Experiencia negativa: Communication is horrible. This management company took over the apartments I lived at in December 2024. In May 2025 I got major water/floor damage and have been ignored on getting it fixed. Just yesterday I got a letter explaining that a new company is taking over immediately. Now I have to bug the new company to fix my floor and get rid of mold.
Experiencia negativa: Management company changed mid lease. No cause for concern as this happens, right? Old management company let us know that management would be changing to Deerwoods and that they would reach out. Subsequently, ZERO communication from Deerwoods on anything. No welcome, no hello, nothing. Okay, no worries right. Then BAM. Receive an email saying that my rent was late from a donotreply domain. No instructions on where to pay, simply a message saying rent was late and that legal action would be taken if I did not pay. (Screenshot attached) Whoa! Frantically searched Deerwoods information, called and was told to enroll in the online portal. Did that and paid. Thankfully, nothing came up on my rental history, but super unprofessional and just scary! This happened to all tenants in my building. For months after the management change to Deerwoods, I was not charged a $100 monthly utility fee which came with my lease from the old company. Deerwoods continued not to charge this fee for a number of months even after calling to ask about it. After the first couple months, I gave up and just said whatever more money in my pocket, right? They didn’t listen and I wasn’t going to press any more. 5 months later, I get a $500 charge to my account. Ahhh, they finally realized their mistake! The issue was that this was an unprompted charge. No explanation or anything, just hey you owe $500. Only after reaching out, they explained what it was and sent an email to me the other tenants affected by this. While I cannot fault them for catching their mistake so many months down the road, I simply have a problem with the lack of communication and unprofessionalism. Among other things, the yard for the complex was hardly maintained and overgrown for months at a time, representatives were less than helpful when discussing problems, and the lack of awareness for an existing lease was appalling. I assume the owner of my building wanted to save some money and chose a cheap management company that prioritizes profits over people. Would be one-star, but gave two-stars because their maintenance man was awesome and helped me with whatever I needed.
Experiencia negativa: The worst management company ever lived here for over 20 years first time ever Had management company. They were horrible never fixed anything never cleaned anything around the area never mowed I’m so glad we’re no longer with this managed company.
Experiencia negativa: I’d give them my worst experience in 20 ears of my adult life I’d never been screwed over more. They’ll charge you more rent than listed, if your in a bind or the parking lot construction fs you over they’ll be that person to kick you while your down.
Experiencia negativa: I really wish that I would’ve looked at the reviews before moving into this property because they have a really bad infestation problem. They don’t fix anything even after you’ve paid every month of rent in advance, they will be play in your face. I personally don’t have roaches however I’ve heard other tenants do, and they have a really bad bedbug infestation as well. I don’t recommend moving into any of the properties owned by them on or near Xenia. My closet door has been broken since I moved in patio doors are off the hinges counters are stained. There’s just a lot of issues and like I said, don’t make the same mistake as me paying your rent in advance because you’ll regret it. They claim that they actively work with pest control and is a monthly service but will go months without spraying or communication to the point to where you have to call The health department. I’m really disappointed because I made it clear to my leasing agent I did not want any bugs yet that’s exactly what they gave me. I’m very disappointed so just beware and be prepared to throw away all of your furniture and start over after you move out of here.
Experiencia negativa: Moved into a unit two weeks ago, that is managed by Deerwoods. I have elder bugs all over the place, and I’m being told there’s nothing they can do about it. My dishwasher is leaking. There’s strange yellow stuff on the ceiling in the bathroom telling me no painting was done between tenants. My garage door is broken. The shared laundry units reek of mildew. My heat wasn’t running when I got here, and now it doesn’t turn off when it reaches temp. They lied to me in the ad for the unit, and are trying to charge me an additional $300 for move in and first months rent, Mariah won’t get back to me on this. I will remove this if this is remedied, but based on other reviews I am highly skeptical. I’ve rented commercial spaces for the better part of a decade never dealt with this level of professionalism or lack there of.
Experiencia positiva: I truly appreciate Deerwoods! Isabel worked hard on finding me a suitable apartment. They really worked with me on this whole process sofar. The only thing I would suggest is make sure before you give a deposit you understand that you’re not getting it back if you decide to move somewhere else. I appreciate that they approved me when other apartments wouldn’t. Thank you!
Experiencia negativa: I HAVE MADE MULTIPLE REQUEST TO MANAGEMENT DUE TO HOMELESS MEN LIVING IN THE HALLWAYS. I AM A SINGLE WOMAN LIVING WITH MY CHILD AND I AM AFRAID TO LEAVE MY HOUSE EVERY SINGLE DAY. THIS IS SO STRESSFUL.
Experiencia negativa: I recently toured an apartment community managed by Deerwoods Management and have decided not to pursue any further steps with them for the following reasons; 1. Property upkeep. The presence of dead cockroaches/roaches—especially inside cabinets and corners on the carpet—suggests poor cleanup after pest treatment, which shows general neglect. This also implies that the entire building is exposed to infestation. There was no disclosure about infestation, but I believe Colorado law only requires disclosure of bedbug infestation, not roaches. 2. Exterior Neglect: The overgrown lawn suggests the property management isn’t staying on top of regular groundskeeping. First impressions matter, and this gave the impression of a neglected and poorly managed property. 3. Interior Conditions: Ventilation systems in common areas/hallways are caked with dust and hair, which raises serious air quality and health concerns. Moldy smells in the hallways may indicate deeper issues like moisture intrusion, poor ventilation, or existing mold growth. 4. Security Issues: Malfunctioning lockboxes left keys exposed and unsecured, which is a major liability. This raises concerns about the safety of current and future tenants. No signage or systems in place to ensure only authorized access to units—this reflects a lack of basic security protocol. 5. Staff Competence. My tour guide was the only positive experience I had. She answered every question I had, was personable, professional, and patient with my inspection. 6. Rental unit quality: A window was shattered and with open airflow. Cabinets were missing and/or broken. There were stains, drippings, and discoloration on the ceiling, walls, and on the hard floors. A showing is their best foot forward, and if this is what they provide, it's a sign of what you can expect once you're locked into a lease. 7. Price and overall opinion. A 2 bedroom unit was listed under $1200, which is a competitive price but my germ phobias were deeply triggered and I only toured. I'm in the market for a rental, but I personally do not trust this company to provide a comfortable or clean experience. Deerwoods Management has a lot of potential if they raised expectations with maintenance practices. Their basic canned responses of "we are sorry to hear of your experience“ implies a lack of responsibility and is disappointing to say the least, considering a lengthy history and trend of similar experiences.

