Experiencia negativa: After taking over from Lincoln Property Company, Willow Bridge has dropped the bar and deserves a 0 star rating. They are shady and unprofessional…I would look elsewhere for a property that is not managed by them. You deserve better!

Experiencia negativa: If I could give 0 stars I would! I am writing to formally escalate an ongoing issue regarding a $300 deposit that has yet to be returned to me after nearly a year of repeated follow-ups. I have been going back and forth with your company for months regarding this matter. The property manager, at Ferro apartments in Plano, TX Jennifer Garcia Avellaneda, has demonstrated extremely poor communication throughout this process. After initially engaging with me as a prospective tenant, communication significantly declined once she realized my race. My follow-ups were ignored, and I did not receive further responses until I involved the corporate office to request a refund of my $300 deposit due to the failure to send my lease agreement. Since then, I have been told multiple times that my deposit check has been mailed. However, I have never received it. I have had to contact Jennifer Garcia Avellaneda multiple times for updates, yet there has been no resolution. I even offered to pick up the check in person to resolve this matter promptly, but that option was not facilitated. As of today, I am still waiting for my $300 deposit. This experience reflects poorly on Willow Bridge as a company. I have lived in many places and worked with many different personalities, and I have never encountered this level of unprofessionalism, lack of communication, or disregard for a tenant. At this point, I am requesting that someone from corporate leadership contact me directly to resolve this matter immediately. I am extremely frustrated with the ongoing delays, the lack of accountability, and what I perceive as discriminatory treatment. I look forward to prompt resolution and direct outreach from corporate regarding this issue.

Experiencia negativa: I leased at Brookside Commons KCMO and it’s been over a month since I’ve moved out & I still haven’t received my deposit back. Nobody answers the phone or emails. Do not rent from any Willow Bridge property. These people SUCK.

Experiencia negativa: One star (no lower option available). I am a current resident at Canopy Villas Apartments in Orlando, FL, managed by this company. For over a month, I have been attempting to resolve a health-related issue caused by the apartment conditions. Despite repeated phone calls and emails, there has been no meaningful response from property management or corporate offices. As a result, I have been forced to stay in a hotel at my own expense while continuing to pay rent. The lack of communication and failure to address a serious habitability concern is unacceptable. Prospective tenants should proceed with caution.

Experiencia negativa: If I could give fewer stars I would. Team has been unrepentantly unhelpful since before we even managed to schedule a tour. Having now lived here for multiple years, I couldn't imagine have a worse experience with Management. From The common area washer and dryers not functioning, and it being left to myself and other residents to deal with the vendor ourselves as the team said it wasnt their job, to the unserviced garbage dumpster left rotting in the sun for 5 months as the management office refused to pay Trash vendor La Mela and as such stopped receiving trash services for months with no alternative provided until residents got vocal, and now, refusing to plow the snow from their own parking lot and telling residents they are SOL and to dig themselves and the public spaces out so there's room for residents to park. What are we paying for? and paying a lot, Rents will raise on average $200-$270 per year, each year. 900 sq ft for almost $2000/mo because private equity is more important than raising families.

Experiencia negativa: I've been living in my community since 2019 before willow Bridge came if you want to face eviction for late payment of water bill this is the place for you the terror and mental anguish i have been through and constant threat that if you are late they will proceed to eviction instead of trying to offer resources or payment plans you're not even allowed to dispute the inaccurate charges there's no community we are treated as business I've been diagnosed with cancer and taken to court for late water even though it was a zero balance the process continued I've seen all the previous tenants be evicted over this same issue Treat your tenants like humans life happens and the aggressive attorneys could care less

Experiencia negativa: My move in experience has been negative. When I arrived at my apartment the carpet had not been replaced and drywall dust covered the counters in the kitchen. The leasing agent accompanied me inside and was very unhappy that the unit was not ready or clean.

Experiencia fantástica: Thoroughly enjoyed my 3 years living at Moda. Complex is well maintained and the leasing staff is phenomenal (specifically Claudia and Dustin). Close to plenty of fun locations in the Uptown / Victory Park area. Would recommend to any and all.

Experiencia negativa: Literally the worst property management company I have ever experienced. They allow smoking in all units on my property even though there is a small sentence in the lease that would make you think otherwise. The staff are wildly unhelpful and everything is always "out of their hands". They perform construction without notice. They just dont care.

Experiencia negativa: NO STARS!!!... I'm a resident at The Seven apartments since January 2025, when I say everything that willow bridge offers and stride to commitment falls very far to the ground. My unit was switched before taking possession, my move in list is a novel for a new community still under construction. I've asked for a transfer and have been denied, parking is more than awful. maintenance he's inept. my unit floors are uneven. the planks dot met each other, oven rack don't move, took over month for refrigerator door to be replaced, weather stripping on both doors show light into unit ( mind you been replaced with the same material that needs better material), cabinet doors cracked about to fall off.. keep in mind ( trust me I have written and called) even went by the management and cooperate office to no remedy only if I move all perks and fees will apply.. They let people move in to fill there commission and the HELL!. with who's here, very unprofessional. my lease is a long one, never should have moved here. Now lets see if I get a response for this???..

Experiencia fantástica: I enjoy my experience at Laurel Green apartments. They have a great staff and a great maintenance team. Carlos and Zakeem are very response, respectful, and do a great job at maintaining the apartment. Every time I have put in a maintenance request it is taken cared of immediately and it has always been a wonderful experience with this team. Carlos and Zakeem not only do great work maintaining the apartment but are also very hospitable. They always greet me with smiling faces whenever I see them in the community. I highly recommend this being your next home.

Experiencia negativa: Vendors please make sure to ask for your payments before you do any work or get paid on the spot because they will ignore you when you are asking about over due Invoices and when they change managements they do not care to take care of those over due payments at all. Mine were months behind and this management company only cleaned their hands saying talk to new management company. EXTREMLY UNPROFESSIONAL.

Experiencia negativa: Overall, we have reached out to management regarding our individual dwelling, amenities and overall safety of the complex numerous times. There has been issues with exposed wiring on electrical boxes for lamp posts, dog excrement with worms, mold, sidewalk flooding, trash i.e cigarettes/broken bottles (it took 3 emails for them to pick up 1 bottle of glass due to them picking up partial parts but leaving some near a stroller) etc., and light sockets. There also have been leaks from the porch above us into our window by our front door. We have been polite and have provided adequate time regarding our concerns. However, adequate accommodations have not been met nor has a timeline or detailed plan been provided as requested. The only consistent answer we’ve had is the manager will get to you (from the assistant manager) and then they have not talked to us further. This has been ongoing for months. Quite frankly, we are at the point where we would love to leave if we could afford it.

Experiencia negativa: Willow Bridge was contracted to manage the re-branded Cottage Living in Conroe, TX upon its purchase by Christopher Todd of AZ from Cottage Green, the developer mid October 2024. The community is nice, the people are nice, the office staff are nice (I'm sure they lease lots of apartments) but this is a community of stand alone cottages with a target market of an older, affluent tenant most likely downsizing from home ownership. We don't have debt and we don't pay bills without support substantiating the balance due. Three weeks after the sale and the back office operations are still not fully in place. Conservice was contracted to handle allocated expenses, but the property manager hasn't notified any tenant about this. Conservice bill details are to be sent USPS (yes, you read right, in 2024 they're using USPS). I've checked in with my friends in the community and none of us have received anything from management or Conservice, but we all have balances owing on the tenant portal. The property manager's response when questioned is that you need to login into Bilt via the portal to see the details. (Bilt is yet ANOTHER service contracted... to market you a Mastercard for paying your rent, getting your rent on your credit report and earning airline points for paying rent. Mind you, the terms and conditions of Bilt allow them to data harvest you HARD, charge you any fees they like (and change the fees anytime) and they've had multiple data breaches in recent times. Boomer age tenants are typically NOT interested in these millenial-targeting apps. We understand that nothing is free and we value our data privacy.) There is no communication to the tenants from the management other than to tell us the bills have been posted to the portal. When pressed about the use of USPS for Conservice, I'm told the manager has been doing this for 10 years and never seen then email a billing (yet my last apartment, which I detested, also used Conservice and we received email billing details mid-month for the fees due on the 1st of the next month). Translation: This is the level of service Willow Bridge has contracted from Conservice. Some of the other reviews take Willow Bridge to task for added fees and that seems to the new 'norm' in rentals: Valet trash $35/mo, the cost of dumpsters and pick-up service allocated to the tenants, submetered water allocation, amenities, etc, etc, etc. and every time a fee is allocated, there's typically a fee attached to it for the privilege. This isn't just Willow Bridge...the whole industry decided you wouldn't notice until you've already signed the lease and, frankly, they were right. I'm sure most renters under the age of 50 won't care about any of the things I'm writing, but if you're older and feel you've reached the point in life for a more relaxed existence but don't want to be trapped in the over-55 communities (with their service/activity add-ons totaling $500+/mo), I'd advise you to avoid Willow Bridge managed properties based on my experience with them so far.

Experiencia negativa: Willow bridge recently took over my complex and only gave us a week notice to stop using a payment app called flex. In fact they didn’t even give us warning I had to personally email to see if it would still be an option . Now we have a week to completely rework finances and pray we make all of rent on time. They aren’t even offering us leeway with when rent is due or bypassing late fees for a financial transition that should have a month warning atleast. It was like pulling teeth to even get any proper replies through the email they gave us. Already off to a horrid start.

