m a neighbor to a Jogip property, that the owner and Jogip consistently ignore maintenance issues regarding the trees and brush. The Live Oak is larger than than the house and like before there are branches lying on top the second story roof. There are numerous branches that extend over or toward my property as well as the street. This tree is 40 plus years old. The girth is at least 2 feet in diameter. Jogip obviously does not periodically monitor the properties they manage. Therefore, when it comes to general maintenance, there could be a delay or not at all in resolving issues. I called today, spoke to a young women who made it clear, she could not care less, then hung up on me. B….

Experiencia negativa: I’m writing this review as a former tenant who felt unsafe and unsupported during my time spent living in an apartment managed by JoGip Property Management (2 years +). I reported multiple incidents involving a neighbor that included lewd behavior and violence, including multiple videos. Despite reaching out to property management and the HOA multiple times, no action was taken that made me feel safe. I ultimately had to leave my unit early due to these ongoing safety concerns. I submitted formal documentation, including a certified letter, but was still charged a large early termination fee. I’m sharing this to inform other potential tenants of my experience. Everyone deserves to feel safe where they live, and unfortunately, that wasn’t my experience here. EDIT: Reply from JoGip: April, thank you for your review. We regret your experience. JPM, unfortunately does not manage HOA or other units in the complex. In addition, this is possibly a law enforcement issue. We wish you the best of luck, we are glad you’re safe now. My reply: Thank you for your response. While I understand JoGip may not manage other units in the complex, you do manage the unit I lived in, and I repeatedly reported serious safety concerns, including lewd behavior and threats from a neighboring tenant. I ultimately filed a formal police report due to these incidents. Despite this, I was denied a safe resolution and am now facing lease penalties for choosing to prioritize my safety. I believe I acted responsibly and in good faith, and I’m disappointed by how this was handled. I hope future tenants are treated with the seriousness and urgency they deserve in similar situations

Experiencia fantástica: Big house! Great price for the square footage. Nice neighborhood and quiet except for train noises. Not too loud though. Split double garage with lots of storage. Also a 4 car covered drive on the back of the house. Excellent in case of bad weather.

Experiencia positiva: I’ve been with JOGIP for 1 year. This has been a hassle free experience so far. The only issue that Ive had is upon moving into the property there was an overgrown tree in the front yard that I felt property management should have taken care of, but with several attempts Ive been told it was the renter’s responsibility although it was like that prior to me moving to the property. Other than that management is wonderful, maintenance request are answered in a timely manner.

Experiencia negativa: Thank you for standing up for your customers! I don’t care about your free Starbucks card! We constantly get emails about “we value your comfort, don’t forget to submit maintenance requests” however we went almost two weeks without hot water only because “the owner hasn’t approved yet” proves that is a lie. They only want you to submit maintenance requests so they can mark up the costs and profit off the owner. Then try to bribe you with “give us a five star review and we’ll give you a Starbucks gift card.” How about give us five star service and we’ll give you a five star review?