Experiencia negativa: Vendor beware, Deerwoods Real Estate does not pay in a timely fashion and does not respond to emails or call back. We have been trying for months on end to get payment and we are ignored. It is sad that a business wants to rip off small businesses that are trying to help them make their properties more livable.
Experiencia negativa: Yeah don't go through this property management company. Haven't had heat for a month in winter and they keep saying they'll repair the issue but it's still ongoing. The manager Rosio will bully you if you try to ask for accommodations. I know legally they have 14 days to repair a heating issue and it's been so much longer than that. I've gotten sick from the freezing temperature in my unit and they could care less. I'm appalled at this behavior, I've never had an issue like this anywhere else I've lived. Take your money elsewhere.

Experiencia negativa: I had an extremely unprofessional experience with this company. I confirmed my appointment and arrived on time, only to be told that I couldn’t see the apartment after all—without any explanation. The agent was completely unorganized and unprepared. To make matters worse, she showed up dressed in an unprofessional, tacky cheetah print outfit, which did not inspire confidence in her ability to handle the situation. This was a complete waste of my time, and I will be warning others to avoid this company. If you value your time and professionalism, look elsewhere.
Experiencia fantástica: Rented a property from them in Brighton, super cute! Exactly how described and great management. Anyone I spoke with or met with at the office has been kind and professional. They even went above and beyond to facilitate getting me into the unit in a timely manner and helping me arrange for deposit from my far off bank. Recommend!

Experiencia positiva: Deerwoods has been managing the property that I live at for about three years or so, at first it was frustrating because we had a new property manager very often. Since Amanda took over the property, I have had timely and professional responses to any issues or problems that I’ve had. She has been reliable and consistent with genuine concern and quick responses. I’ve never had an issue that wasn’t taken care of. Now that Adele has joined her team between the two of them they always respond to any emails within a day. The property is well kept and quiet, I would recommend Deerwoods property management, In fact, my son also rents at a different location from Deerwoods and he also hasn’t had any issues

Experiencia negativa: DO NOT RENT FROM DEERWOODS!!! Is there a way to give 0 stars?? The literally locked us out of our own apartment once. Hot water broken for days at a time. Locks changed with no notice, water shut off with no notice, etc. These guys are actually slumlords

Experiencia fantástica: My husband and I are incredibly grateful for Amanda and Deerwood for approving us when we had no where else to go. Amanda was easy to work with and quick to reply during the application and move-in process. The townhouse we're currently in is perfect for us. I seriously can't express how grateful we were when we were approved. We had been denied over and over again due to our credit, which we were currently improving, but it does take time, and Deerwood worked with us. We got a great deal in a great location. It was truly a blessing, and we're thankful to Amanda and Deerwood for helping us.

Experiencia negativa: I would not recommend this apartment to anyone.We tried getting a hold of the property manager and neither the manager or assistant gave us a call back…. We had to drive all the way down to the office to try to talk to the property manager just for them to tell us they didn’t know where the property manager was at.The management is completely unreasonable and money-hungry. We informed them that we would only be staying for 15 days, yet they still insisted we pay the full month’s rent. No flexibility, no compromise—just pure greed. On top of that, the apartment itself was nothing special. Poor maintenance, unresponsive staff, and a general lack of concern for tenants. If you’re looking for a place that values its residents and operates fairly, look elsewhere. Instead of addressing the pest problem, they were more concerned with squeezing every last dollar out of tenants. If you value cleanliness, fairness, and decent living conditions, do yourself a favor and stay far away from this place! You’re better off avoiding the headache and finding a place with honest, reasonable management.
Experiencia fantástica: We have lived at a Deerwoods property for 8 months now here in Arvada and have had no major issues whatsoever until this week. We lost hot water, water pressure and heat. We put in an urgent maintenance request and everything was repaired that same evening. Maintenance even came to our door and checked in with us to make sure we were safe and comfortable. We were extremely impressed by their fast response and concern for our well-being. Everything has been great since that time and we are extremely happy with the quick response to our needs. I did notice some black mold on the window sill and above the window in the bathroom and it is very foggy and humid in there with moisture dripping from the walls. I'm going to have to call maintenance about that if it doesn't clear up soon because I am highly allergic to mold of any kind.

Experiencia negativa: The manager of the property yelled at me when I was throwing away my trash and then demanded to know where I lived. She didn’t apologize either. I’ve been living there for 5 years. When we tried to end our lease they would not give us a call back. They told us we had to confirm with them that our lease was ending. We called for over a month and finally we had to go to the main office which is downtown. When we got there they said we in fact did not. Front desk was okay. Older lady was just rude as-well talking about how tents don’t know that they have to pay the 15days. Of course we knew that. Rude. Rude. Rude. The problem was they kept telling us that we need to talk to a manager but the manager never picks up?? They had infestations in the apartment buildings. The neighbors are loud. They never lay rocks on the ice that piles up in the front. Just horrible over all.