Experiencia negativa: Moved into Parkside One Esterra in Redmond. The property looks great on the outside. When we moved in, there were bugs in the apartment kitchen. When reported to the leasing manager, they were like we can't do anything and you should move in and stay, and we can try to fix it over the week. How can you tell the residents to move in to a bug infested property. The pest control is scheduled for after 4 days. They told us to use the kitchen in another vacant apartment and stay in our apartment. Is this what someone would like to call home? We sleep in some apartment which has bug infested kitchen, and we cook in some other apartment which has dust in all other areas. We paid full rent for these days as well, then why should we be suffering. And that too because your employees decided not to do their job properly. The apartment was not cleaned at all. We had to take out an undergarment which probably belonged to one of the previous residents from the washer. The bathroom sink has visible hair stuck in the drain. On top of that their attitude is we don't care. The Regional Manager is not even considering our issue as priority. We have been trying to reach out to them but they don't even care to reply. We had to delay the delivery of new stuff that we had ordered just because we couldn't put our existing stuff at its right place because there are bugs. This is one of the worst decisions we have ever made in our life. We highly regret deciding to move in to Parkside One Esterra, Redmond.

Experiencia negativa: To Whom It May Concern, I am writing to formally file a complaint regarding the conduct of Diana Sydney-Landers, the Property Manager at Soverre, on September 11, 2024. I am deeply concerned about the handling of my situation, which has had significant repercussions for my health. On September 11, 2024, I was locked out of my apartment and unable to access my unit. I initially called the front desk and was placed on hold. When I arrived in the lobby, I spoke with the concierge, who then directed me to Ms. Sydney-Landers. I informed Ms. Sydney-Landers that I was locked out and that my key fob was inside my apartment. Additionally, I explained that the mobile app used for access was not functioning. Despite this, Ms. Sydney-Landers instructed me to wait, citing that there was nothing she could do at the moment. During this wait, I observed her sitting in her office at her desk.. The situation was exacerbated by the fact that I have a medical condition that requires me to take medication at specific times. This medication must be kept refrigerated, and being locked out of my apartment jeopardized my health. On September 10, 2024, I experienced a similar issue and managed to enter the building through calling the leasing office, during business hours. However, the lack of access on both days placed my health at serious risk. When I asked Ms. Sydney-Landers about the delay, she reiterated that I needed to be patient, which was both unhelpful and dismissive. I requested immediate assistance to access my unit, and only after expressing my frustration did Ms. Sydney-Landers instruct the concierge to use the master key to grant me entry. The lack of prompt assistance and the disregard for my urgent medical needs were unacceptable and unprofessional. I request a thorough review of this complaint and appropriate measures to prevent such occurrences in the future. A response detailing the actions taken regarding this matter would be appreciated. Thank you for your attention to this serious issue.

Experiencia negativa: Moved into a new property in Pittsburgh, Pa. The building is certainly eye candy but that is where it ends. The materials are very cheap. No soundproofing. The area around the pool deck is very slick. We did not receive our mail for 3 weeks, until we had to go to our congressman Delusio about it. Apparently no one from administration told Usps that the building was ready for occupancy. Additionally packages have been stolen from the mail room which does not have the lockers installed yet. One tenant's foot went through the shower! One tenant had bees invade their apartment. We couldn't use the hot tub for 2 weeks because someone took the knob and no one had a replacement!

Experiencia negativa: I moved into the recently built Towns of Calcutta Townhomes in Stockbridge in October 2023, thinking that since it was a completely gated property it offered security from outsiders. This has turned out to be a hoax. Here we are in mid-March 2024 and the gates are still open and we have not received our access cards to get in the entrance gate. When you ask local management about when the gates are going to be closed, when we are going to get the security that we were promised and are paying for, they don't have an answer or don't care to find out. All types of people have been coming onto the property which makes this place feel very unsafe. I have had to run from strange people in a white van on three occasions while walking my dog. I moved here to feel safe not to live in fear. They only have one maintenance man for such a large place, so it takes forever for any repairs to get done. The door knobs on the doors are cheaply made and keep coming apart, instead of upgrading them they just keep putting them back together only for them to back apart in a matter of a few days. I have a stain on my ceiling from a leak that the roofing people came out to look at, it has been over a month now, and still no resolution. When I ask what is going to be done about it, no one knows anything. Hopefully, I won't end up with a severe case of mold and mildew before it is resolved. My shower door keeps coming open and will not stay closed while taking a shower. Instead of resolving the issue they only placed a band-aid on the problem only for it to become an issue again not even a month later. I moved to the Towns of Calcutta because it was new construction and the lies that were advertised written and verbally about having great management, and complete security. If I could give this place a ZERO, I would. I am in no way getting what I was promised or am paying for. Management is a joke, they know absolutely nothing and do not care to be bothered.

Experiencia negativa: If I could do less than 1 star I would!!! DO NOT LEASE ANY PROPERTY MANAGED BY THIS COMPANY!!!!! If you enjoy OVER paying and under delivering let me give you my venmo and I will give you a fluffy blanket and go down and reserve you a spot under the Walnut Hill/75 bridge!! I have lived in Preston Hollow Village apartments for almost 6 years and I CAN NOT wait to move out of here! Apartments used to be beautifully maintained and office staff used to care about the residents but ever since Lincoln Property stopped managing, it has gone down hill at 90 miles per hour! First these apartments are not cheap so you would think that things would be operational around here NOPE! Elevators been out (reoccurring issue!) for 3 days ZERO communication on when/if it will be operational again. Office staff is less than pleasant but hey I am not looking for a buddy but one would hope they could at least be helpful, can they at least answer emails or calls? Is that really to much to ask? They will be really nice showing you the property but after you have signed GOOD LUCK! After you pay rent and a ton of fees, then they charge you to park. If you ask for touch up paint to keep your apartment looking nice they look at you like you have three heads. You ask about the "luxury vinyl flooring" that is popping up everywhere and they say...Oh that can't be fixed until you move out... The only bright spot about living here is the cleaning crew and maintenance guys literally could not be any nicer! WILLOW BRIDGE DO BETTER THIS IS RIDICULOUS!

Experiencia negativa: Since 12/18/2023, I was left without power, heat, or hot water in their newly acquired Prynn Hills property . Now 6 days later, this slumlord refuses to give me access to a shower in a vacant apartment, or a hotel, or any reasonable accommodation. They have lied saying they will call me with a resolution, they have repeatedly closed any work orders I have submitted. I have never been treated this inhumane in my life. One star is far more than they deserve! UPDATE: 01/04/2024 I have had heat and hot water for nearly 24 hours now. I was finally given access to another apartment on January 2nd after being told that it was a "miscommunication". Unless this is a last resort, spend your money elsewhere! Don't get trapped in their lease!

Experiencia negativa: DO NOT LET THEIR PROPERTY IN OVERLAND PARK KANSAS FOOL YOU!! The gates work sometimes and there are so many fees that have been added that that $1200 rent is actually $1375 so prepare for that. Also maintenance comes when they want and if your in the apt they are most likely to avoid it until your not home… also the don’t even know how to turn off a light switch when they are done! Completely incompetent it a complete struggle dealing with them. Then the office responds when they want unless you file the complaint on the main page like a new possible tenant. Unless they want something from you. I was to move into a “move in ready” apartment on 10/7/23. The apartment was not move in ready. It was completely dirty and disgusting. Mold filled broken fridge, Non working toilet covered in dried urine, mold, pet feces, urine in bathroom, dirt, old food in cabinets, unclean carpets and floors. I have pictures and videos to prove that! My family and I did over $800 worth of cleaning to make the apt move in ready. I was also charged a fee by the mover due to late/stalling the move. I’m still finding and cleaning areas of mold and pet debris from the previous tenants.o do! Spend your $1300 a month somewhere else I wish I had!! Kansas City is beautiful it’s 15-20 mins away from this complex! Just warning others to keep away from this property and avoid Lincoln Properties face lift of willow bridge as a whole because they don’t even follow or practice their own values/ promises of Respect integrity balance empowerment or commitment!

Experiencia negativa: I recently moved in to the Monroe at Monterey in Palm Bay Fl on 09/05/23. I have to say it's been the worst experience so far. I was told I was moving into a renovated apartment and it is not. 1. I had issues with my electrical panel which took them weeks to fix. 2. My stove burners still do not work. 3. I have water leak coming thru the wall near my patio door in bedroom. 4. I have still not received a key to access my mailbox. 5. I was suppose to receive a $300 discount on my rent for the month of Oct and Nov. I got my first statement emailed to me for Oct and the discount is missing. The young ladies that work in the leasing office are nice but they're not very helpful at all. I have submitted multiple maintenance tickets and complaint and nothing has been done. It's a shame because Lincoln Property Management owns this property and it's a lack of respect for your tenants. You expect us to abide by the terms of our lease and pay our rent every month and yet I only think it's fair I'm living in working apartment. Not much I can do I guess is just don't give them my business. Once my lease is up I won't be renewing it.