Experiencia negativa: This is long overdue but the experience I've had with JoGip in the last year has just been absolutely abhorrent. It's been non-stop issues with my rental property literally since the day I moved in. I didn't have water for the first week, and no hot water for the first two weeks when I moved in. Since then, it's constantly been one issue after another. They do not have any sort of sense of urgency it seems when issues arise. I know that there's a lot of back and forth between them and the landlord, but the landlord is not the one that has to LIVE with these issues during the time that I don't have water or (recently) no heat in my home Fast forward to January 2025, I submitted a ticket on the 8th and have not had sufficient heating in my home every since then. Today is March 28th, and I'm on my third set of window units. No idea why, but I guess no one at PPP (the contractor that I've been dealing with for the last three months) knows how to use Google to see if any of these units they've installed have a heating element included. A quick search of the model number would have saved all this time and money for the landlord/property management. During the months of January and February when it was below freezing outside, its been as low as 45 degrees in my house. It took nearly a month for them to even replace my window units after giving me space heaters that did little to nothing other than run my electricity bill up to $400. Why am I paying them all this money per month just to be provided subpar living conditions during cold months? I've had to PRESS them and the landlord about getting money off my rent (which was rejected at first by the landlord) and the best they could do for me was $500 off. $250 for April and $250 off for May. That's it. When I had no hot water for two weeks when I moved in, I got $800 off. For the days or probably at this point WEEKS I've had to take off from work for not only this heating issue but for the other issues I've had since last year as well, they owe me at least a months worth of rent of more. It's insane that a company/landlord would treat their tenants like this. If it wasn't for having a decent place to live with space and a yard for me and my dogs, I would've tried to cancel my lease early so quick. It's almost comical at this point. The contractors they use have also been incredibly aggravating to deal with. Either they show up unannounced, email me about coming by at a certain time without even giving me a call to see if I'm available, or they schedule a time with me and just don't show up at all. It's incredibly unprofessional and SUCH a waste of time for me. It's like pulling teeth just to get someone from either property management or the contractors to communicate with me. I'm completely over it at this point. Anyway, I've already emailed a Supervisor at the Dallas Code of Compliance to update him on the situation and we'll just see how it goes. Update: Other than an update from Maintenance, I haven't heard anything from a supervisor or anyone about this review or voicemail I left them last Friday. JoGip said someone would contact immediately in a comment that has since been deleted.

Experiencia fantástica: I woke up one morning and my second bathroom was flooding as well as the dinning room. I had a burst pipe in the bathroom inside the wall and needed urgent repairs. JOGIP Property Management responded immediately to my request, and although their technician was unable to make repairs, he was incredibly professional and knowledgeable. Then, they send more companies. We got a company to repair the pipe, a company to clean the floors, and company to repair the wall. AND they always kept us informed about the progress and were always available to respond to any concerns. Highly recommend!

Experiencia fantástica: In the past 8 years, we have had several maintenance issues that we contacted JoGip about, including damaged trees, an electrical issue, leaking water heater hose, shower valve stem, damaged tile, burst frozen pipe, leaking faucet, and broken disposal. I disagreed with their assessment of the electrical issue, but every maintenance issue has been repaired in a timely manner by professionals.

Experiencia fantástica: JoGip has been very good to work with as a renter. Their portal and app system make payments and submitting work orders smooth. I'm not sure if other rental properties charge a technology fee, but they do. For the most part, getting a response from the office is pretty quick and thorough.

Experiencia fantástica: Honest review. Have used their services for over a year now. While I don't like fees any company you have manage your profit will have them. The costs are no more or less than any other company. The service provided is by far superior. I have never had any issues with tenet, leasing, or maintenance. Everything has been handled efficiently and as the owner of the property I have been kept in the loop with every step of the way. When I had questions on anything I received a quick response and they were handled professionally.

Experiencia negativa: Just a bad property management company. The house I was renting is great but when the owners switched to this company it had been nothing but problems for almost 2 years now. I understand companies have their ups and downs but this was the last straw. They wanted me to inspected the house fully from top to bottom, like I have that amount of time or experience to be a house inspector. (I have personally done about 2-3 hrs of inspecting and only have 50% done) If you don’t finish it in there time limit they block you from the app where you make the payments and make you make payments with a payment cash slip. You take it to a local Walmart, cvs, etc. So now I have to go to my bank a get 2k plus cash an then take that to a CVS a pay it. They charged you a fee. I’ve been fee’d to death over here! So now I pay a fee to NOT use the app, I have to pay a ATM fee (my bank is a online bank only, that’s on me), and a CVS fee (twice, cause the max payment is $2000) my payment is over 2k. Only way to pay the rent “conveniently” is to finish the house inspection. Which honestly would probably be easier to just hire a professional to do it. The company we had before was a local company and was awesome. The property management company was so attentive, they work with you, you could call or txt anytime there was a problem. The owner him self would come to the property and help, if need be. There were so many different ways to make payments that were convenient. They understood we were a working family. Now I know not everyone can choose which property management company they have when renting a home in DFW. But for me my next house, which I will not be renewing my leasing strictly because of this company, I will choose wisely.