Experiencia negativa: We haven’t even lived here a full month and we regret giving this place our hard earned money. We were sent a clean/ move in ready unit from the leasing manager, Mashawn Jones only to find out that info was not available We were told there was an identical unit available so we agreed and gave our deposit The unit we moved into was not move in ready at all. There were damages, dirty filthy bathtub and counter tops. No cleaning was done before we moved in. We were scammed for our deposit. FALSE ADVERTISEMENT Just disgusting. The whole apartment building itself is trashy and filthy. If you have small children , avoid this place. People let their dogs run around unleashed and poop everywhere. 0 Stars
Experiencia negativa: Worst rental experience I have ever had. Myself and my animals nearly died due to exposure to fentanyl and Deerwoods did not care to do a single thing. Zero accountability. Their agent Adele bullied and harassed me for months and did not allow me to contact anyone else in management since I was too ill to connect with the office in person. If you are forced to rent do not give your money to these people.

Tiffany especially was so uninterested In helping me It was clear to me.! I did NOT appreciate the inconsideration of other people time. The very first property I viewed on Moline and Colfax had dead roaches everywhere! The person who was showing it looked disgusted themselves. The next property I viewed, I had high hopes for after looking at the photos but even that property was disgusting.! There was homeless and trash outside \ inside the walk ways. The apartment that I seen had dog hair everywhere, sh!t in toilet and smelt like urine.! it did not look clean or even ready to be seen. 100% none of these were a safe environment for me and my two children.! Properties were disgusting and customer service lacked therefore I would NOT recommend.!!!
Experiencia negativa: To put it mildly, this management staff lacks professionalism. They lacked information, trashy units, and unprofessional attitudes. They were very unhelpful. In addition to having issues, the management team is impossible to reach. There were bugs, unclean, malfunctioning appliances, and sink leaks as soon as I walked into a flat. It was the worst experience I've ever had, and I will never contact this firm again.