Experiencia negativa: The worst run apartment management. Complaints are not addressed. Galloway Ohio Madison apartments leave security lights burned out for 8+ months , high car thefts. Homeless men sleeping under steps. The pool is over run every weekend by non tenants, they take over the grill and play music so loud you can’t hear the person next to you talk. 90% of the landscaping is dead. Manager either doesn’t show up or locks clubhouse door s during his work hours. . No one responds to emails sent through portal that includes regional staff. No available regional staff to respond to issues. 3 weeks the pool has been shut down due to dark green slime water and algae jets not working. Pool closed early last year due to destructive behavior from 35-40 non residents partying, broken bottles in pool , vomit everywhere. These people are invited by 2 renters and it goes on every weekend.

Experiencia negativa: The attitude of your managers in our area is very terrible, and I can't stand it anymore! Look how many people move out of this place and they all leave because of the terrible attitude of your staff! Your managers do not immediately make the necessary documents, I live for 6 months, I still do not receive an invoice to pay for electricity. I still can't receive parcels on my own because I don't receive the code. When my lights were turned off due to the fault of your managers, the girl talked very rudely, and did not even help me deal with the situation. Next, they close the pool whenever they want, the pool should work until 10 p.m., they close it at 8 p.m.! They don't solve the problems with furniture when it breaks down! My friends lived with a broken refrigerator for 30 days, and your managers didn't want to solve the problem! Next, I brought a check to pay for the apartment, and she FORGOT about it and did not pay it on time !!!!! It's terrible! Fire this employee because you lose customers because of her! Experiencia negativa: Unfortunately, I am stuck in an apartment that is infested with fruit flies and bees. I have been a resident at City Parc at the Ranch in Lafayette, Louisiana for three years. The office staff an maintenance have done a good job reaching out to pest control. I have requested to move out ASAP as I am highly allergic to bees, …the fruit flies are coming from the windows, vents, cracks in the plank flooring, through the cracks in the door and my closet. I have had to move out some of my furniture due to this issue. Flies have been found inside of my refrigerator and cabinets. No matter how much I clean the issue gets worse. My original move out is July 31st, & it was moved up to July 21st. Which is no help & simply means I will be paying for the month of July and I will not be living inside of the apartment due to the infestation. Pest control has tried everything. I have attempted to reach out to the company but no help. Just for reference, I set traps for 24 hours to see if I can catch any. I have included photos to this post. Miserable & very unfortunate & disgusting experience.

Experiencia negativa: I contact this location today at 1:35 pm to get assistance with a refund, $300, I never received from when my application was denied with Legacy Fox Valley on 02/02/2023. The rep that I spoke with provided the wrong contact number to follow up with the right department. I called back to let her know that the information was incorrect. I was informed by her that they haven't managed that complex in over a year. Okay? Lincoln Property contact details were listed for contact online. I asked for another number for contact and apparently that was too much to ask for. She berated me and called me a child and suggested that I take medication. I requested to speak to a manager immediately after she said that to me. She hung up on me and when I called back she refused to escalate my concerns to be properly addressed by her boss. Terrible choice to have someone like that representing the company's brand, especially if you're seeking new applicants! I will be sure to leave this review as a warning on all platforms to make others aware before renting.

Experiencia positiva: I live at the Village Drey in Dallas, Tx. Our apartment for the last 4 weeks had a strange odor, damp musty throughout the unit. Couldn’t determine the issue, possibly HVAC unit or poor ventilation. Called for the HVAC to be looked at, then suddenly a leak in the master closet. Maintenance asked to remove clothing and shoes for repairs, removed clothing and then noticed my summer shoes on the floor and covered in mold, then noticed several long dresses. Notified management, instead of getting a mold report they wanted to tear our everything without knowing if it was mold. Please be aware of these conditions for all units, the mold is Asperigillus which causes lung issues, cancer, asthma, etc. my cat now has asthma and struggles to breathe. Learned that most apartment complexes receive mold due to construction and maintenance. Our throats hurt, constantly congested, stopped up, and now have no where to live, must vacate the apartment and all my belongings are infested with mold spores. Great job Lincoln Properties for keeping your tenants in safe dwelling, damaging my health conditions, my cats livelihood, ruining my personal belongings and most of all Vice President John Walters of Lincoln properties not responding to tenant hazardous dwelling. Always good to have a VP that doesn’t care about tenants.

Experiencia negativa: ** Note: this same review is on One Uptown google site but I am placing here assuming the staff is hired and trained by this management company. It is a direct reflection of who they have managing their properties and the lack of compassion and customer service the staff has. I applied to "One Uptown" place after reading the reviews and seeing that despite the traffic on weekends, that the staff goes above and beyond for their tenants from beginning to end. It is my first time applying to a building and I submitted my application for February 2023 move in. I went on vacation thinking I could get back to this after I came back. I had a missed call from them and I called back despite being international to touch base and they made it seem like "all is well" and just to check my email when I can. All to get an email notifying me that my application had been denied and cancelled cause I was unreachable for what they claim is 5 days despite it being a holiday weekend so really 3 days. I responded apologizing and saying that I can get everything squared away when I return or if truly needed I would pause my holiday vacation to get this done. From the start it had escalated to Misty the Community Director and unfortunately it only went downhill from there. Immediately threatened that I am going to collections yet never explained how I could go about paying off my fees. I asked if I could have the application reinstated considering I was unaware about the process and the response was simply cause of the money. That's what seemed to matter the most. However, clearly not enough cause I am willing to lease at the property for 15 months but they are more concerned with me paying $365 for being unreachable during the holidays. I acknowledge my fault in this situation but you would think a luxury property would be flexible and handle this with grace. I received a less than gracious response from Misty every time I emailed asking about alternatives and options despite her ending every email with "If you have any additional questions feel free to reach out". Why invite me to reach out if you are going to give me the same response to each question? Or why not escalate it to someone who could review and consider if you're unwilling? So if you are looking to apply here: do not expect an escalated issue to be resolved. Nor expect compassion of any kind. Do not think about going on vacation until you have everything squared away, constantly check your email or you will be threatened to be sent to collections with little to no instruction.

No one from the corporate office will call me back to discuss my concerns and give me compensation. I went a month without A/C and called multiple times to talk about paying rent since this is a violation of my lease and against this law in the state of Texas! Now the cold weather has started in Texas where I am without heat and keep getting the run around! Once again no one will call me back to talk about compensation! I am beyond over all of this!

I am moving out November 18, 2022, because of the up keep of the community. The last situation that occurred was finding where rats had been in my car eating out of boxes that I was taking to my elderly mom. In addition, the roaches are bad and the air condition doesn't work properly. I have put in numerous requests to have the air condition serviced. I went for months without air. Experiencia negativa: This is the company that took over Harbor Landing Apartments in Stamford, CT. They’re HORRIBLE. Customer service is rude as well and they don’t take complaints well. Ever since they took over the apartment, it became disgusting. I spoke to someone directly at this location about my security deposit and they were rude. You all have no right to be rude when rent is charged over $2300. It’s not even worth the price. Whoever is looking for apartments to rent, make sure you research the company in charge and if you see Lincoln, run the other way.

Experiencia negativa: I have rented from Lincoln a total of 8+yrs 2yrs here at the Village Gates. I was contacted by Emily saying they won't renew my lease because they have to work on the ducts and need my apartment empty as well as the one behind me. I asked to be put in another, she said I'd have to go to the office and start over. I never been late, Never any disturbances. Never a problem. Originally I had 15 days me and my roommate 50 and 59 woman, couldn't possibly move like that. So Emily said ok Sept 30. We have reached out to see if we can get in another no answer or response back. Now I come home from my second job last night and they rented the apartment behind me. So 1. we was lied to 2. I spoke with the new neighbors I pay $1304 for my apartment and theirs is set up exactly like mine 2bd 1 ba no upgrades . Low and behold they are paying $1800. So we are being pushed out with rising rent of $500 bucks! I have Never been treated so horribly when I've done nothing but be an excellent tenant. What happened to the top knotch service and compassion Lincoln Property once held? I'm in tears daily trying to find a new place. This is unbelievable people are numbers now. Putting more people in the streets is what's going to happen. I don't know how you guys can live with yourselves.

Experiencia negativa: I'm a tenant at one of their properties in Florida. Front gate is always broken, pool out of order, have had a cockroach infestation despite immaculate kitchen (finally hopefully got resolved after pest man came 3 times), dirty breezeway and needs refinishing yet they want to charge $1400 for a small one bedroom apartment!! Plus add these fees onto that and it'll be $1500!! For an apt built in the 1980's!!! They put profit over their residents as Florida is in a housing emergency with everyone moving here and this company just hikes rent even more!!! So unethical!! And I'm legally disabled and they couldn't care less!! Waiting to see if corporate calls me back!! Left 2 voicemails today after hearing from the office that they can't waive the rent increase!!

Experiencia negativa: Kayla B, executive admin to the president of housing, does not do her job. I left a few messages and no return call. And in fact told her operator to tell me she’s not taking my call and then the operator proceeded to tell me that I needed to let her off her phone so she could do her job. Isn’t your job as an operator to answer phones? This company is all about the bottom line and no humanity. When I first moved my property is was great but since the enhancements they have forgotten their customer service skills.

