Experiencia fantástica: So, I've used Furnished Finder, Avail, and Nomad. I started doing short-term, furnished rentals. The turnover was an absolute headache. I switched to Avail to do one-year leases. My first two tenants were not ideal, and I wound up having to take one to court. I was debating between selling my home and trying something new. My partner sent me a link to Nomad, and I was intrigued by the rent guarantee (because, apparently, I'm not good at picking tenants!). It was more than what I was paying (8% of rent vs. $9.00 a month for Avail), but it seemed like a good tradeoff since I was losing money with the tenants I chose anyway. I've only just signed my first lease with Nomad, but I can definitely say the process - making my listing, contacting potential tenants, doing showings, reviewing applications, collecting documents, creating the lease, and signing the lease - has been so much smoother!

Experiencia negativa: Crooks. Zero communication. Do NOT RENT from them. I had deleted my autopay immediately after paying my last month of rent to avoid them “accidentally” trying to take more money because I already didn’t trust them and then yesterday they took $2845 from the account for a house I am no longer living in and then tried to claim to the homes owner (who they eventually answered) that I deleted it yesterday!? Lies.
Kari, we understand how frustrating payment issues can be and take concerns like this very seriously.
After the payment processed, our team reviewed the account and worked to help resolve the situation as quickly as possible. We made multiple attempts to connect with you, including several emails offering support, voicemail outreach, and even offering to join a call with your bank to help trace and resolve the payment directly through the ACH system. We also provided transaction documentation to help verify the status of the payment.
Our goal in these situations is always to make sure funds are returned through the proper banking channels while avoiding scenarios where duplicate reversals could occur. We have continued trying to connect so we can walk through the details together and ensure everything is fully resolved.

Experiencia fantástica: I came across Nomad on facebook when I was thinking about renting out my property. I was a little hesitant at first but decided to give Nomad a try after having a conversation with Dan. The onboarding process was pretty easy. I was able to set the rent price I wanted to get each month and I paid a reimbursable photography fee. The photographer came out to my property and took very nice pictures and after I got them and reviewed them, I used those photos to finish setting up my home for listing it on the market. Within the next few hours, the listing was live and I was getting people inquiring about my home and asking to come tour it. Within the next 7 days, I found my tenant and they signed the lease and they will be moving into my home in April as my very first tenant ever. The process was very streamlined and easy for me. So far I have no complaints and only good things to say.

Experiencia positiva: Pros: easy application and easy tour scheduling Cons: they use multiple 3rd party sites depending on what service you’re looking at (e.g. profile, bill payment, or utilities); nothing has the same link; TOO MANY EMAILS - they absolutely flood your inbox unnecessarily; also they were requiring me to put in utilities paid for by the landlord and stated I could not move in until I did so. They also stated that internet was required to move in. I have not yet moved in, and will update the review accordingly should my experience with Nomad change. Edit: I have increased my review as customer service was great and Bri was quick to address my concerns. Our landlord had to submit a claim to the utility platform but that was resolved relatively quickly as well. Auto payment for rent was easy to set up and went through without issues.

First off the tour was fine, but wish they had being able to talk and tour with the property owner to answer our more specific questions about the apartment. Next, their platform is functional but, you need to sign up for utilities through them to get your keys and complete the process. Overall they’re doing their best and a useful platform to assist both the renter and landlord.

Their online portal allows you to get updated information on applications viewings as well as showings. They were able to help me build the lease agreement by asking a few questions. My tenant’s security deposit as well as the rent payment was processed through their system.They also offered a service where a professional photographer came out and took photos of my space. My place was rented in 16 days. I look forward to working with you in future properties. Oh, and I worked with Hayley she’s amazing!

Experiencia negativa: The listing and leasing process with Nomad has been extremely smooth. I had many doubts that it could be as effective as billed, but they were both efficient and very helpful via customer service communications whenever I had a question. I'll be curious to see how the property management phase goes, but so far, so good! 5/20/2025 Update: The company has tried to automate itself to a fault. The repair / work order process has caused major issues for my tenant, with an air conditioning repair that was originally submitted on April 1st still not being fixed almost two months later, due entirely to Nomad (and Latchel, Nomad's third part work order vendor) dropping the ball repeatedly on communication and scheduling. The first HVAC vendor they chose showed up and told my tenant "oh, we don't do work on condo properties," which is something that could have and should have been identified on the phone during initial scheduling. Subsequently, Nomad misscheduled and miscommunicated multiple times with the replacement vendor, resulting in my tenant taking time off from work to receive a vendor that never showed up. I asked Nomad to speak with me to resolve this issue, and they sent me a calendar invite for a customer support discussion that didn't include a video link or phone number for a call, and then didn't answer at all when I emailed again to ask where we should meet for the call they were hosting. I will not be renewing with Nomad once my tenant's lease is up. I have garnered zero value from working with Nomad, and my tenant continues to suffer by my choice to choose Nomad. 6/6/2025 Update: Nomad has earnestly tried to rectify the issue, at least in my individual case. I appreciate their sincerity in giving increased attention to my work order challenges 6/12/2025 Update: I am so fed up. Yet another issue has cropped up where Nomad/Latchel failed to pay the vendor (who coincidentally never actually fixed the issue) and is now asking me to step in and beg to not have late fees assessed because Latchel refuses to pay by any method other than direct deposit (rather than by a mailed check, credit card, or other method). Nomad was supposed to save me time and hassle as a landlord, but I have now spent dozens of extra hours trying to solve problems Nomad created. I will not be renewing. 12/9/2025 Update: Vincent Gennarelli was quite helpful in finally closing out my Latchel work order issue. It took more than half a year, but he was very professional and thoughtful. I am increasing my overall rating of Nomad to 2 stars based on getting to work with him.