Despite the management company running the rent up as much as they could, every year, no work was ever done on the building property to address the issues. Then, when I moved out, the building manager did not properly communicate anything with me, and has not returned my deposit, or anything to explain withheld deposit funds. Absolutely terrible management company,l.
Experiencia negativa: Management always changed. Trash situation in our complex was terrible and the city had to get involved. Nearly impossible to get ahold of your property manager. Do not recommend. Got $210 taken off our deposit for a cleaning and carpet cleaning fee. I left this place in immaculate condition. Not to mention my apartment unit was not cleaned when I first moved in. Do not do it. Go to cornerstone. Additionally, i received no move out instructions after multiple attempts of reaching out to figure out where to leave the keys.
Experiencia fantástica: **** I am editing my this 5 star review to add that I am now in my 3rd year in a Deerwood property unit. I been extremely fortunate to have nothing but positive experiences. Yes things can get stressful at times but it has been very easy to rectify in a timely matter. Amanda has been so amazing to work with. While I fully understand she is busy working with my property as well as others and know that she might not always be able to get right back to me. I normally always hear back in about 24 hours. I am lucky to have found a centrally located property as well as a Property Manager who's so helpful! *** I've been beyond blessed to have amazing team in my 2 years living on a Deerwoods property. From Property Mangers to Maintenance staff I've been gotten what I've needed in a very timely matter. When I've needed to reach out, 9 out of 10 times my property manager gets back to me within 24 hours. And if I need a quicker response sending an email gets me a quicker response. Brecken has been amazingly helpful and I couldn't be happier. When I need to put in a maintenance request they are good about getting it taken care of within 24 to 48 hours. I truly am loving living on a Deerwoods property. Thank you for making it easy for me to love where I live.
Experiencia negativa: I was approved for a unit and paid a $1000. Deposit. I did not get to live in the unit DUE to them changing the terms of the lease THEY offered. THEY KEPT MY $1000 and I did not get to live in there at all. This unit was offered in Greeley and I think it's odd they haven't tried to reach out like on other reviews. I received no response every attempt I made to resolve this. Months later I am editing this review because they had Excel set up in my name April through October and I have to pay the bill even though I never got to live there. BEWARE!!!
Experiencia fantástica: From the start I received etiquette customer service from the representative to who answered the phone, eagerly to inform about rental properties and whatever questions I needed to be answered. I had the pleasure of dealing with Mariah who was very attentive to responding with superb customer service. I’m very satisfied with the property I selected. I will definitely recommend Deerwoods!!!!!!
Experiencia negativa: Best advice I can give you is, RUN, RUN, FAR AWAY, and NEVER look back. Deerwoods only cares about money. They do not care about anything else and I mean that. Don’t be fooled by these slum lords.
Experiencia negativa: My partner has made every effort to see a unit that Deerwoods realty has available for rent and yet on multiple occasions, only minutes before the property manager is supposed to be there to show the unit, mind you, we receive an email canceling the unit without so much as a call or a text. It is extremely unprofessional. The only excuse given by “Mariah Nicole” was that they “had meetings they needed to get to” Then why schedule our showings for these times? It is clear they have no respect for our time and feel absolutely no obligation to keep their word.
Experiencia negativa: Worst place to rent from. You move out and dont hear from them and next thing you know you being sued by some third party years later. I recommend you run far away from this company and rent from anyone else.
Experiencia negativa: I've never done business with the company. But this morning one of their drivers cut me off, flipped me off, then proceeded to yell profanities while hanging out of his window. I would definitely consider choosing another company to work with if they hire degenerates like that to drive around town with company logos and phone numbers plastered all over the vehicle.
Experiencia negativa: First, I moved in and immediately noticed my baseboard heater has exposed wires and such, so I submitted a request through their online portal, back in June. It's currently October, and still no one has come to fix my heater unit. Talking with my neighbors, we go through property managers like flies, constantly changing, and nothing ever really gets done. As well, policy and all leases state late fees do not start until after the first of each month, as rent is due on the *FIRST* of each month. However, for the past several months, since I moved in, I've received emails that I'm not allowed to opt out of, practically demanding residents to pay early. This time, they sent the email out on the 29th, we still have two more days left in the month, weekdays at that, but they're now staying at midnight tonight, all balances not paid to $0 will receive the late fees. This goes directly against lease agreements and policies listed on their own resident portal. I'm not going to acquire any late fees, but I'm posting this for my neighbors and anyone else who received the same email and are now stressing, here is the website policy listed clearly, and the email listed clearly. If they charge you any late fees, it is against your lease agreement, and you are within your rights to fight against it. What they are doing is illegal, and you have rights as a tenant. Don't let them bully you into believing otherwise.
Experiencia negativa: Renting from Deerwoods has been a nightmare from start to finish. We rented a unit from them for 4 years, let me just say we stayed because the rent was lower than the surrounding area and there were no bugs, the only 2 good things we experienced. From the beginning we have had nothing but problems. Started with mice, we eventually got rid of them but the issue was having to ask for traps over and over and over. Our tub broke on the wall and it took us reaching out several times before they came and fixed it. Our door wouldn’t lock right and it took us reaching out over and over and over and them not getting it replaced for 8 months. It was never an easy task to get them to do their job. EVERY single year that our rent up we would have to tell them to make our account reflect the new amount we also had to request a lease renewal EVERY single year. My fiancé should have been a paid employee of theirs as much as she spent telling them to do their jobs. We vacated on 7/24 and in that letter we gave the address our deposit should be sent to. They have 60 days to send that out and on 9/24 we reached out saying hey we haven’t received an itemized list or our deposit. We were sent a generic list not an itemized one and told they sent it to the address that we had when we lived in the property they managed. We told Amanda “we gave you the address to send it to in the vacate letter”. She then said that she would send over a new check to the address she was originally supposed to send it to. Fast forward to yesterday. After several emails and calls back and forth Amanda assured us that the check would be at the front desk and she would do her very best to have a 2nd check there for us if she had found any discrepancies in what we were disputing because we are disputing. We go today and there’s no check. No one knew what was going on and we were told that there was never a 2nd check issued and sent out and the 1st check was never set for payment to be stopped therefore they wouldn’t be able to issue another check anyway. We have previously brought concerns to upper management more than once as well. To be completely honest they have been nothing but inadequate and incompetent beyond the 4 years we rented with them. This experience has made me NEVER want to rent with them and I will tell any and everyone I know not to rent from them as well. This is coming from a couple who their employees have called “perfect tenants”. In the 4 years we lived there we were never late on rent, not a day late or a dollar short and we never had any complaints from any of the neighbors. If Deerwoods manages it, RUN!