Experiencia negativa: am writing about an incident that took place this past Saturday, December 11th, 2021, around 11:30 pm. A rotted out tree broke and damaged both of my legally parked vehicles, causing approximately $5000 in damage. I have been a tenant of Palm Court at Wellington since June of 2020 and have seen numerous trees that are rotted out, break and damage vehicles and other personal property. It is the landlord’s responsibility to make sure they take care of any trees located on their property that could or will damage someone else’s property. Lincoln Property Company denies any liability. They take the position that it’s the tenant’s fault they parked legally in a designated spot and had their property damaged. It is Lincoln Property Company’s responsibility to ensure the safety of its premises. As Lincoln Property Company has failed in this regard, they were negligent. Their negligence caused damage to my personal vehicles totaling approximately $5000 and I should be reimbursed for their repairs. There was no event which caused the tree to fall except for the lack of proper maintenance by Lincoln Property Company to repair and/or remove the rotted out tree prior to it falling over and damaging my vehicles. Experiencia negativa: Do NOT rent from this Property Management! They do not maintain their property. They are slow to make repairs. The pool has been down for two weeks because they will not approve the expense to repair it. The chairs at the pool are dry rotted and falling apart. The firepit has not worked for over a year. The stairwells are dirty and need to be power washed. I love the location and my neighbors, but the amentias are subpar, especially for the rent we pay. Our apartment is in a complex that is considered "Luxury Apartments." The rent is for a luxury apartment, but the amenities are not!!

Our building is dirty and it smells. We lack security. There is no communication between the management and the residents. When contacting management specifically there is generally no response. The staff has been incredibly rude at times. However there are a couple staff members that are completely professional and responsive. It's unfortunate that they do not have much authority. Experiencia positiva: We have recently moved into The Townhomes at Bluebonnet Trails and have been moved in just shy of a month now. When we signed up, there were no move in promotions or discounts offered. Unfortunately within the time span of under a month, the complex has offered a few move in promotions and discounts that as an original resident, I was not made aware of or could not take advantage of (I only found out of these discounts because I follow the property’s Facebook page). Most recently I have discovered the rent has dropped nearly $200 a month for new residents for the term of their lease! We signed a 12 month lease at the higher rate and feel even more taken advantage of. In the current environment that this pandemic has yielded, such savings would be extremely helpful. We were so excited about the property that we signed on before they even had any units available to look at, but that excitement has dwindled. We had a family member that was interested in the complex but has since become uninterested due to our experiences so far. We don’t even have an ice maker yet... I have called the regional manager and hope to have this resolved soon. I know Lincoln has a 30 day move in guarantee and I hope they will still honor it with us. **UPDATE** This is a late update by given my experience with the property management company that took over our property from Lincoln, I felt it necessary to update this one. Lincoln reached out to me after this posting and made things right. I hate that they aren’t our property management company any more.

Experiencia negativa: I think that one star is too many stars for this property management organization. Clearly they only care about profits. I started renting from Lincoln properties in an apartment complex in Florida when I started my first job out of graduate school. I was very happy with the beautiful community but that is where this review ends the positive note. Three months after I arrived in my home a hurricane blew through town and caused significant damage to the building and destroyed one of my windows. The window was patched with a tarp and board. Despite multiple inquiries it has now been nine months since the window has been damaged. It has never been repaired, has never been in acknowledged nor have I been fairly compensated in any means for this damage which is completely ruined the light in my house as well as made it unwelcoming for guests (they call it scary in my “luxury” apartment now) and made that room unusable. It’s a 1 bedroom apartment so it’s not like I have many light sources. I’ve tried multiple times to get in contact with anyone to deal with this but the only person I’m able to speak to is the leasing manager at my own complex and even she tells me that management does nothing to help them complete the repairs on the windows that were entirely broken. In fact she informed me that despite multiple emails to management they either either told her that the repair would not be approved by the company or they simply did not respond. And this is not just in regards to my window in my apartment it is affected multiple apartments in my plan. Additionally other apartments in the plan were reported to wait months for their air conditioners to be repaired. We live in Florida! So while the apartment plan was built to look attractive apparently no maintenance occurs whatsoever besides planting flowers at the entrance. Maybe if you’re lucky you will get a place that never has an issue and weather will never be in a matter of concern but in the real world this is no guarantee and Lincoln properties will do nothing to help you or make your house livable or “luxury” as they describe their homes. They will however continue to charge you your full rent and threaten to evict you if you do not continue to cough up the cash.

Experiencia negativa: Angela from the front desk AT CEDARBROOK APARTMENTS has nothing better to do than harass residents. Worst management ever! I had so many problems with these apartments from the time I moved in two years ago till now! Today I got a call, they claimed I never paid a pet deposit and want to charge me $300. I paid this two and a half years ago when I moved in and have since paid monthly pet rent on top of it! What a joke! Then after she realized she made a mistake she calls back and threatened to fine me $100 for not having my dog on a leash.... which never happens! I’ve never given anyone any problems, I’m a quite and responsible resident and pet owner, I always pay my rent on time every month. I’m over this place! If you’re thinking of moving here, DONT!

Experiencia negativa: I stay at one of the properties here in Aurora CO and at the beginning customer service was wonderful but now it has declined and hard to reach the office. I have the worse upstairs neighbors I've complained various times and have called the police but nothing is being done. It stinks because I work near by and it's perfect location and i have some reservations on the apt look since the price is up high but its ok living. Yet the neighbors is just one thing they can't seem to give them warnings or advice them to keep the music, arguments to a minimum between the hours of night indicated on lease and the smoking weed out of the apt since somehow the smell sips into apt. I would definitely NOT recommend this location and maybe not his property company if they can't fix the office issues

Experiencia negativa: My property is disgusting, I pay 1399 a month and the trash compactor has been broken since august at Vantage at wildewood. There’s no way to get in touch with emergency maintenance, the office phones are always broken or go unanswered. When I moved in, I had a ton of concerns that are still not fixed, so much for Lincoln’s 30 day satisfaction guarantee. There are RATS eating out of the trash bins they have sitting in our parking lots. They don’t get emptied nearly as often as they should. I have tried to call corporate at least three times, and left messages for their regional property manager. My calls have gone unreturned. This place is a sty, BEWARE!

Experiencia negativa: I am a current resident at Tarpon Harbour and I am not pleased with my experience. After several attempts at trying to find solutions to our issues, we have been left with no choice but to contact someone above our property's leasing team. I pay an absurd amount of money to live on the water and enjoy my view. However, I have not been able to use either of our two porches in the past 4 months due to a bee hive built inside the foundation and wood of our porch and house. When a maintenance order was put in, the issue was not resolved. Two months later, another maintenance order was placed, nothing was done. There has been multiple emails and communication between the leasing consultant and our unit where she states that she simply 'does not know what to do'. We pay a monthly fee for pest control and expect that money to be put to use. If I pay extra for pests and a view of the ocean but I have pests and can't enjoy my view, what exactly am I paying for? My dog and myself have both been stung while being underneath the carport simply trying to get in and out of the car. On top of this matter, the office is aware that I have moisture that has leaked into the walls of the guest bedroom and created what looks to be MOLD. They have simply stated that they can only come paint over it and nothing else can be done. DO NOT MOVE TO THEIR PROPERTIES.

Experiencia fantástica: I have lived at Park Central Apts. in Flower Mound for five years now and hope to stay as long as I can. The management here, especially Stacey has been very acommodating by bringing a light from my previous apt. here to the smaller apt . here, since I don't like ceiling fans, and is always there when we need her. She as assisted me with two apt. changes due to new circumstances in my life. Richard and the maintenance crew are great and always helping with things big or small. Experiencia fantástica: I enjoyed living at their Cypress at Trinity Groves location so much after my first year, I signed a two-year lease to stay put. Cypress has the nicest apartment gym I've ever seen, not to mention their friendly staff and quick maintenance turn around times. Speaking of friendly staff, there definitely are a few that have gone, and continue to go above and beyond their duties: Matthew (leasing), Benjamin (groundskeeper) and Stephen in maintenance. I'm not planning on leaving any time soon. Highly recommend this apartment and company!

Experiencia positiva: Most other reviews appear to be about apartments. The company I work for leased a business office. They have all the facilites/set up/ intentions needed to be good but poor management sets them back. They have a kitchen, great. It also had a water leak that took 1.5 months to fix. They provided plasticware and paper plates, great. They get refilled irregularly, as an example 3 months without plates. They randomly clean the refrigerator at night, great. They dont tell the staff and will just throw out everything in there including the night shifts dinner. To get around the not informing us after complaints they slapped a generic message saying every night after 5 PM they can clean it out. So f the night shift and enjoy the Russian roulette. The good news is some months they don't clean it out at all. They have a parking center, great. After 6 months and with plenty of parking they decide they have overbooked the garage and revoked all access cards of our business. Again, no notification. Just one day it stopped working. Other businesses including ones that come after us can access it fine. I imagine our company was targeted when we did not renew the lease (office relocation was in talks). Very unprofessional as we would still be there for several months and it was only part of our company moving as we expanded. They have a small gym and a cafeteria location. They also enforced a no smoking within a certain distance which I appreciated.Those were nice. All in all happy to be moving to a different location. At least I will be able to park somewhere and actually get to work on time and not sweaty.