Experiencia positiva: I never knew how easy listing my house for rent could be. The people at Nomad made the process seemless. Almost immediately after I completed my listing, had interested tenants. The screening process was quick and painless. I had my choice of qualified applicants within a day or two. I have to give a great shout out to Dan, who reached out to me and clearly explained the Nomad system and what I could expect during the process. When I had questions, he made himself available to follow up on my request and explained what I should do if I experienced any future issues. I have to also tip my hat to Patrick, who was my leasing specialist. He was extremely patient and empathetic throughout my onboard and leasing process. He was sensitive to my individual concerns and worked with me to make modifications that I needed and resolve the issues that I needed to get my new tenants into their new home. It's so good to be able to work with and interact with real people who can empathize with me on a personal level. I have done nothing but brag about Nomad to my friends and acquaintances. I'm looking forward to a long and positive relationship with the Nomad team.
Experiencia negativa: While Nomad may not be the prime suspect in the extremely poor experience I had, they do play a part. The owner of the property at 8700 Wooded Point Dr, Johnston IA is completely unreasonable and unethical. The home has mold/microbials and he plans on not remediating any of it prior to rerenting it. The new renters would then be responsible for allowing entry to the home for drying the floors for 3-4 days just because he doesn’t want anyone in the home without having residents. Ongoing repairs in the home were a complete nightmare and disruption to my work. Nomad does provide an amazing service for 2 hours of mediation between the owner and renter. That two hours was a waste of time because after all of the negotiations, the owner chose not to sign anyway. The house is filthy. The walls are extremely damaged. The carpet is very worn. The kitchen appliances shouldn’t be thought of as “clean” nor will they ever be clean. The dishwasher leaks. The owner says it’s perfectly fine (but has microbials/mold and bowing floors due to the ongoing damage). One bathroom has surface mold that I don’t even think he’s going to clean up properly. The adolescent lighting in two bedrooms is not allowed to be taken down for some reason. I would avoid this property at all costs! Nomad is receiving this low score due to their ongoing relationship with the owner, whereas, they should be worried about their reputation in this relationship!

I stand by my experience and documentation. To clarify the relationship since Nomad claims to be “just a software platform”: -All leasing documentation and onboarding communications came directly from Nomad. -Nomad handled the application process, lease issuance, rent processing, and tenant portal access. -After move-in, KM Property Management handled property-related communication. (For accuracy: KM is not listed on my lease documents.) My review reflects my firsthand experience with the leasing and move-in process, the condition of the property at hand-off, and subsequent communication challenges. Rather than acknowledging or addressing the documented issues I raised, Nomad responded with a legal threat demanding the removal of my honest review. That response speaks for itself. *EDIT: BEWARE OF FLOODING OF FAKE 5 STAR REVIEWS. After posting this initial review, suddenly a flood of 5 star reviews came in. Look at the timelines of reviews to see how many people have had issues with Nomad. Just a couple months ago the ratings were less than a 3 start then suddenly it changed. SHADY. Absolutely horrific experience with Nomad as a management company. You can’t reach anyone and after leaving voice messages it takes days to respond. We just got keys to our house today and we asked if the house would be clean before entering and they stated yes. It was absolutely not clean and moldy carpets in garage for a $5680 a month rental. They told us “not our problem” so we are spending close to $1000 to clean entire house plus $200 to clean carpets inside that were unsanitary. Also additional $300 to remove moldy unsanitary carpet pads, and another $1000 to paint over patches and holes left in every room of the house Also the home was filled with furniture and piled up stuff in the garage that we are supposed to leave in the house while we live there.

And now that I've found a tenant I'm comfortable knowing I have Nomad helping me manage my property and making me more legitimate and professional. This is a property management company that makes me feel as though its not just my money they're after. Kalene held my hand through every step of the way getting my property listed and made sure everything was as effortless as could be as a landlord looking for a tenant. I can't recommend Nomad as a property manager enough. I've worked with THE WORST property managers and now, thanks to Nomad, I can say I'm currently working with the best!

I did not feel like he practiced active listening, follow ups were delayed, and at times the guidance I received was not accurate. Overall my experience has been good. I do recommend doing the Guaranteed Rent process if you want a quicker turnaround. I also recommend planning to do majority of communication through text instead of calls. If you prefer calls, express that in the beginning.
Experiencia fantástica: So far so good! We tried to sell our house this year, but when that didn't work out, we decided we had to rent. As first time landlords, we were nervous and not sure where to start. We wanted to have more contact with tenants but were unfamiliar with how to draft a lease, get our rental property out to websites, etc. We reached out to a property manager who recommended Nomad. They noted that with Nomad, landlords have a lot of say in how things are handled and Nomad offers a lot of support for the more difficult things in the rental process, but charges far less than most property management companies. Our initial conversation was with an investment property advisor (Terrence Hawthorne) and he was great - he explained the process and answered all of our initial questions. After we listed our property, we were in contact with a leasing coordinator (Zach W) who helped us with all of the next steps after listing including updating us on applicants, advice on how to proceed after applicants are approved, and answering any questions we had on building the lease. He was super helpful and responsive and followed up with us to ensure we got the property rented quickly. So far, we are very happy with the platform, which is easy to navigate, and have a tenant placed. Would definitely recommend Nomad if you prefer a more hands-on approach as a landlord but still need some guidance on the logistics!

We’ve called multiple times. I’m pregnant and have a one year old and it’s absolutely unfair that we have to stay in this heat while PAYING a full months rent when AC was guaranteed.