Experiencia negativa: The unit was not cleaned as I was guaranteed it would be. The tub was filthy to the touch and I had to deep clean it before I was able to use it. The kitchen still had contact paper in the drawers form the last tenant. The cabinets had clearly not been cleaned and the countertops are damaged. The key I was given was not the correct one for my apartment. Luckily someone had left the unit unlocked so I was still able to move in, but I am unable to lock it from the outside. Additionally, the AC unit is not working and producing no air. The water smells and tastes like mold or mildew. Overall, I was extremely disappointed with my experience especially with the price of the unit. 3666 S Pearl St EDIT: I have been in this unit for 6 months. Neighbors are aggressive and blatantly drunk and rude. Laundry machines only work sometimes. Within the unit, hinges are painted over and half fixed so they will fall off, creating a hazard. All in all, my experience has gotten progressively worse over the course of the lease. AC and Heating both ineffective. During the winter, the unit was scanned at 48 degrees. EDIT: The kitchen sink backed up and flooded the kitchen and cabinets. Because of this, the cabinets warped and revealed black mold under the sink and kitchen cabinets. Absolutely horrified to learn that I and my toddler have been breathing black mold over the course of the past year. These properties are old, poorly maintained, and poorly managed. I am absolutely appalled to be paying nearly $1300 for a hazardous and unsafe “living” space. Do not rent here. Property manager AMANDA verbally harassed me on the phone when I complained about the mold, and challenged me to take it to court because the company opted to not test the mold, so it was her word against mine. I am completely shocked that this woman and this company are so blatantly willing for 2 year old children to breathe in black mold. The company only replies for a good image but does not respond to calls or emails.
Experiencia negativa: I’ve made every effort to work with Deerwoods on these issues I’ve experienced while living here. They have no onsite leasing or office so you’re pretty screwed in any event. But I just called and got cussed out on the phone by a woman because they don’t want to their jobs and I’m calling them out. I have lived at a property managed by Deerwoods for over a year. I have had flooding from winter and all through out summer. The first flood happened in January, my neighbors didn’t keep their heat on above me, and yet Deerwood specifically Max and Stephanie Ledoux wanted to make me pay for a hotel room while they cleaned the water out. I was unable to get anyone to answer the emergency line so I had to call the fire department to turn the water off because it wouldn’t stop. I was able to convince them to give me two days in a hotel, and they put fans in my basement apartment. Of course the water evaporated and got stuck all over the roof so once I was told that it was habitable I went and checked and it was worse then when the flood started, water all on the walls dripping. I was then forced to pay for another night in a hotel since I couldn’t sleep in my apartment and Deerwoods wouldn’t pay for it. So finally I was able to convince Deerwoods to put a humidifier to get the water out, and that was in my apartment for almost a week. That’s how much water was in my apartments. The second leak is from my upstairs neighbors. Close to every single time they bathe their kids the water that’s splashed by the kids leaks down into my living room roof. For the last three months I’ve had water leaking in my living room. I’ve done everything send pictures/emails, make maintenance requests, they’ve had people out but the leak is from the tenants not plumbing. The property manager Stephanie who’s contact is the only one I have is constantly on vacation and can’t answer any of emails back. I can’t believe their lack of care in this situation. There is mold growing in the roof and all over the floor according to the maintenance men who talked to me last. They just said it’s going to keep getting worse with the water damage nonstop. I’ve been told they will contact me and also put a demand on the neighbors to stop flooding my apartment but they’ve had knowledge they were flooding my apartment since July. I’m very done with Deerwoods and they are the last rental company I would ever rent from again. So if you have any choice in where you live do not live with Deerwoods. Experiencia positiva: Edit because it’s been a while and has switched hands. Over the past couple years since I first shared, Deerwoods has improved their care of my particular complex 10 fold. There is certainly still some work to do, but on top of property maintenance they have shown A lot of compassion toward me. So, I had to go in and improve their rating. They have done a lot to improve our living situation here. I appreciate it! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I have never been so irritated by a property management company. I have lived in my apartment for over two years now and Deerwoods rarely returns phone calls, they don’t explain fees, and we never know exactly who is managing our property. Our property manager has literally only communicated with me maybe twice after I sent several irritated emails. My heater went out in the coldest time of year and maintenance literally told me it doesn’t sound like a maintenance problem, so we fixed it ourselves. THEN, a maintenance guy showed up at my door unexpected after we fixed it. The communication is the worst I have ever, ever seen. I am a single mom and maintain that I be able to communicate with those in charge of the roof over mine and my kids’ head, but no. They have made that very nearly impossible. If rent is late they make it have to be paid in person by certified funds… or is that just me because the other tenants haven’t had that problem? Do us all a favor and sell our building again. BRC was infinitely better at their job and they were responsive to our needs as tenants. Don’t apologize and tell me to call your number or email you. I have learned first hand that they are both fruitless efforts
Experiencia negativa: As a resident of one of your properties, I am highly disappointed in the lack of response from your property management team. I have called three different times this morning alone to try and speak with somebody about the parking construction in our parking lot. I put a maintenance request three weeks ago to have my dishwasher serviced and I have had zero communication even though I have followed up with the on-site maintenance man and I have called the office. About a month ago I left a voicemail for the property manager to call me about property insurance and I still have gotten zero communication from anybody. Mariah at the front desk, transferring me to voicemail when I need to speak with someone. This place has been nothing but impossible since I moved in in April.
Experiencia negativa: This is by far the worst management company I have ever delt with, I wish I could terminate my lease, the condo was not cleaned properly when I moved in. My trash is supposedly included in the rent yet I received a bill from republic, I have had a maintenance request open for over a month with no contact, but they sure will send an aggressive "rent is due!! email on the 1st of the month, I'm not confident my apartment was even inspected prior to move in as state law requires, unless you have no other options I would avoid doing business with this company, this is for sure a 1 and done lease for me, I can't wait to end this lease!

