Experiencia fantástica: Since I’ve moved to Texas I have had one bad experience after another, but Ladera Ranch has become home for me and acceptance has become my breath of fresh air, the Ladera Ranch team are awesome people, communication is a strong suit for them and I appreciate communication not being left in the dark. This place has its challenges but the property manager Katrina is caring and gets things done, Jerry the maintenance guy is punctual and informative, the other guys are always working and not just hanging around, the Assistant Manager is new and she is a strong person that will help you she is very straight forward and has a very professional attitude. The Leasing agent is friendly and has a smile that makes me smile. I love the many attractions nearby AMC movie theater, the mall, the airport, can’t hear the planes on the inside and they dot interrupt the WiFi connection, many eating places nearby. It’s quiet and clean and friendly neighbors. Who wouldn’t want to make Ladera Ranch Home?

Experiencia fantástica: The application process was clear and precise; I was informed of the fees, the specials, and when I needed to pay my deposit, though I wish to move sooner, I do have to wait, I love Irving and Ladera is right in the heart of convenience (Walmart-target-mom and pop shops) and security (airport-hospital-fire and police department); I’m looking forward to back “home”- PS the maintenance team was sooooo nice they introduced themselves during the tour

Experiencia negativa: Damn Vanessa is very disrespectful and so rude. Lacks proper ability to communicate. She yells so be careful if you’re planning a move to Ladera. I think she have some unhealed trauma and should not be working in a customer facing role! And entire management is horrible. Bad experience living here. Things for you to note before moving here. - There’s plane noises 24/7 - There are roaches everywhere and I had a rat in my apartment for more than 8 months eating my food and hiding from holes In the kitchen area. - Blinds were very dirty at move in and I couldn’t even touch them and I tried to get them to change it or clean it but non happened and I got charged for dirty blinds when I moved out. - Management cannot communicate without being aggressive when you have issues.

Experiencia negativa: My mom lives here, management is very rude. My mom had to tell them at least 6 times about her dishwasher and disposal being out. We ended up fixing the disposal our selves.

Experiencia fantástica: I have spoken with Katrina, and she is the manager at Ladra Ranch, and truth be told, she has proven that my family and I well being is a major concern with her and her staff. My first review has changed due to the fact that their employee name Stephanie is no longer their and since it been a pleasant experience. My family is very happy here and is nice and quiet and, most of all, a safe place to live with or without family. I have been here for over 3 years and am now renewing for another year. To be completely honest, if I do leave, it will be to my own home, but on till that day come I plan in stay here at Ladera Ranch.

Experiencia negativa: Horrible management, all the negative reviews are true — I would NEVER recommend this property! I have since moved thank God! But still having issues with this property not returning my calls or emails! They owe me a refund, I was told 30 days and it has been well past the 30 days! I have tried to contact Katrina and the assistant manager Brittney on multiple occasions with no success!

Experiencia fantástica: We have been tenants at Ladera Ranch going on three years, this is an older complex and naturally there have been issues like with any residence but the staff and management has been great at taking care of things as best they can and in a timely manner. They are very friendly and contrary to the negative things that have been reviewed they do everything they can to keep the tenants happy and make this a nice place to live at. Management does what they can to bring residents together and make it an open door policy environment so that tenants can voice problems or concerns. The maintenance staff is nice and they get the job done fast. Thanks again Ladera Ranch and staff for taking good care of us!