Experiencia negativa: They did not fix the problem. Not happy at all with the Aventine apartments and especially with Lincoln Properties. We are expected to follow the lease agreement to the . But I guess the company doesn't have to keep up with the facilities. We have been at this property for almost 3 years and each year things just get worse and worse. The only reason we stayed is because of the location. To start the gates never work ("gated community"), the fire pit never works, the grills worked 1/4 of the time, our trash was left at the door all of the time, the noise complaint from our neighbors loud music was never addressed, we were unable to use the gym for many months during reconstruction and we're compensated with a $25 gift card (like that does anything), some of the staff is very rude (Jim and Joanna were only ones that are nice) the dog park stays extremely dirty, the car wash area is always broken, toilets at the pool area are never cleaned. We are also forced to pay for half of the month that we are not even going to be living in the apartment because we were confused on the date that we need to let them know that we are not renewing. We received emails saying we need to let them know by the 18th of September because our lease is up on October 31st but apparently that is not the right date and we need to let them know 60 days in advance. They are unwilling to drop the Novembers part rent even though we are moving out half way through October. My wife lost her job due to covid my work has been slow and we have a new baby. They are still wanting us to pay and on top of everything they want to give away thousands of dollars to charity instead of helping out their residents and actual paying customers. We paid our rent on time every month, they got tens of thousands of dollars from us and are still trying to squeeze out every last penny from us "Nothing they can do" BS.

Experiencia fantástica: We were at the Heights on Park Ln. The dog park was terrible only about half the residents would pick up after their dogs. The elevators were always down. The real problem was the lack of leadership at the management level. They were great at sending emails with all the rules but never enforced the rules. No follow up on maintenance issues to see if something had been fixed. JUST CLOSE IT OUT AND THE PROBLEM WILL GO AWAY. Here at The Caruth it’s the complete opposite. Maintenance issues get fixed quickly. Management actually calls and confirms that you’re satisfied with the repairs. It’s quiet, traffic is extremely light and no late night parties. Is like living in a small village where everyone is considerate and respectful of the other residents. Wish we would of moved here two years ago.

Experiencia negativa: First let me begin by sharing I have never posted a review and had to create a Google account to write this. DO NOT select Highland Lake Apartments in Decatur, Georgia. We needed a rental property in this area and all other properties were full - there are many negative reviews on their specific website (believe every single one) and the positive reviews are professionally written. For this reason, I felt it was important to provide my opinion, experience and recommendation to everyone who is considering moving into Highland Lakes. Requesting a lease was a month challenge - I can only imagine how much business the rental complex loses. To say we called them many times a day to try to obtain a lease with no response is an understatement -again if we didn’t need an apartment in the area, we would have walked away. Many of our friends encountered the same exact experience. The company would promise to send and the date continued to move out days and weeks. The more important part since move in - there have been multiple, multiple attempts via phone, email and in person to receive items for the apartment that are needed for appliances, submit the checklist which obviously is key for check out, and have trash picked up for over a week. (you are required to place your trash outside your door for pick up and pay a required $25 fee/month in lease agreement for trash pick up). I’m concerned about rodents and a service I’m obligated paid to pay for. In addition, I had to pay a $90 parking fee and we don’t have a car. Finally, it is important also to be aware the pools are not open (fitness center is not either). I understand the world of COVID as I work in a hospital BUT the other complexes in the surrounding area have their pools open and are maintaining the pool and area safely for their customers. If Highland Lakes was concerned about COVID, they would have cleaned the apartment prior to move in - I was going to hire a cleaning service but it was communicated the apartment would be cleaned by a cleaning crew. Our apartment doesn’t have carpet. Please note - on the first day, my child’s feet were totally black and they were only in the apartment with me. If I could rate negative stars - I would. You may not have any options and chose Highland Lakes - just be aware it doesn’t get any better. Lincoln should be embarrassed. When I went to this website and read Lincoln’s commitment to residents, I was dumbfounded.

Experiencia positiva: In regards to Ashton Reserve at Northlake, Charlotte NC I have been a resident for 8 years now. Lincoln Property Co. is the 3rd management company. There is very poor communication. There are numerous issues. I live on the third level and the trees directly in front of my apt have not been maintained and have grown out of control. They are full of spiders and wasps. I submitted maintenance requests in April and July 2020 asking that the trees be trimmed. Both requests were marked as completed but were never addressed. I have not been able to enjoy my patio at all this summer because of the wasps. My friend was stung by a wasp yesterday when he stepped out on the patio to smoke a cigarette. Thankfully he’s fine, but what if he had been allergic? I have not been able to enjoy my patio at all. This will definitely be my last year here.

Experiencia fantástica: We live at the Beach Place going on a year in May. We absolutely love it! We have lived at other rental communities in the past with large management companies leading them, so we can compare . The community is kept squeaky clean. The property’s atmosphere is serene and relaxing . Being that the beach is across the street, it’s location is perfect . My husband and I walk to the grocery’s store twice a week, it’s only a few hundred feet away! The pool is sparkling and beautiful. They even have herb garden where you can pick from. Fresh herbs ... for your meals , now that’s a classy touch . The apartments are extra large, with ample closet space. The staff are professional and uplifting, kind and courteous... always now that’s a lot to say . Mimi the property manager is doing an amazing job with the community and her staff ! I percent recommend The Beach Place. MP and VP

Experiencia fantástica: Living at Sugarloaf Reserve Drive Duluth has been great! I’ve met the wonderful maintenance staff, but more communication with Chris and Jason. They’ve exemplified outstanding work ethic and a wonderful personality in attending to my needs! They’ve always responded to work orders in a timely manner and shows up with a great attitude, no matter what the request has been. They go above and beyond...... Jason came to connect my heat and offered up a wealth of information that has been very helpful. For the first time living in an apartment no way would I have known the information he volunteered. Experiencia fantástica: Living at one of Lincoln Properties is nothing like apartment-life I remembered prior to becoming a homeowner. However, as the years progressed, I found I no longer desired the responsibilities of maintaining a single-family home. In addition, my home was too big for just me. I couldn't believe it when the first property I visited was perfect. It was so perfect, I took the apartment. It's spacious, without being too large. It's luxurious rather than feeling like a prefab building, and it has all the creature comforts of a home. My luxury apartment home overlooks the beautifully manicured lawn and invitingly crisp water of the pool. The two bedrooms are almost equal in size and there are two full baths. The maintenance team is top notch. While I only required their services on one occasion, they practically resolved the issues prior to entering my apartment. Talk about respecting a resident's time! They are polite and hold many certifications. The leasing team has to be one of the best I've dealt with as they are naturally professional, but they are also empathetic to one's needs and always willing to work with their residents. I have to say that selecting the first apartment can be risky; however, I simply followed my gut. It's the same feeling I had when house hunting. That took a bit longer, but when the right place comes along, you'll know it. Always perform due diligence in your selection, but if everything else lines up and the only thing left is viewing the apartment, go with your gut.

Experiencia negativa: I lived at Pecan Creek apartments for a 12 month lease. At the end of my lease, I gave them notice that I would be leaving and finding a new apartment but wanted to see how much it would cost me to stay 2 extra weeks outside of my lease agreement. At the time, I was quoted $600 so I went ahead and gave them my notice. When it came to my rent due date, I went online to pay like usual; however, the price was only listed at $73. When I called up to the office to figure out what the real price is and what was going on, I was told that the regional manager with Lincoln Apartments, Maggie Garcia, would no longer allow my prorated rent to be $600. She had bumped it up over $2,000 WITHOUT telling me. The people at Pecan Creek Apartments were great the whole time I lived there and were so kind in helping explain to me the issue. However, Maggie Garcia, would not work with them in helping getting it resolved. I have called her office and left a voicemail a couple times, but she has not been returning my calls. Since they screwed me over so badly with money while moving out, I will never rent an apartment through Lincoln Apartments again.

Experiencia fantástica: I have lived at Coral Vista for over four years and it is a great place to live. The property Management is awesome. The maintenance crew are amazing. The apartment is roomy with lots of closet space and the walls are sound proof so I rarely hear any noise from my neighbors. I have a large balcony on a beautiful waterway. Very quiet and serene. The high school is within walking distance. I would highly recommend this rental community.

Experiencia fantástica: I have been a resident of Arlo Memorial (formerly The Slate) for about 2 1/2 years and I love it. The Arlo Memorial / Lincoln Property team is beyond incredible and go far above and beyond the call of duty. Diane, Madi and all of the office team are amazing and truly make you feel like part of a community (actually, more like family). The maintenance team is the most responsive that I have ever seen in any community; not that you need the maintenance team very often because they are so proactive with their approach to preventative maintenance. The team has done so many great things to the community to make it an even more desirable place to call home from new amenities to pool side and club house renovations. If you are looking for a new home, look no further....this is it!