Experiencia negativa: Sketchy company left a hole in my bathroom ceiling for 6 months and never fixed it until I left(I hope) also upped the rent 300 dollars with no repairs. Kept going through property managers(first one was great). Upon realizing that they weren’t going to fix the ceiling I stopped paying the last month because I got tired of the guy above being able to see me and my girlfriend at the time shower. I am a property manager and would never do that to any of my tenants at any properties. Place is a money grab don’t let them SCREW you. You have renters rights remember that!
Experiencia negativa: My mother has lived in a Deerwoods managed property for many years and at first it was nice. She really liked their maintenance of the grounds and management of the very small parking lot behind the building. Previously this apartment was privately owned and since Deerwoods took over the management there has been a homeless person camping in the laundry room, people who do not even live in the complex park in the parking lot, the parking lot is unmonitored and costs $50 to park, and the grounds have been poorly maintained. My mother even had to email management to correct her lease multiple times resulting in a 3 month delay in getting her a lease signed. Overall, we are very dissatisfied with the way the community has been managed and their property manager, Amanda, has not been very accommodating or helpful since my mother started communicating her concerns to her. I highly recommend considering these factors before contemplating moving in to any of the Deerwoods managed properties.
Experiencia negativa: Had talked to and confirmed a showing at one of their apartments with Ben Lauer. He did not show up and stop responding to my messages after I was there and told him I was there waiting on him. I waited for 45 minutes and then tried to call the company and they sent me to a voicemail several times. Also the state of the building was no where near as nice as it was advertised.
Experiencia negativa: Janky company! Never fixed anything! Black mold growing in unit. Never addressed any problem. Rented 10.5 years, charged me for an already shampooed carpet, already touched up the walls, 2 (brittle) blinds broke while cleaning them, said I never paid a deposit 11 years ago! Ripped me off for $1,200. Couldn't even tell I live there 10 years. Looked 1000 times better when moved out then when moved in.
Experiencia negativa: Right when we moved in, our electric was a problem. They asked us to get an account with Xcel energy when they had no idea that the electricity was connected to the actual building. We were charged when we should not have been charged and they didn’t help us. Then 6 months into living there, we lost all power in our living room. We lived there about two years and the guy that tried to help was wonderful, but said the problem was bigger than just a one day job. We had multiple problems with insects, cockroaches, silverfish, ants and mice and they claimed it was our fault. They say they come in to exterminate every month, but that was not consistent and only helped for the first week. The experience with Deerwoods was frustrating, but definitely cheap. If you need to talk with someone in the office, Adele has always been helpful! Otherwise it is not worth the hassle.
Experiencia negativa: This place was great when Luis was around but now it just sucks. My kitchen sink flooded my apartment and they didn’t treat it seriously at all. Furthermore they even tried to blame me for it when I was out of town when it happened and just happened to come home to find my place flooded. I could go on about this situation but to keep it short and sweet, go with wheelhouse or a different property manager. Really disappointing cause I used to love these guys. EDIT: the owner did end up handling my issue thankfully but with no help from deerwoods.
Experiencia fantástica: The studio apartment I stayed at was a little crowded with life routine going about. But I have to love my first apartment experience that happened with life at that location. Couldn’t have written it better because I just watched it all unravel within living situations in my life. A ton of bad things and a ton of good things took place and I’m thankful that what happened happened. When they needed to. Some Things were learned and some things repeated again but the creativity poured out the built up glow of love. The walk walked its way to anyone around understanding ways to accept and appreciate the good and the bad and whatever that happens to be. There seeks the truth and It doesn’t look the same for me as it does most people and that’s okay :) it’s my positive motion so it will look different for us all. it is the exact way its supposed to be perceived. Experiencia positiva: There have been ups and downs. To begin the effort and help I received from Amanda getting into our apartment was absolutely amazing and wonderful. She was so kind and beyond helpful to ensure my daughters and I could get into our new home. Amanda really went above amd beyond to help me and I can express jow grateful I am for her l. Within a few days of moving in I had noticed our fridge and freezer not working properly and caused all of our food to go bad. I did submit a request a request with Adair and again she was very helpful and communicated very well. Then roughly a month lager the same fridge completely went out. Causing an entire fridge full of food to go bad again. It may not seem like a lot, however this was roughly 1000 worth of food between these two incidents that went bad. When I asked for a compensation or something to rectify the issue, I was told by the property manager ì would only receive 75 dollars. Which is nice, however very frustrating when you're a single mom who lives on one income with 2 little kids amd an extremely limited budget. Some people in office are absolutely amazing at communication and I adore working with them, however others are almost impossible to reach.
Experiencia negativa: I paid my rent twice before they sold the building and they pocketed the second payment and refused to call me back. Very unprofessional so unfortunately I had to go from a five star review to 1 star. Single mom's shouldn't be taken advantage of. Period.
Experiencia positiva: Frustrating to get a hold of. There is always something wrong with the rental property. Had to wait a week for someone to fix our smoke alarm that kept continuously beeping, heat never works, When something does get fixed, it breaks again, i.e the heat stopped working in the -8° weather, tried to offer us heaters but didn't want to pay for the energy of it. Please do better
Experiencia negativa: Review Update: Maintenance team is great. FINALLY have hot water after 6 DAYS! Communication seems to be the issue is what I am inferring. It's been over 9 mos since Deerwoods took over the property mgmt. We have had problems continually with the shared boiler for our three unit residence for the last month and this time, after 4 days still don't have heat or hot water. No communication unless we chase someone down. My first review below was short sited as it was in the first couple months of the transfer from Cornerstone. We are now on day 6!!!!! What gives when since everyone who comes by says is an easy fix. Older: Graham got my garbage disposal replaced quick and easy after I submitted my repair ticket!
Experiencia negativa: WARNING READ BEFORE YOU RENT Okay where to start my girlfriend/wife now signed a lease with this company last year this was her first apartment I how ever had dealt with many apartments before some good and some sketchy. I helped her understand the lease and what she was getting into at first these Deerwoods people seemed “professional” but they quickly changed. My wife went through with it and dropped 900$ on the security deposit. Now comes move in day and the problems start we noticed that there wasn’t any hot water so I called the maintenance people only to be met by an automated system. About 35 mins of trying to talk to a actual person finally was able to get through I explained what happened with the hot water heater and how it’s not working they assured me that someone will be out within the hour.Nobody came so I ended up fixing it as I have experience in apartment maintenance. 4 days later and the maintenance people show up my wife was on the phone with me at the time and I explained what I did to the hot water tank and I noticed that the bathroom sink wasn’t working they told me they were aware of sink since before she moved in. Fast forward 2 weeks and they show back up ready to fix the sink but they ordered the wrong parts and instead went to Home Depot purchased a low quality sink and was surprised that the sink didn’t fit so they tore out the wall under the sink in the kitchen and under the bathroom sink but never patched it up for that whole year she was there. On the first move in day I had her take pictures of everything through that apartment. After about a month of her being there she started having health issues I noticed black mold growing in the bedroom and bathroom along with nicotine coming out of the walls. We called her property manager at the time witch was a joke in of itself because getting ahold of her was next to impossible after she finally returned our phone call a week later I explained that there was black mold growing and nicotine was coming out of the walls and her only solution was showing up and dropping of a 5 gal bucket of paint and telling her to just paint over it and should be good. I spent hours cleaning the walls and treating the black mold. Many more maintenance problems came up and was reported properly at the time but nothing was done I alone fixed all the problems. We spent hours cleaning and using touch up paint I even cleaned paint marks on the tub, shower, windows and even appliances we made that place 1000% better when she left. Now comes the fun part witch was her getting the security deposit back. 30 days past and I had her call in to make sure everything was on track for the security deposit coming back we spent 5 days trying to get ahold of anyone at Deerwoods. When we were able to finally speak to someone Amanda said she was the property manager and asked us again for the forward address and assured us that everything looked good and that the only charged was a carpet cleaning fee. Okay seems understandable she told us the check is being sent out and should see it in a week. A week went by and still no check so we called in again and long and behold spent days trying to get ahold of her again. When we finally got ahold of her she told us that the check hasn’t been cut yet and ask for the forward address again. Again was told the only charge was the carpet clean we finally get the check and the itemized list of everything that was charged she was charged for stove drip pans even though she wrapped them in tin foil since day one she charged her for touch up paint and cleaning I even have picture of before and after she left the apartment and speaking to the manger and explaining that she was charged for false items she laughed and hung the phone up. Witch is fine since we have video and photo evidence of everything we are seeking legal action now.