Experiencia negativa: If you want mice as roommates, these apartments would be great for you. I called the office because I found a mouse in my kitchen and they said they would send a maintenance person to check for holes. Maintenance never came and mouse has been in my apartment for God knows how long.The office and maintenance suck. They take forever to send someone over and apparently are okay with nasty rodents in all units. I am disgusted and want to move out ASAP. Let me also add more because the reply down below from manager is inaccurate, I called on THURSDAY 12/12 and spoke with Britney to let her know I had seen a mouse in my kitchen, she stated that maintenance would be sent to check for holes.. no one ever showed up. Then went up to the office in person on FRIDAY 12/13 in the morning and spoke with the assistant manager who ALSO said she would send someone to check for holes, NO ONE CAME AGAIN. Waited on Saturday 12/14 to see if someone would show up and no one did again. The only reason maintenance showed up on Monday 12/16 was because I submitted a new request for something else and when he shows up, he tells me he was not even notified of the mouse or to come to my apartment to check for holes. He found a hole in kitchen, said he would come back same day at around 4pm to seal it and ended up not showing up. I have been living with a mouse in my unit for DAYS, WEEKS MAYBE EVEN MONTHS and staff seems to not care.

You put in a service request and they lie sending you emails that the service has been completed.You leave in constant fear that something will break in order to avoid having to request a service request! I stay in unit 2107 put a service request 11,7,24 received an email today that the request has been resolved which was a total lie. Do not waste your hard earned money hear, they do not care about you, they only want your money!!! And can care less on resolving anything for you!! Do not consider this your place of peace please.!!

Experiencia negativa: Welcome to Ladera Ranch, where you get to experience living in the third world! DO NOT live here if you value running water, hot water, dislike seeing rats in the yard or expect amenities to be clean or functioning properly. The water is shut off regularly; I would say weekly on average, lasting from hours to all day long. When you submit a maintenance request for anything you can expect that it will not be resolved adequately or in a timely manner, if at all. It took three separate visits to get my HVAC fixed, the first two times receiving nonsensical excuses as to why it was our fault. Since moving in I have regularly had water pouring through the light fixture in my master bath from the apartment above. The ceiling now being covered in mold. I do not recommend living in this community and for comparable prices you can find much better accommodations in the area. I very much look forward to my lease being over in July. Hicieron falta tres visitas distintas para arreglar mi sistema de climatización, y las dos primeras veces recibí excusas sin sentido de por qué era culpa nuestra. Desde que me mudé he tenido regularmente el agua que vierte a través de la lámpara en mi baño principal desde el apartamento de arriba. Ahora el techo está cubierto de moho. No recomiendo vivir en esta comunidad y por precios comparables se pueden encontrar alojamientos mucho mejores en la zona. Estoy deseando que se acabe mi contrato en julio.

Experiencia negativa: This pool has been green all summer. For the amount of rent you pay for the “amenities” you should have everything in working order. I lived here a few years ago and moved back. It’s different management and they really let this place go down hill. What a shame.

Experiencia fantástica: I just renewed my lease, and that will be my third year in this apartment complex. Every time I have any issues, management goes above and beyond to solve them. I want to give a huge shout-out to Stephanie Williams, who helped me professionally solve a problem via email while I was traveling outside the USA. I had a roach problem in the past, Katrina made sure that I had pest control every week, and now there's not a single roach in my apartment, Thank you to Chance, the pest control guy, he knows what he's doing. People who are complaining about different issues, please talk to management they'll try their best to solve it, but of course everything takes time. Rent is economical and the apartment is close to all the important highways. Highly recommended !!!

Experiencia negativa: This apartment was a nightmare to live in. When we first moved in, we found mouse poop in the kitchen pantry and cabinet, along with large holes in the walls that the mice must have been getting through (one hole must have been about 6 inches wide). That should have been our first indication to break our lease and run like hell. We had a big cockroach problem. I put in several requests for pest control, and they did send pest control over once, but the cockroaches never stopped coming. I had to get pretty good at catching them. It smelled like mildew and cigarette smoke the entire time we lived here. Mold regularly grew in at least two places in our apartment. One specific corner always smelled like urine, which was probably from the mice running around in the walls. Everything was generally in disrepair (baseboards, cabinets, drawers, doors, paint job). I developed several health problems in this apartment, including rashes, respiratory issues, headaches, and nausea. These symptoms always got better when I spent extended time away from the apartment. Because of these issues, about a month into living here, I put in a request with management to get the apartment tested for mold and allergens. After following up several times via phone and email, and being ignored or gaslit each of those times, I was finally told that they had identified what they believed to be the issue and were working to schedule repairs. They never ended up telling me when they would be coming for repairs, but I did wake up one day to loud drilling that lasted for a couple of hours. They told me afterwards that they had fixed the problem, though I was never told what the problem was and the mold, smells, and health issues remained. This entire process took almost two months, from my first email on July 1 to the drilling on August 24. This place is a nightmare. I don’t recommend living here.