Experiencia negativa: I used to love living at the apartment complex, I moved to since 2017 but a lot of things have really disappointed me and I may be considering a different apartment complex. I had moved from one unit to another around the end of March of this year. Ever since I moved my new unit has had so many problems. It feels like every week I have something to report. I don't think the apartment was properly inspected when I moved. carpet was nasty and dirty. floors were not cleaned; there was debris. toilets were not working. and a constant issue with spider infestation throughout the whole apartment. I live with my husband and my 15 month old and 3 month old. I recently reported kitchen light out and other lights in the apartment. It has been over 3 days nobody has shown up to fix anything. I have called the office at the grove at Waterford crossing in Hendersonville several times and nobody answers. Now one of the toilets are broken again and cant even report it since nobody answers the phone. I lost access to my online account. I called yesterday to report the issues again, a gentleman told me he will send someone and nobody has come as of yet. This is unacceptable!!! specially when I am paying almost $1500 a month in rent for an apartment that looks like I am living in the projects!!! Issues need to be resolved or I will need to contact a lawyer and report this all over the news!!!

Experiencia fantástica: Clarion Apartments Decatur Ga So far I have really enjoyed living here. The location is great, and the apartments are nice. All my experiences with the management have been good, and the team has always been friendly and capable. The new owners have done a lot of work to the grounds which is always welcomed. There are some spots that are eye soars, but they seem to be taking care of them. They are also updating some of the amenities. Hopefully some benches in the dog park are coming. Just signed a new lease and hope to stay for a while.

Experiencia negativa: Please don’t live anywhere with the Lincoln Company. It is so unsafe! There was a stabbing and everyone in our management office left for their safety and didn’t tell us so police informed us it wasn’t safe to be here and we should stay inside. The police are constantly here answering calls and solving many crazy issues. We have had multiple mornings where we go to school and there is blood splatter on the sidewalk. They lie and tell people their gates will work soon to keep things safer, but when actually asked they told us it wasn’t in the budget and gates would not be running correctly even though we were promised at move in this was part of the place…1 year later, still not functioning correctly. We have reported smashed windows, stolen license plates, and different frights, but the company refuses to let other neighbors know what’s going on or warn anyone else for “fear of causing others to worry.” Our mailboxes were vandalized countless times to the point where I stopped having anything important mailed to me and instead asked friends to use their addresses. On a different note, our apartment was filled with bugs when we first moved in, to the point of finding 8 spiders a day. We talked with management at least 3 times and eventually had to pay deal with it ourselves and pay an outside source. We also had mold on our ceiling when we moved in and asked about it so they came and spray painted over it and told us to call if we needed them to spray paint it again. Unprofessional: They lost my rent and instead of following up at all they gave me an eviction notice that gave me 3 days to pay or be out. I did ask at this point if I could take the eviction and move anywhere else, but they said I would still have to pay fees to break my contract so I stayed. Also, my neighbor’s car was towed even though it had the sticker from the complex, company refused to pay for their own mistake. Last time I checked we were on our 3rd completely different group of office staff, managers, etc. That makes it really hard because no one ever knows what is going on or how things are suppose to run since every few months all workers rotate out. I was told to contact the actual apartment I lived at, but they refuse to call me back and instead continue to rip me off without reason. Do yourself a huge favor and don't ever live with at any of this company's apartments.

Experiencia negativa: STAY AWAY FROM THEM IF YOU ARE SEEING THIS . This Management charges extremely high cleaning / repair charges much beyond industry average even for natural wear and tear even after living for many years. Living experience for their property is not so good and even becomes terrible when you move out. Be ready for a big payment when you move out and forget your security deposit. We had WORST-EST experience staying in one of the apartment they used to manage. They charged whopping $620 for move out and settled back to 50% discount at $300. Meanwhile I traveled out of country and couldn't make any contact with them and they transferred due amount of $620 to NCAC (another junk company for due collection). Their people on help-desk are rudest one in country. Always make false claims and never ready to understand the situation. Happy that they got kicked out of the community. I tried several times to make them understand but lady at desk did not listen a single word. Their management was even worse for apartment. Slowest in service and poorly maintained ecosystem. I could see dog poop, snakes and coyote every now and then. ABSOLUTE RIP OFFF!!!

Experiencia fantástica: There are so many wonderful things about Lincoln Property and The Lodge at Spring Shadows that I don’t know where to begin. It is the best apartment complex I have ever lived in and I’ve lived in quite a few. The staff is so awesome, it is like family not tenant and I love that. The maintenance guys are wonderful, they not only are very quick in answering a call, but very helpful when you need anything. It’s just like a family here. Love this property. The grounds are alway immaculate, it’s quiet, it’s anything and everything you would want.

Experiencia negativa: I have had a terrible experience living at the Legacy at Highlands Ranch from the first day I moved in. My apartment was not ready when I arrived on my scheduled move in date and although I was compensated after pushing the issue there has been a consistent lack of care or pride from the property staff for their jobs or the property. I have had to ask for the same things to be fixed over and over such as the outdoor lamps that have now been broken for 6 months or more and still aren't fixed. I had to ask for the graffiti to be cleaned up because no one else seemed to notice it for months and much more! This has been my worst experience in renting in more than 20 years!

Experiencia negativa: This is my refrigerator that was delivered to me as a replacement. Your maintenance manager told me he did not have time to clean it or leave it in good condition. I told him it was unacceptable, so he left angry with a refrigerator in my living room and one in my kitchen, this one in the photo , dirty, damaged , and my groceries warm on the countertop... I had to clean it up and install it MYSELF to save my food from spoilage... SERIOUSLY HOW CAN THIS BE!!!!!!!! This behavior is unacceptable along with giving me a refrigerator in this condition after months of my bringing to your attention the condition of my existing refrigerator. This existing fridge was Jimmy rigged to get by without being properly fixed risking my health and my groceries, twice now.. I had to replace my groceries the first time. and this time I threw away some as well.. I am going to send a copy of this letter to the corporate office and be aware that this type of management is clearly a poor way of taking care of your tenants. ​

Experiencia negativa: The property I lived at was Villas of Sorrento in Dallas, TX. First let me say that if I could have gave a zero star I would have. The apartments stay trashy because they do not empty the dumpsters so they are always over filled. Lots of strays everywhere and why not since there is so much trash everywhere. Maintenance request are always tagged as completed when the maintenance worker comes by and look at the problem but don't fix it. The office staff has been know to take advantage of people by "misplacing" there money orders then trying to get them evicted. These apartments are full of elderly and low income individuals that do not have the resources to fight so the apartments usually win in such cases. I have refused to pay rent and they have tried entering my apartment when I was asleep without announcing themselves or without any pryor notification.

Experiencia negativa: Our rental was St. Tropez in Plantation Florida. The apartments were renovated and new, stainless steel and marble. Very nice. But that was the extent of the wonderful. There is no parking except for your driveway/garage and if there are more than 2 people or a large vehicle, you have no place to park. And forget about having guests.They charge you for everything. $40 to register each vehicle, $50 for keys to the gym (which is supposed to be an amenity)They say "deposits" for keys to the gym but you don't get your money back when you leave, they say you purchased them. Do I get to keep them then? They say $50.00 deposits on gate keys but you don't get your money back when you leave, do I keep them too? And don't get me started on the gates that never work, people come in and out all the time. It's not a gated community when there are hedges that have huge holes in them where anyone can walk on to the property. You are charged exorbitant rents for this place. Our price to renew was $2385 but after giving notice they rented it for $2100. Really? They don't care about their residents, they care about the almighty dollar. Our new place is so much better, parking everywhere and no charges for gym, gates or vehicles. We are so glad we moved out, we should have done it sooner.

Experiencia negativa: I'm a current resident at "the Fields at Lakeview" in Greensboro NC. I have been a resident here for a little over a year and I'm currently in month two of my second lease. The first apartment i lived in was decent. it was big, had a good floor plan and the neighbors where all nice. While transitioning into my second place (I had to down size), the experience was pretty rough. The apartment i was signed into had been double leased. meaning they had two parties signed into a lease on the same place. They where able to sort that mess out but since there where two lease holders, the gas company would come out and turn the gas on. I went without hot water and heat for 9 days. On top of that, after i had everything moved in and unpacked, i vacuumed for the first time and pulled 4 collection bins full of pet hair out of the carpet.....4. I notified the office of this issue and all the said was we have to wait for approval to have your carpets cleaned. That was over a week ago. i have also had a handful of general maintenance issues that take about a week to be addressed. So in closing. I would not recommend the property to anyone. Edit - The geese here are out of control. They defecate all over the place and they are a little hostile.

Experiencia fantástica: Moving back from overseas after several years, I was extremely grateful for the support, kindness, patience, and care given by Denise and all the Vines South team to help me get settled in my beautiful new Apartment. I have moved back to the U.S. many times after overseas stints, but none were as painless as this was, and actually quite easy! I cannot say enough about this team and how happy I am with them from introduction to my first 7 months living here and enjoying their incredible support and friendly assistance when needed! Experiencia negativa: While living here at Eastport Apartments Jacksonville Fl have for the most part been great! Maintenance is quick if we’ve ever had a problem. Haven’t had to go to the office much until the last 2 months. Office management is awful!! As our lease was 2 months from expiring. Husband was possibly transferring jobs. We were told to go ahead and sign that we’d be leaving. If it fell through we’d be able to renew. It did fall through. Decided to check out a 2 bedroom apartment in same complex. When told we would have to go through the whole application process again. Said never mind. But still told a second time could renew lease. Head back to office next day to handle renewing lease. Now can’t do it. Apartment has already been leased!!! Bad business!! I feel!! Go to office 3 different times. Each time different people. Different answers.

