Experiencia fantástica: I had them come out to do some carpet repair. It was a small job, but they came out and inspected it and gave me my options. The entire experience was professional and they really worked with my schedule to fit me in. They did a great job and were in and out quickly. Junior is also extremely friendly and is someone I would definitely go to for future work.

Experiencia negativa: Back in early January they inspected the rental I was living in and I told them that the water heater wasn’t working great and the dryer vents needed to be cleaned out.They only sent out someone to clean the vents and I heard nothing about the water heater. On Febuary 19th I found a leak in the water heater so they sent out plumbers. The plumbers said the water heater was from 2004 and needs to be replaced and that once they get the approval from the owner that they can get out there by the next day. I waited a week and never heard ANYTHING. On Febuary 26th I made another maintenance request and emailed the property manager. I get emailed back saying that the owner approved the request and a vendor will contact me soon. Why didn’t they get the approval from the owner a week ago? Now to today, March 3rd, I still haven’t heard from the vendors, so I call and the man blames the vendors. The only reason I got a plumber out today is when I told them that this is a saftey issue and illegal. Also, that I read through the law and the lease that I am legally allowed to terminate the lease and get a refund on the rent. To add on, the plumbers told us that they just got the call from them today. It’s absolutely insane that they would blame the vendors instead of admitting what they did. Also, the man I spoke to on the phone called this situation an “inconvenience” which was wild. I will NEVER rent from a management company again. I am so disappointed.

Experiencia negativa: I strongly advise property owners to avoid On Q Property Management. My home remained vacant for over 180 days with no results, while I continued to pay mortgage and holding costs. To make matters worse, their repair team charged me an exorbitant fee for maintenance that was never fully finished. I was essentially paying for 'poorly rendered services' while they failed to properly market or care for my investment. Communication was nonexistent until I received the bill. I have since switched to another management company, and the difference is night and day. Save your money and your sanity—look elsewhere.

Experiencia negativa: I had a very poor experience with trying to lease a property managed by OnQ. It took over a week to get answers as to how much they paid for tenant agents and a response as to my proposal for lease amount and term for a house that had been empty for 4-5 months. When we finally reached agreement on terms and the lease was sent to me the property owner reneged. I also find the fees OnQ charge for lease preparation and on a monthly basis excessive and a definite negative when considering other homes on the market. I wouldn't recommend leasing a property they manage.

To my surprise our inspector, Mason, was awesome. He was so courteous & pleasant & professional. The entire process took about 20 minutes & Mason was kind enough to explain everything step by step. At the end of the inspection Mason even asked if there was anything he could do for us, any maintenance request he could put in, anything at all. Experiencia negativa: This company is horrible to rent with. They charge you $400 for a late fee and then $25 each additional day. I’ve never had a company charge so much. Not to mention the $75 they charge you for them MAILING A LETTER! I advise to stay far away from renting with this company unless you want to get screwed over financially, making it impossible to pay your bills.

Experiencia negativa: The onboarding process was smooth but working with my property manager has been slow and overall underwhelming. They told me it would take 2 weeks to find a tenant but it’s been 60 days now. No strategy or urgency on there end. Definitely thinking about leaving.