Experiencia fantástica: I’ve been living at Ladera Ranch for 2 years now. With this being my first apartment ever having I couldn’t ask for a better place to live. Management and staff are so amazing always having a positive attitude and smile on their faces. The maintenance team is amazing!!!!!!!!!!!!!They go above and beyond to make sure the tenants are very happy with the work they’ve done. Overall, this property is a great place for first time renters, single people and people with family. I would recommend it to anyone.

Experiencia positiva: the maintenance men are great ,they need to keep them. some people drive too fast in the apartments and my car got hit--the person lived in the community without car insurance--nothing was done to hold this person accountable through the apartments. I had to use my insurance to fix the 7,000 worth of damages. I would recommend outdoor cameras, many of my old neighbors had them including myself. the water does cut off alot , so have water jugs ready--they do try to communicate about the water cut off. Good place if you are trying to get on your feet... I didn't have a major bug issue cause i sprayed my own chemicals in the apartment and my neighbors were clean people.

Experiencia fantástica: I have lived here for 3 years now. Ever since Katrina took over the property with her team, things have really turned around for the best. They are super professional and go above and beyond to help out! Not to mention, they hold community meetings and community events to have fun and keep everyone tight knit! Denorris and his maintenance team are top knotch! They get all of their work orders done in a timely manner and have always gone above and beyond to make sure that we never have any problems within our units! Overall, this property is great place for single people and people with families and I would recommend it to anyone!

Experiencia negativa: You guys have bed bugs and I ruined my credit because of yall I asked that yall fix the bed bug problem and yall never did so I have to break my lease I hate yall more than anything and I hope everyone believes me when I say I lived there for 4 months and it was the worst thing I'd ever experienced Whatever you do and I wanna make this very clear if you are in the market to find a new place do not even consider this place they didn't take care of nothing and they kept saying they take care of it and never did and I moved in and the bed bugs were already there so just please don't risk ruining your credit cause once you get those bed bugs you won't be able to live there and you'll be out in no time cause there not gonna help you And you guys never tried to resolve anything like yall are saying In The response. Yall lied to me to shut me up and basically said deal with it because yall never once went to check how infested that apt was and the fact that yall are lying saying that we had communication tells me I wad tight about yall. I went in there everyday for a month and not once did yall do anything and all I could do was break my lease cause yall can't use the money I'm paying yall to take care of the dam place

I’ve had multiple financial and personal problems that prevented me from paying all of the fees I needed to, and she has been very helpful and worked with me to figure out a plan. I’m transferring to a new apartment in the same complex, and I’m happy to keep living here. It’s the perfect distance from both of my jobs as well.

Experiencia positiva: It will be a year in July 2024 for me and I can say maintenance comes out quickly everyone in the office are very polite and professional it’s very quiet over here the only downfall to my experience is the water is always off it seems every few weeks there’s always a pipe or something but over all a good experience I’m currently thinking if I want to renew if I don’t it would be the toll way being close to that can get expensive

Experiencia fantástica: Management and staff at Ladera Ranch Apartments have been a godsend. I had an eviction a couple years prior, a bad rental history, and bad credit. So, they helped me very much by offering me an apartment so I can rebuild my rental history and credit. From the application process to the lease signing, they have been gracious and wonderful to work with. I’d like to thank Maggie, Katrina, and Anthony for being very helpful. Since I moved in, Ladera Ranch has been prompt in handling any maintenance request I’ve had so far. The one maintenance guy I met, Edgar, was great to work with, courteous and helpful. The apartment is great and we love it. Thanks to everyone at Ladera Ranch for making this the least stressful move I’ve had in a long time.