Experiencia positiva: Recommend Greystone Flats in Austin, TX. The complex is older, but with lots of remodeled features. I moved in almost 2 years ago when they were having a special and the rent is hard to beat for Austin and the location. I've had no issues with the management and maintenance is always quick to respond to my requests. Complex is clean, small and quiet as well. Only negative is the older layout/apartment design.

Experiencia positiva: I've lived at 10 North apartments at 20 Cherokee Blvd. in Chattanooga TN for about a year now. Love the building and surrounding area. I do have an issue with the fact that there always seems to be oder causing trash left in the hallways because of various residents failing to follow the waste pick up services guidelines. Also, not long after move in I had issues with major noise disturbances from the residents in the apartment above mine. I informed management on several occasions but to my knowledge the problem was not addressed or resolved because it continued to persist and I received no communication from management on how or when the problem would be addressed or resolved. The floors in the building seem to be too thin making it easy to be disturbed by neighbors both above and below. Not what I was expecting in a place that's supposed to be of top quality.

They are very friendly, caring, helpful, and professional. I love my 4th floor apartment with the best view in the complex. The amenities are great, and I appreciate the covered parking. The entire complex is very well maintained. I also love the fact that it is very pet friendly.

Experiencia fantástica: This is my 5th year leasing from Lincoln Crossing 19251 Preston Rd.. I love my spacious, bright apartment with all its amenities and my private patio. The Manager, Kim, makes this place the best managed, professionally maintained complex I have ever lived in. The tenants at this complex, who are all ages and ethnicities, are quiet and friendly. Every concern I reported to Management has been addressed within a few hours and corrected within a reasonable time. Staff members are friendly, knowledgeable and courteous. The landscaping is very well done, manicured and colorful. All of the facilities are clean and well maintained. I am looking forward to renewing my lease.

Experiencia negativa: I currently live at Aspire Perimeter, a Lincoln Properties complex in Atlanta and it has been the WORST experience I have ever had with ANY company. I have lived here for 4 years and just entered my 5th. I NEVER had a problem, and then the office got completely new staff and I moved into another unit and it has been BEYOND a nightmare. We have had issue after issue since moving and it never seems to get better. The property manager and the staff NEVER return my calls in a timely manner ( or at all), they can't seen to work their computer systems, they don't fixe maintenance issues and we have been waiting on a refund check for going on TWO months and still haven't got it. When we moved into the new unit we had SEVERAL maintenance issues and it took entirely too long to get them fixed ( some still haven't been fixed.. but I gave up). The ones that did get fixed only got fixed after I called over 15 times. One of the issues was that our PATIO DOOR wouldn't close, so at any time someone could easily walk in to my unit and steal everything we owed. But they didn't care and took almost two weeks to fix it. I finally broke down and called the corporate office and NOONE ever called me back from there either. I typically give businesses the benefit of the doubt and have NEVER written a bad review of a company. But this company is awful and so are and their horribly managed properties. If you have a problem... they will not solve it.. won't even answer their phones. Moving as soon as my lease is up...

Experiencia negativa: Retreat at Park Meadows Leasing Office needs to be held accountable for their actions as we are not satisfied with our move in. We were lead to believe that we were getting a three bedroom, two car garage as we were handed the floor plan for this unit and then on the day of move-in we received a three bedroom, one car garage.....couldn't do anything since we had to vacate the other place that same day. Also, we emailed our leasing agent ahead of our move in and asked for the final amount due to which we went and got a cashier check for the amount. Come to find out she was $550 off and the response I got from the Business Manager was that she is still in training, not an acceptable excuse. Lincoln Apartments offers a "Move - In Satisfaction Guarantee"within 30 days of your move in but we are still extremely dis-satisfied and ready to seek legal action. Complaints have been filed with BBB of Denver and with the Federal Trade Commission as we believe we were falsely mislead from the very beginning.....be aware.

Experiencia positiva: Hi, I live in the West Chester property. One of the things I love to do is swim. We have a beautiful pool, however, this summer the filter that has been fixed with band aids for a few years finally stopped working. The water looks clear but it is stagnant in 90% of the pool. Managers were told of these observations before the pool opened, one week after it opened, and every week since. Now that it is the end of July the pool company has been out to make some changes to the system. It has been raining for a week with no end in sight. Our property managers are both new, lovely young ladies. They listen when you have a complaint and I am confident that the lack of the pool getting fixed properly is Lincoln not wanting to pay for it. It's a shame, I love to swim.

Experiencia fantástica: My experience with Lincoln Properties has been amazing. One of the best rental experiences I've had...and I've had a lot. Management and staff are amazing and very accommodating. Ashley, the Assistant Manager at the Monarch Medical Apartments here in Houston is the best yet. Most definitely an asset to the company, she has excellent customer service, stellar receptability to apartment issues and always available to assist the tenants. Rizza, the leasing agent is always greeting current and perspective tenants with a stylish edge that appeals to the trendy and younger populations. She is always pleasant and egar to address any concerns. The landscaping is beautiful and always up to par, very clean, nice respectful neighbors and safe. I'd definitely recommend Lincoln Properties to anyone looking for a great apartment leasing experience. One of the best!!!!!! Pierre Harges.....current tenant :)

Experiencia negativa: I live at the Anderson at Clairmont property and since Lincoln has taken over management I can honestly say the safety and quality of the property has gone down. The leasing office staff are very nice and cordial, however, there is always an issue with getting our mail from either their miscommunication, mislocation of the parcels, etc. The gate is broken about 50% of the time, decreasing the safety of the property, and the grounds upkeep, although it has gotten better, is definitely not the way it used to be. During the spring time, the fountain was broken with dirty water, and the pool was literally green with bad water. They did eventually fix both of these, but it was just a shame to see a once beautifully kept property in such disarray. I know the leasing staff face various challenges on a daily basis and I sympathize, but they really have got to get their communication protocol, mail sorting system, and overall coordination down. I won't even get into the fact that we paid for a enclosed garage space/storage and they gave us the WRONG key. They could NOT find the correct key for days, and cost us about $100 of moving expenses because we could not get into the storage space we paid for. We had to send the movers and moving company back with all of our stuff in a truck and forefeit the fee we paid them to move our stuff because we did NOT receive the correct key to open the garage from leasing. It was a nightmare. Please work on new and more effective ways of managing the property in the new year. Several of our neighbors have left the property due to this poor management, and we are definitely considering our next move. Anderson at Clairmont really needs to adjust some of their practices. Overall, great place and location, but management is really making a bad impact at the moment.

Experiencia positiva: Came from MA and have been living at Gallery @ Turtle Creek for a few months now. Management seems on point, and all issues I've had get addressed and replied to super quick. Gym is amazing and I go almost every day. Evan, one of the main reps at the office, has been particularly helpful during my journey thus far. So far so good! EDIT 2017. This year the management changed. Jump ropes now missing from gym. People park in my reserve spot. People park in handicapped. Nobody gets towed. Coffee machine breaks. Not sure what is going on anymore...

Experiencia negativa: I wish, I didn't rent this apartment community at Savannah @ Park Place, Atlanta, GA. I had heard great things about Lincoln in Texas; thus I rented the property back in January 2017 in Atlanta. I chose to take an upgraded apartment, that means paying more rent as I wanted peace of mind for not to bother about maintenance issues and old equipment. But, it turned out that I am paying for an upgrade but what they have offered is a piece of junk. I have been chasing the leasing office to fix the AC issue and its now 8 months, and what they offer is a band-aid to the problem. In my 8 months of lease, I have had at least 5 to 7 nights without AC. They are not willing to invest in the real issues, like fixing the AC. What they care is making the exteriors look good; so they can lure tenants and get them bind into the lease. I wish there was negative rating scale and I would given them. Electricity bills are in tune of $120 to $160. Utility bills more than $100. I never paid more than $60 to $100 on electric bills in Texas and not more than $50 on utilities. It shows that their appliances offered are not efficient and the leasing / maintenance team do not care about tenants.

Experiencia negativa: My partner and I moved to the Palms in September of last year. At that time the assigned parking space was half the complex away from our unit and we requested a space closer as Scott has mobility issues. We were told to talk to a neighbor and trade spaces and that they didn't "do that" because it was a nightmare. First, whaich neighbor? Secondly, who wants to trade their space, how do we access that information seeing as we have just moved here? Scott's issues have become more complicated and still the front office will not assist. The turn over rate is rather high with at least 3-4 units a week moving out. I see no reason why it's not possible to change a couple of numbers on a computer and accommodate our request. Very disappointing. This will definitely influence our decision to renew our lease in spite of the fact that we love the apartment.

Experiencia fantástica: I have lived in apartment buildings in several different cities in my life, but have never experienced the level of service and attentiveness that I do at Montclair Residences. Within a week of moving in, the concierge knew the names of everyone in my household and our babysitter! My maintenance requests are resolved quickly and there is never a need to clean up after work is done. The management team is very approachable and have always worked with me to resolve any issues that have arisen. I am a fan!