Families work hard to have a place they can call their own and now we just have to deal with so many dangerous people our kids can't even play outside and be kids. Management doesn't want to work with us and cops don't even care. If you want to live at a place that doesn't care about you or safety this the place.

My primary contact Amanda works hard to answer my inquiries in a timely manner. They should definitely be a firm you should chat with when considering a property management company.

I understand she has a job to do but she does it with empathy and in the guidelines of her client and company expectations. I know that I am not the only tenant she has to work with. We had been with our previous property manager for well over a year and continued to have multiple challenges. We even purchased a second property since then and handed everything over to her. High marks for Amanda and the Deerwoods team!!

Experiencia negativa: Slumlord company apparently. When they took over 1400 Moline street property nothing improved. Atlas ran the property before. Then when Deerwoods took over, they didn't care to tell tenants there rental insurance was no longer usable. They started pushing tenants into filthy and unsecure apartment buildings. With poor maintenance, filthy hallways and trash overflowing. Management throws all responsibility back at tenant. They are removing tenants who are late on paying rent. Bad idea with the current choice of renters. I guess they enjoy evicting tenants. Maintenance is poor. Had heat less than half of winter. I was told since I had a lot of complaints and I was unhappy that it was a part of why they refused to renewal my lease. Imagine that, if your late on rent and you have maintenance complaints. They refuse to fix my maintenance. Refuse to fix issues with my unit. Refuse to negotiate or care about their tenants. Deerwoods, has to be the worst company I've ever seen. Could it be bias? Could it be because in a white military veteran? Or could it be, that there are obviously horrible people who work there. Pretty sure it's illegal to remove you due to complaining about poor maintenance. Enjoy a filthy toilet that doesn't flush so it develops lots of mold and bacteria. Even bleach doesn't keep it away.

But there is lack of information on detailing about main things on properties I'm renting over at 2812 66TH PL #5 DENVER CO 80221 The place is nice neighbors are nice BUT! Hey the parking lot is very limited is muddy and when it rains or snow is melting you will have a big puddle taking away about 3 parking spots also this unit electric bill is about $400 a month we also find a mice and and we had to clean the unit our selfs I would haven't rented this place from them if known about all this
Experiencia negativa: Terrible company. I made maintenance requests for MONTHS and due to their negligence, I had to pack up and leave within 3 days because the unit was "uninhabitable". Wouldn't even give me my full rent back when it was their fault! DO NOT rent with them, they will screw you over and then act like they did you a favor. I wish I could rate them 0 stars. Amanda was my property manager and she was the most rude, unhelpful property manager I have ever had. Couldn't reach her or anyone without following up 7 times.
Experiencia negativa: Do not rent from Deerwoods! Amanda is probably the least helpful property manager I’ve ever had. A year of being a tenant, and I was only actually able to get ahold of her once. She dodges all phone calls and emails, even if it’s an emergency. Our ONLY washing machine per the entire building has been broken for 3 weeks, and no one has come to fix it. Multiple tenants have called and put in maintenance requests, but all attempts were ignored by Amanda. When I finally got in touch with her, she had an attitude, and lo and behold, it is STILL not fixed. I will not be renting from this company ever again.

He arrived with a smile and a sympathetic ear, he made notes on each of our issues, then addressed each one quickly and efficiently. When he was finished, he cleaned up and took out the trash. We requested to have a toilet valve replaced because it continued to run water even after being turned off, the plumber came in took 1100$ in shoes and my iPad (600$) ps5 (500$) Front Window is shattered by homeless on 17th and Sheridan Heater furnace doesn’t work for days at a time Water heater gets drained by next door unit Next door unit is constantly loud and having domestic violence, pounding on walls Window glue for blinds melted off in the summer, been using blankets on windows to have privacy for months No parking due to the horrible lot Car constantly gets scratched by neighbors Dishwasher never worked Handles for shower valve continue to grind off after being replaced. Needs a screw driver to start shower everyday for the past 2 months Sink is falling off the wall Garbage disposal hasn’t worked in 4 months

I’ve been with Deerwoods for about two years now, and I love the way they operate. They’re very helpful when wanting to move, they allow pets in most areas which is a big plus, and I really love how they will work with you in tough times

My mother just moved into her new apartment this week, we did have to put in a work order for her furnace today but they replied within a half hour and were there within three hours to fix the furnace. We've had a great experience with Deerwoods Management.

Adair went on multiple tours of different units to help us find the right one, and Maddison introduced us to deerwoods, and helped us in the leasing process.

Experiencia fantástica: I was helpless. I went with Rocky Mountain Dwellings and they left me discouraged. How were my triplets and I supposed to find affordable housing in this town? A gallon of milk is like $7.50 at some grocery stores. But then Camryn came along. I felt discouraged at first, but she kindly showed me options. She actually saved my life. If she doesn’t get a raise, there’s no justice in this world.