And today September 25 water goes off from day time and they didnot inform people.... and its almost 10 at night still no water... there so much problem going due to water and there mangement didn't respond anything. Water bill comes higher every month and every week there water goes down... worst mgmt worst apartment ever .. today september 16 2023 water shut off from 12 and its 7.11 already and no water still... they says it will come in couple hours but whole day no water... I don't know what we suppose to do without water... we can't use restroom whole day worst n worst mangement and apartments I have ever seen... regretting for staying over here

Experiencia positiva: I moved in here in June and I am so thankful for the maintenance guys, Dnorris and Edgar are on point. They are always prompt and willing to fix anything I request them to look at for me. This property is old, but for a 40ish year old property not bad. I didn't expect perfect, but my air has worked through this long hot summer. As for the bugs and wear and teari it's really not bad. Just wish the neighbors would Pick up after themselves. The trash is right where they drop it.

Experiencia negativa: STAY AWAY from this place!!! In my opinion, It's a bait and switch. If you visit you will see the best and only apartment they have the one across from the pool. ASK TO BE SHOWN an actual unit. You will see the difference. I moved about year ago and so glad I left. They charge you for pest control one year working from home and NEVER did they come around to spray. The whole reply they leave on every negative comment is the same contact the office. The office is a waste of time you want to make it right to me refund me all the money you overcharged me. That's how you can make it right!

Experiencia negativa: These people are obviously liars I went in and talked to the assistant manager she seemed so nice at first when I called to see if I have been approved the lady that talk to me told me she would call me later with a answer when they called me back I was approved I explained everything that I could do up front and was honest about the situation that I was in looking for a apartment when they told me that they would help me out they asked for documents but then quoted my down payment way above what they said it would be when I apply and when I told them that I would pay them soon even though they originally told me I have 48 hours to pay that payment they just turn around and unapproved me now I definitely believe all of the bad reviews I have seen do not try to live here they are liars and they will screw you too I find it a blessing that they unimproved me so now I am not the one that has to deal with them from the next few months until my lease is up. I'm never coming here again and I warn anybody else that may want to look elsewhere.

Now to rent an small STUDIO apartment will run you close to a $1,000 a month!! Called corporate and they basically said "oh well"....God help all the people that are being priced out of their homes by these greedy companies...

Christina from front desk is been really helpful and explain things clearly. Felix our maintenance guy, I wanted to mention his name cause he is very sincere in his work and the behavior is really good at the tenants. He goes way out to satisfy our needs. Experiencia negativa: When Tipton took over is when this place went downhill. They immediately raised the rents by 10%. They did not offer anything in the way of renewal incentives either ,the rent would just go up and office staff were usually aloof ,they also conveniently adjusted their office hours to being closed on saturdays and sundays - who does that in an apt complex? - especially to people looking for an apt who work during the week. I also noticed an uptick in crime and cars being broken into due to the property not having any type of security patrols, proper lighting or any type of camera system. find someplace else because Tipton certainly doesnt care about your well being here just your money. moving out was the best thing we did.

Experiencia fantástica: I decided that my review was made in haste and frustration! The complex was quick to get the issue with the plumbing fixed and have not seen any issues since. My wife and I have even made the choice to renew our lease. I and now very pleased with the service we have been getting!
Mark Powell, we strive for 100% satisfaction, and we regret to find out that this was not the case. Unfortunately there was an emergency on Saturday where the water did have to be temporarily turned off in order to make the repair. We sent out two notices 24 hours in advance informing all residents of the planned repair. The maintenance team and plumbers were here on Saturday working on the repair. We know the importance of having the utilities on at all times and apologize for this unforeseen emergency. Thank you again for taking the time to let us know how we can improve.