Experiencia fantástica: Carey, in the front office at Tarpon Harbour, has been absolutely BEYOND amazing since day one. She is always extremely helpful and truly goes above and beyond to assist with anything and everything. She is reliable, and as sweet as could be. From the beginning, she made sure my move-in was stress free and enjoyable (because let's be honest, who likes moving?), I have had nothing but a great experience living here so far, I love the apartment complex. The staff here is simply AMAZING. I am so appreciative of not only Carey, but each individual who strives to make sure the residents here are happy.

Experiencia fantástica: From the very beginning, all of the property managers at Parkside Craig Ranch were kind, enthusiastic and very helpful in finding an apartment that met my needs. Kara explained everything during the entire process, including riding with me up the parking garage ramp and showing me how to enter my new apartment home. The maintenance guys arrived quickly. Experiencia fantástica: I stopped by the Brick Row Apartments this past Saturday to see if they had any one Bedroom/one Bath available in my price range. .They didn't, but they were gracious and gave me your website to check out your other locations. I am retired, living on Social Security and can't afford to live the way I used to. It is a difficult time in our lives when you have worked hard all your life, paid your taxes, and have so little to show for it. To be treated well, despite your circumstances says a lot about your staff. Thank you! Consider opening a 55 and up low-income property. There are many of us that would appreciate ii. It has been my experience, that most of those apartments have a two-year waiting list. This is why I am looking at a regular apartment community.

Experiencia negativa: I am in the Residence at Starwood. My apartment has leaked for 6 months. After multiple times of being told the issue was fixed, it finally isn't leaking but we are on week three since they started fixing of my apartment being covered in dust and gross from the work and not matter how I clean it just comes back the next day with continued work. My gate is pretty much rusted and falling apart and they just keep make shift fixing it. They repainted the buildings and doors and it looks awesome and they never touched up from door paint that happened to be black and shows everyone where they couldn't manage to keep it on the door. I have a dog that has to be locked up while they work inside the apartment and they just don't show regularly and then show up on unscheduled days without notice and wonder why the dog is not up or expect me to quickly put her up so she is locked up more than out. Yesterday, my boyfriend was in bed sleeping and a guy walked into the apartment, no knocking or warning and no notice someone was coming, walk around, looked into cabinets, and then opened the bedroom door where he was sleeping and kicked at our dog that was inside barking before he opened the door, then when my boyfriend jumped out of bed and went after him and asked what was going on, he says he was supposed to be in a totally different apartment, even though the number is clearly listed on the door, door was unlocked, and he did not knock, and is asked why he did not knock and says the apartment is vacant that he is going to, so why would he even think it was the right place when he walked up to patio furniture, a door mat, opened the door to a fully furnished apartment with a dog going nuts, to them proceed to go look around, open cabinets, and go into the bedroom where there are no cabinets. He said Jenny, the apartment manager would be in contact to apologize, and nothing. They don't answer phones or calls. It is a automated system. I have emailed multiple times for updates on progress, when they will or won't be there so I can leave my dog out or lock her up and no reply. I requested a new parking pass, still nothing a week later. I was told I would get my renewal letter, after being told there was a 50% rent increase, then told I wouldn't have to pay that after I threw a fit, and guess what? I was told it would be there by tenth this month, and have not gotten it. I have emailed since phones don't work and I work during their office hours, and guess what, no reply. It is due and I haven't even gotten it yet. The contractor working on my unit found black mold all in the walls and showed us the mold, when telling Jenny about mold, she said there wasn't any. So I have lived in a mold filled apartment for past 6 months. I asked to be moved units many times since they couldn't seem to keep mine from leaking and actually fix the MANY problems, and was told sure, but that means 50% rent increase. Basically, they don't want me to stay because they did some make shift remodeling and want to raise rent by 50% and can't make me pay that with a renewal and are making my life there horrible so I leave, but wait I can't do that, I cannot afford the deposits and all of that so close to Christmas with my lease up 11 days before Christmas. This place is horrible and I am more than displeased.

Experiencia fantástica: I have been leaving in Mt. Vernon flat in Dunwoody, Atlanta for more than 2 years extending the lease to third year. Leaving at Mt. Vernon flats is a great experience. They have different events throughout the year which helps to know your neighbors and time to have get together with your friends. All issues in my apartment have been fixed in no time. Amenities from well maintained pools, gym clean roads and community and valet waste disposal adds to the comfort.. Security have been a concern which they have improved in recent time but taking noticeable actions. Living at Mt. Vernon - Feel more than living at home

Experiencia fantástica: I just moved from Austin into the ParkSide@ Legacy V apartment complex. Due to some snags with my employer lets just say I was forced to make a decision on a place to live over the phone. The entire staff was very helpful, but in particular Angela went above and beyond anything I have experienced or even heard of as a "good story" about ANY apartment complex. She was very patient with me over numerous phone calls and took the time to answer my questions thoroughly and correctly. If she did not know the answer - rather than just give a quick reply to move on - she said she would look into that, and get back to me; and she always did. At the very end there was a last minute cancellation that enabled me to move up my "move in date" - all due to Angela being pro-active and calling me as soon as the slot became available. I got exactly the apartment layout I wanted with exactly the right options. All due to Angela and the entire Parkside staff. I recommend the complex and staff to anyone looking to live in the area. In terms of friendliness and response time there really is no parallel. As far as the apartment itself - even though it "says" they were build a year or two ago - its as if they were just completed; they even have that brand new carpet smell still. Upon moving in though - Angela still took the time to do a walk through to make sure everything was working as it was suppose to. One of the light bulbs was out the in the bathroom and she called maintenance; ten minutes later it was replaced.

Experiencia fantástica: I love my apartment at Third Rail Lofts so much. Lincoln properties are great. I leased without seeing the apartment and it could not have turned out better. The apartment is so nice and the finishes are so great. Not cheap materials like most apartments. The staff is all so great, especially the maintenance crew. Rent is reasonable, especially downtown living and all the amenities you get. Would recommend living here to anyone! The best experience I have had here is how much I was able to save when moving in. The move-in deals were the best I've ever encountered. Thank you Third Rail Lofts!!

Experiencia fantástica: I recently moved to Tampa from Raleigh, NC to start medical school. Before this move, I had never lived more than 30 minutes from the house where I grew up. The Lodge at Lakecrest has made the transition so easy and enjoyable. The staff were extremely helpful as I planned a multi-state move. Not only do I love the property and facilities, but I also love the people. My best friends in medical school live at the lodge. Obviously this place attracts wonderful people as well as providing a safe, exceptional living environment and hosting fun community activities. I have found my home away from home.

Experiencia fantástica: Lincoln at the Parks - Our Unexpected Home It was sunny summer day the first time my girlfriend and I saw Lincoln at the Parks. We had been looking for places to rent in the area and begun to visit different apartments that we thought would be a good fit. After a morning of disappointing tours at other properties we decided to stop by Lincoln at the Parks on a whim during a hour break we had between appointments. As we arrived the first thing we noticed was the excellent condition of the complex. The landscaping was well kept with nicely cut grass, lovely flowers, and well-maintained buildings, all of which made us feel like we were visiting a neighborhood rather than another apartment complex. The office staff was warm and welcoming as we entered the leasing office and clubhouse and though we did not have an appointment they were more than happy to show us the different types of units available and give us a tour right on the spot. The units we saw were modern, clean, and well laid out with a lot of natural light to brighten up the rooms. After our tours we returned to the clubhouse where we had the chance to ask many questions regarding the application process, lease, and general things about Lincoln at the Parks before heading out. We had seen many apartments that day and still had many more to see that day, but as soon as we saw the Lincoln at the Parks apartments my girlfriend and I both knew that this was the place we were going to live. We cancelled our other apartment appointments we had and filled out the lease application for Lincoln at the Parks that same day. A few weeks later we were able to come in, sign the lease, and begin moving into our new apartment. The office staff made the entire process a breeze and really helped us move in on quick notice which we needed as we were starting new jobs a few weeks later. We have only fallen more in love with the community since the time we have moved in and for the first time our apartment feels like a real home rather than another place that we are renting. I would recommend Lincoln at the Parks for anyone looking for nice modern apartments in the Naperville area.

Experiencia fantástica: I've been at K2 apartments in Chicago since February of this year and am absolutely loving my experience here in Chicago, in big part because of the amazing people at Lincoln Property Company! They go above and beyond to help the tenants. They do an amazing job keeping the building immaculate, and are very responsive to the tenant's issues. One amazing experience at this building has been a summer fundraiser that the people from LPC organized to benefit the Mercy House for Boys and Girls. It was awesome to see the whole community come together to support the organization, while having a great time at the pool!

Experiencia fantástica: Charlotte Johnson I have lived at Eastport Apartments since 2012 my experience here has been great specially since Lincoln Property has taken over. The management staff and Ms. Patty Garvin are just great when it comes to customer service. They always go the extra mile to assist with anything and if they can't right away they will give you a time line when it can been done. The maintenance guys are also on point very professional. I am very please with my stay here knowing that people are concern and carry about my well being and always ready to assist and make things better. Eastport is just a great place to live,

Experiencia fantástica: We have been living at the Highlands North and South for almost four years. Stephanie and Kelsey know us by our first name and remember our apartment number when we go to pick up packages. We are always greeted with a smile. The maintenance people always do a good job and are quick to come to the apartment when we file a maintenance request (which we do not do very often). Landscaping is well taken care off, pools and common areas are always clean. It's a pleasure living in this community.