I was a little skeptical after seeing some negative reviews but I’m so glad I didn’t let that stop me. Camryn was the employee who helped me and she was amazing. Experiencia fantástica: I was in a rental where the previous management company had basically dropped the ball on everything. I was fully prepared to terminate the lease for cause and get out of there. Deerwoods took over with Amanda Shafer as our point person and suddenly, things significantly improved. Calls and emails were returned quickly, repairs were completed that had been previously waiting for months and Amanda was incredibly easy to work with in the process. I ended up moving out to be closer to my new job but would happily work with Amanda again if I needed to move to a new place. Definite five stars for Amanda and Deerwoods!
Experiencia negativa: I would not recommend renting from Deerwoods. As soon as I moved in I felt that I had been swindled and lied to. During the initial viewing of the apartment I ended up renting, I was told the appliances would be replaced due to damage, they were not. I was also told during the viewing that the apartment was in a safe neighborhood. It was not. Either I was intentionally misled about the safety of the area, or the person showing me the apartment did not have adequate knowledge of the area surrounding it. I never felt like my concerns were a priority and I was treated with a great deal of disrespect from multiple employees of this company. Many employees I interacted with directly either did not address my concerns or required numerous emails and phone calls to settle issues and/or simply get a response.
Experiencia negativa: I had a showing at 5944 s datura street scheduled for yesterday for 9a.m. Their automated reminder system even confirmed with me multiple times. I had two phone numbers I could call - the office's and the individual assigned to do the walkthrough. I waited almost an hour and a half trying to connect with someone, seeing if they were running late, even waiting passed 10 a.m. because I though, giving them the benefit of the doubt, maybe they thought it was 10 and not 9. I only reached voicemails, no one showed, and even had the opportunity to talk to some of the neighbors who said they aren't the greatest at actually managing the property. I do no recommend renting from a company that lacks this much professionalism. However, despite this, if SOMEONE wants to give me a call back to see if we can remedy this situation, that would be fantastic. Thanks.

Experiencia negativa: I should have known through the application process that the management staff was incompetent considering the number of times I had to follow up with them to get any movement on the application. Once I finally did get approved, I had to have a phone call with another staff member regarding the next steps. I get an email back saying "We've called you several times now. The first time you said we had the wrong number. The second time you hung up on us." Uhhhh...... sounds like you were calling the wrong number? Gave them the correct number (again) and still no calls and no movement on my application, just an attitude from their snot-nosed, '22 commencement, leasing associate who for some reason doesn't think that her job involves getting people to sign on the bottom line. No response after calling the office (again) and emailing someone else that I had originally had success talking to. If there is this much hand-wringing, and foot dragging to get someone to even sign, I hate to see how they treat their tenants once under contract. Avoid at all costs.
Experiencia negativa: Lol, these people are such scammers. I found (what I thought was) an amazing apartment in my price range, applied almost immediately, and was accepted for the place. Was told I had 48 hours to submit my deposit to hold the place, so I took time out of my work day to visit the office only to be told when I got there that the rate was "suddenly increased" by $200+ and that they would not honor any refund of applications made under the former, false listing price. Seems to me that this is a bait and switch in order to gain application money which I will be disputing. Be better.
Experiencia negativa: Had a horrid experience after 2 1/2 years of living here and paying for parking I got towed a week ago. I've been trying for five days to find my car. Once I finally got a response from Jayme Holland. the email stated that the car was abandoned and was parked in the middle of the lot but there is parking where I was parked. Now it 600 to get my car. If I would've got a quicker response it wouldn't be this high. I have kids and a job I can't be without my car. I can't post pics but I have all screenshots and car records. Be careful where you park.evwn if you pay.
Experiencia fantástica: My brother and I are in our first year with a deer woods property and our first time renting. Deer woods has the made the process very easy so far and we haven’t had any difficulties keeping rent paid or with issues in the apartment. The other day we had to file a maintenance request and they responded immediately and has a maintenance person come out 2 days later. They have been competent and very helpful with the process. There’s has been no fluff or issues with false advertising and deer woods has been very honest with us for the entire process. I’d highly recommend this company for first time renters.
Experiencia fantástica: Mariah has been from the beginning to the end so much help. Very wonderful. Please don't ever get rid of her. She is amazing at her job. Love my new home
Experiencia negativa: DO NOT RENT FROM THIS COMPANY!! Water pouring out from the bedroom baseboards every time it rains or when the snow melts, a gaping hole in my bathroom ceiling because my upstairs neighbors clogged the toilet with wipes and some maintenance guy showed up cut a hole in the bathroom ceiling unclogged the pipe then left it like that since last year! No consideration for tenants health. Myself, my two children, and my husband have had respiratory infections due to mold from water coming up through the floor! Then they ignore your calls say they will call you back and don’t! Update they will also tow your vehicle without notice if you report mold in your unit!
Experiencia positiva: We started by applying for a place in Arvada, the process was kind of long winded, but eventually we were ready to move in. Unfortunately; the location my roomie and I were looking at was not going to be available until 4 days after the date we needed to move house. However; we spoke with Mariah on the phone, and learned from her that we could alternatively find a different apartment complex (cheaper/nicer too) under the same management with a prepared unit. She told us we needed to find the new place that very day, but was very straightforward and honest about the process (which I greatly appreciated). Their were a couple maintenance issues at first, but they were fixed on the 3rd day of living here. I find that the communication between us and the management team was very clear, and that made the whole process a lot easier.
